TrendMatrix rancang bangun Ramlee Walk bulan depan


TRENDMATRIX Enterprises Sdn Bhd (TrendMatrix), yang terbabit dalam pembangunan pusat hiburan, runcit dan makanan, akan membangunkan sebuah lagi pusat serupa di Jalan P Ramlee Kuala Lumpur dikenali sebagai Ramlee Walk.



Pengarahnya, Ronnie Choong, berkata pusat bernilai berjuta-juta ringgit yang bakal menjadi tarikan pelancong itu akan dibangunkan bulan depan.

“Pusat itu akan menyamai Universal Walk di Los Angeles yang popular di kalangan pelancong antarabangsa,” katanya dalam satu temu bual dengan Berita Harian di Kuala Lumpur, baru-baru ini.

Choong berkata, Ramlee Walk akan mempunyai restoran di pesiaran pejalan kaki, pusat hiburan dan kiosk cenderamata dan butik berjenama.

Beliau berkata, pembangunan Ramlee Walk sejajar usaha kerajaan membangunkan lebih banyak pusat tarikan pelancong khususnya di Kuala Lumpur.

Awal tahun ini, syarikat itu membuka kafe ala Beach Club di jeti Mersing, Johor yang popular di kalangan pelancong yang berkunjung ke Pulau Tioman.

Syarikat itu baru-baru ini turut menyiapkan kerja pembinaan sebuah hotel butik 48 bilik di Mersing untuk memenuhi peningkatan ketibaan pelancong di sana.

Selain itu, Choong berkata, syarikat berkenaan juga merancang membangunkan Beach Club Resort di tapak seluas 5.2 hektar di Pulau Besar berhampiran Mersing.

“Ia dijangka dibangunkan tidak lama lagi,” katanya.

Choong berkata, pengalaman luas beliau dalam bidang pembangunan pusat pelancongan, pemulihan bangunan lama untuk dijadikan restoran dan pusat tarikan pelancong akan dimanfaatkan sepenuhnya dalam pembangunan Ramlee Walk dan lain-lain pusat hiburan di seluruh negara.

Antara projek yang dibangunkan Choong sebelum ini ialah pemulihan semula pasar lama Central Market di Kuala Lumpur untuk dijadikan pusat pelancongan dan pemulihan bangunan lama di Asian Heritage Row berhampiran Jalan Yap Kwan Seng Kuala Lumpur, untuk dijadikan restoran.

TrendMatrix juga memiliki beberapa pusat hiburan dan pub sekitar Kuala Lumpur seperti Emporium Grand Cafe, The Beach Club, Nouvo, Sangria dan Q-bar.

Choong ialah seorang daripada calon merebut anugerah usahawan Ernst & Young 2004.

"There are many ways to succeed but taking shortcuts is not one of them," cautions Choong Hock Phung. He firmly believes that one needs to practise ethics when venturing into the leisure and entertainment business.
This is a crucial lesson that the Penang-born Choong has learnt from his experience in this industry. Choong, who is co-founder and director of Trend Matrix Enterprises Sdn Bhd, is also a finalist for this year's Ernst & Young Emerging Entrepreneur of the Year Malaysia award.
For the uninitiated, Choong is the man behind some of KL's hip and happening nightspots, including the popular Emporium, The Beach Club and Nouvo. According to Choong, his love for the entertainment field began at the tender age of 17.
"I had just come to KL and was offered a stint as master of ceremonies for a Talentime competition," he says. It was the first time he was on stage in front of a large crowd, but the teenage Choong took to it like a duck to water. He decided that entertainment was the field for him and soon secured a job as a deejay in a hotel, where he gained knowledge of the hospitality industry.
He later went on to work in the real estate and property sectors but only got a taste of entrepreneurial life in 1984 when he was hired by local entertainment company Hollywood East Entertainment Group to set up disco-cum-restaurant outlets in KL and later Penang. Choong went on to develop Central Market and Ampang Point and jump-started the Pizza Hut franchise in Malaysia.
Despite his success in these areas, Choong secretly hankered to go back to his old love. So he co-founded Trend Matrix in 1997 with a close friend who shared his enthusiasm for the business. Today, the company operates 10 entertainment outlets nationwide and is now expanding into the tourism and hospitality sector as well.
Trend Matrix is currently building its first hotel in Mersing, the gateway to popular tourist spot Pulau Tioman as well as a resort in Pulau Besar. Also underway is Ramlee Walk, on Jalan P Ramlee in KL, which Choong hopes will be an active tourist spot promoting Malaysian cuisine and culture, as well as provide fine cuisine and entertainment outlets. This will be modelled after Universal Walk in Los Angeles.

