Not sure you'd call this a good deal, but here goes: 397 sqf, 3rd flr for 390,000 AED including all transfer fees, which amount to a hefty 18,000 AED.
Money made? Sure, since I bought mid-2006, but I did see it rise as high as 700,000 AED so that hurts a bit. :hammer:
Guess I'll just be lurking here for a while to see how things go with the building.

why is everyone suddenly deciding to sell right now? Maybe wait till completion and then these units will be worth a lot more....and ofcourse JLT is one of the best locations there is.

I am not selling , I tried last year and my apartment still with 2-3 agents but the price 1-1.4 m dhs for a 1 B/r which means I dont want to sell now.

I see the JLT every day just getting better , yesterday opened the first Jumeirah Business Centre (JBC2) which is just amazing and 8 more coming in the future ,so many office towers and I am sure that the licence rules will be changing soon and the rent will be very easy.

As I said before , JLT will be the first freehold area which would be done in Dubai.

What exactly is a pre-inspection? There is still scaffolding outside the building.
Any idea on when we can take posession?

Also, I got an email from a lady called Roopa asking for my details such as passport Number etc for the unit under my name. Did any of you provide such information?

I believe that a pre-inspection allows you to view your unit and use that opportunity to report any faults that you may find.

I have not yet been asked for any of my personal details but I think that they already have them.

Has anybody have information on what we are expected to pay for when we are asked to snag our apartment ie: utility connections etc.
We have not been given any idea what its going to cost us to set things up.
Any information on compensation which we should be entitled to, in view of the long delay & being out of pocket

My apartment full paid now, they asked only the service charge, 12 dhs/sqft/year.

Few months ago they asked some details so maybe later we have to pay the land registration as well.

Anyone any idea how much roughly it would cost to furnish a studio, I'm not from dubai so how long would the whole thing take in terms of furniture, beds to be delivered, or would i need to hire a van? And which stores are near jlt for such things?

Home Center is good (MOE) delivery and installation free , I paid for my 1 B/R all furniture around 10.000 AED so I think the studio is 5000 AED+ the kitchen and washing m. 5000 AED depends on the quality.

Maximum 10K enough for a studio and you will have everything.

Hopefully we can catch the Dubai Shopping Festival :)

Thanks Imre, but I'm in two minds whether to furnish my studio or not. I want to use my unit for myself as holiday accommodation but that would be for only a few weeks in the year so I guess it would be better to rent out and in that case would a potential tenant want it furnished or unfurnished?

How did you find out the real sqft? Did they tell you? Doesn't that mean that they have to compensate the difference since prices are on a sqft basis?

I think they measured again because it needs for the land registration.

Contract said if the difference is 3 % or less then they dont need to pay back anything or you dont need to pay more.

But if its more than 3 % you have to pay the difference on handover or they will pay back the difference.

Have read all the replies with interest, cannot beleive no mention of compensation when they ask for final payment plus maintenance charge. Why do we pay for maintenance when its a new building for the forthcoming year. Why are we not paying monthly just as if it was a community charge or council charge.
Plus the old chestnut, CORPUS FUND. Why ? & at 50 dhms per sq ft.
Has anybody got the meaning of a corpus fund. Again what has been considered for the sq ft charge, does anybody know ?
Our contract does not state anywhere that there is going to be an Owners account, corpus fund. What is it going to be used for, as far as we know nobody has been informed until this letter. Surprised again that no mention has been made. Surely amongst the potentail buyers somebody must have some working knowledge of this jargon & charges that this type of property warrants.
At bit of a cheek when time & again we have asked what payments or charges will there be on completion, we have been told twice no hidden charges, now look what is coming out of the woodwork or should it be brickwork.
Big regret, didn't get it in writing only over the phone, one more lesson on trusting people, not!!!!!
After all this still no mention of compensation from any quarter. Don't forget the loss of rental due to delays whatever they call it, plus buying extra dhms at this moment in time will cost everybody more money, when if told earlier we all would have had the chance to get a better rate.
Certainly hope to hear other owners views, the 2 - hidden charges have really taken the shine off purchasing & the completion.

