hey guys, what do you guys think of the Seri Maya condo in Ampang.

went there today, really impress with the project.
but thinking which view to buy.
Mindef, Ampang or KLCC.

KLCC would be a good option, but problem is the only units available is below 20story, and is possibly block by the new medium cost apartment next to Seri Maya. :bash:

wasted they have a Medium cost apartment next to such a nice condo.

went to the showroom, very nice. but one thing funny i notice is the 3 free aircorn they provide. is those "old' aircorn that has build in condenser. but the design it together with the building, so every unit has the same aircorn and it blends in with the building from the outside view.

how is the Mindef and Ampang view. anyone has some picture from highrise buildings near by? maybe one day must go up to Empire Tower to have a look :)

^^^ Wah......last time I go the highest unit available facing KLCC is 28 storeys :D

I think any view not facing the west is good as the evening sun is very hot. KLCC view is western but the view is worth the heat :D

I guess you must be referring to the 2nd and 3rd phase of Sri Maya.

Don't the have a view that facing Banjaran Titiwangsa as well. Either Ampang or Mindef view...hard to choose cause both is not a good choce IMO.

Sze..that medium cost apartment was built by Tan & Tan as well right to accomodate the relocation of the squatter that previously stay at the area?

The same reason you mention to Sze about the unit overlooking terrace house and squaters.

Why not choose the one overlooking mountain range. I love to have a mountain view compared to city view.

haha....when I say 21 or 22 storeys; I meant the low-cost apartments lah :D I know how high is Sri Maya :)

kinda think of it, the KLCC view is not so important, cause if you really want to see, can go to the 20th floor which is a common area

Both of the block is 32 storey, which one you want to buy, the one nearer to the medium cost apartment or the one nearer to Kampung Warisan.

im thinking of Havana blokc since it will be ready earlier, and now got 10% discount.

the savanah block is only launch next year, ready 2008 and price will most likely go higher.

what do you guys think of Mindef view? i know the mindef blocks are about 16 story, im thinkign of buying on 22 or 23 story

Gurney Height located on the slope of Bukit Keramat...nearby Mindef actually. Consist of 5 block of condominium. The most expensive one will be Lanai Gurney. Love that place as well.

If I am not mistaken all the Lanai Gurney unit have the KLCC punya view :D

i went to Seri Maya, not bad. price is good, but still not 100% confident due to the fact is the 1st Tan & Tan high dense project, is in Ampang (notsure of the potential resale value)

so just looking around for any other good buy around town, or mayba damansara area.

budget around 250 - 300k... :)

hmmmm....with this budget and that you wanted a condo downtown....well.....the only one that I think fits in the picture would be NAS Pavillion. It is located along Jalan Imbi .......next to De Vegas nightclub and opposite Park Royal ;)

Don't buy Gurney. Not worth you money. Small size n surrounding area is not that nice. Well, apart from facing KLCC there is nothing special bout Gurney. Even the finishes is not up to the level you expected. Have you try the lift? :bash: Smelly.

Went to Seri Maya last nite. Finally managed to pursue the guard to allow me to go inside n have a look around. Damn good. Like living in a resort. I love that place during nite time. Extremely extremely nice...can't wait to get my house key next month. ;) SO HAPPY :)

By the way, there is one unit available, lanai unit, second floor facing the pool. Cost of the unit RM350k.

Jelatek 1. M-09-04. Facing the showroom with a KLCC view. At least there isn't any high rise construction so far. Can see Taman Tasik Keramat n KL view overrall.

Yes, definitely we will meet up someday. N indeed I do plan to join the residence committee. I think it worth to join it for long term ;)

Gurney indeed look good from outside, but once you inside, I think you will hate it immediately.

My unit will be slightly smaller what. 1147sq feet only. Beside they use parquet instead of timber strip for the 1st phase.

Now the selling price for the 1st phase is valued at 300k. Tempted to sell actually;)

I also got 1 car park. Underneath my own tower n close to the lift. So happy bout it...

I think for Havanna you will not have any issue waiting for the lift. I assume that a high % of Havanna owner is foreigner, so they are less likely to stay there all the time ;)

oh 1st phase no timber sstrip? hmm well u can use your own $ to change it to timber strip or marble if you want. unlike us, if we want to change we got to pay more, and the unit is already more expensive.

but i think havana is still a good price comparing to PJ developments like MetroPolitant Sq , Riana Greeen, Casa Tropicana. which is leasehold and not more congestion. :bash:

i hope the lift wont be too much a problem too. if they have highspeed lift then it will be fine. But if you unlucky and in the same lift with 10 other ppl all from different floors then sorry lah.

i did email Tan&Tan asking them will they seperate the lifts for different floors, they replied " we are still looking at the best possible solution for the best interest of all parties" . it would be good if they can dedicate 2 lifts that go straigt up to 20th floor and above, instead of all 6 lifts serving all floors.

hopefully Havana will go up to rm400k by CNY 2007. :)

Ha..ha. I was planning to but then maybe at a later date. Parquet is not bad actually, just that you have to make sure that it does not have any contact with water. Considering the desing of the 1st phase, i think the parquet will last longer than it should be. Was thinking of using laminated floor actually ;)

You bought the unit facing Mindef right? I though there are still unit available facing Jalan Jelatek which command a good view as well. None the less, they are working 24 hours nowadays on Havanna. Keep visiting the place each nite n they seem to work non stop :eek2:

^^^ Parquet is actually not bad and can last very long if it is properly coated with varnish. My home's parquet flooring had been there since 1971 and as far as I could recall......there are only 3 cases of parquet pieces coming off so far (most are due to the fact that some furniture scraped off the varnish coating exposing the wood.

Furthermore my parquet flooring is treated and when my house are attacked by termites a few years back.....the flooring escaped unscatched ;)

So IMO parquet is very good.......but of course timber stripes is much much better but I would suggest you guys not to change the flooring - just try to coat it as I know developers nowadays do not treat or coat the parquet flooring. :)

But using laminated floor will not remove the original parquet what, it will place on that of the parquet right, well, that is what I can see in Casa Impian though ;)

haha.....my point is why spent the money on laminated flooring while parquet can be beautiful ;)

Well, in my boredom in the office since project freezed (will this has been going on for 2months!!!!)...... I spent my entire day all this months browsing the internet and lucky me to stumble to this forum.....

I purchased 1st phase of Seri Maya at an extremely bargain price (1184sq.ft) for less then 200k !!.....and already looking around for landed house when stumbled with Suasana Loft Sentral at RM 300K......!!

In your opinion, should l scrap my landed house for another condo....How much do you think Suasana Loft Sentral price in 5 years time ??

Confused !!!

Anyway, Seri Maya still keep mum on when l can get my house key ??!!! rumoured in March 2005, but rumoured also said in November 2004, Dec 2004 before !!?? WHEN ma??

Well, indeed rumours are circulating around, but based on my observation I assume the target date of middle March might be true as well, but no one knows when is the actual date for handover key though ;)

from the plan posted in this thread, the block is named as Jelatek 1 i.e. the one near to showhouse. Indicative price mentioned to me earlier around 250k. His house facing LRT station..

Note:
I bought Seri Maya bcos of it location. When, LAT launch Kg Warisan in 1996, the selling price only RM220,000 but since ,l just started work....NO MONEY !!! look in envy.... now, the current selling price hovering RM550K - 600K with rental 2.8K to 3.5K!!

Just hope, Seri Maya could reach that figure in 5-6 years!!!.....
If someone know any new 2storey linkhouse corner lot with asking price within RM350K, please share with me the info... looking for that type of house around KL, Shah Alam or Setiawangsa...... any clue?

It's actually quiet easy to clean. I have parquet in my appartment and I vacum-clean like once a week. Once a month I mopp it with a wet clough. You can buy special parquet cleaner. About 4 caps of this for one bucket of water. Afterwards I sometimes apply some parquet polish - done! :)

The last piece of 2 storey linkhouse in Setiawangsa completed already end of last year. If Im not mistaken the price for the corner lot is around 650k.

Even the one in Bukit Jelutong, nearby my office, at the tol exit, under Guthrie development the asking price is around 450k for a superlink double storey house.. :eek2:

I've never used any parquet cleaner nor polish em before....the polish my floor had is from 34 years ago :D ......but of course I regularly clean em by mopping it ;)

i wasnt sure if i wanted to spend another 10k on Jelatek view for something above 22nd story. Besides, Jelatek view only got 2% discount while my Mindef view got 10% hehe. :)

For those in Jelatek and Lanai who will be receiving keys in March 2005 (i was told last Saturday by the sales lady Celina), please join the residence committee and safeguard our interest.

Maybe someone should start setting up a Seri Maya Residence website. get our own committee inplace before we even get our keys.

But i think we dont have to worry too much, i did some research with my friends who purchased properties from Tan&Tan in Seri Murni. They commented "Tan&Tan does a good job by protecting the property value. They really make sure you dont hang your underwear outside & no loud speaker after 12"

i did get them to reply, but i lost that email during my backup.
basically is they are looking for the best solution, but they cant confirm or deny if they are looking to dedicate any lift for selected floors.

Also, they did mention that the 6 lifts is sufficient to service all floors as required by some local council rules.

i also asked them about movement of large furniture, they replied that the service lift is bigger size, so we can move our sofa and dinning table using the service lift :)

for those in Jelatek and Lanai, i think best you guys make good friends with people in Kondoservice Sdn Bhd. atleast when problem arises, they are there to help.

i have few relatives and friends who have stayed many years in many different condo projects. Riana Green, Kiara Park, Seri Murni, Gasing Height.

some of their advices are as below

1) Join the committee if you can. Else attend the meetings regulary.
2) make friends with neighbours on your floor, block and other block.
3) If you are in the pro-temp committee, make sure it is active. Try to be democratic and ensure concensus or majority when making decision.
4) make sure the committee is active, make available monthly or quarterly report on Activities, and Problems (water leak, break in, lift break down etc)
5) make friends with management and guards. take turns buy them lunch or drink
6) organise get together events. no need to be expensive or lavish, a yamcha session is a start.

btw, if you guys been to Seri Hijaun in Shah Alam. Then i think you guys can be assured of kondoservice quality. i was there on a site survey last november. to my shock that the condo was well maintain compared to those nearby that is very much run down.

Imagine if the service fee is 0.25 psf. Even Park Seven is 0.30psf. Almost no different...

the shops are next to the guard house.
dont think there will be alot. maybe bout 8 or 10units, max 2 or 3 floor i think.

if is nicely done, then is okay. good to have a few shops. hope they can get 7-11, a supermarket, a laundry, kfc/mcd, hopefully a Bank, a chinese hawker shop and a Mamak.

atleast when the Wife is not cooking can go down and tapau :)

if the commercial units is facing outside, and has ample parking. then maybe can get some good shops. but im just hopping lah.

noneed every shop in the world to be there, but if can get 2 or 3 good shop that will do. And also depends on how big is the commercial area and how many units.

The commercial area at Riana Green, has Shakey, a Laundry, Saloon, a Dental Specialist and a nice bar. Hope we get something like that, it can increase the property value abit.

as for 7-11 or mamak not too important as next to Seri Maya is a new Petronas and mamak is across the road.

I think any view not facing the west is good as the evening sun is very hot. KLCC view is western but the view is worth the heat :D

you mean buyers pay RM30k. and thats it until they receive the key in 2 years time only they start installment? so between the 2 years no Interest payment?

btw, how is the rates offered by UOB.

interesting package by Tan&Tan. but i prefer the Havannah promo, where you only pay RM1000 downpayment, get 10% rebate and the rest the bank loan.
you lose about 2k or 3k max for interest over 2 years but you dont have to come out with 30k downpayment.

how is the layout? same as havannah or nicer?>

How will the Tremors affect Sri Maya especially Havanna and Savannah that is both above 30 story?

is the building build to withstand some tremors?

and if any cracks or damage, will we be insured? who will bear the cost?

Don't worry......all highrises in KL are adhered to pretty strict standards and they are definitely able to withstand mild tremors. ;) The tolerances for buildings are very high. I got this from my civil engineer friend. :)

Even the PTT could withstand an earthquake of 8.0 Ritcher Scale which of course is non-existance in KL. :) Just take KOMTAR for example.....it is built on very unstable soil and had experience many tremors before and it is still standing after so many decades. I am sure the Sri Maya buildings would be able to stand for a very very long time ;)

^^^ Fault lines do not move.....it would push. So Malaysia would be within an earthquake zone.....maybe in a couple of million years. But even that is unlikely to happen as Malaysia is rested on a 'cool zone' - a geographically 'dead' location. The peninsular main range are formed million of years ago. Should the fault line moves that fast......the whole of Sumatra would be gone underneath the INdian continental plate in your stipulated time of 30-50 years! :D

Even the powerful once-in-a-lifetime quake that rocked us in Dec last year managed to move the entire Sumatra and the peninsular by just 20-30 cm. It is actually pushing us away hehehe.....and at that rate......30-50 years would only get us off by only a few more centimetres :lol:


I am not a geologist but a quick look at some books on geology would tell ya that Malaysia won't have earthquake in yours or my lifetime......or even in your great-great-great-great-great-grandchildren's lifetime ;)


ANyway the only thing you have to worry bout your condo is that it shouldn't show any cracks when there is a tremor. That would definitely affect property prices. But given that even some cheap DBKL flats do not even crack.......I believe Seri Maya ones won't lah. Furthermore it is developed on limestone foundation as opposed to the many condos that are built on softer ex-mining land.

Well.......since you're worried about tremors and earthquakes, I would suggest you get a double storey house....no more fuss! :D

ANyway those houses that collapsed are small wooden houses......to built terrace houses and condos......the developers do ground studies first......minimizing the risk of underground cavity that might cause sinkholes ;)

Oh...another different. The floor finishes for lanai (1st phase) is actually ceramic tiles n wash aggregate ;)

Different a bit from Havanna :D which is ceramic tiles n pebble wash. Honestly I donno the different.

I'm going to pick up my key next Tuesday : 19 April 2005. Can't wait for that :D

The thing is they give me this 5th Schedule which contain the breakdown of things that they going to pay from the monthly maintenance fee...I'm telling you, it is one whole list from up to down..wish I can scan it...at least I know where my money goes ;)

But now I realised that my monthly maintenance fee is RM253. Maintenance plus 10% sinking fund.

Quite expensive as well....

The 2 month maintenance fee that I have to pay in order to get the key starting from Mei till July. I guess it mean probably after Mei I will start to see people actually moving to the place...

Well...If I manage to get transfer back to Menara...then I will safe alot for transportation, but since I still work in Shah Alam...it does no make any different...Yes, indeed RM300 is a bit expensive. :(

Im one of the mayans which is supposed to move in by end of this month. Just to express my frustration with this "key collection thing" !!

When I 1st call, they said that, you have to pay for the interest and maintenance deposit and full settlement by bank before they can "book" for the key.....!! no problem.......everything done......then they start telling that eventough bank have confirmed paid, but they still did not received the money (he reasoned that his clarke yet to update the cheque list in the system??!!).........wait for his call (pls dont believe that!)......after a few days, I call again..... this time, he telling me that the slot already full!!.... have to book you for end of this month BUT, will confirm back by letter?? by next week ??

AND the best part..... Yes..I do know how frustrated this whole "key collection" stuff can be. I had the exact same experience for my 1st apartment last year. Such a hectic n really make me nuts..

I think you refer to :

Clause 27(4)/23(2) of the Sale n Purchase Agreement (whichever is applicable), you shall deemed to have taken possession of the said property upon expiry of 14 days from the date of this notice whether or not you have actually taken possession of the said property. Thereafter we shall not be liable to any loss or damage to the said property and/or fixtures nad fittings therein.

I think this clause is always in the SnP when it comes to the collection of keys n applicable to all residential development.

Yes, if Im not mistaken it is a standard clause when it comes to collection of keys.

Totally agree that this key-collection exercise kinda hassle. I wish that it is better organise and the waiting period be shortened - why can't they work on weekend instead of setting the appointment for only weekdays? :bash:

plus i have to cash out so much on the extra carpark.. i never knew i could buy the tandem carpark for rm10k only! they never told me!
but i think having a separate carpark is easier to manage laa... just that its very expensive!
one more thing... i never got the 10% discount!

if im not wrong, tandem carpark was only offered later. i did ask the sales lady Celina did other owners that bought earlier get the discount, she said No. only those during the promo period and buyers of the selected units.

not every unit was on 10%. those facing LRT and above 23rd floor got 2% or no discount at all.

how much was your unit at 3rd floor?

its 1347sq ft i think... due to the bigger balcony.
i got a 5% bumi discount... so comes down to 254k
i think its an ok deal and i am happy... i was thinking to buy a >25 floor units or really low units... <3 floor. seems that the lowest i can buy is the 3rd floor.
1st and 2nd floor is >300k! so i opt for the 3rd floor....

i only hv 2 choice... either the one facing the swimming pool (very noisy!) or the one facing the medium cost apt....
since my unit is only 3rd floor so view is a non-issue.... but i need it to be quiet!
loads of children fooling around the pool is very very noisy... hence the unit i bought the one facing the meduim cost apt... but since my unit is on 3rd floor it might even be under ground level of the medium cost apt... so good laa... more privacy and peace + quiet.... might be covered by the trees and viewing only the low level landscaping of seri maya surroundings....
i can make good use of the bigger balcony and fit in a day bed there....

But did anyone who happen to be Mayans here realised or been to Seri Maya at nite time. Previously the whole area, I mean the alleyway n the fire exit route is been light up with 2 different light tone. White n Yellow, lately, after some people move in, the management change all the lighting to yellow which really make it look so 'yummy'..ha..ha...

I am so going to complaint bout it..cause the 2 tone lighting scheme really like up the place at nite ;)

well, its not the same as buy a phone, because u can already start using the phone the second u pay the shop u bought it from....

but the unit in havanna is still not ready... i cannot utilise the house yet, and by all mean the should give discount to early buyer because they are investing money into tan&tan.... and they/we should get some profits not loss...

i think they have come out with some deal with the bank... by absorbing the 10% downpayment in the loan they will introduce more interest and the bank will inturn pay tan&tan the 10%discount... in interest gains...

and yeah... i did cash out 25k for the house... next year i hv to cash out 20k more for the remaining payment for my extra parking... ouch ouch ouch!!!

I like the idea of the developer having the balcony with some extra space on the side.. Noticed that one of the unit below already install additonal air con, n cause of the location of the thing, it can't be seen from outside which is very good :D

Didn't go to see my carpark though as they didn't allow it yet. Will only allow it after the issuance of the CF. What they will do is to programme a system where your car access to the parking lot will match with your car number.

I guess if the CCTV sees that your driving a different set of car n it didn't match with the card that you have when you touch that machine, maybe the barrier will not pull over...

The security...is over the top "tight"...

Yeah..I do know that kind of rules do exist for this kind of building. I wouldn't mind about it n that is the reason why I choose to stay in apartment.

Nope..the management didn't specifically mention any preferred list of contractor yesterday...only for certain thing of rennovation there will be a restriction..like the kind of grilled that you plan to install for your door or window...

No news about the deposit for renno..I need to confirm about that later...

Yes, Zahir, I think white, black & silver is an incredibly elegant color combination! :okay: Don't let the black overwhelm things, though ... it might become depressing if there's too much black. :(

You can set color accents with your china, dish towels, or a bowl of fruit ... or is it too hot where you live? :)

You can set color accents with your china, dish towels, or a bowl of fruit ... or is it too hot where you live? :)

black white silver sure is a nicer colour combination.
infact is a powerful bachelor colour! if you do it nicely, it shows class and style of a person.

but curious, zahir you moving in alone? or with your gf fiancee or wife?

if you moving in with someone, then the colour will be totally different. you probably getsome "pink" somewhere....hehehee :bash: :jk:

Actually, Maya is my 2nd house...but the thing is the feeling for this one compared to my 1st house is not that different..well, maybe in terms of smell :lol:

Guys if you notice.... the living room and the 2nd toilet area has the windows with grill on the bottom rite? What you guys going to do about it? I am thinking to close it up (from inside) as it is picking up traffic sounds from the Jalan Jelatek. I have ask Kondo service if we can Bricks it up... the answer is NO. If we wanted we can do it in the interior. Hmmm....any brillant idea?

At first I thought it will be another low rise. Another high rise tower will definitely upset the balance of the existing 2 tower...

Now I was told that the planned might be another tower of 22 storey high :cry:

The black color tone is only reserve for the wall tiles...cause I think the black tiles will blend perfectly with the white kitchen cabinet. Will try to post a picture of the kitchen that I planned to do. Maybe you can give me a different kind of idea :)

It is way too hot here :ohno: The kitchen will get plenty of sunlight, but no a direct one due to the layout of the unit..which is good :D

What do you mean by "we can do it in the interior"? that means u can do anything u like from inside your unit not outside :P . I am thinking to put partition over the lauvered. it should eliminate the noise.

To cover the louvres you could either use a gypsum board (those they used for partitions) or you could bricked it from the inside. But make sure the mortars doesn't flow out of the louvres or the management would fine ya :D I think it would be nice if it we're to be left unplastered........some very charming yet rustic effect ;) .....platered it also can lah if your place is going for that minimalist style or something :)

Black sometimes does project a sophisticated feel to an interior. It depends on how the interior are arranged thus an entirely black interior could looked nice and not entirely gloomy ;)

I would suggest you use pressed-membrane finishing for your white kitchen cabinet. Pressed-membrane are longer-lasting and are easy to maintain. However be prepeared to pay a slight premium for it but since you're doing a small kitchen....I dun think the difference is that much lah :)

And yea......metallic kitchen equipment would make your kitchen looks nice esp in a monochromatic setting. I would suggest you change your kitchen tiles too if it is not already white or dark colours to suit your b&w kitchen concept ;)

Yup..the difference between ABS an membrane pressed when I got the quotation yesterday is only RM400.

My kitchen tiles is white in color..hm..is it white or cream..not sure lor :lol:
I only want to change the wall tiles to black so that it match with the white cabinet...

At first I was thinking a white solid surface as well...then, I got confuse :ohno: I haven't decide yet on what color I want...

Very hard la this kind of thing...

Can you tell me what kind of look would you like your house overall to looks like?

Many people detached their kitchen design from the rest of their house because they have 'no-choice' due to the inability to choose a suitable built-in kitchen design.

I would however like it more if the design of the kitchen to compliment with the rest of the house as well. If you like to be more adventurous.......dun do built-ins :D Just go and mix and match cabinets and make your own mish mesh of kitchen design. I liked it better that way but of course many prefer the hassle-free way ;)

Here's a kitchen I designed for a showcase at my office. The space is so darn small as it is used to be an ATM room. Unfortunately the wall colour is something I can't changed also :( But I've tried my best to suit the cabinet to the colours present as well as the limited space. Even the cabinet displays are puposely suited to match the colours and stuffs :D

ANyway this is the closest Zahirnya could get to his colour scheme (minus the wall colour) - white membrane-pressed cabinets, sleek brushed-Aluminium handles, black top and metallic kitchen accessories ;)

That one looks great...almost like the one I had in mind...Only that I looking for a white solid surface as well, with the wall being black in color...so, there is the part where I need to change my exisiting wall tiles from white to black.

That's a TEKA hood.......I only sell Teka products so everything on display like the sink, faucet, microwave oven, conventional oven and waste disposal unit are all Teka ;)

But we do sell other stoves and burners as well but for built-ins ....only Teka ;)
