they say this about every project these days.

Not sure this project get my interest much. I sounds quality just don’t see it a popular as some of the others

Gulf Finance House plans USD 1.5 billion investment in theme park resort in Dubailand
In a significant development, Bahrain-based Islamic investment major Gulf Finance House (GFH) marked its entrance into the entertainment and leisure development sector in Dubai today, with the signing of a theme park resort in Dubailand.

Mr. Al Gergawi added: 'Dubailand is a strategic milestone in the development of tourism and leisure. He said the Arabian Legends Theme Park Resort will span over an area of 25 million square feet and is a singularly attractive majestic and fascinating leisure and cultural project, which is designed in traditional rich colours and opulence related with exquisite Arabic architectural creativity.

'Arabian Legends is one of Dubailand's most unique projects. A combination of rich Arabian heritage and modern technology is truly a luxurious blend of cultures,' Mr. Al Gergawi added.

Unveiling details of the partnership Mr. Esam Janahi, CEO of GFH said: 'It is a matter of pride and prestige for us to be part of this unique project that will certainly add more value to Dubai's image on the global tourism map. GFH and its development partners in this project – Edifice, Jean Michel-Ruols Architectes and Glen Corporation – will develop the theme park in line with its concept that emphasises regional culture based on legendary themes and landscapes capturing the essence of Arabian history and traditional values.'

He said GFH partners in the Arabian Legends were world-class entities with proven track record from across the globe. Edifice, the design and project management consultancy, under its principal, Shahram Foroughi, is famed for its involvement and development of a number of leisure and entertainment projects including Euro Disney Paris, Asterix Theme Park in Paris, Dubai's Wild Wadi and Adventureland in Sharjah etc.

Jean-Michel Ruols Architectes is one of the top leisure designers and specialists who are based in France and have designed prestigious projects such as Asterix Theme Park in Paris, Caldea Thermal Centre in Andorra, Waterpark in Mumbai, and many others. Edifice and Jean Michel-Ruols Architectes are also involved in the development of the GFH-promoted US$600 million Al Areen Desert Spa and Resort in the Kingdom of Bahrain and Dubai Heritage Vision in Dubailand.

Glen Corporation, involved in indoor and outdoor amusement operations, have been offering consultancy services to many Asian and Middle East leisure entertainment centres. Its principal, Glenn Figueroa is third generation in the industry and is currently operating Adventureland in Sharjah, UAE. Other projects in the pipeline will position Glen Corporation as the leading leisure operator in the Middle East.

Gulf Finance House unveils master-plan of its mega, USD3.8 billion Legends - Dubailand project

On the second and penultimate day of Cityscape, the international commercial architect and project development event in Dubai, leading Bahrain-based investment bank, Gulf Finance House B.S.C (GFH) presented the master-plan, and the various elements of its mega USD 3.8 billion, mixed use entertainment project – Legends-Dubailand.

GFH further announced that the leading Saudi Arabia based real-estate and investment group, Tanmiyat Group, has joined the project as a strategic investor underwriting 40 per cent of the upcoming US$302 million private placement floatation for the first phase of the project. It said that this significant step will accelerate the development of this, the first integrated resort project in the region.

'We welcome Bahrain's Gulf Finance House and Saudi Arabia's Tanmiyat Group to Dubailand. Their interest shows how truly regional a project Dubailand is,' said Mr. Mohammed Al Gergawi, Chief Executive Officer of Dubai Holding. Dubailand is part of Dubai Holding.

'Legends-Dubailand is one of a kind project. It shows others the way as to how cross-border entities can join together for the good of all. We call upon other leading institutions to look at similar opportunities, which ultimately will result in fulfilling the dream of economic integration as it cherished in the GCC's Unified Economic Agreement of 1981, said Mr. Al Gergawi in a special message to the local, regional and international media corps at the launch press conference organised on the sidelines of the Cityscape exhibition in Dubai today.

Addressing the press conference, Mr. Esam Janahi, Chief Executive Officer (CEO), GFH said: 'Legends-Dubailand, spread over 24.7 million square feet in Dubailand, will be an incredibly unique entertainment project that blends technical ingenuity with the thrills of fantasy and fables from times of yore.'

'The project further allows GFH to be a proud participant in the development of Dubailand, which is expected to attract almost 15 million tourists a year when completed,' Mr. Janahi further said, while adding, 'Legends-Dubailand represents an important diversification for GFH and we are confident that the project will mark a significant milestone within the tourism sector in the region, which is in the throes of an unprecedented boom.'

Conceived as the single largest destination for family-oriented, leisure and entertainment tourism in the Middle East, Legends-Dubailand will expertly blend technical ingenuity with the thrills of fantasy and ancient fables.

Mr. Janahi further said that even prior to its launch the project had received substantial interest from the regional investor community. 'The first phase of the project, which primarily entails the creation of the basic infrastructure for the entire development, will cost US$302 million, which will be raised through a private placement initiative to be launched shortly. However prior to the formal floatation, we have already received commitments in respect of 40 per cent (US$ 120 million) from the leading Saudi-based Tanmiyat Group.'

Mr. Sulayman A. Al-Majed, General Manager, Tanmiyat Group, said: 'As a group that is in the forefront of identifying unique real-estate investment opportunities across the region, we are proud to be associated with a project of this magnitude and stature. As strategic investment and development partners for the first phase of Legends-Dubailand, we will endeavour to create a solid infrastructure environment for the development of the entire project.'

The Group will also be responsible for the project management and design for the first phase of the project.

At the core of the project, which comprises of six main components - are three world-class theme parks, which together will constitute the largest indoor theme park in the world. The three theme parks at Legends-Dubailand are Legends of Arabia, Legends of Nature and Legends of the World – all of which are inspired by the magic of mythology, natural wonders, and sensational places on the planet.

