Nagar will cause large scale disturbance to the traffic and will prove disastrous to the city, representatives of Citizens for a Better Public Transport in Hyderabad (CBPTH) alleged here on Thursday. “The Memorandum of Understanding (MoU) reached between Hyderabad Metro Rail (HMR) and Ministry of Road Transport & Highways on October 18 stipulates that HMR has to build flyovers in 11 busy junctions along with the metro rail viaduct in this corridor. With metro rail already occupying a major portion of the road, where is the place to build new flyovers?” convener of CBPTH, C. Ramachandraiah, said at a press conference. “Constructing the flyovers will necessitate large scale acquisition of land by HMR and will also cause inconvenience to the road users,” he alleged. About 677 private properties will be acquired in the process and HMR is doing a disservice by not making the MoU public, he charged. Mr. Ramachandraiah also questioned the rationale of investing Rs. 14,000 crore in metro rail project where as an efficient public transportation could be made available with much less investment. “The MMTS Phase II will cost only a fraction of what metro rail costs, but till now it did not get a green signal and APSRTC is also suffering because of neglect. If both these modes of transport are strengthened the problem of public transport system will not be there,” he said. When there are other modes of cheaper transport systems available why should government put all its resources in the costliest option, metro rail, he questioned. “The concept of elevated metro rail is not favoured by any other country as it causes a lot inconvenience to the public, but our government is going on full throttle in our city. The reason given by the authorities that building under ground metro rail corridor will cost two to three times more is not correct,” he said. HMR should come out with the facts and engage in a public debate to allay the fears of the citizens, he demanded. The Chief Minister who is also Chairman of HMDA today chaired the 4th meeting of the Authority at Secretariat. Municipal Administration Minister Mr. M Maheedhar Reddy, Mayor, GHMC, Mr. Mohd. Majid Hussain, Principal Secretary, MA&UD, Mr Sam Bob, Commissioner, HMDA, Rajesh Tiwari, MD, APIIC, B R Meena, Principal Secretary, R&B, S P Singh, MD, APSRTC, Prasada Rao, Commissioner, GHMC, M T Krishna Babu, Project Director, Outer Ring Road, Manicka Raj and other officials attended the meeting. The Chief Minister today approved the Project of new Inter-City Bus Terminal at Miyapur on PPP mode. This will have the facilities for 500 truck parkings, 2 lakh sq.ft warehousing, 10,000 MTs of cold storage provision, automobile service centres, dormotories, restaurants fuel stations, commercial and office space, electronic weigh bridge and primary health centre etc. The meeting also approved the construction of logistic park at Managalapally on Nagarjunasagar Highway (about just 500 meters from ORR Bonguluru junction) in 22 acres of land. This will also have the facilities like 250 truck parkings, one lakh sq.ft warehousing facilites, cold storage facilities for 5000 MTs, automobile service centres, dormitories, restaurants, fuel stations, commercial and office spaces etc. The Chief Minister directed the officials to further speed the work on the Outer Ring Road and also work at Dindigul-Shamirpet stretch of the project. The meeting also approved for further extension for suggestions and objections on the Draft Metropolitan Plan-2031 up to 21st February. The Draft Plan would also be translated in Urdu. Those condemned to commute on this corridor invariably curse their fate for such are the conditions of traffic at Kukatpally. Vehicles speed dangerously and screech to halt in jams erratically. Heavy vehicles dangerously mix with two-wheelers and bad road conditions add to the woes coupled with bad parking practises. Having witnessed unprecedented growth in traffic, the Kukatpally corridor right till Miyapur on the Mumbai Highway is a witness to chaos on the main thoroughfare through out the day. Clearly the development of the area did not actually match planning of any sorts making it highly accident prone for vehicle drivers. The Comprehensive Transportation Study (CTS) which put Kukatpally under microscope for coming up with an Immediate Action Plan for improvement of traffic conditions here has come up with a series of remedial measures. FIELD SURVEYS The field surveys carried out by LEA Associates South Asia for the CTS included a thorough documentation of vehicles and pedestrian count per hour and also road conditions and usage. Under the immediate action plan, the report has called for redesigning the NH-9 in such a way that it has service roads on either side and bus ways from Nizampet Junction till the BJP office, a bit beyond Kukatpally bus stop. It recommended a design that looks at ensuring smooth entry and exits of the traffic and