^^ I agree with the idea of walkalators inside our malls. Kapagod kasing mag-ikot sa mga malalaking malls natin esp MOA and SM NOE. Good Form of Exercise though, IMO.:)

mas malaki na ba north edsa sa moa??

Yes. 460,000 m²(SM North) vs 410,000 m²(MoA)

ngayon ko lang nalaman na lalake si ona

ginagamit na b 6th floor ng the annex?

Yes. May tao na doon sa may mga skylights.... :)

Hi guys! I'm new here but I've been a lurker for maybe the longest time possible. And yes, I've witnessed the downfall of an SM fanatic here. Don't worry.. I may be a fan of SM North but that's only because I lived most of my life behind this mall. :D

Anyway.. maybe I'm in the minority but I don't really like the new SM North Annex. When I first went inside it, my instant reaction was.. ang dilim. Mas prefer ko yung lighting sa The Block. And the thing I hate most about The Annex is the staircases. It's a huge hassle! Mas mabuti pag magelevator ka na lang talaga... :ohno:

uhm.. I'll post my opinions on the Sky Garden later. :)

And just to share this link I found: http://joelferraris.blogspot.com/2009/06/at-sm-sky-garden-architecture-public.html

I think it's the blog of the person who designed those sculptures in the sky garden.
There are more pics on his homepage right now: http://joelferraris.blogspot.com/

Nakita ko na yung iba except dun sa "A.M.-P.M." sculpture. Anyone know what that is?
And hindi nga art deco yung isa.. tama kayo.

Yup I like The Annex too - it's easy to navigate around 'cause it's just one long strip. I'm glad they'll renovate the Main Mall similar to The Block.

The SkyGarden is okay naman although siyempre I still prefer Trinoma's. I'm sure they'll do some changes and improvements once they receive numerous lambasting comments from people. ;) Let's hope so!

They sure will..... Especially for the Grand Central Terminal...

i am inactive s mga posting d2 sa site, ngaun n lng cguro ako mag-start kasi maganda ang mga topic...

anyways,

about sa mall ntin d2 sa pilipinas, wag n sanang sobrang laki, my cousin ako from US. and his not into very big malls, sabi nya sobrang dami malls at sobrang laki, its not worth kung pupunta ka to shop and relax kasi its still a metro setting.

its good n ang mga malls ntin is incorporating garden, nature, and stuffs sa mga malls but making it so big is a bit tiring, imagine pupunta k ng mall para magrelax but it would take you a what ( 15-30 mins walk from your parking lot or drop-off point, depende p sa bilis ng lakad mo). hope the malls will add walkalator or maganda yung ginawa ng SM MOA my electric shuttle for the elderly. mapapagod bago k makapagrelax, then mapapagod k sa pag-uwi.

sana maayos din ang mass transport system ntin connecting to the malls, i like SHang and trinoma, connect and malls sa MRT station, even Greenbelt is connected to SM makati to MRT but its a long way, i wish a good transport system for the malls. kung meron man, kulng p rin in my point of view.

^^ I agree with the idea of walkalators inside our malls. Kapagod kasing mag-ikot sa mga malalaking malls natin esp MOA and SM NOE. Good Form of Exercise though, IMO.:)

Kaso, pag walkalators, siguradong lahat ng tao nandyan na nakasakay. Ayaw na bumaba....

The Annex is looking good. I just wish the public art is really made public. Let the people touch it, interact with it. Just like those in High Street.

Well, I agree about the escalators. I wonder how the designers missed that error in the design.

On the lighter side, SM North Annex's Toilets are nice and clean, plus the airconditioning is good, although they still haven't gotten rid of the dusty smell.

Annoying din yung sa Shangri-la Mall. Ang lalayo din ng mga escalators and pag di mo kabisado lalagpas ka pa sa floor na pupuntahan mo.

