philip_v March 6th, 2009, 03:14 PM I think what @stanleymalls was referring to is the cluster of townhouses at Greenbelt 3's 4th level. The ground level is occupied by fine dining restaurants, the 2nd and 3rd are parking levels.
So what's the name of those townhouses? The weird thing is that I have been to Greenbelt a lot of times but haven't noticed those. Hhmm. Are they on the 4th floor of Greenbelt 3 or actually on top of Greenbelt 2?

they're on top of Greenbelt 2 and they're called The Residences at Greenbelt. Not to be confused with the hirise TRAG. This is actually the first TRAG before the hi-rise TRAG was conceptualized. I don't think this was successful though. We had a Canadian expat who used to live up there. The noise downstairs according to him lasts until wee time, and that simply is unbearable. And with the price the goes along with it, he thought it's not worth it. So he transferred to Dasma Village. I think those who lived or live there got the same predicament.

MANILA, Philippines - Ayala Land Inc.’s Ayala Malls Group continues to be in the forefront of exciting developments in the retail sector with the opening of the eight-level Glorietta 5 in Makati City and the $120-million UP AyalaLand TechnoHub in Quezon City, which is seen as the Philippines’ version of Stanford University-Silicon Valley.
The group will also open Marquee Mall in Angeles City, Pampanga and the San Lazaro Retail Community Center in Manila this year while Abreeza at the heart of Davao City has started site development and foundation works, marking Ayala Malls’ entry into Davao’s real estate scene.
The projects will allow residents of the nearby areas to live, work and shop in an area that can be navigated on foot, said Marivic Añonuevo, senior vice president and group head of the Ayala Malls Group.
Before mixed-used development became a trend and a buzzword in the industry, Ayala Malls was already ahead of its time with Glorietta. The company recently opened Glorietta 5 along Ayala Avenue, fresh from the success of Greenbelt, which has added a new wing.
“Glorietta 5, which opened in the last quarter of 2008, houses retail stores, restaurants and cafes and five levels of Convergys, a business process outsourcing call center. It is linked to Glorietta 4 by an air-conditioned underground tunnel,” said Añonuevo.
Even the basement parking of the entire Glorietta complex is seamlessly inter-connected for easier navigation.
Glorietta, which is also going through a major redevelopment, is an example of Ayala Malls’ expertise in mixed-use projects. The company’s mixed-used developments combine the basic ingredients for success: Proximity to major employers, university or entertainment functions, development as part of a master-planned site and an urban location.
The mall, which pioneered the zoning concept in the country, houses the most prestigious names in global retail, food and specialty brands. These include Rustan’s Department Store, Gap, Starbucks, Zara, Debenham’s, Mango, Bass, Nike and so many others. Glorietta has brought together the best brands under one roof such that even those who live as far away as Fairview in Quezon City and Alabang in Muntinlupa City would go all the way to Makati just to shop at their favorite stores or eat at the restaurant of their choice.
Añonuevo said that with the latest developments, Ayala Land continues to stay true to the company’s goal of reinforcing its retail strength in Metro Manila and beyond, and priming up other developments by providing retail support to tenants, merchants and residents.
“Glorietta’s redevelopment is part of the effort to help preserve Makati City’s pre-eminence as the country’s top business and financial district,” she said.
Myrna Fernandez, assistant vice president of the Ayala Malls group, explained that much of the success of Ayala Malls is in the careful planning of each project before groundbreaking actually begins.
“In the redevelopment of Glorietta, much effort was given to study the flow of people and vehicles. These are taken into consideration in the planning of the development. We are very conscious of ensuring that there is a natural and logical circulation both inside and outside the development,” she added.
Glorietta 5 houses many of the shops and restaurants affected by the ongoing redevelopment of Glorietta 1 and 2 but the look of the new expansion is so different that once you emerge from the tunnel connecting it to G4, it’s feels like being in a different mall. Even the stores have undergone changes. Somera Perfume Gallery, for instance, still sells the same perfumes and beauty products from the United States, Saudi Arabia and other parts of the world, but has adopted a more modern look.
