THE GOKONGWEI Group is undertaking a major redevelopment of its flagship shopping mall Robinsons Galleria in Ortigas, aiming not only to modernize the complex but also expand retail space, thereby boosting recurring earnings.

With the redevelopment, gross leasable area in Robinsons Galleria will increase to almost 100,000 square meters from 96,000 square meters while the number of tenants will grow to about 450 from 395, the company said in a statement. Full occupancy is expected by next year.

“The ongoing redevelopment project will further enhance the appeal of our flagship Robinsons Galleria mall, which is an integral component of the first mixed-use development in the area,” said RLC president Frederick Go.

The mall is strategically located at the intersection of Edsa and Ortigas Avenue.

Go said the project was also meant to meet the growing demands of the market, which now includes working moms, employees of business process outsourcing companies and residents from nearby residential condominiums and subdivisions.

“We are increasing space for retail outlets to make Robinsons Galleria more appealing to those who may want to look for a place to go to after work, and also to accommodate new retail players and formats,” he said.

The bulk of the renovation and expansion work would be at the second level, including large areas currently used for parking, which will be developed into the Veranda with restaurants to cater to families during weekends and serve a place for professionals to hang out during weekdays and at night since these will operate beyond mall hours.

Renovation will also result in the creation of the Sports Loop and Jumpstreet – retail specialty zones catering to the active individuals and moms with young children.

Also up for improvement will be the mall’s facade. A new tech lounge and more features will be added to improve access for the disabled. Valet parking may also be offered.

The construction work will take a total of six months with the Sports Loop and Jumpstreet expected to be operational by September while the Veranda will be ready to serve customers by December or January next year.

“All these are meant to give Robinsons Galleria a more refreshing and vibrant feel as we position the mall as the premier destination in the area,” said Go.

(REUTERS) - Big-screen movie company IMAX Corp (IMX.TO) signed a deal with Philippine mall operator SM Prime Holdings Corp (SMPH.PS) to install five digital IMAX theatres in the country.

The three theatres expected to be installed in 2011 and two in 2012 take the total number of IMAX system deals announced year-to-date to 89, compared with 35 in 2009.

"The IMAX theatres serve as a great source of incremental revenue for our business, and we're seeing a growing demand for the IMAX brand as more big Hollywood movies are released in the format," SM Prime's President Hans Sy said in a statement.

The movie operator also said its IMAX DMR (digital re-mastering technology) gross box office worldwide sales rose about 37 percent in the second quarter to about $115 million, compared with a year ago.

Imax shares were up 4 percent at C$13.43 Wednesday morning on the Toronto Stock Exchange.

Big movie screen company Imax Corp. said Wednesday it had reached an agreement to install five more digital projection systems in shopping malls in five cities in the Philippines.

The malls, operated by SM Prime Holdings, are in Las Pinas City, Fort Bonifacio, Davao City, Angeles City and Manila.

The deal follows the success of SM's two existing Imax theaters in Manila and Quezon. SM's current Imax facility in Manila has been the highest grossing screen in the country since it opened.

Three of the theater systems will be installed in 2011 and two in 2012.

Under a previous deal, SM will also open another Imax location in Cebu this month in time for the release of "Inception," starring Leonardo DiCaprio.

Imax said it has announced deals for 89 location installations this year, compared to 35 in all of 2009.

Imax shares were up 89 cents, or 7.3 percent, to $13.14 in midday trading Wednesday.

Napadaan nga kami sa dun sa floor nyan sa Megamall, daming tao, may commotion, may pila, may bouncers! for 5 minutes tiningnan ko yung mga tao sa loob, at tiningnan ko yung tinitingan ng mga tao, nothing unusual? Tapos akala ko may shooting or artistang nag shoshopping, yun pala bagong store yun, we simply brushed it off and walked away.

SM Prime Holdings Corp., the country's largest shopping mall operator and developer, is putting up five more IMAX digital theaters in the country in the next two years.