The Legends Leisure Complex is envisaged as a vibrant mixed destination for family entertainment complete with innovative retail concepts within a themed environment. Further the development will also feature four themed hotels, three of which will be based on Arabian, Carribean and Medivial concepts respectively. Apartment complexes will envelope this destination.

Legends-Dubailand will also feature a golf course which will split this energy-bustling atmosphere from the tranquil residential component of the project - Living Legends –comprising of independent and semi-detached villas.

The final component of the project - Trade Legends - will further offer offices, while featuring a covered arcade that envelopes all the various elements.

The first phase of Legends-Dubailand is set to begin in March 2005 and will be completed by 2007, when the first of the theme parks – Legends of Arabia – is scheduled to be operational.

Mr. A. Rahman Mohammed Al Jasmi, Chief Placement Officer at GFH said that a consortium comprising of three leading international consultants – Jean Michel Ruols Architectes, Edifice and Glen Corporation - had been brought onto the Legends-Dubailand platform.

'GFH is proud to collaborate with these world's leading players in the leisure industry. These alliances, while ensuring the successful execution of the Legends-Dubailand project, will also serve to add a new dimension to integrated resort themed project development in the region,' he concluded.

While Edifice will provide design and project management consultancy to Legends-Dubailand, Jean-Michel Ruols Architectes will be the architects for the project. Glen Corporation has been selected as the theme park operator of the project.

Mr. Shahram Foroughi, Managing Director, Edifice, described Legends-Dubailand as a bold and new concept that would set a benchmark for integrated resort developments in the Middle East.

'At the core of the Legends-Dubailand project are its three theme parks, the success of which will be driven by a combination of innovation and creativity. We have been closely associated with the evolution of this project for the past several months and are confident that the blend of ingenuity and imagination that it represents will prove to be an unqualified success,' added Mr. Shahram Foroughi.

He said the Legends of Arabia theme park will bring to life Arabian legends and create landscapes that capture the essence of Arabian history and tradition. 'Legends- Dubailand adds a new dimension to our activities and we are looking forward to working in cooperation with GFH and our other partners,' Mr. Shahram Foroughi added.

Saudi group buys 40% of US $3.8 billion Legends Dubailand

A Saudi investment group has committed US $120 million in the company that is being formed to promote the world’s largest indoor theme park, the $3.8 billion mixed-use Legends-Dubailand project. The holding company, being formed by Bahrain-based Gulf Finance House through a private placement, will be capitalised at $302 million and will be registered in Dubai.

“Sheikh Sulayman Al Majed of Tanmiyat has committed to 40% of the holding company’s capital,” said Esam Janahi, GFH chief executive, while announcing details of the project.

Ahmad Al Qattan, GFH chief investment officer, told Construction Week that the group has shortlisted the project manager for Legends–Dubailand. It is an international name and will be announced shortly. Jean Michel Rouls is the architect for the project and Edifice of Shahram Faroughi has provided design and project management consultancy. Glen Corporation will be the theme park operator.

GFH is in negotiations with property management consultants, and has a short list. “We are negotiating with international names and we will shortly announce this too. We also have a feasibility study consultant,” Al Qattan said.

He explained that studies are at an advanced stage and that the group is in the mobilisation phase. Actual site mobilisation will start by the middle of next year. “The project will be carried out in three stages. We will have the first phase operational by 2007 with the first theme park of Legends of Arabia. The second stage will be completed by 2010 and the third and final phase by 2013.”

Speaking on the sidelines of last week’s Cityscape, Janahi explained that the project will be financed in phases. “We have 10% as equity that will be used for infrastructure. We will create project finance for each cluster as it develops. We project a 20% internal rate of return,” Janahi said.

Al Qattan said revenues would kick in much earlier than the operational first phase with the sale of freehold homes on the development. He explained that the project will be developed in close partnership with Dubai Holding, which is promoting the vast 200 million m² Dubailand. In a statement, Mohammed Al Gergawi, Dubai Holding chief executive said: “We welcome Bahrain’s Gulf Finance House and Saudi Arabia’s Tanmiyat Group to Dubailand. Their interest shows how truly regional a project Dubailand is.”

Providing details of the project, designer Shahnam Faroughi said the project will have seven main components, at the core of which will be Legends of Arabia, Legends of Nature and Legends of the World. The complex will be spread across 300 000 m² and will be the largest indoor theme park in the world.

The Legends of Arabia will have five theme areas; the Legends of Nature will have a biodome to showcase diversity of the climate and the Legends of the World has been inspired by people and places. The complex will have a Legends Leisure Complex that will offer entertainment, retail and fine dinning with a 16 000 unit car park. It will also feature four hotels, three of which will be themed on Arabian, Caribbean and medieval concepts. Apartment complexes will be part of this segment.

Legends-Dubailand will also have a golf course with surrounding villas built in what will be the Living Legends segment. There will also be Trade Legends, which will offer offices and covered arcades. “The architecture will be dramatic, reflecting Arabian fantasy,” Faroughi said.

The Bahrain-based Gulf Finance House BSC (GFH) has opened subscriptions to its $302 million private placement exercise to finance the first phase of its $3.8 billion mixed-use entertainment project - Legends- which was unveiled in Dubai last month.

Making an official announcement in this regard, a top executive of the bank said the private placement exercise has come at a time when the project- the first integrated leisure and entertainment real estate development in the region - had been successful in creating a stir among the community of regional and international investors.

Detailing the singularly unique investment proposition that Legends presents, Esam Janahi, chief executive officer of GFH said: 'Legends is located within the prestigious Dubailand development, which enjoys the full support of the Government of Dubai and is being actively promoted within the regional and international arena.'

He said the project has very high potential, particularly in the wake of the emergent tourism, entertainment and travel sectors in the region.

'Dubailand is committed to unlock the tourism potential that the region, and particularly Dubai has to offer, and Legends will add tremendous value to its positioning by being the single largest destination for family-oriented, leisure and entertainment tourism in the Middle East.'

