As per my knowledge Robosoft is the only Information Technology company in Udupi working outside Manipal. This building is already operational for a last few years.

This may be Kanara Entreprenuers Limited (KEL) Internet City at Mudipu.
As per some reports KEL is setting up its IT-SEZ at a 180 acres plot in Shakti Nagar. Whether it is setting up both?
I don't think it is Wipro as it is for sales in http://www.mangaloreproperty.com/res...aspx?ProjID=20. Wipro purchasing from KEL can not be ruled out. Mudipu locals think every building coming up there is Infosys.
The front portion of this building is fully ready and back portion is also half constructed. Located at the junction of Konaje-Mudipu road and a road towards BC road.

I think in a couple of weeks from now four malls Zone-1@Bendoorwell, Motisham Excel, Mohtisham City Center, Inland Ornate@NavabharathCircle will get ready followed by currently half completed Mak Mall @Kankanady. As far as Prestige Forum Mall is concerned ground is dug up at Pandeshwar and construction may also commence very soon. I think Plama Mall work is not yet started but Plama Icon & Plama Ocean work is going on with full speed. Plama Ocean is adjacent to Bharat Mall, Plama Icon is at Bikarnakatte junction of NH-13. Plama Mall is planned adjacent to Plama Icon facing the National Highway and I have seen this place last week. Not even ground is dug for Plama Mall works. No work is commenced on Bearys Mangalore Central & Inland Galore Mall. As such none of Bearys project are going on including IT Park. Also BA Group IT Park work is not going on they are just trying for partner.

Mangalore October 23, 2008: If at all there is some justice done by the government to bridge the regional imbalances, it is in Mangalore. It is not just government, in fact the spirit of private enterprises has also contributed a lot to the present high growth phase that this city is showing. It is as if the city is now rising from the dust to a new future.

Driving through the city and its periphery one can see superstructures mushrooming everywhere, tens of thousands tons of steel and concrete being used to build infrastructure like roads, flyovers in the government sector while the private sector is building large buildings for business while the industrial sector is surging ahead with increasing its installed capacity. Whether or not the Special Economic Zone good or bad for the region is not a debating point in this write up but, or the socio-economic issues related to it are taken care of and if at all the SEZ comes up, Mangalore will certainly have more industries of international quality which will also spur the real estate market to some extent.

You know, in Sanskrit both Aishwarya and Rai mean wealth & prosperity and no doubt that two acres of land is sold at astronomical values (#286 page#15). Mangalore Central Mall of Bearys Group is planned here. But, no construction work is currently going on for any of planned Bearys project in Mangalore.

Shankar Vittal Commercial Complex is under construction at Attavara Circle on NG Road. This one is as big as Excel/Mischief mall.
http://www.mfarconstructions.org/projects.php?mdl=projects&id=122
Behind this building on Mathais Road Golden Castle of Geepee Developers is under construction. Ivory Tower of Mohtisham will be coming up between Golden Castle and Plama Elite on Mathias Road in front of The Heritage Villas behind Shankar Vittal Commercial. Attavara circle is getting taller and taller as all planned buildings coming up in this circle namely Ivory, West Gate and Presidency Galleria are taller than existing ones Casa Grande, JV Group Rhine, Mohtisham Symphony, Harmony and Presidium. Refer to #268 page#14 - the bunch of buildings in extreme right side of the picture. Hope NG Road will become four lane at the earliest to take all the traffic load. Planned interlock between Sturrock Road and Arya Samaj Road may further boost the construction activities in the area surrounding this circle.

This mall has been planned in association with Reliance /Kishore Biyani's enterprise. They are desperately trying to buy out the Jyothi Theatre and even the Vijaya Bank building so that theycould get the whole space . Now Jyothi theatre us owned by Shareholders . Nothing has been decided yet.

Thanks Moorthy and Scorpiogenius for your help in posting the photos. There are much more interesting projects from the builders in the pipeline.

I am told currently the tallest one is in Kochi which is 40 storied with plans for 41 floors.?Something is TVM is planned to exceed that?

For me the height in metres/feet is more important than number of floors because there are buildings with smallers floor height.

Sudeesh or anyone else ,can you please tell me what is the height of the tallest residential building in the South at present.

I am for high rise buildings as long as they fulfill safety regulations. In Mangalore they are very strict nowadays with regard to this .

There are plans for taller buildings in Mangalore once the MANGALA CORNICHE corridor is fully approved. It will be like a promonade /Marine Drive but the much bigger than Mumbai or Kochi as 17 Kms of it will be between Ullal bridge and Kulur bridge(proper city)
and then towards BC Road.

A Corporate Complex - The structure on Thokkotu-Konaje-Mudipu road at the junction of road going towards B.C.Road, a few hundred meters away from Mudipu Town. There is no board identifying this building yet. This building is at Mudipu end of Infosys campus. (read also #756 of page#38)

Infosys – The structure on the top of Mudipu hill. Infosys is the first ever green building of Mangalore having many of energy saving, environment friendly features accommodated into it.
On Natekal-Konaje-Mudipu-Kairangala-Manjanadi-Natekal ring road the good and the nearest view of Infosys building is available at Vidyanagar between Manjanady and KairangaLa. Infoys campus is spread over 311-acres of land. There were many fancy pictures of Infosys unit-2 under circulation on internet including one in #163 of page#9 and now real photographs of the structure contradicts all of them. Finally this is how the most rumoured & romanticized structure of Mangalore looks.

http://www.arjunprabhu.com/blog/archives/2005/06/09/design-of-new-infy-campus-at-mangalore-mail-forward/

Other structures on Mudipu Hills are

1. Shri Krishna Dhyana Kendra – This meditation center coming up between Infosys and the Joseph Vaz Church. For more details visit

2. Joseph Vaz Church – The church is located at the highest point on Mudipu ridge. For more details visit
http://www.mangaloremithr.com/NewsDisplay.aspx?News-ID=369&Title=Joseph

On Natekal-Konaje-Mudipu-Kairangala-Manjanadi-Natekal ring road around Mudipu Hill ground is leveled at many places indicating a lot of industrial and real estate activities in near future.

In Trivandrum the tallest one u/c is Nikunjam IPark, 36 floors and approx 110m tall. A supertall hotel is proposed near Technocity, nearly 22km from city center but I dont know how they are going to get permission for that. Heera Builders is planning a residential highrise in Trivandrum which will be the tallest in South India. Await more details in the Trivandrum thread...

Nice to see Mangalore also joining the ongoing race for skyscraper records.:)

^^i think if we start new threads for such projects, we wont hav enough forum space available since mangalore hav an handful of such projects ranging from 13 to 17 floors....lets create threads only for outstanding ones say 20+ storied etc....one thing we can do is, letz compile all highrise projects in mangalore into one thread so that a visitor will get a general idea regarding the highrise scenario in mangalore...:)

MANGALORE: The Mangalore City Corporation has shortlisted three companies for managing entire solid waste produced in its 60 wards and handling other sanitary works. However, final selection will depend on the contract rates quoted by these companies for exexcuting the job.

Sources in the corporation told The Hindu that it had shortlisted Infrastructure Lease and Financial Services Ltd (IL&FS), Ramky Energy and Environment Ltd and Antony Waste Handling Cell Pvt Ltd to chose from. The corporation will soon be inviting the three companies to submit financial bids.

They had noticed that the city corporations in those cities were getting the solid waste transported to the dumping sites during night. Mangalore City Corporation could emulate it, he said

In Kochi, self help groups had been given the contract of collecting the solid waste from houses and establishments. “In Mangalore, according to an estimation, 170 tonnes of solid waste is produced, daily,”he said and added that it would be a challenged to handle the task here.

This site doesnt encourage giving e mail addresses of builders. Do not be put off by the price. Even I cannot afford that. There are plenty of apts for cheaper price ,I mean in the range of 3000 /sq feet. The rates I have quoted is for those premium ones in exotic locations!

