My musical romance with SM
LIVING ALIVE By Dero Pedero (The Philippine Star)
Editor’s note: Most of our readers might be more familiar with composer Dero Pedero’s previous name, Nonong Pedero, which he changed when a New York guru who was an “expert in sound vibrations and how they affect life” told him his name was a “double negative” (no-no). New name notwithstanding, everybody definitely has heard a song or two of his (including the Metro Pop winners Narito Ako, Umiibig in 1978, Isang Mundo, Isang Awit in 1980, and the theme songs for Bb. Pilipinas and Miss Earth). But as Dero puts it, his most famous composition is the SM jingle.
It was in the very early 1980s, over a quarter of a century ago. A time when there were no cell phones yet (just pagers), no Internet, no personal computers, no water-purifying stations. There was television though (lots of it!) and the must-have video machine was the Betamax (an earlier videotape format that has been phased out). Large, seven-inch open-reel tapes and audiotape cassettes ruled the recording world (there were no CDs and DVDs yet!). The term “digital” was talked about in music and recording circles but it still sounded futuristic and so remote. Advertising in the Philippines was booming and the economy showed bright promise.
I was lucky to have been part of that steaming scene that many people regard as Philippine advertising’s golden era. After having a memorable stint with my college singing group, The CAFA Singers, in Your Evening with Pilita, and with The Gentle Rain (one of the Philippines’ first boy groups) with Anthony Castelo and Boy Camara in Nelda Navarro’s Nelda at the Hilton, we were tapped by J. Walter Thompson’s illustrious commercial producer Evelyn Rivera to sing the local jingle versions of Pepsi-Cola’s “Our taste is Pepsi” campaign. We sang that jingle in different musical styles and arrangements for every major Philippine dialect.
Perhaps sensing my musical potential, Evelyn got me to start writing jingles, which I soon found enjoyable and rewarding. I went on to compose the advertising music for Philips lamps, Colgate (starred in by superstar Nora Aunor), Vicks Cough Drops (sung by a super-talented singer, Amapola, who’s now based in California), the soundtracks for the glamorous Camay series (featuring the beauteous Maritess Revilla), Ladies’ Choice, Close Up (that era’s heartthrob Gabby Concepcion was the ad’s lead), the Superwheel series (which featured veteran movie actress Lily Miraflor and was written by then JWT’s top copywriter Edd Fuentes), Magnolia, Rexona, Sustagen, Ovaltine, and many more. Working in the fast-paced musical section of advertising was challenging and demanding but it also gave me the opportunity to meet and work with such advertising legends as JJ Calero, Totoy Avellana, Miniong Ordonez, Yoly Ong and many others.
A JINGLE TO EMBODY SHOEMART
A couple of years previously, Leah Navarro and I won the grand prize at the Metro Manila Popular Song Festival with the song Isang Mundo, Isang Awit (yes, the one that goes, “Je t’aime, tea mo, I love you”). The feeling of winning took some time to wear off and one fateful day, I got a phone call from Marilyn Pascual, then creative group head of CA Lintas Advertising. She said they wanted to meet me to discuss a jingle to help promote the popularity and drum up the sales of Shoemart, which was already a well-established name with its main store in downtown Manila and a newly opened, bigger and more modern Makati branch.
The Shoemart owners obviously believed in the importance of music in advertising. With music, it is easier to catch the attention of customers and touch their emotions, and whatever sales pitch you have is more easily remembered (you think we would memorize our ABC’s easily if we were not taught to sing them?). I went to the meeting to be briefed on the requirements and specifications for the jingle.
The production team, after many brainstorming sessions with the client, wanted the Shoemart jingle to be melodious, sweeping, lilting and uplifting. It had to sound new, fresh and unique — meaning it must not sound like any jingle ever aired before. It had to be likable, pleasant to the ear, and easily sung. It had to musically convey a sense of bigness and grandness to signify the spaciousness of the floors of their stores. And most important of all, it had to be memorable. I had to pause to take a deep breath; in my years of composing advertising music, I never encountered such a tall order.
No surprise there, since this was a retail giant whose battle cry was “We’ve got it all!” They claimed they had it all and so, naturally, they wanted it all. I went to my piano to explore the corners of my mind for possible melodies to embody the Shoemart personality and philosophy. As you see, music is a trial-and-error thing. Sometimes you hit it in one try; sometimes you have to keep on trying. I was amazed at how effortlessly the suggested lyrics fell into place and became beautifully interwoven with the melody that evolved. I felt that the music was fresh, melodious, and simple enough to hum and remember.
It was happy, lilting, likable and pleasant to the ear. And for me, it was unique enough (meaning it didn’t sound like any jingle aired before). But my problem was how to musically express Shoemart’s bigness, grandness and spaciousness.
I then recorded a rough presentation (a jingle study, in advertising parlance) at a recording studio. The vocals were done by Leo Valdez, then a budding romantic balladeer, Diane Velasco, a Fil-Am soprano from the UP Concert Chorus, and me. We sounded like a full chorus because we dubbed our voices on five tracks (a recording trick to thicken the sound). The recording session went on very well and we were very happy with the results. Playing with the recording mixer’s knobs, I found out that adding cavernous echo and reverb to the sound gave the feeling of spaciousness which the client wanted. For the grandness, I added the pompous, heralding sound of the tympani (more commonly known as kettle drums). Those booming drum sounds became part of the signature Shoemart sound.
The advertising agency liked the jingle on first hearing. They presented it to the client along with the other advertising collaterals and everything was a go. The jingle study sounded so full and complete, all we had to do was to add the violins for the final soundtrack. The most heartwarming thing was that the client and the agency had the jingle aired on radio and TV without any talkies! When a commercial is aired without an announcer, that’s the biggest compliment a jingle and its composer can ever get.
SPECTACULAR GROWTH
Through the years, SM Shoemart grew by leaps and bounds. The first jingle’s lyrics included: “We’ve got it all! Shoes and bags and quality things, gifts and toys and everything.” When Shoemart became bigger (and they were into more things other than shoes) their corporate name became SM. We had to do a new version of the jingle that went: “We’ve got it all! Lots of excitement, bargains and fun, shopping convenience for everyone.”
When SM City in North EDSA opened in 1985, I was commissioned to do an instrumental soundtrack to trumpet the high-tech “city” ambience. After SM Megamall opened in 1991, we had to re-record the jingle with Dea Sto. Domingo and Robert Rosas singing with me, this time with a marked change in the tagline from “We’ve got it all!” to “We’ve got it all for you!” Adding the words “for you” gave importance to the shopper, the consumer — a brilliant marketing move!
I was so elated by the trust SM had in my music. Top SM executive . Tessie Sy-Coson, working very closely with Lito Abano, who was SM’s creative head, directed us to do more jingles. We did a very melodious and touching “Every time I come to you” jingle for SM, and a “super-shopping” SM Hypermarket jingle. If you hear the instrumental version with the sleigh bells and Christmas chimes while doing your holiday shopping, well, I did that one, too.
THE MAN BEHIND IT ALL
I have always admired people who achieve great things. Mega businessman Henry Sy to me is the penultimate achiever. He was able to turn his dreams and visions into reality — helping people, giving jobs, energizing the economy, improving lives of countless Filipinos. It is truly mind-boggling how he was able to make Shoemart grow phenomenally from one downtown store into the ever-growing and unparalleled SM Supermalls, build up BDO Banco de Oro into the banking giant it has become, make a remarkable splash in the competitive real estate business, etc. He must have been born with a mano de oro (hand of gold) because everything he touches turns into gold.
You can imagine how excited I was when I finally met Henry Sy a few years back at artist Juvenal Sanso’s opening exhibit at SM’s luxury mall, The Podium. He seemed so simple and uncomplicated, so humble, so kind, and so amiable. I introduced myself as the guy who wrote the SM jingle and he cordially replied, “You should sit down and do one again soon.”
As I shook his hand I was praying that a little of his touch of gold would rub off on me. Then maybe I, too, could have it all.