Ok I have now received my invitation too (they had the wrong email address). Does not say when the inspections will close because I was planning to go in Feb. Due to the revised size, my balance is showing -19000aed, does that mean eta owe me money? In that case, it will cover the corpus fund!!!

I asked the corpus fund , answer here:

"Corpus Fund - is the initial contribution of the apartment owner to the apartment owners association. It is a onetime payment used for future expenditure. This will allow be a part of apartment owners contribution which will be Goldcrest Views 2 Association Account. You are requested to give an undated cheque in favor of Goldcrest Views 2 Owners Association and same shall be deposited after the incorporation of association and after opening the account in the association's name. The Owners association gives the power to the association to decide on the utilization and investment of fund. Or else you can give an undertaking for your unit stating that once the association is formed you will pay within ten days from the receipt of request to pay."

I will choose this because I dont like to give an undated cheques :

I booked for the pre-inspection on 27th December, so only 8 days left.

I assume we will be notified on what the funds will be used for by our elected representatives.
Has there been any enquiries about compensation after the long wait we have all had. I think we are entitled to something in view of the long wait, from what we can read something like Goldcrest Executive ie: furnishing etc
After all we all have lost a lot of rental or living accomodation.

Yes, they can. Mine was in credit too and the first year's maintenance charges were taken out. However, I'd opt for what Imre's suggesting as at least there's no guarantee they'll cash anything. If you use your credit, that money's GONE.

I've emailed eta regarding compensation because the ultimate longstop date was march 2009. I have also enquired when the inspections will close.

Our ultimate longstop in the contract was Sept. 2008 so surely we all must be entitled to something.
I emailed Etastar last week regarding the charges & am now waiting for their reply, I won't hold my breath!!!!!!!!!!!!!
I didn't know there was a time limit on inspections, we are not prepared to fly to Dubai yet + we are at the moment looking for an agent, to possibly snag & look for rental for us just in case we can't get over.

The invitation is to inspect your unit not the building which can be finished at anytime. When I was there last month the basement was far from finished and even the elevators looked as though they had been put together the night before, lets hope they have been working hard since then. I'm sure Imre will tell us soon!

The pre-ins[ection just sounds like a deterrent to anyone looking to take any actions for the delays. I called the office a few days back and apparently it is only for the first few floors. I asked if I can come in during the month of Feb as I am awayon holiday and they said it is fine. So you can take your estimates from there.

Tthe handover can be end of January or February depends on the DEWA connection and the other permissions.

The main contractor (Al Meraikhi) has many workers in that area , they are doing the Mohammed Ibrahim Tower (J2) also so hopefully wont be problems there. That tower also looks almost done from outside.

Eta have confirmed inspection to be carried out before Jan end, that means if you do not give them a list of faults by then then they are under no obligation to put right the defects.....any ideas when investors are planning to inspect their units?

Saw yesterday , cladding done and already started to remove the protective layers of the last side, just need to change few broken glasses but that is not a big issue.

I am going there today for making the pre-inspection, will post pics after :)

I did my pre-inspection today,it was very fast and was difficult to find any mistakes,finishing is really good even better then the Goldcrest Views:)

The contractor ( Al Meraikhi ) done really good job here, congratulations all owners here:)

I am going there after 10 days for checking again, lights and electric system will be checked after the handover when I have more time.

Expected handover date is in February, first or second week.

I think that those of us on higher floors will have to wait longer. I spoke to someone at Star Giga and he said that I couldn't have a pre-inspection appointment until 14th January. He said they were doing it on a floor-by-floor basis.

Not sure how accurate that is. Good luck to all of you that are yet to have yours.

I went back today for checking the pre-inspection, they said still in progress and will be done by end of January. :)

The fence removed front of the entrance now they are cleaning the area.

Hi all, I monitor this forum but don't post much. I thought I'd give an update on my situation. I have two studios - one in GCE and one in GCV2...

GCE - final 70% balance & maintenance fee paid. Inspection carried out by 3rd party with minimal problems that were rectified quickly. Studio furnished and looks to be to good standard. Getting very close to completion and handover. Apparently there are about 100 people living in the tower and all facilites are completed and working (reception, security, lifts, gym, etc).

GCV2 - final 20% balance & maintenance fee outstanding. Inspection being carried out by 3rd party today. I will update when I know the outcome. This studio is unfurnished.

I'm hoping to complete both studios at the same time and only make the trip to Dubai once. The 3rd party charges 1000dhs for snagging service and I've been very happy. I will post photos in due course.

Now we have finally got to this stage everything seems to be going well. Touch wood. The surrounding area is still a building site of course and it will be some time before it looks nice.

I have enquired with ETA about rental services and they have passed me a contact to discuss requirements. I intend to secure long term rental for both properties.

I have paid no Corpus fund as yet and have nothing in my contract that says I need to. I will be raising the issue of compensation when I complete handover of the properties. That should be interesting!

ETA Star were understanding in my struggle to secure finance on GCE (a long story). I have been unable to secure finance as yet and have had to pay the balance myself. ETA extended my deadline and now everything has gone through. I'd be interested to hear of other people's attempts to secure finance on Dubai properties.

Surrounding areas and tower amenities/services.
Public access & communal areas.
Front door/entrance way.
All doors, walls & windows.
Finishing & quality on all surfaces - floors, tiling, glasswork, kitchen tops, bath tiles.
Fixtures, fittings & switches - ensure all work and appear safe.
Check in and under any cupboard spaces.
Check windows & air con work.
Check any other electrics/electronics. Wifi, intercom, etc.
Check furniture if applicable - that it is complete as per contract and in good working order.
Check appliances work.
Bedrooms - furniture and finishing acceptable.
Check water flow & drainage where applicable.

Take photos. Report EVERYTHING no matter how minimal. Secure a timeframe for rectifying any issues and ensure they stick to it.

A friend of mine rented his studio in GCE for 45,000 over 4 cheques. GCE is fully furnished and maybe slightly better location (closer to Metro etc) so maybe GCV2 studios could go for 40-43k...

Hello GV2 Group

I did my pre-inspection today.

Lots of snagging for the final finish - every door and cupboard surface was scratched. Granite edges need finishing, some tiles cracked. The window frames are in bad condition from scratches as well. I brought along an agent to take notes and photos and draw up a list, we got ETA rep to go through every item and we had him sign the list and take a copy.

The ETA rep said that all the scratches, edging and finishing was not a concern and that ll apartments will be done properly - they were working upwards. To be fair everywhere we went there were lots of workers making good on finishes.

I think it will take some time yet to get the finish to a deliverable standard, my agent thinks a couple of months

There was a lot of workers there so things are moving ahead.

We managed to sneak on the roof - don't know how to post them on here but will post on the google group

We have a 2 bed on the 24th floor and viewed it last week.
There is a lot of finishing yet to happen. Loads of scratches to the wood, cracked tiles and some of the door frames honestly looked like they needed replacing as they were so badly damaged.
The ETA star rep told us it would be finished by end of Jan but i very much doubt that...i think 2 months...
Also the kitchen layout was disappointing and not as in the original plan. Rather than being a neat rectangle, they have a wall coming in and hence making the space next to the sink unusable.
Apartment definitely smaller and layout slightly different (doors in diff places etc)
How do i get into the GCV2 investors group?

I have made it clear that I will not take possession and pay the last 15% due on the apartment until all defects noted today are done. I think that this is probably the only way to pressure ETA to get it done. If everyone takes this stance then at least there will be more pressure for them to act. Does anyone agree?