SM Prime senior vice president Edgar Tejerero said in an interview that the company planned to open an IMAX theater in SM Southmall, Fort Bonifacio and SM Davao next year and in SM Megamall and SM Clark by 2012.

The company opened Thursday an IMAX theater in Cebu, its third in the country. SM Prime chief finance officer Jeffrey Lim said the company spent about P110 million for the 457-seat IMAX theater in Cebu.

The first two IMAX theaters were built in SM Mall of Asia, which opened in 2006, and SM North Edsa last year.

Tejerona an investment in an IMAX theater was eight times bigger compared with the usual cinema. Tejerona said the company was pleased with the performance of the two IMAX theaters, noting that they generate the highest sales whenever a new movie comes out.

Robinsons’ Place eyes new look to draw in young professionals

MANILA, Philippines -- The Gokongwei group is pursuing the next phase of redevelopment of Robinsons Place Manila, the largest mall destination in the city of Manila, as another initiative to boost long-term rental earnings.

In a press statement on Thursday, Robinsons Land Corp. spokesperson Roseann Coscolluela-Villegas said the redevelopment program was intended to give Robinsons Place Manila its first major facelift since opening doors to the public in 1996.

RLC also earlier announced plans to spruce up its flagship Robinsons Galleria mall in Ortigas.

The first two phases of the redevelopment plan were completed last March and resulted in an increase in gross leasable area as well as creating more breathing space for shoppers to stroll around.

Phase 3 redevelopment, which is targeted for completion before the peak shopping season by yearend, will cover the first two levels of the Padre Faura wing and levels 1 to 4 of the Pedro Gil wing.

Aside from giving these areas a new look, the redevelopment also calls for new store formats catering to the growing market of young professionals with steady income growth.

Since Robinsons Place Manila’s location also caters to a captive market of travelers and tourists, RLC also decided to develop a format that will specifically cater to their needs. This includes a one-stop Filipiniana shop of various products ranging from apparel, footwear, furniture, home furnishings souvenir items, regional delicacies, among others. The area shall also be home to an OFW Center.

“We are looking forward to serving a wider demographic-profiled type of market segment, more of the families who are not just residents of Manila but those from as far as Quezon City, as well as balikbayans who want a comfortable and enjoyable shopping experience in a new, fresher and modern Mall this side of Manila,” said RLC's vice president for lease Lourdes Alano.

The mall also aims to attract college students from UP Manila, St. Paul University, De La Salle, St. Scholastica's College, Santa Isabel and other nearby Universities and those that seek to buy signature brands and dine at restaurants.

“With this redevelopment, we’re expecting higher patronage that will benefit our tenants due to the expected increase in foot traffic with better demographic profile,” Alano said.

Alano said the occupancy rate has been projected to reach 100 percent even before the completion of the third phase of the redevelopment, citing the long wait-list of potential tenants awaiting vacant retail space.

“Currently, the mall is reviewing applicants and would like to prioritize those concepts that are new, fresh, preferably those that are not existing in other malls, those that will complement well with its current tenant zoning, and those that can cater to a wider and broader market segment,” said Alano.

- If one were to review archival pictures of the Edsa-Ortigas Avenue area dating back to the late 1980s, one might be hard-pressed to reconcile the images of tracts of undeveloped land to the vibrant hub of commerce and leisure that has since become of that area.

BTW nabasa ko sa mga blogs na FIRST ang SM Cyberzone Fairview sa bagong image ng SM Cyberzone. kasi nagreformat sila. then 30 shops excluding the koisk. plus MAC stores will be there. :). And after 1 year gagamitin na din ng SM Fairview ang main mall atrium para sa Cyberzone launch. Kanina yung mga Cyberzone officials nag inspect na sa Cyberzone

There is an on-going renovation of Landmark Makati. I noticed that they're working on the ceiling and floor.

Also, Makati Cinema Square will undergo renovation soon but I wasn't able to ask when will it start. I'll try to post some photos soon.