The owner of SKS is really upbeat and infact he made a statement in The Times of India that only those with holdings could survive the present turbulence.

However like you and many others I am less optimistic If Manhattan and canary warf did not survive....how could others.

Well if things turn out as they are then it is good for Mangalore.Infact due to building restrictions many high rises have been held up but the issue is getting sorted.

4500/sq ft!!!??:nuts::nuts:Was this the launch price Ajay? Even Brigade and Prestige premium projects in Bangalore sells less than 4000/sq ft, I fail to understand the logic behind this exorbitant prices and that too for such an ordinary apartment from a local builder. This is no seaside condominium to carry such heavy tags...

Lets not forget the fact that such mindless inflation of house prices is what triggered the ongoing worldwide crisis. I'm no expert in real estate, but Mangalore prices should be around 2000/sq ft, and anything above is pure greed from the builders.

The prices in Mangalore will definitely be on par with other tier two cities. But you can read it from the article and derive your own conclusions. About 2000/sq ft value I am not too sure as these new apartments are premium ones including piped gas,CCTV,jogging track, swimming pool ,and even a helipad! What are the prices in Kochi/TVM ? Tulu Sahitya Academy is planning to build a Tulu Samskrithika Bhavana in half-an-acre plot alloted by district administration at Derebail, Ashonnagar near MahaGanapathi temple. Department of Kannada and Culture has approved a Rs. 50 lakhs proposal and now it is pending with Finance Department. However, revised estimation of the project cost is Rs. 2.8 crores. Many public & private organizations & banks have evinced interest in funding the project.

The Bhavan would have an auditorium with a seating capacity of 850-1000 people, a mini hall capable of accompanying 100 people and a library related to Tulu language, culture and folklore – folk games, folk dances, rites and rituals.
------ Times of India, 30-10-2008

Currently Govinda Pai Research Centre at Udupi and Dravidian University at Kuppam Andrapradesh are major contributors to Tulu language research.

Vishwa Konkani Kendra coming up at Shakti Nagar at an estimated cost of Rs. 6 crores is larger than the Konkani Bhavans in Goa and Kerala. The Kendra consists of a World Konkani Library, World Konkani Museum, administrative block, research wing, mini-convention theatre, seminar hall and the hall of fame.

With these Sahitya Bhavanas Mangalore is getting ready to become world seat for both Tuluvas and Konkanis spread over India and abroad.

Also, there are chances of shifting Yakshagana Academy from Bangalore to Udupi as Yakshagana is the major folklore of Canara coast and Malnad region and Udupi is at the Center of these regions.

As there is no more land available within corporation limits ,the MCC has askled KIADB not to rehabilitate people within MCC for SEZ project coming up in Surathkal area. This becomes a big problem unless Corporation is extended to Mulki,Moodabidri,Talapady and BC road in the East. That is the only solution left.Currently Mangalore occiupies the third place in terms of area . Bangalore,Hubli/Dharwad and then Mangalore.I think the multi million dollar SEZ` AND PCPIR have pushed up the prices beyong unimaginable levels.Even though the BJP govt wants to shelve the PCPIR which involves aquisition of 80,000 acres they havent done it yet.

The proposed MANGALA CORNICHE project runs from Netravathi bridge along the periphery of the city then then reaching Kuloor brigde and from there to Kavoor and Adyar.
Some builders are capitalising on it now itself and new constructions are coming up near to the promenade.

X rayman ,I do not have any more information but I do know that the Karnataka cricket association headed by Brijesh Patel are hell bent on constructing a cricket statdium of international standard in Mangalore for ODI's and Test matches for the past 15 years or more .Unfortunately they did not get any land within 25 Kms from Mangalore in the north ,south or East then. Thannirbhavi ,New Mangalore port cricket stadium and Nehru stadium were possibilities . Thannir bhavi was not suitable ? Coastal regulation?Panambur and Nehru Maidan was smaller for stadium of Int standards have to meet specifications. Nehru maidan would have been ok had it included the whole area including the bus terminus but it would have affected others like the football fans ,joggers. Nehru Maidan has been donated by one family in Mangalore ?40-50 years ago.Someone has commented here on this site that Mangalore has plenty of land . That is not true. Land is very hard to get. Similarly Mangalore does not have flat land unlike other cities ,hills have to be excavated for construction as the city is full of ups and down. So construction costs are higher in Mangalore than other cities. The construction of new runway in Mangalore was a typical example . Here two valleys had to be filled up!
Now it looks like builders from Mangalore are going to Moodabidri to construct apartments. Not soon that Moodabidri would become a part of corporation!

MANGALORE, November 13, 2008: This coastal city which has always upheld the values of environmental values, however has turned the other way when grandfather trees have been felled by the civic body. Hundreds of rain trees (Deodhar) Ashwattha, Goli, Halsasu, Hebbalsu and many varieties of trees have been destroyed in the name of development in the city recently. The new set of trees to fall under the brutal axe of the Mangalore City Corporation are those who stood majestically in front of the Saibeen Complex in Lalbagh.

They were cut down on Wednesday on the pretext of widening of the road on which they stood. According to the forest officials there were 6 Deodhar trees(rain trees) that were aged between 35 to 110 years and all of them had to be cut to make way for the widening of roads.

The Corporation officials say that not even one of could be saved as they were all hindering the present road widening scheme of the Corporation. According to the officials a joint committee of MCC and Forest department officials along with some representatives of the local green clubs did make a survey before ordering the cutting down. There was some acrimony against cutting down by the greens but in the end they also did not object as the carnage was inevitable the officials said.

The MCC officials may be sounding like angels but their record for saving trees and planting trees shows poor performance. They have cut hundreds of trees that were over 75 years of age in the past few years. In 2001 when the road concretization bug bit the corporation for the first time they cut 32 trees on the P.V. Circle to Lady Hill, later 18 trees were cut on Bunts hostel of PVS circle, 16 trees on Bunts hostel to Jyothi circle (Ambedkar Circle), 12 trees were cut on Lady hill to Durga Mahal road, 35 trees between Lady Hill to Urva Stores road, 34 trees from Jyothi circle to Karavali circle and further to Pumpwell circle (Mahaveera Circle) and now 6 trees near the Saibeen complex.

All these roads are in the core city area and one can imagine what damage has been done to the green cover of the city.

The cry of the greens had been very subdued in all the cases. It is so meek that one wonders if the greens voice had already died down in the city. The media is was the only voice that really cries from the roof tops of the city but without the involvement of the people even strong media presence would not achieve much.

Ajay, the one I am talking is located in Mahakali Padpu, Jeppu. This could be H.H. Diamond City. TECH BAY is slightly away from this place near Gujjarakere, Morgan Gate. The new building of TECH BAY (Mphasis/EDS) is also getting ready. Even one more residential building is coming up at the place where Azad Biscuits was there.

I will try to take photographs of TECH BAY building by the end of December as by that time many more will be ready:
1. Ginger Hotel, Kottara Chowki
2. Maharaja Heights, Falnir Road
3. Malls - City Center, Excel/Mischief, Zone-1/Spectrum, Ornate, Time Square, Pio-Mall (Mak Mall structure is half completed and may take atleast another six months to get completed)
4. Mohtisham - Orchard, Westwind
5. Ganjimatt road works (None of construction works have started so far including Nitesh Estates)
6. Apoorva Associates' Ananya @Kodialabail, Designer Homes Dev Plaza @Kadri, Dubai Towers @Jyoti, Beetle Arcade @KSRTC, Gujjadi Chambers and Deo Artias on LadyHill Road, etc.

Other news are Mohini Vilas (near Janata Bazar) is demolished for innovation, hectic work is going on in the site. Also, land in front of Bharat Mall & Plama Oceanic is leveled - I heard that it will be used by MESCOM for some electrical works - substation?

I have seen near Bendoor on airport road about 20 acres of land being fenced for construction works. Don't know which project is coming there. Also one more vacant site being leveled near Inland Windsor. Even Inland Windsor's actual construction work has not yet started.