“We are very proud that our tenants in Glorietta 5 have risen to the challenge by coming up with more contemporary interiors for their stores,” said Fernandez.
By the time the Glorietta redevelopment is completed in 2012, there will be a new hotel within the mall and more facilities for offices and an entrance along Pasay Road.
Ayala Land has also opened UP AyalaLand TechnoHub, a science and technology park that is envisioned to be the University of the Philippines’ mortars-and-bricks commitment to education, training and research excellence.
The techno park lies in an 11,500-hectare area along Commonwealth Avenue in Quezon City and houses high-value business process outsourcing and information technology and IT-enabled service locators including IBM Business Services, HSBC-Electronic Data Processing, Manulife Data Services Inc., Pointwest Innovations, among others in 10 buildings.
The park is also host to 29 retailers that address the needs of the locators’ employees and residents of the nearby areas. There are restaurants like Flapjacks, Red Kimono, The Old Spaghetti House, Yellow Cab and KFC. For coffee, there are Starbucks and Coffee Bean and Tea Leaf. There’s Switch for Mac products and Timezone for entertainment. Among the establishments opening soon are Reyes BBQ, Kannin Club, Razon’s, Blackbeard Seafood Island, Mr. Kebab, Figaro, Mini Stop and Bench Fix.
According to Añonuevo, the retail mix at UP AyalaLand TechnoHub addresses the needs of the consumers specifically those working in call centers and other offices with three shifts a day.
“We sat down with our locators and asked them what they needed. They told us they wanted 24/7 access to food and coffee. They also wanted a 24-hour convenience store,” she added.
The target market for the TechnoHub is not only its actual occupants but also students from UP and nearby schools, and residents, said Añonuevo.
She explained that locators at the techno park are open for research and on-the-job training by students from UP.
“It will also serve as a tech portal for young entrepreneurs in the science and technology field who will enjoy subsidized rent for two years until it is time for them to ‘graduate’ to give way to others like them,” added Añonuevo.
UP AyalaLand TechnoHub also hosts events related to science and technology, including a tech boot campfor students from UP and other schools.
Marquee Mall in Angeles City, Pampanga, another mixed use development by Ayala Land, will open this year. Like all Ayala Malls, it will feature an activity center and lush landscapes and “indoor shopping with an outdoor feel,” said Rowena Manhit-Tomeldan, vice president and chief operating officer of the Ayala Malls Group.
Located beside Alveo, a residential project of the company, Marquee will host top local and foreign retailers, including Wilcon, Fully Booked, and Friday’s while its anchor department store and supermarket will be Metro Gaisano.
Tomeldan said a stronger retail presence is not just a trend in all Ayala Land developments. “Market-based research is always conducted to tailor-fit every development for its end-users,” she added.
At the UP AyalaLand TechnoHub, where people work in shifts, the requirements are food and coffee on a 24-hour basis. Employees also need places where they can relax, such as a spa, beauty salon and a gaming center.
“Ayala Land has always built integrated communities,” said Catherine Bengzon, senior division manager for Ayala Malls Group.
Bengzon said another development to open this year is the San Lazaro Retail Community Center or Vertex, which will feature residential and office spaces and commercial establishments for the convenience of tenants and other occupants.
“The complex is developed by Ayala Land Businesscapes, a business unit of Ayala Land Inc., and the Manila Jockey Club Inc. of the Reyno family. It will have two BPO office towers that will house call centers, IT-related enterprises and other offices,” said Tomeldan.
A series of residential condominium and townhouse developments by Ayala Land subsidiaries — Community Innovations Inc. and Avida — will offer a range of units plus the array of restaurants, retail and other services.
“The development is within walking distance to the University of Sto. Tomas and Chiang Kai Shek College and within commuting distance to the University Belt,” Añonuevo pointed out.
Another exciting development is Abreeza, Ayala Land’s first foray into the Davao real estate market, which is in partnership with the Anflogroup.
The project will be developed on a 10-hectare property along JP Laurel Avenue and is near major schools and universities, private and government offices and banks. It will be the first integrated and distinct mixed-use development in Davao City and will combine a superior retail mix and office buildings with 24/7 amenities and utilities.

