I like DuPont. I'll tell you why. In the photos with Met Miami up top, the old DuPont bldg is between Miami R. and the Met Miami complex. Its as if the met Miami complex is a NEW and ADVANCED complex amidst crappy surroundings to the south. BUT NOW, because of change and WRECKING BALLS, the old Dupont bldg is going to be history, and the NEW TOWERS will replace it and COMPLEMENT the new MET MIAMI towers. Change is good.

LAND TALK: Miami-Dade County and City of Miami officials are inviting the public to discuss the future of a 4.4-acre plot east of American Airlines Arena in downtown Miami called Parcel B. The land is owned by the county and has been earmarked for several unrealized retail and residential projects over the years. The workshop is set for 9 a.m.-1:30 p.m. Wednesday (12/1) at the arena. "This site is a key component of the revitalization of the entire Biscayne bayfront," said Cynthia Nikitin, who will moderate the workshop. "How this site is designed, programmed and activated will contribute significantly to the future of downtown Miami."

Its The Same Design Has Not Changed

If You Look At Pic 2 On My Post Its Giving You A Side View
The Difference Is That The Billboard Doesnt Give You A

fyi-miami rivertown got a recommendation for the miami zoning board,next step is the miami city commision for a m.u.s.p.. if you've neverheard of rivertown,rivertown is a huge project over by civic center(jackson hospital,court,cedars)rivertown includes 3 30 story buildings by the river,it will include retail,promenades and other things that are expected to change the area.this was another project concieved thanks to the dredging of the miami river.after seeing the project myself it looked very nice.

I'm confused about the green opera house. Is that old? Cuz I mean, I thought the new Performing Arts Center in Miami has a opera house inside alongside with a symphony hall, but the idea of another opera house is surprising. I couldn't find any other information about it.

most of the contracts had bids approved on them
the work has all been done under schedule by the contractors
but the american airlines terminal was falling behind due to mismanagement
from american airline officials so angela gittens was on thier back about that
and also cost increased becuase of the security measures imposed by us government.

but all is well and going ahead of schedule...

The Old Interchange in Post # 40 :) is where I work at N.W. 36 Street, Where the two Round Structures are in the Lower Right Corner of that Interchange, THAT Interchange was BUILT IN 1962 :) . I WAS There when I was 9 years old. ITS NOW over 40 YEARS old the 112 AIRPORT Expressway and I-95 Met there and ended south of there at N.W.23 Street where the McArthur MILK Plant is and STILL IS THERE !!! :cheers:

First off, the JADE's North/South allignment hogs up the entire block to get water views (like Santa Maria). Secondly, Villa Magna's two towers have an East/West orientation and DO NOT block any water views to JADE. They only block a view to the NORTH. NEW CONSTRUCTION: There are only a handfull of projects that MUST be built to catapult Miami to the top of the Architecture world. If these projects do not get built, then noone will give a shite about the boom:

1. The PAC (obviously)
2. Ten Museum Park
3. Ice
4. Ice2
5. Cube
6. Blue
7. Marina Blue

This is a SHORT LIST. These buildings are LANDMARK buildings. Period. There's a second tier LIST of others. BUT, these structures can be compared to any other world structures and hold their own with regards to design, etc..

I think its The Mark building you are refering to. I believe The Oakwood is the North and also the first built of these two similar towers.

The unit owners of the Mark are signing petitions to avoid the construction of the Villa Magna. Can they succeed with something like this?

This shot was taken from the four seasons tower about 4 years ago. Notice the jade is still in dipers and that new tower just in front where the villa magna will be built.

I drove by there yesterday and its already about 3 or 4 floors up. I'm pretty sure that 540ft sounds right, but I just took the 42 from skyscrapers.com.

125 units in a loft-style tower

The 25-story tower for Developer Alfredo Acosta's Reflections on the Miami River would replace warehouses on the 200 block of Southwest Sixth Street. Acosta said prices would start at $300,000 a unit.

Retail is planned for the ground floor, possibly a waterfront restaurant, he said.

The projects join two other condos under way next to the Second Avenue bridge: the 400-plus-unit Latitude on the River and 443-unit Neo Vertika.

Acosta said he plans to break ground in 2005 and has his eyes on other river properties. He said he has been in development for 25 years with projects in Colombia and Texas.

rx i think you wrong because kubik at morningside went to the board5 times redesign 4 times,and at the last meeting it was approved.but then the residents of the area appealed the last plan and they won the appeal.and now kubik has to be designed once again.

now i don't know if this is the same because kubik is going up on 5101 biscayne blvd where theres a height limit of 95 feet and a set back with a 45 degree slope on increases when facing a r1 zone.and kubik is 98 ft and has a 60 degree slope.i probably just confused everybody and confused myself so forget it.

second the sd9 area was designated for buildings reaching only up to 100 ft and have to step down when approaching a residential area thats the deal with kubik which stand at 130ft and which has yet not been approved infront of the city it has gone back for redesign and has not come back to the board yet.

kubik had a hearing and it was denied becuase they did not meet the standards (code) for building when you compare it to villa magna there is no law prohibiting the developer to build the amount of units he wanted he could have been denied and then gone on appeal and won it becuase the current code permits him 500 units per acre and he has more then 2 acres on his site...

so not sure what you mean you think im wrong?

Winton, who is also part of a committee that will soon begin negotiating the construction of a tunnel underneath the Miami River linking Brickell Avenue to the Downtown area, said riverfront development is an absolute win-win. Winton argued that the tunnel project is on the “fast track” and should be completed within the next three years.

Winton added that mass transit opportunities for river residents can be enhanced by extending the city’s People Mover and by expanding the local shuttle’s capacity and circulation

So Villa Magna was approved. Oakwood... Mark... they're both rentals, I'm pretty sure... I think it is a consensus that the Mark folks can kiss off. A building that has that design and color scheme shouldn't be in downtown.