thescene October 27th, 2010, 01:46 AM So if The SM Foodcourt in Southmall Occupies the 2nd floor,so this means the Basement which is formerly occupies the Foodcourt will be renovated into the Extension of SM Department store?
And what is the other side of Foodcourt 2nd floor? do you know Arena (Sports Chain Store) which is now gone at Southmall, well is it renovated?
And is SM Southmall still in Renovation?
I'm quite interested to see what they will be doing with the basement considering that they moved the department store to another location within the ground floor. It looks like the space formerly occupied by the department store will made a row of small stores.

Ady001 October 29th, 2010, 11:34 PM In feng shui, 168 is lucky daw.
From geomancer, Lillian Too:
"The combination of the numbers 1, 6 and 8 is thus regarded as the most auspicious combination of all, especially if your KUA number is any of these three numbers. When people with KUA numbers 1, 6 and 8 work or live together, and they activate
the combination of these three numbers, the luck of prosperity and balance are sure to be evident. Good fortune reigns effortlessly and seamlessly.
In mandarin, the numbers 168 means the “road of prosperity” or “to be prosperous together”. The Chinese consider this one of the luckiest set of numbers. It used to be incorporated into many business names and is today much favoured by anyone knowledgeable about the power of this combination."

thethirtysixth November 4th, 2010, 02:51 PM SM property arm eyeing three projects in China, sees P4B in profits for the year
SM Development Corp., the property development arm of the Sy mall and banking conglomerate, wants to expand operations in China.
An uptick in demand and the continuous launching of local projects will meanwhile allow the property developer to post P4 billion in net income this year, executives said yesterday.
SM Development will use P11.7 billion in fresh capital from its one-for-three stock rights offering to acquire more land, bankroll existing projects, and expand in China.
The firm yesterday listed 1.83 billion common shares in the local bourse, representing the fully subscribed shares in the rights offer from Oct. 18 to 22, priced at P6.38 per share.
“Proceeds of the stock rights offering will be used mostly for [the] purchase of new lands and construction of all our new buildings and probably some overseas expansion,” Henry C. Sy, Jr., vice-chairman and chief executive of SM Development, told reporters after the company’s listing ceremony in Makati.
“Initially, the company will receive 50% of the total proceeds from the offer equivalent to P5.8 billion, and the other 50% on or before end of May 2011,” SM Development said in a disclosure.
New projects will be built in the Philippines and abroad, officials said.
SM Development has lined up 10 projects next year worth P18 billion to P20 billion.
“[SM Development] always wants to be where SM Malls are for the convenience of our buyers. We will use this formula here and in China,” Mr. Sy said.
SM Development will build residential buildings in its two-hectare property in Xiamen and a four-hectare lot in Jinjiang. The company will spend about two billion to three billion renminbi for the two projects.
“We are already in a stage where we are finalizing [plans]. I am sure next year there will be some construction going on,” Mr. Sy said.
He added SM Development would set up a subsidiary to operate in China.
In the Philippines, the property developer still has land in Cebu, Davao, Tagaytay, and Baguio City.
Meanwhile, the firm’s newest brand, M Place (formerly My Place), which targets young professionals like business process outsourcing employees, will launch more projects next year.
There will be three more projects next year, Rosaline Y. Qua, chief operating officer of SM Development, told reporters.
New M Place condominium buildings might also be built near SM Fairview, Visayas Avenue, and Mindanao Avenue in Quezon City as well as Ortigas Center in Pasig.
Ms. Qua said that for the entire year, SM Development was eyeing P21.5 billion in sales. This will rise to P23 billion to P24 billion next year. Net income is expected to reach P4 billion this year, up by 48% from last year.
Prior to the stock rights offering, SM Development had 5.5 billion issued and outstanding common shares.
The second rights offer is “a clear manifestation of trust and confidence investors and other stakeholders have on the positive prospects of the company,” Mr. Sy said.
In January, the property developer raised some P5 billion from its first stock rights offer. In May, the property developer secured P10 billion from three- and five-year corporate notes.
At end-September, the property developer had 13 residential projects in the market. An upcoming project is Blue Residences at Loyola Heights in Quezon City.
“The market has rewarded SM Development’s sound corporate fundamentals as its market capitalization almost tripled to P65.59 billion as of Nov. 2, compared with P21.71 billion as of end of last year,” Philippine Stock Exchange Chairman Hans B. Sicat said in yesterday’s listing ceremony.
SM Development was incorporated as Ayala Fund, Inc. in 1974 before the SM Group of Companies took majority ownership of the company in 1986.

