Edificio comercial de 8 niveles (primer nivel comercial, cuatro niveles de estacionamiento y tres niveles de oficinas) a ser ubicado en los antiguos terrenos de la Escuela Hotelera de Puerto Rico en la calle Tartak de Isla Verde en Carolina. El mismo será sede de PREPA Networks, subsidiaria de telecomunicaciones y fibra óptica de la Autoridad de Energía Eléctrica (PREPA). La inversión es de $20 millones de dólares.

Edificio de oficinas de 11 niveles a ser ubicado en la calle Tartak de Isla Verde en Carolina. Juzgando por el nombre podria tratarse de nuevas oficinas regionales de la Autoridad de Energia Electrica de Puerto Rico ya que posee sus siglas en ingles. (Puerto Rico Electric Power Authority - PREPA)

Bueno al parecer si se va a construir, esto si las noticias que voy a postear a continuacion tienen que ver con este edificio......

Prepa Networks Corp. (PrepaNet), a subsidiary of the Puerto Rico Electric Power Authority (Prepa), has acquired the land formerly occupied by the Puerto Rico Hotel School in Isla Verde, CARIBBEAN BUSINESS learned. PrepaNet has designated the newly acquired parcel for the development of a multipurpose facility to the tune of more than $20 million, PrepaNet’s General Manager José Casillas confirmed during an exclusive interview.

The project, slated to be completed by 2013, will help generate approximately 35 new direct jobs once fully operational. On the lower level, the building will feature several commercial spaces including restaurants and other retail services. Chief among them is PrepaNet’s own telecom commercial office, which is aimed at providing telecommunications services to Isla Verde’s thriving residential, business and tourism communities, according to the PrepaNet executive.

“The facilities also will have ample parking space, which is lacking in the Isla Verde area, and PrepaNet business offices on the upper level. We are very excited about this project, which will enable us to continue PrepaNet’s expansion plans while becoming a valuable neighbor to Isla Verde residents and businesses,” said Casillas, adding the project is currently amid the design and zoning processes.

Prepa subsidiary to offer new services to businesses, aggressively expand offshore
Prepa Networks LLC (PrepaNet) will break ground on its new headquarters in the Isla Verde sector of Carolina this month, as the public corporation prepares to launch through its partners a host of new products for the Puerto Rico business community and to begin dramatic offshore growth.

The Puerto Rico Electric Power Authority (Prepa) subsidiary will invest $20 million in the new headquarters, located in the "super prime" location in the middle of the fashionable tourist district, to create a facility modeled after Miami's Nap of the Americas, which has been called "one of the most significant telecommunications projects in the world."

The facilities being developed at the site of an old hotel school will provide the corporation direct access to its submarine telecommunications lines connecting PrepaNet's fiber-optic system across the island, with the rest of the world, and will host its new cable station, the main purpose of the project.

"This will allow us to efficiently manage all the traffic from these international lines for new services or expansion of services. That is what we are looking for. We are going to export services. That is the bottom line," said PrepaNet General Manager José Casillas.

"We are expecting an increase in international services of at least 45% after 2015. We are offering all the services we can from our current cable station. This project will eliminate barriers to current growth," he added.

The three-story headquarters will feature commercial space on its first floor, a four-level parking garage, administrative offices for PrepaNet, office rental space for its partners and a new home for its cable station on the third floor.

The facility will also provide a data center, disaster recovery and related services to technologically sensitive companies renting space in the facility, said Prepa Networks Sales & Marketing Manager William Cuebas Rodríguez.

?ese no era el terreno en donde se pensaba construir un aloft en isla verde ?

¿Por qué en Isla Verde y no Santurce o Hato Rey? ¿Por qué en un sitio turístico? :/

Es estúpido, esto es signo de la mala planificación que hay en esta isla ya molesta demasiado.

En Isla Verdad NUNCA se fue a construir un Aloft. El Aloft es para el Distrito de Convenciones.

Una pena que se utilice uno de los pocos espacios libres en Isla Verde para este proyecto. Para completar la arquitectura esta medio fea.


Ese lugar era ideal para un resort y no para un proyecto de este tipo. Al parecer la localización responde a que en dicha area corre un cable submarino de comunicaciones y me imagino que se proyecta vender algún tipo de servicio a la islas vecinas.



Alguien que conozca, saben si este proyecto va dar cara a la avenida Isla Verde?

Juzgando por la localizacion.....si. Esta en la esquina de la Ave. Isla Verde y la calle Tartak, al lado del Hotel Verdanza y de la Plazoleta de Isla Verde que es un strip mall.

En Isla Verdad NUNCA se fue a construir un Aloft. El Aloft es para el Distrito de Convenciones.

Donde queda Isla Verdad? :) los Aloft son tremendos hoteles!

Los Aloft son bonitos pero nunca ha salido noticia o rumor sobre un Aloft para Isla Verde. A donde va es para el Distrito de Convenciones.

Although the government assures the eternal permits dilemma has been simplified and that now construction and other related permits are more agile, Empresas Santana is still waiting to go ahead with several of its hospitality projects that have been in the pipeline for a few years. As a consequence, with the increase of oil and other materials, including cement, most of the projects now will cost more.

The newest development in this company’s hospitality division is the confirmation it will demolish the Isla Verde Howard Johnson Hotel to construct a 250-room Isla Verde Four Points by Sheraton. The approximate investment is $45 million and demolition and construction are scheduled to begin by 2010.