have minimum interruption for the long distance traffic on the highway. The plan also calls for all buses originating and terminating at KPHB diverted to the JNTU road and finding the access to the highway through the junction there. Recording the high pedestrian movement across the NH-9, the CTS report has recommended pedestrian subways at JNTU junction, Usha Mullapudi junction and Kukatpally village point. Photo: M.Subhash After considerable escalation of project cost and continuing to provide extremely testing times for the traffic, the work on the Road over Bridge (RoB) near Hitec City MMTS Station on Madhapur spinal road has at last, entered the final phase. Work on the project, which aims to provide smooth connectivity between Kukatpally side with Madhapur, Kondapur and also towards Jubilee Hills, has been delayed much beyond the schedule while motorists continue to struggle every day. Small ducts below the railway tracks near MMTS Station have been the only connectivity for road traffic but the same started to choke badly once the spinal road shaped up and traffic volumes grew considerably. As a solution, the RoB was taken up by the Hyderabad Metropolitan Development Authority (HMDA) with an initial cost of around Rs.24.38 crore. Various factors including necessary design approvals from the South Central Railways (SCR) for part of the project that flies over the railway tracks, has delayed the RoB and meanwhile, the total project cost got revised from Rs.24.38 crore to Rs.48 crore. And now, it is expected to go up by another Rs.5-6 crore. Yet, what should bring some cheers to the harassed motorists who invariably struggle to find a way out here now, is the fact that the work on foundations in the railway portion has started recently. Necessary clearances were obtained for the foundation work in the railways area and by the time these get executed, approval for the superstructure is expected. Stretching 910 m in length, the RoB has designed as 21.5 m wide and comes equipped with four-lane divided carriageway. Of this, nearly 120 m span goes over the railway tracks. For, there is an equally flourishing land mafia calling the shots, thanks to the patronage it enjoys from political leaders in the area. Thanks to rampant building violations, Nizampet has been turned into a 'large village' dotted with thousands of cluttered flats and apartment blocks. Nizampet, hardly 25 km from the state assembly, is the epitome of a concrete jungle with haphazard growth. Ninety per cent of the apartments do not have the minimum setback and are dangerously perched against one another. The building irregularities began when the former panchayat, the term of which ended in August last, was operational with Kolanu Sweta Reddy as sarpanch. "Sarpanch's husband Srinivas Reddy was running the affairs of the panchayat. He ganged up with a minister and allowed all the building irregularities," alleged Ranga Reddy district Congress committee president Kuna Prasad Goud. Time was when Nizampet was touted to be one of the fastest growing suburbs, close to the IT corridor of Hyderabad because of affordability of land, pollution-free environment and metro rail project. But that was five years ago. Thanks to shoddy planning, lack of civic amenities (drinking water is a major crisis here) and poor infrastructure, Nizampet is rotting. The undue delay in the metro rail project has thrown Nizampet off the rails from its euphoric days a couple of years back. Market analysts say that uncertainty in the much-talked about Maytas Hills project is one of the main reasons for the slow pace of growth. This project was to push Nizampet ahead as a major real estate hub in the city but it didn't fructify. Fifty families reside in the project area. "I wish this project gets completed and Nizampet races ahead again," one of the residents said. Nizampet, which was a village in Ranga Reddy district, is home to over 70,000 people now with around thousand apartments dotting its landscape. And there are at least a hundred unfinished construction ventures though work on them had begun three years ago. "Many buyers are going back once they are briefed about the building violations," builder Garikapati Ramakrishna told TOI. The building regularization scheme was implemented for 90 per cent of the structures which indicates the massive irregularities, R Krishna Kumar of Srinivas flat owners association said. Presently, one square ft is quoted between Rs 1,800 and Rs 2,150. "Price of a single flat in a gated community ranges between Rs 60 lakh and Rs 1 crore, while ordinary flats cost between Rs 30-45 lakh," a builder said. With land prices in the neighbouring areas like Hi-Tec City, Madhapur and Kukatpally (1 sft costs Rs 4,000 in Hi-Tec City and Madhapur and Rs 3,000 in Kukatpally) going up all the time, Nizampet is fast losing out the race, analysts say. Traffic is a major problem in the area. "It takes nearly 20 minutes