If they are going to build a huge mall in the central business district where two huge malls Ketkai and Ayala as their direct competitors are located, IMO it must be multi-level to be more competitive considering the area is not too big for a sprawling type mall. To gain more money, they can build a mixed use project akin to Ayala's Centrio.

it's the main thoroughfare that connects CDO to west and east Mindanao cities (currently)... kay wala pa nahuman ang coastal road... but once done, the traffic should be lessen by significant volume, imo.

If it's true na this mall will be much bigger than the one in uptown pueblo which is 5 hectares, then baka nga 7 flr structure ang mall na'to just like in SM Olongapo na 3 level parking + 4 level mall.

We dont know if the whole 3.2 hectares will be maximized.

DAVAO CITY, Philippines—Giant mall operator SM Prime Holdings is so bullish about Mindanao consumers, whom it considers power buyers, that it plans to build five more malls on the island within the next four years.
Hans Sy, president of SM Prime Holdings, said that based on a survey conducted by SM Prime Holdings, “Mindanao has a very strong buying power, stronger compared to Metro Manila.”
Metro Manila’s only advantage over Mindanao, he said, was that there were more consumers there. “But per transactions average, Mindanao turned out to have a stronger buying power,” he said.
This strong buying power among Mindanao consumers has encouraged SM Prime Holdings to expand its business on the island.
“Next year we will be opening another SM mall in Cagayan de Oro City (CDO) and another in Butuan City,” he said.
Sy described the upcoming second CDO SM Mall as similar to the one the company has in Olongapo City while the Butuan SM Mall will be similar to the newly opened General Santos City mall.
Negotiations, he said, were ongoing for the building of three more SM malls in Mindanao.
“We have already identified the three sites and negotiations are ongoing,” he said without saying where these malls were to be put up.
When all these are completed, SM will have nine malls in Mindanao.
Sy said SM Prime Holdings was confident the existing four SM malls in Mindanao will contribute 6 to 8 percent of the total revenues of SM malls in the country.
“We are so impressed with the performance of our Mindanao malls. The island has a lot of potential,” he said.
Sy admitted that SM came to Mindanao “a little bit late because we were so focused on the Luzon area.”
Currently, there are 46 malls operated by the Sy family all over the Philippines.
Sy said SM was trying to help spur the country’s development by providing economic opportunities outside Metro Manila.
He said SM Lanang Premier, whose opening he graced on Friday, has 7,000 employees now, including salesgirls, managers, security guards and service crew, and 3,000 more will be hired as the mall and the Park Inn Hotel within it go into full operation.

So kung next year magsisimula ang construction ng SM City CDO which is 2013 so papatak yan ng 2016 pinakamatagal na yang 2017 pag merong setbacks. My estimate: Old Coke plant is 3.2 hectares plus the newly acquired Agudo property that is around 0.6 hectare. The total area of second SM mall is 3.8 hectares, a little bit bigger than Centrio complex.

DAVAO CITY—Saying that Mindanao’s potential to turn in revenues has been overlooked in the corporate planning, SM Prime Holdings said it has lined up five more malls in the next few years in Mindanao, after putting up its fifth premier or luxury shopping mall here.

The sixth premier mall would return to the Metro Manila area in Taguig, early next year.

Hans T. Sy, president of SM Prime Holdings Inc., said the four SM malls in Mindanao – two in Davao City, one in General Santos City and one in Cagayan de Oro City – had been chipping in six to eight percent of total revenues of the chain of SM supermalls in the country.

He said two more would be constructed next year and finished in two years, in a phase that would approximate the SM foray in China, which has four malls, like in Mindanao. One would be constructed in Butuan City, which would be like the other supermalls, with an area of 90,000 square meters, and the other in Cagayan de Oro City, which would be a multilevel building to compensate for the smaller area of only 1.7 hectares.

The second mall in Cagayan de Oro City would be mixed use, he said, “also a mall but the rest for call centers, commercial and other use.” Each mall would cost P2 billion.

Sy would not disclose yet the details of the next batch of three malls, saying that the locations were still being evaluated.

“We are taking a serious look and making an aggressive plan for Mindanao. We have overlooked this place and although we would not say that we are late,” he said.

On Friday, the SM Lanang Premier opened to a sellout crowd, with the city and Davao Region’s elite seldom seen in public functions turning for the event, and where some of the world’s famous brands also opening up their stores.

He said that the construction of a premier mall here “signifies that Mindanao is primed for world class retail operation.” The other four premier malls are the Mall of Asia, Megamall, North Edsa and South Mall. After Taguig’s Aura Mall, the seventh would be the one that would be constructed in the SRP (South Road Properties) in Cebu.

