Thanks. They're redeveloping that whole area....it'll look great in 5 years time. I overheard a security dude on the MetroMover talk about how they're planning to build a new movie theater in that area.
unforgiven December 12th, 2004, 04:54 AM Nice pics. You went all out!
I have an hour to kill at lunchtime...so I like to do something constructive with that hour instead of just eat.
Don Pacho December 12th, 2004, 05:03 AM Great pics !! :)

...hmmm ... I didn't know the demolition of the dupont was so advanced :carrot:
BHK24 December 12th, 2004, 05:32 AM Great pictures!! thanks for sharing. I have a question. are they still planning on building those new Dupont Towers?
SkyDiveJunkee December 12th, 2004, 05:43 AM I would like to see a complete redevelopment of Brickell Ave. Despite all these projects rising, it is always going to have a decidely suburban flair if they do not bring the sidewalks directly to the street and get rid of those little green patches. Notice in this picture how the Esprito Santa Plaza side interacts with the street much better than the left side, which is virtually suburban.

btw, great pics!
Dale December 12th, 2004, 06:13 AM I believe the avenue is up for a major streetscaping very soon.

Huh? Decidely suburban? In the picture that you are referring to, the left side of the picture is the parking lot of a two story free standing building, it is set back about 100 yards or so, and has a nicely landscaped parking lot. This open space is utilized for parties and fundraisers on a fairly regular basis. I'm not aware of any suburban intersections, decidely or decidedly, that have 20 story + buildings on 3 of 4 corners of the intersection, and the fourth being an open space. Throughout the day, both sides of Brickell Avenue are teaming with pedestrians. I am one of them. Also noteworthy is that this particular picture is taken about 100 yrds from the MetroRail terminus (hardly suburban).
Good luck with a "complete redevelopment of Brickell Avenue" to remove the "green patches". Huh? again. You mean you don't like trees??

True Dale, there is a project out for bid to enhance the sidewalks, medians, benches, and signaling from about SE 15th st to the River.

hmm..I must have struck a cord. Brickell Ave, in its current state, is not reaching its maximum potential. The newer developments, such as Esprito and Four Seasons are doing it right (like I mentioned before) but a parking lot, whether or not its "nicely landscaped" is still a parking lot, breaking the streetwall. Parking lots, in any shape or form, work against the fabric of a city. As for landscaping in general, I certainly like trees, especially in humid weather, but overlandscaped also takes away from the architectural integrity of the street. I prefer something more like Collins Ave, landscaped lightly, focusing its attention on the buildings.
Don Pacho December 12th, 2004, 10:58 AM Great pictures!! thanks for sharing. I have a question. are they still planning on building those new Dupont Towers?
They definitively will be built. Mid 2006 is the most realistic date.
MIAballinboi December 12th, 2004, 03:19 PM AWESOME PICS MAN
very constructive thing to do in an hour,
gotta love those cranes!

You did strike a chord with the "dedicely suburban" comment. What Espirito and Four Seasons has done at street level is not much different than what is done with any number of the Brickell Buildings. This is more obvious if you have walked this area. A parking lot is not always a parking a lot as you mention, as I mentioned is is often a place where people can gather for charity events, fundraisers, and new condo launchings!
The Mad Hatter!! December 12th, 2004, 05:02 PM great pics unforgiven, everytime i see the wachovia center with the parking lot on the side i feel like crying because could you imagine if the parking lot would of been under that would of added atleast 100ft.
also i believe the first brickell bayfront building to be demolished after sheraton will be the four ambasssadors those building and hogging up so much space and there old as hell, and at a great location
MIAballinboi December 12th, 2004, 11:33 PM oo just imagine if wachovia was sitting on that !!!
Toucano December 13th, 2004, 12:18 AM Granted, it would add height to the Wachovia Tower but on top of looking extremely ugly it would severely degrade the streetscape and make the area less inviting to pedetrians...

I hate to turn a nice picture thread into a fight, but I'm sorry, a parking lot is never urban...ever. I think most people on this board would agree with me on this one.
And can you please refrain from pointing out spelling errors? That's rather adolescent, and does not somehow prove to make your points more justified.
dave8721 December 13th, 2004, 04:23 PM great pics unforgiven, everytime i see the wachovia center with the parking lot on the side i feel like crying because could you imagine if the parking lot would of been under that would of added atleast 100ft.

Its going to be tough to get rid of the four ambassadors. They are condos now, about 200 units a tower, 4 towers, thats 800 different owners a developer will have to individually buy out at around $200,000 a unit. Thats $160,000,000 before you take into account demolition costs. They'd had to build something super massive there to make a profit after that.
This is the reason why many of the ugly old condos (see Brickell Townhouse, 27-story 42 year old building) might be around until every last vacant lot or apartment building is gone first.
jzquince69 December 13th, 2004, 06:56 PM BEST/WORST. Yes, that's right, the Four Ambassadors. I can't stand those buildings. They MUST be torn down.
Rx727sfl2002 December 13th, 2004, 07:03 PM its more like 130 suites in each hotel building
and much less in each condo building.
dave8721 December 13th, 2004, 08:40 PM its more like 130 suites in each hotel building
and much less in each condo building.
Miami-Dade property appraiser site says total of 747 units. Even if many are condo-hotel suites, they still have individual owners right?
dave8721 December 13th, 2004, 09:05 PM Speaking of worst buildings, how about that UTD towers building at 1809 Brickell Ave, next door to the Santa Maria. A 17 story (office? apartment?) building built in 1966 with a huge empty parking lot sitting on one super prime peice of real estate. Or how about that "unsafe structure" that was closed for most of last year Brickell Harbor next to the Palace on SE 15th RD, a 17 story condo built in 1974 that is almost literally falling apart. Or any of those 1960's or early 70's era buildings on that one circular street (Brickell Bay Dr?) behind the Four Seasons.
The Mad Hatter!! December 13th, 2004, 11:10 PM i think the city should come in and do something with condos in brickell because in south brickell they're like 10 old as hell condo towers that site on prime land, and talking about 4 amb. aren't they exceeding the amount of condos they're allowd per acre
south florida dave December 15th, 2004, 02:26 AM nice pics, unforgiven!
JEmanuel56 December 16th, 2004, 10:46 PM man those are some really nice pix, great job. speaking of all these old buildings the ones falling apart lets see if we can post as many pics as we can find with these old 60's buildings in brickell
ChuckScraperMiami#1 December 20th, 2004, 05:10 AM True Street :)
ChuckScraperMiami#1 December 20th, 2004, 06:03 AM BEST/WORST. Yes, that's right, the Four Ambassadors. I can't stand those buildings. They MUST be torn down.
it might Not ever happen, but then again, You'll never KNOW !
nimbyhater December 20th, 2004, 06:14 AM itll never hpn, at least not any time soon, it would take 100 million bux to get that land, the current boom would never justify that
The Mad Hatter!! December 20th, 2004, 05:15 PM so jorge perez bought the sheraton for 93million,really stupid because he overpaid for that land about 15million
Rx727sfl2002 December 21st, 2004, 12:04 AM current prices are 15 million per acre thats what the miami herald lot went for george payed 18 million per acre and has a great park next door and great river and bay views plus he is still on brickell avenue which is the park avenue of miami.
he is a very smart man.
The Mad Hatter!! December 21st, 2004, 12:10 AM no i believe buying the herald land was a genius idea, but the sheraton land i doubt he'll make his money back unless he sells each condo a million dollars
