Goldcrest Views 2 is a 39-storey tower based in Jumeirah Lake Towers, which offers a view of the Jumeirah Islands. Goldcrest Views 2 is designed around a rectangular plan.

Residents, non-residents and corporations can buy Goldcrest Views 2 apartments. Registered buyers are entitled to residence visas issued by relevant authorities.

DUBAI - Star Giga Establishments has launched their latest project — GoldCrest Views-2 — yesterday following the success of Goldcrest Views-1.


Rafiq, chairman of the Giga group while announcing the launch of the project, said: “It has been Star Giga's vision and enterprise to design and build homes furnished with modern amenities, at affordable prices for potential investors in the booming property market of Dubai. Star-Giga Establishments Ltd is a culmination of the joint venture between ETA-Ascon and the Giga group.’’ Goldcrest Views-2 will be a 39-storey tower located in Jumeirah Lake Towers with an enchanting view of Jumeirah Islands. The tower will comprise of 439 apartments, including studio apartments, one, two and three bedroom apartments.

Yousuf Choksy, director, projects, said: “The tower will also have penthouses and the whole project will cost around $200 million with all modern facilities. Moreover, it offers a spectacular lakeside and island view from apartments on all levels. ’’

When asked about the price range of the apartments, he said: “The price range is from Dh250,000 to Dh 3 million and it will take 28 months to complete this project." The Goldcrest View-2 apartments is for residents, non-residents and corporations who can buy on a freehold basis, which means that they do not have to pay any income or property related taxes.

The registered buyers are entitled to residence visas issued by the relevant authorities. Buyers can also obtain mortgage finance from mortgage providers in the UAE.

The company has tied up with Mashreqbank and with their partners, ETA Ascon group, a multidivisional conglomerate in the UAE with a turnover of $1.8 billion and a part of the Al Ghurair Group of Companies. The architects of this project are WS Atkins and the contractor is Al Habtoor group.

The project follows the success of Goldcrest Views-1 and once completed will offer value added amenities and world-class facilities at an affordable price.

Either thats a typo and they meant AED 200m (USD 54m, sounds more reasonable), or the costs of construction in Dubai have exploded OR this tower is going to be at much higher standards of quality than any other tower in New Dubai. Even the 90 storey amira tower will cost only USD 152m.

Goldcrest are using some of the best technology for there apartments. I believe when complete they will have the 2nd best tower in terms of quality after DAMAC.

Contracts awarded forETA Star's projects

Dubai: Property developer ETA Star has awarded contracts worth Dh470 million for two projects in the Jumeirah Lake Towers Gold Crest Executive and Gold Crest Views-2.

Dubai-based Al Meraikhi won the Dh250 million main contract for Gold Crest Views-2. ETA Star has completed the piling for the foundations and handed over the site to Al Meraikhi. The project is scheduled for completion by March 2008.

The main contract for Gold Crest Executive was signed with the Ascon Al Aweer joint venture for Dh220 million. The piling for the foundation is complete and the contract for superstructure work is expected to commence this month to meet a completion date of June 2008.

ETA Star also awarded the sub-contracts for Gold Crest Executive to several companies. ETA-Melco was awarded the lift package contract while the aluminum and glazing contracts were awarded to Arabian Aluminum.

The electro-mechanical and plumbing works were awarded to BK Gulf and the post-tension contracts were given to D. Haddad.

Gold Crest Executive is a 39-storey structure that comprises office space and residential apartments. Complete with a food court, shopping arcade and a host of other facilities, the project will be surrounded by lakes, verdant greens and landscaping.

I've been dying for an opinion on this from owners. I bought a resell before the summer. Waited a while for the contract to be finalised. Got it in the end, but wanted a few revisions, so sent it back. The revised one has just come back with several added pages, one of which had this clause:

"The buyer warrants to pay the amount towards the Initial Corpus Fund at the rate of AED 50/- per square foot of the saleable area payable to the Goldcrest Views Owners Association at time of handing over."

Is anybody else in my boat? If I'm forced to pay this ridiculous amount (probably to fund the apartment prize in the Gulf News!), I 'll have to forget owning it at time of handover.

