Bhartiya Urban is developing in Bangalore a 125 acre integrated township; a first of its kind in India - truly integrated urban life spaces of 20 mn sq ft, covering commercial, residential, retail and hospitality, and with a school and a hospital. Master planned by Perkins Eastman of New York and reviewed by Cox Architects and Planners of Sydney, the City has a richly layered grain, comprising a series of clustered communities with public parks and wide streets that fuse seamlessly with an efficient transport and road network extending to and across the site. A self-contained city, there will be stadia, sport facilities, a concert hall, health facilities, souks, as well as malls and big-box retail, entertainment and other amenities serving the community. The project incorporates an iconic tower – the tallest mixed-use tower in Bangalore – which will establish a distinctive symbol for this new urban destination on the Bangalore skyline.

Bhartiya Urban Infrastructure & Land Development Co, a wholly-owned subsidiary of Bhartiya International Ltd, has sketched a master plan to develop a mega urban city within the peripherals of Bangalore. The Rs 15,000 crore mixed-use development project — Bhartiya City — would come up over 100 acres near Bangalore International Airport Ltd (BIAL) incorporating 2 crore square feet of residential, commercial and entertainment projects. This project, ‘a city within city’, which is also envisaged as Bangalore’s premium business destination will be fully operational by 2022, a top company official, told Property Pulse.

“Our belief is that good lifestyle spaces or good living conditions should not be the domain of few ultra rich only. Rather than making exclusive, we would like to make our development inclusive. Keeping it as our catchword, we are entering the business of real estate development. We are making the final blueprint for our first sustainable mega development project in Bangalore. It’s really going to be a dream land wherein you can live, work, shop, and entertain,” Snehdeep Aggarwal, chairman, Bhartiya International, said in an interview.

A city within the city, as Agarwal puts it, would have a whopping 2 crore square feet of real estate development. The city would offer housing and office facilities besides entertainment options, retail outlets, commercial establishments, banks/financial institutions, malls, hospitals, schools and colleges, restaurants, star hotels, stadiums, and the like. “When completed, it would be one of India’s largest business districts.”

It is also developing a unique concept for housing. “We are developing lifestyle products and we believe housing as lifestyle also. We are planning around 7,000 homes across different categories. We will be tying up with international architect firms to offer quality lifespace. Our estimation is that the first phase of the housing project will be launched in the market by 2010-end,” he said.

When asked about proposed investments, Aggarwal added: “I cannot specify the overall investment. However, it may exceed over Rs 15,000 crore when completed.” On company’s fund-raising plans, Aggarwal detailed, “Funding does not seem to be a problem for good, bankable projects. IL&FL has already invested Rs 150 crore in the project. We are in advance talks with few construction finance companies for raising capital. The project would also be supported by internal accruals. Since it’s a large scale project, the company can even think of launching an IPO — may be in the long run. So capital is not a big issue. We are open to partnership with any strategic investors and developers. However, we will set up the development guidelines and control it.”

Interestingly, the company is developing this project on its own land parcel in Bangalore. “In Bangalore, the development area is now shifting to city suburbs. Even the new airport has been settled outside the Bangalore city. Local government is developing a new peripheral Ring Road in Bangalore to connect business destinations like Electronic City, Whitefield, etc. We have got an opportunity to develop this project in that peripheral itself. The first development would be set up in our own land parcel located here.” The company is planning to officially launch the project by the end of 2010. It plans to develop the project in three phases and the first phase is likely to be completed by 2015.

According to Aggarwal, his company has arranged professional workshop to understand the need of the hour. “It took three years for us to make this idea into a reality. There is certain learning and understanding of urban development which had evolved globally. We will tweak it as per our requirement. We have brought real estate experts and architects from across the globe to work on this innovative concept. In addition, local urban planners and infrastructure companies joined our workshop to lend their expertise in the development field. Now, the overall plan has come out in the best way and we will go ahead.”

When quizzed about the existing market demand for such projects, Aggarwal said, “We believe that there is enough demand for quality projects. We don’t follow any research and we don’t believe in the gap between demand and supply. We believe in the gap between the kind of demand and the kind of supply. If we make the right product there will be the demand for sure. Hence we are concentrating on developing the right product.”

Perkins Eastman’s new plan for the Bhartiya urban mixed-use area incorporates a rigorous program including office, residential, and commercial space. Bhartiya Urban, a realty joint venture between Bhartiya Group and Infrastructure Leasing and Financial Services (IL&FS), will invest about Rs 10,000 crore in the next ten years to develop a township in Bangalore.

Bhartiya Group is primarily engaged in manufacturing and exports of leather apparel through a listed entity Bhartiya International. The group had forayed into realty business in 2006 and this township is its first project.

“We are developing an integrated township ‘Bhartiya City’ in North Bangalore. Spread over 125 acre, it has been planned as an inclusive urban city in north Bangalore within municipal limits,” Bhartiya Group Chairman Snehdeep Aggarwal told.

The township project would be developed in eight phases and involves a total built-up area of 17 million sq ft, which includes 7 million sq ft of housing and 3 million sq ft of an IT SEZ.

Aggarwal said the company would develop 3 million sq ft in the first phase at a cost of Rs 1,600 crore. It has tied up loan of Rs 550 crore from banks.

Asked about the total investment in the project, he said it would be around Rs 10,000 crore over the next 10-12 years.

Aggarwal noted that it would be an inclusive project as apartments would be offered to customers in a price range of Rs 10-60 lakh.

“We will start delivering the flats in 30 months from now. Infrastructure development has already started,” he said.

IL&FS holds 26 per cent in Bhartiya Urban while Bhartiya Group promoters has 44 per cent stake in it, Aggarwal said, adding that the remaining 30 per cent is held by Bhartiya International.

Snehdeep Aggarwal, MD, Bhartiya International Ltd, in an interview with CNBC-TV18’s Udayan Mukherjee and Mitali Mukherjee, says their 20 million square feet integrated town project in Bangalore, will see revenues flowing in by CY11-end.

Since it is a phased development, the first phase, currently under implementation, will see 3 million square feet being developed. “The whole phase of five years is about Rs 1,500 crore worth of revenue,” he adds.

Likely To Pay $75M For 26% In Bangalore-Based Co

Bangalore: Baring Private Equity Partners India (BPEP) along with some of its international investors is likely to invest about $75 million,or approximately Rs 350 crore,in the Bangalore-based Century Real Estate.
Baring's individual commitment to the deal is around $53 million,while overseas investors who are backing the fund may bring in a little over $20 million in additional investment.Industry sources say that Baring has just initiated the diligence process.As the realty firm is still working out the commercial terms,sources say the deal could be closed in February.When contacted,the managing director of the company Ravindra Pai did not confirm or deny the development.
The Baring-led investors may pick up around 26% stake in the holding company,which is one of the largest land aggregators with an estimated 3,000 acres of land bank in south India.The investment may be deployed as seed capital to develop multiple townships around Bangalore.E&Y and KPMG are assisting with the due diligence.E&Y,alongwith 130R Capital,is also advisor to the deal.Century Real Estate is majority owned by real estate e n t re p re n e u r Dayanand Pai and his family.The Manipal Education and Medical Group (MEMG) promoters also have minority investments at SPV (special purpose vehicle) levels.BPEP,which manages assets wor0th about $1 billion,issued a term-sheet for a possible investment two months ago,sources added.An alternative possibility of the PE fund investing into a SPV holding a clutch of assets is also being considered.A Baring India official refused to comment,when contacted.Last year,Century embarked on raising $120-150 million and has held talks with PE investors including DE Shaw,Apollo Management,Morgan Stanley and Baring.
US-based Fortress Capital is an investor in the company,and a part of the $150 million investment was aimed at repaying some of the Fortress investment made through convertible instruments.BPEP,spearheaded by Indian private equity veteran Rahul Bhasin,roped in Varun Batra who headed Citigroup's real estate investments in India to cut opportunistic deals in this comeback sector.
Century has 14 projects spread across 1.2 million sft under various stages of development.The realty company raised Rs 400 crore in debt some six months back to fund its projects.The firm is planning to develop an additional 1.7 million sft in the next financial year.It is investing Rs 250 crore in a 68-acre integrated township close to the Bengaluru International Airport.The company has also entered into a management contract with hospitality major Four Seasons to set up a luxury hotel in Bangalore.The project,which broke ground last week,is expected to be completed by 2013.It will also house 100 branded residences,high-end retail stores and commercial complexes.

