Project description: The building is situated in the northeastern part of the parcel along Samokovsko chaussеe Blvd.
The office building provides parking places and the necessary area for maneuvering and servicing of the building.
The showroom is located on the first floor with direct two-sided access: from Samokovsko chaussee Blvd. and from the patio. A room for conversation, sanitary premises and а kitchenette will be attached to the showroom. The other floors are accessible through a second entrance hall with a stairway and an elevator.
The basement consists of a stairway, a sanitary premise, an engine room for an elevator, a warehouse and an electric installation.
First, second and third floor: office areas, foyers with vertical connections-a stairway, an elevator and sanitary premises.

A new business center will open doors in Sofia in 2005. The first sod of the new business centre Bellissimo, which will be erected along Bulgaria Blvd. was turned. The mayor Sofianski attended the event. Building contractor is Galchev Engineering Group. Architect Kalin Dikov - 'Elit Studio' EOOD, who is responsible for the development of the futuristic project for the new modern multifunctional complex, laid the foundation stone. The building of the business centre 'Bellissimo' is the first step of the programme of the investor 'Andromeda Real'- а joint-stock company set up with Italian funds. 'The company have long-term intentions to build high quality buildings in Bulgaria.' said Maria Sirakova, chairwoman of the board of directors.The new multifunctional complex will stretch on 17 decares and will be 50 metres high. It will consist of two main linked bodies of different heights, with 6 and 12 floors respectively.

A foyer is to be located in the zone between the two bodies. Their geometry provides plenty of illumination for the usable areas. The futuristic complex will have a built-up area of 16 123 sq.m. Terraces' area is 1450 sq.m. A shopping area will be situated in the ground floor of the building. There will be business apartments on the 9th and 10th floor, which are to be rented by companies whose offices are in the building. The top floors are designed for the needs of the investor - VIP apartments and offices. Suspended glass facades, which look like shields and canvases, are the main materials for the creation of the characteristic architectural silhouette. Business Centre Bellissimo to become one of the symbols of the capital is the ambition of the investors.

Project: The architectural conception of the new building is in conformity with the future functional purpose of the transport complex and with the existing architecture of the area. The two major volumes of the buildings of Central Railway Station and the vertical sections of Hotel Princess determine the architecture of the Bus station. The project includes the construction of a whole complex, which will meet the requirements of a modern bus station.

The main building, consisting of a basement floor, a ground floor and four floors will be situated in the eastern part of the parcel.
Basement area: 908,78 sq.m. - trade centers, first aid consulting room, installation premises.
Ground floor: 1141,24 sq.m.- 2 fast-food restaurants will provide passengers full service. An additional cafe will be situated in the gallery, which will be surrounded by the offices of 17 travel agencies.

Location: The new business center is situated in residential district Motopista, Bulgaria Blvd. in Sofia. The total area of the parcel is 1933 sq. m. The building has built-up area of 667 sq. m. and the unfolded built-up area is 8064 sq. m.
Project solution: In an architectural aspect the building develops in three main volumes -a prism determining the ground and the first floor, a truncated pyramid over the prism and a cylinder with an elliptical base which marks the height of the building. 1. Basement: car park and rooms for the technical maintenance of the building.
2. Ground floor: an entrance hall, access for disabled people is provided
3. First floor: it is connected with the ground floor through a spiral staircase and it will function as an entrance hall of Raiffeisen bank.
4.Office area:first floor to eleventh floor-all of them are organized in almost the same manner.There is possibility for eventual reorganization depending on the future owners' desires.
5.A conference room and a confectionary will be situated on the top floor, which has a wonderful panoramic view.
Building Structure:monolythic reinforced concrete structure , providing possibilities for flexible planning of the separate floors.The foundations which are laid under the whole base of the building guarantee its safety.

Project: The new business center, which is situated on Tzarigradsko chaussee Blvd. and is adjacent to petrol station Shell, is the first joint investment of Avi Set and Gastrade. The building will consist of 2 bodies. The first one is to be built by the end of this year. At present the building and the finishing works are in process of completion.
Basement floor will be used as a car par.
First floor: restaurant of the chain of restaurants Happy
Second and third floor: administrative functions, offices of Gastrade
Fourth floor: office area for the administration of Avi Set
Project conception: The architectural conception drawn up by Stroiconsult 999 is in conformity with the important location of the building and with the requirements for modern functionality and comfort. The building constructive axis, which is 7,20, provides opportunity for flexible planning of the separate floors. The project conception is open which will allow the independent existence of the first body without conveying the impression of incompleteness of the building.
After the construction of the second body, the space between the two bodies will be set as an entrance hall. The project idea emphasizes on this space by the usage of suitable architectural devices - visible glass elements in the corners of the two bodies. The rounded angles of the building are parts of its characteristic silhouette.
Facade: consists of two parts. The first one is а thermo insulated facade with structural plaster -CAPAROL. The second part is a combination between aluminum windows and suspended glass facade. Panelling - Astral. What is interesting about the building is that in front of the solid parts will be put glass blinds. Behind them there will be suitable illumination, which will contribute to the airy character of the building.
In order to provide full service for the future customers, a Gastrade petrol station is to be built next to the business center.