This is re the Initial Corpus Fund for the Owners Association of GVC2.

I spoke to Vithia in Eta today about the new clause in my contract.
She said that those owners who had already signed their contracts would receive a letter one month before handover asking for the same amount, Dh50/- per square foot of saleable area. I suggested that this was merely to pay for the apartment prize in the Centrium given out with Gulf News subscriptions. All I got was a giggle.

Well ive not seen the contract yet, infact i've just signed the assignment form because its a resale. I paid £51000 for 12th floor studio, not sure about the size but i think it will be small looking at the price i've paid! But I think thats a good deal because the other studio available direct from the developer was more expensive on the 3rd floor. Wot about u? which floor? someone mentioned that they might sell before completion due to that corpus fund, but even if i have to pay that i think it would be worth it. wot do you think?

Dont forget its only been just over a week since Ramadan finished, GV1 had no visible progress during the 3 week period either. Hopefully construction progress will return to normal again now.

1. earliest completion date is 30/6/08 and latest 31/3/09......what happened to 2007?

2. clause 8.3(e) states 50 aed/sqft towards the initial corpus fund at time of handover......good job my studio isnt that big!

3. service charge 8 aed/sqft + prorota chiller expenses....seems like the average but what is chiller expenses??

I had a real go at the rep in the office, two of them in fact, over the initial corpus fund nonsense. Essentially, it's to fund the free apartment they are giving away as a prize with Gulf News subscription. When pushed, they didn't have the sense to have prepared a decent explanation beyond maintenance and emergency charges!
This is in previous postings here, they also they would send a letter to contract holders without the clause, stating that they want the same amount on handover. This letter is due to go out one month before handover. All nonsense to shut us up, of course. I've all but given up on the idea of long-term ownership of my studio as a result.

Well u can only be a winner if you win the prize apartment goldcrest are offering!!! I see it 2 ways, if u REALLY want this apartment then u hang on to it and pay the amount at handover, or u sell, preferably at a profit. Like you im in two minds about it, i think i can make a profit on mine (purchased for £51000 studio on 12th floor but can sell for £56000??), so thinking what else is out there for this amount, not much.....just some studios going in jumeirah bay and wind towers (i've heard the latter is a flop), or u move out of JLT altogether.
I calculate i will have to pay £2800 towards the fund, so im thinking total price of my apartment is about £54000......not bad if the development is successful. Or are we being ripped off??

I think you are undervaluing your studio. The going price for a resale in GCV2 is about 400,000 Dh. I bought mine in April/May for 330,000, think if I can get 400,000 now I'll have done ok. The talk of oversupply next year may make the price drop a bit, but long term you'll definitely make money on resale value and rent, just not sure how much.
But you should be looking at a per sqf rate of about 1000 Dh at the moment.

In my experience, they never respond to emails. Surely you have a rep assigned to you? If not, call their main tel number and ask for someone to deal with your issue (TEL. 00971 4 2687222). If that doesn't work, ask for Vithia (one of the reps) and annoy her until you get sorted.

You would only get 900-950 per sq ft if you have an apartment in a JLT tower which is due for completion in the next quarter. GCV2 is still a long way off being completed and this corpus fund nonsense is not likely to appeal to potential investors.

I think a valuation of around 800-850 per sq ft is far more in line with the current market price. I sold my apartment in Madina Tower 1 bed earlier this yr and only managed to get about 850 per sq ft. This was after JLT was announced as a free zone. If you want to recieve any interest in an off plan project ready in 2 yrs in JLT then I would advise to price it competitivly because there is just too much other choices available.

Think about it, would you pay 1000 per sq ft for a project in JLT ready in 2 yrs, or pay the same to move into a ready apartment in the marina.

I rest my case.

Going by Better Homes valuations, the average per sqf rate in JLT 900Dh+, but since I'm talking about a studio, you'll find the rate is much higher. If you look in their brochure or online, you'll find the prices have risen even higher than 1000Dh/sqf.
As for the corpus fund, buyers won't necessarily know about that until the transfer has been done. I certainly didn't get to see the contract until then.
As for people paying 1000Dh/sqf now, there are ALWAYS people willing to pay, as long as they see the price on a steady rise, which we are seeing. I paid 825Dh/sqf in May for my studio, you really think the prince is the same now? How many studios can you see in the real estate mags for Dh330,000, which is what I paid?

Completion is mid 2008 , maybe earlier..

Helo everyone, just received my official GV2 contract all signed and delivered. Made my final payment but still waiting for receipt. I must say this developer is the slowest when it comes to sending receipts for payments....they dont respond to emails either except for Mr Ishaq at Giga.

i knew someone would ask me that. Well the £:aed rate is the highest for 15 yrs so saved several £££s. I know I could have kept the money in my bank account and earned interest but piece of mind more than anything in that it is paid off and that I dont spend the money on something else.

The 940sqft 2 beds is what I wanted to buy originally from the developer back in 2005. Ah well, another payment due, up to 70% for me. Does anyone know how the penalty for late payment works.
I know it's something like 0.75% per month, but do they actually work out the daily amount??
By the way, folks, I'd keep those payment receipts somewhere safe because ETA told me the total penalty would be worked out at handover. So you'll want those receipts and dates close to hand then.

Surely this is not possible. I have read a copy of the contract and they will be clearly violating the agreement. This is the definition in the contract:

Completion Date means a date not before 30/09/2007 and not later than
30/09/2008 which exact date will be notified to the Buyer by the
Seller at least 30 days prior thereto;

My contract gives some nonsense about a completion date, longstop date and ultimate longstop date, taking it into 2009, first quarter I think.
Mind you, I do have one of the newer contracts with the Initial Corpus Fund crap included...:bleep:

Before I bought in for a studio, I asked the developers real estate agency to provide me with a copy of the contract. In this copy there is no mention of the Initial Corpus fund and the longstop date is 30/08/2008. So after reading that I paid the 15% required at the time. However, all I have got is a receipt but not the contract. I would freak out if I am now supplied with a different contract document with revised dates.

I am receiving monthly rent money from another developer who did not complete the building on time and I had to rent another Apt.
We should demand the same from this developer.

I've been offerred 410000aed for my studio on f12 size 370sqft, is this a good price?

Just browsing through the Freehold sections of Gulf News, I'd say that's on the low side. Considering GCV2's progress, I'd like to think this size of studio (like mine!) would go for 450,000 AED.

Agree with above comments 410,000 is a bit on the cheaper side. current market price should be 450,000. My valuation is based on the fact that last month I missed out on 2 studios in goldcrest executive (same size as GV2 studios) which were sold for 450,000 and 460,000 and the next cheapest one now is on the market for 480,000. Although GCE studios come furnished so maybe has a 20,000 premium over GV2 studios

That is just speculating that the price will drop, no one can tell the future, so it is a gamble if you want to hold onto it or sell it, my personal opinion will be that the prices will increase, but i am no expert....hell i dont even live in Dubai, but i think i will not be selling my apartment in the too near future.

i saw in the Gulfnews 3 studios for sale of Goldcrest Views 1 , 617-620K (2nd, 3rd and 8th floor) those size are bigger but I think this is no problem because not too much the different if you want to rent out. small studios apr. 65-70K , big studios 70-80k/year nov in Dubai Marina.

depends on the quality and what you want after , rent out or living there.

if you are going to the IKEA maybe apr. 20.000 AED , if you buy better quality 30-40.000 AED.

If you want to rent out , just go with the cheaper one.

Latest update from developer re completion date is sept 2008, sounds too good to be true.

They told me the same but I expect end of 2008-Q1 2009. difficult to compare with Goldcrest Views because 2 different main contractor...

When I purchase my unit in GCV-2 in 2004, I was promised the completion date to be the end of 2007.
I hope they will re imburse me for the loss rent for the year.

Arshad, read your contract, clearly it says compensation only after march 2009, completion likely to be 3-6mths before this.

I called ETA Star two days ago to ask them to confirm their bank details to transfer the next amount due as my bank had rejected the information provided. I was asked to confirm my apartment number and told that it was not under my name. I had the receipts, agreement form etc. I called after a while and told that the error was corrected but not hear back yet. Has anyone else had the same issue at all?
