Reported today on ABC radio and television.

The NT Government and the darwin City Council have approved the 33 story appartment tower for Darwin's cbd.


CEO of Sunbuild, the company fronting the propsal says work shall begin asap, most likely to begin construction in April, to be completed by 2006.

wow excellent! love the design. It rises 99m tall. theres currently no bldg over 60m in Darwin so this will be "Eureka" to the locals!

beacuse of the fantastic amount of info on the website, i can make a scale model of it.
sometime over next few weeks and ill add to display cabinet. Its quite a large tower. ive scaled it at 29m deep x 55m wide.

heres a skyline pic orilous posted a while back.
Evolution will rise basically rise in the centre of pano.the crane in pic was for Mitchel centre which is now completed. im pretty sure its now the tallest at 55m to roof but has a side LMR that rises to 68m.
At far right is Darwins current tallest structure.- the 72m ch8 tv tower.

managed to draw up a quick skyline of darwin with Evolution.(same view as panorama from south?)
@ 99m/33st tall, it efectively doubles its nearest rivals.
ive highlighted oher talls such as NT House-55m, Marrakai-58m,Mitchell Centre-57m and Pinnacle which is 48m UC). ive also added the other dozen or so highrise which range from 35-45m high. i really want to detail this pic over next few months with accurate locations of bldgs.Atm its fairly close.

just a bit of trivia, i was talking to someone at school today and he said his godfather is very involved in this project. possibly even to the point of being the guy behind it. not really any great news just something i found very interesting at the time.

Where did you pluck that one from?

The airport is quite close (aprox 6km) but the runway alignment doesnt bring aircraft anywhere near the CBD.

i was told by a darwin city planner thet the height limit was agreed to due to asthetic reasons. The planner siad 120m above sea level was high enough for a small town like darwin. The Evolution sits at RL21, thus 99m above grd. theoretically, you could build a tower down at beach level (RL3m) and thus achieve a height of 117m above grd. But im pretty sure the outer lying areas have a 55m height limitation, and then rises to 75m and then 100m in town centre. they want a nice form to the eventual cityscape.
Hope they put a webcam on there site to give everyone updates on construction.

Like, say instead of 2 cranes, 1 crane is erected, Core box may not be there and so on, thats what I mean by different techniques, because with less knowledge to High-rise building up here, it'll probably of a different style of High-Rise building than down south etc, thats what I mean.

Sunbuild is a local Darwin company, It hasn't don't work anywhere else. Sunbuild are Evolution's builders.

chatted to Sunbuild today. i asked about current status on Evolution. They said the bldgs on the site are currently being demolished. when this is completed (maybe before Xmas) the excavations will start!

I just got my adsl re-connected after arriving in Darwin 2 weeks ago. I'm in an apartment (7th floor) in the middle of the city (just opposite the Mitchell centre).

In fact there is a sunbuild crane behind the mitchell centre on the esplanade. I can't work out what is going there.

I've got a 270 degree view of the city and harbour from my balconies. I'll have to take some photos and post them.

By the way - city living in Darwin rocks!

Has anyone noticed that Darwin has been experiencing a lot of earthquakes of late?

The Latest was in November - a 5.3 which struck at 9:51am on the 21st of November.

Back in March 2nd of this year at 8:12pm the city was rocked by an earthquake measuring 7.1 on the richter scale which lasted more than a minute (according to the news).

No injuries or damage was reported.

I must say - Darwin sounds exciting, if you like the natural world, storms, monsoons, cyclones - and now earthquakes!

I'd like to visit Darwin one day, it's one of the few Aussie capital cities i haven't yet had a chance to visit. (Along with Hobart) Not sure i could handle the humidity up there. (Townsville is bad enough)

yes its quite a wide tower facing the cnr but if you checkout the floor plate, it can be viewed as thin if angle is right
at north/south its a full 55m wide, and east/west its just 30m deep.

i suppose its to give it a bit of life. you can see its just going to be another white/lots of balconies/typicl block of flats. do what Melbourne do, add some coours to other wise boring highrise. it does wonders.
adding yellow columns and purple trimmings, sounds cool to me.

Darwin makes every other city in Australia appear cold. I was there last winter and Darwin's minimum temperature at night was Brisbane's maximum daytime temperature. I for one, love the place.