^^ Perhaps a sleek hospital could add a high rise. It would make this a 360 degree community - plus I would like to see modern hospitals farther and farther from the cities - the rural folks nearby would also be able to get access to modern medicine. Projects like these are the only way such hospitals would even bother to setup facilities far from the city!!

Speculators,who do bulk booking of flats and make easy money with quick property deals when prices soar a common money game in the realty sector may find this housing project too pricey to handle.With a view to curb speculative buying,an alltime high transfer fee of Rs 750 per square feet is being levied by Karle Infra Projects for its premium segment apartments coming up in Hebbal.
Karle Town Centre,a self-contained township with three sky-scraper residential towers scaling up to 34 floors each,is spread over 80 acres.The project has three and four bedroom apartments starting with a 2,300 square feet area with the basic opening price of Rs 4,500 per square foot and an additional Rs 50 per square foot for every higher floor.The bookings were opened three months ago.
While the project is aimed at a niche class,the developers are cautious about middlemen and speculators entering the scene.We do not want to entertain or encourage any speculators in this project.Hence,by keeping a high transfer fee of Rs 750 per square foot,we hope to keep speculators at bay.Perhaps this is the highest transfer fee ever charged in Bangalore, a company executive said.
This means,while the basic cost of a 2,300 square feet apartment will be around Rs 1.03 crore,the transfer fee will be Rs 17.25 lakh.
According to Balakrishna Hegde,builder and former president of the Bangalore unit of Credai (Confederation of Real Estate Developers Association of India),the transfer fee is set between two and four per cent of the property value,depending on the brand of the builder.This is fixed by the individual builder and the government has no say in it.The transfer fee is normally levied to curb speculators, Hegde said.

WHATS TRANSFER FEE

Its an amount charged by the builder when the person who booked the property or flat when the project was announced sells it to another person before completion of the registration process.This fee is charged by the builder who takes care of the transfer of documents and other legal processes.The amount is normally fixed between Rs 50 and Rs 200 per square foot,depending on the builder.

What’s transfer fee

It’s an amount charged by the builder when the person who booked the property or flat when the project was announced sells it to another person before completion of the registration process. This fee is charged by the builder who takes care of the transfer of documents and other legal processes. The amount is normally fixed between Rs 50 and Rs 200 per square foot, depending on the builder.

The rate is 10 - 15 apartments per month now.

During the first couple of months of launch it was 30 - 40 per month

Row Houses are a pain to sell though..

A ‘township revolution’ is sweeping south of the Vindhyas, albeit slowly. Chennai, Hyderabad and Bangalore are going the “self-contained” way, with a slew of townships that offer wider choices, making their presence felt.

This, of course, is not a new phenomenon across the rest of the country. Ever since unplanned urbanisation became a mess that needed to be cleared, governments, civic bodies and city planners have been voicing the need to develop alternate cities and locations that would pave the way for planned living. A few satellite cities and townships have sprung up cities in the north as well as the west, but peers the south, so far, has been laggards.

Projects such as Maraimalai Nagar near Chennai, heralded as the future, were buried under government apathy. Suburban and peripheral areas of cities in the south continued to march to the tune of unplanned growth. What is new about south Indian cities is that the initiative for townships has come from the private sector. The projects may not be on a massive scale as proposed by state governments earlier. But the concept of self-contained townships is definitely catching up.

Om Ahuja, residential services CEO of Jones Lang Lasalle India, said the time for township revolution has certainly come. “Th*ere is a huge demand for alternate ho*using solutions. Of course, there are high costs associated with township development. This is why the National Urban Housing and Habitat Policy 2005 encourages financial institutions to forge JVs to augment supply of fun*ds for ho*using and related infrastructure. Mo*reover, to*w*nships attract foreign direct investment and make overall economic sense.” But the infrastructure question still lingers even as builders are busy planning mini and mega cities.

Kalpana Murthy, associate director (south India) for residential services at Cushman & Wak*efield, agrees that the suburban markets in the past suffered from a lack of infrastr*ucture, but believes that the situation is different this time round. According to her, the end user segment primarily drives the demand for such developments. “The need to stay close to work has pushed many to look for options in suburban and peripheral locations.” She also points out with townships becoming increasingly self sustainable, people are confident of relocating in the hope of benefiting from affordable housing options.