Building P1 is the first open multi-storey car park in Bulgaria. It is one of the 12 buildings which are to be built during the second stage of the project Business Park Sofia. The building work began in August 2003 and is expected to finish by the end of September 2004. The building's parking places are to be leased out to the people working in the office buildings of Business Park Sofia. The multi-storey building will have 2 underground and 8 above ground levels including roofing. The rooftop will be also used as a parking lot. There is also a possibility for the building of a helicopter pad. The car park provides 1066 parking places for cars. There will be two entrances and exits for the cars on the ground floor, one entrance/exit on the first underground floor and one entrance/exit on the second underground floor. Pedestrian access and the vertical communications will be provided by two stairways and two lifts. The lifts have a capacity of 13 people and are fully equipped for providing good access for disabled people. P1 is the first parking building which lifts can read Braille and thus facilitate the visually impaired people. A characteristic feature of the building is that it is open - the floors have open facades aiming at better ventilation. (Parapets, railings will be raised on the edges of the building). An important role in the creation of the architectural silhouette of the building will play the planting of the facade. Climbing plants are expected to cover most of the building in a few years. The vegetation will contribute to the better incorporation of the building in the surrounding park area. The security measures of the building include 40 video surveillance cameras.

Arena II Cinema Multiplex is to be situated in the newly built multifunctional and high-tech area of Business Park Sofia in Mladost 4 neighbourhood.
Business Park Sofia is located at the foot of Vitosha Mountain, on the Ring Road surrounding Sofia, and is easily accessible trough all main boulevards of the city. It is situated at a 12-minute drive to the City Center and a 7-minute drive to Sofia Airport.
The parcel where the building is located has an irregular shape. Its southern side borders the Ring Road surrounding Sofia, from where the greatest number of visitors is expected. The orientation of the building conforms to the main traffic flows. Service entrances are on the back and side facades.
The main volumes in the complex are the theatre halls, which shape the silhouette of the building and its spatial specificity. The prevailing forms in the structure are prisms with metal structure, holding the theatre halls.
Above ground car parks with capacity for about 530 cars will be built in the northern and western part of the parcel. In front of the main entrance there is a small square, which organizes and directs the stream of visitors towards the building. This square provides the opportunity for awaiting and gathering of bigger groups without disrupting the pedestrian traffic along the boulevard.
Functional structure:

Urban development

The building stands as a solitary structure next to one of Sofia’s most important traffic routes, the connection between Sofia’s city centre and the international airport. The project is situated within a rough unstructured urban district, on the border of the Mladost housing estate and next to the city motorway; the building wishes to loosen up the severity and unpleasantness of the surrounding environment.

Structural shell

The building complex consists of a main body upon which two towers lean, these are connected by only one vertical core. This allows the developers to rent or sell the main body with the towers as one unit or alternatively as separate individual units. The structural shell of the building allows optimal utilisation and lighting of the office spaces. The stark drop of the buildings external landscape will be utilised to allow the design and building of further office units in the first basement level. In the further two basement levels parking places for 100 cars is planned. The entrance of the office complex offers itself up in the form of a double-height glazed foyer with a reception situated on the ground floor and a small café on the floating gallery above.

Vertical core

An optimisation of the users usable office space is achieved by means of combining the lifts and stairwells into one zone placed at the interior of the building mass; this will also allow the possibility of efficient and adaptable office layouts for any future users; In this way the sustainability of the building and investment is also taken into account.

Construction

The main body of the building will consist of a reinforced concrete skeleton where the floors and ceilings will be constructed without the need of exposed beams. The external skin will be hung from a curtain-wall system. The longer sides of the building mass have the appearance of a “hole-punched” façade with massive, non-structural walls carrying the skin consisting of large ceramic tiles. Both office towers differentiate themselves with the use of colour; enabled by a pigmentation process of the ceramic tiles. The heavier appearance of the “hole-punched” façade of the external shell creates an engrossing counterpart to the light, glazed covering of the “forehead” of both towers. The distance between window axis is 250 cm with a window size of 125 cm. Protection from the intense summer sun in the glazed sections is achieved with the use of externally fixed louvres.

Energy concept

The core of the air conditioning and heating system is situated below in the first basement level. The air supply of the office spaces is carried-out by a fancoil unit system invisibly integrated into the raised floor construction. The waste air is dealt with by a system integrated into the suspended ceiling of the office corridors. Heating and temperature requirements and climatic fluctuations will be balanced out at the external skin by using the storage abilities of floors and wall masses. A comfortable room climate will also be supported through the intensive planting and landscaping of the external environment and by the “greening” of the terrace above the fourth floor level.

Question for 3tmk:
Few days ago here in Zagreb I meet one girl from Sofia and she told me that 800.000 cars are registered in Sofia. Is it truth? If it is, then Sofia must be real traffic hell!!! How does you city council plan to solve this problem?