Just found this forum, google is getting so damn good at organising the internet.
Been reading up on the forums relating to darwin beacuse I live here. Born and bred. I remmember when marakai was the only tall building that caught your eye. back then you could go shopping in the city barefoot and you wouldnt get a second look. Its so much more sophisticated now. I used to work in the largest comercial joinery in town and quickly got heard of the developers and their buildings. I know for one that evolution has sparked some kind of race and now the status is like this:

2 x 25 storeys in DA (Esplanade)
1 x 25 storey in mcminn st (the one I'm on) in DA
2 x 24-25 storeys in harvey st DA
a whole host of 10-20's and heaps of sub 10's

Under Construction:
there are hastings on mindil (not tall, but still a big development)
China Town carpark and office tower
the waterfront (convention centre slab poured)
evolution

To start
Outrigger pandanus

I went freelance drafting for an architect and am now on the 25 storey in mcminn st service road, just drawing it, not design at all.

As a local I just wanted to say that the boom is on and that everybody just says one thing. "I Snowed Under"
If you are a tall building enthusiast and want to see them in construction in droves, Darwin in the next 5 years is where it's at.

Love the web site. I actually work for sunbuild as a site supervisor And would love answer any questions you might have about the evolution project.
We will be pouring the bace of the lift shaft this weekend roughly about 800 cubic metres. I should be able to get some photos for ya.

The locoation you marked on the map for Evolution is not quite right. Where Evolution is marked on your map is actually Outrigger Pandanus, Evolution is located on the crn of Knuckey Street & McMinns Street (one block down)

The crane will be going up in about 2 weeks time. It will be a favco350 for the first little bit untill our little beauty std 500 sn 41 is finished the lameroo project on the esplanade ,then we will swap them over before we get to high.Ide love to post some pitcures but having some trouble at present.

The crane was put up about three weeks ago it's up on 10 towers which is as high as we can go up hear because of cyclones. The jumpform for the lift shaft is now completed and is now on it's way up.
Some walls and colums have now been finished to the first level of carparking and the deck is going to be started shortly , it's full speed ahead if we want to keep our boots dry in the wet season.

I'd say that would be 10 sections without bracing to building..

Doing 16 sections in Canberra... no cyclones, just hot air here.

The height limit is RL120m.So if you build down near the shoreline at RL3m you can build 117m high. but not sure if 120m will be lifted.? maybe in a 10-20 years if markets are putting presure on reat estate for bigger/taller/larger bldgs.

Hi danubis their was some talk about a light rail line between darwin and palmerston just recently. But it was deemed that darwin didn't have enough people to make it work. Allthough their has been palnning done and a rail path chosen .We just need to get bigger.

Right toe just a quick up date, hear are some pictuers of site. This one is of the lift shaft jump form system Just before jumping to third floor.This system is austrailan made ,and works as well as some of the imported types. Just some stats to date Concrete=2500m3

This is of the pandanas Outrigger site just getting out of the ground Our sites are so close this was taken form our tower crane . They are also using the same jump form system as us.

Please fill me in on details of your cranes. I can tell you that the original owner of your crane was Hansen and Yunken in Victoria, and it was new on 24/9/1965. It was the fourth 500 built, the first two as rail mounted cranes and the third with 5t winch. Does your 500 have EJ or HT winch. How long have you had and from where did it come from... And what about the 350 you are currently using....

I know a little bit of stuff about Favco's but are always interested in learning more.... :cheers:

mate as you are a Darwinite yourself, and especially because of your connection with Evolution, I was wondering if you could tell us some information about the highrise that is getting built right next door to Evolution.


It's smack right in between Evolution and Pandanus, on the the land where those two old houses were, formerly the offices to the Northern Territory Education Union. Guess you guys are going to be working closely side-by-side each other. Who's developing this. Obviously not Sunbuild.


When i was there in Darwin about two weeks ago, they were being pretty heavily advertised. I know they are pitched toward the high-end of the market, and really have their work cut out competing with Evolution and Pandanus. It's goint to be quite an exclusive little c.b.d.pocket.

The other thing i noticed was that the old storrage tanks on the other side of Harvey Street have been removed and the whole area is now covered in top soil. (there is also a brand spanking newly completed 10 story apartment block here aswell.) I know this is the site where the twin 30story Sunset Towers are proposed. But this area adjacent to the city centre is very large. Do you know what plans the City Council has for this. It would make a great place for a major park.


Of all the developments happening in Darwin, the two 27 story Ascention towers excites me the most. Located at the corner of the esplanade and daly street, to be developed by the Malykos Group, ..whats the go with them to date.