Finally! Landmark is undergoing renovation! That mall has very old interiors and exteriors...It really needs renovation!

^^i remember since 2009 pa nagstart (may or june yata) yung renovation sa MCS.. they started replacing the floor tiles and removing those narrow, dilapidated escalators last year.

MANILA, Philippines - SM Prime Holdings Inc., the country’s largest shopping mall operator, has earmarked P5 billion over the next three years to develop a retail complex within the reclaimed 240-hectare South Road Properties (SRP) in Cebu City.

SM Prime president Hans Sy said the company intends to focus on the development of the recently-acquired 28-hectare lot within the SRP. Plans are also underway to acquire an additional five hectares which will require an investment of P1 billion.

The P5-billion investment represents a quarter of the P20-billion spending program that SM Prime has allotted for a mixed-use development project at SRP over a 15-year period.

The shopping center is estimated to have a gross floor area of 250,000 square meters, which would become the biggest retail complex in Visayas and Mindanao. It is targeted for completion in 2012.

Apart from the mall, also being planned are a 60,000-sq.m. convention center as well as hotels and condominium buildings possibly to be constructed under SM Development Corp. (SMDC), the listed middle-income condominium developer of the SM Group.

SM Prime acquired the property for P11,000 per square meter or nearly P3 billion.

SM Prime is spending P12.1 billion this year for the opening of five new malls nationwide and one in China. Slated for opening this year are Calamba, Laguna; Masinag, Antipolo; Tarlac, Novaliches and San Pablo, Laguna which will provide 279,228 square meters in total gross floor area.

The company is scheduled to open its fourth mall in China, SM Suzhou in the fourth quarter of the year. Located in the province of Jiangsu. SM Suzhou will have a GFA of approximately 70,000 sqm.

Two new malls programmed for opening in China in 2011 and 2012 are Chonggqing and Zibo which will add to SM Prime’s three existing malls - SM Xiamen, Jinjiang, and Chengdu.

SM Prime is targeting to put up two malls each year in China to bring the total number of malls in the mainland to 10 by 2014 as it seeks to take its malls overseas public.

By end this year, SM Prime expects to have a total of 41 malls with total gross floor area of 4.5 to 4.8 million square meters. Its malls currently have a foot traffic of over 2.5 million per day.

For next year, SM Prime will start building malls in General Santos City, Commonwealth Avenue in Quezon City, Lanang (second mall in Davao City) and its second mall in Cebu to be located in La Consolacion, South Reclamation project.

THE SM mall chain’s retail arm has opened a “one-stop” religious store for church needs as well as individual devotions, with profits to be turned over to the Roman Catholic Archdiocese of Manila.

In a statement, SM Retail, Inc. said the new store is a tie-up with newly established religious foundation Liturgica, initiated by Felicidad T. Sy, wife of mall and banking magnate Henry Sy.

The Liturgica store, which occupies the space that used to host a chapel at the fifth level of SM Megamall in Ortigas Center, is divided into five sections: Rogate, San Jose, Priest Robes and Vestments, Vitre Artus, and Books.

“Rogate,” which means to pray, has religious images as well as medals, rosaries, and devotional prayers, while San Jose offers sacred vessels used during Mass.

Robes and vestments for sale are made by the nuns of Talleres de Nazareth. The store also sells religious books.

The “Vitre Artus” section has altars and retablos, stained glass art, water fonts, candle stands, lecterns, and church furniture such as pews.

The store can also be consulted for religious space planning and design, as well as restoration and conservation of stained glass windows for churches.

