Cebu Holdings to invest P6.5B this year 4/24/2012

Cebu Holdings Inc. will roll out P6.5 billion investment in four new projects this year in partnership with Ayala Land Inc.

Cebu Holdings Inc. chief finance officer Enrique Manuel Jr. made the announcement yesterday after the Annual Stockholders' Meeting at the City Sports Club.

Manuel said these projects are additional projects set to be launched within the year.

"We'll have the second tower of Solinea, Park Point Residences, an office tower in Cebu Business Park, and third Avida Tower in Cebu IT Park," said Manuel.

Of the P6.5 billion investment, P2.5 billion will from CHI according to CHI president Francis O. Monera.

Park Point Residences will be located near the new expansion of Ayala Center Cebu, which will have 255 units said Manuel.

The third Avida Tower, which is already in addition to their original two-tower plan, will have about 500 units.

Monera said the third tower will be located in the 2.1-hectare expansion of the Cebu IT Park.

"That 2.1 hectares will have the same concept as that of Serendra in Bonifacio Global City," said ALI president Tony Aquino.

Aquino said they expect more demand for residential condominium units in the area since the outsourcing sector continues to grow rapidly.

Another project that will host office spaces within Cebu Business Park is also planned according to Monera.

In the last two years, ALI poured in a total of P27 billion in investments for projects in the Visayas and Mindanao region with P10 billion in Cebu.

"Another P10 billion is set to be invested until next year, including the P6.5 billion in Cebu," said Manuel.

Aquino said Cebu will have the next biggest concentration of their investments fueled by the very positive response of the market to their projects.

Last year, CHI posted P1.35 billion in revenues with net income of P424.33 million, a 4 percent growth compared to the previous year.

Income from rental in commercial provided the chunk of CHI's revenues last year with P838.13 million or about 61 percent.

Real estate sales brought in 19%, theater with 6%, interest and other income at 4% and 10% respectively./Reporter Aileen Garcia Yap

Its attached to the mall, the one at the center will be the Park Point Residences... actually all of those buildings shown on the mall renders are Ayala Premier... So that makes Ayala Land premier also a multi-tower development... Park Point Residences is the first of development scheduled to be launched by June.


Based on the render i have seen, Park Point Residences is a smaller version of Park Terraces.... :D

Everyone already knows that more talls will be built by Ayala but Robinsons with their Maxilom project is different although kumingking ra ni sa Ayala but there's this words of the owner nga baws niya sa sugbo making this RLC's biggest project in the country. CEBU CITY, Cebu – Owing to the strong optimism and dynamism in the local real estate industry, Cebu Holdings Inc. (CHI) together with its affiliate Ayala Land Inc. (ALI) revealed it will pour in P6.5 billion in new investments for Cebu this year.


In an interview following the event, Monera disclosed that investment will cover the construction of the second tower for Solinea, a condominium project across Ayala Center Cebu Mall; a new high-end, luxurious condominium project dubbed Park Point Residences from AyalaLand Premier, with 255 condominium unit; as well as the construction of the third Avida Tower at the Cebu IT Park, which will have 500 units.


Aquino said they are bringing in all AyalaLand brands to Cebu and that Cebu has had the most number of project launches. He also said the company will be aggressive in developing more BPO buildings here.“We are proud that we served as the catalyst and that the largest concentration of BPO buildings in the country is at the Cebu IT Park,” he said.

Does anyone have any idea if the highrise next to Marriot is going to be a condo? When is Ayala planning to sell it?

Mountain views of Park Point Residence are partially blocked by the other building west of it, Solinea Tower 2 and Avalon.

I agree! I love the location and the convenience it provides for shopping, groceries, recreation and dining.

As of date based on the LOI's submitted, it looks like around 60-70% is already reserved.... This is very encouraging as another ALP project is on the pipeline which will depend on the sales performance of the Park Point of course... :D

To clarify.. the 70% which i said earlier is based on the LOI... obviously there are LOI's who did not push through in the actual selling period.. The last time i saw it there were more than 150 LOI's.. but only 88 materialized... its not bad anyway for the first few days of selling... Am sure this will improve further..

And uh.. by the way, one of those who submitted LOI are the owners of Profood/ J Center Mall.. dont know if they did push through.. :)

ALP head Jose Juan Jugo said the company will allocate P2 billion for the construction of Park Point Residences, the first of its kind in ALP’s residential portfolio in the region.