Ramlee Walk or DBKL prefers to call it KL Citywalk, is located on a 416m long drain reserve behind Rohas Perkasa, Hong Leong, MNI Twins, Ascott, and Impiana Hotel. Construction was delayed by unforeseen circumstances, but is now resumed and is scheduled to open for business by March 2007.

Is the design of the KL CityWalk from an outside consultant or DBKL's in-house? No offence here- but looking at some DBKL's urban design track record; KL Citywalk will be sadly no where close at par with Bintang Walk quality (at least). Looking at the 'official' website too somehow suggest I could be right...

I shudder with the thought. Another missed opportunity...

KL Citywalk is a privatisation venture. Originally it was merely a landscaping and beautification project.

The developer is an F&B expert, whom has made Jalan P. Ramlee and various part of the city alive. I guess you'll just have to wait and see. :)

It's designed to last for the next 20-30 years.

Most of the outlets are F&B.

There used to be a small river there (read: river and not big longkang). Since when they covered it? :?
The drain has been covered some 10-15 years back...

We only have some 2D visualisations. Previously there was a 3D walkthrough, but the design has since been changed. Shown here is only part of the Citywalk called the 'Heritage Walk'. There are also 'Contemporary Walk' and 'Cyber Walk'. :)

It is about 416m long, or over 1,300ft, which is about 100ft short of the height of the Petronas Twin Towers. :)

Now that you've asked, lemme tell you lah... we are the developer, the architect, the project manager, the contractor, and perhaps even the ID, for this project. :nuts:

And nope, I'm not involved in the design, but am responsible for getting the approvals from relevant authorities, and project management. More stories lah when we kuar minum, ok? Feels like not appropriate to tell-all in here. It's like stripping myself naked... :lol:

The Old Kuching Courthouse? I sorta like ingat tak ingat... but I think a team from my batch did the Measured Drawings of the Courthouse back in 1991 when we were studying at UTM. My team documanted Sekolah Menengah Clifford Kuala Kangsar, while another team did the school opposite us, the Maktab Melayu Kuala Kangsar.

So, if you're looking for information on some famous heritage buildings around the country, UTM's 'Kalam' would most probably have it. :)

The Old Kuching Courthouse? I sorta like ingat tak ingat... but I think a team from my batch did the Measured Drawings of the Courthouse back in 1991 when we were studying at UTM. My team documanted Sekolah Menengah Clifford Kuala Kangsar, while another team did the school opposite us, the Maktab Melayu Kuala Kangsar.

So, if you're looking for information on some famous heritage buildings around the country, UTM's 'Kalam' would most probably have it. :)

Yeah I think they did the whole of the Courthouse complex.

KALAM stands for 'Kajian Alam Bina Dunia Melayu' or 'Centre of Built Environment in the Malay World'.

Well... we certainly have a list of proposed retail mix for the Citywalk, but it's not been finalised yet. There'll be some 43 outlets, of which 27 have been allocated for F&B. 13 others are for retail, while 3 of them are for arts gallery.

Sizes of the outlets range from 45 sq.ft. to over 700 sq.ft. Very tight! It's gonna be something like in Japan.

Along the walk, there'll be the 'Wall of Fame', similar to Hollywood's 'Walk of Fame'.

Another night spot opened on Jalan P. Ramlee last Wednesday. It's called Aloha, and it's just opposite the entrance to the KL Citywalk. Previously it was a high-class Indonesian Restaurant called 'Gurame Restaurant', but was outta business after only a few months.

