IMHO, okay lang for an Allegro concept pero sana naman make it affordable & feasible for Manila market..remember this is stand-alone project so no mall for a selling point.. Though present selling point ang starcity..convenient beside an all year round indoor theme park hehehe..

If this project will launched next year, the manila bay lot will be launched after next year which already 2014. Maybe RLC doesn't want to compete with other projects in the area. Wait & see mode..again:)

Yes Sir, as I posted before "CROWN MARINA" is the name of this project (not official). And as per my Sales Director, we will accepting Letter of Intent on the 3rd week of July. Hope that they will release the layout of this soonest.

In my personal opinion, dapat ito ang i-merge with the first thread created by bevepi.. Since mas marami nang posters ang nag-post ng kanilang opinion dun. And besides, this thread is made recently, and mas nauna pa yung isa.

I respect everyone's opinion regarding this new thread.

But based on my own experience, mukhang repeat history na naman ito. I'm the one who created The Allegro thread before but since may Sonata thread na and may mga ilan ding nag react before sa ginawa kong thread to merge it na lang sa Sonata thread, I give way na lang din for the benefit of all SSC members that visit the Sonata thread.

So okay na nag merge na yung thread namin ni Sir Bevepi then after a while nagulat na lang ako at nagkaroon ng sariling thread ang Allegro with The Legato, although andun pa rin naman yung mga post naming lahat pero para saan pa yung sense na nag give way ako tapos gagawan din pala ng separate thread yung Allegro.

Pano naman yung situation ngayon na binago na ng RLC yung name ng Allegro at Legato to Sonata Premier Residences Tower 1 and 2. Does it mean pag may nag open ng new thread for Sonata Premier Residences are they going to merge The Allegro and The Legato to that new thread? Or vice versa?

I understand now clearly that life is really unfair as been said by my Sales Manager but it doesn't mean you can't do anything to make it better. If the Mods will merge it again to the first thread created, I will follow and respect their decision. Kung di naman, I will be Thankful to them in giving the credits to me.

Anyways, the bottom line lang naman is to give value information to SSC members regarding this project. :)

We're excited also to know the facade and design of the building. We hope na mas malalaki na rin ang windows niya like The Sapphire Bloc and The Allegro in Ortigas. The design/ facade of our new projects are improving, hope Radiant will belong to that category also na glassy ang facade. :)

As per details told me, all the 2 bedroom units are located at the corner and has almost floor to ceiling glass.Also to maximize the panoramic view of Manila Bay. If this is true. The Radiance will be nice and will be radiant at night.

In my opinion, It's just enough for this kind of location.
All of Filipinos and foreigners who lives here in quite a long time knows that projects along Roxas Boulevard are very hard to find. Also Roxas Boulevard is one of the main highways of Metro Manila.

There was a time I was looking at developments along Roxas Boulevard. Yes there are few developments there but I noticed there is vast potential for development. There are many small and old buildings along Roxas that can be easily redeveloped. The location of this project isn't too bad but IMHO it is not the most desirable. If I were to invest along Roxas I will look for a project that is near the Entertainment City. A unit on a high floor facing the Bay will afford the occupant a spectacular view of the Bay. I believe RLC has such a plot. My friend did bring me to that plot to view once.

As to the price I remember about 2 years back I almost took a unit at the Grand Riveira. At that time the price was only php 90k psm. The price of Radiance is about 30% more. It appears that prices have escalated.

Grand Riviera, i think, caters the lower class of the market. If I'm not mistaken, this project is under Moldex, but, yes, I also believe that the location of this project is nice. It's beside the former 1322 Building and now I think it's now Golden Empire...... (I hope I got it right.)

The location of Grand Riveira may not be better than The Radiance. I cannot imagine how that area looks once reclamation works commences. I will certainly get from RLC again but it's unlikely to be this project.

That is about 112k psm. Slightly cheaper than Trion. Looks nice.