to reach our home in the colony from the Nizampet main road during rush hour. The roads badly need to be repaired," Chaganti Pavan Kumar rued. The situation in neighbouring Pragati Nagar, Bachupalli, Bollaram and Adityanagar areas is far better, residents claim. The new routes are as follows: route No. 222 V (Lingampally – VBIT) and buses would be operated from Lingampally to VBIT Park via Allwyn crossroads, Cyber Towers, Raheja circle and ESCI. Addressing a gathering at the Miyapur metro rail depot on Friday, he pointed out that top cities in the developed world had an efficient public transport system. “It is very difficult to live in cities without it,” he said. Initially, he did root for the Bus Rapid Transit System (BRTS) but realised that too much of road widening was not possible. “We need to inculcate the culture of utilising public transport,” he said. Mr. Narayan said the Hyderabad Metro Rail project was being taken up under the public, private partnership mode with less of a government burden. But he wanted it to be integrated with MMTS and RTC with a single transport authority for seamless travel through a single ticket. Admitting that there were quite a few private properties being acquired for the project, he called for adequate compensation for those losing properties and livelihoods. Kiran Kumar Reddy, the much awaited projects of Inter City Bus Terminus (ICBT) at Miyapur and Logistic Park at Batasingaram and Mangalapally, continue to wait further for a final nod from the government. The projects to be taken up by the Hyderabad Metropolitan Development Authority (HMDA) were approved at the 4 meeting of the HMDA chaired by Mr. Reddy on January 16. These proposals were meant to provide a way out to the traffic woes piling up in the city. Under public-private partnership mode, the ICBT is to come up as a one lakh sft massive facility and capable of providing parking space for 1,000 buses along with 20 bus bays for city buses, fuel stations, dormitories for drivers, budget hotels, police outpost, medical and emergency facilities. One Logistic Park has been proposed at Batasingaram on Vijayawada highway in an area of 40 acres with several features that include parking space for 500 trucks along with 2 lakh sft of warehouse facility, 10,000 metric tonnes of cold storage provision, restaurants, fuel stations and health centre. The Logistic Park was planned at Mangalapally on Nagarjunasagar Highway near ORR Bangalore junction on 22 acre site with parking provision for 250 trucks and 1 lakh sft warehouse space among others. “Once the projects are whetted by the relevant wings and clearance given, the work can start in June,” an official said. Courtesy: The Hindu. dineshpkm April 29th, 2012, 11:05 AM HYDERABAD: In a novel way of creating one’s own recreational space, residents of Engineer’s Enclave, a colony surrounding the Bachukunta Lake in Chandanagar have teamed up with city-based people’s forum Save Our Urban Lakes (SOUL) and GHMC to clean the lake, landscape its banks and protect it from further encroachment. “Earlier, the lake was a haven for encroachment and we were legally and technically inept at handling the lake conservation issue. But two months ago, we aligned with SOUL and the corporation. Since then, all colony residents have taken an active interest in the development of the lake,” said Phani, a resident of the colony. One of the main supporters of the initiative, Phani has been actively encouraging residents to involve themselves in the initiative. He said that a lack of emotional bond with the lake had led them to remain mute spectators all along, until now that is. “We were sceptical at first about the initiative. But now looking at the progress being made, we want our lake to be developed fully. But it was only in February this year that residents finally approached us with similar interest,” said YPR Krishna, convenor of SOUL. The project in its first stage sought to manually clear the lake off its large water hyacinth presence. For this, the GHMC’s entomology team was roped in. “The corporation provided the manual labour and expertise on how to manage the hyacinth growth”, explained Krishna. In the second stage which just got completed a couple of days ago, the GHMC provided mechanised� tools and machines to further eat into the hyacinth growth. The depth of the lake was also increased by means of simple dredging and the debris lying at the bottom was cleared off. “Before the monsoons start, we want to finish the third stage which will involve clearing the bund. From June on, we are going to start the landscaping works and set up a park/garden etc around the lake for recreation of the residents”, added Krishna. Incidentally, a couple of IT companies in the city have come forward to finance the entire landscaping and development project on a 50:50 ratio. The project consists of three corridors covering a total distance of 71.16 kilometres