To an extent, the recent success of these townships has surprised a section of the industry. Says Sanjay Chugh, founder of Skylines, a property advisory, “Traditionally, south India has been driven by the concept of independent houses or smaller apartment buildings. However, with growing urbanisation and soaring land costs, the concept of independent dwellings has taken a back seat. Of late, people are showing greater interest towards townships that are self-contained and promote ‘walk to work’ concept, which also offers better infrastructure.” The townships down south are not as classy and massive as Magarpatta near Pune. “Magarpatta remains unparalleled when it comes to developing a complete integrated township. We have not seen many like that in India,” says Anuj Puri, chairman and country head of Jones Lang Lasalle India. But, according to Anurag Mathur, managing director, Cushman & Wakefield India, it is not easy “to develop townships like Magarpatta,” given the extent of land required and the large-scale planning that go with such projects.

Rising to the challenge

Builders are certainly up and about with their projects that promise a mini-city away from the city. According to S Ram Reddy, general secretary of Confederation of Real Estates Developers Association of India (Hyderabad), the township trend has begun to spread its tentacles with several developers already having projects in various phases of construction. Townships, according to him, reduce the pressure on the civic bodies to provide social infrastructure and aid in reducing traffic congestion. His company, SMR Group is also planning an integrated township en route Bandlaguda, which is closer to the Hyderabad International Airport and also to Gachibowli, the IT hub. He also cites the examples of developers such as Janapriya Engineers Syndicate, Ramky and NCC who have announced their mega plans for mini cities.

M Narsaih, chairman and managing director of Hyderabad-based Shanta Sriram Constructions, says his company is now planning a township near Ramakrishnapur*am, northeast of Hyderabad, with an estimated investment of approximately Rs 500 crore. “It will be a self-contained project with the required social infrastructure like schools, hospitals, retail outlets, entertainment and office space. An integrated self-contained township should have utility infrastructure like drinking water, connecting roads, power and sewage treatment, social infrastructure like schools and healthcare and also commercial infrastructure like retail, commercial space for banks and insurance, besides entertainment facilities.”

Hurdles to cross

But there are some who believe there is a big gap between the cup and the lip. “Today, most of the large-scale development happens in periphery of an existing large metro or town, where civic infrastructure like water supply, drainage and sewerage or social infrastructure such as retail, educational and health care facilities are minimal or virtually non-existent,” points out Sajid Sathak, managing director, Inno Advisory (India), that is establishing the Inno GeoCity, also near Oragadam.

It may seem a handicap, but he is also aware that such a situation offers developers the possibility to plan infrastructure from scratch in a cost-efficient and organised manner. “Integration of these facilities becomes much easier than in an already populated neighbourhood. This cannot be cost-effectively achieved by smaller stand alone projects,” says Sathak.

Inspired by a printed circuit board and Mandala symbolism, Skill City, a new satellite city outside Bangalore, is the vision of Bollywood movie legend Sanjay Khan. LHPA’s Master Plan and design for this 49 million sq ft sustainable Special Economic Zone (SEZ) encompasses a new technology campus, a 70-storey office tower, golf course, residential community and a 5 million sq ft grass-roofed mall for shopping, exhibition and entertainment. The office tower takes the form of intertwined ficus and banyan trees that are symbols of good luck in Hindu culture. The campus includes its own electricity generating plant and will provide all necessary power locally.

With a population of over 6 million, Bangalore is the third most populous city in India. It is the centre of India’s booming information technology industry. Sanjay Khan, the developer of Skill City, is a native of Bangalore. He is well known as an actor, director and producer of Bollywood films and television. Mr. Khan invited Lee Harris Pomeroy to design a new city on a 700-acre site between Bangalore and Chikkaballapura. A major component of the complex is an entertainment and commercial complex. It features an outdoor amphitheater on the edge of an artificial lake. An oversized movie screen is mounted on an island in the lake. There are also five indoor theaters and a retail shopping mall.

The profile of the technology buildings resembles that of a printed circuit board. They are located at the entrance to the city and are clustered around the twisting high-rise office tower. The golf course separates the commercial /office / entertainment facilities from the residential buildings at the eastern end of the city. They include single family as well as high rise apartment towers and are located in proximity to schools, parkland, a community centre and a medical center.

REES is currently completing design for a 1,500,000 square foot mixed-use project in Bangalore, India

Designed in partnership with prominent local firm Japcon, the Hebbal Commercial Development will be located on a small site off the main road leading to the Bangalore International Airport.
