Dubai-based property developers Moafaq Al Gaddah (MAG) Group PDD has awarded the main contract to build its MAG 214 Tower to Transemirates Contracting, a Dubai-based construction company.
"This is one of our contracts as far as the construction of freehold properties is concerned," Mohammad Nimer, director of the group, told Gulf News yesterday.
The building will be part of the Jumeirah Lake Towers complex, developed by Nakheel, a Dubai-based property developer.
Seventy-eight towers are being built at the complex in Dubai.
The Group did not disclose the value of the contract, but the project is expected to cost more than Dh200 million.
MAG Group has lined up seven new projects, including residential buildings, commercial towers and logistics facilities.
In March, it started offering units of MAG 218 Tower, a 66-floor freehold residential building at Dubai Marina. The tower is valued at more than Dh350 million.
Dar Al Handasah, who designed the project, has been appointed the designer and supervisor to oversee the smooth construction of the project.
Asteco has been appointed the sales and marketing agent of the project, while Amlak will support buyers with mortgage finance.
"We are also closely working with Dar Al Handasah on MAG 218 Tower. Currently, they are finalising the detailed design, which will go on tendering in August. It could be an open tender," Nimer said.
"Construction will take about two and a half years to complete," he added.
MAG Group is also rolling out two towers at the Dubai International Financial Centre, MAG 224 tower near Khan lake in Sharjah, an office building in Naif-Mussallah area in downtown Dubai, MAG 222 in The Palm, Jebel Ali, and MAG 220 in Dubailand's City of Arabia.
The two towers at the Dubai International Financial Centre will be worth more than Dh400 million.
"The overall value of our development would be in excess of Dh1.5 billion," Nimer said.

Dubai based Asteco has won the contract to manage the MAG 214, a 40 storey freehold residential tower at Jumeirah Lake Towers which is due for completion in October. As part of its one year contract, Asteco will provide a range of services, including the management of all common areas of the property and it will help to establish a co-owners' committee. The property contains 306 apartments and one penthouse.

GoDubai! May 19th, 2007, 12:47 PM The finishing touches do make this tower look a bit nicer. I don't so much care for the facade or design, but it isn't all bad. It is in very similar form to a rather prestigious tower being built in Damascus, the home of the founder of the company. I'm not sure, but I believe that may be an Emaar project. In that project the central tower is quite attractive, somewhat Islamic in design and works just right. The MAG 214 seems sort of a copy of that, but does not quite work in this very different setting, with its eclectic mix of buildings. Still, it is nice to see that the finished project looks a bit better than the renders.

samindxb October 30th, 2007, 05:17 PM You're right Imre, the inside is 99% completed for a few months now. Last time I visited the tower, they were working on the Lobby, and the retails areas, but only a couple of workers was on site.
Al Waleed Paradise (R1) and particularly Al Saqran tower (R3) are far from completion. Could it affect the DEWA connection of MAG 214?

Maha January 17th, 2008, 08:07 AM They withdrew their application for completion certificate about a month ago. Up to now it seems like they will not be able to finish before mid February, if they are lucky (mostly trouble with DEWA, but they have other works too). I'd say March 2008 seems reasonable.

As we told by the MAGPD the handover of the flats will be done by the end of March to early April.
Even one of my friend received handover letter for 9 Apr. We are also expecting to receive soon.
I believe it has come to an end.

Progressive developers assist owners associations to bring greater confidence and transparency to Dubai property market, says Asteco
In moves to bring even greater confidence and transparency to the Dubai property market, progressive development companies are aiding the formation of owners associations to manage their buildings ahead of a widely anticipated new law.
“While Dubai awaits the regulations which support the jointly-owned property law, we have been working for several years with a number of high profile clients well ahead of implementation,” said Nicole Betts, Senior Manager, Asteco Association Management.
“We have been helping companies establish informal owner associations, set up service charge and budgeting models, set community rules as well as facility management and service provider selection procedures based on best international practices,” she added.
Asteco, the largest property services company in the United Arab Emirates, has been actively advising developers on the concept of jointly owned property and common area management since 2004.
Jointly owned residential properties include high rise apartments or low rise villa communities. Common areas that are jointly owned may include shared recreational facilities including gyms and swimming pools as well as common area services such as maintenance, landscaping, security, pest control and cleaning.
“Under current law legal responsibility is with the developer but some companies are actively encouraging owners to take control for themselves – albeit at this stage this has to be done under the developer’s name,” Betts said.
“A good example is the MAG Group which is dedicated to transparency,” she added. “We have worked with them from conception of their MAG 214 Jumeirah Lakes Towers project through to delivering onsite management services to an informal owners association. Our team works closely with the owners’ management board to assist them to preserve, maintain and enhance the tower.”
Mohammed Nimer, CEO of MAG Group Property Development, added: “We have always operated in an environment of transparency so it was natural for us to introduce best practice in property management to enable owners to truly run their own buildings.”
Asteco has also been working with another developer for the V3 Tower, also at Jumeirah Lakes, where handover to owners commenced recently. “Our role is to administer day-to-day operations and assist in the formation of an informal owners association and a management board,” Betts added.
“Both of these are examples of transparent and comprehensive best practices, providing all-inclusive fee structures which enable easy budgeting for both owners associations and developers. They provide a level of confidence that enables people to feel more comfortable about buying in Dubai – a win-win for both owners and developers in today’s lacklustre market.”
The Asteco Property Management Association Management Services team became an independent division of the company in 2007 and has quickly grown with the emergence of the sector in the Dubai property industry.
Of Asteco’s property management business - consisting of about 3,500 buildings - about 10% by value is now handled by the Association Management Services team, Betts said.
“The division has become increasingly active in providing consultancy services to developers to assist them to prepare to become compliant when regulations are enacted,” she added. “We are also encouraging more developers to begin the process now in order to make their properties appealing to potential buyers.”

Died or, Iranian nationality, and her baby after falling from the window of their apartment in a building "MAG214" Towers Jumeirah Lakes, Dubai this morning, according to Director General of Inquiries and Criminal Investigations, General Khalil Ibrahim Al Mansouri, who pointed out that the child fell first, and committed suicide his mother, then under shock, knowing that the father is outside the State.
Mansouri said that "the incident occurred at around seven in the morning, when I got the mother to deliver her eldest daughter (15 years) to the school bus, and while in the street was surprised by her son, a small (5 years) overlooking from the window of the apartment which is located on the eighth floor, I shouted it to deter him, and tried to guard the building as well, but the child fell from the window, "the guard and attempts to capture him failed.
He added that the mother did not bear the shock, ran hysterically to the apartment and she was crying hard by the novel neighbors and witnesses, pointing out that no one expected her reaction, and were surprised by the women stand in the window what has happened to everyone in a state of astonishment, and threw herself behind her, which led to her death in the scene.
