Maybe it is inspiration,building a city is a art and art needs insperation. Maybe the Gurgaon-girls or boys have not "discoverd" the mushrooming of high-rises that are beginning to surround them.

And, It's their view and surroundings: Why the hell are they hellbent on hanging ugly air-conditioners outside their windows? They are turning their property into public eyesores! :bash:
It's as bad as grafitti sprayed allover the place.

Thank God, they are not hanging those monstrous coolers anymore. My logic is: if you spend 50 lakhs or upwards to buy an apartment, then you can also go ahead and buy those sleek AirCons, which can fitted inside the apartments - the one's that Samsung and LG have brought out in India. They are not that costly anymore, why make your home look ugly! Yes, there's always a risk if you have balconies, then people will hang their laundry for public display.;)
But isn't it so, that the some of the premium residential projects, especially the highrise one's have done away with the balconies. I don't think, from the pictures I could see any balconies in Shreepati aracade, and other highrises of Mumbai. Of course, if this is the case, then it makes sense: you don't want people "accidently" falling from heights of 150 mts or so...

A more pertinent question would be: Given Delhi area's extreme temperatures, dont these buildings have centralized air conditioners (for the summer) and heating systems (for the winter). I am surprised a building of this size doesnt have centralized systems. I can understand buildings 40 to 50 years old not having it. But, even the new ones?

I have lived for 3 yrs in Minneapolis/St.Paul area and this building reminds me of that. The architectural style is more northerly than tropical! :)

We can expect some of the 50 million to 150 million costing apartments, to have these facilities. Basically, you need housing societies to establish such a system in place and administer it. Currently in Delhi, most apartments are sold to individual buyers, who are entitled to do whatever they please with their properties. There are no set rules, that's why some apartments appear more ugly than the others in the same building.

Raheja Developers will launch a highrise residential project named Atlantis – on NH-8, This complex will be located near the 32nd Milestone.
The flats in this project will offer a view of HUDA Golf Course, the highway, the greenbelt located between this project and the expressway, and of Gurgaon’s other condominiums. A green belt will demarcate the complex from the expressway.

Citi-Zen January 11th, 2005, 04:25 AM Interesting to see the location of the project...till now, most of the development in Gurgaon has been around the Gurgaon Mehrauli road and to its east (where the city center is, thats where all the DLF development is) and between the V-shaped area between the G-M road and NH8. But I guess with the expressway U/C, the focus will shift to the land along NH8, probably down to even Manesar.

Madhusudhan February 2nd, 2005, 10:54 AM Now that Gurgaon is galloping and becoming a major subcity in it's own right, the question of it's CBD pops up in the mind. Does Gurgaon have a CBD? If you all have noticed by pictures and personal visits; then almost most of the commercial towers are spread far and wide. They are not in a cluster, and generally are situated along the Delhi-Jaipur Highway - stretching atleast upto 10 kilometers or so. To me this looks more like unplanned development, and makes the subcity commercial points, approachable only by personal transportation. Agree with you on one point -- Gurgaon does not have a masterplan to talk of. Practicing here for the last 8 years, I have heard "rumors" that one exists in the DTP (Dept of Town Planning) office, but not many has seen it. :)
However, for the last 15 years of its boom, Gurgaon has consistently defied all theory of masterplanning and its doomsayers to come to what it is today. Whether its good or bad is being judgemental, but its a happening place for real estate.
15 years ago, there was a highway and there was an old Gurgaon town. HUDA started Udyog Vihar, an industrial zone to the West of the highway that runs N_S (same side as the old gurgaon town). Maruti moved it and with it came people and the boom. In a way, Udyog Vihar and its various phases on the west for about 10km stretch was supposed to be the CBD.
The east side of the highway (Delhi- Jaipur, NH*), now locally called "new gurgaon", land was held by some large developers -- DLF being the biggest and some by Ansals. The DLF Qutab Enclave (or DLF City in various phases) was primarily residential zones and they started plonking in office buildings almost haphazardly. Contrary to popular belief, new gurgaon started not on the highway, but on the second road that joins Gurgaon to Delhi, the Mehrauli-Gurgaon Road (MG Road). DLF Corporate park (http://www.dlf-group.com/image/commercial/DLF_corporatePark.jpg) in Phase III or DLF Plaza Tower (http://www.dlf-group.com/image/commercial/DLF_plazatower.jpg) in Phase III are examples. The Highway had it a little later with DLF Gateway Tower (http://www.dlf-group.com/image/commercial/DLF_GatewayTower.jpg) and DLF Square (http://www.dlf-group.com/image/commercial/DLF_square.jpg) in Phase II came a little later.
The trend of creating commercial zones therefore was rooted out in new gurgaon to start with!! There were these two axes -- the NH8 and the MG road -- and everything started happening around it -- offices, malls, residential! As they got saturated, new axes emerged. Right now two such hot axes (1) the sector road beside DLF golf club and (2) Sohna Road. In teh absence of a masterplan, as usual its a mixture of everything.
The MG Road is now possibly Gurgaons reply to Singapores Orchard Road -- small malls dotting its sides, about 20 in numbers in a 3 km stretch.

NEW DELHI: Gurgaon is set to get the mother of all malls — a humungous 40-lakh sq ft sprawling property that is being touted by its developer DLF Universal as the biggest mall of the world.
The average size of malls here is 2.5 lakh sq ft; this will be 16 times bigger.
The mall —- christened Mall of India -— will be spread over 32 acres and will have parking space for 10,000 cars.
These ambitious plans have been drawn up at a time when footfalls are down at Gurgaon malls and rental rates have virtually halved.
But DLF is unfazed. It says Gurgaon with so many malls will soon develop as a mega shopping district in the NCR region.
What's the basis of the claim that this will be the biggest in the world?
DLF spokerperson Kajal Aijaz said the biggest now is Mall of America in Minneapolis which has a covered area of 38 lakh sq ft, followed by a mall in Shanghai which is 30 lakh sq ft.
Mall of India would be bigger than these, she said.
The DLF mall — located on the Delhi-Jaipur highway — has been designed by Jerde Partnership which also designed the mega malls in Minneapolis and Shanghai. Its construction work is expected to be over by 2007.
The costs are not known but property consultants said it could be in the region of Rs 1,500 crore.

After DrWho pointed out that the world's largest mall in Beijing is 6 million square feet while this proposed mall will be 4 million square feet, I contacted DLF. They have sent me an e-mail accepting the mistake.

This in not just a shopping mall its also a 5 star hotel.
Its spread over 15 acres of land.
5 star hotel with 225 rooms.
Shopping mall which is spread over 1.2 million sq ft when completed it will the largest mall in south asia.

I was driving to IGI and I took the NH6 last month, and saw this huge structure coming up next to the Mariott Hotel in Saket. Let me tell you, the structures are huge. Much bigger than any mall i've seen.
The Delhi-Gurgaon expressway will be another sweet thing once its completed. I saw construction on in full swing.

i believe it is 8 lanes. I was going to the Del Airport at night so couldnt really see the actual pace of construction, but they had constructed the elevated structure for most of the highway leading to the airport.

A slight resemblance to the Emirates Tower in Dubai due to the chamferred top and the steel structure, and is definitely the bold face of modern India. :)

This is not to be confused with some socialist moorings. One cannot have a lots of people in chawls and few in malls and have the party go on. There is a pressing need to shore up human development before it becomes some sort of explosive situation. Well this may not be the forum to discuss, still, leaving couple o lines.

The lower level was for slower moving traffic and the upper for fast moving traffic. 5 lanes on lower level and 6 lanes on the upper level. When is supposed to be completed? stillwater January 15th, 2006, 04:20 AM The above pic is definitely not the gurgaon expressway as the road surface hasnt been laid yet and it does not go that high anywhere.
Was in india for a couple of weeks so snapped these pics then (took the expressway ones while driving.. hehe). As for the number of lanes it seemed like a 6 lane expressway. The elevated sections are at the crossings and other than that the service lanes (ones being used now) are 3 on each side. So atleast 12 lanes should be there. Also the service lanes are of excellent quality and well laid out. The completion date i think is supposed to be june 06 but i kinda doubt they will complete it by then, maybe by the end of this year. The work ethic on the expressway isnt quite like the DMRC, so it is kinda messy and the traffic during the day is quite horrible too. But that i guess is basically due to the amount of traffic. Though judging by the quality of the service lanes, i would be quite surprised if when completed the expressway is not world class.

Well, since the netas can't maintain sidewalks, it's now time for the private sector to maintain them.
As for the buisiness of peopl setting up shacks wherever they want, it's due to the fact that they don't have any other sort of shelter. It is time for a private sector entity to start manufacturing prefabbed shelters with facilities and stuff, and there sall also be privately-run fields where poor people will be allowed to place their prefabbed shelters, modeled on trailer parks in the US.