Basically kasi lahat ng malls ngayon na bago ay na discuss na at nothing exciting about them, the eastwood mall is too "small", Glorietta is ginigiba palang, wala pang ginagalaw sa Gateway Annex, deep pit parin, Shangri-La's New offering, parking lot parin wala pang progress. Nasa probinsya ang karamihan sa u/c malls. Sa metro manila puro SM ang nag reredevelop ng interiors na patapos na at same lang. SM Megamall's expansion kaka announce palang.

SM North EDSA kc ang may pinakamatagal na expansion, at iba iba opinions ng mga tao about it's new offerings vs TriNoma, kaya yun ang topic dito ngayon. Saka may sampid kasing naghasik ng lagim kaya yun.

Ok sir, honestly, I love to read yung mga early discussions about the newly renovated areas of SM North pero slowly, and I admit nagsasawa na ako parang dun na lang nakatutok..parang gasgas na gasgas na at paulit ulit na lang yung discussions especially sa skydome ba yun?

Parang, any other topic?

I think there are hundreds of malls (albeit very small compared to SM)in Metro and nearby province...

Anyway sir, just my opinion and comment. Pacensya na po...

Ang inisip ko.. it's a way para mapigilan umalis kaagad yung mga tao sa mall. If that's what you mean by that.. Still, it's just makes more people crowd the 2 elevators. They have lots of regular staircases too but they're hardly used at all. Sana another elevator na lang nilagay dun sa gitna since ang layo nung 2 elevators if you're on the other side.

I soooo agree that Trinoma is so very blandly-designed pero I dunno why I keep coming back. I love SM Annex's feel, same thing with the Block but I still go to Trinoma. The only time I remember spending an entire afternoon in SM North when it had it's 3-day Great Sale.

---

How's Megamall pala? SM wants to make SM Megamall it's largest in the country diba? When will they start its expansion? Is it gonna be another building or will it be additional floors?

one reason going back to trinoma and SM North, BAGO KASI...

iba ang im not sure kung bakit plain ang design nila, may be para mapaganda nila sa future or nagtipid sila during finishing. but lets accept it, its a bit cozy for a change. i usually go there to shop and shop alone.

i do go to malls but only for the reason n may bibilhin ako, and sometimes may imemeet n kaibigan. tulad ng sinabi ko sa from my previous post, nalalakihan ako sa mga malls ntin n its a hassle to go just to relax. i so like the design and being big, but its so tiresome.

I like this

It's called "chilling out." Hahaha. People here just love to chill in the mall.

What I love about ATC is its very much laid back atmosphere. Unlike other Ayala Malls, ATC isn't a place where people feel obligated to dress up too much. You can wear anything (for as long as it's decent) in ATC. I even saw Andrew E in ATC before wearing just a Jersey and shorts (but then again, he might be capable of getting away with wearing this anywhere, hahaha).

I hope ATC expands more. In doing so, I hope they still maintain the laid back atmosphere. I wouldn't mind another corte de las palmas styled wing in ATC. Hehe.

As of now, I'm particularly excited about Pepper Lunch opening in ATC. I would surely eat there when it opens. Hehe.

Hehe.

I do not agree that the escalators were designed as a marketing ploy. If it were, the escalators near the elevator would move traffic towards the opposite side of its current location.

Plus, the marketing and leasing departments are not privy to the design of the mall during the conceptualization stage.

^^ SM ang exclusive rights holder ng IMAX sa Pilipinas. :)

Kakuntsaba lang nila ang San Miguel at Coca-Cola para maitayo yun sa MoA. :D

Korek korek. Kaya ang pagkahaba-habang pangalan ng iMax dito - San Miguel-Coca-Cola iMAX Theater. But I'm wondering why SM Prime didn't intend in connecting their name to the official name, like maybe San Miguel-Coca-Cola iMAX Theater - SM MoA. Good luck naman. Puro hyphens.

Tinipid kasi ang Trinoma. :ohno: Kakainis talaga. Really, they should start upgrading the quality of the materials --- let us start with the banyo tiles.

