At the bottom of the pic you can see the old/current District and Supreme Courts with the new site being excavated further up.

It could become a world landmark, Brisbane's leaning tower, or the Leaning Tower of Brisbane. I do say it is just photo trickery.

Once again it was buzzing with activity on ground level and up the top - cement was being poored into the core box.

Here is a pano from across the courts site.

I personally think it could be some very patriotic Australian twin towers. The Whole Green and Gold thing going on. But otherwise what you said is completely true.

Brisbane CBD is all about density. Packing the biggest towers into the smallest area possible will become a common site around the city, Hell it already is!

Has this one and Northbridge got threads in the general forums for buildings 100-199m? I'd be interested to see how they stack up internationally and people's reactions and opinions overseas, particularly as these two are fairly interesting office towers, undoubtly the most prominant until 111 Eagle starts to rise.

Looked up some definitions:

'Top Out'
"1. To put the framework for the top story on (a building)."
thefreedictionary

'Topping Out'
"In building construction, topping out, or topping off, is a ceremony held when the last beam is placed at the top of a building."
Wikipedia

Top Out
a. to finish the top of (a structure).
b. to reach the highest level.
Dictionary.com

Top Out
Reach the highest point
Onelook

Looks like it simply means reaching the highest point... Not completion. Though there's a bit of conflict in the definitions.

'Topping Out'
"In building construction, topping out, or topping off, is a ceremony held when the last beam is placed at the top of a building."

The topping out ceremony is generally when they have the party, ie when the last slab is poured. Either that or it is a celebration that they have finally got rid of the formworkers!

In all my years of construction 'Topping Out' is a reference to the last slab pour at the highest point of the building. Any further construction above is steel and is considered secondary. It is when the formworkers and reofixers leave the site. Also when the concrete boom pump comes down.

Most companies have a 'Topping Off' party, usually the week after the slab pour. Mostly the guys on the tools attend these so you can guess what goes on.

That's NOT true!

My new office will be in this building, and there will be no window coverings.

To maintain the natural light portion of GreenStar, there is to be no blinds/curtains and any object between the windows and the core cannot be over 1.3m in height. I've had to buy all new plan cabinets because mine are 1.4m high :bash:

Don't know if anyone has heard about the retail sector, so I'll throw it in...

The ground floor will have 3 retail tenancies fronting George Street.
The first floor, as we know, can be accessed via escalators. This will be a restaurant and a food court capable of seating up to 250 people. From the floor plan there looks to be 7 tenancies available.

Here is an article about the food court and restaurant;
http://www.400george.com.au/_data/pdf/media_releases/Landini%20profile.pdf

Also, does anyone know what the McDonnell and East Building next to 400 George is currently used for? I'd guess that it is some sort of retail, but it would be nice to see this building restored and used for something like a DFS Galleria...

From the 400George.com.au website:

Completion of 400 George Street will occur in three stages from early September to the end of November, with an official opening planned for December 2009.

To us on the outside, it will effectively look like it is finished in August.

If you look on the other side, it appears that some diffusers have been added - "San" is very clear, I could read it from the Captain Cook Bridge, but "tos" is still blurry as all fuck.

Hopefully they've realised how crap it is and are going to fix it.

Speaking of solar panels, I'm not sure the feasibility of this idea, but if Brisbane really wants to class itself on the concept of being Australia's New Age city, they really should do a feasibility study on the idea of making Brisbane a solar city, much like Freiburg in Germany. In concept you'd imagine that considering that Brisbane's warmer climate and sunny disposition it would be a great opportunity.

Thoughts?

Marty_

Pretty hard to acheive.

Solar technology isn't that advanced and is incredibly expensive to implement.

There are better, more acheivable ways to acheive sustainable energy.

(Dare I say it... Dare I? Really? NUCLEAR. There. Said it).

KJBrissy
September 25th, 2009, 06:06 AM
^^Please provide me with your definition of sustainable energy.

Marty_
September 25th, 2009, 06:21 AM
I mean "green" energy in the sense that emissions are massively reduced. Although "sustainable" is a word that, to my mind, connotes the best overall outcome for society. Job creation, expansion of the mining sector, uranium cheaply and readily available on home soil, investment in the sciences and the nuclear industry, massively reduced emissions (practically zero by comparison), "sustainable" in the environmental sense insofar as we're not going to run out of uranium (whilst Uranium is not a renewable resource, there sure is a lot of it here).

I understand I chose my words poorly though.

Nuclear is simply a better outcome for society. Emissions may not be absolutely zero, but it's an infinitely more acheivable and (I personally think) satisfactory. Offsetting the emissions from nuclear power (which are little to none) is possible and could be pursued as part of government policy.

i admit that there are large deposits of uranium, however thats a very myopic view that we WON'T run out of uranium, the same would have been said about oil and coal, there is no such thing as finite when it comes to those sources of energy. solar, hyrdo and to some extent wind are constants. The other problem with nuclear power is nuclear waste, you can't contain it or get rid of it, financially its rewarding for Australia to sell uranium to other countries, but the issues with that again is ethical and environmental.

GeoThermal is a good alternative. In theory you could effectively create a power grid run on a combination of all alternative sources with minimal use of current sources which would be a better solution to what we have currently. If you can't completely get rid of it then you can at least supplement the power grid with sustainable alternatives.

Just an excerpt from Wiki "The amount of solar energy reaching the surface of the planet is so vast that in one year it is about twice as much as will ever be obtained from all of the Earth's non-renewable resources of coal, oil, natural gas, and mined uranium combined."