The Legends project comprises six main components at the core of which are three world-class theme parks, which together constitute the largest climate-controlled theme parks in the world. The three theme parks at Legends are Legends of Arabia, Legends of Nature and Legends of the World - all of which are inspired by the magic of mythology, natural wonders, and the magnificent places on the planet.

Legends is the latest addition to GFH's impressive portfolio of pioneering projects which include the $1.3 billion Bahrain Financial Harbour (BFH), and the $600 million Al Areen Desert Spa and Resort, both of which are in Bahrain.

In an effort to boost the company's operations and allow a larger section of the local and regional investors to enjoy the benefits and returns from Legends, and to offer them an opportunity to participate in Dubai's spectacular growth, discussions are intended to be held with the regulatory authorities and relevant institutions to issue a public offering.

'Legends listing on the Dubai Financial Market (DFM) would not only benefit the participants and investors of the project, but would also help in further boosting Dubai's economy and construction industry,' said Al Jasmi.

Its like they extracted that pic out of my childhood dreams.

This project is much bigger than I ever expected it to be. Did you see those glass towers on the website!! I dont appreciate them adding the residential/golfing element tho, so out-of-place and ruins the whole theme park theme! They should have just one big residential area in Dubailand rather than having each project having its own residential. There's a big contradiction, is it a place to settle, play golf and live peacefully or is it a place for young locals and mobile tourists to scream their heads off and go crazy on rollercoasters while fireworks and loud music play in the background?

Almost 20 identical (although interesting designs, there are only two of them) towers and hundreds of villas in the golf course, this is sounding more like a real estate project. I think they should be focusing more on the theme park aspect of the project rather than on real estate. Sounds like they'll be spending more than USD 2.5bn of the projected investment of USD 3.8bn on real estate property and the golf course. If they spend most of it on the theme park we could have by far the most amazing theme park in the world.

KFIC to invest $60 million in Legends

Kuwait Finance and Investment Company (KFIC) has subscribed to 20 per cent of the $302 million private placement initiative for the development of the first phase of the $3.8 billion Legends integrated theme park project in Dubailand.

With this, officials say, over 80 per cent of the private placement has been picked up by institutional and individual investors.

Legends, conceived as the single largest destination for family-oriented, leisure and entertainment tourism in the Middle East, is promoted by Gulf Finance House, one of the leading Islamic investment banks in the region.

The initiative has received a significant boost with the announcement by the leading Kuwait-based financial institution.

Gulf Finance House chief executive officer Esam Janahi said: 'Today's announcement that KFIC will be investing in the Legends project is a clear indication of the substantial potential of this development as well as the enthusiasm that it has generated among the Pan-GCC investor community.'

'Legends is a singularly unique investment proposition.

'The response of investors ever since we unveiled the project in November 2004 has been excellent. In the short span of a month or so, 80 per cent of the private placement for the first phase has been subscribed to, indicating the confidence investors have in the potential of Legends,' Janahi said.

'The successful placement of a substantial part of the first phase of Legends has focused attention on the Dubailand project as a whole.

'It is expected that Dubailand will attract some 15 million tourists a year when completed, which will in turn significantly add to the value proposition of Legends on a long-term basis,' Janahi said.

Janahi added: 'Kuwait is a key market for GFH and we have a large investor base in that country.

'We welcome KFIC's decision to partner us in Legends through its subscription in the private placement to the tune of about $60 million.

'We look forward to a continued and similarly fruitful association with the company.'

Legends, the first integrated leisure and entertainment real estate development in the region, contains theme parks, themed hotels, retail facilities, a golf course and residential facilities and will be spread across an area of 24.7 million square feet in Dubailand.

The key components of Legends include three world-class theme parks - Legends of Arabia, Legends of Nature and Legends of the World - which together will form the largest temperature controlled theme parks in the world.

Other components of the project include Legends Leisure Complex, which will be a vibrant mixed destination for family entertainment with a retail feature to it, a residential component - Living Legends, an office component - Trade Legends and a world-class nine-hole golf course - Golfing Legends.

Commenting on the decision to subscribe to the Legends private placement, KFIC vice-chairman and managing director Abdul Rahman Al Saeed said:

'This is an important step in our efforts to source rewarding investment opportunities for our shareholders and clients.

'Furthermore, we view our relationship with GFH as a strategic one and look forward to additional partnerships.'

Living Legends and Trade Legends are two of the six salient components of the Legends project in Dubailand, and will encompass an array of luxury villas and apartments which will be sold both at the retail level and as land parcels to developers.

Addressing a joint press conference jointly organised by Gulf Finance House B.S.C. (GFH), the driving spirit behind the Legends project and Tanmiyat, in Dubai today, Mr. Esam Janahi, Chief Executive Officer (CEO), Gulf Finance House, said: 'The Dubailand project is a path-breaking development that, upon completion, is expected to attract almost 15 million tourists a year.'

Mr. Janahi further said that the Legends project was spread over 24.7 million square feet in Dubailand, and would be an incredibly unique entertainment project that blends technical ingenuity with the thrills of fantasy.

'The Legends project is the first-of-its-kind integrated resort-cum-theme park development in the Middle East, combining entertainment, leisure, retail, residential facilities as well as commercial property under one canopy, while recreating the magic of Arabian mystic in all its hues.'

At the core of the Legends project are three world-class theme parks, which together will constitute one of the largest, climate-controlled theme parks in the world. Mr. Janahi said that the work on the final design of the theme park component of the development has already commenced and that full-scale construction is expected to be started shortly. 'This aspect of Legends will be developed by the Legends project company.'