Caloocan City assumed possession of Ever Gotesco Mall owned by Gotesco Investments Inc. after the court awarded the property to the city government for its owner’s failure to pay the real property taxes for the past 23 years.
Based on records, since 1986 to 2006 alone, Gotesco Investments Inc., known to be owned by Jose Go failed to pay realty taxes due to the City government amounting to P722.3 million.
In a four-page order, Caloocan RTC Acting Presiding Judge Oscar Barrientos of branch 126 granted the writ of possession to the local government for land including the building and improvements erected thereon.
“I’d like to assure the tenants as well as their employees that there will be no disruption of business operation when the City government assumes possession of the property,” Mayor Recom Echeverri said.
On March 6, 2009, Barrientos ordered the branch sheriff to place the Caloocan government in possession of the properties located at Bustamante Street to 12th Avenue, Barangay 088 that was described in and covered by Transfer Certificate of Title 326321 of the Registry of Deeds of Caloocan City under a New Tax Declaration D-11-088-0009-C.
Judge Barrientos also directed the court sheriff to eject the Gotesco Investment Inc., and all persons or entities claiming rights under it who are physically occupying the same, and to put the city government in actual possession of the mall.
In 2007, the city treasurer proceeded to auction the mall based on the provisions of Republic Act 7160 otherwise known as Local Government Code of 1991 and RA 5502 or the Revised Charter of the city. For failure of Gotesco to pay the taxes the property was forfeited in favor of the city government. Dec. 28, 2008, technically, the city is the owner of the property because Gotesco failed to redeem the same within the one year period after its forfeiture.
The mayor stressed that the city in taking over possession of the mall is seriously taking into consideration the welfare of almost 300 tenants and their employees and, that they should not fear of losing their current stalls within the mall

CALOOCAN CITY, Philippines -- Mayor Enrico "Recom" Echiverri today told tenants of the Grand Central Mall they should not worry about losing their current stalls in the wake of a court order directing the city government to take over the establishment.
The Caloocan Regional Trial Court Branch 126 today issued the takeover order for failure of its owners to pay taxes to the city for the last 22 years.
Echiverri said the assurance was made in the face of anxiety and alarm over jobs and livelihood among the mall tenants.
Citing city government records, Echiverri said that since 1986, the Ever Gotesco Mall at the Bonifacio Monument Circle in Monumento, owned by Jose Go, failed to pay the city the corresponding annual real property taxes.
He said the Management of Gotesco Investment Inc. was not able to regain possession of the mall because of its failure to pay millions in property taxes. It was then put on the auction block based on the provisions of the city's Real Property Tax Code.
Caloocan RTC Judge Oscar Barrientos denied the Motion for Reconsideration filed by Gotesco Investment Inc. for lack of merit.

I don't advise the pedestrian to pass thru the tunnel from Glorietta 5 to Glorietta 4...it's narrow, good enough for 1 vehicle with a little space though.

MANILA, Philippines -- Tension is starting to build up between the forces of Caloocan City government and the tenants of the Grand Central Mall as the former serve a court-ordered takeover, reports said today.
It was reported that today marks the end of the three-day extension given by a Caloocan court to the management and tenants of the mall to vacate the establishment.
Caloocan Regional Trial Court Branch 126 judge Oscar Barrientos earlier granted the city government’s request to take over the establishment due to the owners’ failure to pay over P700 million in annual real property taxes for the last 23 years.
Earlier negotiations between the local government and the Grand Central Mall management failed, reports added.

Sayang ang Ever Gotesco Malls. I remember way back in the early 90's. We used to go to either Quad (Glorietta) or Ever Las Pinas. The Gotesco group was not able to compete with the likes of SM, Robinsons and Ayala and it lost many branches.