Anyways possibly another thread for this is necessary if it will be a debatable topic as it is a little off track to 400 George lol.

Somehow I just don't see the Capital of the State which is a massive (biggest?) exporter of coal becoming the Solar or Renewable Energy Capital of Australia. If you get my drift.

Still that doesn't mean individual buildings should engage more sustainable practices, such as those aiming for high green star ratings ect.

Queensland based law firm Cooper Grace Ward (CGW) has welcomed two additions to its litigation and insurance teams in time for an October Brisbane office expansion.

Andrew Ward joins CGW as a solicitor in the firm’s litigation and dispute resolution team, while Zoe Trikamji is the new addition to the insurance team.

Ward’s experience includes commercial and contractual disputes, including residential property disputes and retail shop leasing, building and construction disputes, corporate insolvency and bankruptcy proceedings.

Prior to joining CGW, Ward worked in the indirect tax division of Ernst & Young in an advisory role, and has previously practised in property, corporate and commercial law.

He has also worked for the Broadcasting Commission of Ireland, the country’s television and radio broadcaster, in a compliance and licensing role.

As a recent graduate, Trikamji holds a Bachelor of Law from the University of Queensland and will be assisting in the conduct of compulsory third party and motor vehicle insurance matters.

Before joining CGW, she worked as a Claims Management Officer at RACQ Insurance and as a trademark paralegal at Trade Mark Investigation Services.

In addition to welcoming new faces this month, CGW has announced exciting plans to grow its Brisbane presence.

As of October 12, CGW will be expanding into 400 George, the new five-star eco building in the rejuvenated North Quarter of Brisbane’s CBD.

The current Eagle Street premises will close at noon on October 9, before the doors at George Street open at 8.00am on Monday, October 12.

Cooper Grace Ward moves for growth
Written on the 3rd of September 2009 by Cooper Grace Ward Lawyers

On 12 October 2009, Queensland-based law firm Cooper Grace Ward will expand into 400 George, the new 34-storey, five green-star rated building in Brisbane’s rejuvenated North Quarter Precinct.

The firm’s Managing Partner, Chris Ward said the relocation is driven by Cooper Grace Ward’s need for more space to accommodate its continuing growth.

“The move provides us with more room for expansion as we upgrade from our current 2,900m2 tenancy in Eagle Street to 4,300m2 in George Street, spread over three floors,” Ward said.

Cooper Grace Ward has become one of Queensland’s largest law firms with a team of 160 people.

“We’re not interested in growth for growth’s sake, however, our increasing array of services and industry experience equates to better support for our clients,” Ward said.

“The relocation might be seen as a bold move in the current economic climate but it’s one that aligns with our long term business strategy.”

The new premises offer the firm’s team members a state-of-the-art working environment combined with better access to facilities including child care and public transport.

Situated in the North Quarter Precinct of Brisbane’s CBD, the A-grade commercial building will also provide easy access to green spaces, retail, cultural and entertainment venues in both the city and South Bank via the new Kurilpa Bridge.

“We place significant focus on our culture and our team’s development, and the offerings of 400 George Street fit very comfortably within this focus,” Ward said.

“In one sense, we’re returning home as George Street is where our firm had its origins in 1980 when we occupied the old MLC (now Hitachi) building.”

Cooper Grace Ward has positioned itself as a leader in the legal marketplace, with nationally recognised client service and team development strategies.

In 2009, the firm was named Best Australian Law Firm (revenue less than $50m) in the 2009 BRW Client Choice Awards and was given a citation from the Federal Government as an EOWA Employer of Choice for Women.

I hate two things about Santos Place. The blue neon light is hard to read at night and the sign along the bridge at the front is not centred and looks cheap. Other than that I love it.

Your thoughts are exactly mine, when they first put up the sign across the front I thought they would do more work on it, turns out that is their final design, as u said, looks very cheap.

When I drive at night, i always ask whoever is with me if they could read the blue neon signage and many of them said it is hard to read. They really need to revamp that top bit.

Agree with the building overall though, looks very quirky and love the various colours used throughout.

Excuse my ignorance of the topic but the structure on top of 400 George St, it looks a lot like an air ventilation system, what is its actual purpose? IMO looks a bit out of place with the rest of building, almost unfinished.

There was a lot of cleaning going on today, plus the fence on Turbot Street has been removed so you can now see inside. Trees have been planted on George Street.

I did not have my camera with me otherwise I would have taken a couple of shots.

My office starts moving in this weekend, but they will be still working on other floors for over a month we're told, and using the goods lift for access.

This shows the black mesh blinds that I was talking about several pages back. This building will not have the white ones like Telstra in 275 George...

Read in Prime Site yesterday that four food outlets have been secured for the podium level food court, which (as the pictures suggest) will be known as 400 Food. One of those food outlets is Groove Train, which already has a restaurant at the Riverside Centre on Eagle Street

It's an epic podium. Just so epic.

There is space for food court tenants, plus a large restaurant. Is Groove Train going in the restaurant space? I guess they would.

 - actually wasn't intended to be a jab at you despite the wording. Didn't realise until afterwards we said the same thing. I guess that means the podium is good...

Pretty much. There are signs saying that Night Owl will move into the shop front next to the NAB. 400food is yet to open.

This project was officially opened yesterday. Today's AFR states that it is currently 90% leased with only two vacant floors. An amazing result given the state of the leasing market.