Had my pre-inspection yesterday by Bhomes. They have identified 38 faults and the pics show very poor workmanship. This tower is definitely not ready for handover, I would be happy if they delayed the handover by another 6months and did the finishing properly.

Eta's website describes GV2 as prestige, luxury and using the finest fittings and materials...this is anything but that. :ohno:

But I am all for not paying a penny till everything is delivered properly.

I checked the pool area as well. The deck flooring was looking very good. The gym area was also looking good.

We need to put together a union on payment before fixes and on the corpus fund. We have all mentioned it a million times on this forum but no action. Should I setup a conference call. Please send me your vote and I will plan accordingly

Just had a preinspection report & photos, we are just having a scotch to get over the shock of how many defects there are, 5-star huh! totally disillusioned at the moment in our book 1-star
Every door scratched, double figures in chipped tiles, cooker hood fitted no space underneath for cooker etc etc etc etc
Other owners have reported that their apartments have been finished to a very high standard, was this on GV2 or GVE.
We cannot get our heads around the stanadard of finished work, where was the supervision. How was everything scratched & chipped when everybody knows materials are usually delivered with protection + holes in ceilings.
When we signed up we were told Etastar were one of the best builders, wonder what went wrong & what are they going to do to put it right & make 5-star for us all.

I had the same issues - shit workmanship!

- Every door was scratched
- Marble edges in both bathrooms did not line up and edges are not polished
- Window frames are shocking - look like they have had building materials pulled accross them
- plus all the other stuff, bad finish etc.

We made the ETA guy sign our list and he was adamant that all these issues were only small and would be sorted. I asked him how he planned to fix the doors and he said that they would be sanded and re-polished!?

When I pointed out that the bedroom fitted cupboards were laminate finish he did not seem to have an answer. Marble would be polished he said.

My agent says she thinks we will get them done but that it will not be totally perfect in all areas.

Oh yeah - someone had taken a shit in one of the toilets - there is no water yet so go figure - I asked the rep if this was a metaphore for the way ETA operate:ohno:

I still think that if everyone refuses to pay any more money until we are satisfied then we will have a greater chance of getting them to fix problems

They can do it well judging by the pictures that were posted by Imre a couple of weeks back - perhaps Imre has an opinion on whether his apartmen was in poor condition prior to the last photos he took. This would at least explain the comments that the ETA people are saying "that they are working their way up the building". I'm Irish but I would have thought working your way down would be the proper way:lol:

We can try to push ETA to fix the apartment , but the true in the end that if the delievery as they say in first of next month , so the contracter or the major force will leave the building and they will keep some people only to fix some stuff, in another hand what quality has done is not going to be change.....ofcourse they can do some cleaning or painting or change some tiles but not upgrade, what is done is done .

I agree this is a possibility - in which case it will be up to each individual whether they decide to pay the final instalment or refuse and ask for a refund based on the non delivery of what was specified as a high quality build. More lawyers fees I'm afraid...

Had my first visit to GV2 yesterday and have seen the workmanship in a number of the apartments which for those not familiar with Dubai standards is actually above average. 5 star luxury apartments never matches 5 star hotel its a sad fact of life here! They have screwed up the studios by putting the extractor hood in the middle of the kitchen then having the space for the cooker off at one side. Not sure if Stevie Wonder designed this?

Also feel that they have wasted a huge amount of space on the rooftop with large raised planters and the huge glass lobby area. It will be tough to find somewhere to put chairs so you can relax and catch some sun. The gym is huge especially if they don't divide it but the Sauna and Steam room seem designed for Ken and Barbi (they are miniscule!)

By the way I don't own in GV2 so tried to be objective and impartial about the quality. I think you are looking at a further 1 - 2 months for handover, whatever you may think it is still better than 70% of the other towers in JLT.

