The Cebuano Exultor July 10th, 2006, 02:13 PM I know I have no right in complaining, seeing to the fact that the Philippines does not even have theme-complexes with the same size and scale as Genting Highlands and can only muster on a small, 17-hectare, Disneyland-like themepark, Enchanted Kingdom. But though this themepark is small, it has some class in it (i.e. using not too boudaceous/over-the-top color-schemes but still colorful). But seriously, Malaysia's biggest theme-resort deserves better hotels than the ones currently providing lodging services to its clientelle. The worst of these hotels is the Hotel First World. I can understand that this hotel is already three to four decades old so I can forgive it's architecture. The thing is, they should seriously consider revising those awful color-schemes. Worse, while Hotel First World is overly colorful, Genting Hotel is as bland as a building could get. It's totally white! OMFG! Look don't get me wrong, I like Malaysia as a country. In fact, I like it so much that I'm planning to visit it next year with my family (thanks in part to your convincing tourism ad). However, upon seeing the Hotel First World's disturbingly awkward, overly-colorful exterior, I felt sorry for Malaysia. The colors look so artificial in a sense that it does not mix with the beautiful highland surroundings. This hotel is a serious example of bad taste (as another forumer here puts it) on the part of the developers. I can tolerate the rest of the hotels except Hotel First World. Perhaps, I would like if they changed their color-schemes by not overly-coloring it with rainbow colors and changing it to a more conservative yet still colorful scheme. I've said it and I'll say it again. This thing [Hotel First World] is a monstrosity/a scar on Malaysian soil. Yeachk! Hey, I've got an idea! This is because developers worldwide are increasingly looking for cheaper alternatives to American and European IFO contractors which have long dominated the market. They want IFO contractors who can deliver the same quality of goods and services, but at a fraction of the cost, said LCL group managing director, Low Chin Meng. And Malaysian IFO players can deliver, if LCL's recent track record is anything to go by. The Kajang-based second board- listed company has in recent years bagged some huge contracts to "dress" some of the world's most prominent hotels, malls and office buildings. This includes the United Arab Emirates' Dubai Mall and Fortune Tower, and the business-class Novotel hotel in Hyderabad, India. Just yesterday, LCL said its joint venture with a local company in Dubai had clinched a RM93 million contract to do up the guestrooms, suites and corridors of two towers of a prestigious resort, The Atlantis. The Atlantis, due to open in early 2009, is a key landmark within Dubai's Palm Jumeirah development, touted as one of the new Eight Wonders of the World. Not bad for a company that started out as a mere furniture maker 25 years ago. Today, it also has a presence in countries like India, Sudan, Qatar, Japan, Brunei and Kazakhstan. But LCL, which has a 15 per cent market share locally, is possibly the only Malaysian IFO company to have made its mark internationally. Other IFO companies here find it difficult to even take that first step outside the country without any incentives or encouragement from the Government. According to Low, there are some 5,000 interior contractors in Malaysia, big and small, but little is being done to promote them in the international arena. This is sad, he said, considering how much potential the industry has. "I feel very sad because so far none of the government agencies have actually paid any attention to the industry. Or maybe, they're just not aware of it," he remarked. He strongly believes that government agencies such as Matrade should promote the local IFO industry abroad, similar to how palm oil and rubberwood furniture have been aggressively promoted. "IFO services and the products should be promoted by the country, not only by us as the service providers. Government agencies should not just be promoting furniture abroad, something it has done for many years already," he said. He hoped that government agencies will in future promote IFO products and services in their exhibitions abroad. Tax incentives to exporters such as LCL will also be appreciated, he said. Low said local IFO players have a big competitive edge in the world market in terms of quality and pricing. According to Low, Malaysian IFO products and services can be at least 20 per cent cheaper than those of their American and European counterparts, and the finished result could be just as good, if not better. "Malaysians are quite new to the market, but we can provide the same service of equal quality, but at a cheaper cost. That's how LCL positions itself in any part of the world and that's how we won the jobs," Low said. And unlike construction companies, a huge bulk of raw materials that IFO players use abroad are sourced from Malaysia itself. "For people like us, at least 70 per cent of the components in our contracts are actually produced in Malaysia and then exported to the (project location)," he said. So this results in a huge remittance that goes back to Malaysia and job creation for thousands of Malaysians at home, he added. "But nobody outside Malaysia even realises that Malaysians can actually play a very good role in this sector. LCL has proven to many others that we can, but we also need the Government's support to promote this, especially in their exhibitions all around the world," he said. Being the only Malaysian international IFO player has its setbacks. "We don't have back-ups, we have to do everything ourselves. But if this industry were to be promoted, then there'd also be people who did the tiling, ceiling and other woodworks that would be exporting their services. Genting, a frontrunner for a Singapore gaming licence, has triggered an unconditional offer for the British casino operator after raising its stake in the London-listed firm to 69.4%. Genting, which controls cruise operator Star Cruises Ltd, said control of Stanley would allow it to expand in the British gaming sector, whose growth is expected to quicken as the country deregulates to allow for small members-only clubs to be transformed into casinos. "By next year, we expect further deregulation in the UK gaming industry. The Stanley acquisition would allow us to take advantage of this," Lim told reporters at a weekend briefing to outline the group's plans. Stanley controls 45 casinos in Britain and its annual sales are about a third of Genting's. Genting produced RM5.5 billion last year in operating revenue. Genting is offering 860 pence per Stanley share, valuing the company at 639 million sterling (RM4.4 billion). About half of that sum will be funded by bank debt and the rest in cash, Lim said. He said Genting is interested in the 17 new gambling licences that UK authorities are expected to issue soon. "The more the merrier," Lim said. Genting's odds for winning Singapore's second casino licence were strengthened on Friday after the abrupt withdrawal of US gaming giant Harrah's Entertainment Inc from the race, days ahead of Oct 10's deadline for bids. Harrah's, the world's top casino firm by revenue, cited financial costs for abandoning its plans to submit a joint proposal with Singapore developer Keppel Land. Its departure leaves the field open to Genting, an alliance led by US gaming firm Kerzner International and a bid by US resorts developer Eighth Wonder, for the 30-year licence. Genting is widely seen as the frontrunner because it would spending more than US$1 billion (RM3.69 billion) to bring in theme parks giant Universal Studios to build family attractions on the 49ha site on Singapore's resort island of Sentosa. "We are confident," Lim said, declining to elaborate on the project. Genting faces the prospect of becoming joint shareholders with rival Harrah's in Britain's London Clubs after the Las Vegas operator made a US$530 million offer for the British firm, in which Genting owns 29.9%. Harrah's has extended its offer, which trumped a nil premium merger that was being discussed between London Clubs and Stanley Leisure, to Oct 17 -- three weeks after the original closing date. "(Harrah's) interrupted the merger between LCI and Stanley," Lim said, adding that Genting would "keep its options open" on the offer. Genting plans to use Stanley to bid for more gaming projects as the UK offers about 17 new licences next year, as well as increasing its presence in Europe, Lim said. "Going further out, using the UK as the platform, it's only logical that Europe would be the broader expansion area we hope to be looking at," said Lim. Genting counts two million customers in its loyalty programme, which it said is the biggest outside the US. The Singapore bid would be strengthened by its ability to cross-sell its casinos using Stanley's customer base, Lim said. The UK was the islandstate's eighth-largest source of tourists in August. Many are also day visitors or single night visitors whom tour package of Kuala Lumpur would usually include Genting in the itenary. I do not think that we would see droves of people from Klang Valley going down to Singapore loh :D I for sure knew my parents ( very big fans of Genting :D ) wouldn't go to Singapore to gamble. And I know that my group of friends and myself would still wander off to Genting on very hot evenings to enjoy the cool air there ;) Not just individuals but Genting would still be the choice of a concert venue or an event venue for many organisers. "Also, I was relieved that I don't need to inform my father (Genting founder, Tan Sri Lim Goh Tong) that I lost," he said. He, nevertheless, called the senior Lim to convey the news. "He was pleased ... Even though he has retired, he still keeps track of the business," he said. Having beaten two other contenders in an intense bidding, he said Genting was now eager to start construction of the 49-hectare resort, which involved an investment of S$5.2 billion (S$1=RM2.28), of which one-third would be financed through equity and the rest, via loans. "We'll hit the ground as soon as possible, even this year, and have it running at full speed," he said. Lim expected a 15 per cent return annually when the Sentosa project began operations in 2010, and would be able to recoup the investment in seven years. Genting expects the three-year construction phase of the Sentosa project, from 2007 to 2009, to generate about S$3.9 billion of value-add to Singapore's economy while at the same time, creating more than 22,000 jobs to support the development of the resort. "By 2015, the Sentosa project forecasts tourism receipts of S$15 billion, accounting for half of the (tourism receipts) target set by Singapore, making it the single largest contributor of tourism receipts to the country," Tan said. As far as possible, Tan said, the Sentosa project intended to provide business opportunities to small and medium enterprises (SMEs) in Singapore through the award of contracts for goods and services such as hotel supplies, security, laundry and landscaping. Each year about S$200 million worth of goods and services are expected to be procured from SMEs. Meanwhile, Lim said, to support this effort, Resorts World at Sentosa would rope in financial institutions to provide financing support to SMEs interested to provide goods and services to the resort. The UK operator has been tipped as a takeover target ever since a profit warning last month sent its shares crashing to their lowest level in seven years, according to a report on the website of UK’s Sunday Telegraph. The report said an announcement confirming the share purchase by Genting is expected as early as this morning. The report said news of the stake would likely flush out other potential bidders including Las Vegas-based gaming company Harrah’s, the Ladbrokes and William Hill. BIL, the Singaporean company which already owns the Clermont Club, is another potential suitor. Genting has been gradually building up its market share in the UK gaming business, buying London’s high-end casino Maxims and casino operator Stanley Leisure for around £700 million (RM4.9 billion) last year. Quoting industry sources, the report said Genting could merge its existing British casino operations with Rank’s Grosvenor Casinos business. Genting bought a 28% stake in London Clubs International (LCI) before it was approached last year by Harrah’s. The Sunday Telegraph had also last week reported Rank had rejected a proposal from Harrah’s which would involve Harrah injecting its subsidiary LCI into Rank in return for a stake of about 28%. According to the London Stock Exchange, Rank’s share price closed at 100 pence last Friday valuing the company at around £392 million, down from 159 pence on Oct 11 after it issued an earnings warning. Rank had announced on Oct 12 that its UK retail businesses including the bingo and casino operations had experienced a significant deterioration in revenue in recent weeks. It said this was largely attributable to a loss of gaming terminals and the bans on smoking in enclosed public places, which have been in effect across the whole of the UK since July 1, 2007. “While the recent trading difficulties affecting our UK retail businesses are worse than we had anticipated, we understand that they are shared by the broader UK bingo club and casino markets and are not unique to Rank,” the company said in its Oct 12 announcement. The group expects consumer sentiment to be affected by a slowdown in the local economy, which may affect visitations to its resort in Pahang. Resorts World sank into the red in the fourth quarter 2008, hurt by a hefty impairment loss on its investment in Star Cruises Ltd. It slid to a net loss of RM388 million in the October-December quarter from a net profit of RM344 million the previous year. However, the group's revenue grew by 16 per cent to RM1.3 billion from RM1.1 billion a year ago. In a statement issued in Kuala Lumpur yesterday, Resorts World said that excluding the impairment loss of RM781.5 million, the group would have seen its net profit grow 14 per cent during the quarter, thanks to the better performance of its leisure and hospitality business. For the full year ended December 31 2008, Resorts World's net profit fell 59 per cent to RM634 million from RM1.6 billion registered a year ago. However revenue rose 12 per cent to RM4.9 billion from RM4.4 billion previously. The group has recommended a final dividend of 4 sen per ordinary share. TAN PETALING JAYA: A rare piece of land on Genting Highlands has been snapped up by YNH Property Bhd which will build holiday condominiums amid the rarefied air there. It is believed most of the land on the highlands is owned by the Genting group. YNH itself was surprised that there was land available and offered by a company. It completed the land purchase at the end of last year but did not announce it as the sum involved is not substantial relative to its equity. YNH paid RM16mil for 95 acres which an official described as being on the same level as the casino. “If it’s on the Awana or Gohtong Jaya level, we wouldn’t have bought it,” a company official told StarBiz yesterday. The Awana hotel and resort and Gohtong Jaya township are some distance below the peak of Genting Highlands and therefore, less cooling. The land that YNH bought is near the top where the temperature is around 15 to 16 degrees Celsius, he said. Although the land YNH bought is sizeable, only 30% to 40% is suitable for development as the slope on the rest is too steep. “We’ll use the rest of the land for a golf course and jungle trekking,” the official said. As for the development portion of the land, the official said the company estimated the gross development value (GDV) at up to RM2bil over 15 to 20 years. It is working on a GDV of about RM50mil an acre, which it considers achievable as high-end condominium projects in the suburbs of Kuala Lumpur can have a GDV of about RM100mil an acre. The official said the land had been converted from agricultural use to that of mixed property development. The company is preparing layout and building plans for approval from the Pahang state authorities, and hopes to launch sales next year. Beside the cool weather, a feature that led YNH to buy the land is that there is good road infrastructure that was built by the Genting group. The land YNH bought will also be accessible by the main Genting road. On YNH’s other projects, the official said the retail area of Kiara 163 had been sold for a total of RM200mil. Sales for the apartment units of this project in the Mont’ Kiara area of Kuala Lumpur have not been launched yet. Genting, Asia’s largest casino operator, is looking to expand at a time highly-leveraged US rivals are barely meeting debt obligations and may turn to asset sales to stay afloat. Genting’s 3.2 per cent stake purchase in MGM Mirage, the biggest operator on the Las Vegas Strip, in June has triggered market talk Genting could buy out MGM’s stake in its Macau’s business. With more than US$2 billion (RM7 billion) in cash and one of the strongest balance sheets in the sector, Genting might also be best placed to swoop on any casinos up for grabs in the United States. But stiff competition in its new markets, still-struggling overseas businesses and a fragile global economy could derail the group’s ambitious plans. “Growth is limited in Malaysia and Singapore and they have money to spend. The gambling hubs of Macau and Las Vegas are clawing out of a deep slump but a glut of new casinos might put more pressure on the industry. “There is clearly an opportunity for strong firms to poise themselves to capture the momentum of the next economic upturn,” said Jonathan Galaviz, a partner at Las Vegas-based consultancy Globalysis, referring to Genting’s expansion plan. Genting Singapore is building Singapore’s second integrated resort, which starts operations early next year, and analysts expect this to one of the key drivers for earnings growth. On a 2009 enterprise value to EBITDA ratio (EV/EBITDA), Genting trades around 8.6 times, lower than 14.0 times for Wynn, 19.7 times for Las Vegas Sands and 11.3 times for MGM, according to Bank of America-Merrill Lynch. “We see the potential of the group raising up to US$3.9 billion in financing ... if one assumes a 60:40 debt equity ratio, Genting can target up global gaming assets of almost US$7 billion,” said Melvyn Boey, analyst at Bank of America-Merrill Lynch. In a filing with Bursa Malaysia, Genting Malaysia said Genting Ibico Holdings Ltd had entered into a joint-venture (JV) agreement with Apollo and Sevco (5036) Ltd, which would be renamed as Apollo Genting London Ltd. It said the JV company’s principal activities would be obtaining a long-term lease or to acquire land located at the Royal Docks, Silvertown Quays, Newham. It plans to develop and operate a leisure entertainment destination and explore opportunities at the Olympic Festival Village. The JV company will also lease, sell or sub-lease parts of the development to each of the parties for separate developments. This will be conditional on a casino licence being granted to Apollo and transferred to Genting Casinos UK Ltd (Genting Casinos). “Upon execution of the JV agreement, Genting Ibico and Apollo will contribute equity totalling £2.95mil (RM14.5mil) into the JV company,” it said. Both parties would hold 50% equity interest in the JV company. Genting Ibico is expected to fund its investment in the JV through internally-generated funds and where appropriate, externally-raised funding. Meanwhile, Genting Casinos has entered into a casino agreement with Apollo and Apollo Casino. Genting Malaysia said the London Borough of Newham was tendering for a single “large” casino licence and had invited applications for the licence. Alternatively, a provisional statement, if granted, would enable the holder to apply for the licence. Genting Casinos and Apollo had separately made an application for the provisional statement and both applications had been approved in principle. The applications would now go through the second part of the two-stage procedure due for submission to the borough in November. Genting Casinos and Apollo had agreed to work together for Apollo to submit the “stage 2” Apollo application under the casino agreement. “If the stage 2 Apollo application is successful, Apollo will apply to convert the provisional statement into the licence,” it said. Upon successful conversion, an application will be made to the borough to transfer the licence from Apollo to Genting Casinos for an aggregate consideration of £5mil (RM24.6mil). Genting Malaysia said it was intended for Genting Casinos to be the sole owner and operator of the casino. It said Genting Casinos would have a casino licence to construct and operate a “large” casino in the Docklands area in Newham if the Apollo application was successful. The company added that the outcome of the stage two Apollo application was expected to be known in February next year. “If selected, Genting Casinos expects the only large casino in Newham to be a successful future addition to Genting Malaysia’s 46 existing casinos in the UK,” it said.
