MANILA, Philippines - Real estate developer Ortigas & Co. is spending P25 billion over a 15-year period to transform a 10-hectare property at the southern end of the Ortigas business district into a high-end, modern residential, retail and office complex to be called Capital Commons.

In a briefing yesterday, Joey Santos, general manager of the real estate division of Ortigas & Co., said the master-planned mixed-use community, envisioned to become the next address of choice in the Ortigas/Pasig area, will have over 280,000 square meters of residential units, some 35,000 sqm. of prime retail space and 20,000 sqm of office space for knowledge process outsourcing firms.

Santos said the retail component will comprise a high-end shopping mall that will open its doors to the public in 2013. Estimated to cost around P2 billion, the mall, dubbed Estancia, will have Store Specialists as its anchor store. The supermarket, on the other hand, will be anchored by Unimart while the entertainment component, comprising the cinemas, will be handled by the same group operating Promenade in Greenhills.

ORTIGAS & Co. is set to turn the former site of the Rizal Provincial Capitol into a mixed-use complex, starting with the development of a high-end shopping mall.

Joselito Santos, general manager of the real estate division of Ortigas, said the company will spend close to P25 billion to construct office, retail, residential spaces as well as cinemas, a hotel and park within the 10-hectare Capitol Commons over a period of 15 years.
Capitol Commons will have 35,000 square meters of prime retail space, 20,000 square meters of office space for knowledge process outsourcing firms and over 280,000 square meters of residential units. Over 50 percent of the land area will be allocated for open spaces.

Royalton to rise in Capitol Commons

THE tower will be called Royalton and will be the latest addition to Ortigas & Company’s condominium projects.

Royalton will be the first of five premier towers in the area to be launched by Ortigas & Company in the next five years.

Joselito Santos, Ortigas & Company’s general manager for real estate division, said that Royalton will be a "low-high-end type" condominium.

"We have Circulo Verde for the mid-market. We have the Viridian in Greenhills, which is a high-end development. Royalton will be positioned in between," Santos said.

Royalton will be composed of 400 units which will be a mix of studio, one-bedroom, and two-bedroom units.

Santos said the price of the units will range from P3 million to P10 million with floor areas of 30 square meters to 100 sq m.

"We will be offering the first brand new upscale modern residential condominium in Ortigas," Santos said.

"We are looking at people who now live in the villages who may want to move out of their high-rise houses. We are also looking at the children of the villagers who want to live alone. To buy a house in a subdivision, you need P75 million, a condo will cost them around P10 million. So it’s a way for them to live in this area again affordably," he added.

Royalton is located at the southern end of the Ortigas business district.

Target launch date for Royalton is May next year and target completion is in 2016, Santos said.

Santos said that Ortigas & Company is planning to launch a new building every year until all the five towers are introduced.

Over 280,000 square meters of space at Capitol Commons is allocated for residential development.

With over 80 years of experience in property development, Ortigas & Company is the developer behind premier villages like the Greenhills Subdivisions, Greenmeadows, and Valle Verde.

WOOOW ! Finally , an iconic building in MM. I love the new facade, may similarity siya sa One High Street sa BGC ,but Royalton is much better because of its height and the triangular top.

Royalton at 65 floors plus the triangular top might be taller than the 64 floor One Shangri-la . IMO,this is much better than any of the buildings currently underconstruction in the country.

This is probably the project to watch out for in Ortigas Center after the One Shangrila Twin towers.

For sure, its height will be similar so my good guess is it'll be around 220-230meters.:cheers:

Walang pwesto para s a kagaya mong walang alam na nanghuhula at nagmamagaling lang. Only few privileged people here have fixed IP addresses using more expensive ISP accounts, the commoners use whatever is given to them (and is being changed regularly) with dynamic IP addresses via the ISP's DHCP server so banning a certain IP address may only work for a few hours, or maybe days, then a different IP for that same person will have to be identified for banning again, and the process would go on every time the person's IP address change. Too bad for us who wants him and all his permutations eliminated.

MANILA, Philippines–The SM Group is getting “nearer” to its bid to acquire a controlling stake in the property holding firm of the Ortigas family, one of the biggest landlords in the metropolis.

“Everything is ready. The financing is ready. We’re just waiting for final instruction,” Henry Sy Jr., vice chair of SM Investments Corp., said on Monday.

Sy, who is in charge of many of the group’s property projects including residential developer SM Development Corp. and leisure estate arm Highlands Prime Inc. (HPI), was asked about the progress of the talks with the Ortigas group at the sidelines of the annual stockholders meeting of HPI.

“It’s getting nearer and nearer,” Sy told reporters.

The SM group confirmed last February ongoing talks to acquire a controlling stake in Ortigas Holdings Inc. The old holding company Ortigas & Co. Ltd. was converted from a limited partnership into a corporate entity, a restructuring that paves the way for the entry of a new investor, a stock
debut or both.

Aside from the 16-hectare Greenhills shopping complex, Sy noted that the Ortigas group had a lot of “nice” properties such as the Tiendesitas complex in Libis. Sy added, however, that he could not give any timetable on the closing of the transaction. A prospective transaction was earlier estimated at around $1 billion.

Asked whether the prospective takeover of Greenhills would gnaw at the market share of nearby Megamall – one of SM Prime Holdings Inc.’s most profitable malls – Sy said “the market is getting bigger and bigger.” With the growing population of Metro Manila and the increasing pool of business process outsourcing workers, Sy said the consumer market was continuing to grow.