Kuya, kung tinipid ng Ayala ang Trinoma, pano na lang ang tawag sa ginawa ng MegaWorld sa Eastwood Mall?! Good luck naman. Napakahalatang cheap ng materials na ginamit, lalo na sa exteriors. Ugh!

What for? To judge the crowd based on the pics? :) No need, it's best to go there.

Nice crowd doesn't mean the good-looking, best dressed and rich people but those who are considerate to others, meaning not rowdy. Also, at ATC, you'd find people who are wearing 'pambahay' but still looks clean and presentable. Anyway, I've already mentioned something about this before and I don't wanna be judged again. It's a sensitive topic actually

Yung flow ng tao kasi ang inemmphasize yung design layout nung Annex. They want you to browse around the shops para hindi masyadogn congested ang tao malapit lang sa entry at exit points ng mall.

Tsaka may ugali ang mga mallers na kapag walang masyadong pumupunta sa isang lugar, wala or kakaunti lang ang pumupunta uless they do any activities that would entice them to go there, dadayo yan kahit mejo malayo.

Ayala, SM groups tussle over MRT grand terminal
Friday, June 5, 2009
Source: Darwin G. Amojelar, Manila Times

THE National Economic and Development Authority (NEDA) Board has deferred the approval of the construction of the Grand Central Terminal for the three mass rail transits (MRT) near SM North EDSA as a rival mall operator lobbied to relocate the station close to its area.

Socioeconomic Planning Secretary and NEDA Director-General Ralph Recto said the Department of Transportation and Communications (DOTC) suspended the presentation of the project before the NEDA Board, which President Arroyo chairs.

Recto said Vice President Noli de Castro has proposed to the transport department the transfer of the planned Metro Manila Integrated Rail Terminal (MMIRT) to the empty National Housing Authority (NHA) property near TriNoma Mall, operated by Ayala Land Inc. (ALI).

Earlier, the NEDA Cabinet Committee approved the P777.6 million MMIRT project to be constructed in front of SM North Edsa Annex.

The MMIRT aims to provide a common terminal for easy passenger transfer between Metro Rail Transit Line 3 (MRT 3) and Line 7 (MRT 7), as well as the Light Rail Transit Line 1 (LRT 1), which is being extended from its Monumento terminal.

At the Vice President’s instance, Recto met with Antonio Aquino, ALI president, to discuss the proposal.

Recto told reporters after the closed-door meeting on Wednesday that ALI, however, did not give any indication whether it is willing to spend for a portion of the project.

“Ayala Land did not give any indication to that effect. But, clearly, government will be looking at the alternative location because its near both TriNoma and SM. It will satisfy both malls and be profitable for the NHA. In the end, you’ll have a better Grand Central Terminal,” the NEDA chief said.

Recto said the Vice President’s proposal “is the most pragmatic location for the [Grand] Central Terminal. It is just at the corner of EDSA. But of course, the DOTC will have to decide on it.”

Earlier, the government was courting the SM group to infuse capital into the construction of an elevated grand terminal that would be walking distance to commuters of all lines situated near the intersection of EDSA, North Avenue and West Avenue.

Changing the approved location of the MMIRT, another official of NEDA said, would mean another two to four months of project delay.

The common terminal has a target completion date of May 2010 for the viaduct and expected revenue operation by August 2010. The LRT 1 North Extension Project has an original four stations—Monumento, Balintawak, Rosevelt and North Avenue.

The Balintawak station will provide modal interchange with bus and jeepney services entering Metro Manila from the north via the North Luzon Expressway.

Once the extension is complete, the LRT 1 is expected to serve about 800,000 to 1 million passengers.

The LRT 1 North Extension Pro*ject, which aims to close the EDSA Loop, will need three additional stations from the existing Monumento Station and ending at the North Avenue Station of MRT 3.

^^ OH MY...comparing the interiors of The Block/The Annex to TriNoma...Ceiling Height, lighting, finishing, tiles, over-all impact etc...SM's new buildings are way ahead of TriNoma. Just to give you a better idea, SM the Annex alone cost P1.8 Billion while TriNoma cost P3.5 billion.