The LRTA said the additional station will be located in front of SM North Annex between the Roosevelt and North Avenue stations of the LRT 1 North Extension project.
In its project update, LRTA said SM Prime would foot the bill for the said station.
LRTA had estimated the cost of the additional station at about P100 million. SM Prime has financed a cost-benefit analysis to determine the benefits that would accrue to LRTA should the station be constructed.
“In view of the fact that the proposed additional station would also serve [Metro Rail Transit] Line 7, it has to be recognized that any agreement between LRTA and SM [Prime] pertaining to the additional station would also have to include the proponents of Line 7,” the LRTA said.
A consortium led by Universal LRT Corp. has proposed to build the MRT 7. The consortium is composed of Siemens AG of Germany, Alstom Corp. of France; China National Technical Import and Export Corp., EL International Holdings of Hong Kong, Earth Tech of Tyco International USA, Premier Gold of Japan, Redford Assets Ltd. of the SM group, EEI Corp., Penta Capital Management Corp., Merlin Pacific Capital Inc., TCGI Engineers, and private investors such as George Go and former Finance Secretary Roberto de Ocampo.
The LRT North Extension is estimated to cost around P6.32 billion, and involves the construction and detailed design of a 5.71-kilometer elevated line from Monumento station of LRT 1 to North Avenue of MRT 3. The project would also entail construction of new intermediate stations at Balintawak and Roosevelt, and a terminal station at North Avenue.
The Balintawak station will provide modal interchange with bus and jeepney services entering Metro Manila from the north via the North Luzon Expressway.
Of the P6.32-billion project cost, civil and architectural works would cost P3.3 billion; electromechanical works, P1.9 billion; consultancy services, P317.4 million; contingency, P318 million and inflation adjustment, P342.35 million.
The project will begin construction this year, with target completion in April 2010. Once running, the LRT North Extension is expected to serve about 800,000 to 1 million passengers.

RETAIL SPACES are expected to remain in demand and drive the growth of this property segment as shopping-crazy Filipinos continue to flock to malls despite the slowing global economy.
"Growth in the retail property market is expected, with mall developers expressing optimism about the country’s quick recovery from the economic crisis," property consultant CB Richard Ellis said, noting that mall developers had announced expansion plans for the year.
CB Richard Ellis noted that mall developers were keen on building more branches despit the crisis, believing that by the time the projects are finished a year or two from now, the country will have been out of the crisis.
"They would rather have the space available by the time the crisis passes rather than catch up when the demand suddenly turns up," the property consultant said.
Notable among the country’s developers that continue to reap profits is the holding company of mall magnate Henry Sy, Sr.
Profits of listed mall developer SM Prime Holdings, Inc. went up by about 7% to P6.4 billion last year as revenues climbed by over a tenth to P17.8 billion, with consumers continuing to flock to malls despite a difficult economic situation.
CB Richard Ellis said last year saw major turnovers of retail spaces within the metropolis.
Two of the countries’ largest malls, SM North EDSA and SM Megamall, finished their expansion in time for holiday shopping last year.
The expansion of SM North EDSA Annex in Quezon City gave it 90,000 square meters more of gross floor area, making it the largest mall in the country and the third largest in the world.
The expansion of SM Megamall in Ortigas — the seventh largest in the world — provided 8,120 square meters more of leasable shopping space.
Meanwhile, the 9,500-square meter Glorietta 5 in the Makati central business district was completed. The mall is a mixed office and retail development, and will be occupied by tenants from Glorietta 1 and Glorietta 2.
Another mall that opened last year was the four-storey Eastwood Mall in Libis, Quezon City, which will provide 45,000 square meters of retail space and complement various office and residential expansions made over the past few years.
"The expansions in the retail market last year showed the confidence of retail developers [about] the recovery of the retail [property] industry," CB Richard Ellis said.
These developers, it added, expect the economy to rebound soon, and that Filipino consumers will continue spending during the crisis.
The Philippines houses four of the world’s largest malls. Aside from SM North EDSA and SM Megamall, SM Prime Holdings also owns the world’s fourth, and 11th biggest malls — SM Mall of Asia in Pasay City and SM City Cebu.
This year, SM Prime plans to open three new malls in Naga City in Bicol, Pamplona in Las Piñas City and Rosario in Cavite, and will start building three more along Commonwealth Ave. in Quezon City, Novaliches and San Pablo, Laguna.
Once the malls are completed, SM Prime will have 39 malls with a total gross floor area of about 4.7 million square meters.
Meanwhile, Lucio Tan-led Eton Properties Philippines, Inc. is opening three commercial centers this year in line with a strategy to tap retail shops.
The three commercial centers, which will give the company an additional P300 million in yearly revenues, include the 14,000-square meter Centris Walk and 15,000-square meter Centris Station which are scheduled to open by the last quarter, and the 9,000-square meter digital hub E-life in Ortigas by the third quarter this year.
Centris Station is a two-level commercial center anchored by SM Hypermarket. Located at the corner of EDSA and Quezon Ave. and linked to the MRT station, it will house specialty food outlets and other stores, while Centris Walk will be an open-spaced dining and entertainment strip in Quezon City targeting food enthusiasts and bar hoppers.
Both will be part of the company’s 12-hectare township development project Eton Centris, which will be built in Quezon City.
CB Ricard Ellis said retail developers continue to expand because experience has taught them that sales pick up after the economy comes out of a crisis.
"Consumers are most likely to take this opportunity to reward themselves after a prolonged scrimping on expenses during the time of the crisis, and retailers do not want to let go of this opportunity," the property consultant said.