BRICKELL TUNNEL UNDER MIAMI RIVER: When the hec did they decide to do this? Pretty cool, but why not maintain a DRAWBRIDGE like Michigan Avenue in Chicago that is also pedestrian friendly? Also, they should shift the MONEY alotted to the tunnel and build a couple of more bridges- MAYBE an extra bridge to WATSON ISLAND instead.

the problem with the bridges is not the lack of them
its the fact they close and open so many times holding up traffic

with the tunnel the traffic will flow and there will be no waiting to get
to downtown and back what will happen is that the tunnel will attract more
traffic off the other bridges and they will have to go build another tunnel
its only going to creat a demand once they see the benefits of having it
and overall the length of years they last before needing an overhaul is
much more beneficial so the overall cost is about the same at first it cost
more to build it but they save on maintanance. so evens out....

as for the banks in west brickell many of them will be demolished the avenue is the first project to come online on that strip soon many more will start to fill it in but they are trying to hold on and make office buildings on that strip
so nothing else will be anounced jsut yet in that west strip of brickell.

Creation of a 50-slip yacht marina - part of a proposed resort off Miami's Watson Island - has passed another buoy. Miami-Dade County commissioners Tuesday approved the dredging of 15.8 acres of submerged bay bottom for the creation of a mega-yacht marina. A project proposed by Flagstone Property Group is to include 50 slips as well as luxury high-rise hotels and more than 230,000 square feet of restaurant and retail space. Turkish developer Mehmet Bayraktar plans other amenities that include gardens in a partnership with Fairchild Tropical Botanic Garden and a maritime gallery with the Historical Museum of Southern Florida.

Miami voters approved the Watson Island resort project in 2001. City Commissioner Johnny Winton attended Tuesday's meeting to encourage county officials to support the project. He said it would create 950 full-time positions and 3,000 construction jobs. "This project will create an entirely new economic development subset," he said. "Mega yachts, ships that are at least 100 feet long, typically mean big business for cities that accommodate them."

As part of its lease agreement, Flagstone would have to establish an education center to train the marina's employees in several areas such as hospitality, catering and dining. The development would bring other public benefits, Mr. Winton said, including a 100-foot waterfront promenade, a fish market, a maritime gallery and $1 million to plan and develop the southern end of Watson Island.

Pending before construction can begin is a review by the US Army Corps of Engineers. There is no deadline for the review, according to Laura Billberry, assistant director of the city's economic development department. Homeowners on Venetian Island have filed a lawsuit challenging the city's approval of a major use special permit. "We are waiting for the judge to set a date," said Flagstone project director Joseph L. Herndon.

Securing permits would pave the way for financing and hotel operators to move in. Mr. Herndon said the project is going as planned and Flagstone is following the timeline it had already established. The city is to collect $1 million in rent a year during the building phase and $2 million once the project is completed, according to the deal with the developer. In a recent interview, Ms. Billberry said the lease agreement between the city and developers states that all conditions must be completed by Jan 1, 2007.

Mr. Winton underscored the city's interest in the project. Each ship to dock in Miami would reportedly generate about $500,000 in boatyard expenses, brokerage commissions, charter fees and maintenance and repair charges, he said. "The economic impact on cities is dramatic when those vessels dock in our community."

HOLD THAT HOTEL: A proposal to redevelop the site of the Sheraton Biscayne Bay, 495 Brickell Ave., was extended Monday to Jan. 4 by the City of Miami's Historic and Environmental Preservation Board, part of the Planning & Zoning Department. The board must review the proposal because the property is in an archeological conservation area beside the historic Miami Circle. Preservation Board Chairwoman Sarah Eaton said the Related Group of Florida, the applicant, requested the postponement. Related communications manager Dianne Weber said Tuesday the firm was not ready to disclose details.

Miami Beach officials have doubts about Watson Island project

A $426 million retail-hotel-marina project planned for Watson Island threatens Miami Beach's "future sustainability," City Manager Jorge Gonzalez wrote in a letter to the South Florida Regional Planning Council.
Concerns about the project were outlined by Beach officials last week in response to Miami's application to expand the downtown area's Development of Regional Impact district to include part of Watson Island.
A Development of Regional Impact requires a process in which local, state and federal agencies analyze a major project in terms of effects on transportation, environment and public services.
The South Florida Regional Planning Council acts as a facilitator for such development requests and will make a recommendation to the state after collecting comments from area agencies, including affected cities, Miami-Dade County, the US Army Corps of Engineers and the Florida Department of Transportation.
Prompting the request to change Miami's DRI is Flagstone Property Group's plans to build Island Gardens on the northwestern tip of the manmade island that connects mainland Miami to Miami Beach via the MacArthur Causeway. The project includes two hotels with 605 rooms, 50 marina slips and 232,774 square feet of retail and restaurant space and a 4,000-square-foot maritime gallery.
The project could be incorporated into the existing development plan for downtown Miami pending recommendations from regional planners and approval of the state's Department of Community Affairs.
Among Miami Beach's concerns is traffic impact, said Mr. Gonzalez.
"MacArthur Causeway is the key linkage between Miami Beach/South Beach and the mainland, which makes it a key infrastructure asset to the region's economy," Mr. Gonzalez wrote via e-mail to Miami Today.
Flagstone officials said Tuesday that they are aware of Miami Beach's concerns and will send a response to the planning council with information asserting the sufficiency of the traffic study, which was submitted by Miami's Downtown Development Authority.
Concerns over development of the manmade island is not new to Beach officials.
Even before the Island Gardens proposal, the city was worried about the moves of Parrot Jungle and the Miami Children's Museum to Watson Island. The city fears further impact from proposals to build a headquarters for the Free Trade Area of the Americas as well as the hotel-retail project on the 86-acre island.
According to Mr. Gonzalez, Miami Beach officials have asked since 2002 to participate in discussions affecting the island.
Expanding the DRI district to include the Island Gardens project "will further exacerbate the adverse impacts already realized to date," Mr. Gonzalez wrote to the South Florida Planning Council. "The mayor and City Commission of Miami Beach feel this is an extremely important issue for our barrier island's future sustainability."
The state wants the City of Miami to show how a massive $426 million hotel-retail-marina project benefits the public before it approves Watson Island for commercial use.
"The City of Miami still has to prove how the project is beneficial to the public," said Kathalyn Gaither of the Florida Department of Environmental Protection.
Without state permission, Turkish developer Mehmet Bayraktar's Island Gardens project can't break ground on the northwestern tip of the manmade island that connects mainland Miami to Miami Beach via the MacArthur Causeway.
At issue is a deed restriction from 1949, when the state gave the island to the city for public use. The state - through a trust that oversees public lands composed of Gov. Jeb Bush, Attorney General Charlie Crist, Chief Financial Officer Tom Gallagher and Agriculture Commissioner Charles Bronson - must grant a waiver to allow commercial development.
City officials haven't submitted information on public amenities in the project but will within a week, said Laura Billberry, assistant director of Miami's economic development department.
The Miami City Commission has approved another request from the state, for a 15% share of the money the city collects in rent payments from the project.
That won't take effect until Island Gardens is completed, said Ms. Billberry, when the state would get $300,000 from the $2 million annual rent. The city and the state may also be able to collect a percentage of the project's gross revenues, she said.
The trust won't meet to discuss the issue before August, said Ms. Gaither. The panel is scheduled to meet in June, but the issue won't be ready until the city submits paperwork and the state reviews the deed restriction, she said. No meeting is scheduled for July.
Officials of Mr. Bayraktar's development company, Flagstone Property Group, detailed a list of amenities Tuesday. Public components were part of a proposal reviewed by the city. Voters approved the project in a 2001 referendum.
"Flagstone's design as well as public purpose, benefits and access have remained substantially unchanged," Island Gardens project director Joseph Herndon said via an e-mail Tuesday. "Still, over 60% of the development site is freely accessible to the public."
The developer has worked with area institutions to propose public amenities. Fairchild Tropical Botanic Garden has worked on the project's planned garden, and the Historical Museum of Southern Florida has helped with a planned 4,000-square-foot maritime gallery.
Flagstone will make improvements - including landscaping - to the roadway around the property and under the MacArthur Causeway bridge, said Mr. Herndon.
The project's main components are two hotels, 50 marina slips for megayachts and 232,774 square feet of retail space that includes an open-air fish market and a restaurant. At least six fountains, a performance stage and a reflecting pool are planned.
Flagstone will put together a calendar of events for residents from Miami and Miami Beach and create a trust to operate, maintain and repair public art, gardens, pools and fountains, Mr. Herndon said. The trust would be financed through operating revenues, he said.
An environmental watchdog group, the Urban Environment League of Greater Miami, has opposed commercial development on public lands such as Watson Island. League president Nancy Liebman said she is concerned that Flagstone's planned public amenities are not "set in stone" through the property lease.
Flagstone attorney Judy Burke of Shutts & Bowen said there should be no concern because documents require site plans that include the amenities.

Steel Hector may vacate its downtown digs

Law firm Steel Hector & Davis could provide the spark that ignites a long-envisioned development explosion in Miami's Park West, a depressed neighborhood between the downtown central business district and the new Performing Arts Center.


The international law firm is speaking with former U.S. ambassador-turned-developer Paul L. Cejas about anchoring a planned office building in Miami.

"We are considering our options and are in discussion with ambassador Paul Cejas' organization about a venture," said Steel Hector Managing Partner Joseph Klock Jr. through spokeswoman Susan Miller. Klock was traveling and unable to return phone calls. The firm's lease expires in 2006, Miller said.

While the exact location is not known, Cejas' company, PLC Investments, already owns a commercial property at 666 Biscayne Blvd., immediately north of the Freedom Tower and west of American Airlines Arena.
Cejas, who served as the U.S. ambassador to Belgium during the Clinton administration, could not be reached for comment.

Steel Hector & Davis, working through the Atlanta office of commercial brokerage Newmark & Co., issued a request for proposals to developers in September, several commercial real estate sources said.

Newmark & Co. Florida director Bert Sanders could not be reached for comment.

The RFP calls for the law firm to occupy a significant amount of space in a new build-to-suit tower in return for an equity position in the project, the local industry sources said. An anchor tenant would theoretically make it easier to obtain construction financing.

Steel Hector, with its 104 lawyers and 183 support staff, currently occupies five floors in the First Union Financial Center at 200 S. Biscayne Blvd., Miller said.

Real estate sources estimate the firm's office space at between 100,000 and 120,000 square feet.

They are really trying to decide what they want to be long term and where they want to be long term," one source familiar with the talks said.


Three years left on its lease
Even though Steel Hector's lease does not expire for more than three years, the firm's approach from a timing perspective makes sense, real estate analysts said.

Developing an office building typically takes three years with the first year dedicated to planning and government permitting.

The Park West location, however, is not as easy to understand, sources said.

Many tenant-friendly leasing and subleasing opportunities are available as vacancies climb toward 20 percent in downtown Miami and on Brickell Avenue because of the economic downturn and corporate restructuring.

If newness is the issue, construction is already under way on two mixed-use buildings – Espirito Santo Plaza and Four Seasons Hotel and Tower – with large office components totaling nearly 500,000 square feet.

"We have not been approached by Steel Hector to lease space in the building, but we would be happy to respond if there is interest," said Darryl Robinson, who handles leasing for the Four Seasons building at 1441 Brickell Ave.

Robinson is director of commercial brokerage for Cushman & Wakefield of Florida.

Cejas is an owner in PLC Investments on Lincoln Road in Miami Beach. PLC Investments' subsidiary, 666 Biscayne Boulevard Ltd., owns a 25,500-square-foot parking lot across from the landmark Freedom Tower and west of the 2-year-old American Airlines Arena.

Cejas' group purchased the property in February 1997 for nearly $1.38 million, or about $54 a square foot. The property is currently assessed at $3.1 million, or $121 a square foot, according to Miami-Dade County property records.

Project could bring positive impact
The undeveloped site could accommodate an office building of 280,000 square feet, real estate sources said.


While small compared to Miami's tallest skyscraper that has 1.2 million square feet, the location is what would make the project important.

"It could have a significant impact on the area," said Miami City Commissioner Johnny Winton, who is a developer. "It would be the first real building built west of Biscayne Boulevard since the Miami Arena and two apartment buildings."

For years, new private development has generally not occurred along Biscayne Boulevard north of Northeast Sixth Street and south of the former Omni International Mall at Northeast 15th Street.

Earlier this year, Miami-Dade County began construction of the long discussed Performing Arts Center at Northeast 13th Street and Biscayne Boulevard.

Winton said a new office building in the area would be an asset.

"In my wildest dreams I couldn't imagine anything" negative, Winton said.

Founded in 1925, Steel Hector & Davis ranked fifth on the South Florida Business Journal's list of largest law firms.

The firm has attorneys who concentrate in at least six specialty groups, including corporate finance, labor and employment, litigation and real estate.

Headquartered in Miami, the firm has offices in West Palm Beach, Tallahassee, Naples and Key West. Overseas, it has offices in Argentina, Brazil, the Dominican Republic, Venezuela and the United Kingdom.

NEW SALES CENTER: Terra International is to open a sales center Dec. 4 at 666 Biscayne Blvd. for its latest luxury condominium project, 900 Biscayne Bay, a 1.5-million-square-foot residential tower. Construction is to begin next year with completion in 2007.

i sure didn't. 1.5 million is absolutely enormous for a condo tower. that building is gonna have quite a presence on biscayne. really, that whole stretch of biscayne is gonna be something. i actually have a hard time sometimes picturing all the new buildings there. i mean, that area has been barren for as long as i can remember, aside from a few crappy gas stations & what-not.

good times ahead for miami, that's for sure. :pepper:

Uptown-Midtown :) , Great Update on the Projects, BUT there's NO WAY Plaza on Brickell to be Completed in 2006. Maybe Early 2007, Remember Each Tower is OVER 50 Stories, It Takes 50 Weeks ( Almost a YEAR just to get the Floors Up to Top Off ), Another 3 months for the HUGE Foundation of Each Tower, and Another 6 months for Drywall and Concrete blocks with the Windows Installed. :cheers:

Well, I had always heard of talks of redevelopment in that area but all I knew about was the PAC and Ten Museum Park and the nearby condo towers (900 biscayne, ten museum, marine blue). I had heard nothing of the Promenade or the Media Building within the Promenade. The renderings make it look like Ybor City in Tampa, and is just want downtown Miami needs: an urban entertainment district!! :righton: :dance:

Everybody you have to read this.. but lets not get our hopes up. We have no idea how far this is along. They've made plans like these before and they fell through. But lets hope they happen!!

The anti-development South Miami goverment is fighting hometown station right now. Also bad new for the down town kendall one: the wave of condo conversions. Most of the old dingy apartment buildings just to the north of Dadeland are being converted to condos by developers in for a quick buck. Once theyve become a condo you can be sure they wont be torn down for at least another 10 to 20 years. Instead of a developer coming and negotiating to buy an apartment building with one owner, they now must deal with 200 separate owners.

I thought the City of South Miami liked Hometown Station!!!

It's too bad all the residences look like they'll be apartments.

Downtown South Miami has lots of potential. It's a cute area that's actually nice to walk around. It's about the closest thing to a real "small town downtown" I know of in Miami.

The challenge there is to keep Red Road and Sunset Drive from turning into canyons (which would destroy the area's charm)... but I think that could easily be done by keeping a 2-3 story height limit for the buildings immediately adjacent to both roads, but allow significantly taller buildings (with height limit defined by floor density rather than any absolute height... allowing buildings with thinner towers to go a lot higher since they wouldn't permanently block as much light).

Hometown station is going to be a development that will wrap around the South Miami metrorail station. The exterior of the parking garage would be line with commercial properties with residential on top of that. They also wanted to place several floors of residential above the parking garage (which is what South Miami is fighting, I guess they dont want to set a precident of allowing buildings over about 5 or 6 stories). The city is overflowing with Nimbyism right now (I know I live there) and the commission has had to go along. They are trying to push through a new law that would require all new buildings over 3 stories to require voter approval and view any kind of density increase as being catastrophic. The Codina group is trying to build a 400 unit development on Red Rd, just north of US-1 and the commission is fighting it every step of the way. South Miami is moving ahead with a lot of townhose style developements, especially in the southern downtown area where I live, including this one across the street from me which went through all the trouble of building an underground parking garage for just 11 units. I should do a photo tour of the neighborhood sometime.

im sorry guys but ima have to side with the nimbys on this one, if any of you guys had been to sunset place 5 years ago before all the muggings and violence you would of seen that bad traffic along us1,now that doesn't mean that i think a little 5 story building would of done that much of a different,

i believe south miami isn't an area that needs buildings more than 10 stories high except along us1 and red road. other than those 2 major roads everywhere else should have a height limit

Venezuelan landlord forced to sell Brickell office building

New regulations in Venezuela are forcing the owners of 1101 Brickell Ave. to sell the two-office office building. The owner, Venezuelan bank Banco de Desarollo Economico y Social dDe Venezuela, or BANDES, has put the 475,000-square-foot property on the market. "The bank is currently on a timeline and has approximately three or four months to sell," said Eddy Dominguez, a broker at VR Business Brokers in Coral Gables, who is taking inquiries about the building.

A new law in Venezuela is limiting businesses to invest only within their fields of expertise, he said. The 11-story south tower was opened in 1964 and renovated in 1993. It has a vacancy rate of 33%. The north tower, at 19 floors, was built in 1985 and has a vacancy rate of 11%. "The sale will be conducted through a public bid to keep it as transparent as possible," said Mr. Dominguez.

The bank's committee must receive all bids by Feb. 1, according to documents from the broker. The bidding process consists of two parts - one with banking and financial information and the other with an offering bid. All submitted proposals for the purchase must include a $100,000 deposit, according to the documents. The building will not be sold if the reserve price of $37.8 million is not met."The highest qualified bidder wins," says Mr. Dominguez.

Jack Lowell, vice chairman of Codina Realty Services, said BANDES should not have a problem selling the property. "All office buildings for sale on Brickell attract a great amount of interest," said Mr. Lowell. "There is a lot of money available, interest rates are low and demand is strong. Miami is enjoying great popularity."

Mr. Lowell said he thinks the building will sell for more than $100 a square foot. He said he sees banks and regional investors as potential buyers. Hank Bush, principal at Atlanta-based Equiproperty, said he sees good potential for the building and thinks 1101 Brickell will perform well as a lease building. "They won't have any difficulty selling that asset. The market is performing very well," said Mr. Bush, who recently acquired 1000 Brickell for $30 million and said he is interested in the public offering.

Despite its prominent location, Lance Benson, office brokerage associate for Cushman & Wakefield, said it is a Class B building. "The lobby could use some renovating," said Mr. Benson. "The building has been kind of sitting there with not much exposure on the marketplace." In spite of the lower rating for the building, Mr. Benson said buyers can be huge real estate conglomerates from New York or Boston or local investors "The fact is," he said, "there is so much capital in the marketplace, the bank should have an adequate amount of bidders."

'Temptation' survivor to sell homes in Miami


Selling condos, soon, in Miami: David ''Kaya'' Wittenburg, fashion model and ''survivor'' on the Fox hit Temptation Island.

Wittenburg, 32, who did runway work for Gianni Versace in Milan, moved here from L.A. last month. He and longtime girlfriend Valerie Penso co-starred in the reality show in 2001 -- the premiere season.

The hunky Wittenburg and pretty Penso were one of four unmarried couples who hunkered down in Belize for 14 days to test the staying power of their relationship. They survived.

Now, they must survive a long-distance relationship. Penso, a TV producer, plans to remain in L.A., Wittenburg says.

Wittenburg also guest starred on The Weakest Link -- beating out Kato Kaelin, O.J. Simpson's house-sitter.

Jeff Morr and Fabien Tremoulet of Majestic Properties hired Wittenburg. Morr and Wittenburg met in Las Vegas through mutual pal Gabriel Hernandez, who still tours with the band No Mercy. Morr and Wittenburg hit it off. ``We became gambling buddies.''

Wittenburg, who sold real estate in California, passed his Florida real estate course and is awaiting a license. He'll become sales director of Paramount at Edgewater Square, a luxury high-rise condo that will break ground next summer on the site of the old Cactus lounge at Biscayne Boulevard and 20th Street. Majestic will sell the units for the developer, Royal Palm Communities.

Wittenburg knows his way around town. He once lived on South Beach and modeled for Michele Pommier. His sales center office will be in a two-story, 1920s house featured in the Cameron Diaz/ Matt Dillon/ Ben Stiller flick There's Something About Mary.

You know I had never even seen any renderings for that project yet but I automatically assumed it would be straight up like 900 biscayne or ten museum, not all curvy and well.. different. But its great and the Marquis is planned for 63 stories!!! Man, I'm getting giddy! This is gonna be awesome.

Related Group buys Harbour House
A real estate developer has bought Harbour House in Bal Harbour, with plans to renovate the landmark building for 452 units on 14 living levels.


The Related Group of Florida said it will redesign the lobby, spa and meeting room to reflect classic elegance. The developer said units will receive new flooring and kitchen cabinets, as well as other upgrades.

"This is one of the best oceanfront sites in South Florida and particularly in Bal Harbour," said Jorge M. Pérez, Related Group chairman and chief executive officer. "The beauty of this location is that every luxury is within walking distance - from restaurants to beach strolling and the fabulous world-class shopping at Bal Harbour Shops."

Sieger Suarez is to create the working drawings and The Interiors Group is to design the interior spaces.

Sales are to begin in about two months.

Design District property sold
A warehouse used for special events and night functions has changed hands for $3.2 million, due, in part, to the seller providing $2 million in financing.


Olive Bay's Tibor Hollo sold the Design District property, at 62 N.E. 27th St., to investment partners and principals of Artist Way Warehouse, Joanne S. Mitchell and Ron Simkins.

Simkins said his company has been meeting with architects to develop the best use of the property, known as 27th Street Artist Way.

"We are very excited about the renaissance in the Wynwood area," Simkins said.

Miami Arena sale closes

Palm Beach County investor Glenn Straub's purchase of the Miami Arena closed Wednesday.


Straub wired the funds into the city's sports authority coffers, said Otto Boudet-Murias, senior economic development adviser for Miami Mayor Manny Diaz.

The 347,177-square-foot arena, at 721 N.W. First Ave., was built in 1988 for $52 million and sold 16 years later for $28.01 million.

The property goes on the tax rolls Jan 1, Boudet-Murias said, and is estimated to pay at least $700,000 in property taxes a year.

Because the arena is in a community redevelopment area, more than half of the taxes are to go to improvements in the surrounding areas.

Straub outbid parking lot magnate Hank Sopher for the arena during an August public auction.

The closing was delayed to allow the city, Miami-Dade County and the Miami Sports & Exhibition Authority to finalize a deal redirecting tourist tax dollars used to pay down remaining arena construction debt.

The tax dollars will now go toward costs for a proposed Florida Marlins ballpark and for renovations to the city-owned Orange Bowl stadium.

The Florida Marlins want a $420 million, retractable-roof stadium built near the Orange Bowl. The city and county pledged tourist tax revenue and sports franchise fees contributing $148 million, with about a third of that amount tied to the sale of the Miami Arena.

Orange Bowl renovations may require as much as $139 million. Miami-Dade voters approved $50 million for the Orange Bowl through a general obligation bond question on the Nov. 2 ballot.

County anticipating big things from 'Vice' filming

The movie version of "Miami Vice" is likely to be a hit for Miami-Dade County's economy.
Local entertainment officials are plotting to reap revenues in April, when the $100 million filming of "Miami Vice" is expected to begin.
"Miami entities will share in the spoils," said Jeff Peel, director of the Miami-Dade Mayor's Office of Film & Entertainment. "They'll make millions, though how many depends on how many days the crew spends here, whether locals are employed and get salaries or whether outsiders stay at the city's hotels."
Up to 200 people will be involved in the production, and Mr. Peel said his office is suggesting possible locations.
"We've been working on this for 18 months," he said. "We know the location manager and director well."
The script is written, and scouts have been in town looking at possible locations. "They've set up an office here, and every indication is that we will have a large production on our hands next year," Mr. Peel said.
It wasn't a given that Greater Miami, the location, as opposed to Miami, the brand name, would be used in the movie. TV shows such as "CSI: Miami" and "Nip/Tuck" purport to have local connections but are shot predominantly on the West Coast.
What can be faked on TV, however, is less easily recreated on film, Mr. Peel said. "The series was made here, and you can't duplicate the look of Miami on the large screen, as you can on TV," he said.
The series' executive producer, Michael Mann, is steering the film, which helped the county land the project. "Michael Mann knows Miami well. He knows a lot of crew and a lot of locals," said Mr. Peel. "He also shot 'Ali' here."
The county tries to offer good rates for filming, he said. "From a labor and location standpoint, we are competitive in the US," said Mr. Peel.
The "Miami Vice" TV show focused on South Florida. Mr. Peel said he hopes the movie will do the same.
"The intangible benefits are even more important than the dollars," he said. "They've signed up two of the most popular stars," Mr. Peel said. " If Colin Farrell and Jamie Foxx remain on project, I've every expectation that we'll have a summer blockbuster."
Miami civic leaders seem less anxious now about being portrayed in a negative light.
"Our response is very different than it might have been 15 years ago," said Holly Wiedman, executive vice president of the Beacon Council, the county's economic development agency. "We're very much past being oversensitive about the way 'Miami Vice' portrayed the city. We want everyone to look at Miami as it is now."
Benefits from the filming will spread throughout area businesses, said one businesswoman.
"It will be good for hotels, pubs and clubs - particularly those wanting to capitalize on who's in town," said Catherine Guilfoyle, restaurant manager of the Playwright on South Beach.
"There will be a lot of speculation, particularly among women, who'll be hanging out trying to catch a glimpse of Colin Farrell," she said. "He'd enjoy it here. He's very down-to-earth, and he won't be bothered by stargazers."

442 MORE CONDOS: Little Havana mixed-use condo projects Capiro Tower and Urbanea, with construction costs totaling nearly $100 million, won major-use special permits from the Miami City Commission last week. Capiro Tower, 300 SW 12th Ave. in East Little Havana, is to include 328 condos. Urbanea, at Douglas Road and Southwest 16th Street in West Little Havana, is to have 114 condos. "Groundbreaking date is to be established by developers and contractors," said Pablo Canton, Neighborhood Enhancement Team administrator for East Little Havana who predicted development would begin early next year.
HIRING IFFY: Miami-area employers expect to hire at an unsteady pace during the first quarter of 2005, according to the Manpower Employment Outlook Survey. Of employers interviewed, 20% expect to hire more people, 22% expect to cut payrolls through March, 45% expect to maintain current staff levels and 13% aren't certain of hiring plans, said Manpower spokeswoman Kristen Nevils. Chamber chairman Allen Harper - introducing the next speaker, Miami Police Chief John Timoney - then said he was tired of negative comments about police use of taser weapons on children. Without missing a beat, Chief Timoney stepped to the podium: "I want to thank George for finishing on time. I told him if he didn't, I'd taser him."
CHIEF SHOT 3 TIMES: Chief Timoney said the Miami Police Department had used tasers more than 300 times in the past two years. "The great majority of them are absolutely fine," he said. Sometimes the only alternative to taser use was "to shoot the individual." The chief said he knows the awful feeling of tasering - each officer must be shot with the weapon. Mr. Timoney said he had been shot with one three times.

Yet many of the condo buildings haven't been built, like 1390 Brickell Bay, whose design was finished just this month. Groundbreaking on the $150-million tower in the financial district is expected sometime in early 2005 - yet developers tell Multi Housing News, an Internet trade newsletter, that the building is already 75 percent sold.

i don't know how i feel about this buildings anymore it is nice to probably get a 500 and 600ft,but the site is a killer site and i'm surprised jorge perez didn't take it when he had the chance which was when he was offered the one miami and dupont site but only took one miami.the buildings don't look that bad anymore except the fact that the west tower seems to have a foul pole(baseball)on its roof.

I do that to people all the time, when they name drop topics to impress me and it turns out that they don't know what they're talking about at all. then they give you a blank stare when you know more than they do... then their hard sales technique fails and they can no longer justify trying to convince you to buy their product.

IF the DuPont parcels are in fact unlimited height parcels, then it IS a tragedy that they aren't taller.

For more than two years, the position of this column has held itself consistent to one of the more controversial public policy matters to ever come before the Miami Beach Commission.

It’s all about that $489 million rail construction/overhead electric wiring project called BayLink, a train that’s been touted as rapid transit, when in fact it’s never been anything more than a tool to allow developers the ability to build with far greater density than current traffic capacity allows.

When the developers of the Watson Island hotel/marina project came before the Miami-Dade Commission last month for permission to dredge the bay bottom to extend the footprint of the Watson Island project, their greater concern was finding the public dollars to run the train in and out of their development.

While this rail proposal actually passed voter muster in the recent straw balloting and the developers are depending on it to increase density, this column’s position has always been that the Bay Link will likely never happen, at least not in our lifetime.

It was an awkward if not near impossible position to reconcile with voters, simply because if it’s not going to happen for decades if ever at all, then why be such a staunch opponent? Why even bother to write about tracks, overhead electric cables, street construction, and condemnation of private property when there’s hardly a chance it ever will come to be?

It’s been a tough question to answer, particularly when the development/concurrency response rubs a little too close to the bone, which invariably causes a few of the hacks for tracks to go haywire. So much so, there’s even been a slew of personal attacks aimed at this writer, to the point of raising racism as a reason for that opposition.

But that’s okay. In this little game, the financial reward for increasing density on MacArthur Causeway can be quite the motivator and, whatever has to be said to keep those dollars moving in that direction to make it happen, is considered fair game for this crowd.

What’s been most unfortunate with this whole rail business is that there are still a number of sincere and well-intended folks living in Miami Beach who truly believe the BayLink is something other than just a concurrency tool for developers.

Some of the younger residents, particularly the renters around Flamingo Park and West Avenue, have told me that they are looking forward to riding in the next year or two on a cute little historic trolley or streetcar around town and across the causeway to visit a museum or to see their first Heat game.

Every now and then I find myself engaged in conversation with a newer resident who has been led to believe that he or she will have that little trolley to ride a few blocks up Washington Avenue to their favorite café on Lincoln Road.

It seems for many of them, there was a picture in their mind’s eye of romantically holding onto the outside railing of a clanking trolley, you know, like the tourist attraction that sells Rice-a-Roni in San Francisco. It’s amazing what a few color brochures can peddle.

When I try to explain this column’s opposition to some of these newer residents, and many are my neighbors, they find it hard to believe or just don’t understand the political and public relation game that has so manipulated their hearts and minds. It’s almost heartbreaking to have to burst their bubble, but they need to be told the truth. The BayLink, I tell them, is not any cutesy trolley and besides, it likely will never be.

Some would then ask and rightly so - If it’s likely never to happen in our lifetime, then why even oppose it? Let me tell you what I tell them.

The Miami Beach Commission majority voted to continue on with a so-called study for this rail project. The study, which will be funded by tax dollars, is expected to go on for a couple of decades, if not longer. I believed from day one and still believe today that the dollars to fund that study is a complete and total waste of public money. But that approval in itself does pave the way for greater density.

My opposition to the rail project, I continue to explain, is an effort to try and redirect those tax dollars toward something with greater public purpose, to help improve transit in, out and throughout Miami Beach, not just a rail system to be a tool for development interests. It’s really as simple as that.

Although we will continue to see little puff stories about the coming of the train over the next few years or so, it’s highly unlikely that we will ever see a rail construction project come across the causeway into Miami Beach. At its projected price tag, the developers will have to convince the county to extract those dollars from other projects.

In fact, the closest we’ll come to seeing and hearing a train in Miami Beach is Commissioner Luis Garcia running around city hall with his choo-choo tune.

So while Miami-Dade Transit is now deploying the new and smaller buses into the county’s municipalities, including Miami Beach, there still may be a light of hope at the end of the tunnel for the track crowd, anyway.

Within the eight county bond questions on last month’s ballot, the voters also approved a specific expenditure of 100 million tax dollars for yet another study, this one to fund the possibility of digging a tunnel to Watson Island. But everyone knew that, right?

So don’t be at all surprised to see some of the hacks for tracks turning in their “streetcar” buttons for the new “TunnelVision” buttons that will soon be making an appearance in Miami Beach. One hundred million in new study money for a tunnel should keep a good sized crowd happy for at least five years.

Back to the BayLink: As we learn more and more about a train to mendacity, other than of course to feed the consultants and lobbyists seeking greater development density, it’s probably time to consider a more realistic mode of transit to move riders on more flexible routes to places they might want to go, such as the airports or even to Fort Lauderdale.

And then it hit me. Why not consider those wildly popular and totally amphibious Duck Tour vehicles. By land, water and even across our flooded streets, the Duck can link us to…that’s it…the DuckLink!

Now if we can only get Commissioner Luis Garcia to buy into the DuckLink, he might change his choo-choo tune to the quack-quack, which is actually the more appropriate fit. Politics in Miami-Dade is something else. Just ask Jimmy Morales.

sounds like another elitist beach resident who doesn't want to share his precious neighborhood with anybody else. i always find it funny when people choose to live in an urbanized area like miami beach, but are against the further urbanization of that area. as if once THEY move in, all the growth should stop so that they're not inconvenienced by the same growth that probably brought them there to begin with.

i also have to wonder how many of these people who don't support baylink are against it because they don't like the idea of public transportation making it easier for the "riff-raff" to take a quick train ride over to the beach.

i don't mean for any of what i said to be a blanket statement for all miami beach residents. i know that not all of them feel this way. but there's obviously a vocal group, like the writers for the sunpost, who are very much against it.

personally, i can't think of many things better to spend tax dollars then a train system to the beach. although i would like to know what makes this guy think that baylink is just a "tool for developers" to add density to the beach. anybody know if there's any info that backs that statement?

Also, you can put much more density on Miami Beach even if you tried. With the new hieght restricitons you can only go 22 stories on the coast and about 5 stories inland. Most buildings in the area area already taller than that and its all built out so most future developments will be reducing density rather than increasing it since all the new developments are for the super wealthy with their 3000 sqft condos.

Jade Beach ‘city’s pot of gold’

In addition to the City of Sunny Isles Beach receiving approximately $800,000 for additional FAR (floor area ratio) bonuses from the developer of Jade Beach - a $7.5 million check will soon be given to the city for the purchase of TDR’s (transferable development rights). The development will also include a 10,000 square foot public ocean park; and a 20-foot public beach access corridor.
At the July 22 City Commission meeting, attorney Judith Burke, representing Fortune Ocean LLLP, announced, “[When the building permit is issued in about one month], Fortune unequivocally will buy all the TDR’s needed for the Jade Beach project from the City of Sunny Isles Beach.”

Mayor Norman Edelcup subsequently noted, “Everyone should be very happy that the city will be the recipient of over $7.5 million dollars which will go towards capital improvements and public opportunities for education, cultural arts and whatever we’re able to use this TDR money for…This is a fine example of how we’ve been able to create a win-win situation with TDR’s for developers and the people of the city.”

‘$3 million sales center’
During the July 22 meeting a zoning request was also approved allowing a temporary sales center to be constructed on a 300-foot parcel at the “Jade North” site. The Commission originally granted approval for the sales center to be constructed at the “Jade South” site (17001 Collins Avenue).

“We’re requesting site plan approval, conditional use and a variance to place the sales center on the Jade North site,” Burke explained to the Commission. “As you may recall, this sales center was [originally] approved by this Commission on December 18, 2003 to be on the Jade South site…This is a temporary sales center costing in excess of $3 million. We’re asking for the right to place the [sales center] 300 feet further north down the beach.

“[The Commission previously] asked us to lower the [height of the] sales center…We agreed the roof line would be thirty feet (without counting mechanical equipment) - never to exceed 60 feet. [The Commission] also asked us to move [the sales center] back from the property line 25 feet. Both of those conditions are contained in this proposal for the Jade North site…All of the conditions you placed in the original approval are in this approval - we’d simply be moving [the sales center].”

Commissioner Lewis Thaler expressed concern about the height of the sales center, pointing out, “You said you were going to reduce [the height] by 20 feet…That means it would be 40 and not 60 feet high. Last time, I voted against it…I believe that 60 feet [with a 25 foot setback from Collins Avenue] is still too high.”

The city’s zoning and planning administrator Jorge Vera reported, “In keeping with tradition, staff is recommending the same as we did in the prior hearing - denial of this request. We feel there are no special circumstances or conditions that exist that require this building to be closer in the front setback than the 75 permitted feet.”

Vera went on to note when the sales center was first planned for the Jade South site, the developer requested a setback variance (from 75 to 25 feet) to prevent interference with construction including plans for a parking garage. It was later brought to light that a second building (Jade North) has yet to be brought before the Commission for site plan approval. Because the developer feels placement of the sales center at the Jade North site will pose similar construction concerns, the request was made to have the Commission’s previous approval of the 25 foot setback remain intact.

“The reason we need [to move the sales center to the north] is because we [plan] to construct [another] building,” Burke said. “In approximately two to three months, we’ll be back before [the Commission] with plans for Jade North - it will be set back just about the same as Jade South…Therefore, when we put in this $3 million sales center, we’re going to be starting construction of Jade North shortly thereafter and that’s why we need the setback closer to the street.”

Burke also said moving the sales center to the Jade North site would not result in the need to have it remain in place for a substantially longer period of time than originally planned. “There will be about a six month difference in time,” she said.
Commissioner Danny Iglesias later asked Burke, “If we wanted the [parcel where the sales center sits] is it still [the city’s] at the end if we choose to take it? In response, Burke said, “You can still take it.”

Voicing support, Vice Mayor Gerry Goodman said, “We approved the [sales center] to be set back 25 feet - and at that time, [the developer] didn’t own the other property. Since you’ve acquired the other property, it would be more advantageous to build one sales center for both buildings. If the second is similar to the first building, you’ll have to build the garage later on…Also, when you come to [the Commission for approval of] the second building- all the requirements, setbacks, etc, will be similar. I voted for the original [sales center request] and I don’t object to the second [request].”

Subsequently, Burke said, “We’ll see you back here with Jade North.” Mayor Edelcup added, “…And a check!”

‘Jade OK’d’
Following the success of Jade Residences at Brickell Bay, Fortune Beach LLC, a Fortune International entity, received site plan approval from the Sunny Isles Beach City Commission to develop Jade on the Beach – a luxury 57-story condominium planned for 17001 Collins Avenue. The development will include a 10,000 square foot public ocean park; and a 20-foot public beach access corridor.

At a City Commission meeting on Sept. 18, 2003, Judith Burke, the attorney representing Jade, explained, “We’re requesting administrative site plan approval for this luxury residential condominium development and we’re also requesting approval of our application to purchase TDR’s [transferable development rights] needed to develop this project. The project is designed to be in complete compliance with the city’s existing land development regulations and does not contain any requests for variances, special exceptions or any other similar considerations…This project really is ‘as of right.’”

Burke went on to note, “As encouraged by the city’s comprehensive plan, bonuses were utilized in order to enhance the project. In addition to payment to the city in excess of $800,000 for use of the bonuses, Fortune has provided a 10,000 square foot public ocean park and meaningful access to the public to utilize that park. Fortune has designed the 20 foot public beach access from the south side of their parcel in order to align with proposed development on the west side of Collins. They have also placed the beach access at that location so it could be combined with the access we believe will be developed on the north side of the adjacent parcel therefore [possibly] providing a combined 40-foot public access way to the beach.

“In addition to those amenities, the $800,000 can be used by the city for Collins Avenue streetscape, public parking and additional beach access enhancement. The use of bonuses and TDR’s are a completely legitimate and proper planning tool and are in complete compliance with your comprehensive plan and existing laws.

“The Jade project will contain 248 units…this density was achieved in accordance with the bonuses and TDR provisions of [the city’s] land development regulations…Use of TDR’s permit [Fortune] to produce a development of extraordinary quality with more open space and amenities than could have been provided without the use of the TDR’s. Use of TDR’s [also] enhance the development of public property in the city.”

During the presentation, Edgardo DeFortuna (applicant and developer of M Resort Residences currently under construction in Sunny Isles Beach) addressed the Commission. “I am very happy to be here and present to you this magnificent project. Also, you can put much more density on Miami Beach even if you tried. With the new hieght restricitons you can only go 22 stories on the coast and about 5 stories inland. Most buildings in the area area already taller than that and its all built out so most future developments will be reducing density rather than increasing it since all the new developments are for the super wealthy with their 3000 sqft condos.

the 2nd metropolis toweers are halfway up, and other Great news...the First 2 buildings (of 7) of Downtown Dadeland already have rebars in, and the parking structures are almost complete, it will soon rise out of the ground!

Miami's unprecedented growth is seen by the number of projects being developed in Downtown, Biscayne Boulevard, Coconut Grove, Allapattah, Little Havana and other areas throughout the City.

In the calendar year 2003, the Planning Department successfully processed 79 major development projects, of which 45 were Major Use Special Permits (MUSP). The 79 projects will provide a total of 17,883 new residential units, 876 hotel rooms, and 31,965 parking spaces. An additional 1.5 million square feet of office space and 865,675 square feet of retail space was processed. Financially, these developments have a total construction cost impact of $5.5 billion with annual recurring Ad Valorem taxes estimated at $26,733,032.

In addition, 340 Class II Special Permits were processed in 2003 for smaller scale development projects. The permits incorporated design review to ensure the appropriateness of the development within the many neighborhoods that make up the City's special districts and waterfront.

i know, these new towers are gonna canyon-ize the 836 & stretch downtown. it's gonna be dopey-dope!

gotta say, though, i'm still torn about opus. part of me loves what it will do for the skyline & the ride down the 836, & part of me hates how it'll block the pac. but i'm truly 50/50 about it right now, so if they build it, great. if they don't build it, great.

The herald building isn't going anywhere, they only sold the land that their parking lots are on. Part of the deal is the condo towers have to have parking for Herald employees. It also means that all the fuss over Opus is a moot point since the rest of the parcels to the east of the PAC were involved in the herald deal and will become highrises.
