OK for condo towers near Liberty State Park

A Bayonne-based developer is planning to build three condominium towers - one of them 30 stories high - just outside Liberty State Park, on a vacant swath of land once considered a possible site for a 2,000-foot television tower.

The Jersey City Planning Board unanimously approved the plan this week.

The project calls for 575 condo units: the tallest tower would be 30 stories with 328 units, a 20-story tower would have 86 units and an 18-story tower 161 units.

Commercial space and a yet-to-be-determined upscale restaurant will be housed on the ground floor.

The project, called "the View," is expected to cost $135 million.

Lance T. Lucarelli, of 534 Broadway in Bayonne, is listed as the primary developer.

Right near Liberty Marina and within walking distance of the Liberty State Park Hudson-Bergen Light Rail station, the project, on Jersey Avenue, will offer views of the park and Manhattan.

Leon Yost, a commissioner on the Planning Board, said the development makes good use of an underdeveloped parcel of land covered with weeds, trees and brushes.

"It's attractive and fits nicely into the redevelopment plan," Yost said. "And from the city's point of view, it creates housing, parking and ratables."

Yost praised the proposed rectangular buildings as attractive and added that the landscaping plan incorporates 16 species of plants.

The developer has also agreed to build a footbridge from Jersey Avenue to Liberty State Park, Yost said.

In granting approval, the Planning Board asked the developers to meet with community groups to brief them on the project and address any concerns they may have.

In other business, the board:

Approved construction of a four-story, 59-unit building at 198 Van Vorst St. in the Paulus Hook neighborhood. The building, between Essex and Morris streets, will resemble much of the other new construction in the neighborhood.

Gave AT&T/Cingular Wireless approval to put cell phone antennas on top of 630 Bergen Ave.

Approved construction of nine two-family houses at 64-80 Randolph Ave.

thats great news! and don't worry about posting NJ news here, ive always viewed NJ as just another borrough of NYC, lol
