Thanks for the project threads Animo! It looks like this one is breaking ground in couple of months!

A plugged-in tipster over at One Rincon Hill delivers the design, timing and detailed scoop with respect to the second tower and One Rincon Hill Tower and Phase II:

Construction is anticipated to start approximately June 1, 2012 and be completed in an estimated 26 months. The building design, unit size and unit mix can be summarized as a 50 story version of Phase I as displayed at the scale model located in the sales office. For the floor plans and unit layouts, Phase II will combine the two adjacent small one bedroom units at the center of the building curve above floor 25 into one two bedroom unit. The number of two bedroom units will increase and the number of one bedroom units will correspondingly be reduced. Approximately 60% of Phase II unit plans are the same as Phase I.
Significant improvements in the Phase II building will include a 3,600 square foot exercise facility and a top floor 4,000 square foot penthouse "Sky Lounge." (As comparison, current Phase I amenities include a 750 square foot exercise room and an 1,100 square foot Party Room). All amenities, including the existing swimming pool and spa deck facilities, will be available to occupants of both towers.

The target date for pulling the Site Permit and to begin shoring is now June 11, 2012.

Crescent Heights (37 stories) and Trinity Place, Phase 2 (24 stories) are "significant".

Given the just-announced sale of 555 Mission (http://www.bizjournals.com/sanfrancisco/blog/real-estate/2012/05/tishman-to-sell-555-mission-for-445m.html) and the very tight (tightest nationally) office rental market, someone's going to have to start one of the entitled office projects soon.

I'm somewhat confused as to the height of this tower. I called it 45 stories based on this (http://www.socketsite.com/archives/2006/06/one_rincon_hill.html). The new article (http://www.socketsite.com/archives/2012/03/one_rincon_hill_tower_two_timing_design_and_details.html) suggests it's to be 50 stories. Anybody got definitive info as to which?

I'm not sure about the number of stories, but I'm pretty sure this is correct:

The South Tower and North Tower rise 641 ft (195 m) and 495 ft (151 m) above the corner of Fremont and Harrison streets, respectively.

The taller of the 2 was completed in 2008. It's the tower closest to the bridge.

One Rincon Hill: The Ground Has Been Broken For Tower Two

The ground has been broken for tower two at One Rincon Hill to rise. As we first reported earlier this year with respect to the 299-unit Phase II:

For the floor plans and unit layouts, Phase II will combine the two adjacent small one bedroom units at the center of the building curve above floor 25 into one two bedroom unit. The number of two bedroom units will increase and the number of one bedroom units will correspondingly be reduced. Approximately 60% of Phase II unit plans are the same as Phase I.

Significant improvements in the Phase II building will include a 3,600 square foot exercise facility and a top floor 4,000 square foot penthouse "Sky Lounge." (As comparison, current Phase I amenities include a 750 square foot exercise room and an 1,100 square foot Party Room). All amenities, including the existing swimming pool and spa deck facilities, will be available to occupants of both towers.

While currently being positioned as rentals, the second tower will be condo mapped and we expect to see a sales, rather than rental, office for the building which should be construction complete by the middle of 2014. :banana:

After several months of excavation and off haul, the One Rincon Hill Phase 2 project is finally at the bottom of excavation. As excavation completes, Webcor builders were able to pour the remainder of the concrete slab to complete the underpinning.

In the middle of the project site, an elevator pit was dug out and received a concrete under-slab.Waterproofing was placed in this pit on Wednesday, while rebar and concrete quickly filled it in. The project is ready for rebar installation which, upon completion, will prepare Webcor for foundation concrete pour.

The expected date to place foundation is November 17th.

I was by here last week and saw the progress... it is rising quickly. I will get by there again this week and take many photos... until TransBay Tower starts rising this one is going to be the most exciting to watch...