'The sale of the residential and commercial components of the Legends development to the Tanmiyat Investment Group represents a significant milestone in the progress of the project. It looks brilliant. Finally some proper theme parks for Dubailand. I'm surprised at the fact that there aren't many projects in Dubailand with loads of rollercoasters, rides and the usual stuff but that there are loads of residential elements. This one seems to be really expensive too, with 3.8 billion dollars you could built the burj dubai 4 times over:nuts:

Legends project to boost local tourism

Legends Dubailand will offer entertainment and leisure facilities, and is designed to be a tourism hub.
Dubai’s tourism and leisure industry is set to receive a boost with the launch of Legends Dubailand, a US $3.8 billion mixed-use project.

The 2.3 million m2 development will be located on the Dubailand site.

“The project will be undertaken in three phases,” explains Fauzia Al-Khanjari, general manager of Legends Dubailand. “The bulk earthmoving contract has been awarded and work is due to begin soon. We’re aiming for an overall completion date of 2014.”

Backed by Bahrain-based Islamic commercial and banking services company, Gulf Finance House, Legends will offer family entertainment and leisure facilities and is designed to be a leisure hub for local, regional and international visitors and tourists.

It will include a collection of theme parks complete with themed hotels, 500 individual villas, residential apartments, a business and commercial park and a variety of leisure facilities.

“The end result will be an overall integrated theme with all the individual projects complementing one another as part of the overall picture of Dubailand,” says Al-Khanjari.

The Legends Theme Park Resort will include three theme parks: Legends of Arabia, Legends of Nature and Legends of the World.

Four themed hotels will reflect the various destination themes. The 50-storey Legends Tower Hotel, combined with the office towers and conference centre, will be the focal point and will overlook the Legends development, while the Arabian, Caribbean and Medieval-themed hotels will be located at the entrance of each theme park.

A 9-hole themed Legends Golf Course and Golf Academy is planned, and visitors will be able to stay at the 120-room themed Golf Course Hotel. Five hundred villas will also be built on and around the course.

The Legends Leisure Complex will be a promenade offering shopping, entertainment and dining facilities. “What makes this project different from others in Dubai is that we’re going to be catering to the entire family,” says Al Khanjari.

“Tourism here is rapidly on the increase; we’re soon going to be looking at a figure of around 15 million visitors coming to Dubai, and at Legends Dubailand we’re going to be seeing a great part of that traffic coming our way,” she added.

Dubai : Legends, living or dead, should not need much marketing by their nature, but Tanmiyat Investments is launching a large-scale marketing campaign and building a new sales building for the Living Legends project in Dubailand just in case.
The Living Legends constitute one of the key six phases that form the Legends project in Dubailand.

Tanmiyat's $2 billion (Dh7.35 billion) investment in the project includes a collection of villas and luxury flats, which will be sold to investors at retail prices.

"We are pleased to announce the launch of a large-scale marketing campaign for the Living Legends project, said a company spokesperson. "The commencement of the official selling process is a significant phase in the project life cycle."

Living Legends will consist of two commercial towers and four luxury hotel apartment towers, as part of the 12 residential towers. The selling process for all of these components is already under way at a price of Dh700 per square foot.

Living Legends will also consist of 500 villas including 50 deluxe, 300 3-bedroom and 150 2-bedroom units.

The towers' apartments fall into several categories including studios, penthouses and 2, 3 or 4 bedroom flats.

A high-profile delegation from Singapore visited Legends Dubailand headquarters on Sunday to look into investment opportunities within the USD3.8 billion mixed-use mega entertainment project.

The visit follows the tremendous interest developed by Legends Dubailand during its participation at a seminar in Singapore in October last year. The seminar titled Real Estate Developers' Association of Singapore (REDAS), was organised by Gulf Finance House B.S.C. (GFH), the Bahrain-based Islamic investment bank behind the project, REDAS, Chesterton International and Singapore Building and Construction Authority.

The visiting delegation aimed to look into the monumental investment opportunities within Dubai and especially what Legends Dubailand has to offer.

Tanmiyat wins Legends Dubailand bid

Dubai: Saudi-based Tanmiyat Group has won a $302 million (Dh1.2 billion) infrastructure contract for Legends Dubailand, the $3.8 billion (Dh14 billion) collection of theme parks, commercial towers, residential units and hotels set in the Government's Dubailand tourism and entertainment project.

Tanmiyat subscribed to 40 per cent of the $302 million cost, making it a major stakeholder along with primary project investor, Bahrain-based Gulf Finance House.

It follows recent approval of the scheme's master plan designs by Dubai Municipality, giving the green light for construction work on the 24.7 million square foot leisure and entertainment project.

Initial ground work for the basic infrastructure has already started.

Developers aim to open the Legends of Arabia theme park and the Living Legends freehold residential and hotel area in 2008, with remaining sections scheduled for completion by 2013.

Fauzia Al Khanjari, general manager of Legends Dubailand, said getting project design and components within Dubai Municipality guidelines was a significant challenge.

The project now faces a new set of hurdles to overcome.

Surging steel and concrete prices are a new worry for the region's developers in addition to the availability of labour and skilled contractors.

Project manager, The Legends Development Company, expects Legends Dubailand to the first major theme park in the region, attracting 20,000 theme park visitors daily at peak operational capacity and a further 35,000 people per day in the hotel district.

How is one supposed to navigate Dubailand? Pay per ride and drive from ride to ride by car? I mean.... It is such a vast area and there will be residential blocks between the rides right? I mean, is it like living in Dineyland behind the Mattehorn but before Mr.Toad's wild ride? I do not get it.

^^ That's soooooooo true! Dubailand is turning into an Emirati version of the Inland Empire (Los Angeles) [which is just a bunch of suburbs stitched into one huge mass]. The Dubailand brand is the only one holding all the residential developments together as one area. Truly, Dubailand is not going to be or wouldn't be the "next" Disney World as was originallly envisioned. The current developments and plans for Dubailand are no where near the original masterplan.

I gotta say, though, these residential projects are indeed beautiful [referring to the ones above].