Hahahahaha, I knew sales in malls this year was bad but this is crazy hahaha.
The only malls I know where people go and actually buy are the malls in divisoria area, particularly all the phases of 168 mall and the newly opened puregold mall. I was there yesterday and I could count people walking around without any shopping bag. It was so crowded even on weekdays. Napaka positive ng aura ng place, it could have been better theyre all selling local goods and not chinese made products. But then how can you beat a 150 pesos abercombie fitch printed shirt or that 200 peso lacoste collared tops. I myself bought 6 coz I saw the same items at virramall tiangge for twice the price. I also bought several sling bags marked Nike (fake of cors) for P50 which i intend to give away. I also got to try those ipad knockoff which has android os built-in for 3k only. Grabe and a laptop with intel n280 for 2,500 pesos.
Bosnyboy December 17th, 2010, 03:08 AM Finally a bridge to connect trinoma and sm north. Thank God!!!! and no more playing with death while trying to cross the street between the two malls. Now if only LRT1 finishes its grand central station in front of sm annex.

I too was there in 168 yesterday and I can totally concur! I was expecting it to be so crowded and chaotic but the aura was indeed quite nice. Despite the tiange style, the mall was brightly lit, there were cleaning staff working around the clock ensuring that debris in the walkway (i.e. styrofoams, plastics, etc) are cleared, and despite the numerous number of peeps, it didn't feel so congested or stuffy. And the cheap products, oh dear god! I'm not an avid shopper myself (was there really to scout the place for the first time cuz of my Cityplace investment) but I couldn't help myself go buy lots of stuff. The haggling was quite fun too. Malls rarely impress me, but this one did! :okay:

alexcerado December 22nd, 2010, 09:57 AM Tantoco honored as the ‘Father of Luxury Retailing’
By Alex Y. Vergara
Philippine Daily InquirerDateFirst Posted 22:05:00 12/17/2010
He is honored by colleagues for ‘shaping the country’s taste and style’
FOR FORMER Ambassador Bienvenido Tantoco Sr.’s trailblazing contributions to the local retail industry, the patriarch and chair of Rustan Commercial Corp. (RCC) was recently honored by the Philippine Retailers’ Association (PRA) with the PRA President’s award.
Dubbed as the “Father of Luxury Retailing,” Tantoco, with his late wife Gliceria Rustia Tantoco, is credited for introducing Filipino shoppers to new levels of “beauty, quality and sophistication” with the opening of the first Rustan’s department store on San Marcelino Street in Manila almost 60 years ago.
PRA handed out a number of awards to outstanding members, including The French Baker, Goldilocks, Our Home, Toy Kingdom, Memo, Flawless, Leona’s and Bench Body, during its 14th annual search for outstanding Filipino retailers, held at the grand ballroom of Crowne Plaza.
Organizers also cited a number of outstanding regional and Metro Manila-based shopping centers such as Eastwood Mall, Greenbelt 5, SM North Edsa, Island City Mall and Robinson’s Tacloban.
President Aquino, the evening’s keynote speaker, and PRA President and Golden ABC CEO Bernie Liu, presented the award to Tantoco.
“The man we pay tribute to tonight is instrumental in shaping the country’s taste and style,” said Liu. “He, together with his wife, would travel the world and get the best of what it has to offer, and present them to the country’s lifestyle icons and the rest of us Filipinos who appreciate beauty and sophistication.”
Through the couple’s pioneering efforts, the country has come to know about luxury retailing and its essence, which is both an “elegant and glittering” experience, Liu added.
PRA also cited Tantoco for giving Filipino artisans and manufacturers a platform to showcase their world-class products alongside the best in the world.
The Tantoco family, through the ambassador’s children and grandchildren, has kept the tradition alive by updating and continuously improving on the concept of luxury shopping.
Rustan’s San Marcelino store may just be a memory, but in its place is a chain of luxury department stores with a nationwide presence.
The family, through Stores Specialists Inc., a spin-off company, took the concept to the next level with the opening of independent boutiques housing such global and iconic brands as Gucci, Prada, Marc Jacobs, Salvatore Ferragamo, Bottega Veneta, Tod’s, Zara, Gap and Banana Republic, among others.
Hypermart concept
With the opening of the first Shopwise store more than a decade ago, the family is also responsible for introducing the hypermart concept in the country.
The ambassador was accompanied by children Nedy and Bienvenido Tantoco Jr., RCC president and director, respectively, and grandchildren Donnie Tantoco and Anton Huang.
“It’s a great honor to be among a gathering of the best and the brightest in Philippine retailing,” said Tantoco in a speech read by son Bienvenido Jr. “As I go through my life’s work, I count this as one of the most gratifying tributes I have been given.”
The history of luxury retailing in the Philippines is closely intertwined with Rustan’s history, he added. In France, for example, the Philippines has earned a special mention in the Christian Dior museum.
Thanks to Rustan’s efforts, the country was the first outside France to be granted a license to sell Christian Dior products. We were even ahead of such giants as Japan and the US.
“This was due in large part through the efforts of the ‘Mother of Philippine luxury retailing,’ my beloved wife Gliceria Rustia Tantoco,” said Tantoco. “I mention this story because it epitomizes the Filipino as world class.”
As one of the world’s most discriminating consumers, the Filipino is inherently discerning and fashionable, he said. Tantoco also expressed his elation at seeing his children and grandchildren continue what he and his wife started.
“Be it in the form of department stores, supermarkets, coffee shop chains, specialty stores, flower shops and others, what I’ve learned to be the most important success in business is quite simple: Live honorably, treat every employee and consumer fairly and squarely, and serve others,” Tantoco added.
For his part, President Aquino congratulated Tantoco for his latest feat as well as his past achievements. Rustan’s, he said, has transformed the luxury retail industry in the Philippines, which has evolved from the days of Aguinaldo’s, La Estrella del Norte and Oceanic, three leading luxury department stores on Escolta Street in pre-war Manila.
The President also congratulated this year’s winners and commended the retail industry for its contributions to the economy and firm commitment to provide Filipinos with a pleasant shopping experience.
“Shopping, as my sister has often said, is important to all of us,” he said, eliciting laughter from his audience. “Some people call it our national pastime. But your contributions don’t end there. You seem to be making everyone happy as well, as recent data showed that Philippine retailing has been a major contributor to the national economy’s growth.”
In the third quarter of 2010, the retail subsector posted a 40.1-percent growth in its gross value added, he said. This resulted in the trade industry, which is also made up of the wholesale subsector, to post a double-digit growth of almost 12 percent.

wala lang, SM did a great job in complimenting trinoma's design when they did their half of that footbridge...
anyways,
@pinoyako. It's nice too see you get inspired by today's malls, but... i'd rather see something unique than having to rip-off an SM layout. :)
we'd be excited to see you share your all-original design soon. being a mall-rat, you must know a thing or two on designing effective and aesthetically pleasing retail space. :)

Not until you see Trinoma and Greenbelt with gardens, restaurants and coffee shops on the rooftop.
Kamionek January 2nd, 2011, 10:16 PM Agreed. But the Greenbelt 'shopping experience' is for the 'gated community' clientele of which there is quite a large concentration in Makati. Catering mainly for expats, wealthy Americans, corrupt politicians (that's almost every politician), high class prostitutes, so called 'celebrities' and other social undesirables, albeit ones who are warmly welcomed there for purposes of financial profit.
But what about an original, unique and beautifully designed mall in Manila for the general population - do they only deserve such bland and boring shopping centres?