An analyst has described SM’s prospective purchase of the Ortigases’ holding firm as a “game-changer” move that may propel SM Land or SM Development Corp. to the size of Ayala Land Inc. as this allows SM to secure large landbank in a major central business district.

SM group patriarch Henry Sy Sr. himself, who built a fortune out of retailing and shopping mall development and who now also owns the largest banking group in the country, has aggressively pursued this prospective transaction in the last few years, industry sources said.

Ortigas & Co. Limited Partnership director Rafael Ortigas confirmed last week in an interview that both parties were still in talks.

“We are talking but we have not concluded anything yet,” Ortigas said.

Sy said negotiations between the two parties are “getting nearer and nearer” and talks are getting more frequent.

The Ortigas group has vast properties in Mandaluyong, San Juan and Quezon City. Its properties include some of the country’s best residential, business and commercial developments.

These include the landmark Greenhills Shopping Center, the financial district of Ortigas Center, value regional shopping destination Tiendesitas in the mixed-use prime location of Frontera Verde, residential areas Valle Verde subdivisions, Greenmeadows, Greenhills subdivisions, Luntala, Circulo Verde and Viridian in Greenhills.

SM Investments, on the other hand, is one of the country’s largest conglomerates with investments in banking, real estate, shopping mall development and mining.

SM Investments chief finance officer Jose Sio earlier confirmed the Sy group eyed a majority interest in OCLP.

Both groups, however, did not disclose the size of the transaction.

Ortigas is set to build the Circulo Verde Bridge -- which will have a minimum capacity of 840 vehicles -- to connect the 12-hectare development’s perimeter road near Calle Industria to Amang Rodriguez Ave., Joselito F. Santos, Ortigas real estate division general manager said in a briefing yesterday.

The 137-meter suspension bridge is expected to slash traffic volume in those areas by as much as 60%, he added.

The mall component is named ESTANCIA with PARAGON as a compliment. I hope someone can post the mall plan itself. It's really going to be high end with outdoor shopping. That massive on going construction is the mall which is targeted to open by next year.

There has been a stalemate for months after the Ortigas family split, with one faction siding with Ayala and the other with SM.

SM Investments chief finance officer Jose Sio said their bid for Ortigas is still alive.

"Our offer is still there... We are willing to sit down. Our offer is still effective," Sio told reporters.

Last August, Ayala Land Inc's board of directors approved a strategic alliance with the group led by Ignacio R. Ortigas. The deal will pave the way for Ayala's entry into OCLP Holdings, the parent company of Ortigas & Co. Ltd.

Prior to the deal with Ayala Land, the SM Group had offered to buy Hong Kong Shanghai Banking Corp.'s (HSBC) 34% stake in the property firm for P11 billion.

In August, Ayala Land entered the picture and announced their board has given the go-signal to proceed with a strategic partnership with another side of the Ortigas family, who appears to be having internal conflicts.

The Ortigases, who own the popular Greenhills shopping mall in San Juan City, the Tiendesitas complex in Pasig City, and other sites in Mandaluyong and Quezon City, have yet to announce who among the two suitors clinched the deal.

The real estate business in the Philippines has been booming, both on the residential and commercial sides, largely fueled by the business process outsourcing (BPO) sector and remittances sent home by overseas Filipinos.

The Ayalas, the Sys and other property developers have become more aggressive in buying lands for mixed-use development projects. The Ayalas' P24-billion bid in the privatization auction of Food Terminal Inc. in Taguig City added over 70-hectares in their portfolio.

The Sys and other property developers have been raising billions of pesos from the capital markets to add to the groups war chest.

^^ I hate to say it... But I agree. Circulo Verde's promise and even Greenhills remains to be a promise... Even with the sound site redevelopment plan for Greenhills, Viridian still has available units despite the sheer number of investors buying elsewhere... The Ortigas brand has lost its place in the property market for being nowhere in sight even when Megaworld or SMDC finally joined in on the action...

What they need is funding to pay for talented people and firms who can turn things around for them, this if they will not sell to ALI or SM... perhaps they should push through with IPO?

yea true. but some can be very discerning though. we have some relatives, who despite distance, still prefers to do grocery in that bgc supermarket kahit na nakatira sila somewhere near rob galleria. haha. funny how people's preferences vary, even funnier on how they justify it. but its their choice and if they are happy about it then let them be. pero ako kahit 24/7 convenient store pa yan, kung noodles lang naman ang bibilhin ko eh dun na ako sa nearest.

#2) PRICE = EXPENSIVE for it's location; Php125k/sqm preselling price.

#3) MY ADVISE:

I suggest you buy a condo in better locations ("Inside" CBD like Ortigas, Ayala, Bonifacio Global City).

I thought the article from last year or two said that condo prices here ranged from 3-mil to 10-mil? If it's 125k/sqm...that's around 3.7-mil. So no one was able to take advantage of the 3-mil price? Was the price hike due to it being next to a "shopping center" or is it just simple demand?

Apart from Capitol Commons, some potential areas for development in Ortigas:

Payanig sa Pasig (metrowalk/home depot area) - 18.5 hectares (currently disputed by PCGG and Chavit's Blemp Commercial)
MMDA impounding yard - 1.8 hectares (GSIS owned- up for bidding for interested developers soon)
Former megatent - 2 hectares (Ayala owned)

the faultline is somewhere near c5 and lanuza...so it is not directly sitting on it... like occ, unionbank, and the marco polo buildings... i think has quite ample distance from the faultline...philvolc rule saya a good distance is around 5 meter only...but some articles i read its 20 meters... what should be considered here is where does this high rise building will sit... it should be on a bedrock to ensure stability and then the right colums that this will have... IMHO
