I had a place on the 14.. eh 13th floor of Ratchatevee Apartment. They skipped the number 13 yes.

Not sure how it is at other places and I suspect it was that way because it's a relatively old building.. or?

that's interesting about the 13th floor. I heard that many buildings in HK doesn't have the 13 floor or it was left out like a service floor.
also did you know Chinese people are superstitious in that the number 8 will bring them good luck? For example the Jin Mao building has 88 storeys and the building floor plate changes at every 8th floors.

I also asked my friend how come numbers 8 is considered good luck and 4 bad luck. you know..she said its because of the way the way these words are pronounced, like the way you say the word 8 in Chinese - there's a positive sounding to it, which still doesn't make much sense to me :?

This is true. that's why Chinese people don't like #4. i believe Koreans as well.

Chuwit Kamolvisit has sold his massage parlors in Sukhumvit / Petchburi area. He now plans to build a Bt1-billion five-star hotel on the Sukhumvit Sq site (Sukhumvit Soi 10 where the all bars etc were demolished last year). Apparently the new 5 star hotel will look like the now defunct Siam Intercontinental Hotel.

Good to hear something in the same style as Siam Intercontinental will reappear, although I think other areas of Bangkok would have been more suitable for a such a lowrise with outdoor park swimminpools etc (if that's what they are planning, I didn't read the news article yet)

Land & Houses Plc has adapted its pre-built development strategy to the high-rise condominium market with the launch of the 2.1-billion-baht River Heaven on Charoen Krung Road.

The country's largest developer plans another four condo projects for the second half of the year, marking a key expansion for a company that has largely focused on detached housing.

President Anant Asavabhokhin said the pre-built approach to condos was as a turning point in a market where developers have traditionally sold units ``off plan'' before starting construction.

The crash of 1997 left buyers of thousands of condos and single houses out of pocket for units that were never completed. In the wake of the crisis, Land & Houses pioneered the concept of selling houses only after they were built.

``Many developers show mockup units that have bigger sizes than the units they want to sell, while a 100% completed condo project can show real units with different viewpoints and price ranges,'' Mr Anant said.

Pre-built residential projects, however, should be carried out with a good plan, an effective management system and a well-prepared marketing information to meet customer demand, he added.

As well, developers using the pre-built approach will be able to adjust selling prices based on real costs that are likely to increase each year.

``River Heaven was originally planned to build for grade B to C customers. But we found its potential buyers were in grade-B up, so we changed some materials and facilities to serve them though the changes resulted in an increase in prices,'' Mr Anant said.

Land & Houses Property Fund 2 acquired the 90% completed River Heaven, formerly Chateau Chao Phraya, from bankrupt developer Green Union in late 2002. It spent 18 months to complete renovations and interior decoration was finished in May.

The fund is held equally by L&H and Government of Singapore Investment Corporation with registered capital of five billion baht.

Situated on six rai on the bank of Chao Phraya River off Charoen Krung Road, River Heaven has four wings with 521 units and total usable space of 41,000 square metres. Prices for units ranging from 45 to 335 sq m and one to three bedrooms start from 2.3 million baht.

Two wings _ Carnation and Daisy with 447 units _ have been booked by about 300 customers. The remaining units in the other two wings _ Allamanda and Bird of Paradise on the Charoen Krung side _ would be sold out by the end of the year, said Mr Anant.

Besides River Heaven, the fund owns Lang Suan View condominium, Wave Place, a building in Soi Sawasdee, Centre Point Wireless, Thong Lor 8 (formerly Royal Mansion) and Centre Point Phrompong, formerly the U&I Building.

The fund has current capital of about one billion baht to invest until mid-2005, Mr Anant said.

L&H itself plans four new pre-built and fully furnished condos in the second half: in Sukhumvit Soi 61, Sukhumvit 43, on Sap Road and Chan Road.

L&H shares closed yesterday at 9.40 baht, down 15 satang.

I like that panorama picture taken by Chad. There are several nice looking buildings that are close (but not too close) together.
The only complaints I would make would be
1. Someone needs to finish the RCK Twin tower
2. Make a nice HongKong style Waterfront Promanade on the Chao Phraya (which they are doing in Ratanakosin)
3. Put some 'classy' low rise buildings near the waterfront, in front of the highrises.

for me I would like to see more glass skyscrapers around the river (like hongkong) but I know that will take long time and that area is not as attractive to build tall commercial highrises as others. So yeah, lots of goodlooking lowrise buildings would be nice I guess.