I was a little disappointed with Fairview's Cyberzone... from the outside I thought it was kind of bland maybe because it lacks murals or something visually dazzling, but that can be improved soon.

on the bright side, they did an excellent job at maximizing space. They were able to create space for at least 20 Cyberzone tenants... this rezoning gave SM Fairview additional space for another 20 new tenants scattered across the original complex without needing to build another expansion

That shows how big floor areas were allocated for tenants for malls designed in the 90s...

matagal-tagal din bago nagka Cyberzone ang SM Fairview.. hopefully SM Iloilo will follow soon... since 2008, they started relocating some "tech and gadget" tenants in one zone at the 2nd level kaso nakabalandra pa sa gitna facing the atrium yung Max's Restaurant and its the only food tenant left in that zone.

tenants: smaller floor area = lesser cost on lease / sq.m
SM: increased number of tenants = bigger income from lease without spending much on expansion or new building.

Wow... so much love for SM Fairview ah! :lol:

I was a little disappointed with Fairview's Cyberzone... from the outside I thought it was kind of bland maybe because it lacks murals or something visually dazzling, but that can be improved soon.

on the bright side, they did an excellent job at maximizing space. They were able to create space for at least 20 Cyberzone tenants... this rezoning gave SM Fairview additional space for another 20 new tenants scattered across the original complex without needing to build another expansion

That shows how big floor areas were allocated for tenants for malls designed in the 90s...
30 shops, excluding the kiosks...

Yup I was there just a week ago and there were a few areas that were already bordered up. However that centre section was still operating. A week after it was all gone.

Actually, 'di s'ya tago. It's bounded by 3 famous streets and 2 alleys (Pedro Gil, Padre Faura and Adriatico all of which are being visited by tourist plus Sta. Monica and I forgot the name of the other one). It's one of my favorite malls.

Wild guess: it's a watered-down version of Guess. :? A Bench/Penshoppe competitor.. Aimed at teens or young adults. Another is that they did not create branches on more popular, higher-end malls like SM North Eda, SM MOA or Trinoma (Not the really high-end malls like Powerplant or Podium).

these days, its normal to see companies or business that used to offer "luxury" or "classy" products or services shift or deviate from their business model in order to survive. kumbaga sa hirap ng buhay ngayon, kelangan na talaga magpaka-cheap just to earn money in these trying times. :lol:

It's definitely a lot cheaper than Guess, but it's not going to be a Bench or Penshoppe competitor by any means. The prices are still double those of Bench's or Penshoppe's (at 40-70 USD for a pair of jeans even without the inflated pricing of our retailers). They are still catering to a market higher than that of Bench or Penshoppe. :P

Forever21 has some nice pieces that's really affordable... as in really affordable! items in their store are priced P2,500 ...get this... and below!

Looking at the list of their pioneer stores, It looks like they're targeting Malls with huge student populations. and if their stores would really look like the ones in the picture, that would be a very welcome addition the lucky pioneer malls. :)

but i'm afraid they might localize it (like Candies, Von Dutch, Guess, Girbaud and Mossimo) meaning they only carry the international brand yet the merchandising and products are done locally (yes guys... locally!). but... we'll just have to wait and see. :)

in fairness to Guess, they are the only premium brand to have presence even in malls that we don't usually call "high end"

i went to sm fairview and there are lots of renovations undergoing on its exterior and interior. one of the best sm i've visited. it looks very high end especially now after all that renovations you'll feel that you are not in sm. its interior definitely more beautiful than trinoma, gateway, sm megamall, rockwell powerplant mall. and it's definitely one of the coldest mall i've visited you're like in winter wonderland. i want sm fairview to remove story land and make the cyberzone occupy that space. i heard that it's the second highest grossing sm, second to sm north.

Let me defend Fairview. When Christmas and other season SM Fairview ay isa sa mga mabentang malls. Kasing taas ng sales ng Big 3. And siguro yung sa SM Fairview pwedeng irenovate lang ang Guess or pwedeng new store kasi madami ding mapapaalis sa Annex 1

Pero i think yung sa may Ayala Mall it can be near the Coke Plant or Infront of SM and beside Robinsons (The former radio station)

it's like a half-major renovation because they are keeping the flooring from the last update... it's their flagship project, they should level up lalo na ang competition ngayon is SM vs SM.