Total GLA of SM the Annex is at around 45,000 sq. (GFA 90,000 sq.m.) & Total TriNoma GLA is 195,000 sq. m. It means the cost of SM The Annex is 2 times more expensive per sq. m. than TriNoma. so off course it would have better interiors, just visit the two malls or take pics.

SM Prime completes sale of debt papers
By: Likha C. Cuevas | Manila Times
6 June 2007 | 9:17 AM

SM Prime Holdings Inc. announced that it borrowed money anew through the sale of corporate notes or debt papers that regularly pay buyers a floating rate.

In a statement, the Philippines’ biggest mall developer, said it raised P4 billion through the sale of five-year floating rate notes. The borrowing was arranged by First Metro Investment Corp. with SB Capital Investment Corp. as co-lead arranger.

SM Prime said investors flocked to the debt paper-sale, attracting seven primary institutional lenders.

“The strong response by the market to this financing illustrates the high credit quality of [SM Prime], as well as the local market’s confidence in [the company],” the mall-developer said.

Earlier, the company said it is earmarking P7 billion this year for the construction of new malls and the expansion of existing ones, which include the construction of a planetarium and a science museum inside the SM Mall of Asia in Pasay City and the expansion of SM North Edsa and SM City Pampanga.

The development of the 3,000-square-meter museum and planetarium would require P250 million, with construction expected to finish by year-end.

SM North Edsa’s expansion would cost about P1.8 billion, as the existing Annex building is demolished to give way to a bigger building.

The company recently opened SM City Cebu Annex, raising the mall’s gross floor area by 66 percent to 268,611 square meters, making it SM Prime’s fourth largest mall and the largest in the Visayas area.

I know that some people likes Ayala malls..specially those that are in the upper class...But in here we are talking about the people of the Philippines...
Does anyone here knows the meaning of "masa"...

As we all know.Henry Sy is the richest man in the Philippines with over 30 shopping malls. He also has Condos and hotels...it is because filipino people such as what we call the "masa" prefer to shop in a more people friendly malls such as SM supermalls..

Honestly i love ayala malls, specialy Greenbelt...Greenbelt is famous for its worldclass garden..but when one of my cousins left for USA ^6 years ago..there was still no MOA, but what is surprising is when she went back just last month..She asked me About Moa.And she told me that one of her classmates(americans)told her about a giant mall in the philippines whics the SM Mall of Asia, which explains that SM Giant Malls are famous around the world...me,i feel the competitions between malls.
Last 2005,we were always in Glorieta, landmark or Greenbelt, but in 2006 when The Philippine's 2nd largest mall(MOA) opened we were always there...
And before all people in QC are in SM NOE,but when Trinoma opened it coz a big market competition so SM decided to renovate its oldest mall...now SM is #1 again with 1.7 million visitors on weekends, and 600,000 to 1,100,000 visitors on weekdays, while TriNoma has only about 200,000-300,000 visitors..

As we all Know the SM City North Edsa is the first mall in the philippines. It is the one that started everything...or what we call the shopping tradition in the phil..Ayala was just second for Glorieta.

So ithink that explains everything...That whatever we do,SM Supermalls are the #1 malls in the Philippines..

What sweet revenge are you talking about? Move over SM and Ayala... Wil Mall is here!!!

A 10-storey mall owned by “Wowowee” host Willie Revillame will soon rise in Quezon City.

Revillame, YES! magazine’s most powerful entertainer, said he is investing P500 million to P600 million for the construction of “Wil Theater Mall.” The building is located along Eugenio Lopez Drive, across ABS-CBN's "audience entrance."

The 3,000-square-meter building will house, among others, a basketball gym, spas, and two multi-purpose theaters, one of which will be used for his popular afternoon game show, Revillame said. Also, the mall’s parking area can accommodate 200 vehicles.

“Nandiyan na lahat. Meron theater na pwedeng gamitin para sa premiere night ng mga pelikula ng Star Cinema, pwedeng gamiting concert nila Gary [Valenciano], Martin [Nievera], Kuh [Ledesma], Zsa Zsa [Padilla], lahat ng performers,” he said.

“Maraming negotiations. Marami nang nakikipag-usap sa akin para kumuha na ng mga pwesto,” he added.

Revillame also claimed that the masses, who comprise majority of his fans, will benefit from his mall since it will generate more employment.

Special treatment

He also announced that those who will watch “Wowowee” in the Wil Theater Mall will be given special treatment. An airconditioned waiting area and an elevator going to the studio will be set up for their convenience, according to the host.

“Meron ding TV para ipapalabas ‘yong mga nangyayari…mga events ng ‘Wowowee.’ May kainan na affordable,” he said.

He also plans to construct a bridgeway to connect the mall to the ABS-CBN building.

Revillame hopes that the construction will be finished in 12 to 16 months.

Architects

Wil Theater Mall is designed by Jonathan Gan, who is among the top architects in the country. Jose Aliling is the engineer for construction management while Star Magic head honcho Johnny Manahan serves as theater consultant.

Manahan, also known as "Mr. M," is the director of "Wowowee."

It had its groundbreaking ceremony Wednesday morning, an event attended by ABS-CBN big bosses, President Charo Santos-Concio and television head Cory Vidanes, as well as Revillame’s “Wowowee” female co-hosts.

The Wil Theater Mall is Revillame's first real estate business venture.

In the future, he plans to build a condotel near his mall, targeting Filipinos abroad who fly back to the country to watch Wowowee. He also plans to construct a building to provide a home for street children. With a report from TV Patrol World

Will’s studio-mall complex cost P600 million, not P500 million

Will Revillame corrected during the groundbreaking of the Wil Studio-Mall Complex yesterday that the establishment costs P600 million and not P500 as previously reported.

He also revealed the plan to put a footbridge that will connect the Wil Studio-Mall Complex to ABS-CBN as he agreed with ABS-CBN management. He’s doing this for the convenience of all employees and visitors who want to dine and shop.

He also plans to build a "Will Tower Hotel" that will accommodate TFC subscribers visiting the “Wowowee” show.

In the future, he plans to build a condotel near his mall, targeting Filipinos abroad who fly back to the country to watch Wowowee. He also plans to construct a building to provide a home for street children. With a report from TV Patrol World

maganda idea ng SM north about the "Green and being Green" pero ung execution of concept to design ay medyo nawala. end product looks like a half cook design concept. maybe due to budget contrains or low income generating space.

i hope SM was able to incorporate using recycled water to water all the green areas or the plants species where less of a maintenance to make it more sustainable and more of a green architecture..

design point of view, i think maganda pa din ang greenbelt 3 or 5. the designs are more Classic. i mean it can be still beautiful in 10 to 20yrs, while SM north is more Contemporary and maybe outdated in 5 to 10yrs design wise. Trinoma is like an of shoot of Greenbelt designs medyo small scale lang.
maybe its too early to criticized SM north or its early enough to tell SM to think about its future designs..

but one thing for sure is the best pa din Malls sa pinas...

Patuloy pa rin ang pag-iinstall ng new granite tiles sa Main Mall ng SM City Fairview.

Taken within this week.....

As you can see on the last pic, glass has been installed on the railings of the Main Mall, replacing the steel ones.

Third Floor and only half of the UGF has been installed by these glass railings, but retained the rails and the posts.

Eto experience ko sa trinoma. Pag mag grocery ka sa trinoma siguraduhin mo planado, wag yung biglaan. Ganito kasi nangyari sa akin. Nag park ako sa North Parking. Then after a few hours walking we decided to do the grocery. Eh di sandamakmak ang pinamili namin. Pag labas namin ang layo pala ng lakarin from Landmark Supermarket to the North Parking. ^^ How come you don't know that Greenbelt has Louis Vuitton? It also has Burberry, Bulgari, Gucci, Hermès, Hugo Boss, Jimmy Choo, Marc Jacobs, Prada, Salvatore Ferragamo, DKNY, Escada, Marc by Marc Jacobs, etc etc.

No one says here that our malls is in the world's best shopping malls but it's not impossible to be in the list in the future.

The competition between SM and Ayala is good bec. their malls get better and better. ;)

Honesty, I beg to dissagree. From personal experience, most of our malls are comparable if not better than the best malls around the world.

For SM Malls, what they should really improve are their toilet facilities. I've met many SM executives and it is deplorable how they treat the toilet facilities. It is as though they never use one. When you get to sit down with these guys, you just have to roll your eyes and wonder who put those arcane ideas in their "supposed" bright minds.

Ok.

Where do you study?

And as already mentioned, how are you not aware of the high end boutiques at GB4 and 5? You seem highly doubtful. No offense.

EDIT: I find it funny, too, that you consider our malls inferior to other countries' because they weren't included in a petty list that a bunch of fat, old, white men with beer guts came up with in a boardroom. Ok, maybe not that old or fat, but myopic, nonetheless. Just because these malls are in a list of 'the best malls evahh! yah!' is in no way invincible proof of its veracity. You need to do better than that.

i know ya'll kids are excited to post pics of the SM Fairview revamp... but, i'll be frank... it's unnecessary, It pollutes the thread, it's premature and it doesn't really show anything. let's post pics when the project is about 90% complete. then we can discuss the changes in detail... hindi patchie-patchie....

i already posted some informative stuff that puts some stories to retail design... lets stick to that rather than being a fairview fan-boy :D I can't believe you guys are skipping one of the original renders for The Annex.

Actually nagulat ako dun sa concept nila kasi mas edgy tsaka mas exciting ang design unlike sa puro waves.

Aside from the fact that it was designed in Buenos Aires and New York, Did you know that aircraft technology is applied at SM Hypermarket? See those tubes... they're like this air pressure transporter thingy! when a cashier needs something from the customer service, CS sends in a capsule and goes through this system of pipes then ends up to the cashier that needs it... it works like aircraft toilets. :D

SM wins Retail Asia's Best of the Best Awards
SM wins Retail Asia's Best of the Best Awards (http://www.philstar.com/Article.aspx?articleid=410116)
Updated October 26, 2008 12:00 AM

It was a wonderful way to celebrate one’s 50th Anniversary when SM’s Retail Group received the Best of the Best Award during the recent 2008 Retail Asia-Pacific Top 500 Awards in the Venetian Hotel-Resort in Macau, making it one of the region’s premiere retailers. During the same event, it also won the Gold Award as the Philippines’ top retailer for the fifth straight year in a row.

Spearheaded by Retail Asia, the prestigious Singapore-based magazine five years ago, the Top 500 ranks retailers in 14 Asia-Pacific economies on sales turnover and sales productivity. The ranking continues to highlight companies that have become the movers and shakers in the region’s retail sector.

Drawing from Euromonitor International’s research and analysis of the retail industry around the world, analysts in the 14 Asia-Pacific economies featured did research for the 2008 edition. The latter included Australia, China, Hong Kong, India, Indonesia, Japan, Malaysia, New Zealand, the Philippines, Singapore, South Korea, Taiwan, Thailand, and Vietnam.

The top three retailers from each of the countries in the Asia-Pacific region were awarded Gold, Silver, and Bronze awards during the event and the Best of the Best were selected from the Gold Awardees. Other Best of the Best awardees included Matahari of Indonesia, GCH Retail of Malaysia, and NTUC Fairprice of Singapore. Local retailers cited included Mercury Drug and Rustans, which won the Silver and Bronze awards, respectively for the Philippines.

In a “year that was subjected to an enormous repertoire of ups and downs . . . Asian economies soared to a fifth straight year of growth in 2007,” says Steven H L Goh, executive chairman of Retail Asia. “And Asia’s retail industry prospered and grew. “

“The clear inference is the tremendous resilience, tenacity, and entrepreneurial spirit of Asia-Pacific’s top retailers in coping with market fluctuations,” he adds. “It is also a clear testimony to their strategic and tactical capability in successful retailing – forging the compelling value proposition for their customers and delivering the best possible customer experience at all times.”

“We are happy to celebrate our 50th year as a retailer this year,” says Tessie Sy-Coson, president of SM’s Retail Group. “Our group continues to innovate and reinvent ourselves in an increasingly competitive marketplace. We are still excited about our prospects in the dynamic retail industry.”

Through the opening of new stores, renovations of major stores, and the introduction of new merchandising concepts, SM continues to make shopping at its department store chain an exciting lifestyle experience.

New innovations in store design have been evident at the newly renovated stores at the SM supermalls in North-EDSA, Bacoor, and Megamall. The design at the new Megamall store allows customers to scan merchandise easily and make easy selections, leading to a more rewarding shopping experience. Another major store, SM Cubao, is currently undergoing a major renovation to enhance the shopping experience, and there are similar plans for minor renovations in stores in SM City Fairview and SM City Manila.

The expansion program of the SM malls this year will again provide space to the Department Store and the retail group in the metro and provincial areas. SM City Marikina opened in September, and two other malls in Rosales, Pangasinan in Northern Luzon and Baliwag, Bulacan are expected to open within the year.

SM has 32 department stores, 35 supermarkets, 11 hypermarkets, and about 200 smaller retail stores in formats that serve niche markets. These include 43 appliance centers, 18 home stores, 19 toy superstores, 31 fashion discount stores, 10 sports stores, two baby specialty stores, and five stores showcasing Philippine products.

SM also has 39 ACE Hardware stores, a franchise of US based ACE Hardware, and 175 Watsons stores, a joint venture with the AS Watsons group of Hong Kong.

More growth is also expected in SM’s supermarket business with the expansion of its Save More outlets. Save More, also called Your Neighborhood SM Supermarket, is located outside the SM malls and aimed at bringing SM’s supermarketing experience to more customers. There are currently nine Save More Supermarkets, with four more expected to open within the year.

As SM celebrates its 50th Anniversary as a retailer this year, it approaches this milestone with a new vitality and energy to serve a new generation of shoppers, as well as the many customers that have made it part of their lives.

re: a bit of history of this building. i hope i got my facts right, and i hope you care to read (:))

this building was built by ricardo silverio (70's pa yata) and was supposed to be the headquarters of his businesses (delta motors, then later filman bank, later pilipinas bank). for some reason mr. silverio was unable to finish this and it was bought much later (after years na nakatiwangwang) by the puyat family to be the headquarters of their manila bank. for some reason, di pa rin natapos and manila bank floundered (later bought by china bank). buti na lang may nag-acquire nito na alpha land.

Mabuti structurally stable pa yan anyway I think 25 years naman ata ang minimum guarantee ng structure ng isang building unless really hit by an earthquake, kc nakaexpose nakaexpose na kc yung mga bakal for so long may extensions of floor pa ba yan or just refurbishment works lang.

The eyesore that could

Philippine Daily Inquirer
06/15/2009

By Daxim Lucas

MANILA, Philippines - For three decades, one of the first images of Makati City’s supposedly cosmopolitan skyline that would greet travelers coming from the airport is the hulking eyesore that stood half finished near the Magallanes interchange.

And whether you’re a commuter approaching the commercial center, or a businessman being driven to the central business district, you simply could not escape the sight of that decrepit building at the busy corner of Edsa and Pasong Tamo Extension.

“If you’re a businessman or a tourist who’s just landed in Manila and are traveling from the airport, this is the image of Makati that will greet you,” said Alphaland Corp. president and COO Mario Oreta. “It was such a painful sight to behold and the image lingers with you.”

Until several months ago, the unnamed structure, with its rusty beams and half-baked structure, always seemed to be somebody’s unfinished business.

