There are already tarps of vertis at the vacant lot between trinoma and the informal settlers...i think this used to be a bus station or used car selling area, if i remember correct.

we've been looking for a condo unit in the north triangle area for months now, but this property seems to be worth waiting for.

when do you guys think they'll be taking reservations and how much are their unit prices?

including trinoma, its almost thrice the size of eastwood city (45 vs 17 hectares).

Google map satellite images are not updated regularly. As of this posting, the satellite image you've seen is actually taken in February 2010. You can check google earth for that, if you have the software installed.

Google map satellite images are not updated regularly. As of this posting, the satellite image you've seen is actually taken in February 2010. You can check google earth for that, if you have the software installed.

Some projects like the Avida Towers, BGC 34th Street (http://ayalalandsales-ph.com/condominium-2/avida-land/) can go as high as 11.8M due to the market value of the location. Hopefully Ayala Land starts accepting letters on intent by next year. In the meantime just have your broker or agent hold on to it.

ingat sa submission ng letter of intent. I have subscribed to a property broker 2 years ago which they were advertising Avida projects inside Trinoma. I told him that I am keen on the development of Avida in Vertis North and to keep me updated. A month later, he said he got information daw na magsisimula na, and they were asking me for a letter of intent, together with a reservation fee. It turned out it was a hoax. Buti nalang di ako kumagat.

AS of this point, our realty has 118 LOIs for Vertis on either project for ALVEO or AVIDA. But no news yet on the concrete details for the project, nor the time of launch. Certainly exciting once details of the residential offerings are out...

There's mounds of dirt on the lot now. The IS colony seems to be completely walled off at the EDSA side. But they are still there.

MANILA, Philippines --- The Quezon City government is encouraging commercial plant traders who previously worked out of the Manila Seedling Bank Foundation property to relocate their operations at the Quezon Memorial Circle (QMC).

Mayor Bautista encouraged these traders to consider relocating their businesses to the Quezon Memorial Circle which is slowly being developed by the city government as a world-class park and center of tourism in the city.

“Huge parking spaces at QMC could also spur increased economic activities in the area,’’ Bautista said.

“Here, at the Quezon Memorial Circle, we can assert our ownership. This is ours. Not like, the Manila Seedling Bank property, which is still owned by the National Housing Authority (NHA),’’ he said.

On the strength of a Supreme Court ruling, the city government took control of the real property occupied by the Manila Seedling Bank Foundation, Inc. in July last year for non-payment of real property taxes on land from 2001 to 2011 amounting to P57.208 million.

Like the experience of Avida Towers Centera... The EDSA facing units were not taken up as fast as the amenities facing units last weekend. Up to the 15th floor, it will certainly be noisy...

I was expecting more takers for the AVIDA Vita project though, like Sold Out in a day kind of thing, but I guess most clients for Vertis North project are on the wait-and-see mode... Or they maybe waiting for the ALVEO project like most have told us.

Some client mentioned that since there will be a Transport Terminal in Vertis like Arca South, then could it be that they will place it near AVIDA Vita... I am guessing it will be the lot beside that spur line to the underground parking for the MRT trains at Vertis North... This so they can utilize the space and easily connect the Transport Terminal to Trinoma.

A) "No Down Payment" - 20% spread in 24 months
B) 10% Spot Down Payment, 10% in 24 months

I don't understand the requirements of Avida when it comes to the requirements. They're asking for a bank guarantee on the loan when in fact when you availed either of the 20% DP, you can only apply for a loan upon completion of the stretched 3 years. Any clarifications on this?

I think the reasons why it was not sold out at priority selling because:

1. Investors are waiting on the ALVEO project
2. The unsold units are facing EDSA.

Units are selling from 95k to 110k/sqm.

They have lots of experience on ejectment and relocation as well as closely working with the LGUs.

Wow..Ayala Land is really bold in making big new developments within Metro Manila.. Vertis North in QC, The Circuit in Makati, South Park District in Alabang, High Street South Block at the Fort..and next will be FTI... Are the any Avida developments current or planned near the Greenhills area?

Which could have been nearer if only the San Juan City Gov't had completed their planned road from Santolan to Eisenhower (street leading to O.B. Montessori). It was originally planned to cut through the existing San Juan Public Cemetery (after relocation of tombs) from Santolan to Eisenhower. I don't know what happened to that publicized plan.