AP to replace Hollywood Street with 2bn baht condo

Asian Property Development Plc (AP), an affiliate of Land and Houses Plc, said on Thursday that it has purchased a land plot on Phyathai Road worth 300 million baht to develop a two billion baht condominium project that targets middle-end customers.

AP corporate planning and investor relations vice president Pumipat Sinacharoen told Business Day the land plot measures about four rai.

The move comes amid reports that the condominium market in Bangkok has reached its peak.

According to the Agency for Real Estate Affairs (AREA), the supply of condominiums totalled 5,539 units in the first four months of the year, equivalent to 76 percent of total supply in 2003.

For condominiums priced more than five million baht, the supply of 1,214 units in the first four months has already surpassed last year’s number by 20 percent.

Condominium developers do not expect competition to ease in the foreseeable future. With Thai economic growth back on track, the under-supply situation, which prevailed from 2000-2003, is not likely to repeat this year and next year.

Also, competition from listed companies has become a lot stronger this year as most of them are driven by ambitious growth targets.

Although developers have not resorted to direct price wars at this stage, they are offering more attractive promotional packages to accelerate home buyers’ decision, analysts said. This will eat into their margins, they added.

Despite the prevailing gloomy situation, Pumipat said the project will see high demand and be comprised of 400 residential units, each with a usable 70-80sqm area and costing 55,000-60,000 baht per sqm. Construction will start at the end of the year and will be completed at the beginning of 2006.

“This is the only condominium project we will develop because we couldn’t find a good plot in a good location with a reasonable price. The project will cater to the needs of the middle-end market from which the demand is still strong,” he said.

Pumipat said the company wasn’t worried about the expected rise in interest rates in the second half of the year, because the overall growth of the economy is good, with its fundamentals remaining strong.

Commenting on the company’s operating results, he said that during the first quarter, AP reported 143.8 million baht in revenues, a slight increase from 141.73 million baht during the same period last year.

Recently, the company said it was not afraid of the ongoing negative sentiment in the property market as it has not witnessed any slowdown in sales. It still hopes to meet its 30 percent revenue growth target for this year despite the slack in the market.

Since the beginning of the year, AP has launched two residential projects — Baan Klangmuang, located on Yothinpattana Road; and Baan Klangkrung, located on Sathorn Road, both of which have seen reservation rates of 70 percent and 56 percent, respectively.

Pumipat said that the good location of the property they are going to develop is likely to help offset the slump in the Thai property market as witnessed by the oversupply in the condominium market, especially in the high-end sector.

Pumipat said the industry saw an oversupply in some segments such as high-end condominiums on Sukhumvit Road, and high-end single detached housing, which are worth more than six million baht.

“The majority of condominium projects are looking for investors,” he said.

However, AP will launch condominium projects worth about two billion baht later in the second quarter, he said.

He said that oversupply is mainly confined in the Sukhumvit area.

AP aims to maintain a gross margin of about 35 percent this year even if prices of building materials rise. The company plans to launch more than 10 residential projects this year worth 10 billion baht in all.

The new projects, which will be launched in the second quarter, are Baan Klang Muang on Ladprao-Rama IX Road and The City on Rama V Road. Baan Klang Muang is a townhouse project worth about 650 million baht, whiled The City is a single detached housing project worth about 1.7 billion baht.

AP shares closed 0.1 baht down on Thursday at 3.92 baht.

Honestly, I dont see a point to bringing down the Hollywood Street, such a nice structure and if why not so the coco Walk, looks so dull and out of place.

Anyway, The old Cinema besides the Holllywood Street is now also under the demolition progress, Have noidea what will be there....Hopefully some nice structure lah.....:)

I agree with you Chad. I'd rather see Coco Walk being replaced.. Hollywood street may be a little run down but I believe that byfixing it up they could make it into a fantastic walking/shopping/entertainment street.

It would make more sense to use the large square space of the coco walk for a condo than the narrow, L-shaped Hollywood Street, unless they plan to use both. But that's a really large area and they better build something really tall then ;)

Anyway, always interesting to see what will rise there.

The L-Shape Piece of land of Hollywood Street seems not so suitable for such a highrise project though, suppposely has to be an L-Shape Building too.....Very interesting to see whats will rise there indeed.

