Huhu ^^ But the lion awaits the fleeing shophouses on the other side of the river ! ^^

Hmm...is the roof going to stay that way??

I hope not... But I'm afraid so :-(
I think I've seen some lightning already on another day... Capital tower style... But only one color. Maybe some testing ?

Pengui

They did not put the panelling recently. The trick is that there's only the north side with glass panelling on the crown. No clue why they've done it like this.

Here is a shot from today. Something strange is being done on the river-facing side:
http://membres.lycos.fr/pengui/tour/050111_one_george_street03.jpg

Maybe someone told them the cladding was ugly and they're removing it ? Huhu ^^

Ok, my game of today was: let's try to make the good out of this awful thing.
As I said already, the side facing Chinatown looks quite OK. I even think it adds to the skyline quite well ! Too bad that there is this skeleton crown :-(

http://membres.lycos.fr/pengui/tour/050111_one_george_street01.jpg

The holes don't look too clumsy from this angle. Not as good as NTUC building but not bad.

http://membres.lycos.fr/pengui/tour/050111_one_george_street02.jpg

And finally... the good angle of the ugly mouth of One George Street !
Tubescrapers ! ^^

What is happening is the filling-up of the voids left by the crane ties and Alimak. First the left-out glass is installed then the sunscreen will be fitted.

Underground is always more expensive and more time consuming plus the technical aspect. I agree that it doesnt look good with carpark at the podium.
.
Further more why the stupid looking crown at the top, should have build taller, why only 23 floors ! so sad...

RafflesCity
May 22nd, 2005, 06:24 AM

actually the crown makes this much taller than a 23-storey building...my only wish is that they would have lighted up the crown at night

in this case, the carpark is concealed in the facade so its not so ugly.

RafflesCity

someone posted some height figures here several pages back.

Thanks RC !

Wow that's quite a tall building, about the height of a 30-35 storey good quality office tower! Its a pity they build it so short, wonder is it due to the plot ratio. Lets see what will happen to the piece of land opposite hong lim park, its huge.

RafflesCity
June 14th, 2005, 08:34 AM
I think the height might have been deliberate...

if you stand at the Singapore River and look, the buildings gets gradually shorter from

UOB -> OCBC -> SingTel Tower -> George St

but it still adds more to the skyline compared with the former Pidemco Centre

Interesting facts about this strange tower:

"A state-of-the-art facade system which allows optimiun daylight penentration while reducing glare and heat transmission

Extensive use of landscaping and skygardens to reduce ambient air temperature.

The building is also structually designed to allow future extension floors. This eliminates the need to demolish and rebuild in the future."

It looks like it could be between 20-30 years old.

Apollo Centre up for sale for over $200m

4 Sep 07

Price tag amounts to $1,345 psf of net lettable area

http://www.businesstimes.com.sg/mnt/media/image/launched/2007-09-04/BT_IMAGES_UMAPOLLO4.jpg

APOLLO Centre, a commercial building in Havelock Road, is for sale for more than $200 million, the property firm marketing it said yesterday.

The 99-year leasehold property is being sold by Singapore-listed Apollo Enterprises.

And since the sale was announced, there have been many enquiries from potential investors, said marketing agent Knight Frank.

'Given the lack of similar investment buildings in the market and the many interests expressed, a transaction price in excess of $200 million is not unexpected,' it said.

At $200 million, the price would work out to $1,345 per square foot (psf) of net lettable area.

By comparison, almost a whole floor of nearby Chinatown Point was sold recently for about $1,250 psf of net lettable area.

The Apollo Centre, a seven-storey office and retail building, has a land area of about 54,600 sq ft, and a gross floor area of around 217,500 sq ft. At present, the net lettable area is 148,700 sq ft.

There are shops in the basement and on the first and second storeys and offices on the upper floors.

Because of the limited supply of office space in the central business district, Apollo Enterprises has obtained in-principle approval to change the use of the building's second storey from retail to office.

If the whole floor is converted to office space and targeted at a single occupier, the lettable floor area could increase by about 11,000 sq ft, Knight Frank said.

It said rents in the area range from $7.50-$8.00 psf per month (psf pm) for office space and $8.00-$8.50 psf pm for retail space.

The tender for the Apollo Centre is open until 3pm on Oct 16.