Sy said its venture into China was “still in its infancy stage.”

“We still have four malls there, same as here in Mindanao, and we would be opening up one mall each year,” he said.

i think Gmall in davao is expanding upward, right? so it's the current tallest mall in vismin? korik me if im wrong ;)

tapos na po ang expansion ng G-Mall. it's 7 levels (including The Peak, excluding the carpark building) but only 6 floors above ground. 1st level is the basement. G-Mall sits on a 2.5 hectare gaisano lot.

if only lahi nlng na lot gpalit sa SM, im xur sa Bulua vast kaau ang land area and we could have build our own SM Premier. because kbalo man ta na ang CDO is one of the fast growing cities here in the philippines and we need something na mas maka trigger and maka attract sa ato and that is a huge mall.

So, yung SM City CDO 2 is parang yung SM Towers haha

yung SM City San Fernando talaga name nya tapos after 18 days bigla nilang pinalitan ang name from SM City San Fernando to SM City San Fernando Downtown. Para mag avoid sa confusion sa SM City Pampanga na mas kilala na SM San Fernando. so baka ganun mangyari sa SM CDO 2

And mas madaming tenant ang SM City SF Downtown kesa sa SM City Olongapo.
sa Olongapo parang 25 tenants lang meron (yung parang long term tenant). Sa SF Downtown naman nasa 50 tenants din ata tas may IT Zone din sila. Both malls have SM Cinema kaso walang Food Court. sa Olongapo Ace Express lang sa SF Downtown naman Ace Hardware na talaga.

Kinda exciting though, 2billion initial investment just for the mall for the 1.7 hectare. remember that sm lanang has Same initial investment back then. Initial budget of 2b then it became 2.5-3-4billion for the mall alone. So there must be something exciting with this mall base on the budget.

Hope they can come up with a good design not akin to SM Olongapo. I believe the 1.7 hectare is just the old Coke plant excluding the newly acquired Agudo properties. But the good is it's a mixed use development by SM. Its market won't focus only in retail, but also IT, etc. to rival LKK and Centrio, which never focus only in retail.

Anyway, it seems our IT industry is going bullish with the coming of IT centers in Centrio, LKK and now in this SM Downtown. Hope Paseo del Rio and Georgetown Mall will follow also. Again, it is time to make use of our vast IT talents here. IMO, Normin alone can supply skilled IT workers for call centers that will locate in these malls.

The total land area that SM acquired is more than 3 hectares. How about the remaining hectares since it's only 1.7 hectare that will be used for the multilevel mixed use shopping mall? Well, that will be used for another developments for sure.

IMO, the 2 billion budget is for the mall alone, a multilevel mall that will have call centers, commercial center (perhaps intended for the IT workers) and other use (perhaps a garden).

Anway, there is still a lot of excitement about this. We don't know yet the number of floors of this multilevel mixed use SM mall, the GLA and GFA of the whole mall building aside that there is more than a hectare will be used for sure for another developments. Besides if the design is like SM Olangapo's, imo it's not yet final considering their mixed use multilevel mall is in the middle of their rivals, LKK and Centrio malls. Retail competition will be very tough in that area. You know that SM is always changing the designs of their malls before they were constructed just to come up with a good looking design that would impress the locals. And if SM mall's design is like their mall in Olongapo, well what's more important is that SM is building another mall in CdO. This time in downtown and a multilevel mixed use building so that the market wont be limited only to retail. SM knows that our city and region have more than to offer much more in IT industry.

It's not exclusive. Rather, we will have to push through with the centrio and redundant napud kung sm na centrio pa. They are too near to have a branch on each mall. We prefer SM kahit medyo bully sila sa tenants magpalakad (pls don't get me wrong, this is according to my EXPERIENCE) but they are very professional and THEY MEAN BUSINESS.. we have a term na medyo "inato" ra kaayo ang ayala (again, that's based on my experience)

Yung SM San Fernando at Gapo ay mga malls lang yan pero dito sa CDO ay mixed-used as per press release. So kaexciting to kasi sa maliit na lupa mixed-used na siya. I can't wait to see the rendering. Hope na matalbogan nila ang design ng Ayala Centrio na mixed-used din. cheers to all Cagayanons.

Paseo del Rio Mall is tall also. Its first two floors for parkspace, three floors for retail and the last two floors for convention center. It's a seven story mall. It will be the first tallest mall in the city to open next year.
