Japanese national falls to death from Makati building

A Japanese national died after falling from a building in Rockwell Center in Makati City Tuesday morning, DZMM reported.
Senior Superintendent Gilbert Cruz, Makati City police chief, identified the fatality as Kasayuki Ito. Ito was reportedly with the Japanese embassy in Pasay City.
Ito died after falling from The Mansala Tower's 25th floor. His body was recovered from the building's roof deck at 7th floor.
Ito was occupying Room 2521. He fell off the building's 25th floor around 9 a.m., police said.
Cruz said they are not ruling out foul play in the incident. He said 30 minutes before Ito fell off, he called his driver and asked to be fetched from his room.
thomasian December 26th, 2006, 07:49 PM ^^ Baka still under investigation pa. Anyway, I think that (safety) was one of the reasons why St. Francis Towers doesn't have balconies for the higher floors.

The balcony was just waist high? Another hazard of high rise living. It's sad that a beautiful building will be visited by such tragedy.
sedna January 6th, 2007, 02:12 AM I don't think a fall from a 5th floor balcony would be any less fatal than falling from the 40th floor. There are actually more fatalities on lower floors as people tend to be extra careful if they live on the higher floors. Besides, accidents do happen.
If living in a high-rise with balcony, make sure that it is solidly built and that the floor is not wet or slippery. If you're not used to it you' may notice your heart pounding a little faster while walking towards the railing. You'll see cars are like toys moving through the streets below. You'll think to yourself: I woudn't survive a fall from this high up. So just look around and enjoy the magnificent uninterrupted views.

renell January 7th, 2007, 02:34 PM or just don't use the balcony... most likely if your fear of heights doesn't scare you out of if the pretty strong winds from the 30th floor will.

For re-sale purposes, you'd want to have that expensive parking slot. It'll be a good investment in the end. :)

i agree... especially since the rockwell area is kind of isolated, having a car would come in handy

We had a chance to stay in Manansala Tower for our vacation, to view and update the development of Joya Loft and Towers all units are sold out.

One Rockwell will cover up The Manansala from most of EDSA's point of view and based on the renderings, One Rockwell looks very posh. Joya Lofts are impressive as well but they may also be covered if Philtown proceeds with The Metropolitan.

and for JerseyGeorge & boolateh (if you guys are around) how are the Rockwell people treating you after you made the purchase?
and would anybody know if that showroom where UCC and Grams are have model units for Joya or issit just for One Rockwell?

They are not flexible to terms unlike other developers. Besides, the 100T per square meter with interest and without substantial discounts are not too competitive for investors (like moi).

I am giving my honest opinion about Rockwell people , they are very reliable and professional sales executive. No pressure on selling you their units if you want to purchase a unit u have it, if not no big deal. Within the period of 3 months after I bought my unit all paper works have been process including my CTS notarized and send back to me. When I went back to the Phil. last Jan. 2007 to visit Rockwell area. I made a reservation to stay in Manansala Tower , they were able to give 15 days to stay in their one unit bedroom for free including the use of all their facilities. Me and my wife have great time staying in this place. Chef Borres sales manager of rockwell gave us the tour and diner around the vicinity. I even met Mr Tong Padilla -Pres. of RLC. and was even offer me to go to view my unit 34th flr. while still being constructed. I was impressed this action from Rockwell people.

To answer your questions. I bought a one bedroom unit at Joya with one parking space at the North tower. The turnover date will be next year Dec. The provisions for appliances and AC are not included in the purchase price.
I did not realize that I can add AC unit when I signed the contract. The Rockwell web site says Joya is 100% sold. My family went on vacation in the Phil. last Jan 2006. We were given a one week accomodation at the Manansala. At that time Joya was still rising above the ground.
The services were great. The employees are courteous and polite.