Mangalore, Nov. 25 The Mangalore City Corporation (MCC) is planning to build modern markets in five places in the city, according to Mr Sameer Shukla, MCC Commissioner.

Addressing the members of the Kanara Chamber of Commerce and Industry (KCCI) on the topic “city development” in Mangalore on Monday evening, he said that a proposal has been sent to the State Government for the construction of modern markets at Hampankatta, Urwa and Bejai.

Plans are also there to build markets at Surathkal and Jeppu, and proposal for building these markets will be soon sent to the Government.

Bus terminal

An integrated bus terminal will be constructed near Pumpwell Circle in Mangalore and land acquisition for this is in progress, he said.

The city, which is getting 18 MGD (million gallons a day) of water from Tumbay dam (on the outskirts of the city), will get additional 18 MGD of water soon. Additional pipelines are being laid for this purpose.

A new vented dam will be constructed at Tumbay, and the Government has sanctioned Rs 40 crore for this project. Tenders have been called for this purpose. Plans are also there to bring water from Lakya dam in Kudremukh to Mangalore city.

Stating that steps are being taken to plug leakages and pilferages in water supply system in Mangalore, Mr Shukla said MCC has formed a team to verify the authorised water connections in the city. Plans are also there to install high quality water meters, he added.

Mr Srinivas S. Kamath, KCCI President, presided over the meeting.

NO NEWS ?

HAS IT BEEN SHELVED?

Even the link to news on Celebrations they have deleted from their website.

Most of Mohtisham projects are stuck at various stages for a long time.
* Cottage, Bendore - pending at 8th floor for a long time.
* Dynasty-II, Valencia - structure is complete, but pending at the finishing for a long time.
* Coral, Mangaladevi - I could not locate it so far at Yemmekere, Mangaladevi. As per current status on their website construction is completed upto sixth floor.
* Gallery, Alape - pending at 4th floor for a long time.

FerHill, Nantoor some ground level activities have started. Amity and Ivory Tower constructions have not started.

Orchard, Westwind, City Center, Excel are nearing completion. I don't know why they are showing City Gate as current project though it is completed long back.

I have seen some job advertisements by them calling for architect positions. I hope they will come up with new projects soon.

Mangaloreans of twentieth century may go a little bit nostlagic on this news. After Rajkamal, Vishwa Bhavan, Mohini Vilas now it is the turn of Palke Krishnamachar Hall. The hall on M G Road is demolished for constructing a new multi-storeyed commercial complex with two marriage halls.

There is a sudden surge of construction activities by small time players. Many of the old buildings are getting levelled out in the city. Decreased steel and cement price may be the reason prompting people to go for innovations and modifications.

I was expecting the Palke Hall to be demolished any time. Next on the line would be the house next to Beasant complex `and old buildings near the PVS end of MG Road opp to Sanu Palace.

What are they doing at the Mohinivilas site. Is it going to be a hotel? They have lot of space. Will Ganapathy high school be the next target? That is really a PRIME LOCATION.

I am told that this is not a good time for Mangalore stockbrokers . 22 of them are clsoing down!

Mohini Vilas is going to be a Hotel cum Commercial Complex. Even on GHS cross road (Sharavu Ganapati - Vimlesh Hotel - Venkataramana) a few of traditional old homes are demolished.

I am told that this is not a good time for Mangalore stockbrokers . 22 of them are clsoing down!
I have never invested on any stock and don't have much idea on this. But, what I feel is the money pulled out from stock market has to be invested somewhere. I just think that real estae may be one of the option people are considering. The economic trends are cyclic. Because of rapid industrialization and lot of jobs expected to be generated and when these buildings are ready there may be enough demand for building space.

Where was Rajkamal ? I am just forgetting.
I am talking about Rajkamal on Falnir Road in front of Milagres Cemetry. I don't know about the ones in Kankanady, etc. The property on Falnir Road belongs to Milagres Church and vacant for the time being along with their properties on Milagress cross road. I would like to call this road as Falnir Hospitals Corridor as starting from Wenlock to Father Muller plenty of Hospitals have sprung up - Athena Hospitsal, Indira Hospital, Unity Hospital, Highland Hospital, Arogya Multispeciality Clinic and a few clinics in West Gate Terminus - Medicity, etc. So my suggestion would be to come up with something like Milagres Multispeciality Hospital. :)

What happened to Hotel Kashmir on KRR road near Medicare centre. AJ Shetty's?
I don't know about Kashmir Hotel. Old Navabharat office is becoming a 8-storeyed Commercial cum Residential complex. In the site next to Ram Bhavan Ornate Mall is becoming ready. In between City Point and Honda Matrix a Commercial Complex is coming up - Construction Zones builders. I think some Brahma Samja or so was there earlier. Of course, Mauriska Park is under construction in front of Sharad Kendriya Vidyalaya. Also, SCDCC Bank is coming up with a new building at Prabhat junction. Probably old SCDCC will also be demolished along with Sujatha and Ganesh complexes for K S Rao road widening.

One more mall - Golden Square by GEEPEE developers is coming up in 3rd cross, Maidan.

O.K. Inspite of stock market, recession problems expectation of six malls (City Center, Excel/Mischief, Ornate, Zone-1/Spectrum, Pio, Time Square) getting inaugurated at the dawn of new year is something to cheer up!

Any news on the MANGALA CORNICHE...THE RING ROAD FROM NETRAVATHI...KULUR BRIDGE...ADYAR?

Krishnamoorthy K
December 9th, 2008, 11:30 AM
^^I think you are talking about first one among the two shown below. They might have delayed Mangala Corniche due to protest from environmentalists (destruction of mangroves, CRZ, etc) and fishermen (lot of sites are used for boat building and keeping them). Construction works for a new dock in old bunder is going on but for cargo handling. It will be very difficult to convince fisheries lobbies. I think they will go with the second one - Surathkal-Bajpe-BCRoad-Thokkottu by pass cum ring road.

NEW DELHI (Reuters) - India's Mangalore Refinery and Petrochemicals Ltd modified the design of new units planned for 2011 to improve diesel quality and process more acidic crude, Managing Director U.K. Basu said on Thursday.

MRPL, a subsidiary of state explorer Oil and Natural Gas Corp, is expanding its 194,000 barrels per day plant to 300,000 bpd by October 2011, 15 months behind schedule and at 50 percent higher cost than originally planned.

Basu said the delay had raised the cost of expansion to 124.12 billion rupees ($2.6 billion) from 79.43 billion rupees, but this helped MRPL as it would have faced an unfavourable market.

^^ Ajay, as per The Hindu (http://www.hindu.com/2008/11/27/stories/2008112759080300.htm) on 27 Nov 2008:

Southern Railway has asked NHAI to modify the plan approved three years ago
NHAI asked to make a provision for five tracks instead of two as approved earlier
NHAI has said that it may consider the proposal if Southern Railway bears the additional cost

Mangalore, Nov 27: The proposal to construct an overpass over the Baikampady railway line, which crosses National Highway 17, by the National Highway Authority of India (NHAI) is hanging fire.

This is because the Southern Railway has now asked the NHAI to modify the plan approved by it (Southern Railway) three years ago. In addition, officials of IRCON International Ltd., a railway undertaking, which is four-laning the national highway between Surathkal and B.C. Road, are not keen to take up the construction work, according to sources in the NHAI. With this, even though work on four-laning of the highway, except flyovers, between Surathkal and Panambur is expected to be completed by December-end, the construction of the overpass will take some more years.

....

“… It will not be possible at this stage to provide additional spans to accommodate three more lines. If Southern Railway is willing to bear the (additional) cost … the NHAI may consider the proposal,” the letter said.

....

Sources said that in a meeting with NHAI in June 2008 some officials of IRCON had stated that they were not interested in constructing the bridge. It is not binding on the company’s part to construct it as it is not part of the contract agreement. But NHAI and IRCON have another agreement regarding the construction of 85 overpasses in the country, including the one at Baikampady.

....

http://www.daijiworld.com/images1/mel_271108_rail.jpg

I wonder whether MSEZL road-cum-pipeline corridor will also run under the NH-17 Baikampady flyover? I think it will run parallel to railway track from Thokur to Port shown in the figure here.

KSRTC buses on M'lore- Manipal route soon

BANGALORE December 12, 2008: Karnataka Government has decided to end the monopoly of private bus operators in coastal districts of the State. In a move to end the dominance of private bus owners, the Karnataka State Road Transport Corporation (KSRTC) has decided to operate 10 Volvo buses from Mangalore city to Manipal soon.

http://mangalorean.com/images/newstemp20/20081212ksrtc1.jpg

Speaking to media presspersons here on Friday, Minister for Transport R. Ashok said the Government has no fear about the movement of private buses in Dakshina Kannada district. A decision has been taken to operate KSRTC buses in the interest of the public, he said.

Private operate run buses from Mangalore to Manipal almost every five minutes.
If everything goes as per the detailed plan worked out by the KSRTC, Volvo buses would be introduced between Mangalore and Manipal, 65 km distance, before the New Year 2009.

A team of the KSRTC has been studying all issues, including the bus fare, competition and the road condition in the district. Since the private players dominated in the sector, the ticket price would be highly competitive. Depending upon the public response and the performance of the buses, a decision will be taken to augment the operations, he said.

To break the monopoly of the private sector, the corporation has also prepared a plan to begin the city service operations in the Mangalore City corporation limits.

The corporation would take steps to submit applications before the Regional Transport Authority seeking permits. The study commissioned by the KSRTC has identified the routes on which the buses have to be operated, the number of buses required for each route, the number of personnel required and the infrastructure in the form of depots, the minister said.

KSRTC has been operating on many routes in the district and some of the routes it has been making profits are Mangalore-B.C. Road, Mangalore-Puttur, Mangalore-Uppinangadi and Mangalore-Dharmasthala.

Asked about the opposition to the operation of the KSRTC buses in Dakshina Kannada district, the Minister said he had consulted his party colleagues and ministers in the Cabinet. The BJP Spokesperson Dhananjaya Kumar has opposed the introduction of KSRTC buses in the city.

In fact, many MLAs own private buses and operate between Mangalore and Bangalore and in the Mangalore City.

Continuing my guess work this is taken near Clock Tower in Nehru Maidan Road. Clock Tower is no more there but soon they may come up with a traffic circle there. The Red building there is Government College, now, University College, established in 1868 A.D., the first college in Karnataka I guess. This photograph is one month old I think. As of now, both the sides of the roads are concretized, and further expansion of it is going on by demolishing Wenlock Hospital compound.

Ajay, you left out Maikala (ಮೈಕಾಲ) in Beary lanuage. Maikala means wood charcoal, an attribution to the early practice of producing charcoal from wood on the banks of the Netravati river.

Asking people to log on to www.dkdistrictnews.blogspot.com or his office, Deputy Commissioner M. Maheshwar Rao said that the legalities involved in setting up resorts would be simplified. Mr. Rao said that a Rs. 14.25-crore proposal was pending Government approval in this regard.

The Forest Department had been asked to identify land in the dense forests around Gundya and Subrahmanya for setting up temporary campsites, lodges and trekking trails. This project had been estimated to cost Rs. 1 crore. Any project of utilising the natural bounty of this region was welcome. Eco-tourism was set to get a major boost here along the lines of Chikmagalur and Kodagu districts, he said. Kadri Park will get a facelift at a cost of Rs. 2 crore, according to Mr. Rao. Niren Jain, a noted environmentalist and popularly known as green-architect, was designing some structures to suit the park environs, he said.

The Rs. 4-crore proposal to create a ropeway between Tanneerbhavi and Sultan Battery had been revived. It now figured prominently in the proposals sent to the Government. Architect Niren Jain was finalising the blueprints for developing the tourist infrastructure and renovating the 15th-century Jain Basadis (temples) at Moodbidri. This project was estimated to cost Rs. 2 crore.

Referring to the development of beaches and backwaters, he said: “We have some spectacular backwater destinations in Dakshina Kannada. We are keen to develop resorts in these places on PPP basis.” More than the unpredictable beaches, which had proved to be unfit for swimming, the administration seems to be keen on developing in-land water tourism in the lakes and rivers that abound in the region.

In the proposals sent to the Government, development of the Someshwara beach at Rs. 50 lakh, Pavur and Adam’s Islands at Rs. 50 lakh each and the Bendre Tirtha at Rs. 25 Lakh have been included. Besides setting aside Rs. 2 crore for land acquisitions and development, the district administration intends to spend Rs. 50 lakh each on setting up tourist signboards across the district The district administration has, according to sources, approached the Union Ministry of Youth Affairs and Sports for funds for building a youth hostel. “These hostels will be targeted at schoolchildren and college students. The rent in such hostels will range between Rs. 30 and Rs. 50 a day,” Mr. Rao said.

Mangalore Dec 15: The container traffic in New Mangalore Port has reached an all-time high thus crossing the previous years record. The Port has so far handled 21,859 TEUs during the current financial year (48% growth), thus crossing the total container traffic of 21,460 TEUs handled during 2007-08.

According to a press release, this is also the highest container traffic handled at the Port ever since the reintroduction of container traffic in March 2000.

The number of container vessels handled at the Port also increased to 41 during the current year compared to 32 handled during the previous year. The average parcel size of the vessels also increased during the said period.

There is an increase in the handling of cargoes like raw cashew, coffee, reefer cargo, cashew kernels, project cargo, gherkins, wooden logs and the like, the release stated.

New Mangalore Port Trust Chairman P Tamilvanan has attributed the reasons for the increase in the infrastructure like adding of two container handling reach stackers, increase in stack yard capacity, illumination at the stack yards, increase in reefer plug points, concretisation of road network system coupled with efficient handling by the Port workers and better planning by the Port officers and staff.

He added that the increase in the arrival of Mainline Vessels from East, and West African countries to Mangalore Port with raw cashew containers, which were earlier transshipped mostly at Colombo Port, is a boon to the trade. He has reiterated the marketing efforts taken up by the Port in highlighting the facilities available in New Mangalore Port Trust and also the supportive role played by the Kanara Chamber of Commerce and Industry (KCCI) and Federation of Karnataka Chambers of Commerce and Industries (FKCCI).

He is hopeful of achieving 30,000 TEUs by the end of the current financial year.

The department of ports and inland water transport which controls minor ports in the state, is expanding the old Mangalore port to double its vessel handling capacity from the present 25 vessels. The department has recently cleared the proposal to construct a new jetty in the centre of the port at an estimated cost of Rs 5 crore.

According to old Mangalore port officials, the contract has been awarded to Kochi-based Geotech Constructions and the work is expected to be completed in one year. The construction of this 150-metre jetty, with a vessel handling capacity of 20 at a time, will make way for docking of medium-sized ships with 1,800-2,000 dead weight tonnage (DWT).

Currently, the port has two jetties with a capacity to handle 25 ships at a time. It is handling ships upto 1,600 DWT only. The new jetty is being constructed at the centre of the port on the Gurupur river.

During 2007-08, the port handled 21 ships. In cargo handling the port witnessed a drop of 14 per cent in the imports at 14,627 metric tonnes.

The value of the imported commodity was down by 18 per cent to Rs 16.2 crore. In terms of exported commodity handled during the year the port has witnessed a drop of 16.6 per cent to 64,882 metric tonnes. The value of of exports has, however, seen a marginal increase of 5.7 per cent to Rs 38.6 crore during the year.

Major commodities imported through the port were copra, dry fish, salt, cement, soda ash, clay powder, wheat and coconut shell. The major exports were sand, rice, granite jelly, high speed diesel, petrol, tiles, clay bricks, pig iron among others.

In terms of revenues, the port earned Rs 1.20 crore compared to Rs 1.27 crore in the previous year.

The port also handled 357 passengers who sailed off to Lakshadweep islands during the year. The state government has been making serious efforts to improve its port infrastructure with private participation.

The department maintains ten minor ports between Mangalore in the south and Karwar in the north. The other minor ports in the state are located at Karwar, Belekeri, Honnavar, Bhatkal, Kundapur, Hangarakatta, Malpe and Padubidri.

Bantwal, Dec 11: The KSRTC is committed to providing adequate bus services by setting up bus stands and depots across the state at the earliest, said R Ashok, state transport minister. He was speaking at the inaugural of the new KSRTC bus stand in Vittal on Tuesday December 9.

KSRTC has undertaken several projects this year and Rs 1.5 crore has been released for setting up a bus stand at B C Road, an equal amount has been released for completion of the work here and Rs 2.10 crore has been sanctioned for a depot in Udupi, he said.

A third depot will be developed at Kuntikan in Mangalore at a cost of Rs 1.56 crore and the extension of Puttur bus stand will take place under the same project, he added. Ujire bus stand will be developed at a cost of Rs 10 lac and plans have been drawn up for bus depots at Subramanya and Sullia, informed the minister.

http://www.daijiworld.com/news/news_disp.asp?n_id=54600&n_tit=Bantwal%3A+KSRTC+Committed+to+Improving+Connectivity+-+R+Ashok

P.B. Karumbaiah, senior manager of Mangalore division of Karnataka State Road Transport Corporation, told The Hindu here on Thursday that the bus-stand at Sullia had cost Rs. 73 lakh. The old bus-stand there had been demolished for the purpose. The bus-stand at Vittla had been constructed at a cost of Rs. 33 lakh. Both the bus-stands had been provided with toilets, ticketing area, canteens and space for commercial establishments, he said.

To ensure passenger comfort, the KSRTC had created a modern seating facility for 60 people at Sullia bus-stand and 30 people at Vittla. There was a provision for four shops in Sullia bus-stand and three in Vittla.

The Sullia bus stand, constructed on a 1.39-acre plot, had a waiting hall for women and a rest room for crew members. It would get a cloak-room as well. The Vittla bus-stand had come up on one-acre plot, Mr. Karumbaiah said and added that efforts were on to acquire a 6.44-acre land in Sullia for building a modern depot.

Mr. Karumbaiah said that a multi-crore project had been worked out to give a face-lift to the bus-stand at Puttur under public private partnership.

Lands had been identified for acquisition for constructing bus stands at Subrahmanaya (5 acres), Uppinangady (1.5 acres) and B.C. Road. The Public Works Department would be acquiring these lands, he said.

The passenger traffic to Dhasrmasthala and Subrahmanya had increased enormously owing to the improved condition of the roads and hence KSRTC was operating more buses to these places.

O.K. Inspite of stock market, recession problems expectation of six malls (City Center, Excel/Mischief, Ornate, Zone-1/Spectrum, Pio, Time Square) getting inaugurated at the dawn of new year is something to cheer up!

Thanks

That was most useful.

O.K. The real expert view is here.

UDUPI: It is a double-whammy of sorts for the real estate sector in this coastal city. Already reeling under slowing demand as land prices remain high, builders have been hit by higher construction costs after the fire service made no objection certificates (NOCs) mandatory for apartments in Udupi and Mangalore, according to President of Udupi Builders’ and Developers’ Association and head of Mandovi Builders Jerry Vincent Dias. Builders are now expected to provide facilities for preventing fires and extinguishing them in case of an emergency. Though the price of steel has come down, price of cement have gone up by at least Rs 10 per bag, further escalating costs,” he explained.

Flats are built on only 40 percent of land and 60 per cent is left vacant as set back. Land value comes to around Rs 500 per sq feet and the construction cost Rs 1,500, said Dias.

The other cause of the real estate bubble bursting is the ebbing of the investors’ enthusiasm.

Thanks to impact of global recession, non-resident Indians working in Gulf countries, who have invested in share market, are not in a position to withdraw that money, as it has taken a hit. Surely, Udupi’s realty sector is facing a double-edged sword.

Bangalore:South Western Railways might shortly introduce another night train between Bangalore and Mangalore to meet the growing demand in this sector.

At present, there is only one passenger train that runs between these destinations daily and the the waiting list is overwhelming.

In an interaction with reporters on Tuesday, General Manager for South Western Railways Praveen Kumar said that the long waiting list for the lone train calls for another train. “We are trying to work around the rules laid down by the Commissioner of Railway Safety (CRS). Right now, we cannot introduce a day train as the freight train traffic is quite heavy. The other alternative is a night train, and we are working towards introducing one, considering the heavy passenger traffic in this area,” he said.

Despite port users reducing their import and export consignments in the past couple of months, the New Mangalore Port Trust (NMPT), which manages the country’s ninth major port at Mangalore on the west coast, is going ahead with its proposed plan to build five new berths. These berths are being added under the public private participation (PPP) model at an estimated investment of Rs 1,000 crore in the next three years.

P Tamilvanan, chairman, NMPT said, “The port is committed to create additional infrastructure for the smooth handling of all types of cargo as per the implementation of the National Maritime Development Programme (NMDP). The economic slowdown has not made any major impact on our operations so far. To cope with the increase in the number of vessels calling at the port, we need to provide necessary infrastructure.”

While two out of five new berths are being constructed by the port trust for multiple users, three other berths are being built by port users as their captive berths. NMPT will spend Rs 242 crore for two berths, whereas the investment from private parties is estimated at Rs 732 crore. Among these berths, one berth will be dedicated for handling container cargo alone.

“Our container traffic has been growing very well. During the first eight months of this fiscal, we have recorded 50 per cent increase in the container traffic at 20,479 TEUs. To cater to the growing needs of container operators, we have now planned to build an exclusive berth for container cargo which will be built under the PPP mode,” Tamilvanan told Business Standard.

He said the container berth is estimated to cost Rs 350 crore for which NMPT has received expression of interest (EoI) from nine global companies. The work will be taken up during the second phase of expansion.

As part of its immediate expansion plans, the port is going ahead with the construction of a dedicated berth to handle coal for Udupi Power Corporation Limited (UPCL), which is building a 1,000-Mw thermal power plant at Padubidri. UPCL is pumping in about Rs 230 crore for the berth, which will handle 3 million tonne coal per annum.

The port is also planning to build another berth for handling petroleum products for Mangalore Refinery and Petrochemicals Ltd at Oil Dock Arm at an investment of Rs 95 crore, which will handle an additional traffic of 3 million tonnes per annum. It is also planning to build a bulk cargo handling berth, mainly for iron ore and coal, at an investment of Rs 147 crore.

The small gap between supply and demand seems to have insulated the real estate sector in Mangalore from the tremors of the economic meltdown, at least for now.

City-based architect Niren Jain says that unlike in Bangalore, the supply-demand gap in Mangalore is not much, prompting builders and realtors to hold onto the existing market prices. The optimism of realtors has prevented a sharp correction in prices of land and flats in the market, Jain explains.

Architects Guild President Praveen Saldanha, too agrees and points out that there is no slump in existing prices. “But sooner or later the heat of recession will be felt,’’ he says.

Former president of the Kanara Builders Association D B Mehta feels land prices in Mangalore which doubled in a decade will not witness severe corrections for now. Land prices in Bangalore witnessed severe corrections because the price increased by four times.

Mehta says despite recession, investment from the NRI community, which contributes 50 per cent of total demand, remains intact.

The rupee depreciating by 20 per cent and the price cut between 10 to 15 per cent have made flats cheaper. The price cut on commercial buildings, in the range of 20 and 25 per cent, has made investment on buildings, still an attractive investment option for NRIs, Mehta informs. However, the recession, which had not been experienced till now, will lead to costcutting measures and postponement of projects, he explains.