If the number of apartments is higher than the number of rides, you can not call it a theme park either. Since there is no real boundary to the rides people will end up driving from one attraction to the other. Like you would drive from Disneyland to Knotts Berry Farm to Six Flags MAgic mountain.

Because of this I do not think DubaiLand will be one big themepark, just another metropolis of never ending urbanisation (offices and residential) with something to do every few blocks?

Sorry for being so depressed about this but I just can't see the DubaiLand project turn into a theme park any time soon. :ohno:

Is it just me or are Tamniyat really bad at giving investors a construction update. Has anyone heard how far development has got with the Legends ? Why are Tamniyat harping on about their development in Arjman and nothing is being said about Legends ?

announced the imminent commencement of the project's construction. The contract for construction has already been awarded
to CSI Construction and Engineering LC.

The project still has not had the final approval. I was in Dubai last week and spoke to someone at Tamniyat. They say that the final approval still has not been granted. This is supposed to be granted sometime soon they hope. Completion is therefore way off from the Dec 2008. Proabably 2011 if they are lucky.

Apparently they are still awaiting final sign off from the Authorities. When I went to visit Tanmiyat they told me that they were close to sign off in Mid March. I don't know if they have got any further. If anyone is based in Dubai perhaps they can pay a visit to find out if things have kicked off yet.

There is NO WAY that anything will be ready by end of 2008. Probably near end of 2011 if they are lucky.

That doesn't mean the project will start soon. They're surveying the site but they could still start only next year

One project, the Legends in Dubailand, has already been cancelled, he noted. The project was slated to be home to three indoor theme parks.

Well, only a couple of days ago they were selling at the Worldwide Property Show at the Hyatt Hotel here in Dubai. They even had the model on display there and i got some nice glossy brochures of them. So i am confused....

Maybe they will still build the residential parts and add additional residential units instead of the theme park. Only the theme park is cancelled as it does not fit into the Dubailand philiosophy of providing residential only developments.

I feel sorry for anyone who bought here thinking there would be able to rent their units to Legend theme park visitors!

Incase they have only cancelled theme parks then it might turn out to be better for this project as now Tanmiyat might find it viable to continue with the project. Anyhow with all these big names of theme park industry declaring their projects for Dubai-land in last 12 months, having 3 theme parks without any big names could have been a disaster

well i did buy a property in resale today and i was there at their office today an the project is still on
the living legend is on n yes they are making some chnages in the theme park but they will only be some minor changes . n they have already started construction there . in all its a beautiful project .iam happy with my investment --hope it goes well . and ya for those who have invested in it long back they are compensating for late delivery , and thats stated in teh contract too

Well that's good that that project is not cancelled. If you don't mind telling us which property did you buy on resale and how much did you pay for it. Just wondering if the prices have gone up much. I bought a 3 bed appartment in ceasars tower 8th floor for 1.5M AED in April 2007.
Did Tanmiyat give you a ball park date of when the development will be completed ?

and they dint give any cahnges they still in the process anyway its not effecting the living legend as that area will be well done n will appreciate well later n the comletion date i guess will not be anyway before 2010

This seems to be a recent picture, so it is still going ahead.

It was reported that they started infrastructure work months ago.

Not sure when the buildings will come up, but the Engineer guarantees that the buildings should be ready by mid 2010, so give and take 6 months delay, the entire villa and apartments project should be ready by end 2010. Lets hope so !!

Agree with Malec you would be lucky to see this completed by 2012. No infrastructure, dwindling work force rising costs, credit crunch and dubai debt over 100% of GDP. With those headwinds you may be lucky to see it started and finished at all

I visited the site on Friday and was pleased to see work being done full blast...even on a Friday (7/11/2008) one could see work being done.....atleast 50 odd Villas...being worked upon simultaneously....they have started digging etc till the farthest corners of their plot…next 3 months or so should be interesting to see if they are able to sustain this

Hello Friends and investors of Living Legends, Had been to the site this Saturday 29th of Nov. and to my surprise, I seen the work was on, could see Iron rods from the ground for a good lot of villas. This means that the foundation work for the 500 villas was on, Though I could not see how many villas had the foundation ready, but I could see a good number, lot's of material too at site where the security states that work is on 24 hours a day. He also states that soon the foudation work for the buildings should start. Will meet the Engineers somewhere during mid December to get more details. Thanks

Visited the site on 20th December and pleased to see good progress on the project...apart from this location atleast 3 new projects are underway near to our site.....Al Barari has also taken a decent shape and looks like if the progress goes well then this locality shall develop in years to come

Meawhile, TATWEER's chairman/CEO had conveyed in one of the releases to Media that they are reviewing Dubai Land projects and shall come up with their findings by the month end...has anybody heard further???

If you guys know that the Engineer at site is Mr. Khalid, he seems quite upbeat in regards to the development and has stated that the work for the buildings (apartments) would start within the next three weeks. The project plan and Diagrams are ready and will go to Dubai Municipality for approval, as all machinery and equipment is already there, the building work would commision almost immedietly, I would be seeing him mid-Jan to see the development and to take some photo's. However the construction of Villa's is going on very well, I guess by now they set the basement for around 100 villa's, it was about 50 when I seen the site last month, Let's hope and pray this trend continues in difficult times.

Starting from January 1, 2009, developers and banks have been ordered to stop taking payments more than 20 per cent of the cost of properties from buyers or investors until construction begins, a Real Estate Regulatory Agency (Rera) official has revealed.

"We have sent out letters to 100 developers – as well as having meetings with them and lending banks and institutions – telling them to take payments from buyers worth only up to 20 per cent of the contract value," Essa Saeed Ahmed Al Mansoori, Head of the Trust Accounts Section at Rera's Real Estate Development Trust Account Department, told Emirates Business.

"With properties that are already being built, developers who have collected more than 20 per cent of the contract value from buyers will immediately have to stop asking for further payments until they correlate the escrow amounts already collected to construction progress."