to be implemented in four phases. Corridor-I will extend from Nagole to Shilparamam (27.51 km - 23 stations), corridor-II from Miyapur to L.B. Nagar spread over 28.87 km with 27 stations, while corridor-II will be from JBS to Falaknuma stretch over 14.78 km with 23 stations. V. B. Gadgil, CE & MD, L&T Metro Rail, said the first phase includes the stretch from Nagole to Mettuguda and from Miyapur to Ameerpet. "Work will simultaneously go on in the other phases as well. We will finalise vendors for rolling stock, telecom, signalling systems by June," he said. Four firms have bid for supplying the rolling stock including the Canadian aircraft and railway coach maker Bombardier, a consortium led by Hyundai and BEML and a Chinese and Spanish company, the executive said. For the Rs 16,336 crore of project, the company has so far invested Rs 3,400 crore as equity. The viability gap funding for the project provided by the government is Rs 1,458 crore and the banks have lent the company Rs 11, 478 crore as term loans for the project. Hyderabad Metro Rail project is being implemented with the Andhra Pradesh government on public private partnership mode under the design, build, finance, operate and transfer (DBFOT) format. The concession agreement was signed by with the AP government in September 2010. The 71.16-km elevated metro rail along three corridors is planned to be carried out in six stages. Currently, works are underway on the Nagole-Mettuguda (8km) stretch or stage-1 in corridor-3 and the Miyapur-SR Nagar stretch (11km) or stage 2 in corridor-1. Speaking to City express, HMR managing director NVS Reddy said, “the internal target set ahead of monsoon is the completion of 60 pier foundations in stage 1 in corridor-3. All efforts are being made to avoid inconvenience to the public at places where we are working during the rains.” According to officials, HMR has identified valley points in the different corridors. Valley points mean low lying areas which could result in water stagnation. “We have identified 49 valley points in the Miyapur-SR Nagar stretch and 149 valley points in the entire corridor-1 (Miyapur-LB Nagar). No activity would be carried out in valley points in both the stages during the monsoon. Instead, works will proceed as usual at the ‘Ridges’ (high lying areas where free flow of water is possible),” said a senior official with HMR. Further, he said, the HMR had ensured that all the storm water drains at the places of work are functional besides replacing open drains with equivalent RCC pipe drains. The Hyderabad Metro Rail, through its recent traffic management program, has identified bottlenecks and junctions on its routes. “All the junctions have been identified and for avoiding inconvenience to the public, Lee Associates, a consultancy group, has been hired for improving traffic amenities and measures. In case of bottlenecks, already alternative roads and detouring has been arranged at various places besides creating separate free-lefts,” said the official adding that “all these aspects would be ensured before any barricading starts in the middle of the road”. The lenders’ consortium headed by SBI will also start disbursing loans. The Andhra Pradesh Government and the Concessionaire L&T Metro Rail Hyderabad Ltd (L&TMRHL) have agreed on the date which is crucial in the construction of the project. Though financial closure for the project was achieved in March 2011, L&T could not start the project works due to delay in handing over 104 acres of depot land at Miyapur and certain other land parcels. On the assurance given by the Government, L&T started construction activity from May this year but the appointed date could not be declared as Government had to fulfil certain conditions. Now with the handing over of 244 acres, which is 91 per cent of the required 269 acres, both Government and L&T have declared the appointed date. The Managing Director of Hyderabad Metro, Mr N.V.S. Reddy, and L&T Metro Managing director, Mr V.B. Gadgil, exchanged letters of declaration in the presence of the State Chief Secretary and Chairperson, Ms Minnie Mathew, and the Urban Development Principal Secretary, Mr B. Sam Bob. The decrease in the rental has been to the tune of around 4 per cent to 7 per cent, compared to previous quarter, in locations such as Banjara Hills, Jubilee Hills, Ameerpet and A.S.Rao Nagar. According to the latest report of Cushman & Wakefield, the retail real estate market in major cities recorded a deferment of more than 30 per cent of retail mall space against the projected supply for the first half of the year. Here in the city, the report pointed out that the retailers of domestic brands were showing interest to spread their operations in new and emerging residential micro markets such as Chandanagar and Madinaguda. This was due to the availability of adequate supply and that too at reasonable rentals. In most of the prominent high streets such as