When i was there, Council had given them special merrit approval, because of their tasteful design and the sales chick at Pandanus told me they are just finalising their 'pricing structure' before going to market. Heard any more news.

Architectually, Ascension is the pick of all of Darwin's developments in my opinion, evolution is pretty damn groovy too.

When i was there in Darwin, it was cool the way that Water trucks had to go up and down the c.d.b., just to keep the red dust down, because there was so much major construction going on.
Obviously people living in the city (especially down near the harbour) have complained.

After Evolution, I guess Sunbuild will move you over to their Esplanade highrise, just down the road from Lameroo. After this ine gets finalised, there will be a clear run of 9 story + buildings back-to-back all the way down the esplanade. bloody beauuutiful!

...seems to be no shortage for work!

I didnt realise that the architect was Burling Brown on the Gold Coast. I have to say that I was really impressed with the floorplan and design. Only 4 apartments per floor all designed to have really good cross ventilation so as to save on A/C, while preserving awesome privacy and really big apartments.

Remaining apartment prices start at $680,000 on the 15th floor up to $4.5million for the remaining 2 story penthouse. Both 2 story penthouses have own pool, and the 4 garden units on top of the podium also have plunge pools.

This development really is going to be the new high end benchmark for CBD apartments.

Yeah I hadnt got as far as looking at the website yet. The apartment that they have set up in the showroom is type A. One of the things I like about these apartments is the entry courtyards, this provides privacy while being able to have the study (or kitchen in type B and C) windows and front door open to allow breeze through the apartment providing really good cross ventilation.

yeah great layouts. the balcs seem to be good size too. the corner balcs measure 10m x 5m. like a yard/
the long ones measure 16m x 3m. amazing. they would be largest in oz if im not mistaken?

One thing i don't like about the middle apartments is how the main bedroom doesn't open onto a balcony at all. Other than that, looks good.

Not all of the main bedrooms open onto the balcony in the outside apartments either, depending on what floor your on some of those balconies stop short. Im also not sure if the bedrooms that do open onto the balconies have sliding doors or just windows.

The progress on this development has been painfully slow. I drive past it pretty much every morning and it hardly changes from one week to the next. I think it's probably up to about the third level now, with the core a couple more on top of that.

My guess is the builders are too embarrassed to post updates. Pandanas is growing at about twice the rate of Evolution - not that I want to criticise, they are, afterall, trailblazers for Darwin and I hope there are more like them to come.

They've just about finished the podium for the building. I'll do a quick run around this weekend and get some photos.

I read an article yesterday while in Darwin that suggested that we should start to see a faster growth rate from now on as they are about to start on the floors for the towers section and are expecting a 6 day cycle per floor. Apparently the podium was quite complicated with huge water storage tanks underneath or something along those lines.

^^ Yeah, I read that article too. Call me a cynic, but I just can't swallow their arguement. No podium is so complex it takes over a year to build! I think they might be trying to calm the investors who are probably begining to worry that the building will never be finished. This is how it looked today. ^^ That used to be the tank farm for Shell in Darwin, but they've all been moved out to East Arm wharf. This area has been reclassified "CBD" in the town plan, and if I'm not mistaken there is a proposed 30 story twin tower for the site (the site doesn't actually stretch all the way to the shoreline, the photo is a bit deceptive because of the angle its taken).

yes that is correct. the afore mentioned site is the former petroluem tank facitity. The land has been fully deconatimated and regenerdated. A portion has been sold to private developers, a large part is also still in government ownership to be converted into lake, gardens, boardwalk, cycling tracks and parklands. This picuture directly shows the site for the proposed, Brisbane-based Mark Bell designed twin 30 story Sunrise Towers development.

Just showed construction pictures to one of my co-workers who originally came from darwin many decades ago and now living in adelaide.. he's really surprised and delighted to see some of these new buildings go up and we might go up for a visit sometime in the near future to check out the progress the city has made.

After months of waiting for that famous podium to be finished, I'm finally starting to see some movement on this structure. The developers have said they'll be finished by the middle of next year, which means that they're going to need to build a floor a week to make it. Should be interesting to watch. This was what it looked like today.

I was surprised that they seem to be painting as they go but its looking good, this building is going to shit all over Pandanus when its finished.

yes, pandanas has topped out at lev29 or 91m/300ft. just the exterior finishes and should look cool.
the Evolution tower is approx 19lev to core or 57m.

