NOBLE PLACE, is a 47 storey tower located at the corner of Juan Luna and Dasmarinas Streets in Chinatown Binondo, a prime and fabulous location that is close to financial institutions, shopping malls, leisure centers, historical heritage buildings and the very best Chinese schools, among others. Hindi ba old building ren yung currently standing sa location neto?

Mixed feelings on this project. Good design, if it's located elsewhere. The design itself doesn't event jam with its neighboring heritage buildings, walang harmony... but on the other hand, having projects like this will "rejuvenate" the area.

Two of my fav buildings are there, El Hogar Filipino (left) and First National City Bank (right), the latter is being restored as we speak.

The site has been an empty lot for a while now. The last building that stood there (on the Dasmarinas portion) was an old two storey wooden building that housed a couple of carinderias and an LBC store. On the Juan Luna corner Dasma side was a parking lot which used to be a gasoline station a long long time ago.

It does seem out of place, especially when viewed from the pasig river. Not so much though on the Dasma portion as there are a few modern buildings around it including world trade, federal tower and sky tower.

If what i heard is true, megaworld will beautify the surrounding area, including putting a mini garden on plaza cervantes. A road will also be opened along the estero side from Dasma to plaza cervantes.

This project is by megaworld. This project is just one of the many new modern hi-rise to come up in that area, the other being the federal land project by the pasig river which is just a few steps from this one. Hopefully with all these new projs, the city govt will be compelled to clean up the place and relocate all the squatters nearby which is also the source of many criminals like holduppers, drug addicts and snatchers.

It's okay. In many cities of the world, old structures go together with the modern ones (NYC, Melbourne, even Singapore, etc.)

Depends maybe. If it would be erected elsewhere, there might be no more splendid views of the Intramuros and its golf club, Pasig River, etc. We have to understand that a building is being planned based on the lot and its location.

:lol: i agree with xavierdude with what he said, also i hope that they retain those old neo-classical architecture buildings forefront the pasig river and turn it into boutique hotels/ office spaces and provide a nice promenade space along the pasig river. I am hoping the the LOCAL GOVERNMENT OF MANILA would see this as a starting point in re-developing and enhancing Manila and bring back Manila's glory days.

Also read on the newspaper yesterday (Daily Inquirer) that a group of foreign investors are planning to redevelop the Philpost and turn it into a FULLERTON HOTEL just like in Singapore where they will retain the Original PhilPost Structure. And they also would like to redevelop the forgotten Metropolitan Theater Area, this investors are already in talks with Vice Pres on Cultural Heritage (correct me if im wrong) Madam Araneta, the councilors of Manila, and with DOT in promoting that area as a POSH HOTEL Development that will spill over Intramuros and Binondo

They already started pre selling last Saturday, I attended their launching at World Trade Center building Mar 17..so far I can see the responses are quite good..the No 1 reason is : quick access to Jones bridge and minimal traffic in that area

In fact i was able to bought a unit there and I hope I made a correct decision..It will be completed in 2017..it will have some shops on ground floor and also have a shuttle bus service to Lucky Chinatown mall.

That area is the "final frontier' of Binondo as some may know that it lies at the edge of Binondo before crossing the Jones bridge into Lawton, Foreign tourist flock to that area after office hours to experience the kalesa rides around Chinatown. Back of Noble Place is the Federal land development of 4 high rise tower The Four Seasons Riviera which Tower 1 is 80% sold, hoping for now is for ABS-CBN which owns the dilapidated building just besides Noble place to renovate it or at least paint the exterior.

Knock on wood hindi pa naman pero may mga kakilala akong naholdup na. Kasi just a few hundred meters from that site is a pugad ng mgananakaw. They rob ur things inside your vehicles even if its moving and i witnessed that countless times already. Hopefully with all these devpts including the one by federal maaalis na yung mga IS sa gitna ng center island near delpan along pasig river.

the area is safe even at during the night. on my entire stay at binondo (since birth), never pa ako naholdap. i believe holdapers are everywhere naman. therefore wherever you are, you need to be extra careful

I had lived in that area for more or less 20 years! I had walked in that area even at night a countless times. Don't exaggerate please. I have never experienced any robbery in that area.

Noble Place is still a few buildings away from Four Seasons. You still have to cross a bridge/creek and pass several properties.

I was inform that the showroom is now ready for viewing somewhere at the 4th level of Chinatown Lucky mall, I have'nt visit it yet and hope one of these days I could finally look at my unit how it look like. :-)

Yes, the Sta. Cruz- Divi jeeps pass through here via Dasma. But its not the only one. Jeeps coming from Divi bound for Taft, Mabini, Baclaran and even Imus pass through here via juan luna. This is definintely not a dead neighborhood as it is surrounded by big banks, sss, and the rejuvenated world exchange now that it has more new tenants including PMI. The very busy quintin paredes is just a block away. But it does get quiet at night as this is more of a CBD but that will soon change with the construction of noble and four seasons.