Rera has set up an 11-member Real Estate Development Trust Account Department that will supervise and monitor the construction process and ensure the escrow amounts are collected in accordance with the agreed schedule.

"We have all the figures in our database and are asking developers to stop collecting money from buyers," said Al Mansoori.

Rera Chief Executive Marwan bin Ghalita said developers could protect their rights by referring disputes to the Property Court where contractual agreements would be enforced. "The message we want to send out to the developers and lending banks is to consider the situation of the investor before they take action," he said. "In this time of crisis, everyone should work together and everybody's rights will be protected."

Meanwhile, Rera has announced that a revision of Law No 8 is being considered by Dubai Land Department.

"For new sales and purchase agreements the booking amount has been set at a fixed amount rather than the previous rate of five to 10 per cent of the contract value," said Al Mansoori . "In January, Rera will set up a technical audit team. The new system will enable stricter auditing of the escrow account, the developer and the trustee."

He added that Rera was introducing regulatory procedures covering Law No 13, which established the Interim Real Estate Register.

A land department spokesman said 100,000 units had already been registered.

This is indeed good news but those who are owning Apartments in Living Legends may not be celebrating much as most of the amount is already paid, all you stop paying is the 4,999- / 5,999- / 6,999- X 3 or 6 cheques which is not all that substantial amount considering the fact you have an apartment worth over 1 mil.

As I had mentioned earlier, The Engineer was quite upbeat about commencing of the Apartments project, hopefully we should have a start with a few days.

To be honest, I rather have the Apartment work started than the payment delayed.

I was given a number by the reception of Tanmiyat, this number belongs to Ms Luba (04-3600068), the customer service representative at Tanmiyat. She was trying to convince me that nothing is wrong, but the project of Towers is moved back 2 months. Asked the reason and she spelt out Villa's foundation as a key factor for delay. The contractors are CSI from China who have built the Dubai Mall and hotel. Although she's assuring that the project has to be completed by end of 2010, I was stressing on the fact wether it would ever begin.

For this folks, I guess its best we meet up at the office after taking prior apointments.

well this miss luba or whateve -- met her personally a few weeks back and she tells me this is a big project and they need money and due to shortage of moaney they have delayed the project -- guess shes doing a good job representing the group

Dear Fellow Investors....

Yesterday, I happen to visit their office (Contract Office) ....and they have conveyed that a letter is being sent to all the investors to STOP payments...as per them this is being done based on instructions from RERA...infact RERA has conveyed not to give any further payment after Dec 2008..till further notice..which at present is atleast till 31st April 2009

The letter should be sent within 7 days....please do confirm if you start receiving this letter..

Jusk spoke to Customer services rep Luba and she tells me that construction has recommenced today. I certainly hope so!

Also, note that the villas have started first, so it'l probably be time before they get to the towers.

I had a talk with Custoimer Service up at Tanmiyat. They say that the project is delayed but will be handed over by Oct 2010. This is for the apartments. I asked for an update on mail and they will send it. It was 2 weeks back. I am still awaiting the mail.

Tamweel on the other hand said that they are ready to make the payment for 27th Feb. Also have sent me a letter that I need to pay for the registration fee as the per the amended law in 2008.

Any info on these that you guys could share?

Tamweel is the banker in my case and the payment is the schedule that the banker will pay the developer as agreed. It could be paid as per the construction plan or as per the dates as mentioned in the SPA. In case of Living Legends it is on a date basis.

As for the registration fee it is the amendment to law no 13 2008 that sates all off plan or under construction projects must be registered with RERA. A copy of the law is available on RERA website.

I am planning to visit the office again. Any suggestions!!!!!

Just received that letter, stating what you have mentioned. The Engineer had mentioned about the drawings etc. etc. going to the Dubai Municipality for approval, this was way back in November. We are still waiting. I guess we have to pur pressure on them to come up with a concrete date and stand by it, they atleast need to have an investor meet, that will assure all invetors in one go.

PRICE DROP: The Domain, one fo Mada'in's signature developments in Dubai.A Dubai-based developer has reduced the price of its properties by as much as 30 percent as a result of falling property prices across the UAE.

Existing customers of Mada’in Properties will receive revised contracts with the purchase price of their properties discounted up to 30 percent, the developer said on Wednesday.

“We have studied the market conditions and have formulated a strategy that deals with the past, the present and the future. Bearing this in mind, we have made the decision to assist our customers in their investments, not only in good times, but also in the current market conditions,” Abdul Aziz Al Awar, CEO of Mada’in Properties said.

“The construction costs have been reduced significantly allowing us to pass on the savings to our current customers,” he added.

Dubai real estate has dropped 25 percent from its September peak as speculators left the market as a result of the global downturn and banks reduced their lending, according to Morgan Stanley.

In nutshell

"As you are already aware, the completion of the Living Legends project has been delayed. While Tanmiyat deeply regrets such a delay, we must advise you that the delay is due ti circumstances beyond Tanmiyat's control. As a result, Tanmiyat must declare, pursuant to Article 13 OF THE OFFICE/SALE AGREEMENT, an event of Force Majeure.

Has anybody seen clause 1 of Art.12 of the sale contract? ''In case the seller is unable to handover the property to the purchaser within the anticipated completion date, the purchaser may by a 30 days written notice to the seller terminate the agreement and upon termination the seller shall refund all amounts received from purchaser?

the thing is to see what is the renewed completion date now, in my contract it says 30/5/09, so in theory I could cancel now and get my money back, unless they claim this delay until 12/2010 is force majeure!??

I guess it's a lesson to NEVER buy off-plan from second-grade developers and trust dodgy sales pitches and fancy futuristic videos!

I called Tanmiyat about this Force Majeure Letter. They referred me to their Lawyer. I am going to visit their lawyer tomorrow and see what he says.

