The building is very nice, it seems like a small skyscraper boom has started in Liverpool. But it should be situated closer to the city center cluster so it could create a real skyline!

Yes, the city is very "booming" when it comes to the construction in Liverpool. Also, that building is absolutely amazing, and I hope to see it being constructed!

liverpool has this beauty proposed at 137m(the tallest one) the one to its left is finished now. right off the left of the frame is the princes dock development which will be about 70m or so.

behind the stripey black and white squat curved building goes these two which are under construction now. this time next year liverpool will look rather impressive, mind you this is nothing compared to manchester or leeds.

Confidence high over skyscraper

THE developers of what would be Liverpool's tallest tower block say they are still confident the scheme will go ahead despite it seeming to conflict with the city's council's new policy.

Members of the planning committee are due to decide on an application by Maro Developments on January 18.

The firm wants to build the £70m skyscraper on the river front at Brunswick Quay, just past Otterspool Promenade.

However, the site falls outside the three zones designated by the council where tall buildings can be developed.

These are the business quarter, Lime Street and Parliament Street/Chaloner Street.

But Chris Ives, development director of Maro, said he was still optimistic the scheme, which will be around 158m high and include a 50-storey apartment block, would eventually go ahead.

"We look forward to a full and proper debate about the merits of the proposal with members," he added.

"We've been working closely with English Heritage, who draw up guidelines on tall buildings, and we believe the building is of suitable merit, in terms of quality and design to warrant approval."

If the planning application is turned down, the developers have the option of appealing to the Secretary of State.

This process would delay determination of the application for at least another 18 months, at considerable cost.

The developers believe the tower block will enhance the waterfront and the location in general, and will outweigh any other concerns about a building of such a height.

However, it has generated controversy and mixed opinion in the city, with some councillors believed to be in favour and some against.

Wirral Council has also called the development into question over fears it could spoil the view from across the Mersey.

Cllr Peter Millea, Liverpool's executive member for regeneration, has insisted on a clause being added to the city's tall buildings policy to ensure that all planning applications are judged on merit, even if they fall outside the zone.

THE man who approved Liverpool's fledgling Tall Buildings policy has dramatically thrown his support behind plans for the city's tallest skyscraper.

Cllr Peter Millea has spoken for the first time of his belief that Maro's proposed 500ft Brunswick Quay project should be granted planning permission.

His support is all the more significant given he is Liverpool's cabinet member for regeneration and is responsible for the draft Tall Buildings policy which many believed would prevent the £70m waterfront scheme going ahead.

Last Tuesday, Liverpool's planning committee decided to visit the site of the proposed 51-storey development to make a final decision - despite the view of council officials that it should be turned down. That visit will take place next Wednesday at 9.30am.

Last night Cllr Millea, who represents Cressington ward in south Liverpool, said: "I have kept my counsel on this issue up to this point, but I now want to publicly state my support for the Maro development.

"I hope that the planning committee will have the courage of their convictions and give it the go-ahead. In fact I'd like to urge the committee to approve it, I feel so strongly about this. Councillors have to flex their muscles and say to officers 'thank you for your opinion, but we make the decisions'.

"There is nothing in this development which goes against our Tall Buildings policy and I should know as it was me who approved it." The Brunswick Quay scheme, designed by acclaimed Manchester-based architect Ian Simpson, would include 489 apartments, a hotel, work units, shops and basement parking for 435 vehicles.

It had widely been expected the glass-fronted building would be thrown out, especially given the adoption of the city's draft Tall Building Strategy in December.

It earmarks three specific zones for "clusters" of tall buildings in Liverpool city centre - namely Lime Street, the bottom of Parliament Street and the Business Quarter around Old Hall Street.

Brunswick Dock falls into none of those zones and officers believe that, as a primarily industrial area, approval for a residential development there could also undermine the council's Housing Market Renewal Initiative.

But Cllr Millea is undeterred: "I made a change before I approved the Tall Buildings Policy insisting we had a clause saying that even outside the three zones every application should be treated on its own merits.

"This does not break council policy on height restrictions and I can see no other reason why it should be turned down."

Cynics have suggested that council officials are concerned the Brunswick apartments would impact adversely on the residential elements of Kings Dock, which they are very keen to be a success following the infamous collapse of Everton's stadium proposals for the site.

Cllr Millea said: "I have heard that there are meant to be concerns about Maro impacting on Kings Dock, but if you actually look at the areas nominated for tall buildings in the strategy - such as St James Gateway at the bottom of Parliament Street - they are actually closer to Kings Dock than this development will be."

Bad news today - this tower has now been rejected, on the grounds that it "doesn't contribute to the city's regeneration."

That sandcastle building between Unity and the first Beatham tower is absolutely fantastic.

BTW goth, would you like to revise your 'identikit' criticism of the Newcastle tower designed by Simpson, since there will be no twin in Liverpool?

The councillors are considering rejecting the beatham west tower as well. That would be a crying shame if such a high quality city centre building were to be scrapped, especially considering the positive impact it has on the skyline.

i wont revise it because 1 - its a news story, if we revised every news story after events have changed we'd never have any news and 2 - ian simpson DID design two almost identical towers.

Brunswick Quay's final fate should be decided within the next month. It seems the developers have put forward a watertight case for its construction, and the second, amended planning application should be reluctantly approved, as with Beetham West. :cheers:

I hate it when great and innovatively designed towers are rejected on absurd grounds. I have a feeling that the Brunswick thing is not over yet. Apart from looking like one of the most elegant proposals in the UK at the moment, it certainly looks like the type of development needed to boost commercial space demand in this city.

Nice tower I hope it gets approved finally. I'm telling you lads, it isn't over yet...

Ha! You should hear some of the objections other towers in Liverpool are receiving from the council. the 32 storey Chieftain Tower of Skelhorne Street intended to have a helipad on top, but the council dismissed this as 'inappropriate'!!! I kid you not! Bunch of arseholes.

At the moment there's the 27 & 17 storey Unity towers u/c, 20 & 10 storey City Lofts u/c and the 27 storey Alexandra Tower u/c. Beetham West (40 storeys) should start by September. Lime St Gateway (27 storeys) should be approved next week (council have vested interests). 38 storey Ballymore Central Station tower is due to go in for planning approval soon, as well as Venmore tower. We don't know specific details about this, only that its supposed to be the tallest in the city.

*Chieftain are to appeal over the rejection of their 32 storey Skelhorne Street tower.

*Maro have appealed and re-submitted Brunswick Quay. Decision next week.

*Windsor's 25 storey Greenberg tower looks like its facing rejection too.

*Should hear concrete proposals for King Edward pub site (47 storeys) any time now.

Rejected again I'm afraid. Unless they apply for planning permission for a third time it'll go down to appeal. Probably 2010 at the earliest now. :(