The expansion of SM North EDSA Annex in Quezon City gave it 90,000 square meters more of gross floor area, making it the largest mall in the country and the third largest in the world.
The expansion of SM Megamall in Ortigas — the seventh largest in the world — provided 8,120 square meters more of leasable shopping space.
Meanwhile, the 9,500-square meter Glorietta 5 in the Makati central business district was completed. The mall is a mixed office and retail development, and will be occupied by tenants from Glorietta 1 and Glorietta 2.
Another mall that opened last year was the four-storey Eastwood Mall in Libis, Quezon City, which will provide 45,000 square meters of retail space and complement various office and residential expansions made over the past few years.
"The expansions in the retail market last year showed the confidence of retail developers [about] the recovery of the retail [property] industry," CB Richard Ellis said.
These developers, it added, expect the economy to rebound soon, and that Filipino consumers will continue spending during the crisis.
The Philippines houses four of the world’s largest malls. Aside from SM North EDSA and SM Megamall, SM Prime Holdings also owns the world’s fourth, and 11th biggest malls — SM Mall of Asia in Pasay City and SM City Cebu.
This year, SM Prime plans to open three new malls in Naga City in Bicol, Pamplona in Las Piñas City and Rosario in Cavite, and will start building three more along Commonwealth Ave. in Quezon City, Novaliches and San Pablo, Laguna.
Once the malls are completed, SM Prime will have 39 malls with a total gross floor area of about 4.7 million square meters.
Meanwhile, Lucio Tan-led Eton Properties Philippines, Inc. is opening three commercial centers this year in line with a strategy to tap retail shops.
The three commercial centers, which will give the company an additional P300 million in yearly revenues, include the 14,000-square meter Centris Walk and 15,000-square meter Centris Station which are scheduled to open by the last quarter, and the 9,000-square meter digital hub E-life in Ortigas by the third quarter this year.
Centris Station is a two-level commercial center anchored by SM Hypermarket. Located at the corner of EDSA and Quezon Ave. and linked to the MRT station, it will house specialty food outlets and other stores, while Centris Walk will be an open-spaced dining and entertainment strip in Quezon City targeting food enthusiasts and bar hoppers.
Both will be part of the company’s 12-hectare township development project Eton Centris, which will be built in Quezon City.
CB Ricard Ellis said retail developers continue to expand because experience has taught them that sales pick up after the economy comes out of a crisis.
"Consumers are most likely to take this opportunity to reward themselves after a prolonged scrimping on expenses during the time of the crisis, and retailers do not want to let go of this opportunity," the property consultant said.

Ang binabalitang SM Commonwealth is along the GSIS Property, yung parang abandonado na building bago ka mag turn sa Commonwealth Avenue and based dun sa dating post sa dating thread, Hypermarket "daw" ang ilalagay nila dun.
Yung sa SM Novaliches, sa tingin ko parang Supercenter lang siguro yan.
The proximity/nearness is one.
Second, masyado nang congested ang traffic sa Novaliches.