:ohno:
Can you tell me what mall is original and unique for over a hundred thousand around the world?
richard24 January 3rd, 2011, 05:02 AM I go there to shop, so I don't really care much about how the mall looks like from the outside. As long as it has everything I need, and if you actually go there, they aren't that boring and bland at all. Case in point is the Shangri-la Plaza, it has a horrid exterior, but the shops inside cater to mostly the A and B sectors (mostly residents of Pasig-Mandaluyong-San Juan and Eastern Metro). Because the real A and B people don't give an eff about the mall, they only care about the shops inside. Another case in point is Trinoma which looks like a factory from outside but looks good inside especially the garden areas.
For a more general B-C mall, you have the likes of Trinoma and Glorietta, the former undergoing some interior works and the latter rebuilding half of the mall. They may look "boring and bland" but these places are actually great, its nice to experience these places once in a while. Even the SM malls posted above are good. The shops at those SM Malls are almost the same as the ones in other malls, and trust me, its far from "boring and bland" especially if you have money.
My point is, majority of people here in Manila don't really care about the looks of the mall from the outside, most people though are very particular about the shops. Example is Megamall, which is getting a lot of the B crowd lately (even some A) especially with a fully packed Cyberzone, F21, etc, which you can't find in Ayala malls. But even with that, Megamall still remains the most packed mall in that part of town, with customers ranging from A-C/D.

Are you really from Warsaw? Sorry no spectacular malls in your city. Lovely city but no malls in the caliber of Manila shopping centers. And who says Greenbelt is for the clientele you mentioned above. Open your eyes and take a good look when you next visit the place. Ignoramus.
derf January 3rd, 2011, 11:40 AM Kamionek's observations are quite way off. I dont know how he got the idea that greenbelt is for the "gated community" people. Keep your cool zephyr..

I for one am not an expat, wealthy American, corrupt politician, high class prostitute nor so called "celebrity" but I am a regular Greenbelt patron and I do feel warmly welcomed there everytime I visit even if I don't spend for anything.
Kamionek January 3rd, 2011, 01:15 PM Let me tell you. I am no tourist. I lived in abject poverty in your city
on Angel Linao Street for over 6 months and so I know Manila very well.
In Warsaw we have for example, Zlote Tarasy shopping mall which is unique without being elitist.
Where I am presently there is Selfridges Bullring in Birmingham, UK.
Nicely designed, unique and original. You will not find any similar mall
in any other city around the world. Furthermore, it is not elitist and caters for the general population (rich or poor). Selfridges Birmningham was built in a previously neglected area.
Greenbelt is quite nicely designed but is falsely elitist charging,
customers, for example, a fortune for a cup of coffee. It caters
mainly for the gated community who don't give a f*** about urban regeneration outside their pleasantly secluded 'residential complexes'.
My point is that no decent malls are built in less prosperous
parts of Manila such as Paco, that would help regenerate such
neglected areas. Probably the nearest mall to Paco is Robinsons is truly dreadful (outside or in).
Just because these areas are poor does not mean we continue
pissing on them and neglecting them.
richard24 January 3rd, 2011, 01:26 PM ^^ Robinsons? which one, Otis or Maniila? Robinsons Place Manila is pretty nice especially the new Midtown wing. They're also undergoing interior renovations now, and the one in Otis opened just a few years back. Its a pretty decent community mall, been there a few times for meetings.

I think you're just being too negative now dude. Importante merong malls,d apat nga palitan na lahat ng wet market sa pilipinas ng mas modernong malls, even just with ground level.
diz January 4th, 2011, 04:15 AM coming from a guy whose people, whether England or Poland, practiced feudalism for centuries. I've been to Manila. everyone seems to be welcomed in the malls... granted they wear clothing.
cq40 January 4th, 2011, 06:57 AM Guys let's respect each other's opinion.
Kamionek's right in a different point of view, hence no poor (or very little) will walk by Greenbelt 5 as it is maily catered to a specific kind of market. I think he's just putting all the malls altogether, like only a handful of Philippine malls really has that uniqueness compared to other generic (SM) malls he's talking about which is quite plain, boxy, tiresome and they are everywhere.
I actually browsed a few books about malls and malls from other countries are quite different from the malls that we have right now, and the book is quite dated, say 2 years ago, and what we have is quite plain and simple while they have great looking designs like the West Edmonton Mall in Canada or the Siam Paragon in bangkok..
However, it's just common sense why greenbelt type of malls are not build near slum areas of the metro, it's just plain common sense.

