Hopefully BCA will issue them the possession to take over the the units soon so that we will be able to make booking for our key collection. If not, they can't give us the keys even if we make all the necessary payments -___-"

Yeah, now we just have to wait for the paperwork to be process before we can pay up and get the keys, hopefully soon!

Hi rusty66, I think should be 2, 6, 8. For Phase 1, it was 10, 12, 14. So I think it should be in such order :)

Wonder if anyone has done the conversion of the existing dimmer switches? If so, what is the procedure? Does the management office has to be informed? Or can we engage someone to do it for us without informing them?
Ethan, I noticed u r also 2-bedroom. Wonder if you have the exact measurements of ur unit? If so, do u mind sharing with me? I called Alice but she refused to give me cos transaction has yet to be completed. We hope to move in asap but can't do much without the exact measurements. Pls help!!:master:

My lawyer has just forwarded (by email) to me a letter from CDL lawyer FOO & QUEK Advocates & Solicitors, together with a copy of the TOP CERTIFICATE for Phase II issued by BCA dated 16.3.09 !!!
The letter is for Stamp Duty payment to be made within 14 days from the date of the TOP. Luckily we have already paid ours when we purchased our condo, so we don't have to worry about it.
At least their lawyer has acted promptly in sending us the Phase II TOP CERTIFICATE, as it was only approved by BCA this Monday 16th.
Looks like we will be receiving the Notice to take possession very very soon!!
Please updates if any of you has also received the above docs!!

I handed in the stamp duty cheque to my lawyer today. We hv to wait for CDL next move to ask for the 25% payment and the collect key kit.

From what I remember, after signing the Option to Purchase, we waited for nearly two months before we get to sign S&P. So no worries, this is normal. Everything should work just fine.:)

Anyway .. my friend had a phase 1 b2b unit and he could not make his appointment to collect his keys .. so i helped picked them up for him and as it so happens took a bunch of measurements at the same time

Hi A&W, in fact CDL has yet to issue any notice of possession to any blocks. Hence, I think we still have to wait for a while... Hopefully soon. Haha~

She told me today she will pick-up her key later today...... I thought she was joking! Then later in the afternoon, I got the good news..... I am so happy for her too cos she is desperate to move in. So is the Defect Team ready for her inspection tomorrow? haha~
I will buy the oil for you here..........I was so silly......I didn't know that product was made in Aust, cos I have never used that brand. That was why I asked CC if I should buy them at Changi Airport? haha~ Only yesterday when I went shopping & checked at the counter, the lady told me so. :lol:

You can actually call them once your lawyer inform you that the payment is cleared (the faster way is pay by cashier order, dun have to wait for cheque clearance). You need to have password if you wanna go on line booking, which developer will send to your mailing address). I called them instead of on line booking...

CC - Did you have any major defects ? From the phase1 owners what were the more common issues you had ? i know my friend had to get his entire floor re-varnished in the bed rooms .. but that's about it.

Hi ACDSONIC! Defects.......... Plenty of them. Up till now, I spotted 46 defects (maybe I'm picky). Mostly on tiles and doors......... Check out for chipped door edges, wardrobe doors and floor tiles.... And not to forget your kitchen top. Lookout for scratches and stains and LOTS OF GLUES MARKS!!! :ohno: But my super duper major defect is missing of dimmers. They managed to do it for me and I get to choose the area I want for my dimmers (only bedrooms to be installed with dimmers). Haha... They should be covering more than half of my defects today and my reno will starts on monday.
Anybody got your keys as well? I haven't bump into anyone yet...

Is there any condition imposed that the defects must be rectified first before renovations can commence.
down2earth March 27th, 2009, 03:44 PM hi, i collected the keys this afternoon... busy with utilities turn on + look out for defects... there are certainly some defects ... esp., the wall tiles near bath tub, uneven parquet floor etc., planning to submit first list tomorrow....
can see singapore flyer & sea from stack 3 high floor ... not bad ...