Just back from Darwin and this one is looking great. Especially when driving in to town on Tiger Brennan Dr, and with most of the big tanks removed from in front of Evolution you get a good view from the ground up. The colours are looking great and tennants are already open on the ground level.

I had heard a number of years ago that Singapore was the ultimate aim and role model for Darwin though many years into the future of course. As noted above, its position would be very good for plugging Australia into the growing Asian market. Makes sense.

Yes, Australia's 'Northern Gateway' to Asia. With all the oil and gas resources being discovered and produced, a new deep water port and coast to coast rail link, there's every chance of Darwin becoming a significant business and export centre.

That angle is quite good, it shows the heights comparison better.^^

Alas 3 more floors to go on Evolution it seems. How will they cap the roof off? The top level on Pandanus looks quite big in terms of outdoors area.

Is that a office bldg beside Pandanus, that seems to have shot up quicker (overall that is)... The people who will stay in Pandanus on the lower floors who bought into that side, were they aware that they would have no views to that side? Alas they have a view of the office tower beside it.:lol:

yes core has 33 in side and floors are up to 29. so its bulk is rising. the tower will have a flat roof, no plant. its plant is in lev33.

yeah, thanks crawf. wow, cant believe its darwin. showed the latest darwin pics to a mate who was in darwin in the 40'2 50's when it couldnt have been much bigger than my pissy town & he couldnt believe it. Its quite remarkable after years of seemingly nothing the skyline has jumped up real fast.
btw would prefer Darwin to emulate the gold coast than singapore anyday, singapore looks so sterile but thats just me

Nope, last time I was there was in 2001.
As the name says briserth = Brisbane Perth as I go between these cities regularly.

I meant to also say: It is good that this construction is will be completed soon. It has taken a long time.

DARWIN'S tallest building has had its last concrete slab poured and the final touch was added yesterday -- a tree on the roof.
Evolution, 100m high with 34 storeys, now stands a little taller with the addition of the adult tree.
Marketing agent David Booth said the aboreal extension was part of a centuries-old construction tradition from Europe that brings
good luck to the lofty tower. "It was lifted up by a crane -- it will be taken off in a week,'' he said.
Mr Booth was celebrating with developer Sunbuild and its crew on the 32nd storey yesterday -- "the highest pub in Darwin'' --
to mark the structural completion of the building.
Earlier this week, Sunbuild also split Darwin's skyline with a $10,000 fireworks display from Evolution's roof to mark the milestone.
Mr Booth said the building would throw open its doors in November as residents moved in to some of the 104 residential apartments.
"Eighty per cent have been sold -- and 90 per cent of the buyers are locals who will live in,'' he said.
Residential apartments are 215sq m with three bedrooms and two bathrooms and the first buyer bought their apartment three years ago.
Remaining spots in the building range from $740,000 for an 11th floor apartment through to $5million, for a two-storey penthouse
with its own pool.
The building has been under construction for two years, cost in excess of $100million and is about 12 months behind schedule.
"There were some issues to be sorted with the building height,'' Mr Booth said. "Nobody had made an application before to that height --
although it complied with the Darwin town plan -- and then it came to light a federal regulation disagreed with the town plan.''
He said there followed some lengthy negotiations with the Defence Department about circling heights for planes.
But now all that remains to be done are the final fittings.
The building also has five ground-floor commercial sites -- a chiropractor, beauty salon, restaurant, convenience store and orthodontist --
as well as a 1200sq m "recreational deck''.
The deck includes a large lagoon pool with lap lanes, gym, gaming room and residents' lounge. "It's a vertical village,'' Mr Booth said.

Also 34 stories, a bar at 32 levels up?
I thought it was only 33 stories including ground floor...

They should leave the tree there, it probulary get hit by lightning and not last though to wind, what would it be in total height?

Those fireworks set off into the sky look as if they almost double the height of the overall building, or at least shoot up another 65m over the height.

I wonder how tall that tree is (15m)? It is a tradition I never heard off, perhaps some Palm Trees can be planted on the roof like they have in some of the Brisbane resi buildings at Kangaroo Point and near Mater Hill (SouthBank)

Evolution is 99m high with 33 floors not 100m and 34fl.
its great how its finally topped out.
i doubt very much the actual roof is a penthouse.
the placing of a tree for topping out ceromony is an old custom, mostly by italians.
i had a thread on this but cant find.

penthouse is lev32 and 33

This building is quite awesome for a city of Darwin's size and at ground level it provides terrific street bulk with a great looking 5 storey podium.