The 250-room Sheraton hotel that would anchor Ponce’s new 60,000-square-foot convention center that was due to open by March 2009 (CB March 22, 2007) at an approximate cost of $32 million is delayed. Now the Ponce Sheraton Hotel & Casino is expected to begin construction in 2010 with an investment of around $60 million.

And $60 million is also the new estimated cost of the 140-room Barceloneta Four Points by Sheraton Hotel & Casino to be built adjacent to the area’s outlet mall. Initially, this was to be a 200-room hotel, but the number of keys has been reduced and the budget increased from $32 million to $60 million.

Plans have also changed in the case of the now 115-room Manatí Four Points by Sheraton with an increased investment of $7 million. Its construction was to begin at the end of 2008, with an investment of $23 million and without a casino, but now the $30 million project will include a casino although the company is still waiting for the necessary permits and hopes to begin construction by 2009.

In the case of the condo-hotel scheduled for construction in September or October of 2007 next to the 107-room Four Points by Sheraton at Palmas del Mar, Empresas Santana has been waiting for a permit from the Department of Natural & Environmental Resources since 2007. This development will consist of 55 condo-hotel villa units with a total of 120 rooms at an approximate investment of $25 million.

With regard to Isla Verde Aloft Hotel (another Starwood brand, the first one in the Caribbean) on the site of what used to be the hotel school in Isla Verde, Empresas Santana is still waiting for the Puerto Rico Tourism Co. (PRTC), the owner of the property, to demolish it. “We are talking with the PRTC and trying to reach an agreement to make this process more agile,” commented Enrique Grau Pelegrí, spokeperson for Empresas Santana. The investment in the Aloft Hotel is around $20 million.

La noticia es del 2007 y la habia traido Bori 427, al final habla de un Aloft para isla verde , esta en el thread de inversion hotelera. Me disculpo si no es la manera correcta de utilizar una noticia, que ya otro forista habia traido, es que todavia me estoy acostumbrando al foro. :D

Una noticia de 6 años y aun pensabas que se daria....jummmmm. Añadiendo que no volvio a ser nombrado por ningun otro medio. Los proponentes de ese Aloft son los mismos que el del Distrito de Convenciones por lo que me parece que cambiaron la ubicacion.

Yo creo que ni si quiera participaba del foro lol pero gracias por aclararnos.

Tienes razon, es que todavia tengo la esperanza de ver que a la industria del turismo se le da importancia en nuestra isla.

Eso seria lo ideal y lo triste es que si hay el potencial pero pues ya sabemos como piensa nuestro gobierno A mi me parece sumamente ridiculo la construccion de ese edificio de PrepaNet en un lugar altamente turistico. Si ellos quieren construir un edificio de oficinas, para eso esta Hato Rey y San Patricio pero pues aqui no hay planificacion, lo que hubo es una pseudo planificacion de "montar" dos CBD en dos ciudades distintas y la desmantelacion del downtown original que lo era Santurce.

El pobre uso de un espacio tan valioso cuando estamos viendo un renacer en el turismo en PR. Es una pena que por capricho se haya dedicado un bien inmueble que en nada aporta al desarrollo turistico de Isla Verde.


Y me pregunto como los codigos de zonificacion lo permitieron, aqui debieron a ver hasta modificado los planes de zona para de todas formas acomodar el uso del edificio.

Para isla verde si venia un aloft pero no era ahí si no me equivoco era donde esta la casa de playa de Muñoz Marín en Isla Verde...old semi victorian house behind isla verde mall un beascochea

No se cuanto tiempo llevan alli pero ya hay maquinas en el lugar.

y despues en la calle tartak que es la mejor calle de todo isla verde estoy que me amarro a un palo bn tito kayac con un letrero que diga... NO A LA AEE AQUI SI AL TURISMO!!!!!

Isla Verde deberia de estar forrado de hoteles, condominios, casinos y entretenimiento. No se en que mundo viven los planificadores de PR hoy dia, its a shame!!!

Yo lo único que me puedo imaginar es que el terreno es propiedad del gobierno y no tuvieron que invertir. Por qué otra cosa, un terreno en esa zona debe tener un valor alto...nada más con la cercanía a la playa y estar en la Ave. Isla Verde.

Yo lo que creo es que por ahi pasa un cable submarino de comunicaciones y el gobierno al parecer quiere vender servicios a Isla Virgenes. Esa es mi sospecha.

¿El primer piso será de locales comerciales? Por lo menos le podrían sacar provecho a la localización en ese aspecto.

Entonces esto va rápido. Yo pensé que era otro de esos proyectos que anuncia y pasan los años y los años, y solo los changos merodean el terreno vacío.



Aunque no estoy contento con la localización, estoy feliz que se este construyendo un nuevo edificio en la zona metro.

Llevamos par de años que nos fuimos en blanco en el área metro, en terminos de construcción de proyectos grandes de edificios. Ojala y el de Ciudadela tambien se mueva y tengamos dos a la vez.

Si, al menos desde el 11 de abril ya habia visto movimiento alli.

No se cuanto tiempo llevan alli pero ya hay maquinas en el lugar.

Llevamos par de años que nos fuimos en blanco en el área metro, en terminos de construcción de proyectos grandes de edificios. Ojala y el de Ciudadela tambien se mueva y tengamos dos a la vez.


Bueno en la actualidad se construyen los siguientes edificios de "tamaño considerable"...... o sea no de dos o tres pisos.

Y dos o tres proyectos mas que se me escapan. Todos tienen inversiones de millones o sea de varios millones de los buenos. Esto en la zona metro. Pero se a que te refieres Terick.