The neighborhood is rather mysterious or a bit secretive in nature kasi nga ang dami Chinese kaya siguro akala mo dead ang lugar

It's still part of Binondo. This part is the last (southern) stretch of Juan Luna which is very busy from Plaza Binondo (Lorenzo Ruiz) to Recto Avenue and further north to Tondo. Divisoria-Baclaran jeepney route is for 24/7, so, it is not completely deserted at night. Although, I may say, not that lively as compared to Quintin Paredes. San Nicolas-Divisoria-Sta. Cruz jeepney route is also 24/7 (sorry, that was before, I just don't know now).

most prolly by the end of this year or early next year. this is to pave way for those future investors to have an option for a loft type units(subject for approval of course!).

as of today, more than 150 units are sold already. so for those who are still planning or still thinking about getting a unit here at Noble Place, please be advise that units on higher floor that have the intramuros golf course, manila bay and makati skyline view are getting few.. and we will be having our first price increase on October 1, 2012. The increase will be 2,800 php per sqm.

oh my, this is right behind the historic El Hogar building. I wish they reuse and make the El Hogar building as part of this project. Maybe their main lobby or even lofts!

most prolly by the end of this year or early next year. this is to pave way for those future investors to have an option for a loft type units(subject for approval of course!).

That's a false statement sir. Never heard that rumor before. Actually those units facing south are almost sold out.. So, if there are still interested investor here, this will be the best time to reserve a unit for you and your family.

Dont know the buildings name, but been there several times, because 1 of our business suppliers warehouse is there. The building is nice, love those designs, only problem is the street in front, facing pasig river is always flooded, umulan ng konti and high tide, patay... my suppliers stocks are always put 12" above ground for precaution.. and also i see the only problem with Noble place is the street in front of these building, maraming squatter (informal settlers) so, its a little scarey.. and Noble place is far from "chinatown" IMHO, walking will take time, restaurants are far, need to ride a car or pedicab...

I agree..Manila now is at lost, Manila rejuvenated by Atienza is all gone, its now back to dark and dirty alleys, dimly lit streets, pedicabs running wild, street sleepers, Manila is so dysfunctional these days, you can't expect any improvements.

hmmm... I'm still asking for that buildings name, maybe give me a week to ask around and I'll post the building name as soon as I find it out.
it is true that those facing pasig river are always flooded. it a good thing that Noble place is a block away from the riverside and there is an MMDA pumping station beside it which makes the possibility of flooding slimmer. believe it or not, when Ondoy struck our country, that is one of the place that isn't flooded. as part of the Megaworld commitment to revitalize binondo to be once again be the business capital of the Philippines. Plaza Cervantes will soon have a mini park and streets will be lighted. stores like coffee shops, boutiques, convenience stores and financial institutions are all in the drawing board. there also be a free shuttle ride to Lucky Chinatown Mall and Resorts World Manila. since all Megaworld Communities are all interconnected.

again, those units that facing south are almost sold out, if there are interested investor here, this will be a good time for you to inquire about Noble Place.

I wouldn't be surprised if MW gets involved in renovating more buildings, or constructing more, in Escolta for the BPO industry, of course with an entertainment component in keeping with its Live-Work-Play concept/philosophy

I truly wish MW renovates the whole Manila area. I think the Philippines will be much better if taken care of by private real estate corporations like Megaworld or Ayala. There's no bureaucratic red tape, work is efficient and on schedule, no time wasted in deliberations because their own contractors and urban planners, and, most importantly, they have long term vision unlike the government. :) I bet Daniel Burnham will roll in his grave once he sees what his planned Manila turned out to be today. :nuts:

The building between Noble and El Hogar is the HSBC Building. It is occupied as a warehouse. There are a lot of renovations, restorations and construction of new buildings going on in Binondo/Sta. Cruz and its immediate surroundings. They are just not being noticed since most of them are by small private developers. The only big names are megaworld (cityplace, noble), federal land (riverview, four seasons) and ayala (amaia avenida, celadon, avida san lazaro). Although the number one developer in this area is most probably anchor land (lee, mandarin, wharton, skysuites, oxford).

There are a lot of renovations, restorations and construction of new buildings going on in Binondo/Sta. Cruz and its immediate surroundings. They are just not being noticed since most of them are by small private developers.

A lot of them turned into short-time "hotels".

MW may have noticed the past successes of Anchorland in this area...and now realizing that their hunches were correct...we'll probably expect a lot more developments from MW in this area...and yes, it will be awesome if this happens...add to it the future developments in the Port area, Malate, Ermita, CCP complex, even Sampaloc district...and this thinking trajectory brought me to the question: what happened to the government's plan of developing the Central Market area?

If govt plans or propose something, chances are it will remain a plan forever and if by some miracle it gets implemented, chances are anomalies and controversies will hound the project.

If private sector plans a project, chances are it gets implemented. And after completion, chances are it will be successful and will help contribute to the development of the community and the country in general.

Conclusion: Abolish govt, turn the country into a privately run enterprise. Lean, mean, efficient, success oriented.

I think Federal Land too has sizeable projects in the area. Truth is, it's the first in the three developers to invest in Binondo-San Nicolas districts. Escolta Twin Towers and Federal Tower were completed more than 2 decades ago. Tytana Plaza - more than 3 decades ago.

Four Season Riviera will make a major impact in the area once all four of its 30-unit towers are completed. It would bring an influx of residents here. Pero malayo layo na din ito. It's 4 blocks away from Escolta.

The "F" logo stands for Fernandez. Megaworld bought the land from a wealthy filipino-spanish Fernandez family. As far as I know their 1 bedroom units are already sold out. I heard Marketing 4 of Megaworld will be launching a new community base project outside in Binondo soon. A joint venture just like Cityplace. I just hope that that this community base project won't experience same problem as what they did on Cityplace.