I haven't seen any apartments in GE, just the office space and communal areas. I didn't think the internal communal area materials where of as good a standard as GV. On the ground floor and elevators it feels more commercial than residential.

GV2 they have used similar marbles, woods and tiling in the lobby with a different style of tiling in the communal corridors. I thought the apartment fittings in GV2 where pretty much on a par with GV. Apart from the large gym (No windows or view though) I think the remainder of the leisure facilities are not as good as GV as I already stated I think they have wasted the rooftop it could have been so much better!

When I called them, they said we should be happy thet they did not abandon this tower unfinished like some of the other developers have done. My feeling is that they need the balance of the money and they rushed it. We will not get any thing done unless we are all together and demand that they have to deliver what they promised in their marketing material and and booklets and advertisements.

After seeing such appauling workmanship I am begining to think that Goldcrest views 1 is far better in terms of quality. I some what thought that with the experience with Goldcrest Views 1, Goldcrest views 2 would be far superior. But seems not the case. If I were you guys I would not make the final payment and seek legal action. Best of luck guys. I sincerely hope things get sorted for all those who have invested here.

The difficulty in legal route is time, money and the fact that Star Giga probably have deeper pockets than us!

We cannot even sort this through the owners association I don't think because it's likely that ETA or Star Giga will have control of this (and it's funds - which will most likely be diverted!)

With this in mind, I believe that any action is better focussed towards getting media coverage of this shambles - after all ETA/Star Giga still want to sell other projects and if their name is associated with a crap product then they may consider doing something to save their reputation. Recent Toyota issue as an example.

I see your point and if you go public than the other side of the coin is that no one will want to rent in this tower nor will you be able to sell any units in this tower. Make sure you look at the pros and cons before you decide on a strategy. Good Luck!

This is very true so any action would need to be well thought out and targetted correctly.

The reality is that it is going to be difficult to rent or sell these anyway, I mean, what would anyone in their right mind do with all the available choice out there.

My unit was sold in September 2007 for £270,000 GBP (1,550,000 AED) although it fell through because of buyer/bank problems.

I doubt it is worth half that price now. The reality is that a very large percentage of us are going to have to refit our units at our own cost to make them habitable - while we may be "lucky" according to Star Giga, this is something that they must be held accountable for.

I am now more concerned about the more serious side of this building, is it built correctly, doeas all the utilities work correctly - nothing was working when I was there.

These Star Giga Guys are running a very serious defecit on their Karma account...

Perhaps we could all agree an owners petition and deliver it to ETA stating that there will be no handover until snagging is put right properly.

I have a unit in the Grandeur Residences , the handover is expected for middle of juny! I see some pics and quality its a real crap, i send some emails of complaints to ETA and no answer!
waiting since 5 Jan , I think that what you says of no handover until snagging is put right properly is the best way to pressure

I was there but they said still not ready ,I will try to organise when I get the keys and I am there.

As I said before I am lucky with my apartment , I had just few issue but I still need to check the bathroom because there was no electricity and water.

I think I had no special effort , I was there few times in 2008 and 2009 and quality was good but I saw just my apartment on the 9th floor and others on lower floors.

I got another email just now: (I wrote them 2 emails before and asked about the handover date, this is the answer for the second one)

Thanks for your mail and noted its contents. Please find below the latest status as of date.
We will be sending you the final hand-over / completion notice very shortly.
We are in the final stages of getting the completion letter as we have already received No Objection to Issuance of Building Completion Certificate from DMCC & EHS NOC – Building Completion Certificate from Department of Planning & Development, Government of Dubai and likely to get in the next couple of days the final completion certificate from Civil Engineering Department, JAFZA.

Mostly by the beginning of next week, you might receive the final completion notice information.Then the final hand-over process will start.

Seems like eta are more worried about handover than trying to put the units right, there wont be much of a handover if they fail to satisfy the investors.