Well actually I'm not a Sofian, and I haven't been there in a couple of years, but keeping in mind the city itself is over 1.1 million inhabitants, and also that she may be talking about the greater Sofia area, why not!
As for traffic, I know there is a lot, the centre is small streets, and although there are plenty of boulevards, it's not enough. anyway, there's a metro, bus lines, trams, etc.
But to confirm the 800,000 cars, I can't say anything, since I really have no idea :dunno:
actually you should ask braykov1988, he's from Sofia, and an awesome forumers, I'm sure he could tell you more ;)

Sofia's full of cars! traffic nightmare every single day! there are 500k cars registrated in Sofia and another several thousand that flock each work day.
tha main arteries around the centre form a sort of inner ring road (a pentagon of several big boulevards). However, the northwest and northeast sides of the pentagon aren't really that wide and traffic permeability is poor. however, there's been news that reconstruction of those arteries will soon start, there's money for that in the 2005 budget. I hope that fixes things up a little. the traffic signalisation is also supposed to be upgraded, they are planning to introduce a "green wave" through the big streets.

Well is the subway widely used? Or should they open more lines, or extend those existing to have an effect on road traffic?

subway currently connects the largest commie suburb Lulin (100K. 9tiq po golemina grad v BG :D ) and other west-end cmplexes with the centre, it's pretty crowded, very conveninet for all those people, it used to take them hours to get to work. Lulin and Obelya are very remote! now construction is slowly progressing towards mladost (the other big suberb). The line will be extended by 2009. It'll be a great relieve for people there too when the project is completed, though mladost is better connected to the centre than Lulin used to be (sigurno si 4uval za Carigradsko) I live in a suburb right north from mladost, I can't wait till 2006 :D
other lines are also planned, but just look at the slow pace of construction for the current line! purva kopka-1980-82. and it's supposed to be the busiest and most significant. I'll probably be long dead when the other 2 lines are inaugurated :)

This is the master plan for Sofia Airport...

SOFIA AIRPORT MODERNISATION, BULGARIA
Sofia Airport is located 5km east of Sofia, Bulgaria. Over the years the airport has been reconstructed and modernised many times. The last reconstruction took place in 1989.

Due to its limited capacity, the airport is not in a position to provide the necessary facilities for the increased flow of passengers and cargo. To meet this expected increase of traffic, the government of Bulgaria (the owners of the airport) felt that the airport infastructure was in need of massive modernisation. A decision was taken to reconstruct and refurbish the existing airport.

The Ministry of Transport accepted an updated master plan for the reconstruction and modernisation of Sofia Airport. The redevelopment is in three phases and will take place between 1997 and 2010.

PHASE 1 (1997–99)

The passenger terminal capacity will be increased to 2.5 million per annum (2,500 passengers per hour at peak hours), with a floor area of 26,000m˛, new aprons covering 38,000m˛ and road access and parking lots covering 18,000m˛. The current 2.8km runway will be extended to reach 3.4km to the east and will be completely resurfaced. Additional taxiways covering 20,000m˛ will be constructed and work on the initial phase of the new cargo terminal will also begin during this phase.

PHASE 2 (2000–04)

Phase 2 involves the development of the passenger terminal, building the capacity for 3.5 million passengers per year. It will involve second-phase construction of the cargo terminal and reconstruction and expansion of the existing runway, taxiway and apron system. The following elements will be included in the redevelopment:

New passenger terminal building to cover an area of 40–50,000m˛, including mechanical and electrical installations.
Parking for 1,500 cars (partly underneath the terminal).
New aircraft parking aprons (50,000m˛).
Upgrade of existing aircraft parking aprons.
New connecting taxiways (1,500m by 23m plus paved shoulders).
Upgrade of existing taxiway (overlay and widening).
Landside access roads, partly elevated.
Earthworks.
Utilities.
The old frontage will be replaced by a modern fascia, providing increased shelter and light. A new mezzanine café/bar will cater for passengers. A centrally located duty-free and tax-free shop and a 'Spirit of Bulgaria' will exist, making available both leading international liquor brands as well as Bulgarian wines, brandies and rakees.

The check-in area will have 20 new desks, which have been designed to facilitate the easy installation of common user terminal equipment (CUTE) hardware, allowing Sofia Airport to maximise check-in desk allocation. It is an electronic gateway allowing access to any airline system on all new desks, and will automate the boarding process. After check-in, the customer has the option of entering the gate area via two customs and border-control corridors, to the right and left of the check-in facility.

PHASE 3 (2004–10)

Phase 3 involves the expansion of the terminal to handle 5 million passengers per year. It includes the construction of required aprons and supporting utilities.

REDEVELOPMENT FUNDING
In March 1998, the government of Bulgaria approved a financial agreement with the European Investment Bank (EIB) for a loan of $114 million for the expansion of Sofia Airport, design and construction of a new passenger terminal building and extension of the existing runway. Technical assistance to be provided by the financial agreement includes completion of the airport master plan, planning and supervision of the project implementation and operation and financial management of the airport.

In August 1998, the government of Bulgaria approved a $40 million loan from the Kuwait development fund for additional financing for extension of the runway, construction of a new parallel runway and additional taxiways.