Jugo said that despite the entry of several established real estate developers racing to build condominiums for the Cebu market, Cebu still has a large untapped market for high-end condominiums because of the drastic change of Cebu’s landscape.

“Cebu has evolved from a mere Queen City of the South into a strong economic powerhouse whose growth is crucial to the country’s economy,” Jugo said. “We now have to play catch-up because Cebu is growing faster than we expected.” :)

Hugo said that in the past, Cebu wasn’t ready for high-end residential projects, which limited CHI to its Amara development in Liloan. The company, however, said changes in Cebu in recent years allowed high-end brands like ALP to expand their projects here.

Hugo said they were encouraged into pursuing the Park Point Residences project because of the positive response of the market, as manifested by the strong sales of 1016 Residences, ALP’s first high-end tower which is also located in Cebu Business Park.

For myself, getting a unit at Avida properties in IT Park or any low cost condo development near the IT Park is a good investment buy in considering that the IT Park is projected to employ at least 100,000 people by 2015. These people needs a place to live better than the current boarding houses offered within the vicinity. Thus, rental, lease or even resale value on condominium properties will be high compared to other developments within the city.

Cebu is the fastest growing economy in the country today. The contraction of the local economy is fueled by the service, industrial and tourism sector which brings the purchasing power of every Cebuano higher compared to the rest of the country, while inflation is stabilized within normal levels. This means that middle class people has the capacity to purchase condo units while the upper classes purchase units for investment purposes.

Its generally boils down to economics.... No developer on his right mind would invest in real estate properties without the ready market or at least seen the potential to develop the market. In fact, Megaworld upped the ante as far as marketing of their properties is concerned, by tapping the foreign retirement market focusing on the Japanese which are definitely new money entering the circulation. And as i have known, another developer will also develop properties geared for the Singaporean retirees market.

On top of this, Cebu's stature as an island destination where you can have the best of everything either as business and leisure proved very much attractive to both foreigners ( Cebu has the largest concentration of expats aside from Manila) currently living and to filipinas married to foreigners even they are from different provinces they chose to own condominiums in Cebu apart from their respective homes in the provinces. Of course, they wont buy a property here if they aren't attracted to the what Cebu can offer. ( I have known a foreigner businessman married to a filipina who owns a 150 sqm condo here in Cebu, but currently living in Tanjay where they also own a large house. They come here to Cebu once or thrice in a month)

The continued growth in the BPO sector, Tourism Industry and the renewed vibrancy in the manufacturing industry in Cebu will continue to boost Cebu's local economy. It will continue to banner as the country's best performed local economy with a growth rate of at least 7% and as high as 11%. Cebu is the best showcase of a thriving and resilient economy with a strong private and public partnership which was already long been in place even before PNOY's adaptation of PPP idea.

And because major developers had seen these figures and wanted to translate into profits the bigger potential of Cebu, they are currently positioning. SMDC will soon launch its multi tower high rise projects by next year as well as Robinsons Land four tower high rise residential development on its Maxilom properties. Eton Properties, Picar Holdings, Rockwell Land, Vistaland, DMCI Properties and even Century Properties is currently negotiating with local land owners for possible joint ventures . While our local business is continuously drifting to the lucrative property development business . These potential are not just one time craze similar to buying a popular ice cream brand in the grocery stores because Cebu's market has the foundation and the basis. Para nako mga bai, kana si vladimirlev, concerned lang na siya sa nahitabo sa Cebu. Dili lang cguro pud na siya gusto na magproperty bubble ang Cebu. Wala man koy nakit-an sayop sa iyang pangutana. Mao sad na akong pangutana one time sa usa sa akong mga posts dire...

Akong mga kaila namalit og condo diri sa Cebu, nagbase sila sa laing nasod. Mga nurses, doctors, etc. Nipalit silag condo dire para daw inig uli nila sa Cebu dili na sila maghotel2x pa. Naa man gud sila one month vacation in a year, so ila na i-spend dri Cebu, usually Sinulog...

Aside from the towers, it seems like the South Entrance will be renovated with covered walkways leading to it. Ug mahuman ni tanan, murag brand new mall g'yud ang ACC mao siguro nga gihinay-hinayan sa nila ug change ang tiles and railings :lol:
