Udit, this is the Residential Project called "Four seasons" by Enn Enn corp, comprising three grand towers facing riverside. Another project are in line like "Florence"(I posted earlier on this page) and "Viviana".

SURAT: When Surat Builders Association (SBA) organized a property show in March, nearly 25 developers promised to come up with 51 green buildings, all residential, in the city.

Nearly 30 buildings are under construction, but the developers are finding it difficult to sell them as buyers are not willing to pay additional cost incurred due to specific green building provisions. As result, the construction of green buildings has slowed down in the city.

Velji Sheta, president of Surat Builders Association, said, " We incur 12-15 per cent more expenses in green buildings. People are reluctant to buy in such schesms but now the awareness is gradually increasing."

Green buildings concept assumes significance considering that Surat has city has just 8.4 per cent green cover, lowest among the big cities of western India.

"There is an additional cost factor involved in these projects and at times buyers are not willing to part with this hiked charges," said Tarun Rawal, who is planning green residential schemes in Parvat Patia and Vesu. "Yes, we know we need to develop green buildings and townships for the future of the sustainable city. But first we need to educate people about such buildings, its benefits and advantages in the long run," added Rawal, who is the former president of SBA.

If the houses have a green roof, temperatures can be brought down by at least three degrees Celsius. This was the view expressed by the experts of Indian Green Building Council (IGBC) in a seminar on - Green and Sustainable City Development organized by South Gujarat Chamber and Commerce and Industry. (SGon Saturday.

The concept of green building is fairly new for our country and in 2010 India had just one green building but it has taken off well and today we have 1700 such buildings. Surat too has a known building at Hajira in form of L&T building in the complex.

Large number of diamond houses has come up with the new designs of their factory units which fit in the green building concepts of the city.

"Keeping environment in mind we designed our new factory building in such a way that it has direct rays of Sunlight, green cover and minimum use of air conditioners," said Govind Dholakiya, owner of Shree Ramkrishna Exports.

"Unless we have green building concept in our constructions, it will be very difficult to sustain the high economic growth engine of the city," said Ankur Sanghavi, an architect from a university in Arizona, US and member of Indian Green building Council (IGBC).

Ahmedabad got much area to develop, but in the case of Surat its not same, it has got coastal region on west side of it...So it has some limitations to develop on west side that's why high-rises became priority....

The real estate trend is different in Surat and Ahmedabad. While developers in Surat have preffered Highrise projects as priority in their project portfolio. Beside Highrise projects can offbit the large cost of land aquisition from farmers and there is acute shortage of land for developers in surat and thats why land prices are much higher. For builders the most significant factor is the matter of land.
thats why there is upward or vertical developement in Surat and now the skyline of Surat is going to be more swankier after 25 floore structures will come up all around the city.
As per one article I had read, there are around 2000 highrise towers in Surat and every year around 300 new highrises add up. I would be more glade if I get such numbers for Ahmedabad, Rajkot or Vadodara.

I have read the article a year ago, stating 'around 2000 highrises. SMC's official wesite also shows no.of highrises in the city which is around 650 as of 2006.

SURAT: Despite the slow down in realty market, affordable housing remains a distant dream for the common man. With a 20% rise in the cost of building material in a year, an affordable house appears to be slipping further away from his reach.

"The prices of cement and steel have not gone down and neither have they remained stable," said Sagar Dandwate, a contractor.

Kalu Upadhayay of Quarry Association of Surat said, "We have a very slow market and as a result, quarrying rates have almost remained the same. This has reflected on prices of gravel and small gravel that have not gone up much. But it is the increase in other items that is hitting the developers this time in this period of recession."

Sources said that this increase in material cost clubbed with rise in labour cost has increased the construction cost by Rs 150 to Rs 200 per square feet. It reflects that if one bought a flat of 1,000-1,400 sq feet in a multi storey building in any area in the city, he would have paid at least Rs 2-2.5 lakh less last year than what he has to pay now.

Construction cost, that worked to Rs 800 to Rs 1,000 per sq feet in the city a year ago has gone up to Rs 1,000 to Rs 1,200 per sq feet. "This is a little bit higher than the last few years. But inflation has hit every thing and it is not likely to go down in the near future," said Velji Sheta, president of Surat Builders Association (SBA).

SURAT: The concept of eco-friendly and green constructions and townships is gaining ground in the city of Surat that has seen phenomenal growth in the last one-and-a-half decade. With its population jumping to nearly 46 lakh, compared to 26.45 lakh in 2001, the diamond city and its outer periphery has turned into a high density corridor of growth in terms of human habitation.

"At this rate, in another 20 years, the city would be environmentally ill and unsustainable to live in. We need to put the resource efficiency of energy, water and waste in place along with providing a right environment for the people of the city." said Satiyaram, Country's green building consultant, MD of EN3 Sustainability Solutions pvt ltd.

Satiyaram is currently working on four projects in Surat and around 450 green building projects across the country. Looking at the situation where mass urban housing is the need of the future and also required to take care of the environment in proper way to avoid major fall outs for mankind, Surat Municipal Corporation (SMC) and Surat Urban Development Authority (SUDA) have prepared an action plan for central government's approval. "We plan to motivate and provide incentives of different kinds to developers who adopt green building codes in construction of green buildings and green townships once we get the approvals," said Manoj Das, municipal commissioner of the city.

"The basic essence to go green is to reduce the carbon foot prints and reduce the energy requirements of the inhabitants and for constructors to build green buildings is highly advisable in high density growth areas like Surat," said Neeraj Tomar, head, operations, Ahmadabad, JLL.

"There are at least 50 new buildings coming up in different areas of the city that follow major green building codes and many more are in the pipeline as people have started demanding more and more environment friendly housing," said Velji Sheta, president of the Surat builders Association.

"We have a green township project coming up near Pinjrat on the outskirts of the city and we are encouraging it as this is a game changer project for the Surat district and the coastal area. This could change the way we live in more environment friendly way for better tomorrow." said RJ Patel, CEO SUDA.


Gujarat's biggest green township coming up near Surat

The work for Gujarat's biggest green township project will begin at Pinjrat some 15km off the city in Olpad taluka in three months time. This Rs 1891 crore project on 2,012 hectors of land will house around 4 lakh people in a span of 15 years.

The project is based on zero waste and zero pollution models where all the waste will be recycled and converted into green energy. MOU's for this were inked in 2011 by B&R Infraspace Pvt Ltd, Surat, with the Gujarat government during the vibrant Gujarat Summit.

The first phase will envisage the development of nearly 33 per cent of the total area. When all the three phases are completed in 2024 it will house nearly 4 lakh people. The whole project is mainly based on three themes of health and health care, education and eco tourism. Working on a zero waste basis the project envisages collection of garbage from the town ship and converting in to fuel apart from using renewable energy sources like solar power. Sewerage treatment plants are based on aerobic process of treatment that can generate power to sustain some vital functions of the township. Water treatment plant, rainwater harvesting collection, solid waste treatment plant, waste to energy conversion plant are some of the aspects that is planned to make this township Gujarat's first 100 per cent eco friendly township.
