Anchor Land unveils P11B 4-tower condo project

MANILA, Philippines—Upscale property developer Anchor Land Holdings Inc. plans to roll out this year its biggest residential project to date—an P11-billion four-tower residential development at the ASEANA business park in Parañaque City, seen catering to the “multinational” community.
In a press briefing after the company’s stockholders’ meeting on Thursday, Anchor Land vice chairman Steve Li said the project, Monarch Parksuites, would offer to the public the first two towers this year comprising about 750 residential units.
The four-tower development is expected to be completed in five to six years, rising on a 1.9-hectare property acquired by the company adjacent to its SoleMare Parksuites. The first building is expected to be completed in the next four years.
Unlike the company’s previous projects that usually catered to a niche Filipino-Chinese community, Li said this new project would cater to the “multinational” community, citing an increase in demand from foreigners to invest in quality residences in the Philippines.
The project is the third phase of Anchor Land’s coastal mixed-use development along the scenic Manila Bay. It will feature more open spaces, bigger amenities and garden areas.
Monarch Parksuites will offer residential units with living space of between 25 and 130 square meters that will sell for between P90,000 and P120,000 per square meter.
Li said Anchor Land has diversified its market base and trimmed the share of business from its bailiwick Filipino-Chinese community to 60 percent from 89 percent previously.
Meanwhile, Li said the company was also on track to meet its net profit target of P1 billion for 2012. It booked a net income of P841.7 million in 2011, up by 49 percent from a year ago.

Guyz, i know this not part of the pagcor city thread...pero share ko na rin kasi nasa area siya...mayron kasi akong nabalitaan, yung solemare pala is only the name of the project...yung pangalan talaga ng complex na pinagtayuan sa area is...

...phase 1 and 2 is Solemare, then yung Phase 3 ang name is
THE MONARCH PARKSUITES
...ang pangalan ng dalawang building na itatayo is amsterdam and heidge...if i'm not mistaken...ang design niya hindi nagkakalayo sa existing na SOLEMARE...pero sa bubong nagkatalo...kasi ang bubong niya ay tulad ng mga bubong ng palasyo sa europa...na may mga patulis tulis...then yung sa promenade ng THE PARKSUITES COMPLEX malapit sa river eh idedevelop din daw ng anchorland...ipinakita sa akin ng friends ko yung concept...pero di pa raw nirirelease...sa Ground Breaking na ng THE MONARCH...so it mean...
except sa Pagcor city complex, alphaland bay city complex, SM MOA Complex...mayron nadagdag na THE PARKSUITES COMPLEX...

The Monarch Parksuites will be built next to Solemare, The first 2 bldgs to be built will be named as BALMORAL AND WINSOR PARKSUITES. The building's design will look like the palaces from Royals of England, they are Dutch inspired architectural designs. They will be in ASEANA CITY next to MOA COMPLEX, which is situated in BAY CITY, I think this is the new name now for MANILA BAY, as there will be another city called CENTENNIAL CITY along the coastal road (reclaim area). These are big developments in that area. PAGCOR ENTERTAINMENT CITY is also under construction in ASEANA CITY, there will be THEME PARK to be built as well and so many big building/hotels to be constructed too. So in the near future the BAY CITY will be the LAS VEGAS of the Philippines, so exciting to see the progress of the Philippines.
Can someone tell me how to post the pictures? I like to post the pictures of the future development of ASEANA CITY and others.

MANILA, Philippines - High-end property developer Anchor Land Holdings Inc. continues to step up its presence in Manila with the planned construction of the P11-billion four-tower Monarch Parksuites, its biggest residential project to date.
Located at the Aseana Business Park in Parañaque City, Monarch Parksuites is the third phase of the Binondo-based company’s very successful Parksuites mixed-use development.
Within proximity to the rising Pagcor Entertainment City and SM Mall of Asia development, Monarch Parksuites will feature greater open spaces, bigger amenities and garden areas with European design buildings.
Anchor Land will also embark on more commercial projects, including its first office building development, the Anchor Land Corporate Center, which will rise along Roxas Blvd. near the Admiral Baysuites.
Anchor Land grew its nine-month profit 26 percent to P706.8 million on the back of robust residential sales and increased rental income.
Revenues climbed 42 percent to P3.03 billion while earnings before interest and taxes rose 29.2 percent to P943.67 million.
Sales came from current projects, namely Wharton Parksuites, Anchor Skysuites, SoleMare Parksuites Phase 2 and Admiral Baysuites.
The company has started realizing strong recurring income from its commercial developments. Rental income saw a 276-percent jump to P123.9 million owing to the full operations of One Shopping Center in Pasay City and the commercial units in its Mandarin Square project in Binondo.
Another commercial development in Pasay City, Two Shopping Center, likewise started to contribute to the increase in revenue starting the second quarter of the year.
Wharton Parksuites and Anchor Skysuites are both located in Manila’s Chinatown, while Solemare Parksuites is at the Aseana Business Park in Paranaque. Admiral Baysuites, which is the redevelopment of the historic Admiral Hotel, is along Roxas Blvd. also in Manila.
Anchor Land’s newest project, Clairemont Hills in San Juan City, started construction in the third quarter while another Chinatown residential condominium, the Oxford Parksuites, has been launched as a follow up to the successful Wharton Parksuites.
Clairemont Hills is a low_density development to rise in suburban San Juan City. This project features clusters of 23 three-story townhouses with a medium-rise condominium at the center.
Anchor Land chairman Stephen Lee said the diversification of the company’s income sources is a long_term strategy, with recurring rental income expected to further increase its contribution to the company’s bottom line in the coming years.
“As Anchor Land continues to grow, our income mix will also change as we take advantage of market opportunities particularly in other segments that we feel remain largely untapped,” he said.

The render shows that the project is near the edge of a body of water. If this condo project is just adjacent to Sole Mare in Aseana, then that body of water is a creek, and not Manila Bay itself. Tama ba?
