Finally some news on this one. The plot has been vacant for a long time and the showroom there has been closed and the grass is overgrown. It would be fairly tall for the Orchard Rd area.

Looks very much like any other sengkang type condo, not appealing, except for the location. Is it freehold?

Oh yes, how do they fit so many units in that (looks to be) small block? Look at 02 and 03, they are tiny!!!!:D

:hahaha: Yes it is freehold.. If you are looking at this property as a potential dream house, with luxurious fittings, private jacuzzi etc, then its obviously not very appealing. a small part of the property slump for the past few years can be atributed to the LARGE and Spacious condo, houses. Guess there was a time where the rich singaporeans are more traditional and have bigger families, so to speak. so a 4 bedroom condo 3000sqft in size is very appealing. But if we take a realistic look at current demographics, seems like most of the people who are hunting for high-end houses now are mainly made up of couples who dont want kids (yet), or high net worth singles who want to remain single. Guess what type of properties they would go for?
A simple to maintain yet posh and convenient bachelor pad in the heart of the city, or a 3 bedroom property where one will have to pay 2-3times the price for spaces he/she wont use?

shaping up nicely, but wonder whether it will TOP by Dec 2006! Went to the showflat two weeks ago and was told that only 3 units left. Wonder whether they have launched the entire block. :runaway:

Fantastic location relative to Orchard, but right on a noisy road surrounded by ugly buildings. When I visited the showflat several months ago, the salesman waxed poetic about the beautiful views of the Istana grounds...."framed" by the old PUB building and Singtel! No balconies, and you can understand why....still I would have been tempted except for the price.....

Found 93 transactions on the URA website. There are 169 units in total. Not sure whether what the agent at the showhouse said is right (ie only 3 units left). Anyway, I think it is quite good value for the location (around $1200 psf), even though it is right at the junction. Easy to tenant out. :)

Nearly 2 million for 140 square metres....."good value"??! :-) Ok...in a sense you are right, because that area is in fact just as nice [or not, depending on whether you care about noise etc] as Cairnhill, and apartments over there go for such figures and more. But for some reason the values in that area tend to be lower, so this is in fact a bit steep.
By the way there seems to be something happening a short distance away along Devonshire road. Anyone know what it is?

There's a new freehold development by Keppel Land called "Ritz Residences" located just behind the Metz that is currently being soft launched in HK and Indonesia. 157 units in total ranging from 1-4 bedrooms over 2 towers (25 / 32 floors). You can just see the plot to the right of the Metz photo above. The website "www.ritzresidences.com.sg" is still under construction. Understand the Singapore soft launch will sometime soon ... perhaps we can start a new thread for this ....

This is rare - the developer posted pictorial construction updates on their website bi-monthly for this project. Their next update is mid July. Let's see if they keep up to their promise :)

Someone told me there's this short building (no idea what its called) in front of Ritz residences site is up for en bloc, and a 36floor building can be built there - so Ritz will be blocked? anyway, it means more condos in that area!!

The short building is call Devonshire Lodge. It is behind the Metz. It is currently going en-bloc and the tender will close sometime in Dec 06. Understand that Mayer Mansion, on the left of the Metz is also going en bloc and they are deciding whether to award at this stage.

It looks like projects launched in the 2004 are starting to come on stream (TOP). Slowly but surely these new developments will be changing the skyline of Singapore.

Especially with the "out with the old" (en bloc) replacing them with "in with the new" (new taller developments) concept we are adopting.

The trouble is we've lost the "memories" of the old .... newer buildings don't really have the character of older ones.

Currently the trend for new condominiums are mostly tall and sleek. Unfortunately, The Metz is short and FAT :lol:
