The Mangalore SEZ has run into minor problems as far as aquistion of land for phase two is concerned. The farmers have been resisting giving up their land. Now they are demanding 35 lakhs an acre for barren land in the middle of nowwhere.If this payment is made then it will be one of the highest land deal of its kind in India.

I think the color might change over to grey . At the time the photo was taken it has just been open to traffic . So most of the vehicles have still not gone over it.It is really a busy road with very high traffic density.
The colour might fade to grey in future!

2010 would be the year for Forum Malls at Mangalore,Hyderabad and Kochi. Mangalore and Hyderabad ones will open in June 2010 while the Kochi one will open in November 2010.

Mangalor one would be 625,000 sq feet ,would be slightly smaller than city centre but would have parking spaces for 1000 cars.

However the largest Mall of Karnataka would come at at Bikernekatte by PLAMA developers . Looks like that will be in excess of 3 million sq feet!

Sahara is setting up the world's largest housing projects,comprising high rises,mid rises ,malls,hospitals,Radisson Hotels etc. The plan looks pretty impressive. The Mangalore project would come up according to reports at Surathkal 22 kms from the city but well within corporation limits.

Mangalore will have atleast two more multiplexes if not more in the coming years. Fun Cinemas would open in the coming months. PVR would open in 2010.

MANGALORE: The State Government has sent a proposal to the Union Government to construct a 91.2 km four-lane bypass from Mulki to Thokkottu via Kateel, Bajpe, Polali, B.C. Road, Panemangalore, Mudipu and Mangalore University.

Karnataka's High Level Clearance Committee today approved 28 proposals to set up new industries involving an investment of Rs 49,054.89 crore.

The areas of investment are in IT, cement, steel, education and electronics, a release by the Governor's Secretariat said.

The industrial units after commissioning would generate employment to 4.19 lakh people, the release said.

The investments are being made in tier II cities, including Hiriyur, Gulbarga, Mysore, Mangalore, Muddebihal, Gamanagatti, Hospet, Hassan, Afzalpur, Yadgir, Kunigal, Koppal, Sandur, Haveri in addition to some in Bangalore rural district.

The projects included an airport-based multi-product special economic zone at an investment of Rs 3,384.65 crore to be established by the Bangalore International Airport Ltd, which has built the new airport in Devanahally here.

Limitless Properties Ltd has got the approval for setting up a multi-product SEZ in Hiriyur in Chitradurga district at an investment of Rs 4,164.40 crore.

R M Steels Ltd will be setting up a Rs 15,700 crore integrated steel plant in Koppal while XINDIA Steels a similar plant in the same district with an investment of Rs 8,735 crore, the release said.

^^mcc (if you mean mangalore city corpn) do not build malls. Malls are built by private real estate developers.

Currently lots of activity is going on in Mangalore with respect to water supply ,drainage and road improvements.
In a few months from now Mangalore will be the first city in India to have underground drainage covering more than 90% of corporation area. This has been done with the help of ADB . More than 400 crores have been spent on it.

Currently many of the roads in MANGALORE are being concretised and made 4 lane. The entire 8 km from PVS building to Kodical on the highway is four lane. The 3 KM Balmatta road 4 laning is in process at a cost of almost 17 crores. The fourlaning of Lalbagh,Bejai ,Kadri hills,Lalbagh bejai Kuntikan is going on. The fourlaning of Airport road is going on and finally the four laning of Highways is going on . In India unfortunately everything takes time because different depts keep fighting but nevertheless we we will get there.

MANGALORE needs a stadium like Kochi has. The Karnataka cricket board is very keen on developing a state of art international cricket stadium and has paid numerous visits to the city and have even identified land near Thaneer bhavi but there is some problem with CRZ rules. They have also identified Nehru Maidan but there is opposition as it is the main lung space of the city.

The change: These factors have had a direct impact on the prices of real estate. According to Ranjan Shetty, a leading real estate developer in Mangalore, there has been a drastic increase in the prices of land and it is going the Bengaluru way.

Land prices at Kadri, one of the best residential areas, stand at about Rs 700,000 per cent (1/100th of an acre or 435.6 sq ft). The 'apartment culture' -- so far not too popular in Mangalore -- too is on the rise. The prices of apartments (flats) in the city are steadily shooting up. Land that used to cost Rs 1,200 per sq ft is now available at Rs 2,500 per sq ft.

The prices of commercial property too have risen from Rs 500,000 a cent to Rs 25 lakh (Rs 2.5 million) in the past two years. In case of residential property, the prices have shot up from Rs 1,200 per sq ft to Rs 2,500 a sq ft in two years, Shetty added.

Mangalore's situation is so much similar to Bengaluru where exorbitant prices are being quoted, but in many cases there are no takers for the same. Shetty says there are several instances where a fancy price is quoted, but there are no buyers.

This is exactly what happened in Bengaluru too. Builders quoted fancy prices for their apartments and as of today almost half of them lie vacant.

Areas in Mangalore where prices are going up are Falnir and Ballal Bagh. The Lal Bagh area, which was more a blend of commercial and residential complexes, is gradually transforming into a pure commercial area and is competing with areas like Hampankatta and Balmatta in pricing.

Spencer's Supermarket is coming up in Kadri in the building which was once Black orchid Bar & Restaurant. The location, i can say is next to Kadri service station (Indian Oil Pump) opp. HDFC Bank.

Thats the Lal Bagh and Ballal Bagh areas, the His Grace apartments(the one with the multiple red-tiled towers) is an unmistakable landmark, viewable from all parts of the city.

Inland Windsor will have 25 floors . It will be the tallest at present. But there are some 30 storied ones in the pipeline. It is surprising to get permission for such a highrise in the vicinity of the Airport.

Anish,Mary Hill is near Kadri hills,Kavoor area which is only 10 km from the airport although the distance appears more because of hilly terrain.I had seen some information from the aviation dept two years ago regarding status of high rise building about 20 kms from the airport. At that time I thought there was something wrong in the Information. Your information has more logic.

According to the latest report by property consultants Knight Frank, Trivandrum, Mangalore, Nasik, Bhopal and Jhalandar are among the eight tier III and IV cities that will emerge as growth centres from this year on. But is it too early to consider an investment in these areas -- after all, have we seen tier II cities delivering what they promised?

“If I go just by the euphoria and say it still hasn't taken shape, then why am I talking about the second level of cities? The next level of cities also have tremendous potential. Investors want to put their money where there is good capital appreciation,” says Gulam Zia, National Director, Advisory Services, Knight Frank.

Consultants add that with the government's initiative to ensure four lanes for all national highways, cities such as Dehradun, Raipur and Amritsar have become fresh targets for developers. Down south, Trivandrum and Mangalore already have established campuses of IT biggies like TCS and Infosys. Now realty majors are following suit.

Mangalore has already begun to witness the spill over demand from large IT companies in Bangalore. While Infosys has established its presence here, the company is setting up a 300-acre campus facility in the IT SEZ coming up on the outskirts in Konaje. Satyam and Wipro too have been allotted 200 acres in the export promotion park coming up in Ganjimutt.

Moreover, the proposed coastal Special Economic Zone where ONGC will invest $ 250 billion (Rs 9,856,249,809,275) has added to the real estate interest in Mangalore.

So, Bangalore-based developers like Nitesh Estates and Puravankara have recently acquired over 40 acres for IT park developments and townships. Residential complexes too are springing up on the outskirts and close to Bajpe where the new international airport is proposed.

Prices in apartment complexes on the airport road such as Blueberry Hills and Landlinks range between Rs 2,500-2,900 per square feet and are likely to rise further with the completion of the airport and IT SEZs. Mangalore also has six malls under construction, including a forum mall by Bangalore-based Prestige Group on MG Road. There seems to be an oversupply of retail space at the moment, but this may not last long.

Something about Mangalore

Known as the Cradle of Indian Banking Industry ,this city is located on the West coast .Mangalore used to be the headquarters of South Canara district but now it has been bifurcated into Dakshina Kannada and udupi district . Dakshina Kannada district has a a poulation of only 18 lakhs but has almost 3 lakhs vehicles . Mangalore;s population would be around 6 lakhs but it has about 2.07 lakhs vehicles in the city of which atleast about 30% are cars!
Mangalore gave birth to Canara bank,corporation,syndicate ,karnatakaand vijaya nbank at the national level. Infosys,Mphasis,Global softys,lasersoft have big presence.Infosys is expanding in the separate ITSEZ set up . Wipro and First American corp is also setting shop.
Manipal ,the international education township is 60 km from mangalore.Mangalore has all type of colleges be it Medical(5),Dental(3),Hotelmanagement(8) etc etc.

NIT surathkal the premier engg. institution of excellence is in Mangalore.
Soft ware exports from Mangalore city is expectet to touch 1000 crores this year . This is peanuts when compared to Bangalore but more than the exports from various states combined including Kerala and second highest in Karnataka.It is the fourth largest city in term of population but second largest in terms of revenue,statistics and second fastest growing city in karnataka.
The construction boom started in early 80's with many 10 storied buildings coming up. The first 10 stories structure ,the PVS centenary building was constructed in 70's. Then there was the Ramabhavan complex(Twin towers),Yenepoya hospital(built in 84) and host of 7 to 8 storied structures. but the real boom came in late eighties.
By end of this year Mangalore will be the first city in India to have 100% underground drainage.The work started last year.
The first International flight is expected to start this month to Dubai.The airport expansion project unfortunately dragged on for years and years.
I believe Mc donalds is keen on setting up shop in this city.Pizza hut and dominos have a presence. Pantaloon opened its 32000sq feet big bazaar,the 6'th in south India with 3 of them in Bangalore. Vizag has one.
And what more ,it is supposedly 100% literate.

'Inland Windsors' a residential project is developed by one of the city's topmost builders and developers Inland Builders. Work on this 25-storey residential complex is all set to begin at airport road, Yeyyadi which is a little on the outskirts of the city. The project is expected to be launched during early May and is being touted as another colourful feather in the cap of the City's booming real estate-related activities.

Already Yeyyadi road, going towards Bajpe airport has become the centre of attraction for the city, as recently two major Star Hotels have purchased plots of land here in-order to commence work on major hotel projects soon. And since this road going towards airport is thoroughly concretized, hopefully there should be no complaints with regard to infrastructure at least so far as road is concerned.

I have clearly mentioned in all my posts concerning the Forum Mall that it was coming up at Pandeshwar.(Page 10 on this site).The project has been delayed . It will be commissioned in 2010. I spoke personally to the Prestige people from here in the UK last year. There is a general misconception that it is coming up on MG road in some of the sites . The plot of land 3 acres?opp to TMA Pai International convention centre has been bought over by Mr Ramesh Kumar who will be setting up his most expensive project there which will include a Mall and hotel.

I have also seen in Wikipaedia and Google Earth showing location of THE FORUM MALL on MG road. I have corrected the Wikipaedia thing BUT NOT THE GOOGLE EARTH.

Thanks . I did that with Prestige group and Ramesh Kumars project on MG Road and it worked as they thought I was a serious customer!The location I think is New Mangalore/Kulai belt.

Nowadays it has become a fashion to give these sort of computer generated images. Even Infosys has release these sort of images for their Konaje SEZ which is already under construction.Even theough they have 300 acres they can construct only on 50 percent of the land due to the peculiar topography.

Mangalore April 19: MCC will concretize the road stretching from Hampankatta Junction to Regional Transport Office utilizing the finance given by the government.

The the four-lane concrete road from Hampankatta Junction to AB Shetty Circle is estimated to cost Rs 3.83 crore. The tender has been awarded and the work order given to two contractors who bid for the work to be taken up in two phases. The MCC will start the survey work and mark the central alignment from Monday. Though the MCC wants to begin the concretization work immediately, the district administration may ask it to defer the work till the elections are over.


“As per the plan, the four-lane concrete road will have dividers. The present divider will be removed,” MCC officials said. As the road is wide enough, the MCC does not plan to widen it further.

The contractor has to lay the bed concrete and main concrete. But the package does not include the footpath work. The MCC has to undertake this work separately.

One of the tasks for the MCC is to shift the water and underground drainage pipes from the place where concrete will be laid. All the water connections will be joined to a fourinch PVC pipe which in turn will be connected to the main water supply line.

The diversion of traffic is also being worked out. Once the road is concretized, Karavali Circle-AB Shetty Circle road will become one single stretch.

It is surprising that such an important project has been missed on this site.

Infosys Mangalore second development centre in the new IT SEZ at Konaje opened in ?November 2007 with 83 staff. The number will go up to 3200 soon. It is called NETHRA after river Netravathi.

I am told TCS haveopened their Mangalore centre or are going to open soon at Ganjimatt . Similarly Wipro is setting up its cente at Konaje ITSEZ. I am also told that the entire stretch of land between Highway and Mangalore university has been bought over.

I have checked with B Raheja and K raheja . They do not have any projects in Mangalore. Raheja's are a group of 5 brothers I am told.Best thing is to ring up Palmer and Turner.SE Asia is the most inconvenient to ring from here due to the time difference.

MANGALORE has beaten all its rival cities by getting India's first PCPIR .


NEW DELHI/MANGALORE, May 29, 2008: The Mangalore Petroleum, Chemical and Petrochemical Investment Region (PCPIR) has finally come through. The Central government on Wednesday cleared the project with an in investment of 30,000 crores. A Special Purpose Vehicle will be launched to see through the project including land acquisition, licensing and global tendering and shopping. As per the project proposal, the PCPIR will include the Mangalore special economic zone, the New Mangalore port and Mangalore airport. The project will be executed in three phases from 2008-2026 (first phase 2008-2014, second phase 2015-2020, third phase 2021-2026)

According to the sources in the ministry of chemicals and petrochemicals at New Delhi who exclusively spoke to the Mangalorean.com the project will now be given an ‘operational form’ by the end of July and will be sent for final drafting. The sources said the state government had proposed this project in 2006 through the Karnataka State Industrial Investment Corporation (KSIIDC). The total investment that the PCPIR might attract was to the tune of Rs. 2,31,000 crores. The proposal had not been accepted following the Mangalore city not having the required infrastructure facilities for hosting such a large organization.

On a brighter note one of Mangalore's real estate owner( Land Links) has become a cabinet Minister (Mr Palemar from Mangalore North ,formerly Surathkal which is a highly industrialized zone) . He might get urban planning. More so Mangalore will get about 5000 to 6000 crores for infrastructure development from the centre for developing infrastructure for PCPIR.

Contrary to my earlier statement ,4 other PCPIR's are also in the Pipeline including one at Vizag.

SAnju Mohtisham claims that this is their tallest tower at the moment. Their West Wind is 18 floors! Is it taller than that?
They are planning a huge township in Kannur near Adyar along NH48.It is a 250 acre site with residential ,towers,villas,hotels,malls,hospital,international school etc.The project details have not come out in details but looks like a massive project with estimates of more than 1000 crores!

Disposal of waste likely to be handed over to single agency

Sources said that door-to-door collection of waste was not happening in all the wards for various reasons, including the failure of contractors to execute this properly and denial by residents to pay users’ fee. The corporation has decided that if this task was given to a single agency, it would be easy to streamline this work and facilitate supervising. In addition, with the setting up of a new compost plant at Pachchanady, the method of disposing of solid waste would change. Involvement of multiple contractors in handling the solid waste was rendering the co-ordination difficult, especially at the disposal stage. Sources said that the corporation could avail itself of the carbon credit under the Kyoto Protocol for reducing pollution by operating such a compost plant.

MANGALORE: The Karnad Sadashiva Rao Road in the city will get a facelift as the Mangalore City Corporation has decided to concrete it with private participation. The work will be inaugurated on August 15.

Mayor Ganesh Hosabettu told The Hindu on Tuesday that the road would be developed into a two-lane concrete road from Hampankatta Circle to PVS Circle. Two more concrete roads would be added subsequently to make it a four-lane concrete road, he said.

Mr. Hosabettu said that the first step of laying two-lane concrete road would cost Rs. 2 crore. Two builders, who were constructing imposing buildings on the K.S. Rao Road, had offered to donate Rs. 50 lakh and Rs. 1.25 crore each. The corporation would request the second builder, who had offered to pay Rs. 1.25 crore, to increase it to Rs. 1.5 crore, he said.

Mangalore, August 10, 2008: Three major roads in the city were today closed after the Mangalore City Corporation decided to concretise them. They are K.S.Rao road from Hampankatta circle to A.B. Shetty Circle on U.P.Mallya road, Hampankatta circle to Navbharath circle on K.S.Rao road, and Tagore park to Ambedkar Circle road a total of 2.3 kilomters. Inaugurating the ground breaking ceremony on Sunday district incharge minister Krishna Palemar said that the government has taken a decision to upgrade atleast 200 kilometers of main roads in Mangalore City Corporation limits in a phased manner over next 5 years. The city which is now a second growth centre after Bangalore is getting investments to the tune of over 1lakh crore rupees that includes the PCPIR and the Mangalore SEZ project. The city will become one of the largest residential and urban centre in next five years he added.

I have always wanted relocation of the Wenlock hospital to a more quiet area. About 100,000 vehicles pass this junction every day equating it to KR Circle in Bangalore and one of the busiest in the country. Thank god the New Mangalore port was not in the heart of the city like the Kochi port.It would have been chaos,not that there is no chaos on the Mangalore Surathkal highway.
I am told Mangalore city has about 53,000 private cars.Infact due to the congestion no new autorikshaw permits have been issued in the past seven years!

Originally this was meant to be a 500 acre park but after phase 1 has been completed people are unwilling to part with their land as land prices have rocketed and so they are demanding more money which the govt will not pay.



The much-delayed project is now reduced to just the first phase of around 200 acres and the hope of it attaining the lofty heights set for it is fast disappearing. Opposition to land acquisition is turning out to be the main reason for the delay.

Just to let you know that Mangalore has reached yet another level.

Currently there is total chaos in the city as all major roads have been closed for concreting and fourlaning. The much delayed underground drainage project will be completed next year when the entire city will be having 100% underground drainage .Mangalore had only partial underground drainage. This is important as 96% of cities in India do not have underground drainage . I think this is important for any city which is developing. There is no point having skyscrapers without adequate infrastructure. 810 km of new water pipes have been relaid already and the garbage disposal projects have been modernised with MSEZ using converted water from the sewage plant.

Now surveillance and traffic cameras have been introduced for the second time in Karnataka.

Two types of surveillance cameras assembled by Bharat Electronics Ltd. will be installed. Mr. Kumar told The Hindu said that one type of camera would be used purely to identify vehicles jumping signals. The Red Light Enforcement System is expected to work on “auto-pilot mode”. “The moment a vehicle crosses the line when the red light is on, a sensor will take note of the violation and immediately trigger the camera. Police officers at the control room will be automatically notified and they will in turn prepare a traffic ticket and despatch it to the Regional Transport Authority. The RTA will forward it to the postal address of the violator,” Mr. Kumar said.

The multi-purpose video surveillance system will use a sophisticated camera that captures a 360-degree view of a junction and cover a radius of 1.5 km. The video footage and photographs gathered by this camera will be uploaded onto a server and filed into a massive database.

MANGALORE: Mangalore Airport is all set to prepare itself to receive larger aircraft by late next year. It will even be able to handle Boeing 747 with limited load.

The airport, which handles aircraft with seating capacity of 186 at present will be able to handle aircraft with 300 seats.

To facilitate this, the Airports Authority of India (AAI ) has allowed the airport to extend the length of the new concrete runway.

Mangalore airport has been in the news for the last few years and December 2008 will mark another important milestone in the chequered history of this airport. The civil work at the much awaited new terminal building will be completed by coming December and it would be operational by March 2009. With the commissioning of this terminal the 22 km distance from the city to the Bajpe airport will now be reduced by 6 kms.



Construction activity is in full swing in Kenjar village, the site of the new terminal with the completion of 62% of the work. The hillock is flattened making way for the 43,000 sq metres apron, the parking stand of the aircraft. The taxiway parallel to the new runway connecting the apron, which will considerably reduce the aircraft ground time, is also completed. Structures are erected, steel frames and roof has been completed and granite flooring and glazing work will commence this month, which shows that the work is progressing rapidly. The transformation of the hillock is seen to be believed mainly because the last bunch of evacuees had left the village only in March 2008. 186 acres of land was handed over by the Karnataka Government to the airport for new taxiway to link the old runway with the new, new fire station, new techno block, control tower and the new terminal building.

Built at a cost of Rs. 147 crores in a 40 acre area of land the 17,200 sq metre terminal will have 2 aero bridges, 5 parking stands, 300 cars parking facility, 28 check-in counters, several conveyor belts, 250-passenger capacity arrival hall and an hodgepodge of facilities keeping in tune with the status of an airport handling international flights. The apron at the new terminal was constructed within a short span of 3 months.

Work on the new integrated terminal building of Mangalore airport at Kenjar village is likely to be completed by the end of this financial year.
Nearly 65 per cent of the work on the project is completed. Speaking to presspersons after inspecting the construction of the new integrated terminal building of the airport here on Saturday, Mr Oscar Fernandes, Union Minister of State for Labour and Employment, said the normal schedule is to complete the work by March 2009.
However, people involved in the project are hopeful of completing two months ahead of the schedule.

Mangalore City Corporation has requested the state government to upgrade Mangalore city from 'C' to 'B-2' grade. Sanju and Vivek . You are both right. It should have read one of the tallest. I was about to edit it but saw your messages. Well pointed out!There are hundreds of projects coming up in Mangalore. Unfortunately none of them are on the builders site. There is a lot of Hanky Panky going on as there is lots of opposition to high rises like this from Citizen groups,green groups etc. So the builders are generally keeping it nice and quiet.

Yes, Sanju... Lots are there... But i think Purva Grand Palms are still in design stage and I Park is having 36 floors only, not reached 40+... But i like its design very much :okay:... I suspect Purva didnt announce their Grand Palms project yet. Any idea???