Just received a notice of completion email with an invite to take possession of my unit. Check your emails as letters normally arrive 2 weeks after.

All settlements are due by 30th March. If you are a mortgaged customer you have to start liasing with your bank etc.

I got an email from GCV2 saying that the apartment is ready and I can come in for Handover.

We are happy to notify you that we now have the building completion certificate for our project Goldcrest Views 2 and invite you to take possession of your unit in the project.

But that hasn't stopped them from contacting my bank and asking for the final payment. I told the bank no way - not until I can see that my unit is completed. Then I phoned Giga and asked them why they contacted my bank if the apartment is not ready and they said they were doing it "unofficially" and that it would be fine if I wanted to wait to see if my unit was OK first. They said that they would be sending the completion notices to all banks next week.

I checked my apartment today again, most of issues done, they are making the final painting now , after doing the painting and polishing of the doors.

They said that already got all permissions but I think they need 3-4 weeks to finish everything.

April for the handover is realistic.

I have received the notice of "completion" form Star Giga, signed by Suresh Thirumalai who is Head of Operations and when I contacted him to ask when the apartment will be ready, he DIDN’T KNOW.
I cannot believe. They are asking us to contact our banks for the final disbursement and they don’t know when the building will be completed. And this is from the Head of Operations.

After getting the completion letter, I visited my unit yesterday. The unit is far from completion the final painting and polishing is still pending in my unit and my floor lobby is yet to get the final painting and FINISHING.

Did any one speak to Giga for penalty for delay and how and when it is going to be paid.

Is anyone else being given the runaround regarding second inspections?

My sister lives in Dubai and is acting on my behalf and is encountering no end of problems trying to arrange the second inspection. She was told originally to phone Aslam at the office on 11th March to arrange to inspect on 13th March, but guess what, no reply!

Having had no luck on Thursday, she tried eta star again on Saturday at 9.15am and was told Aslam would be in the office at 10, (no answer on his mobile). She rang back after 10 and was told he was off that day! They said to speak to a Mr Shabin, who'd been in a meeting most of day but said he would be finished in half an hour - they gave her his mobile number - still to no avail!

Having spoken to my sister yesterday she said she's just going to drive to the site on Wednesday and demand to see the apartment!

Given we were told handover was 30th March I am fully expecting further delays.

Has anyone else managed their second inspection? If so, was it an improvement on the first?!

^^ To be honest, I would just sit tight until ETA get in touch with you, I am sure they will inform you once the apartment is ready for inspection. More than likely, the 2nd inspection likely to be the at time of handover, and you can refuse handover until the defects (of which there are many) have been rectified.

Just to let you know my sister inspected my apartment today.

She reported there were still minor snags to put right which were mainly down to poor workmanship ie the siliconing round the bath area, nasty scratches on the front and internal doors (which, had by the way, been there on the first inspection!) a handful of loose floor tiles, the sliding doors onto the balcony wouldn't lock. She also said the walls could do with another coat of paint. Overall it was alot better than the first inspection. Hopefully she's going to re-visit next week.

She said the reception/lobby area is much improved ie clean/tidy with a guy manning the reception desk.

She also said the lifts and corridors had been cleaned and looked much better.

There's also a supermarket next door which she was told is due to open at the end of this month.

With everything else going on I forgot to ask if any progress had been made on the roof top area, but I'm sure had she been up there she would have mentioned it.

She did take some photos which unfortunately I can't upload!

PS: haven't paid the final instalment yet

I asked again yesterday because I am not in Dubai now and I have to organise the return trip.

Answer:

Your apartment is ready to move in and please keep us informed when you are coming for the handover. The keys will be handed over at the time of hand over and settlement of final payments.

I am a bit concerned. I was hoping that I could get resident visa for my wife. Apparently the rules have changed and quite horrific. The property has to be worth a million or more and the visa is only for 6 months.