Intriguingly, they are keeping these (talks) as secret as possible from the media's attention, and if ever the deal is done, the Lopez Group wants it covered first hand by its own network (ABS-CBN). The discussion about the purchase might take a long a while because, beside the Lopez Group, there are also other parties/real estate developers who are interested in the Noah's Ark property, which makes sense considering the fever-pitch real estate property boom the country is experiencing right now. Interestingly still, the owners of the Noah's Ark property are mulling the idea of developing the said propertry themselves - similar to Rockwell or Eastwood City, which will put them in direct competion against the Lopez Group once the bridge which will connect Estrella Avenue in Makati and Mandaluyong is finally constructed. This matter really is a big guessing game with so many parties, including its owner, now wanting to develop the Noah's Ark property.
Honestly speakingly, the Noah's Ark property for me is an icon, so I'd rather like to see it as it is and for it to remain untouched for sentimental reasons. I'd like to come home to the Philippines (Makati) and see it (Noah's) still there. Ask long-time Hulo/Barangka (Mandaluyong) and Poblacion/Guadalupe (Makati) residents about their personal attachment to Noah's Ark, and they will tell you of its endearment to them. I remember as a child, Noah's Ark would blow its horn at 5:30 and 6 o'clock each morning, and then at sunset at 5:30 and 6pm. The sound of Noah's Ark's horn was so sweet and gentle to my ears - it was my virtual alarm clock to get ready for school in the morning; it was also like my Big Brother reminding me to go home when it sounded its horn at 6pm.

I would always wish that the plans initially laid out in developing that part of Mandaluyong by the Rockwell group with the beautiful bridge, greenery and middle class but nice Mediterranean looking condominiums would boost the look along Pasig River. But look at it this way, the property in these areas would surely appreciate, and the people living here would thank the developers for these projects.

I've been based in the East Coast for more than a decade now, and have not set my foot in the Philippines since. If it's an eyesore, as what you've said, Noah's Ark's owners should, and I hope they would, refurbish it if they're not already planning to put up something impressive in its place in order for it and the areas surrounding their property to appreciate in value. Moreover, Noah's Ark could serve as a landmark, educational that is, that could help young Filipino school children what a sugar mill is all about (I'm thinking aloud). Noah's Ark, correct me if I'm wrong, could be the only one of its kind in the Philippines that could be sitting right in the middle of the metropolis. I'm sure that the Filipino people would be able to appreciate the historical significance of this facility, which once refined the sugar that they've put in their coffee or halo halo.
I don't have the slightest idea if Noah's is still in commission. Any idea?

I just corrected for lens distortion and applied the usual levels, saturation, sharpening. Also I took it in bright morning sunlight. Lighting is the key. Note the bright blue sky.

As Dunamis mentioned, both projects are good however aside from the projects themselves I would advise that you also consider the pros and cons of the two areas itself to get a better picture of what ultimately comes closest to meeting your needs and requirements in the end of the day. ^^Btw aside from what has already been mentioned/posted earlier, I think another factor you need to consider is that the loft units of Joya is on the lower floors di ba? So you'll have a different kind of view compared to what you'll be getting from your 28th floor unit in FT which is facing the Manila Golf course and Makati skyline pa. Are you willing to give up that spectacular view? Just something to think about as well ... :)

They are not in the same league. e-Rockwell condos have higher standards hands-down. The price difference says which is more prestigious.
If I were in your circumstances and can afford it, would go for Rockwell.

Just to play devil's advocate, location is something that can not really be duplicated nor easily improved upon and with high profile projects (like the Unified PSE among many) lining up BGC's 5th Ave. it's becoming the equivalent of Makati's Ayala Ave. so will you be willing to trade your prime location within BGC's emerging world-class CBD for Rockwell's small pocket of "niceness"; furthermore, will you be willing to trade your 28th floor view of the Makati Skyline, Polo Club, Manila Golf, Manila Bay, and the even the Airport for one that's looking another building? Just something to think about. Better do your due diligence and consider the pros and cons to get a clear picture of what ultimately comes closest to meeting your needs and requirements so that you can make that sound decision and won't end up having buyer's remorse. ^^Hehehe...bias ba? Naku hindi naman. I was just reminding what he may miss in BGC that's all but in the end only he can really say where he will be happy living in the long term. I was just giving my two cents (maybe even less) because it's such an expensive mistake to make or have buyer's remorse on after all we're no longer talking about pocket change at these prices. I was just trying to help, being a fellow investor. I went through the same excercise din kasi when I was buying a unit in Pinas and ended up investing in BGC - kung baga eh I just put my money where my mouth is. I've expressed my views/opinions about it in the "Rockwell or Fort Boni" thread (link: http://www.skyscrapercity.com/showthread.php?t=529320). Don't get me wrong Rockwell is also a good area as well but it was just not for me I guess so to each his own really in the end. And as far as Joya is concerned, I think it is a damn good project should one decide he wants to live in Rockwell. That I want to make clear. :)