Yeh, most projects in Thailand just dont really show their rendering to public. I dont know why, unlike those in other countries that alway avalable for public viewing.....too bad...:(

Fenatex International Co (Fico), a textile trading group owned by the Indian-born Srichawla family, is diversifying into the property business with three projects worth six billion baht to be launched in prime areas of Bangkok over the next few months.

The group's vice-managing director Vorarit Netrathubthim said all three projects would be located on Asok Road. The first would be developed as a five-star hotel on the family's land bank on Sukhumvit 21. The 27-storey hotel, to be located on a three-rai plot of land, requires a total investment of 2.3 billion baht.
Fico has been in talks with a few international chains to manage the hotel and a contract is expected to be signed next month. Construction is scheduled to begin at the end of this year with a completion target of early 2007, Mr Vorarit said.

Another three billion baht will be spent to build a 37-floor, four-star hotel with the ground floor to be developed into retail space. The hotel would be located on a three-rai plot at the Asok intersection where the skytrain connects to the subway.;)

Fico has already signed a leasing contract with the land owner and plans to begin construction early next year. The project would be in operation in mid-2007, he said.

The other project is a 14-floor, serviced apartment complex on Sukhumvit 31. Construction is expected to begin in August and take about 18 months to finish. The project, also with retail space, will cost approximately 700 million baht, said Mr Vorarit.

Fico recently set up two wholly owned subsidiaries, Fena Estate Co and Fena Asset Co, to take charge of the three projects, he added.

Established in 1994, Fico has grown from a distributor of shuttle embroidery machines to a trading house with businesses covering imports and exports of textile and garment products.

With a subsidiary in India since 1995, the group anticipates total revenue of one billion baht this year, up from 850 million baht in 2003.

Given the significant recovery in the property business over the past few years, Mr Vorarit said the Srichawla family thought it was the right time to enter the sector. Over 10 years, the group has acquired plots in several locations in Bangkok.

''What we have seen is that the demand for property projects continues to rise in Bangkok's prime areas. The situation has made Fico realise that if our location is good, we can develop a property even though we don't have any expertise at all,'' said Mr Vorarit.

They were negotiating with Hilton last year, but I dont think those negotiations were sucessfull.
I have a feeling one of them will be a starwood brand, but that area already has 3 of the 6 starwood brands established there, so im not so sure anymore.

Maybe they'll use a Indian hotel brand like Taj or Oberoi :), although I doubt it, because they dont usually operate hotels in tall buildings, they prefer large plots :(.

นายพิชัย ไชยพจน์พานิช ผู้อำนวยการสำนักผังเมือง (สผม.) กทม.เปิดเผยว่า ขณะนี้คณะกรรมการผังเมืองมีมติเห็นชอบตามความเห็นของคณะอนุกรรมการผังเมือง ที่แก้ไขรายละเอียดผังเมือง ตามคำร้องของประชาชนทั้ง 5,171 รายเรียบร้อยแล้ว โดยขณะนี้ อยู่ระหว่างการจัดทำ ประกาศกฎกระทรวง เสนอต่อที่ปรึกษากระทรวงมหาดไทย เพื่อเสนอขออนุมัติจากคณะรัฐมนตรี (ครม.) โดยผังเมืองใหม่จะผ่อนคลายการใช้ประโยชน์ในที่ดินมากขึ้นกว่าเดิม

"คาดว่าผังเมืองฉบับใหม่จะสามารถประกาศใช้ได้ประมาณเดือนธันวาคมนี้ จากเดิมจะประกาศใช้ในวันที่ 5 กรกฎาคม" นายพิชัย กล่าวและว่า ผลการพิจารณาของคณะกรรมการผังเมืองได้เห็นชอบให้เปลี่ยนแปลงการใช้ประโยชน์ที่ดินจำนวน 4 บริเวณ คือ 1.เปลี่ยนการใช้ประโยชน์ที่ดินประเภทชนบทและเกษตรกรรม บริเวณ ก.3-11 บางส่วนเป็นที่อยู่อาศัยหนาแน่นน้อย (ย.1) 2.เปลี่ยนการใช้ประโยชน์ที่ดินบริเวณ ย.2-11 บางส่วนเป็นที่อยู่อาศัยหนาแน่นปานกลาง (ย.5) 3.ปรับลดพื้นที่ อ.3 เฉพาะส่วนที่เป็นร.ร.เทพศิรินทร์ร่มเกล้า และบริเวณวัด โดยให้คงพื้นที่ด้านเหนือจดถนนเจ้าคุณทหาร ให้เหลือเท่าพื้นที่จริงของ ICD หรือศูนย์ขนส่งสินค้าชานเมือง และ 4.เปลี่ยนการใช้ประโยชน์ที่ดินเฉพาะบริเวณ ส.1-12 เป็นที่ดินประเภทที่อยู่อาศัยหนาแน่นมาก (ย.8)