Aloha looks pretty kewl, very exotic and eye-catching design. :)

Another night spot opened on Jalan P. Ramlee last Wednesday. It's called Aloha, and it's just opposite the entrance to the KL Citywalk. Previously it was a high-class Indonesian Restaurant called 'Gurame Restaurant', but was outta business after only a few months.

Aloha looks pretty kewl, very exotic and eye-catching design. :)

Yes exactly, fairul! We are writing to their project manager (Bovis) to ask them to step up their safety measures. Just look at their scaffolding -- no netting whatsoever! Their crane keeps on hovering and dangling stuff over our heads!

What I can see from the excellent photo's is that the Walk is not wide enough. Looks like there can be some serious crowding taking place. I take it that outside seating will not be allowed.

Yes indeed. The width of the walk is only 10m. At behind the MNI Twins, the width is 12m. We hafta maintain at least a 3m wide pedestrian walkway. We have outside seatings at certain parts along the walk.

Although these buildings are supposed to be 'temporary' (about 20 years), r.c. skeletal construction is the cheaper way of doing it. Otherwise our cashflow won't work. After 20 years, DBKL might wanna demolish them.

Anyway, the slow progress is not due to the method of construction. It's complicated. :dance2:

Yes we got what you mean, but cement bricks don't have batu in it. It's just cement and sand. Therefore it's not concrete. And 'brick' is not the same as 'block', coz block is much bigger.

Yes, dengilo. The buildings are sitting on cross beams supported by piles running on both sides of the drain. The drain is spared of any loadings.

Yeah, there is progress... but very slow. Currently we are building the suction tank at the Jalan P. Ramlee end on the plot of land that has been holding-up the whole progress due to land issue. The land is now bought over by Glomac (http://www.skyscrapercity.com/showthread.php?t=460306), and is properly surrendered to DBKL as drain reserve because they have submitted for D.O. Previously the plot of land was still a private property because they have never submitted any proposals, hence DBKL couldn't impose on them that they surrender that piece of land.

It 's nice but captures more of the twins and Menara than Ramlee Walk tho..In my humble opinion (I'm not a graphix artist)..I think it should say sumthin or capture the essence of Ramlee Walk..I have very little idea as how this 'walk' gonna turn out..but I guess what is unique of Ramlee Walk should be the focal point. Not The twins nor Menara...maybe the fact that the alley is nestled between highrises..could that strike sum ideas? Don't get me wrong..I think your logo is totally neat but this is not about neither (twins n menara)

To Leeigh: The underlining thingy of the logo, divided into 5 segments, actually symbolises the long, linear walk (about 416m long), which is divided thematically into:

1. Heritage Walk
2. Contemporary Walk
3. Cyber-Walk
4. Contemporary Walk
5. Heritage Walk

The icons of KLCC and KL Tower are specifically what my boss wants to see in the logo, reason being that the walk is located in the stretch between KL's top two tourist spots KLCC and KL Tower.

Removed the stars, and tried with smaller towers, but it doesn't look good, so I enlarged the towers instead. I think the latter looks better.

Perhaps it's due to 'KL' is too close with 'Citywalk'. I've distance them a lil bit more, and I think it reads better now.

Anyway, my boss likes this logo very much and I am asked to pass it to the graphics department to take it from there. I will concentrate on my job as an architect. :)

^^ Hahah... no comment as I was never involved in the process of designing this project. :nuts:

But let's give it a chance as it's not complete yet. Perhaps it'll look decent once the skeletons are fitted out. Whatever it is, it's nice feeling walking on this Citywalk sandwiched in between the tall buildings. I'm sure it'll turn out nice although the building designs admittedly are just too plain. :)

The story is like this:

The website was previously hosted by another web-hosting company, but the development of the website was put on hold until we are certain of our direction (with all the issues affecting the project).

Our hosting has since expired, but we have just signed up with another web-hosting/web designer company. I am no longer involved in the project, but what I know is that currently the company is developing the website, while on our side, we are developing the branding.