No major changes in SM North yet except the the uppermost floor. I like it, reminds me of the new Annex. In SM's Department Store naman, wala pa talagang major renovation. Well, there are a few areas that have been renovated (as you can see in cq40's photos). However, there is still a LOT of work to be done as far as major renovation is concerned. Bakit kaya ang bagal ng renovation sa SM North?

Syempre di makakapagmajor renovation ang SM North Edsa dahil sayang ang kita. It's considered as the highest earning SM mall, so malamang kung isasarado nila for major renovation eh malulugi sila, considering that the mall gives the company with almost 10+% of their total earnings. Just my opinion! :)

G by Guess. para nga syang mababang version ng Guess.

Dapat nasa list ang Powerplant, Glorietta, Greenbelt, Trinoma, Megamall, Mall of Asia and SM North Edsa.

Parang naligaw lang ang Rob-Galleria eh. Kumbaga, they situated those G by Guess at provincial and not that high end malls. (SM Fairview, Tarlac, Rob-Laoag, SM Marilao)

I agree. And in defense of alexcerado, wag masyado sensitive, mostly low-end malls naman talaga nasa province except for a few like Ayala Cebu and Marquee Mall for example. It's something that we should not be sensitive about, we're not in Japan where even the small cities have a Louis Vuitton store.

Speaking of Louis Vuitton, I'm no person up-to-date with the Manila luxury scene but with the temporary move to GB5 I think LV is gearing up for a bigger retail space in Makati, perhaps to compete with the huge Hermes store? Hmmm, does anyone know?

I believe it has to do with how cheap things still are in the provinces. with high paying jobs coming to the provinces, naturally those in the provinces might have more disposable income than those in the Metro. A decent housing would usually cost about twice the price if you are in the Metro compared to a similar housing in the province. And it is given that the cost of food and other basic necessities are higher in the Metro than it is in the provinces.

A Php5,000 salary difference would still translate to a better quality of life in the province than in the Metro.

However, these trends are fairly recent, and these are already being taken advantage by retailers.

As long as you look presentable and dress nicely, you can come inside the mall. As with the (real) jejemons, I doubt if the guards will let them in. Sad and sorry to say, that's the reality in some of our malls & public places.

That's true. At Metrowalk Ortigas, there's a bar that prohibits guests in slippers.

Very very nice ang movie house sa resort world, yun lang its much expensive compare to even say greenbelt but worth it. Also not everyone can enter resort world, mahigpit ang security dun. I once tried to enter wearing flipflops di ako pinapasok even if its not the cheap type of flops that i was wearing. Mabuti na ren yun para may exclusivity ang place. Look at some sm malls guards let everyone in pati mga batang kalye na naka paa pwede pumasok tapos nanghihingi ng pagkain sa mga customer sa loob ng fastfood restos. Yung sm manila marami ng stores ang nag sara, its like every tme i go there may store ang sarado na. Puno kasi nga mga jejemon at mga kanto boy ang pumapasok dun, yung mga nagpapalamig lang kaya walang bumibili sa mga tindahan dun kaya nag sasara.

IMO, hindi pa rin ako nagagandahan sa NOE, kahit sa Annex.

And, I prefer shopping at Trinoma than at NOE.

Mas mura ba crabs ng Capiz than crabs ng Palawan? If I remember it right, 200/kg ang Alimango in Palawan last Oct2009 when I went there.

^^mas mahal, it costs around P400-P500/kg (price depends on the "sex" of the crab and season :)).. these crabs are cultured thus mas matataba and malalaki.

as expected, the price doubles when it gets to manila.

^^ just a kilometer away from this complex is a big colony of slums located in Pasong Tamo Extension and Lawton Avenue, plus the usual poor neighborhoods in the boundaries of Maga and Pasay, and all the way around the 3 airport terminals.. They should get rid of those slums or else maraming tourists mananakawan jan..

So far, the 10,000 +++ tourists (local and foreign) are enjoying Resorts World Manila and are safe. No reported theft or crime. How could you be so negative ?