I just transferred my membership from Makro Mandaluyong to Makro Makati today. Although I got my membership from Mandaluyong I'm more often in Makati.

nainggit na naman ako.. ahaha.. well, for me, SM Megamall is still the best and is the pioneer of large shopping malls all over the world.. sana lang ay baguhin na ang tiles dahil sobrang luma na at sana ay pinturahan na din ang walls.. it badly needs renovation.. :D

I've been a member of a number of Makro stores (Iloilo, Cubao, Mandaluyong and now Makati) and I notice Mandaluyong is not as crowded as the others. The purchasing power of its members becomes more apparent whenever they have a sale. Makati is so quick to sell out their items on sale while Mandaluyong takes some time. This is why I would rather go to the Mandaluyong branch whenever they're on sale.
So it's inevitable that Makro Mandaluyong would go under and would reinvent itself as another SM Hypermarket.

That's right guys! May kakaibang ganda sa Ali Mall, It's a small place but the interior design is nice and it makes it spacious! There's even a skywalk to SM Cubao. And it's very promising when finished, i passed there and most tenants are still unoccupied. But it's maganda talaga, i believe may ganda factor sya. :)

Tapos nung isang gabi lang, napanaginipan ko yung Robinsons Galleria, newly expanded and renovated daw, tapos super ganda ng design at landscaping, at may bagong parking building sya, ibang-iba sa itsura nya ngayon. Hahaha. Di lang confined sa SSC-mallrats ang malldreaming phenomenon sa SSC. :lol:

It is turning to be quite fine. I've been to the new SM NoE Annex with KIWI friends and they were amazed with the way we design and build our Malls here. Then we went to Tirnoma, MegaMall and MOA, they couldn't believe that we have Malls that size inside one area and in close proximity with each other.

I guess it really pays to make these malls very attractive, especially to those tourists, since they could not find these scenarios anywhere else in the world.

in metro manila San miguel by the bay and some restos of the entertainment mall of Mall of asia in other malls SM Baguio resto were open and the Mall area of Robinsons Tagaytay

open na ba ang garden dyan sa sm north...nakikita ko lang sya from the road i usually go to trinoma...dahil convenient at cozy ang mall nila..at ang grocery....parang hindi stressful mag grocery walang pila halos at yung parking lapit sa grocery...ewan ko pero if you have noticed ang ingay ng mga sm malls meron nag ka karaoke...meron mga sumisigaw na para kang nasa palengke...no comparison ang grocery ng trinoma sa anuman grocery store ng sm....although i would like to see what sm north has to offer....sa bago nilang gimik....yan ang isang maganda sa free market meron competition....tayo nakikinabang...:)

Btw, Market! Market! is undergoing a major renovation, to think that the mall is just turning 6 years old this September. Siguro ibang-iba na ang demographics ng mga taong pumapasok sa mall compared to when it first opened. :dunno:
Clue: Pinapalitan na ang pangit na tiles sa Activity Center, so maybe isa rin 'yang pahiwatig that sooner or later, mapapalitan din ang ugly tiles ng TriNoma. :)
Anyway, I'll be posting pics later.

Market! Market! is undergoing a major renovation. Their floor tiles are being replaced, and some tiangge sections are being converted to regular mall spaces. Parang I got a hint that sooner or later, TriNoma's ugly tiles will be replaced na rin.

supposed to be madali syang linisin (IIRC napaka low maintenance ng aluminum cladding)
ang punto ko lang, sobrang gamit na nya as a material na sana maiba naman..dati parang ok pa kasi konti pa gumagamit but now a dime a dozen na and parang nagiging substitute na for a good design kasi kesyo aluminum cladding

anyway, just how "ugly" ba ang tiles sa trinoma? I havent been there kasi :) pero kasi lately nauuso dito sa SG (2 malls napuntahan ko) mga non-glazed ang tiles (and medyo upscale image pa kuno)