As Investors, we should all meet up somewhere this week to discuss what we can do jointly because we need to act fast. In our meeting we can put something together so that we can all approach RERA and get our money back from Tanmiyat because they will never finish this project by the sounds of it and we should do something immediately.

Well yes they do have their own definition but RERA do intervene if there are any misleading clauses like this in any contracts. I will update you guys with what they are saying now.

But it really is worthwhile for us to form our own group and approach RERA as a group of investors.

So far several people have sent their details to me so that we can meet and discuss what to do on the whole.

We met with their lawyer Ashish Mehta who said that the reasons for Force Majeure are many including:

1. Recession
2. Delay in obtaining permits from the relevant authorities - Dubai Municipality, Dubailand, DEWA and architect approval

We asked him for the evidence of these and he mentioned that we would have to directly ask his client (Tanmiyat) for these.

Therefore, each of us investors should write a letter to Tanmiyat asking for the reasons and evidence behind this force majeure that they are declaring.
So could everybody please do that and send it to the Tanmiyat.

By the way, their site office is closed now which means that they may be trying to do a runner because most of the investors had paid the initial 30-40% before the actual Escrow System came into effect which means we would all lose our investment if these guys run-off!

So before they do that I urge everyone to write an official letter as stated above and then we can all meet sometime this week or early next week to discuss our swift action of approaching RERA as a group of investors so please continue to send your contact details to me on elyas.suleman@gmail.com so that I can gather a list of people and we can set a time/place to meet. If we approach RERA as a group then there is a better chance that we will get something back!

I beleive, Approching RERA will not be of much benefit, I just got to know that Great Properties are controlling the situation of Dead Legends (living). They are located near Garhoud, close to City cente Deira or Tamweel office. The three receptionist who can blow your mind off with their looks are the first line of defence, We need to meet the General Manager of Tanmiyat and ask him for details or investor meet. Another news that was shared was that the payments to this Chinese company (China construction) was not made and hence all the work was stopped. The money which constitutes to 60% of investors money is lying in the Escarow account.
We can discuss when we meet.

Many thanks for your e-mail. I hope you are doing well. Our office has been moved to Garhoud area, in Al Zalfa building next to Emirates Aviation College. Unfortunately for the past weeks the office numbers hasn’t been connected since we’ve relocated.



We will be sending out an e-mail shot this week with the new office location too.



As you know all our clients will be receiving a letter for stopping the payments till April 30, 2009, and after that it will be revised payment plan according with completion date of the construction in Living Legends. Please, find attached the copy of this letter.



I have also attached the February E-Newsletter which informs you that the development continues to move forward and that excavation has been completed for the 240 villas. It will also include tower flats {the apartments} comprising of an assortment of studios and penthouses ranging in size from 2-4 bedrooms.



At the moment we are in the process of confirming the actual number of labor supply, required for the completion date. This is currently taking place right now and as soon as its confirmed, they will continue with the work as planned and projected.

Dubailand has said it would take over any delayed project and build it on its own to ensure timely delivery.

Mohammed Al Habbai, Chief Executive of the mega-development, told Emirates Business that no developers will be allowed to delay the construction work on any of the projects.

Although so far no project has been identified as delayed, Al Habbai said Dubailand , a member of Tatweer, would not hesitate to take over any such project if the need arises.

"We want to go ahead as planned and will not entertain companies that delay the start of construction work. If there is a need, we will do it ourselves," said Al Habbai. Although the first phase of the Dubailand is expected to be complete by 2010 it will take another 12 years for the project to be completely operational.

To date, Dubailand has announced 23 major projects and work on most of them is on schedule. Some of the projects that are already operational include the Autodrome in Motor City, Polo and Equestrian Club, Outlet Mall in Outlet City, Global Village, Al Sahra Desert Resort and the Ernie Els Golf Club at Dubai Sports City.

Meanwhile, total investment at Dubailand has risen to Dh325 billion 38 per cent more than the Dh235bn announced in 2007, Emirates Business has learned.

Al Habbai said the increase was due to three mega projects having been launched in the first three months of this year. And he added more global attractions were in the pipeline, despite the fact that investments at Dubailand have already beaten expectations. The first announcement this year was Dreamworks Animation Parks in January followed by Little Big Club from Hit entertainment at Global Village in February and Six Flags Theme Park in March.

Dubailand is in talks with property and entertainment groups for the launch of new projects, said Al Habbai. "Within this month we will be announcing another new project. Talks have reached the final stage with the parties concerned."

Launched in October 2003, Dubailand is pitching itself as the Middle East's answer to Disneyland with major attractions including theme parks, culture and art centres, science displays and planetariums, sports academies, resorts and hotels.

Next up, the Formula 1 theme park at Motor City will be ready by the third quarter of 2009 and the following year will see the launch of the project's first water theme park, Universal Studios and the City of Arabia. Other phase one projects due to open in 2010 include the Ernie Els Golf Course, Global Village, Dubai Outlet City, Plantation World and the Al Sahara Desert Resort.

Universal Studios will be the main attraction of the Dh8bn Universal City. The project will include theme parks that will showcase movie themed rides, shows and characters.

The project will consist of four themed lands, including Hollywood Zone, Metropolis Zone and Adventure Zone and will include attractions like the Mummy, Jurassic Park River Adventure and The Eighth Voyage of Sinbad Stunt Show, along with new attractions such as a King Kong-themed roller coaster and an Aladdin-themed ride.

Pierre Y Paquette, project director at PB Middle East Limited, told Emirates Business earthwork on four luxury hotels has already started and along with the boulevard, they will be ready by December 10, 2010.

"The boulevard will connect the hotels to the theme park. Along the city street will be the retail shops, restaurants and cinemas," said Paquette.

All Dubailand projects are expected to be completed by 2020. It expects to generate a footfall of 40,000 visitors a day, contributing to the goal of attracting 15 million visitors to the UAE every year.