I'm trying to locate the draft webpage design... Will post that up later...:)

sorry...i hate to say that i hate the DOME! material looks cheapo and i donno is there any aestetical value of it? :dunno:

btw, for your updated website...it is written 'garden'? will there be any garden along this project? what about the current free parking space next to it? emm...perhaps DBKL should turn one of the parking lot as public open space, as a compliment to KL city walk....

Yes, 'garden'. It will have landscaping elements in it.

The free parking space? Where? As far as I'm concerned, those were paid parking. And these plots are no longer parking space. They are being developed. Previously we did intent to also take up the parking area and make it part of KL Citywalk. But that piece of land was simply too expensive for us to acquire. :)

Nope, Pedang. That was never a problem that could cause the project to stall. There were, and still are, a whole lot of problems. The major one is the land issue. The stretch of land behind MARC Apartment and Glomac (now under construction) was never gazetted yet as a drain reserve. Their status was still private land. No point building KL Citywalk then because it will only have one single entrance from the other side from Wisma UOA. The original land owner of the Glomac land refused to grant us permission to build on it while waiting for it to be gazetted as a drain reserve. This is as much as I can tell regarding the land issue.

With just one entrance, we'll also have no place to put the two TNB sub-stations required, the refuse collection centre, the suction tank, the services... Everyone of our neighbours wants to block away from us citing security reasons, except Lot 163, because they see the potential! Lot 163 will be opening their backyard to KL Citywalk as wide as possible! Newer developments (on the few parking plots) will be required by DBKL to open up to compliment KL Citywalk.

KL Citywalk has been on the drawing board since 1999. There were different requirements from DBKL each time there was a change of Mayor. FYI, we have 4 sets of Development Order, and 3 sets of Building Plans approval. I guess we kinda got tired (I did), but the show must go on after all the hard work.

Yes, oshkoshbgood... if DBKL were to listen to every single resident nearby, the KL Citywalk idea would have long gone down into the drain reserve. :lol:

It's not an alley. It was a stream that lead to the Klang River...They covered it up some years ago - but water still ran. Not sure about it now...

Is this another DBKL project? I'd say it's a complete screw-up! It looks like the KL old railway station squeezed into an alley-way, only so much uglier with the modern buildings surrounding it. Total waste of taxpayer's money. No wonder this thread has been idle for so long....people are just too embarrassed to update it.

Dont be terkejut one day they decide to just buldoze the whole thing down!!!DBKL is more than able to do such thing ,i have seen it once at jalan berangan bukit bintang they decided to build a row of hawker center at the backlane and its almost 70% ready the next thing its gone.this happen some 3 years ago.This particular preposal just doesnt make sence i would think it would be a alternatif road for cars to some of the buildings there also emergency acsses for the fire dept.Mind u its narrow it was once a huge drain covererd up.

What the latest with this fire hazard project?The first thing u see as u enter is a tenaga transfomer thats very welcoming for such a narrow site to begin with!(Jalan P Ramlee entrance)i also notice that glomac had to delay their side of the building to somehow settle some issue.

DBKL should create a 'man made' creeks with waterfalls n such on narrow alleys/streets with cool landscapes for city folks to stroll around and tourists...I think it's a cool and 'green' idea, less noise and pollution. Why would they wanna bring hoards of people to the tiny alley? buat bising ... creat calm and peaceful tranquil spa in a space constricted downtown area..a nook to getaway during lunch breaks...ah yea...set up outdoor picnic tables and rest area..

Interestingly, there is (or was) a small natural river underneath all of that. Like you say, this could have easily been KL's version of a mini Cheonggyecheon. Some maps still show it like the one below:

:ohno:I totally agree its really sad when u think of that area there is no such place!!!!KLCC park is different story all together!It would be nice during lunch break to be able to go somewhere with ur tapau meal and enjoy some time away from the office or people!! If I were in-charge, I would have brought over the mural walls from Pudu Jail, re-touch and place them on 2 sides of the alley... with some nice water and light features.