Try building a Greenbelt-level mall with tenants like LV, Gucci and Hermes in a place like Paco, in the first place the economic pre-requisites to build such are not present. Sinong sira-ulong businessman ang magtatapon ng pera sa ganon diba? Same point as @cq40 hehe
alexcerado January 4th, 2011, 12:29 PM What the hell is with the design of the mall? :|
If there's a mall, and I have money, I'll buy anything that I want. And else, I went there to shop for clothes, eat at restos or watch at the cinemas, AND NOT TO BUY THE DESIGNS of THE MALL.
Kamionek January 4th, 2011, 01:01 PM Below I have listed the 'intellectually persuasive' arguments that you have all put forward so far. We can deduce from your reasoning that:
1. Manila is beyond criticism and I should never be critical or feel negative about it because the things that go on here are wonderful. (I'm from a society that used to be feudalist so I definetly have no right to make critical comments).
2. The main purpose of malls is to replace wet markets and we should be grateful for that.
3. I should not be discussing malls because I 'apparently' have no money to spend in them.
4. Its nice to experience bland and boring malls (unless you belong to the A or B crowd but does not apply to B-C malls).
5. Nicely designed and eye-catching malls should not be built near deprived areas. These less-well off communities only deserve the crap they have.
6. We do not buy designs in a mall (only clothes, etc) so why do architects bother to design malls.
Difficult to choose which of the above 6 arguments is the most nutty.
spearhead January 4th, 2011, 01:33 PM ^^nobody is stopping you to be negative. I said you're just being too negative, so that means you need stay a level headed, not too much, not too less.
richard24 January 4th, 2011, 01:56 PM No one's stopping you to be critical dear, but please, you visited the Philippine forums, so you have to expect different opinions than yours.
The area you said you lived in back here in Manila actually has one of the biggest malls in Manila (city), the Robinsons Place Manila. I don't know when you were in Manila but it definitely had a lot of improvements over the years, and is undergoing renovations as we speak.
Also note that the ones building the malls are private companies. They won't build an uber fancy mall in a location that doesn't warrant such. Remember that an 'out of this world' design also has an 'out of this world' price tag that companies aren't willing to spend if they know that they won't be able to maximize their market if they build something that's not fit in the area. So for areas with the C-D crowd, usually community malls are built. Not every corner warrants a fancily designed mall. :)
spearhead January 4th, 2011, 02:32 PM ^^ yep and what they need to build at those low-income residential areas are simple malls, smaller scales at ground level only to make it simple and yet efficient and clean. And these smaller malls should not be built beside rivers or canals.... Unlike those unefficient wet markets where all garbages being thrown out at the river banks and canals at their disposal.
Kamionek January 4th, 2011, 03:24 PM No one's stopping you to be critical dear, but please, you visited the Philippine forums, so you have to expect different opinions than yours.

1. Yes you can be critical.
2. The main purpose of Hypermarkets/Supermarkets is to replace wet markets, fixed! :)
3. Yes you may discuss malls, specially that this thread was dead for a while or had many pages full of SM Fairview.
4. There's money and designers to make the best looking malls here, it's not happening because, even if the (SM) malls look simple or boring, people still flock. Depends on the need.
5. That's what the SM monopoly is all about. But that's just the logic of any business actually.

7. There are actually fools in this planet who think that it's a wise investment to make unique (also read: high-cost) malls in areas where consumers just can't compensate for the investment's cost.
--
BTW, I did check Google Images just to see the mall you were referring to in Poland, and I have to say the mall does indeed look good and unique. If you're just here to prove that the mall you stated looks better than the "generic" malls here in Manila, then that is an opinion I actually would agree with (although this isn't the venue for us to discuss your beloved mall). What I don't agree with, however, is that you think such type of design would actually be suitable for lower-income areas in the Philippines. This isn't being elitist, this is just being practical. A mall catering to a lower-income market can only lease to lower-end shops and restaurants which will earn less and lease for less; hence, the mall itself would have to be built on a budget if the developer wants to make money. If you still don't see the logic here, I might be compelled to add another item on your list.
If you feel so strongly about your beliefs, then I encourage that you pioneer your beliefs in this country. Go here and do something about it! Invest in making a "unique" mall in lower-income areas. The Philippines needs more passionate people like you. *sarcasm*
Kamionek January 4th, 2011, 08:22 PM There are actually fools in this planet who think that it's a wise investment to make unique (also read: high-cost) malls in areas where consumers just can't compensate for the investment's cost.
There are complete idiots on this planet who think it is wise only to invest in wealthy areas and allow deprived areas to rot. There are fools that do not see beyond money... money... money... and fail to understand that good design will pay dividends in the long run.
Unique and great design is not neccessarily high cost and can be applied regardless of whether it is in a deprived area, affluent area or neither.
I don't agree that you think such type of mall design (Warsaw Zlote tarasy) would actually be suitable for lower-income areas in the Philippines.
I did not suggest that a Warsaw mall, that I presented as an example, be built in Manila in a poor area or even a rich one and am not waving its beauty in your face.
I gave you other examples of malls which have helped to regenerate rundown areas such as Selfridges Birmingham or Liverpool One, both in the UK
Do you know the meaning of the words 'Urban regeneration'? Regeneration means much more than just designing exclusive malls for people living in exclusive areas. One of the main aims of regeneration is to benefit society as a whole! (That includes not only malls but libraries, sports centres, offices, schools, etc).
Try to open up your mind and accept new ideas without being blinded by money and misguided concepts of quick financial return. There are much more creative ways of profiting - ones which may even gradually help the Philippines lift itself out of its third world status.
Anyway, no hard feelings and good luck.
Deus Ex January 5th, 2011, 02:40 AM @Kamionek
Have you even been to Manila before? Have you seen firsthand the extent of degradation present in Manila's subdistricts?
derf January 5th, 2011, 04:53 AM I know what Kamionek is trying to say. It would really be nice to put up something nice for the masses. Put up some malls and some decent living units for the less fortunate. I, for one, totally agree with that. But that would have to be a job for the government. No right thinking investor would put their money in such places as it would be suicidal for their business. No, theyre not idiots. They are just being practical. Heartless you might say, but nevertheless good business sense. Let's not try to be too mean to Kamionek. Maybe he had a bad experience while he was here? Kamionek, I just wanna know what you went through while you were here to make you say that this place is so bad? And how come you said you lived in abject poverty but still you were able to travel around? What is your job now?
Bosnyboy January 5th, 2011, 07:38 AM I tink wat Kamionek is saying is that the general area of paco or metro manila in general is in very bad state. That I would have to agree. You can only google them and read foreign travellers comment about manila. Too many cars, too many people on the street. The scene is chaotic and people wantonly throw their garbage anywhere making the place look like dump. The streets are muddy and dog poos here and there. People go around wearing shorts and sandals showing off their full body tats. Men often are shirtless. Kids running around butt naked, their guardians nowhere in sight. Sidewalks are non existent with houses extended taking its place. Street lights are not uniform and do not provide adequate illumination. All in all not really a pretty sight. In tagalog hindi sya maaliwalas. If you compare manila to say Hk, sg or even parts of bangkok medyo talo talga tayo. These we really have to improve although its thru govt iniative that changes can be implemented. We can also do our part by cleaning our neighborhood, dressing properly and respectably, conducting ourselves in public properly. Respect our surroundings and other people will respect us.
With regards to mall designs, its purely a business decision. They design malls that fit their budget and what they perceived the target market wants. Build a greenbelt type mall in paco or tondo, and people there will be intimidated to go in. Build a low end mall with low end tenants in the central business district and people will not patronage it. The design of the mall is dictated by your target market actually.

Well said. What Kamionek does not understand is that most of the good developments in this country are made by private corporations. As ideal as city "regeneration" is, it is not the goal of any private developer that just seeks to make money. Moreover, it is not yet in the priorities of the government for obvious reasons (The government has a lot of more crucial problems to deal with). I don't think any further explanation is needed.
This is not being close-minded. It's understanding what's practical for the private developers. As to why the Philippine government is not attempting to do it, do your background research first so you can fully understand the situation. "Unique" malls are definitely not at the top of the list of a government that is already troubled by problems of poverty, illiteracy, and so on. Take the country's context before making any criticisms and suggestions or you'll just end up offending others. Ignorance is no excuse.
alexcerado January 5th, 2011, 08:41 PM 1.

Aerin January 6th, 2011, 02:09 AM I think he's just putting all the malls altogether, like only a handful of Philippine malls really has that uniqueness compared to other generic (SM) malls he's talking about which is quite plain, boxy, tiresome and they are everywhere.
West Edmonton Mall has a great looking design?

IMO, the malls in Manila are designed just as well (maybe even better) as the WEM in Canada. But I'd give the edge to WEM only because it offers more attractions, such as a waterpark, roller coaster rides, miniature golf, casino--even a pirate ship.

Maganda lang dito wala kang makikitang wet markets, meron mga flea markets and farm markets.

Sorry. West Edmonton looks bland outside but inside it's like a whole new world complete with everything, the mall needs some refurbishing so.
Ok, I'll be honest--West Edmonton Mall is probably my favorite mall so far, just because there's so much to do inside. Design-wise, though, I don't see it as more gorgeous than the malls in the Philippines. There are some parts of WEM that are definitely showing their age (as the mall was built in several stages) and indeed need some refurbishing. Anyway, going back to the real subject of the thread, I think the malls in Manila are just fine--not only are they nicely designed, but they also successfully accomodate both the rich and the poor.

I strongly disagree with this statement. How long ago has it been since Kamionek's been to Manila? I've just come back from Manila last October and visited over 20 large malls with a relative who hasn't been there in over 40 years. She was amazed how modern and full of life these 'lifestyle centers' were. If you're referring to the Robinsons Place Manila, it's new Midtown section is a vast welcome addition. The newest mall we visited was the SM Novaliches and if I'm not mistaken it is in a 'less prosperous' area. She even compared her experience to those in Europe. She enjoyed the PowerPlant Mall the best and became very interested in acquiring a condo unit there in Rockwell. Too bad we couldn't see the huge Lucky Plaza Mall under construction in Chinatown, another 'less prosperous' area in the Metro. So my point, there ARE malls being developed EVERYWHERE in the Metro. Kudos especially to SM Malls for reaching out to these areas. Oh...those PureGold supermarkets and SM Hypermarkets were impressive too with their selections and variety of products! :okay:

Kamionek January 10th, 2011, 01:27 PM Manila and it malls are scandalously deprived, not only of resources but of great design. Read some of the comments I have found on the forum.
Jrommel:
look how clean bangkok is from this view, the footbridge is made of very good materials, they value details and designs(unlike ours which is bare plain concrete) the railings are made of glass, the center island has trees, plants and the lane markings are very visible and the air is less polluted because there are no dilapidated jeepneys and buses
Metro suburban:
you reap what you sow.. thats what they get from proper urban planning.
Michael 677:
what you see in your city/town's streets/infrastructure and system reflects what kind of local government you have.
I would also like to add to those incisive comments by stating that local government is primarily self-serving. It has achieved next to nothing in terms of urban regeneration. Lage swathes of poverty stricken Manila has been left to rot for decades. Barangays say that nothing much can be done because it is a third world country. So you have a situation of self-perpetuating deprivation.
Malls can be strategically located to alleviate deprivation in certain areas. Prosperous areas such be given the chance to gradually expand and at least ‘intermingle’ with less prosperous areas.
Jarviyarv:
You point to some new malls that are supposed to be nice. However, SM Novaliches and PowerPlant Mall are not catalyst or landmark developments, are not designed to sustain urban development and generally have a mediocre standard of design. If you want examples of landmark malls with wow factor see Birmingham Selfridges in the UK or Liverpool One in the UK. Both were built in rundown areas.
Many more landmark malls exist throughout the world but hardly any in Manila.

When you "regenerate" an area, land values will go up and it will be the same rich people from gated communities who will live nearby those malls. They will also be eventually the primary market of the malls. Point is, it will not necessarily help the people surrounding the area. The extent to which they will be aided won't be that much, to be frank.
For as long as you live in a capitalist country like the Philippines, it will be the capitalists who will benefit most from the "unique" kinds of developments. Unless there is an over-supply of these developments, it is the truth that you'll just have to accept. :P
Now I seriously don't get what motivates you to even argue further about this subject matter in the first place. You've made your point. I don't know about the others, but I know where you're coming from. They might not agree with you, but you can't do anything about it, just let them be. If you think we're stubborn, then so be it, you're free to think whatever you want.
To be fair, at least you moved the discussion from the endless updates on SM Fairview and North Edsa which I frankly couldn't care less about anymore because of the sheer number of posts about these 2 malls. This is the Mega Metro Manila Malls thread, after all, and not the SM NoE and SM Fairview thread (I seriously think they'd need their own threads in the future, haha).
Now let's move on, please. If you feel so strongly about your ideas, then please PM those who don't agree with you and take your discussion there, haha.

Excuse me but why so much resentment not only over manila malls but manila in general? Were you treated badly here or been a victim of a scam? If yes then I would like to sincerely apologize in behalf of all filipinos.
True Manila is not really the best place to live in. The city has so much problems and I know since ive been living here all my life. Ive seen how things turned from bad to worse. But having said so there are far worse places in the world to stay. Most of the problems were brought about coz of poor governance by both the local and the national government. I dunno how things work in poland(i assume you're from there) but malls here are operated by private enterprises. They decide the location, the design and the concept of their projects. And from what ive read you've been to greenbelt and robinsons. Greenbelt well, its really for the can-affords while robinsons cater to the middle class and the tourists. But there are also malls in the not so progressive parts of the city like divisoria. Divisoria is located very near tondo district. If theres a list of places where big slum communities are found then tondo would make it to the top ten. But still malls in divisoria thrive. I really wish you can go visit the area.
Now if you're saying that in europe some malls are built in the less developed areas and it helps the surrounding communites, well Im sorry to say poor asian people and poor europeans dont behave the same way. Im not saying poor asian people are less behave but its really part of the asian culture. I really dunno how to describe it coz i dont want to be branded as looking down on my fellow asians here. I wish some people here can help me out.
Anyways right now, I will agree with you when you say that the design of manila malls sux. Well because malls owners in manila didnt build their malls with opulence and exuberance in mind. They designed it to suit the current manila mall goers. In the future for sure as the country develops into a more progressive status. Malls then would evolve as the people become more sophisticated. And when that time comes, I would like to personally invite you to come visit us again and I would volunteer to be your personal tour guide. :)

As a Christian, I accept your apology.