Yea lo.... They super blur~ But they are still quite good as they really rectify the "Big" defects fast. Anyway, now just waiting for them to rectify asap. Up till now, the defects is a total of 50. Haha~

Hi nav14, you can fill up the defect list first, then the management will send the foreman and manager to justify and go through all the defects for you. After that, they will try to finish most of the major defects for you and after that they will give you the permission to carry out the reno. After you reno, they will clear up all the minor defects for you. So don't worry too much.
Up till now, only their supplier (wardrobe people) irritates me! Keep pushing their responsiblilties and even run away when I went to B1 to meet the people from the management (happened on friday). The management was quite angry with them and they told me they will look into the matter and speak to their boss on monday. And by the way, my main door will be changed for the third time on monday. :ohno:

Hi, congrates!!!!! Uneven parquets are not found in my unit but poorly joint parquets are found... I think your problems are quite similar to me as the wall tiles near my bathtub also have some problems. Ha~ Oh yea, when will your reno starts?
tony67 March 30th, 2009, 09:06 AM It was only last Thurs that my lawyer sent off to me the CDL letter which called for various fees and progress payment. Sent off my cheques over the weekend, so perhaps I should be able to take the key next week.
Haiz...I dread going through the defects remedy exercise all over again - repairs are never quite as good as getting it right the first time round. It is ironic that the first thing we do on taking over a brand new home is to do "repairs"!
At least, if it is a second-hand home, you might be able to tear down everything and do nicely from scratch. Defects rectification is like trying to save botched jobs - this is what I find totally dissatisfying with buying new condo homes. Don't understand why things have to work this way - it has become an industry culture of sorts.

Wonder if I can call Adeline, Joyce, Susan or Alice today to make an appointment to collect the keys, preferably to collect them this afternoon? Yeah, I am very eager to move in!!!

I taken my key few days ago. Woh Hup done most of the defects with only glass window panel to be replaced in few weeks time. I am happy over their response on the defects. The access card is still having problem. They take 2 days to work for the lift lobby and the entrance next to the main entrance. All other entrances not working. The telephony system still malfunction.
A little look out (defect) for fellow friends, try your stove, sometime the fire cannot stay because the ignite is bent.

Hi Shang25, yes the defects will be completed by monday. Supposedly is tomorrow but the wooden parquet was out of stocks so will have to wait till monday. Haha~ So my wallpaper and curtains will be out next week. My downlights are all up now.

Nav14, I agreed with you fully. I see little social problem arising already. Today I saw two bicycles park at the 15th floor lift lobby ( Just outside their units)! What's next? Bicycles all around CSR's fence?

Overall there is really not much defect other than a minor crack above wardrobe, a broken bathtub drain and squakie kitchen door knob. I am a bit disappointed with the quality of the wardrobe, kitchen cabinet and bathroom fittings. A bit of low quality not befitting condominium. I love the facility. I went to see the bowling alley and lots of people using the gyms and swimming this afternoon. Plus I saw quite a number of western expatriate and a couple Japanese. Not bad considering most people would say it's at the wrong neighbourhood. I am happy, no complaint from me. I ordered lightings from City Light in Jalan Besar and curtains from my usual supplier in Tanjong Katong complex. Only left with fridge, washer and dryer. Next week the apartment should be ready to rent out. I talked to the management, security and a few agents. Rentals are pretty strong. For first phase 75% occupied now. Second phase 5%. Not too bad.

Yes, the bracket was from City Gas as part of the set up free of charge. There is an offer hanging right on the gas pipe in the yard area advertising the dryer for $499. It's a great deal because normal price is around $650. The running cost of gas dryer is 1/3 cheaper and will dry in 1/2 the time of electric dryer.

iamme2, I hv one ceiling fan in the sitting room, pretty nice. I bought together with all the lighting in the house. The lighting shop very helpful and know his products well. I got connected thru' my ID. Feel very lucky to have a very effective ID that handles from design stage thru' completion with no problem.