I think he's thinking about that too. He wanted to offer it to us because the loft unit are limited lang daw for Joya.

mongka January 26th, 2008, 09:07 AM Thanks Aaron! May alam ka na bang nakatanggap na ng unit nila? Our unit is at the North tower. Medyo malabo ang communication from the turn-over department of Rockwell eh. When I called, they claim that they are turning over loft and South tower units since September which means they're ahead of schedule by 6-8 months. Pero ng tanungin ko kung kailan ang turnover ng North tower, they just give me the original commitment date which is Dec 08 :ohno:

They were probably overwhelmed w/phone calls from excited future homeowners and don't want to give out dates kung hindi pa naman sigurado.

There are lots of us here in the bay area who bought units at the Manansala and Joya. This is the reason why we got hooked to buy one too. Hope to meet you too. We are planning to have the turnover in November or Dec just in time for Christmas.:cheers:

Rockwell really has IMPRESSIVE projects and I feel the same way as you. There is something about the way they give attention to the smallest details that set them apart from the rest. The reason I bought a unit at the Metropolitan is its proximity to the Rockwell community. Not exactly Rockwell but close enough. And you have your unit at The Fairways. I guess Philtown is all right. But Rockwell projects--may sariling mundo. :cheers:
3cr March 31st, 2008, 01:40 AM ^^ Yup that's the nice thing about Philtown's Metropolitan project...you're in proximity of the exclusive Rockwell enclave and yet don't end up paying Rockwell project pricing. More bang for the buck given the location, location, location and with Metropolitan sports club amenities to boot. On the other hand Rockwell projects are really quite impressive as can be seen in those Joya pics posted above. Really beautiful! Rockwell investors do get what they pay for...of course they also paid alot more. No question that Rockwell though small is a very nice and prestigious enclave indeed! :okay: :okay:

JamesHK May 10th, 2008, 04:46 AM We own a two bedroom unit on the 38th floor of the South Tower which was handed over a couple of weeks ago (we negociated an early turnover). The public areas of Joya are fantastic- the lobby is nicely designed and beautifully furnished. The lift lobbies, hallways, lighting and model unit doors are all very nicely done. Rockwell Land obviously finishes their buildings well and the overall impression of Joya is very positive.
The interior finish of the units is not quite so successful in my opinion. The diagonal parquet floors are really not that great, the bathroom and kitchen tiles and units are very ordinary. We are having some major works done on the flat to brighten it up and make the look a bit more contemporary. Once finished it should be a lovely flat. The views from the flat (we face west, south and east) are amazing and it's a very bright flat with wonderful, big windows with great views of Manila Bay, the Pasig River, Makati CBD and Bonifacio Global City.
The swimming pool area is fantastic-two beautiful swimming pools plus a small kiddie pool, lovely plants and flowers everywhere- the landscape architects should be congratulated! We haven't yet visited the roof area which is, in theory, going to be a Sky Lounge at the top of each tower for use by residents but they should be a nice addition to Joya life once they are finished.
All in all, Rockwell Land has done an admirable job with Joya in spite of my reservations about the basic interior finish of the flats. If you are willing to spend the money to upgrade the fixtures and finish of the flats to make them look more like the Joya model units, you will end up with a beautiful flat that is both comfortable and elegant!

I see a lot of workers in your pics. Are you able to visit the site everyday? Who does the QC?