Watch out for the developme-... I mean... "regeneration" of the slum area near Trinoma then. Visit the Philippines then and see if this "regenerated" area won't end up as a place for the privileged too. :P Sorry boy, but it's not a theory, it's reality, just like the low and degrading levels of humanity you saw in the streets :P I don't disagree that something must be done about these problems. I'm just saying that the uniquely designed mall is not the priority of a country with such problems. You talk as if building a grand mall will solve poverty, through "regeneration" of an area - but you obviously are just too naive to see the real problem and can therefore not suggest the right solution. Unique, grand malls are nice, but they just don't benefit the poor in this country (as you state)...
Look at the South China Mall for example, it was located in a not-so-well-known, and probably not-so-well-off, province in China. Hence, even with the grandeur, and the title of being the biggest mall in the world, it did not even "regenerate" the area. It didn't even attract investors! Instead, it remains a dead mall up until today. But hey! The mall is UNIQUE since it's the biggest! :D
Out of all the many cities I have been to, I feel strongly about Manila because it is the worst city we have ever been to (no insult intended) with the lowest quality 'shopping mall experience'.
There are people who are stupid, and there are people who are just plain insensitive. You decide which category you belong to (Hint: it's possible to be in both!). Nonetheless, you are free to think what you want to think, no matter how strong they are. If it keeps you from boredom, go ahead. :)
I do not share your complacency because travelling by jeepney around Manila, we often wondered how humanity could reach such low and degrading levels.
Mabuhay! Congratulations on your realization! I don't know if I should laugh because there are people like you who realize the harsh realities of the world so late in their lives or if I should just pity the likes of you. For the sake of decency and respect though, I will just congratulate you for your realization. I do agree with you, but this is just not THE thread to talk about these problems simply because, as stated earlier, grand malls won't help these people get any wealthier.
Compare Manila with other major South east Asian cities and it makes us wonder what went so terribly wrong here.
This is precisely why you are not qualified to criticize Manila, much more find a solution for its problems. You don't even understand the history and culture of the place, and yet you just go straight ahead to criticizing it. You act as if you're so wise that you know how to solve the problem that the country has been trying to solve for years, when you're really just being foolish. True wisdom does not lie in merely asking questions; it lies in seeking answers. You obviously did not seek answers when you were here, you simply asked yourself the question of why the situation is such and didn't seek an answer... or at least you miserably failed in seeking the answer because the answer can be easily be derived from the elementary history books found in National Bookstore (which is, yes, found even in the malls in run-down areas) :P.
But as you say, yes, lets move on - posting boring pics of rubbish malls in Manila, burying our head in the sand and pretending everything is OK. I'm sure you feel just fine with your complacency so will not bother you again with my arguments.
Yes we shall. We are easily content with pictures of rubbish malls. After all, what is this thread for besides discussing these? As for the new "cool" Jollibees, I am equally uninterested :P :)

Thanks [kq90]. I share and equally agree with all your statements. Let me add my 2 cents. Going back to my relative who hasn't been to Manila in over 40 YEARS, she was understandingly apprehensive at first seeing the poverty she NEVER sees back here in the U.S. She comes from an upper middle class area in Los Angeles. She is very well travelled, having been to Europe and Las Vegas and therefore enjoys the 'high' life. But guess what......she was amazed at the MALLS here in Manila. Sure the designs may not be 'landmarks' like those in Europe, but my relative can see the cultural differences between the two. And get this, she used these superlatives of Manila's malls.....'amazing', 'big', 'i haven't seen this in the U.S.', 'they have everything in here!' We went to over 20 malls, some in wealthy areas like Alabang, Ortigas, and Makati....some in not so prosperous, like Manila, Novaliches, and Marikina. But the experiences were all the same. We also went to the Ayala Museum and toured Corregidor Island, two very EXCELLENT places to go for a history lesson and a more deeper appreciation of our ancestral heritage. Needless to say, my relative is ready to go back and enjoy more of the Philippines we had so little time to see! ....Maybe in another 2 years, so all those exciting new projects have more time to develop :okay:
leechtat January 12th, 2011, 06:05 AM @bosnyboy: i will join your tour with @kamionek. Manila actually rivals Bangkok in terms of shopping experience. I do not really agree that the location of shopping malls/destinations here in the metro was misguided. In fact most are strategically placed to cater the masses via their connection with the MRT's. Soon, even the most discussed mall here (sm fairview) and Divisoria will be connected via the trains. No need to ride a jeepney.
I'm not sure where @kamionek stayed in Manila, but the experience you had was unfortunate to have concluded that we have the worst living condition amongst our south east asian counterparts. True that the disparity of rich citizens to the impoverished may be miles apart, but that's true in all capitalist countries as @kq90 mentioned.
I think what we really lack is information for tourists such as @kamionek. When one visits a foreign country, tourism endeavors are organized, a map is even provided for free in the airport, as such Tourists will either just fly to Cebu, Davao, Palawan, Boracay than stay in the tourist-unfriendly Metro Manila.
Deus Ex January 12th, 2011, 03:08 PM @leechtat
Bro, I agree.
Back to the point, Kamionek is obviously a troll. Most likely an overseas Filipino who is extra superficial and extra critical, yet oblivious to the developments at hand at this very hour.

