I do like the perspective from the water alot..but what do you guys feel about its backside (the second rendering)? I dont think it is entirely pretty from there except for maybe the euphoria of sheer height (not that its very tall btw)?

Ditch the Tennis court and build a 3rd tower!
:D If you guys are wondering, the configuration of the towers was actually "forced" into those corners because a subway line runs diagonally right beneath the site.

There have been 35 posts already and so far the reviews are all VERY VERY GOOD. Its rare that a Singapore skyscraper receives all good ratings so far in the thread without a single negative one. There should be a poll for this. Someone add it please...and add ''The Sail @ Marina Bay (70 Floors/245m/2007), Singapore'' or something like that. Thanks. You could merge the earlier threads of this and create a duplicate of the new thread in each of the corresponding sections too.

One tower would be called Central Park Tower, because it would face a park tentatively called Central Linear Park.

The taller tower is called Marina Bay Tower. :)

Initial success of The Sail@Marina Bay gives fillip to city-living concept

The Sail@Marina Bay has been the name on everyone’s lips in the residential market. It has been reported that more than half of the 250 units launched by City Developments Ltd/AIG Global Real Estate were sold in the first weekend of its launch.

We believe there are a several key factors that led to the project’s robust sales. Firstly, the project is located only a stone’s throw away from the Raffles Place and Shenton Way areas, which are the focal points of the Central Business District. Owners of these future homes who work in the vicinity will save on travelling time and costs. Secondly, the new Downtown@Marina Bay is envisioned by the government to be a place to live, work and play through the seamless integration of offices, homes, shopping malls, food and beverage outlets, theatres, parks and open spaces. With such a commitment by the government, new residential demand in this new district will be created as Downtown@Marina Bay develops. Thirdly, from the market’s perspective, the overall residential market has been improving since the beginning of the year and prices have been edging up as reflected by the URA quarterly price index. Market confidence has obviously strengthened and the timely launch of The Sail@Marina Bay has captured some of the pent-up demand.

Besides The Sail@Marina Bay, other developments such as Icon at Gopeng Street and the future residential development at the Natwest Centre site at McCallum Street will bring the city-living concept closer to reality. Altogether the three projects will generate slightly more than 2,000 private residential units. This will result in a shift in landscape of the Central Business District over the next few years.

Owner-occupier demand for these residential units will probably come from singles and young couples with no children. For the former, living in the city complements their lifestyle and offers more convenience – they will be in the heart of commercial centre and at close proximity to work, shopping and entertainment areas. For the latter, they would be more receptive to living in the city area as there is no need for them to be near schools, which are mostly located in the suburbs. In addition, we are seeing an increasing number of expatriates working in Singapore who are taking the opportunity to invest in such properties for their own occupation.

These city homes will also attract investors who are eyeing the rental income. Both locals and expatriates who work in the commercial areas nearby may find it convenient and cost-efficient to rent such homes.

The Sail@Marina Bay offers city-living housing along the waterfront. The panoramic view of Marina Bay, together with the fact that the project is going to be one of the world’s ten tallest residences, will appeal to buyers who aspire to such a lifestyle. The success of this project will put the city-living concept in the limelight and is likely to give a boost to more residential developments in the Downtown@Marina Bay area.

haha who knows why they called it top 10. Maybe they ranked it according to some criteria or maybe they were just basing their claims over old data.

Whatever the case, it doesnt make much difference. I would choose number 11 over number 10.

Sometimes I get so bored that I actually draw my own map of the MRT extending to JB from Woodlands. One station at Woodlands, one at the checkpoint, one at the JB checkpoint and the other at Larkin Bus Terminal. Very cool...haha...If that happens it will be so cool. Whats stopping me from going to JB now is the tedious process of taking the bus all the way there.

Its more logical to branch out from Woodlands, although it will be hard to build a line though that area lah....

2 party fights are so common nowadays...just look at the recent elections in US and Taiwan. Maybe they are better splitting into two countries like here too. :D

Muahaha! Yeah man....the condo sellers are apparantly quite reluctant to show a similar height box right beside them! :D

But I observed the angle of the blocks, and I actually realise it may not be that badly blocked afterall. The city-facing blocks actualy do get a reasonably good view of Shenton Way, with only the direction towards Cross Street being blocked.

I cant describe it, but because 1 Raffles Quay is tilted at an angle, residents in the shorter tower would be able to look all the way into Raffles Place, so it cant be that oppressive. As for the taller tower - either a bay view or grassy green view

nothing can possibly feel oppressive if you know you're living in the heart of Singapore CBD :yes:

Nice project... A beautiful addition to the already amazing SG skyline!

Wish KL can also have a residential tower so high... Here, our tallest all-residential is only 43-storeys (Mont' Kiara Aman)... The Sail is nearly double Aman's height...

It should be physically completed in 2008 or maybe 2007, I'll estimate 1 year to get the foundation complete. :cool:

2013 is the date of legal completion, some form of technicality.
