Thanks glover April 25th, 2010, 09:37 AM dreaming!! most studios here are listed for sale around 1,000 psqf (you can pick up some studios in the marina for that price). while in other buildings in JLT, around 900 psqf, yet they are still not selling. every headline in dubai tell buyers to stay away from JLT, because prices are bound to come down further given the supply problem and the area being far from completed. when this reality hit owners who really have no other choice but sell, you will see studios in JLT going for an average of AED 300k. just wait 6 months or so. BTW, some studios are listed for 360k in the icon, negotiable. bet you you can buy that for around 320k now. anyone who was trying to sell any property in the last year or so would tell you the market is pretty bad and its not getting better, even in the marina. it's not a matter of prices being not attractive, but there are very few buyers and these few buyers have plenty of supply to choose from, thus the pressure on sellers who need to sell to lower prices and attract these buyers. Understand it will be fixed by tomorrow evening. Apparently the tenants are having a miserable time there - they are falling sick as it is absolutely unbearable. It may be fixed in time but I suspect that there will be other issues in time to come and therefore it is important to put together the owners association soon and establish a better facility management provider once all units are handed over. For those owners who wish to lease out their property, this is vital as it will eventually determine the rent expected - better managed buildings receive better rent. Sorry Imre "consumption fees" Is this the PDC you refer to? I dont even know the name of the tower next door but having a Spinneys is good. It means that people dont have to pay the extortionate price for breakfast in The Bonnington. Anyway Imre any chance of some latest photos. It is enjoyed by owners and tenants alike and gets very busy, especially in the evenings. I have come to find out (NOT from the developer) that they are going to split the gym in half, and turn the other half into an office or storage for their own use. The result will be a small space that is cramped and claustrophobic. They have not consulted anybody, owners or tenants. This is a unilateral decision. Bear in mind that even if you don't live here, you want to be able to attract tenants and having nice facilities is a big part of that. If they take away one of the only nice features of this building then your ability to attract tenants at the best rates will be damaged. Please raise your objections by calling them on +971 (0) 43 632 031 and ask to speak to Hamza or Shibin. Further to the mail below, we wish to update you on the progress of the activities that are being coordinated by IOA (Interim Owners Association) with the developer (Stargiga) as well as RERA. 1/ OA formation: On the advise of the developer (Stargiga), we had called for technical bids from four (4) OA mgmnt company. Having submitted the recommendation to the developer with a copy marked to RERA, we were told by RERA to hold on to the appointment of the INTERIM OA Mgmnt company till an official OA body is elected. RERA has instructed the developer to hold an AGA (Annual General Assembly) asap, Due to the above instruction, we have stalled the process of the interim OA mgmnt company as of now. 2/ AGA Based on the instruction of RERA, we had a meeting with the developer's representative, Mr.Koshy (legal cell of Stargiga). He has confirmed that the instructions have been given to their lawyers to call on the AGA. The minimum notice period stipulated is 21 days to call for the AGA. Hence, due diligence and proper handover of the building from the developer to the owner will be at later stage - post OA formation. 4/ Maintenance Fees for the year 2012 is not yet fixed or approved by RERA. Formation of OA is the next milestone for us and it is important that owners (especialy, those who are residents and face the brunt of day-to-day problems due to maintenance issues) should make time to attend the AGA. It goes without saying that elected OA members should they reside in the building will be a better choice as they will understand the concerns much better than those who are not staying in the building. Whilst we wait for the official minutes of the meeting, the status on the agenda discussed was as follows: 1/ OA appointment - completed ( OA Board members - Anthony/Johnson/Azmat/Ksenia/Sankar/Magesh/Grant) 2/ Budget from Jan12-Apr12 - approved @ 14.20/sq ft. 3/ OA Management company appointment - ASTECO Taking this opportunity the newly formed OA Board wishes to thank all the owners physically present at the AGA or through your proxy, for the trust you have placed on us.To all those who were in constant touch by mail but could not make it for the meeting, we wish to thank you too for your support and encouragement. Though the challenge we face is enormous, we believe with your strong support and cooperation our building can be turned around to be one of the benchmark towers in JLT. We will start work in right earnest with the OA Management company, ASTECO, to chart out the next course of action, including a practical roadmap to help us achieve our mutual goal. I have sent an email to the developer and asked to recalculate the service charge , as the title deed size is the official now and why should I pay after that area which is not exist :) Of course no answer yet :lol: I think more owners will have the same problem when they get the title deed so better to check! Imre June 26th, 2012, 06:25 PM From GCV2 Newsletter ( Goldcrest Views 2 , JLT ) We thank all those owners who have assisted by making timely payments of their service charges and we thank you for your patience whilst we continue to improve services to the tower over the coming months. In July an Access Control Company will be installing a completely new system to the tower. The existing access control will be disconnected for a period of time whilst works are in progress. It is the OA’s intention to activate the controls towards the end of July. All units with authority to use the car parking below the tower will need to be issued with replacement access cards to obtain entry. We will inform Owners and tenants of the procedures for obtaining these cards nearer the time. Needless to say that unless the unit is fully paid up of service charges a card will not be supplied and access will be restricted until full payment is made. The new Access control system will also be limiting the use of common facility eg: gym, swimming pool, basement parking and entry from Basement (B1) amongst others to those owners/tenants who have not paid the maintenance fees. It will be happening soon, they just put the defaulters list on the lobby , on my floor I am the only and one who has no outstanding payments.. The new access card system will be ready soon and I hope the defaulters will pay then or will just stay outside the building :) Imre September 9th, 2012, 02:16 PM Better to pay the service charge soon otherwise your tenant will have problems :) Goldcrest Views 2 Access Control Procedure The distribution of cards will be carried out over the course of three weeks (21 days) to give each and every resident the time to collect their cards before the access control is activated. You must ensure that you have completed this process by the 29th September 2012 when the activation of controls will be implemented. To collect you access card please complete the form which can be obtained from reception but is also attached for ease. The following is to be completed and verified for issuance of card: · Unit Service charges have be Settled · Provide written authorisation from the Owner or their representative in the form of a letter by hand to reception or email to Asteco · Passport Photo · Proof of your Identity · Tenancy contract Initial allocation of access cards per unit: STUDIO X 1 CARD 1 BEDROOM X 1 ACCESS CARD 2 BEDROOMS X 2 ACCESS CARD 3 BEDROOMS X 3 ACCESS CARD Any additional allocation to the above can be obtained by visiting the Asteco Property Management Office between 8am and 5pm Sunday to Thursday. Each additional access card will require a refundable deposit of AED150 to be paid. You will be given a receipt with which to claim the additional card from the tower reception. NO ADDITIONAL CARDS WILL BE ISSUED AT THE TOWER WITHOUT A RECEIPT FROM THE ASTECO OFFICE. Any further cards required beyond the number of beds in the unit will be dealt with on a case by case basis so as to control resident numbers in line with local planning laws.