I was not planning to live in Dubai, just wanted to keep the flat as a place to stay when I come on visits or for get aways. But did not wan to go through the hassle of applying for a visa for my wife. I do not need a visa myself. Is there a way around.

I have actually lost heart after hearing this.

I was there last week. No body was working at that time for about 4 days due to worker's strike.
About 15 families have moved in more are moving in.

Building looks good, still lot of dust and construction material all over the hallways.

I was there yesterday (Sunday 10th April). The strike came to a (temporary?) end yesterday. I could see that work had resumed as the labourers seemed to be busy again. My apartment is still not finished (top floor) and it could be a while longer although they seemed optimistic (I’ve heard it all before so I won’t get my hopes up). The contractor I spoke to said that negotiations were still underway as ETA still owes them 5 months pay and the only reason they resumed work is because ETA managed to pay them 2 months money. So there is a risk that they could strike again but let’s hope not.

However, the good news is that the roof is looking good – the pools and Jacuzzi had water in them. They were planting flowers up there too. The gym is practically complete and fully equipped (although lights were off but that’s because it’s not officially open). The steam rooms and saunas (women and mens) are all ready too. The other good thing is that they have at least 3 elevators in operation now so I didn’t have to wait 20 mins for a lift as I did 2 weeks before that. So there is hope that we are all closer to the finishing line now…

I got the keys about 3 week ago but can't move in due to electrical issues in the building......they are promising to get everything done in couple of days.....
So make sure they give you in writting that all systems are properly working and it is safe to move in...

I got the keys today, handover was more professional as the Goldcrest Views 1, I got the parking bay and the access card as well.

Nice tower, good quality , with one of the best roof and one of the biggest gym in Dubai.

Only some wood painting (door) left in my apartment , going back tomorrow afternoon to fix it.

This roof even better than the Goldcrest Views , pool is smaller but more space for sunbeds and tables abd the landscaping looks much better with these big palms.

By the way, did they ask you to pay first year maintenance fee prior to handover the key? I thought that has been waived to compensate for the delay.

I paid everything before but they will refund the first year maintenance as compensation for the delays, its just 10.000 AED but better than nothing :)

Imre, when you transfered your funds from Ajman to final payment in GCV2, how much did they charge you for cancelation fee's ??

They want to charge me 3 percent.

I got the ok from Star Giga to transfer funds, and how it can be done.

Should be in Dubai in the next couple of weeks, see you there.

I moved in a couple weeks back and i was quite impressed with the quality of the finish. Everyday there appears to be a few more cars in the carpark so it looks like the community is forming nicely. Im still owed money by ETA but i guess i have to wait as they tend to work on their own schedule. (I know for sure that it doesnt take a month to issue a cheque but they seem to think so!!)
Apart from the the odd fire alarm going off at random times in the evening i am quite content. If anyone wants anymore feedback please drop me a line or two!!

Honestly I doubt that someone will sell a studio here for 250-300K , if yes it would be a good business:)

^^^ JLT is going to be flooded with apartments in the next 2 years. if someone is holding for long term (7-10 years), then that price would not suit them. but there are some out there who are either distressed or short term investors who feel that it's better to put their money somewhere else than in an apartment in JLT!

i am not buying as an investment, its for my own use. and i know once i buy one, it would be hard to sell in the next 2-3 years except at a distressed price.

just my own thoughts.

I too am concerned about the fire alarm, I have once see the workers running down out of the building, but sorry to say that the tenants are not notified. I guess we are living at RISK!!!!

Mostly just office towers left , many residentials wont be ready in the next 3-5 years like, Wind 1, Wind 2, Dubai Star,Al Saqran,Vue De Lac, Vista De Lago etc..

Only few residential towers coming on the market in the next 2 years.

I don't think you can get studio apartment in this tower for that price unless someone is financially in trouble. Maybe you can easily find apartments in towers such as Icon, Dubai Gate or Lake City as their average selling price is within your budget.