สำหรับรายละเอียดการปรับเปลี่ยนพื้นที่โดยทั่วไป มีการผ่อนคลายให้มีการใช้ประโยชน์ในที่ดินเพิ่มมากขึ้น และได้ลดที่ว่างโดยรอบอาคารที่พักอาศัย ซึ่งจากเดิมให้เว้นที่โดยรอบ 2 เมตร เป็นเว้นหน้า-หลัง 2 เมตร ด้านข้าง 1 เมตร รวมทั้งลดความกว้างของเขตทางสาธารณะ ที่เป็นเงื่อนไขในการให้ประกอบกิจการบางประเภท จากเดิม 12 เมตร และ 18 เมตร เป็น 10 เมตร และ 16 เมตร ส่วน 30 เมตร ยังคงเดิม

ส่วนพื้นที่การประกอบพาณิชยกรรม บริเวณพื้นที่สีเขียวลาย ก.1 เพิ่มจากให้มีการประกอบกิจการได้ในพื้นที่เกิน 100 ตารางเมตร เป็น 200 ตารางเมตร มีพื้นที่ตลาดได้ไม่เกิน 400 ตารางเมตร บริเวณพื้นที่สีเขียวลาย ก.2 เปลี่ยนจากเดิมที่ให้พาณิชยกรรมพื้นที่เกิน 200 ตารางเมตร เป็นไม่เกิน 300 ตารางเมตร และเพิ่มร้านจำหน่ายก๊าซในพื้นที่ไม่เกิน 100 ตารางเมตร ที่ตั้งอยู่ริมถนนกว้างไม่น้อยกว่า 16 เมตร และต้องมีระยะห่างจากร้านจำหน่ายก๊าซอื่นไม่น้อยกว่า 500 เมตร

บริเวณพื้นที่สีเขียว ก.3 สามารถประกอบพาณิชยกรรมพื้นที่เกิน 200 ตารางเมตร แต่ไม่เกิน 300 ตารางเมตร ที่ตั้งอยู่ริมถนนกว้างไม่น้อยกว่า 10 เมตร พื้นที่อุตสาหกรรมสามารถมีขนาดใหญ่ได้ไม่เกิน 500 ตารางเมตร บริเวณพื้นที่สีเขียว ก.4 นอกจากสร้างอาคารพาณิชย์ได้แล้ว ยังสามารถสร้างศูนย์ประชุมหรืออาคารแสดงสินค้า ที่ตั้งอยู่ในระยะ 500 ม.โดยรอบสถานีรถไฟฟ้า หรือที่ตั้งอยู่ริมถนนกว้างไม่น้อยกว่า 30 เมตร

Yes, The whole complex now iss occupied by Channel 3 businesses such as , BEC TERO Tower on the right, CH 3 tower in the midddle and one extra broadcasting tower is the 20 Storey on the left side., but there are some still other companies which currently there though, ESSO...:)

Phichai Chaophochapanich, director of the BMA Town Planning Office, was quoted by the Thai News Agency as saying on Monday that next year the office would launch six beautification projects in order to boost tourism in the capital.


The first project will involve a revamp of the Klong Lot area from Dinso Road to the Interior Ministry. The second will see the revival of the historic area around the Golden Mount, with more convenient and safer facilities to allow tourists to view historic sites and the demolition of buildings which spoil the view.


The third project will see an overhaul of the famous Khao San Road tourist area, from Tha Prachan to Pak Klong Talat - a pet project of Bangkok Governor Samak Sundaravej. The BMA hopes that it will improve the historic Rattanakosin area of Bangkok, and make it look attractive even at nighttime.


The fourth project involves the beautification of Bang Khun Thien beach through the construction of wooden walkways, in the hopes of boosting eco-tourism.