But, economic meltdown has brought down transactions over land. Real estate broker Arif, says nobody is buying land or selling land. Retired assistant commissioner in the revenue department and presently a consultant Amarnath Sumathi says since three months, he has not received a single reference let alone a client.

Arif says banks too have become choosy overnight. As necessity is the mother of invention, builders are favouring joint ventures with land owners. “A plot with clear records will ensure a joint venture between the land owner and the builder in the ratio 30:70,’’ he says.

Under the agreement, land owners gets 30 per cent of the total flats constructed by the builder. In instances of land with unclear titles, the ratio is around 25:75.

IT parks likely to be non-starters

IT parks in Ganjimath and Mudipu, developed and leased out by Karnataka Industrial Area Development Board (KIADB), are likely to be non-starters.

KIADB manager Ramakrishna says 205 acres of land in Ganjimath had been developed and sold mostly to private IT firms. An IT park on 16.5 acres of land near Konaje, developed by KIADB, is also likely to be a non-starter.

Mangalore, December 21, 2008: After a long battle with the government for the widening and deepening the waterways the fishermen can now breathe easy as the government has granted the services of a dredger for Mangalore port and the bar mouth of Gurupur river.

According to the fisheries department the dredger has already started working from Saturday and has been given specific instructions by the Dredging Corporation of India to dredge an area of 86,000 cubic meters in an area of 1 square kilometer in the vicinity of the old port of Manglore that includes bar mouth channels and breakwaters. This is the first time when the dredging operations is being taken up after a gap of 12 years says the deputy director of the fisheries department Suresh Kumar. Nantoor-Pumpwell stretch is untouched so far except for a few filling patch works. On NH-13 the flyover work at Bikarnakatte is stuck up for a long time.

Union Minister for Shipping, Road Transport and Highways K H Muniyappa has said a survey has been conducted for the proposed four-laning of the stretch between BC Road and Hassan, and the tender process will begin soon. “In addition to the existing two-lane road, a parallel new alignment will be laid. He stated that the four-laning between Mangalore and BC Road will be completed by December 2009.

He said the 15.5 kilometers four lane conversion work between Surathkal and Mangalore has been completed and the remaining 1.5 kilometers work has been going on he said adding that it is likely to be completed by January end.

I could not locate any tender on NH-13. There is a proposal to develop Sringeri-Karkal stretch as three-lane highway. Developing the stretch from Mangalore to Ganjimat as a four lane highway may lead to development of EPIP faster. Also a good road from Ganjimat to Airport may help in development of this region - IT, Health tourism, etc hoping current recession won't last long.

Also could not find a tender or phase for Surathkal-Hassan four lane works.

At a time when the real-estate industry in general is facing problems due to the economic slowdown, Mangalore city does not appear to be affected all that much. Two factors are cited — the compactness of the city (it has an area of around 133 sq.km) and the ban on construction of high-rise buildings in the past two years.

In spite of claims of marginal impact, though, the raw material suppliers are seeing a decline in demand for cement and steel.

However, the general impression is that the recession has helped bring down the ‘fancy rates’ quoted during the boom.

To get a clear picture of the current scenario, Business Line spoke to people associated with the sector in Mangalore city.

Mr P.M.A. Razak, President of Kanara Builders’ Association, said Mangalore realty is not much affected by the recession compared to other cities in India.

“There is a gap between demand and supply. In the last two-and-a-half years we did not have approvals for high-rise structures. Therefore there is a short supply of quality homes.” Whatever major construction that was taking place began prior to the ban, he said.

Mr Srinivasa S. Kamath, President of Kanara Chamber of Commerce and Industry, said there was no land availability, in the first place. Mangalore is a small place because of its topographic condition. There is limitation for land available in the city compared to the growth taking place. The major construction activities, which began two-and-a-half years ago, are being completed now.

Another reason he cites for marginal impact of recession is the type of investors in the real-estate sector. Mr Kamath said that most of the investors are not local people. People who stay outside Mangalore — in Mumbai or abroad — hoping for an increase in price have invested in Mangalore. “I think they mature investors who can hold on,” he said.

Mr Girish N.G., an advocate, who offers guidance to real-estate clients, said not much sale or purchase is happening, as buyers are waiting for a fall in prices and sellers are not ready to sell at a lower price. He said there was a fall in the number of property registrations compared to the past.

Cement, steel prices

Raw material suppliers to the construction industry have started seeing decline in sales. Mr B. Purushotham Shenoy, a cement dealer in Mangalore, said demand for cement had come down by around 30 per cent now compared to the previous year. He said that old projects, started two-three years ago, were getting completed now. There is decline in the sale of steel, he said.

....

A senior banker, who did not wish to be named, said the global slowdown had not made much impact on the Mangalore real-estate scenario. Stating that his bank had quite a good exposure to the sector, he said he did not see any adverse developments.

Asked whether there is demand for home loans after the recent initiatives by the Government, he said buyers were waiting for prices to fall further. Asked about the outlook for the next one year, Mr Razak said: “We may foresee demand slowing down due to unknown fear.”

Mr Kamath felt prices would stabilise in a year’s time. “Unless you see developments, there won’t be further increase,” he said.

As per report the company’s board, which had short listed two global bidders including a consortium led by Larsen & Toubro is likely to meet this week end or early next week to take a final call on the matter.

Mr K Ranganath CMD of KIOCL said that “Given the present economic slowdown in the country, we are currently rethinking on our investment program. The matter is before the company’s board and a decision will be taken whether to go ahead with the DISP plant immediately or defer it to a future date. Mangalore, Jan. 4 New Mangalore Port Trust (NMPT) has witnessed a growth of 2.97 per cent in cargo handling in the first nine months of the current financial year. The port handled 27.71 million tonnes of cargo from April to December in the current financial year as against 26.91 million tonnes in the corresponding period of the previous fiscal.

A press release by Mr S. Gopalakrishna, Traffic Manager of NMPT, here on Saturday attributed this growth to the increased handling of project cargo, fertiliser, iron ore fines, lime stone, cement, among others.

Till the end of December in the current fiscal, the port handled 22,752 TEUs (twenty-foot equivalent units) of containers as against 15,437 TEUs in the corresponding period of the previous year.

The railway-bound cargo stood at 46.16 lakh tonnes (43.14 lakh tonnes) during the period.

The release said that railway siding was extended to the wharf area for faster turnaround time of the rakes. To meet the increased flow of railway-bound traffic, one more railway line was added recently at the marshalling yard.

It said that NMPT is poised for a big leap in cargo handling in the backdrop of increased movement of cargo from the hinterland.

Mangalore City Corporation has proposed to concrete 20 roads in the city, in addition to the roads which are being concreted now, according to Mayor Ganesh Hosabettu.

K. Naveenchandra, chairman, standing committee for town planning and improvement, has said that the corporation had plans to widen and improve a short stretch from Naguri on NH 48 to Mangalore Junction Railway Station and construct a bus-stand near the station there. With that, the distance between Naguri and the railway station would be reduced to 1.5 km. At present, people have to travel 2.5 km to reach the station via Padil.

Plans

The Mayor said that a few of the roads proposed for concreting were:

Bunts Hostel Circle-Kadri Road
Kadri-Lower Bendoorwell Road
KSRTC Junction (Bejai)-Kuntikana Road
Surathkal-Kana-Kulai Road
Hosabettu-Baikampady Road
Surathkal Shamsuddin Circle-Railway Level-Crossing Road
Phalnir Road
Manki Stand-Pandeshwar Road
Central Railway Station-Nandigudda Road
Kankanady-Morgan’s Gate Road
Ballalbagh-Durga Mahal Road
Kadri Kambala Road
Bejai Chruch-Basaveshwara Circle Road
PVS Circle-Navbharath Cirlce-Prabhath Cinema Road
Shakthinagar Main Road
Padil-Bajal Road

With the concreting of the 20 roads, all major roads in the city would become concreted ones. They would be concreted by using the Rs. 100-crore special grants for the MCC announced in the 2008-09 State Budget and grants from the State Finance Commission, Mr. Hosabettu said.

The estimated cost for concreting the 20 roads was Rs. 87 crore and they would be divided into 24 projects. Bids had been invited for 15 projects. Of the remaining nine, the State Government had given permission to entrust the concreting of the stretch between Mary Hill Junction and Malavoor bridge on the Airport Road to Karnataka Land Army Corporation Ltd (KLACL). The tender process for concreting of other roads were under progress and the Government’s administrative approval for some of them were awaited, he said. For instance, the Government was yet to permit the civic body to invite bids for concreting Falnir Road and KSRTC Junction-Kuntikana Road, he added.

Short-term tender

Naveenchandra said that the corporation opened the technical bids of the 15 projects on Tuesday last. It was found that a single contractor had submitted bids for eight projects. “Hence it was decided to invite short-term bids. This process will be completed in 20 days,” Hosabettu said.

If the corporation were to allot eight projects to one contractor, the completion of the works was likely to be delayed. If these works were allotted to different contractors, they could be completed early, he said.

Road to railway station

Naveenchandra said that widening of the short road to Mangalore Junction Railway Station involved acquisition of private lands. The civic body had kept aside funds for that purpose as well as to construct a bus-stand near the junction railway station. Plans were afoot to re-construct the stormwater drains in some low-lying areas, he said.

I wonder whether MSEZL road-cum-pipeline corridor will also run under the NH-17 Baikampady flyover? I think it will run parallel to railway track from Thokur to Port shown in the figure here.

I asume that this is the final alignment of the road and pipeline corridor. Probably they will come up with a over bridge or a gauge separator at NH-17 junction. The road from NH-17 junction to port terminal is already under concretization and one side of it is complete. This may end up as a good marine drive road on the other side of Gurupur river considering the delays in execution of Mangala Corniche.

I am not too sure what is happening with NFCL. Many companies had shown interest in this SEZ but with this economic downturn some of them may withdraw. There was one company planning to set a huge chemical plant. They withdrew in the eighties but are coming back to Mangalore. Forgot their name. It is is one of the posts on this site which I put sometime ago.

MRPL to complete capacity expansion by March 2012: Sharma

NEW DELHI: Mangalore Refinery and Petrochemicals (MRPL) will complete expansion of its refining capacity to 15 million tonne by March 2012, company Chairman R S Sharma said on Tuesday.

"We initially had teething problems like availability of land. We have now overcome all those problems and moving forward, project implementation will be going smoothly," he told reporters here.

The refining unit of state-run Oil and Natural Gas Corp (ONGC) currently has a 9.69 million tonne refinery at Mangalore, Karnataka.

"Mechanical completion of the expansion refinery is targeted for October 2011 and actual commissioning in the first quarter of 2012," he said. "The commissioning will be in time to avail the seven-year holiday for payment of income tax that will not be available for refinery projects commissioning after March 31, 2012."

Project cost has been revised at Rs 12,412 crore which will be financed in 2:1 debt-equity ratio. "We have not yet frozen on the options for raising debt. We shall be doing so next fiscal as majority of the funds would be required by the end of 2009 (calendar year) or at the beginning of 2010," he said.

MRPL Managing Director U K Basu said the company was taking advantage of the current global meltdown and placing orders. "We are well aware that projects world over have been shelved and we are booking orders at fabricators and equipment suppliers (occupying the vacant slots)."

The expansion was originally estimated at Rs 7,943 crore.

MRPL records Rs 285-cr loss on falling crude prices

Mangalore, Jan. 20 While the crude inventory valuation loss of around Rs 1,062 crore during the third quarter of the current fiscal forced the Mangalore Refinery and Petrochemicals Ltd (MRPL) to record a net loss of Rs 285 crore during the period. It also witnessed a decline of 8 per cent in the turnover and a negative gross refining margin (GRM) during the period.

The net loss after tax for the quarter was Rs 285 crore as against the net profit of Rs 347 crore in the corresponding period of the previous fiscal, after providing for interest and finance charges of Rs 36 crore (Rs 36 crore), depreciation of Rs 96 crore (Rs 95 crore) and reversing of tax provision of Rs 149 crore made in earlier quarters due to loss in current quarter (against tax provision of Rs 101 crore in corresponding previous period).

A company release here on Tuesday attributed the net loss after tax during the quarter to inventory valuation loss of approximately Rs 1,062 crore (net of tax), on account of sharp reduction in crude oil and petroleum product prices during the quarter.

Turnover during the quarter was Rs 8,558 crore (Rs 9,269 crore), down by 8 per cent.

The gross refining margin (GRM) during the quarter stood at minus $2.77 a barrel of crude processed as against $7.69 a barrel in the corresponding previous quarter, due to inventory losses.

The exports were lower at Rs 2,458 crore (Rs 2,741 crore) due to reduction in product prices. However, the quantity of exported products was 1.30 million tonnes (1.07 mt), recording a growth of 22 per cent.

Throughput during the quarter was 3.11 MT (3.02 mt). This was 128 per cent of the capacity utilisation of the refinery.

About to change: The proposed site for the multi-storied car parking complex near Hampankatta Circle in Mangalore.

MANGALORE: M.K. Gadakar, Commissioner, Mangalore Urban Development Authority, said on Tuesday that he was pursuing the proposal to build a multi-storeyed car parking cum commercial complex at the old bus stand of KSRTC near Hampanakatta Circle.

He said the Government had approved the project and the Bangalore-based Infrastructure Development Corporation of Karnataka (IDEK), which was preparing a report on the project, was likely to submit the same soon.

At present, cars are atrociously parked on the 1.52-acre plot of the Mangalore City Corporation. But it can only accommodate about 50 cars at a time. The proposed complex is expected to accommodate about 600 cars. Of this, the occupants of the building will have the rights over 200-cars parking area.

Mangalore Urban Development Authority (MUDA), which has taken up the project, has obtained the approval to construct the complex at a cost of Rs. 29.52 crore. Mr. Gadakar had recently announced that a part of the building would be earmarked for two-wheeler parking. The complex would be ready in two years from the commencement of the work.

The project will come up on public-private partnership basis, with Mangalore City Corporation and MUDA joining force with the private bidder who wins the tender. The details of cost and benefit sharing are being worked out.

Mr. Gadakar said MUDA was pursuing two other projects, construction of market complexes at Urva and on a vacant land of the corporation near the MUDA office in Urva Store area.

Opposition to land acquisition delays expansion of EPIP

Mangalore, February 8: The Export Promotion and Industrial Park (EPIP) at Ganjimatt was supposed to be a 500-acre facility for the information technology sector when it was conceived in 2001. In fact, many people in the village refer to the project as the IT Park.

Local people say that political rhetoric seven years ago was heavy with claims that this was the first step towards turning Mangalore into an IT hub, a second Bangalore.

The much-delayed project is now reduced to just the first phase of around 200 acres and the hope of it attaining the lofty heights set for it is fast disappearing. Opposition to land acquisition is turning out to be the main reason for the delay.

Unlike the Mangalore Special Economic Zone, where the opposition to land acquisition has turned into a farmers’ movement, the people opposed to the project here make no such claims.

People at Ganjimatt have turned wary of the Karnataka Industrial Areas Development Board (KIADB). Speaking on behalf of Muslim families in the area, Abbas Ali (37), said, “We do not want to be in the same state as the people who sold their land for Phase I. When our friends told us that they are yet to receive full compensation, we decided against getting involved.”

Mohammed Sadiq, a member of the gram panchayat, revealed that it had been four years since his 10-acre plot was acquired for the project. “I have still not received the full compensation,” he claimed. Sadiq alleges that certain plots that were initially notified for Phase I were subsequently denotified by KIADB officials. “Land was acquired at Rs. 5 lakh an acre. The denotified land is today worth over Rs 20 lakh an acre,” Sadiq said.

Pascal Santhumayor (74) claimed that the people had turned into real-estate prospectors. He predicted that most of the people who were opposed to the land acquisition would eventually sell the land albeit at a higher price. He said that even if the KIADB decided to drop the second phase, the local people would benefit greatly.

“It is now a win-win situation for the people opposed to the project,” said Jairam Shetty, a resident of the area. If the KIADB did not agree to give them the price at which they wanted to sell, they would just refuse and bide their time. “Once the companies come up in Phase I, land prices here will skyrocket,” he said.

Another man, who chose to remain anonymous, alleged that the opposition to land acquisition was being instigated and funded by large landholders. “If the land value goes up from Rs 5 lakh an acre to Rs 10 lakh, it will not make a huge difference to someone who owns 10 cents of land. But, imagine what will happen to someone who owns 50 acres,” he said.

Shetty said that some people there did not want to sell their land for any price. “These are mostly the small landholders who have only dwelling sites,” he said. According to him, these people are hopeful of getting involved in commercial ventures such as restaurants, taxi services and lodging.

Advocate Bhaskar S Kattemar, one of the few people who wants to sell, is not happy with the way the KIADB is acquiring land.

MANGALORE: The Mangalore Urban Development Authority (MUDA) has increased the area earmarked for open spaces from 455 hactares in the present masterplan to 1,945 hactares in the proposed masterplan which is awaiting Government’s approval.

Although it sounds nice, the 1,945 hectares of land is nowhere near the norms suggested by the Urban Development Plan Formulations and Implementation Guidelines of the Ministry of Urban Development and the Institute of Town Planners in India.

....

This was to let them off the hook from the law that makes it obligatory for them to reserve 10 per cent of the land for park. Mr. Nelson said the money collected was far too less compared to the kind of development taking place in the city. MUDA chairman B. Madhava Bhandary said, more than 20 huge parks would be developed in the city in the next three years.

The Karnataka Urban Infrastructure Development and Finance Corporation (KUIDFC) will complete work on making the road between Mahaveera (Pumpwell) Circle and Bendoorwell Circle here a four-lane stretch by March-end, a senior official of the corporation has said.

....

The stretch will be asphalted and not concreted. This is because the MCC’s 18 MGD (million gallons a day) underground main drinking water pipeline passes under it. If the stretch is concreted, the opening of the pipeline for repair will be difficult to carry out. It is easy to dig up a tar road in case of an emergency, Superintending Engineer of KUIDFC Syed Ilyas Pasha said.

Mangalore, Feb 8: Home minister of Karnataka Dr. V.S. Acharya has announced today that the Mangalore city will soon get a police commissionerate and a media ombudsman. He made these two important announcements during the peace committee meeting at the Deputy Commissioner’s office here today.

Dr. Acharya said the step has become imminent following various disruptive groups trying to destabilize the law and order in the state. Mangalore which has shown a high degree of law and order degeneration was fit to have a police commissionerate, this will help the police to tighten few more loose ends in maintenance of law and order. Outlining the necessity of the media ombudsman in Mangalore Dr. Acharya said "the government was not targeting the media but the government needs to feel the pulse of the media and the valid points they make from time to time. The media ombudsman will be located in Mangalore and a senior person will chair this seat he added."
He said the recent events in Mangalore were "unfortunate" and urged the people "Nobody should suspect the BJP government to have any relationship with the vigilante groups, when it comes to the maintenance of law and order we spare nobody." But people and media should co-operate with the government to give the rule of law a chance.

The peace committee meeting on Sunday witnessed some unruly scenes when the BJP and left party members confronted each others on the issue of attack on Mr.Kyumbu’s daughter on Saturday. The BJP and Sangh Parivar members objected to the statements of left parties accusing the BJP of protecting the attackers of Amnesia Pub and MLA’s daughter on Friday. CPIM leader Mr. B. Madhava said the district in-charge minister had accused that the left parties were trying to destabilize the state government by attaching undue importance to the incident.

On this occasion the issue of installing a Media Ombudsman for Mangalore as proposed by the Home Minister Dr. V.S. Acharya at a peace committee meeting here also come up for sharp criticism from participants of the meeting. They accused that this move will hamper the freedom of press and will violate the rights of expression enshrined in the Indian Constitution.

Dr. Acharya said the "in the recent attack on the pub the media was trying to foist some free comments on individuals, political parties and the system without ascertaining their facts. The Ombudsman will be an officer of the government no less than the rank of a retired judge of the High court with proper office, support staff and infrastructure to carry out collection, documentation and analyse the media reports independently, objectively and have unbiased opinions." The office will be set up in Mangalore Dr. Acharya said.

When asked by the presspersons if the ombudsman will in any way interrupt in the functioning of the media and press, Dr. Acharya only said “we are aiming at only analyzing things, nobody in India and in the democratic set up can touch the media” The officer will only assist the government in feeling the pulse of the media in issues as sensitive as attacks on ladies, hotels and other establishments”

MANGALORE: The proposal to widen the Bhavanti Street and Car Street here seems to have gained momentum as the Mangalore City Corporation appears to have taken the first step towards it. “We have plans to widen the stretch between Lady Goshen Hospital and Mannagudda via Bhawanti Street, Car Street, New Chitra cinema and Kudroli to 60 feet,” said Commissioner of the corporation Sameer Shukla.

“We have completed central line marking on these streets. We will soon be identifying and marking the buildings and other properties for acquisition. There is no question of dropping the plan,” he added. “If the stretch between Lady Goshen Hospital and Mannagudda were to be widened, the vehicles destined to reach the two bus-stands, popularly called as city bus-stand and service bus-stand near the State Bank of India Circle, from Mangalore North side could be reduced substantially. Then, the traffic congestion on the Karnad Sadashiva Rao Road, the stretches between PVS Circle and Bunts Hostel Circle, Ambedkar Circle and Hampankatta Circle Road, and Mahatma Gandhi Road, would come down drastically, he said. K. Naveenchandra, the outgoing chairman of the standing committee for town planning and improvement in the corporation, said that only the Bhavanti Street and Car Street on the stretch between Lady Goshen Hospital and Mannagudda were narrow. The road at Kudroli was wide enough, except for a small stretch and that could be set right by demolishing a building there. MLA N. Yogish Bhat had in his letter of January 29, 2003 asked the corporation to take steps for land acquisition to widen the two streets, sources in the corporation said. Mr. Bhat said that Minister in-charge of Dakshina Kannada J. Krishna Palemar, Deputy Commissioner V. Ponnuraj, himself, and Mr. Shukla, had inspected the two streets a week ago. “About 100 people may lose their property while widening these two streets. But, it will benefit thousands of people,” he said. Its widening is inevitable, keeping in mind the growth of the city over the next 50 years,” he said.

Mr. Shukla said: “People have to co-operate with authorities.”

MANGALORE: The Karnataka High Court has rejected three writ petitions filed by 17 people challenging the land acquisition for widening National Highway 13 between Nanthoor Circle and Bikarnakatta in the city. The court has also vacated the stay on the land acquisition proceedings. ....

This has cleared the decks for the National Highways Authority of India (NHAI) to widen the 1.1-km stretch between the circle and Bikarnakatta as a four-lane highway. ....

....

Sources said the High Court has disposed of another writ petition challenging the land acquisition proceedings for the construction of a flyover at Nanthoor Circle requiring land on both NH 17 and 48.

Notes:
In a few cases above an extra floor may have to be added to include basement and on the other hand in a few cases basement included with number of floors without specifying it separately.
Due to topography of Mangalore, buildings are having different number of floors in frontside and backside. The maximum of this is specified here. For example, Vintage has only 9 floors on the road side but actually it has 12 floors.
For buildings with multiple blocks the blocks less then 12 floors are not specified.
Future projects like Mohtisham Celebrations, Bearys Golden Beach Front, OCI IT-Park, etc are excluded as elevations & number of floors are not yet published.
This list may not be all comprehensive.