It was built in the 1970s by a Japanese car distributor to supposedly house offices, a service center and a high-end restaurant.

During the Marcos era, the would-be developer ran short of cash, and was forced to surrender the lot to the Philippine National Bank.

Then in the mid-1980s, it was auctioned off to the Puyat family, in whose ownership it stayed for two decades.

Enter Alphaland Corp.—one of the newest and most aggressive real estate firms in the country—whose chair and CEO Roberto V. Ongpin took an interest in the project in early 2008.

“He asked me one day what I thought of the building, and I said that I thought we could make it work,” Oreta recalls.

Backed by the financial muscle of Alphaland’s partner, British fund Ashmore Investment Ltd., Ongpin, Oreta and the company’s vice chair Eric Recto negotiated long and hard with the Puyat family, agreeing finally on a P1.2-billion acquisition price.

The group borrowed another P1.2 billion from the Development Bank of the Philippines to fund the rehabilitation and completion of the structure—a process that is now practically complete, with only the finishing touches left.

Thus, what would have been one of the city’s first skyscrapers conceived in the 1970s, is now set to become one of its newest.

Dubbed Alphaland Southgate, the project is composed of two structures.

The Southgate Tower is a 20-story, glass-curtained building with 36,000 square meters of office space.

The Southgate Mall, meanwhile, is an 18,000-sq. m., six-story podium that will house retail and casual dining establishments.

And just as one couldn’t miss the eyesore before, one also could not possibly miss the gleaming metallic blue building nowadays, especially with its three-story high LED display screens, one on either side of the building, which are visible from as far as 7 kilometers away.

“This is practically a new building,” Oreta said, explaining that the steel trusses and girders were already encased in concrete when the original builders stopped construction, ensuring that no corrosion would occur.

Despite this, Alphaland hired the services of local and foreign structural engineers to assess the condition of the building before completing its construction
“What they found was that it still meets and surpasses our building standards,” he said..

Oreta pointed out that Alphaland Southgate also boasts of a world-class design by Wong and Ouyang Ltd., the architects of Hong Kong’s premier recreational establishment, the Pacific Place.

The building’s energy requirements are also supported by solar panels and a “green” architectural design, which gives tenants the added benefit of saving power.

For a building that was erected when high technology was still in its infancy, Alphaland also pulled a coup when it secured an accreditation from the Philippine Economic Zone Authority as a business process outsourcing site.

“It is also linked to the Magallanes MRT station, so BPO workers will find this more convenient,” Oreta said.

Admittedly, Alphaland did worry when the global economic slump reached local shores, and one of the first industries to be hit was the real estate sector.

When the project started, the company originally announced that the building would be open for business by the first quarter of 2009.

That timetable has since been moved to August 2009.

Nonetheless, Oreta said he was encouraged by the firm demand from locators.

The mall space is already 80-percent taken, while office space reservations are approaching 50 percent, with negotiations for another large tenant is ongoing.

Don’t think that the company is resting on its laurels, though. Already, it is talking with the owners of a lot directly across Pasong Tamo Extension where it could build an exact duplicate of the Southgate Tower, which will be linked to the present complex via an elevated footbridge.

“All this is good business,” Oreta said. “But more importantly, we’re doing our part to improve the Makati skyline. Where there once was an eyesore, there now stands a gleaming new building.”

re: a bit of history of this building. i hope i got my facts right, and i hope you care to read (:))

this building was built by ricardo silverio (70's pa yata) and was supposed to be the headquarters of his businesses (delta motors, then later filman bank, later pilipinas bank). for some reason mr. silverio was unable to finish this and it was bought much later (after years na nakatiwangwang) by the puyat family to be the headquarters of their manila bank. for some reason, di pa rin natapos and manila bank floundered (later bought by china bank). buti na lang may nag-acquire nito na alpha land.

wait so ito yung lagi kong nakikita na mataas na building na abandonado at di pa tapos?

sayang naman, sana pinanatili nilang di tapos hehe ngayon di na sya unique