I took quite a bit of time going through this thread. Quite impressed with the wealth of information shared here. Only regret is that I found this forum only now. More owners should know about this forum. Kudos to those stalwarts that managed to pull off the "public bench" gate modification. Many owners would never even know that their interests had been championed.
Had a friend help me out with defect-spotting. They work as QC inspectors for a construction company and were quite thorough. I am new to this and am wondering: if there are dents/cracks and scratches in the door frames, is the developer obligated to to change the entire frame? wouldn't that mean they'd have to re-do part of the adjoining wall? If silicon is badly spread on the outside of the window, will they re-do it from the outside? If there is a chip in a floor tile, will they hack it up and replace it? If there is possible seepage, will they re-install the entire window panel?

For easy tracking, I submited the defects listing room by room. I hv three tiles replaced in my kitchen due to uneven layout. Am still waiting for them to replace four glass window panels due to stretches on it. Be prepare to sit out for a day or two if they repolish the floor in the bedrooms. The smell from the repolish will chase one out of the house. Happy finding.

Hi, I paid only $499 + GST. I actually didn't even bring the promotion card. I just went down to PUB building to turn on my electricity, water and gas. I just mentioned that I saw the offer and they signed me up for $499 + GST. The bracket and piping was all part of the package. :):)

Thank god, I did not have tile or wood flooring problem. They re-coat my bedroom door and the smell of the top coat will make you high:nuts::nuts: I had only 4 complaints in my defect list and all were taken care within 1 day.:cheers::cheers:

Thanks. So they actually hacked up the defective tiles?
I made an appointment with the main con to go through my defects list as I wanted to make sure he got everything I wanted first hand rather from just the written list. This morning, I met the developer's rep, Winnie and Mr. Yong (?) the main con's rep (he seemed quite an okay guy, was attentive even though my list was long).
When I told them about the uneven rubber gasket for the master bedroom window on the outside, he told me that in order to rectify it, they will need to install a gondola, which was not possible.:ohno:
I also brought up the point about the common hallway bathroom sliding door handle which was difficult to turn due to its design. My mom-in-law and daughter were stuck because their fingers were not strong enough. He told me it was part of the design and if enough people complained maybe they will consider getting it changed.
Other than that all other defects were accepted. Some suggested points for all:
check
- all windows for seepage, check after heavy rain
- all protective tape removed
- tile uneveness stains, chips and pointing (in between tiles, often stains)
- kitchen sliding doors and all other doors close evenly
- dents, scratches and holes (caused by some wood insect) on doors, frames, kitchen, bathroom surfaces
- all window lockset handles that they turn properly and are not loose
- paint work and plaster not patchy or uneven
- scratches/ rust on sink and floor trap
- tarnish on bathroom taps and sink stoppers
- inside cabinets, for missing screws or screw caps

agree, it takes some strength to turn the lock of the common bath... i did highlight this and was told it was like that - not a good design at all... & the semi-transparent glass doors - will need sandblast... the master bath glass door doesn't have a stopper - looks like we need to install stopper to avoid any accidental damage.

I am not installing grilles but I think there is a standard grille design and specifications required by the developer which is found in the appendix in the blue owner's manual.

You need to walk out of apt to throw ur trash,then the amount you can bin in one shot is very little and gets jammed easily. It's just a matter of time before the thing gets jammed as it is common usage so no one bothers to unclog it.

I visited CSR and took a look at the common pneumatic disposal chute and recycle chute located at the entrance to the fire escape staircase on each lobby. Has anyone else taken a look at both chutes?
I am rather worried about rubbish disposal because the disposal chute works in a way that you open up the door, and it turns out a metal holder the size of a ladies handbag, and you stuff in as much rubbish as you can, and you then close the door, and the holder turns the rubbish into the chute.
Looks like we have to mince up, compartmentalise and then compact our rubbish into a few chunks of ladies handbag-size packages before we can get it down the chute.
If there is any unminceable, dustbin size garbage - I wonder if we would have to carry it all the way to some common disposal bin somewhere in the compound?
How do we handle garbage disposal in a "green" condominium like ours? Those who have lived in Japan or Korea may have some ideas to offer?
Hi Tony67, I get what you mean. I have seen 3 big bins near block 10 for recyclable rubbish. So I think you can separate your rubbish into 3 categories... I have lived in Korea before and they are really particular in the way you handle rubbish. You have to separate the rubbish and tie them properly in your rubbish bags before bringing it to the area outside our apartment building. But I don't think ours will be that strict.... Can check with the management office about the use of the recyclable bins ;)
Goodness...this is really a lifestyle change for me. Looks like I got to buy quite a few bins at home to separate out the different kind of trash. Hey, thanks for the sanity check.
Hi Tony67, you are welcome ;) I think you just need to use a few plastic bags to clear your rubbish every time you cook. In addition, I think it will help if you place a bin in the bathroom... Too many bins will not look nice in the house... Haha~ :lol:
Remember to buy biodegradable bags too so that we go all green...... , I recalled 1 of my friend having a bin which has 2 compartments (recycleable and waste) so you can consider that too, instead of having many bins....... :)