Banjara Hills, Jubilee Hills, Ameerpet and A.S.Rao Nagar, the fall in rental has been attributed to what the report suggested as significant amount of new construction becoming available. And with fresh mall space supply expected only early next year and existing malls having a vacancy of less than 2 per cent, mall rentals were expected to see a spike as leases in some of these malls come up for renewal in the next few months. Jaideep Wahi, Director, Retail Services, Cushman & Wakefield say that given the current uncertain economic conditions, the retail markets were showing a largely stable scenario. “Whilst high streets still remain in favour with retailers, depending on local market dynamics, demand for malls spaces is stable with retailers emphasizing on the ‘quality’ of the spaces being offered,” he says. The overall report of major cities document Bangalore as witnessing the highest mall supply of 1.50 million sft in H2 2012 with NCR recording highest mall supply deferment of over 80 per cent. According to Cushman & Wakefield, the fresh mall supply for H1 2012 stood at 2.27 million sft and approximately 1 million sft of expected mall supply was deferred to second half of the year or next year. The overall vacancy rate for major cities as of H1 2012 stood at 19.6n per cent marginally higher than the previous quarter. The rental values across most mall destinations within these cities remained largely stable, except for certain micro markets in Bangalore, NCR, Kolkata and Mumbai where mall rentals have seen a growth over the previous quarter in the range of 2 per cent to 13 per cent. The upset price for the plot in the earlier auction was Rs. 23 crore per acre, but it had no takers. Thirty-six of the plots spread out in different locations such as Asifnagar, Miyapur, Nallagandla, Gopanpally, Ramachandrapuram and Miyapur were successfully sold reflecting a positive trend in the real estate scenario. The other high total bid amount for the lone plot at Asifnagar was Rs. 5.88 crore, while one of the nine plots that went for auction at Miyapur was sold for Rs. 6.89 crore. One plot at Nallangandla went for Rs. 2.31 crore and another fetched a price of Rs. 1.92 crore. The unsold plots in this round of auction included three at Nallagandla and one each at Miyapur, Ramachandrapuram and Tellapur. The latest auction could get the cash strapped HMDA around Rs. 125 crore. With the successful bidders announced, the process of making payments would soon start with the HMDA announcing that the sale proceeds would be exclusively spent on various projects taken up by it. According to the Hyderabad Metropolitan Development Authority (HMDA), which proposed these projects, final rounds of meeting are being held with the successful bidders and legal scrutinises carried out. “The concluding agreements are to be signed and rest of the ground is prepared for the work to start on the projects,” an official said. The ICBT is to come up on a 55 acre site located on Miyapur-Kompally Intermediate Ring Road and developed over one lakh square feet. When ready, it will act as one-stop integrated facility for passengers heading for different destinations and bus operators. 200 bus bays The terminal envisaged on international standards would be equipped with 200 bus bays and platforms for outstation buses apart from earmarking parking space for 1,000 buses. For the city services, it will have 20 bus bays. Extensive paraphernalia required for such terminals including fuel stations, dormitories for drivers, security presence in the form of police outposts, medical and emergency facilities along with budget hotels are to be incorporated. Similarly, to address the increasing freight requirements of the city, the HMDA had decided to come up with two logistic parks, one at Batasingaram on Vijayawada Highway and another at Mangalapally near ORR junction on Nagarjunasagar Highway. The Batasingaram logistic park has been envisaged on 40 acres with space for parking 500 trucks and facilities such as two lakh sft for warehouse and also provision for 10,000 metric tonnes of cold storage apart from added infrastructure such as restaurants, fuel stations and healthcare. The freight facility at Mangalapally will come up at a 22 acre site spread over one lakh sft with parking for 250 trucks and similar ancillary facilities. In response to tenders called for by the HMDA for public private partnership (PPP) mode development of logistic parks, Mumbai-based Credence Logistics and for the one at Mangalapally, city-based Ancon Design Group were the highest bidders. At frequent intervals pungent odour, suspected to be dangerous mercaptan emissions from nearby industrial estates, is making lives miserable sending residents scurrying for cover behind closed doors. It sweeps through the colonies, suffocating the residents -- leaving behind a trail of headache, nausea and worries. A deeply worried senior citizen, M. Panduranga