^^ IMO, the developer or the real estate brokers in particular will have the biggest challenge to sell this condo considering the property's location but we'll see..i maybe wrong! i just hope our LGU will start beautifying and improve the infrastructure in that area and most importantly, to relocate asap the illegal settlers which i thought a turn-off to the buyers :D

In my opinion a supurb location close to the mall and a big hotel. Others will soon follow. Similar situation as Binondo in Manila. Slowly it is developing again. We have to be patient, but there is a lot of potential right there. Isn´t Robinsons new block somewhere there too ?

In terms of price kay mas barato ang San Marino Residences compare to Mabolo Garden Flats, Riviera, One Oasis & Persimmon with the same floor area of 22sqm. Estimated & tentative price kay 1.4M not yet sure though but mao ra akong nahibaw.anan sa price.

If you opted to live on a condo.. i suggest you get at least 1 bedroom or if you have the budget... get a 2-3 bedroom.. it would suffice...

I hope this will spell the redevelopment of the North Reclamation Area. One thing, they should ban trucks and cars from making the sidewalk a parking area. And also, the government should change their standards with regards to the width of sidewalks. If I am not mistaken the government standard for a sidewalk is just less than 2 meters. This explains why the sidewalk at the SRP (mambaling access road and south coastal road) is very narrow or not really as wide as we want it to be. They should change the standard to 5 meters. Much better if 10 meters.

Anyway, 22 square meters for a house or a condo unit is small. It's smaller than a typical hotel room. Hehe.

Imagine a room or a box with a length of 4.7 meters on each side. That's roughly how small or big it is.

But it's already good if you treat it like a boarding house and you're the only one living in it -- just a place to sleep for the night and watch T.V. since you're out for work all day anyway, hehe.

But for myself, I'm okay with 22 square meters as long as the price is worth it, say P220,000 for the entire unit? That would be P10,000 per sq.meter.

If they sell this for P500,000 and above then it's a big joke. I would rather buy the two-storey townhouse in BF Homes in Lapu-Lapu City which they are selling for only P770,000.

Anyway, for 22 square meters, I can still subdivide the interior into 1 small room where I will sleep, a small C.R. and the rest of the open space as a living area where I will watch TV, surf the internet, read books, and eat. Hehe.

Example ra na jochval oe. Haha. Murag walay tag P200,000 na condo kung Philippines setting kay ang akong na notice sa Cebu karun, ang condominium is associated with high-end living unlike in Hong Kong or Singapore nga mass housing ang mga highrise apartment blocks.

Buying of condominiums in Cebu is still associated with making an "investment' rather than meeting basic housing needs.

Ang BF townhouse sa Lapu2 kay P770,000 ang pinakabarato unya double pa ang floorarea unya naa pa kay imong own yuta.

So if mas mahal pa ning 22sq.meters na unit sa San Marino adto nalang ko sa BF homes even if layu kaayu, pila ra man ang two rides na jeep, gamay ra difference.

(Ang bf homes sa lapu2 kay duol kaayu sa Megaworld).

New firm breaks ground on Cebu project

A NEW player in the real estate market broke ground on its flagship project in Cebu last Saturday.

Landtraders World Properties Corp. held a groundbreaking ceremony on its San Marino Residences on J.de Veyra Ave. at the North Reclamation Area.

San Marino Residences is a 420-unit, 20-storey modern Mediterranean-inspired residential condominium that is the first to be located across SM City Cebu. Work started last week and officials said San Marino Residences is expected to be completed by the third quarter of 2014.

“We’re right across everything,” Landtraders corporate consultant Roger Gopaoco said about the project.

Landtraders has been in the business for a year and six months.

Gopaocao said that although there is tight competition in the condominium business, accessibility and affordability will set San Marino Residences apart from their competitors.

The condo targets middle class markets such as out-of-town businessmen from Mindanao and local expats from Bacolod and Leyte. Its 22-square-meter unit is priced at P1.4 million, inclusive of taxes. They also offer in-house financing for up to five years.

The basic features of the condominium are its finished interior and exterior, roof deck, twin hi-speed elevator system, convenience store, pharmacy, Wi-Fi connectivity, parking and 24-hour security.

“Our value for convenience is paralleled with our value for money. We have the best location in town,” said Gopaoco.

According to Gopaoco, the firm is already receiving a lot of inquiries with intentions to buy.

Landtraders officials said they are planning to build another condominium in Andres Abellana early next year.

They should remove the blue highlights from the exterior color scheme. It doesn't match the warm/earth colors.

Akong tan aw ani, even if the condo will not sell to the market, it can be converted into a condotel or rental apartments...

Landworldtraders still has another 36 storey condo development in 2014 to look up... :banana:

Diba mas attractive ang usa ka city if All of its Major future CBD's mahapsayon og limpyo? Our city is not that big na dili niya ma manage og ayo ang pagpahapsay og iyang cleanliness. This area is just in the vicinity sa SM City where our city is earning hundreds of millions from them.. Why can't they use a portion of those taxes para ani. Just a suggestion lng unta nako..

A very nice observation!

However, the presence of those IS makes the place an unpleasant sight. They are the ones who make the place ugly. This is unfortunate but it's true. They just dispose off their garbage anywhere they please. They make the streets extensions of their illegal abodes where they wash their laundry, taking their public bath, they let their kids defecate even in full view during the day (not to mention the adults defecate at night too). The city lacks the will to tell these people to help keep the city a livable place.

Actually, those areas had so much improved compared to the times of Osmena.. It is already paved and there were landscaping in the islands.. I will take pictures of it whenever i will have the chance... I think efforts are now underway to clear the area of IS especially from the lot owners.... We will soon find a complete transformation of NRA in the next few years... :D

Not only that, they purposely destroy the pavement to earn some money. In what way? They dig shallow holes (usually done at night) to mimic natural potholes and then fill them up with earth and collect hard-earned pesos from PUJ drivers who want to pass by the area. The street from the razed White Gold to SM City (before the recent rehabilitation) was like a moonscape. Other streets in the area didn't escape "molestation".:ohno:
