Once again, I question Ayala creativity for naming it Trinoma. I just hope the beauty of the mall would compensate for the name.

i'm sure name lang ang weird jan. just look at the size of that thing.. :lol: hehehe...
malapit ka lang pala dun, eh di araw-araw ayala na ang tambayan. hmm swerte.

@ Jamaicus - thats good. Now, they have to make it affordable for commuters to use.

I agree with Sinjin. "Ayala North Triangle Mall" or "Ayala Centre North Triangle" are much better options. Trinoma is just plain stupid. Why does "Makati" even have to be in the name?


HHmmmnn "Ayala CENTRE NORTH Triangle" sound contradictory to me. :)

Ever Gotesco Malls, and Uniwide.... They still exist today but they were overtaken by SM and Robinson. They did not succeed in maintaining industry leadership.

^^ Ever Gotesco is really "not that nice" to me, it needs total renovation in the inside. It's not well maintained. I hope that instead of building and building malls, why not try to renovate the ugly ones. :jk:

I passed by that area and it is indeed an eyesore. A concrete box (and it is unpainted!) is clearly seen as you drive through the City Hall. :)

if they were planning to build a mall in place that is historical, dapat - yung design nung SM na yun, fits to the manila city hall, just like the sm in baguio, the design looks like a tent that fits in the hill. A mall like Greenbelt could fit in a place like Palawan, Bohol, Davao - if these city booms...

thats the village infront of my former school!(for 1 year only)...are you going to the internet cafe in that village?
Btw, the national bookstore is beautiful, it will also compete with merriam webster bookstore(correct me if i'm wrong)...also the bookstore of LORES there are really small amounts of costumers going there sometimes there are really no costumers at all, even the small bookstores in M.L. Quezon outbested that bookstore

sa tingin ko kaya hindi successful ang uniwide malls is yung idea na mag-jump sila sa pagiging mall..mas Ok na siguro sa kanila ung warehouse system, mas doon sila kilala eh.. pero a better plan and strategy siguro kayang i-step up yung idea na maging mall ang uniwide..
yung coastal mall ok pa naman yung design..nakapunta ako dun once for a survey involving the area at yun parang hindi mall yung loob, may mga areas na hindi pa ata gawa at nakatiwangwang, madami ding tambay na hindi mo pagkakatiwalaan hehe and as i remember merong parang grand stair case yata or something sa loob..basta hehe...

sa may zapote, bacoor beside mercury drug sa kalinisan area meron din isang mall na ginawa doon eh ewan ko kung ano nangyari dun, as far as i remember mei cinema din yata..yun nga lang yung isang entry sa mall ay nakatutok sa residential area..

ewan ko ba bakit sumusugal pa den sa pagtatayo ng malls yung iba..sana commercial rental spaces na lang..

TEC Center in Tunasan , Muntinlupa City , a long but narrow , two-level commercial center with 2 cinemas on the 2nd level and commercial spaces on ground level . It ceased operation less than three years with the closure of its small cinemas and then the shops. But there was a time that it was almost full house . It was partially opned
recently with a few shops on the entrance and a gym on the middle of the building .
It is side by side t to the perimeter of the SM Mall under construction in the area .

Maybe, because there's not enough shoppers , and wala masyadong tenants sa mall. But they will convert the mall into a casino daw? Sayang talaga, Bacolod is the first city to have 2 Robinsons mall outside Metro Manila.

is Uniwide Coastal Mall , Pearl Plaza and Airport Citimall , all in Paranaque still operating ?

I remember Pearl Plaza ( along Quirino Ave . Baclaran ) has a nice interior but wrong location and like Uniwide Coastal Mall , it really did not take off . Airport Citimall for a time was doing good business before , but when SM Sucat opened , Citimall got mangled and it is now host to AirForce One bar .

I like SM Megamall's pathway, ang laki ng pinag-bago ng SM, dati whole 2 bosed shape, ngayun, still a box shaped (LOL) but in a modern way naman... I hope that they will renovate all the SM's that are old...

sama naman, bakit kasi di nalang Q.C. what's the prob with that? For sure, there will be a time na mas - gaganda pa ang Q.C. kaysa sa Makati, lalo na kung puno na yung lots ng Makati CBD, nakoh... edi lilipat na ang mga bagong "classy buildings" sa new CBD of our own... which will be the triangles... I believe that it Q.C. will be a famous city someday... :)

balang araw, for sure mang-yayari yan, Tsaka mas-malaki ang Q.C. there are so many greens in Q.C. Nasa sa atin nga ang tv stations, important institutional buildings etc. There's always a Hope for Q.C. :) so think positive... hahaha, tsaka may squaters din naman ang Makati eh, di lang naman tayo. Mas magaling mayor natin!!! hahaha LOL. There trees are only man-made, sa atin, purely Godly made... :)

Isn't Eastwood overcrowded with buildings in such a tiny space? With overbuilding , its now comparable ( for me ) to that development of those medium rise , pink cluster of buildings in Mandaluyong .

That's OK as long as the place is not going to feel claustrophobic. Places in other World Cities like NYC (Times Square) are packed with buildings, retail establishments, stores etcetera and yet they still look great.

ALI allots P4B for new malls

Property giant Ayala Land Inc. (ALI) has earmarked P4 billion this year for the construction of new malls as it strives to increase its gross leasable area by 400,000 square meters (sqm) in the next five years, company president Jimmy Ayala said yesterday.

Among these new malls are Tri Noma, a project of the North Triangle Depot Commercial Corp. which will rise on a 200,000-sqm property; Greenbelt 5, which will have 30,000 sqm of gross leasable area; Ayala Center Cebu; and the retail portion at Serendra in Makati.

The Tri Noma, positioned to be the entertainment and dining nucleus of Quezon City, is targeted for completion completed in 2007 with Landmark Department Store as the anchor tenant.

Tri Noma will also have a new public transport terminal to be developed in the depot site, making the commercial center a major inter-modal transport hub and public convergence point.

As a fashion lifestyle center, Greenbelt 5, on the other hand, will be opening its doors to the public in 2008 with 31,250 sqm of leasable space. The retail portion at Serendra, meanwhile, comprises 6,400 sqm and is being patterned after the Soho-Greenwich area of Manhattan in New York.

The expansion of Ayala Center Cebu will add about 13,500 sqm to the existing mall.

Ayala said ALI is also planning to divest some of its real estate properties no longer considered as strategic for the group. It has a total landbank of 4,159 hectares, consisting of four components:

Makati (54 hectares), Bonifacio Global City (44 hectares), Canlubang (1,696 hectares) and 2,365 hectares in other parts of the country. The company is considering selling 400 hectares of its existing landbank.

For 2006, ALI has earmarked P15 billion to P16 billion for its capital expenditures, more than double the 2005 budget.

Of the total, 56 percent will go to residential developments, 26 percent (shopping centers), seven percent (office buildings) and the balance to landbanking activities.

In the office leasing segment, ALI is building an eight-storey structure for Hong Kong and Shanghai Banking Corp. in a 12,000-sqm lot in Fort Bonifacio. It is also developing a call center building for INFONXX, a directory call center on a 10,000 square meter lot in Sta. Rosa, Laguna.

The company is planning to develop more build-to-suit office buildings outside the Makati Central Business District. In April 2005, it completed People Support Center.

ALI chief financial officer Jaime Ysmael said funding for the capex will come from a combination of internally generated cash and new borrowings.

It seems na lahat ng available space sa Galleria , na maximize talaga from its multi-level basement parking to the numerous buildings connected to the mall . Hopefully , maganda ang pagkakagawa ng West Wing para naman ma-justify ang pag -occupy nila ng every inch of space available , luma na rin naman kasi ang facade ng mall sa EDSA so sana mag-improve .

Hey, why hasn't been anyone started talking about the Robinsons Place Manila Expansion yet? They already have the rendering up on a tapaulin along Pedro Gil St. They're adding al fresco dining, 3 more cinemas, and moving and expanding the department store. The expansion occupies the area of the former Midtown hotel (sabi ko na nga ba the Adriatico towers wouldn't occupy this spot). As of now, it's just at the digging stage but I think it'll go fast since it's only around 3 or 4 levels naman (plus underground parking siguro).

kaya nag facelift ang rob galleria kasi napagiiwanan na ng other malls like megamall and greenhills.

masyado na kasing masikip sa location ng rob galleria kaya limited din yung expansion.
maganda siguro kung yung vacant lot sa kabilang kalasda(vacant nga ba?) bilihin nila tas, patayuan nila ng annex tas mag link na lng sila ng bridgeway.
hehehe, masyado complikado, pero astig. di hassle sa pagtawid.

If you think about it Robinson's Galle is at the crossroads of two of the busiest roads in the Philippines. It's no surprise it gets dirty so quickly. Either the management should hire constant cleaners or reclad it in something less dirt attractive.

nice... i only had a lil peek... mukhang maluwag at maganda... mukhang maliwanag din sa loob... the last time i've been there konti palang daw ang tenants... ang major tenants include the SM co-anchors..

ewan ko lang ngaun kung madami nang tenant.. tagal na din ako d nakakapag greenhills..

It's never a question since it seems like Shangri-La Plaza is always under renovation with never-ending improvements.
I noticed that there are always certain sections of the mall which is in the works.
That' why it always looks new.
It has also experienced several facelifts on the façade since it's birth.

Para pala syang alagang-Vicki-Belo, laging nireretoke. :D
But like what I believe, better retokado than panget. :colgate:

BTW, right now, I noticed that the area between the two entrances of Debenhams are covered, I wonder what store will be emerging there.

^^ Actually, I found the Siam Paragon in BKK really nice. Shangri-la, Glorietta, Power Plant don't even come close. The mall's marine park is larger than Sentosa's Underwater world. The exterior is just amazing with all the fountains and stuff. The interior is wow, even the grocery is so out-of-this-world! I think it's the best indoor-oriented mall in the planet.

But of course, Greenbelt is a different thing...But the interior of Paragon is miles away from Greenbelt mall's. Yet I acknowledge Greenbelt for being an outdoor type of mall. Greenbelt also has a huge garden. It's something Siam Paragon doesn't have.

Paragon? what Paragon?:D I'd take Greenbelt and Trinoma style malls any day;)

But thats not to say Paragon is not nice. Its very elegant and does well to attract its target customers.

Oh, i have a question now. Will Trinoma have high end signature brands like GB4 and Paragon?

Well I don't know why you'd like a Marcos shirt but you can typically find that stuff sa taas ng Shoppesville... doon sa may Shoppesville Plus... that labyrinth (kung hindi pa niremodel yun).

I would have to agree with GreyX's comment. SInce the Philippines is situated in a region that is constantly bombarded with the sun's heat waves, it would be great to have an area that is close to plants, flowers, trees, ponds, and everything nature!

And come on, sooner or later, another tycoon is going to invest in something that is grander than paragon or even grander! Remember that Filipinos love shopping and even if malls don't target the tourists, they still have the Filipinos as targets, there would always be a need to have a good mall somewhere...

ngaun ko lang npansin ung shape ng sm frontera... SM talaga oh! hindi na umalis sa shoebox concept... they didnt even try to blend in with tiendesitas.. tsk tsk.. i hope the paint of the SM will try to compensate for its lame box like shape.

i remember back in the old days when going to Greenhills Shopping Center and Virra Mall, it is a haven for comic books, collectible cards, RC cars, PX goods, video games, imported movies, etc.

the RC car race track at the third level. yeah, the comic book stores, there's like 5 or 6 ata.

yan ata ang mall kung saan nagsisimula ang uso or trend tapos kumakalat na sa ibang malls.

It's actually part of EDSA Central, so EDSA Central now has the EDSA Central Pavillion (the new one along EDSA), EDSA Central (the one along Shaw, currently being redeveloped), EDSA Central - MRT Station Mall, and the Soho Central retail.

BTW, we forgot to add The Annex @ Shaw, it has already resumed construction.
It's gonna be a mixed-use mall (residential units, call-centers, magkaka-gym din yata dun, of course the retail spaces and parking, etc.)

How about yung Highway 54 ? considered ba ?

Robinsons Land Corp. (RLC) the property arm of Gokongweis’ flagship firm JG Summit Holdings Inc., has earmarked as much as P7 billion this year for the development of new malls, office buildings for business process outsourcing (BPO) firms, residential projects, and landbanking activities.

In an interview with reporters following the company’s annual stockholders’ meeting the other day, RLC executive vice-president Frederick Go said the capital budget for the year is double the amount spent a year ago.

Go said bulk of the programmed capital budget or about P3.5 billion will go to the construction of residential and office buildings while P2 billion has been set aside for acquisition of properties for future development.

Funding will come from internally-generated cash, a planned preferred share offering, and possibly new borrowings.

JG Summit president and chief operating officer Lance Gokongwei said the company is building seven new malls in Davao, Tagaytay, Dumaguete, Sucat, Manila, Pangasinan, and General Santos. These new malls, he said, are expected to be completed next year or in 2008.

He said the company is completing the redevelopment of a portion of Robinsons Galleria mall to be called West Wing, and Robinsons Ermita.

"We will pursue new formats and concepts to attract more retail establishments as these proved to be successful in bringing foot traffic into our malls," Gokongwei said.

He said the company remains focused on the lucrative middle-market residential housing as it aims to launch at least three projects this year including East of Galleria, a high-rise residential condominium located in the Ortigas business district.

As for its office buildings, RLC expects to complete the construction of Robinsons Cybergate Center Tower 2, an office building complex designed for call centers and BPO firms. "The first building is almost leased out and there is robust demand for the second building. A portion of the second building will be made available for lease by the end of fiscal year 2006 and the rest will be delivered in the second quarter of fiscal year 2007. It will add a gross leasable area of approximately 43,000 square meters," Gokongwei said.

As for the housing segment, he said the company will focus on the middle-income market for lots with options for housing priced ranging from P600,000 to P2 million.

Gokongwei said RLC will step up efforts to acquire properties via joint venture in key cities where there is big potential for mid-market real estate property sales and it will aggressively tap the overseas Filipino wokers market in Europe and in the Middle East.