Rao, says, “The odour is unbearable and chokes us. We rush indoors and shut ourselves”. People living in the areas of Madinaguda, Miyapur, Nizampet, Pragathinagar, Bachupally and surroundings say that the ‘strong and intolerable’ odour lasts for an hour or more in some instances. “Every few days, the smell comes either in morning or evening and at times, is accompanied by a haze,” says T. Pritam, an entrepreneur. Hyderabad is not new to complaints of such foul odour and suspicions of mercaptan emissions from industries. Following an outcry over the menace and its possible health impacts, the A.P. Pollution Control Board (APPCB) in 2004 launched extensive inspection of all the industrial estates. It claimed to have narrowed down the source to Khazipally in Medak district and imposed restrictions on some units. After a lull, the problem seems to have resurfaced at Miyapur. Sharmishta Roy, a software professional, puts the menace in nutshell, “we are unable to breathe freely here”. The increasing complaints of respiratory problem among children in apartments here, she fears is due to the impact of the odour. “Every third or fourth child here including my son has breathing issues,” says Arun, another IT professional, adding “I am worried about the long term effects of the odour on them”. The elderly are the next group to be hit hard and a senior citizen, P. Lakshmikanth laments, “We are unable to bear the odour any more”. From Maytas Colony on one side of Miyapur to My Home Jewel apartments on another, residents facing the pollution onslaught talk of their vain efforts at chasing the APPCB for succour. “We personally met the senior officials and poured out our woes. But nothing happened so far. We are waiting for some action and results,” says Mr. Rao. The PCB’s task force collected some samples but nothing has been heard from them afterwards. The APPCB Member Secretary, M. Ravi Chandra, says that complaints were received from the residents and the area was being monitored. “Our special task force personnel keep a watch and collect samples for analysis. While the piers work has begun at three sections at Nagole-Mettuguda, Miyapur-JNTU and soon at L.B. Nagar pertaining to Line One (L.B. Nagar – Miyapur) and Line Three (Nagole-Raidurg), work on Line Two (Jubilee Bus Station – Falaknuma) has been restricted to soil testing only. It is not just because of land acquisition issues on the Sultan Bazar-Badechowdi stretch as the government should also decide whether the metro line will pass through the originally envisaged route or make an alignment change as suggested by the Majlis-E-Ittehadul Muslimeen (MIM). Top metro rail officials have been stating that the file was with the Chief Minister for a decision on an alignment change. The original route was to take the elevated metro line towards Darulshifa after crossing the Mahatma Gandhi Bus Station (MGBS), Imliban. From there the elevated line will pass through Purani Haveli, Moghalpura and Shah Ali Banda before reaching Falaknuma. The MIM represented that the line could be changed on crossing MGBS. It could be built opposite the Salar Jung Museum, Maternity Hospital, High Court, City College and alongside Musi River, Nehru Zoological Park, Idgah, Aliabad reservoir, Kalapather police station and Shamsher Gunj before reaching Falaknuma. The party said that the changed route would avoid four mosques, four dargahs, two Ashur Khanas and two temples even if the metro rail authorities have been asserting that “no heritage or religious structure” was an obstruction for any of the three routes. “A few structures are in the way only because of the need to do road widening to ensure smooth traffic flow during construction. But, we can avoid major land acquisition if there is an alignment change,” officials say. Such a change also entails extension of Line Two by three km from 14.78 km to 17.78 km and a cost escalation by Rs.500 crore. The ICBT is to come up on a 55 acre site located on Miyapur-Kompally Intermediate Ring Road and developed over one lakh square feet. When ready, it will act as one-stop integrated facility for passengers heading for different destinations and bus operators. 200 bus bays The terminal envisaged on international standards would be equipped with 200 bus bays and platforms for outstation buses apart from earmarking parking space for 1,000 buses. For the city services, it will have 20 bus bays. Then P Naresh, a resident of L B Nagar found a Russell's viper in his house on Thursday evening said, "Our house was built around four years ago along with many other buildings which were coming up at that time. Before that there was around 30 to 40 acres of open land here with lots of trees and bushes." Members of Friends of Snakes Society (FOS), which rescues and rehabilitates snakes found across the city, said that in the past three years the number of rescues in the above mentioned areas has gone up by at least 50%. With its many open areas engulfed by the expanding concrete jungle, Gachibowli seems to be on the top this list currently. Officials from the body said that while around three years ago there were no calls for snake rescues from the area, now they receive at least one or two such calls daily. Avinash Visvanathan, general secretary of FOS said, "Last year there were around 1,000 rescues in total, this time it is already more than 1,400 and we have been receiving at least five calls per day on average. Sightings in areas like Gachibowli, Kondapur and even Jubilee Hills and Banjara Hills have increased by more than 20%. We also receive around three calls in a week from Banjara Hills now." He added that apart from the common non-venomous types like rat snakes, there is an increase in sightings of venomous snakes like spectacled cobra, common krait and Russell's viper, adding that while last year they rescued around 40 vipers, this year the figure is close to 100. Experts from the real estate field said that till the year 2007, the locations where most of the big residential constructions have come up were covered with rocks and bushes adding that more than 50% of the existing buildings in these areas have come up only in the past few years. Farida Tampal, state director of World Wide Fund for Nature (WWF) said, "It is only natural for snakes to look for new places to take shelter in as all the naturally occurring homes for reptiles like rocks and crevices in the peripheries of the city have been cleared out. Authorities are planning to operate 25 buses on different routes, including Secunderabad- RGIA via L.B.Nagar, Secunderbad-RGIA via Secunderabad, S.R. Nagar- RGIA via Mehdipatnam and Kukatpally-RGIA via Outer Ring Road. Commuters can board and alight these buses at designated bus stops on all the four routes. Buses would be operated from 3 a.m. onwards till midnight and fares range between Rs.100 to Rs.200. Though these buses are exclusively operated to airport, general commuters too can travel. Passengers would have to pay for the distance travelled on a particular route. For instance, if a passenger boards a bus from Keyes High School to L.B.Nagar, he would be charged for that distance and not the entire route fare, explains RTC Greater Hyderabad zone Executive Director A. Koteswara Rao. On the advantages of operating these buses, Mr. Rao says that unlike Aero Express buses, in which only airport passengers were permitted to travel, these buses would accommodate all passengers, irrespective of the bus stop they alight. “This would help us in generating more revenue. Further, the maximum fare is Rs.200 per head against Rs. 230 charged in Aero Express buses,” says Mr.Rao. The HMDA plans to develop another hub both for commercial and residential spaces in about 100 acres (40 hectares) in Khanamet, adjoining vacant land of Hi-Tec City on the public private partnership (PPP) basis by roping in private parties for development. The land is located between Hi-Tec City MMTS station and the proposed metro rail station near Shilparamam. The identified area is considered to be the most potential area as it is located on the spinal road connecting the National Highway 9 (Mumbai Highway) on the JNTU-Kukatpally-Hi-Tec City stretch. The road is also less than 10 kms from the Outer Ring Road junction in Gachibowli. With real estate picking up, the HMDA, which has been looking at various options for generating revenue, has taken up the initiative. HMDA officials said they were now in the process of engaging a consultant for preparation of a 'greenfield nodal development' plan following recent trends in urban designs on the lines of Down Town. The new hub would be useful for transit-oriented development with commercial and mixed-land use development with pedestrian facilities, open spaces and convenience of metro, MMTS and bus stations. "The HMDA has invited Request for Proposal for selection of a consultant for the nodal development of Khanamet and the selection process will be completed by February-end," HMDA chief engineer V Madhwaraja said. HMDA would engage the consultant to prepare a detailed nodal development master plan for the land apart from assisting the authority in its development, implementation and maintenances of the project under PPP. Officials said the consultant would prepare the plan by carrying out a market survey on demand for various land uses like housing, commercial, retail, office, recreational and light industrial purposes and also identify opportunities for mixed-land use development. "Before preparing the plan, the consultant will examine the land use proposed in the master plan and zonal development plan and related development controls and building regulations and suggest changes to be made in respect of land use, development controls and building regulations and special permissions required for undertaking nodal development," a senior HMDA official said.