As you know all our clients will be receiving a letter for stopping the payments till April 30, 2009, and after that it will be revised payment plan according with completion date of the construction in Living Legends. Please, find attached the copy of this letter.



I have also attached the February E-Newsletter which informs you that the development continues to move forward and that excavation has been completed for the 240 villas. It will also include tower flats {the apartments} comprising of an assortment of studios and penthouses ranging in size from 2-4 bedrooms.



At the moment we are in the process of confirming the actual number of labor supply, required for the completion date. This is currently taking place right now and as soon as its confirmed, they will continue with the work as planned and projected.

This February E-Newsletter, is this a Tanmiyat Newsletter, was this sent to all Tanmyat investors ? I guess, not ? I suppose if this was a half decent company they would have. Does it have any other user bits of information on it ?

Dubailand 'will not allow delay of projects'

Dubailand has said it would take over any delayed project and build it on its own to ensure timely delivery.

Mohammed Al Habbai, Chief Executive of the mega-development, told Emirates Business that no developers will be allowed to delay the construction work on any of the projects.

Although so far no project has been identified as delayed, Al Habbai said Dubailand , a member of Tatweer, would not hesitate to take over any such project if the need arises.

"We want to go ahead as planned and will not entertain companies that delay the start of construction work. If there is a need, we will do it ourselves," said Al Habbai. Although the first phase of the Dubailand is expected to be complete by 2010 it will take another 12 years for the project to be completely operational.

To date, Dubailand has announced 23 major projects and work on most of them is on schedule. Some of the projects that are already operational include the Autodrome in Motor City, Polo and Equestrian Club, Outlet Mall in Outlet City, Global Village, Al Sahra Desert Resort and the Ernie Els Golf Club at Dubai Sports City.

Meanwhile, total investment at Dubailand has risen to Dh325 billion 38 per cent more than the Dh235bn announced in 2007, Emirates Business has learned.

Al Habbai said the increase was due to three mega projects having been launched in the first three months of this year. And he added more global attractions were in the pipeline, despite the fact that investments at Dubailand have already beaten expectations. The first announcement this year was Dreamworks Animation Parks in January followed by Little Big Club from Hit entertainment at Global Village in February and Six Flags Theme Park in March.

Dubailand is in talks with property and entertainment groups for the launch of new projects, said Al Habbai. "Within this month we will be announcing another new project. Talks have reached the final stage with the parties concerned."

Launched in October 2003, Dubailand is pitching itself as the Middle East's answer to Disneyland with major attractions including theme parks, culture and art centres, science displays and planetariums, sports academies, resorts and hotels.

Next up, the Formula 1 theme park at Motor City will be ready by the third quarter of 2009 and the following year will see the launch of the project's first water theme park, Universal Studios and the City of Arabia. Other phase one projects due to open in 2010 include the Ernie Els Golf Course, Global Village, Dubai Outlet City, Plantation World and the Al Sahara Desert Resort.

Universal Studios will be the main attraction of the Dh8bn Universal City. The project will include theme parks that will showcase movie themed rides, shows and characters.

The project will consist of four themed lands, including Hollywood Zone, Metropolis Zone and Adventure Zone and will include attractions like the Mummy, Jurassic Park River Adventure and The Eighth Voyage of Sinbad Stunt Show, along with new attractions such as a King Kong-themed roller coaster and an Aladdin-themed ride.

Pierre Y Paquette, project director at PB Middle East Limited, told Emirates Business earthwork on four luxury hotels has already started and along with the boulevard, they will be ready by December 10, 2010.

"The boulevard will connect the hotels to the theme park. Along the city street will be the retail shops, restaurants and cinemas," said Paquette.

All Dubailand projects are expected to be completed by 2020. It expects to generate a footfall of 40,000 visitors a day, contributing to the goal of attracting 15 million visitors to the UAE every year.

I went on site last week when I was visiting Dubai. I spoke to the project manager Raymond from CSI. He said work started from the end of April 2009 and will now gather pace. I had a bit of a walk about on site and could see about 50 odd people working. Raymond said that things would start speeding up soon. He wouldn't mention how long things would complete.

I visited the site on monday at around 5pm. Security guard would not let me pass the barrier, said he had strict instructions not to let anyone through. I told him I have a villa and that I just wanted to see how the work was progressing, but he still refused. So I called the Chief Engineer, Khalid, who informed me that they are remobilising and that work will be at full speed on June 1st.

The security guard said there were currently 150 people on site, as I couldn't go in, I cannot confirm this. I only saw a few people in the front.

I have also recieved a letter from tanmiyat stating that all new payment schedules will sent in around 2 weeks time.

That security guard is a complete idiot. I argued with him until he got fed up with me and let me in. I think they only have around 50 people working there at the moment. CSI have hired a lot of sub contractors who are sorting out the infrastructure at the moment. Their conditions are really bad. I spoke to one of the workers who said about twenty of them are sleeping on site they have no AC or electrics. I hope this has now been sorted. I think the building work will speed up as RERA has got involved. The question is will there be a mall and fair ground attraction ? Probably not for a while ?

He also spoke to the chief engineer, Khalid, who said that more workers were on thier way, presumably China.

Apparently, RERA haven't yet returned the approvals to Tanmiyat, that's why we haven't received our new payment schedule.

Thanks for the update ibukhari, does Khalid know the completion date for this development. Also do you know if they have started or even going to start the development of the flats ?

You're welcome jimbo5. When I spoke to Khalid about a month back, he said completion will be, as mentioned in the revised contracts, in October 2010. Though that seems unrealistic now, let's see where they get to by the end of the year.

Didn't ask about the flats, but i seem to recall, someone from Tanmiyat saying that they will start the flats after starting the villas - not at the same time. I guess the new schedule will apply to flats too.

I visited the site today..and couldn't come across any substantial activity taking place....it seems the set up is a sham!!....around 5 - 7 workers were on site..the steel consignment was lying unused..neatly covered....