The fifth project will turn the old Arun Amarit Road into a pedestrian walkway with colored cement, trees and electric lights.


However, the most ambitious project involves the redevelopment of the Sampeng area, known as the capital's Chinatown, said the official.


He added that pavements will be given a new look to allow shoppers to make their purchases in the areas' warren of alleyways more easily, while the area will also get new lighting and tap water pipes. That's a good question. While some areas, the ones that Chad mentioned, can be called CBDs they are more than one and not very distinct in comparison to other large cities.

I guess Silom and Sathorn is the area looking and functioning most like a traditional CBD. Density is being increased slightly, as you might have seen in the new development subforum. I hope the zoning laws will allow for a something resembling a real CBD but I'm not sure it will happen.

probably because they will not take care of the building very well and start to hang clothes outside all the windows, somebody should give them a little education how to take care of their apartment and the building so it will not look like a slum highrise after just a few months

no, appearently the park still remains close??....When i went to the site they still blocked all the walkways with those traffic cones.

I think they will open it on the Queen's birthday?...not so sure....:?

Its opening on Sunday 8th August 2004. A few days before the Queen's birthday but I guess they want families to go there on Sunday.
Yea, its still officially closed but I managed to have a look around inside a couple of times. Its great, such a huge park in the middle of the city.

Ooh.. must be really nice then because apart from its small size I think Benjasiri park is one of the more pleasant in Bkk.

NESDB to see new plans for development


CHATRUDEE THEPARAT

A national framework for sustainable urban development in Thailand is expected to be forwarded to the cabinet soon.

The framework, the result of a study by the Asian Development Bank (ADB) and the National Economic and Social Development Board (NESDB), will go to the NESDB board before being sent to the cabinet for approval.

The NESDB, the government's think-tank, hopes the framework will be used by state agencies, especially those involved in town planning and infrastructure development of megaprojects.

The framework includes factors that state agencies need to take into consideration when they want to pursue any development projects in an urban area. The factors include the environment, town planning, conformity with existing developments in urban and adjacent rural areas, in addition to economic competitiveness.

Officials say a national framework for urbanisation is crucial and should be put in place now since the government has a large number of major infrastructure projects in the pipeline as part of its policy to stimulate the economy. Such projects can take years to complete and can't be reversed once they're started.

According to a study by Prof Douglas Webster of the International Institute for Earth Observation, Thailand's current urbanisation ratio is 42% and will rise to 43% in 2006. Major areas of concern include Bangkok and provinces such as Ayutthaya, Nakhon Ratchasima, the Eastern Seaboard and the tourism areas of Hua Hin and Cha-am. The ratio of the country's urbanised area is expected to increase to 50% by 2020 and 70% by 2050.

A rise in urbanisation is expected in areas such as core regional cities or those that serve as links to neighbouring countries, such as Nakhon Ratchasima, Khon Kaen, Udon Thani and Nong Khai.

Provinces surrounding the capital and the sites of industrial zones have better potential for controllable urbanisation, in the planners' view. They include Ayutthaya and Rayong as well as tourism centres.

Mr Webster noted in his study that although Thailand had a town planning law, the draft might not adequately cover the ways in which cities develop.

Another key argument for an urbanisation strategy, the study says, is that the government is in the process of decentralising power to local administrations, especially so-called CEO governors.

The government has announced plans to carry out major infrastructure projects worth a total of 1.5 trillion baht, including an investment of 446 billion baht in mass transit networks in Bangkok.

Mr Webster also proposed that the government reform agencies involved in urban development to strengthen their capability to deal with rapid changes in the future.

Agencies responsible for urbanisation are the National Housing Authority, the Interior Ministry's Public Works and Town and Country Planning departments, and the Board of Investment.

It's the old shophouse in my soi. My mom likes 'look chin pla' very much.
It's always sold out about 2-3 pm. :)

The restaurant with large windows next to Baan patumwan is "Canton House" and "Krua krung thep" krub.

Thats actually called President Park...Really, I'm quite sure...and Yes, I know there is one President Park in Soi 24. "THIS" President Park consist the President Tower and President Residence in the back.

it used to be called president tower, I think they changed the name now. I remember when that tower had a big fire there before in 96 or 97 I think it was. It was big news around the world President tower in Bangkok on fire ....

I always thought major cineplex looked so weird and ugly from the sides, now I know why ...they planned to make expansion :)