Kamionek January 15th, 2011, 02:03 PM Manila fills me with disgust like no other city I have been to in South East Asia. I do not mean that as an insult - it is not an opinion but a fact. Maybe there are worse places in the region such as Bangladesh but its hard to imagine any city much worse than Manila. This fact alone motivates me to write.
I’m sorry if you can’t accept that but what I saw around me was my bad experience, luckily I was not mugged or stabbed, etc (unluckily for you I guess).
This is not a tourist’s account of the city staying at a 5-star hotel and visiting Manila nightclubs in between rounds of champagne and golf such as the woman from LA that Javiyarv mentioned previously.
I think most of you have broadly missed the point on this forum. The corruption and narrow minded mentality is the main reason for the urban degradation and impoverishment of Manila and prevents healthy development including malls that inspire local regeneration.
For example Barangays would tell me that nothing can be done to improve the urban degradation because it is a third world country. A blogger wrote that nothing can be done to improve conditions because we live in a capitalist society. These types of comments are typical and self-perpetuate deprivation like a self-fulfilling prophecy.
I stick my fingers up at such stupid excuses for deprivation such as the below comments further illustrate:
Nothing can be done because the malls decide the location, the design and the concept of their projects
There should be a design master plan for the city. Investors should not be allowed to build what they want and where they want. Obviously this gets lost in corruption - ''Pay me a few million and I’ll give you permission to build your mall wherever you want and however you want’’.
It is no wonder we have ended up with such a mess in the city.
Poor Asian people and poor Europeans don’t behave the same way – that is why landmark malls can not be built in less prosperous areas.
That is a poor excuse. The basic rules of urban regeneration can be universally applied but not in societies which are heavily corrupt – the corruption acts like a cancer and becomes immune and impervious to any attempt at urban improvement, nothing to do with ‘poor people’ not behaving in the same way..
I refer not just to malls, but all sorts of utilities for the general public. Malls are just a small, albeit important, element for urban regeneration.
Woman from USA was amazed at the beauty of Manila’s malls.
I’m not surprised coming from such a place as LA which represent the height of kitsch. Those American women are usually very polite so I think she was full of false praise for the ‘beauty’ of malls such as Robinson’s. In any case, just because it’s American doesn’t necessarily mean its great. A lot of their malls are very tacky looking. Why do so many Filipinos think that everything American is great?
South China Mall failed to regenerate the area it was built in.
That was because the design of it was awful and was it only unique in terms of scale.
The designers failed to integrate the development with it surrounding neighborhoods. The topology and history of the site were completely ignored.
You only criticize but offer no solution.
The solution is staring each one of us in the face – minimalize corruption and you will have a much healthier society with a lot to offer in terms of the urban experience including ‘wow factor ‘ malls in rundown areas.
How do we fight corruption? Unfortunately this is not a suitable topic for this thread.
I feel dismay when I see how complacent and self-satisfied people most people are on the threads. Burying your head in the sand by publishing promotional material and rather boring photos of mediocre malls. Most of you accept the sad status-quo and refuse to change, consider change or even review the situation in a critical light.
reign January 15th, 2011, 03:36 PM [kq90]:
But as you say, yes, lets move on - posting boring pics of rubbish malls in Manila, burying our head in the sand and pretending everything is OK. I'm sure you feel just fine with your complacency so will not bother you again with my arguments.
I wonder why you always coming back and wasting your precious time in MM Malls and NAIA Threads. It seems you really love the MALLS and AIRPORT of Manila ! BY the way, you already been exposed at NAIA thread by taking their TROLLS BAIT , Mr. PHILIPPINO guy from Las Vegas A.K.A Ms. Kamionek ! Nice try ,you can create another account anyway !:lol::lol:

Nice try.
Just so you know Kamionek, you have stated some reasons in your post as to why you should not post in the mall thread. I'll let you find your mistakes yourself just so I don't have to rebut your every point again. Perhaps you can start an Urban regeneration thread? That way you can enlighten us Filipinos about your ways. I can start one for you if you want ;)... And yes, if you are disgusted by Manila, then it is a fact indeed that YOU are disgusted by Manila. (I'm not you so I can't rebut that, can I? If you meant it in another way, then please study your English more so that you can learn how to write a factual statement rather than a personal statement about Manila :P)

Anyways, let's go on with the thread please... in narrow-minded fashion again ;)
Just wondering... does anybody know what plans they have for SM Southmall? I wouldn't be surprised if it's the least attractive SM flagship mall now because of the renovations in the other SM flagship malls, haha. (I do think SM has a plan to expand it though... is this still going to happen?)

Well Southmall is currently under renovation since March of last year. :)
thethirtysixth January 16th, 2011, 01:47 PM ^^ I Think for SM Southmall is they are changing the mall layout and tenant rezoning.
SM Department Store was in the Basement and Ground levels while SM Supermarket was transferred into a new location beside the old Supermarket on the ground floor but i noticed the Basement level has a big space as big as the Supermarket. And the Food Court was transferred to the Second Level and the Skating Rink is currently under construction at the second floor. Most of the SM Affiliates except for the Appliance Center which is in the Basement level. Promod also will occupy the East Wing

That's interesting. I'd like to see how they battle it out with the other malls in the south, hehe. Is an expansion still going to happen or has the plan been scrapped? I do hope it pushes through... I heard they were planning to have something like a Sky Garden in South Mall too. The malls in the south (like ATC and Festival) have been too complacent to expand/renovate nowadays. The ATC expansion (Metro Gaisano), for one, has been long been overdue in my opinion, haha.
Kamionek January 16th, 2011, 04:54 PM kq90, Deus Ex and reign:
Can you not contribute anything of any intellectual value towards the subject of malls, instead of spewing out the same old vitriol like 12 year old kids?
I was hoping for incisive comments and interesting feedback - all I get is giggling adolescents ganging up to conspire against 'the foreigner' who critisizes Manila for no 'apparent reason'.
It's truly sad and pathetic.
612bv3 January 16th, 2011, 08:01 PM I don't understand the whole argument going around on this thread right now, but during my recent travel to the Philippines I thought the malls were nice and met the need of the average Filipino person. I went to SM North Edsa (didn't have the chance to go to "The Annex"), TriNoma, SM City Pampanga, SM City Baliwag, and WalterMart Sta. Maria. The only problem I have was with SM North Edsa's original building. I thought the ceilings were too low and whole place wasn't designed for the amount of people that currently visit it. However, I know the building is old and there's really not a lot of things you can do about that.
I don't think there's a demand for malls found in the UK or US in the Philippines. From what I've seen, Filipinos are highly satisfied with the current malls they have. Plus, the malls have greatly improve since the last time I visited and they continually improve to meet the market's needs.
cq40 January 16th, 2011, 09:42 PM ^^just someone hating that's all..that malls are built wrongly on the wrong places? That's about it. ;)