Remote. The string toggle switch is quite unsightly. Mine comes with a simple round light as well.

A bigger bin has been sourced and will be put on trial before replacing it on all the floors. They said it takes time! Suggest everyone find time to go and express this small bins problem to the Mgt office to hasten up the action.

Saw alot of house agent and potential tenants coming to view units.
Can see a increasing of humans traffic.
If CSR is 80% tenanted, we will get to see house agents in and out of CSR the whole year round.
What a conveniances to ask them one or two questions to findout the latest market situation.

Try this clothes hangers, EASY HANGER. I think is the best hanger(Model HL 301). i bought 2 sets. When i first bought it was with 5 poles, now is lesser.

Exactly.... Unless we set trap, act as the tenant and call them up to lure them. I just saw some guests check out this evening with 8-10 big luggage... And in fact, other than this "motel" problem, we have more problems in the estate such as indecent women around the place looking for customers. Heard from some estate male neighbors that they were approached by these women in the carpark... I guess there will be more to come. :ohno::ohno::ohno:

How much can you do? Recently, house agents intro alot of units to me.
Most of the units are partitioned with more rooms. From 3bedrm to 4/5bedrms.
But of course, sellers willing to re-install back to original state.
I really hesitating to purchase CSR for own stays.
Firstly, to getting a maid to work for us in CSR is a double chances of getting heart attack, compare those living said Jurong or far away! (More chances of getting Indian boyfriend, so much easier.

CSR presents an interesting social challenge as the motley crowd outside its fence ventures to engulf and permeate its fresh infant presence. Somehow, I don't get the sense that Kerrisdale faces such challenges, and it is worthwhile thinking why.
I surmise that because of the property downturn, many CSR speculators who were waiting to flip for capital gains or who bought high expecting rising prices are now stuck and forced to rent out for very short-term and poorly screened tenancies like one or two years just to hold on to the property and abide for the upturn. This group have no stake or interest in nurturing the longer-term CSR living environment as they are just parking for the time being. When the price is right and the time is ripe, they will exit after they have taken their profits.
For those who are really interested in investing for good longer-term rental returns - I expect they would be more keen to screen and ensure that they find good tenants who will use their property carefully - because they are holding it for long-term. They are likely to feel a stronger stake in the CSR living environment to ensure that it remains attractive to future tenants and command good future rentals.
The apartment mix in CSR - is actually predominantly 3-bedders, with smaller proportions of studios and 2-bedders. But I have heard that even the 3-bedders are tenanted on shared basis e.g. many students in one apartment. This suggests a rather desperate and unruly rental culture in CSR - and this could be one major root cause.
I believe that Kerrisdale's rental culture is free of this dereliction because the flippers may have cleared out during the recent boom - leaving genuine investors who seek rental returns.
Hence for now, the Management Committee may have no choice but to consider legal avenues and powers to implement radical by-laws to attempt to govern the tenancy agreements entered into by owners - for example, restricting the number of residing tenants per unit and registering and issuing only so many residency cards.
The use of apartments as motel apartments cannot be policed effectively - but again - it boils down to the owner-culture in CSR - perhaps an utilitarian attitude and the lack of neighbourliness on the part of some owners who feel they have no stake in the CSR living environment.
This requires an equally strong push-back by current owner-residents to protect and regulate the inner living environment. It is quite ridiculous if owners of private property are powerless to regulate their own private environment - for which they are empowered to convene a management committee to draw up bye-laws for peaceful co-existence and protection of common interests, and to engage the management agents and security officers to carry out and enforce these by-laws.
This is a very interesting case study - in testing the effectiveness of current frameworks empowering management committees to regulate their own private environments. How wisely and resolutely can the Management Committee use the instruments it has been empowered with, to protect its living environment for the benefit of its residents - is something waiting to unfold.

Yes, you are right, Kerrisdale does not face so much problem even when the red light district is directly besides them. It is the management. Our management is really really bad at this. I have wrote in to CDL and see what they are going to do about it. But I guess it will be good if all of us can write in to them so as to let them know that many of us are unhappy with the security and management. Other than that, do you know that they are charging for the use of water at the washing bay in the carpark? And no CCTVs are installed in the 3 carparks. What is the use of having CCTV in only B1 lift lobby? I do not see the rationale.
Sigh~ Sad to say, those fools who got stuck in their investments and stocks are the ones who are responsible for all these unpleasant living in CSR. As they are really desperate to get tenants and buyers, they are being manipulated by the scheming agents. Some of them even allow the agents to stay in their unit and these low class agents are so excited that they even brought their family to enjoy the facilities during weekends... :ohno::ohno: And seriously, I think tenants such as the China students are best to be avoided. They are so uneducated and dirty. They are the ones who always make a mess in the estate... Oh yea, FYI, I heard that one 4 bedder unit is packed with 24 tenants. Mostly students.... That time he boosted to told me that he was the only agent who sold the highest price in one of the unit before.
Also, he was trying to sell the unit so badly, but that unit was tenanted. He wanted to push the tenants out in order to sell me the unit and get the commission right away.
Of course, i declined. Prices was sky high........Probably i gave him an impression that i'm desperate to get a unit here.....

Metropolitan was so much better when I visited last weekend....all guests and agent need owners to escort in....visitors will think the security is a hassle, but if I'm the owner/tenants I'll be very glad with the security....that's call condo living !

I'm not a property investor - I buy genuinely with the expectation to stay - but since getting the keys I have found the unit rather too crammed for my use plus other factors such as the inner social environment - I took the decision to switch elsewhere. Happily, I managed to book another unit somewhere to my liking. However, I remain very much interested in what is happening in CSR since it is in such a culturally rich and transforming environment, and I have been like checking it out as it progressed previously - sometimes driving by twice a week or so. And I am very inspired by the neighbourliness of a group of committed and excited residents who are truly interested in making CSR their dream home. I feel saddened that CSR has been so badly hijacked by party-spoilers.

at 1200 psf, you can easily get D9 properties.

Hi Baby, you are right! Even The Sail is having lots of problems regarding the security. People can just go in and out and the security don't even bother to "wayang" a bit. Cars always go in and out without having to show access card. Ha~ It is worst during festivals and countdown....
Actually Metropolitian is doing the right thing. Either the owner have to bring in their guests or using the intercom to check the identities of guests. But here in CSR, security are having good life. Doing nothing but eating, sleeping and watch some stuff on their mobiles. What a good life! :ohno:

Just some comments after reading the thread of negative comments abt CSR.. I myself is a owner here and has been staying here for past few months as well. Initially, we have been thinking of renting out, but after staying for couple of weeks, we have decided to make this our permanent home.. why, it's all about location, location and location...
There are good mix of crowd here, Caucacians, Koreans, Japanese, Chinese, Indians and local singaporean... Yes, there are units tenanted with 16 pples, but I don't really care as I don't share the unit with them. In fact, my neighbour may be one of those units, but generally, they are still quite low profile and I don't hear any noise or rowdiness, amid occasionally unpleasant habits like leaving trashes around the rubbish chute. Other than that, I don't see much problems.
In terms of outside environment, I'm more inclined to describe it as vibrant than chaos. I love staying in lively surrounding rather than dead, quiet place. I guess that goes with personal preference. For me, Mustapha is definitely a fun place to shop. I visited it almost every week and the experience is much better than those monotonous malls, though it's crowded most of the time. With the mall coming (in fact I'm more excited by the Mustapha extension than the mall), I see more positive than negative as it will make the surrounding more happening and will surely get the attention of would-be buyers. The management of the mall is lendlease, the same management team behind Parkway and the new mall in Orchard Somerset. I guess the mall will be positioned like Parkway, somewhere between heartland and the upmarket. Will those indian crowd go there? Probably, but I don't think they are the target market for the retails. Anyway, let see in few months time, no point speculating here.
In terms of surrounding eateries, not many condo can beat CSR. Scissors cut rice, Zhen Wen Ji pig organ soup, Ng Ah Soi Bak Kut Teh, Swee Choon, Lavender Food Market, Jalan Besar Food Market.. It just a food haven.. Let's share some good tips on the surrounding restaurants, foodstalls or shops to visits... ;)
BTW, I don't own a car (I don't really need one as the mrt and plenty of buses just by the side), so seldom venture into B1 carpark and thus yet to have those negative experience, but this is really a minor issue that the management need to dealt with.
Yes, probably the security is lax, the management is not responding, unprofessional agents.. but all these are just secondary problems. Look beyond that, I must say that CSR is definitely have much potential for future capital gain. The price has already gone up from 850psf in Jan to more than 1000psf in Jun (Just look at the caveat lodge).. The price speak the loudest. If the property market remain hot, CSR price will sure go in tandem.
All in all, I'm a happy owner here.. and will sell only when the price is really attractive.

at blk 14, everyday, without fail, there will be heaps of rubbish at the ground floor lift lobby. the place smells really bad... during the weekend, the shared facilities get a bit crowded and noisy..
this has been a nice place, but at this point, with the kind of people staying inside (some of them, not all), i wouldn't even want to step near this place, lest i get associated with some of the people who goes in and out of this place...
well, i supposed it has been a lesson learnt. at least i'm more aware of what i look for in a good home.

Yup quite agreed with you, some places are not so meant for a so call "good Home" especially with a bigger family and kidz along.
Is like, families staying in a 1 to 2 bedrooms estate. This kind of estate meant for singles and very small families. Owners prefer to rent it out...that the trend...
Anyway u missed the CS mall.....i was wrong, there is a NTUC. :)
Hopefully, more initial Owners at CSR would cash in their buying and sell to more genuine buyer(home stayer).

Yup agree with you. But in current market now, is hard to avoid such situation where many are investors are buying new devt to invest in long term.
Alot of times, rental market isn't as good as in seems. Even is good, you may not get the kind of tenant u may hope for.
So alot of landlords would rent to whoever pay the highest. :)

No thanks to an unethical agent, to China students. They were not tenants of my choice, thankfully, they are an OK lot.
Just be careful of the agents that you are working with. Yap, not see many 4 rooms unit out for rental in the advertisement .. so hopefully demand is higher than supply:yes:

I totally agree with you. I am happy to have sold this place. (Since so many here are interested, I sold to a foreigner.)
A lot of the complaints here are very reasonable. With 912 units in such a small area, I don't think there is a condo with higher density of occupants. And I don't think the cleaners can keep up.
I can understand why people throw their rubbish downstairs. Either the chute is too small or in my case, someone pissed at the chute area.
I have even seen the police called in at night sometimes. I think is is because the management is unable to handle disputes between neighbours.

People can just go in and out and the security don't even bother to "wayang" a bit. Cars always go in and out without having to show access card. Ha~ It is worst during festivals and countdown....
Actually Metropolitian is doing the right thing. Either the owner have to bring in their guests or using the intercom to check the identities of guests. But here in CSR, security are having good life. Doing nothing but eating, sleeping and watch some stuff on their mobiles. What a good life! :ohno:
Dude, I lived here for one and a half years. For alot of that time, the IU reader was spoilt and the guards always opened the gate for me automatically without checking. (partially because some idiot bang down the gantry two times.)
How about asking the management to clamp the taxis parking in the condo? Hint: One always parking at B1 next to the ramp going down to B2, near the gondola, one always parking at B2 block 10 side.
