Mangalore, December 14: The Mangalore City Corporation has shared the Joint First Position of IconSWM 2011 excellence award with Mysore City Corporation.

The award was conferred during the second international conference on Solid Waste Management and Exhibition on Muncipal Services, Urban Development, Public Works and Clean Technology (Icon SWM 2011) held at Jadavpur University with the support of Govt of India and Govt of West Bengal recently.

Revealing this to media persons at his office on Wednesday, MCC Mayor Praveen Anchan said that the credit goes to the hard work of his team. “We will promise to keep the standards as good as it is now”, he said.

He said Mangalore City Corporation was selected by the assessors in Tier-2 selection process for its proactive actions on solid waste management and initiative in making the roads concrete.

The MCC has been able to install Bio Gas plant, compost plants and sanitary land fill sites with respect to solid waste management. In IconSWM 2009 Mangalore had bagged second position. Many Municipalities have been assessed. A team from Jadavpur University had visited Mangalore for three days and in the slab of 3,00,000 population three cities had got selected. About Rs 1 lakh crore has been spent on this initiative. The Bio-Methanation project has also been implemented by the City Corporation. MCC has been able to sell the compost as a fertiliser and its quality has been appreciated. There is 100% door to door collection of garbage and segregated waste is fed to the Bio- Methanation plant. The ‘Nisargaruna’ plant is operational since August 2011, he said.

He said that the infrastructure for composting plant and sanitary landfill has been developed along with KUDCEMP at a cost of Rs 6.48 crores and 9.39 crores with ADB loans. The Winrow composting and Vermi Composting plant is operational since 2008 and Landfill site since 2010.

In the future there will be stress on source segregation, hydraulically operated vehicles will be used for Primary and secondary transportation. GPS systems will be installed in secondary transportation vehicles and sweeping of streets will be mechanized, he added.

The council will recommend to the Government to drop these clauses

The council of Mangalore City Corporation in its special meeting on Monday opposed certain clauses in the zonal regulations of Master Plan II for Mangalore local planning area. Master Plan is a document that guides the city's planned development for the next 10 years.

The councillors said the changes would lead to construction of buildings without parking places and force people to give up on their lands at values below the market prices.

The council resolved to recommend to the Government to drop three clauses and amend two others. In the case of clauses pertaining to change of land use under “agricultural zone” category (No. 3.2.8), it will form a sub-committee to make necessary recommendations.

Mayor Praveen said that the recommendations would be sent to the Mangalore Urban Development Authority (MUDA) and the State Government.

‘DROP CLAUSE'

The council sought dropping of clause (No. 30.14) enabling the MUDA to acquire up to 15 per cent of the total extent of land on which a developer had proposed to build the integrated township.

Leader of the Opposition in the council Lancelot Pinto said that it would give scope for acquiring lands of people abutting the private land of developers at the guidance value fixed by the Government.

The council resolved that the Government should drop the clause (No. 19.9) which provided the owners of buildings to pay fees for shortage of parking space in non-residential (read as commercial or industrial) buildings. The clause said that the MUDA should use the fee amount for constructing multi-level car parking facility “in the vicinity”. The councillors said that implementing this clause was not feasible and the clause would only add for constructing more buildings without parking facility.

The House recommended for deletion of clause (No.19.6) that read: “…The front setback may be used for parking in case of commercial buildings if no compound wall is constructed between the plot and the road. However, this shall be exclusive of the parking area required for the building as per Table 8…”

AMENDMENTS

Taking note of the ban on constructing apartments on plots abutting roads which were less than six metres in width (No. 4 in set backs category), the council resolved that the restriction on the road width should be reduced to 4.5 m. Constructing apartments should be allowed on roads having a width more than 4.5 m.

The House noted that a clause (No. 8.3) pertaining to obtaining no-objection certificate (NOC) from the fire department said that for buildings with a height of above 10 m and up to 18 m, fire safety measures had to be provided. The NoC from the Chief Fire Officer of Mangalore had to be obtained for such buildings. But when enquired with the Chief Fire Officer of Mangalore, it was revealed that the officer did not have powers for issuing NoC for such buildings. In that case, NoC should be obtained from the department's office in Bangalore. This would create trouble for people.

Hence the council resolved that the Chief Fire Officer of Mangalore should be delegated with powers for issuing NoC.

No scope for constructing footpaths unless shops are demolished. Prev Mayor Shankar Bhat tried his best to obtain permission to demolish buildings on the eastern side including SL Shet and on the Hampankatta -LHH Road(Ballal Mahal) . This was for the multistoried car park. But all plans have been jinxed. Except one shopkeeper others all agreed for the plan.

Yes Mohtisham and Bhandary builders paid for this road nearly 1.5 crores or more.

Mangalore, Dec 17: An interactive meeting with the minister for Tourism Subodh Kant Sahay, regarding the development of coastal tourism was held at Hotel Gateway here on Saturday December 17.

The meeting was organized with an expectation of providing a facelift to tourism sector in coastal region. During the interaction many were of the ‘blunt’ opinion that CRZ rule is causing hindrance to various tourism projects planned in the coastal region.
Though it was a stakeholders’ meeting on the topic ‘holistic development of coastal region’, many attendees were of the opinion that meetings after meetings are taking place at regular interval with zero outcome. No action is followed thereafter and thus the suggestions received and decisions taken during the meetings are royally forgotten, they expressed.

The promise of MLA and deputy speaker Yogish Bhat at a seminar-cum-interaction meet on ‘Future of Coastal Tourism’ held during the month of September this year at Hotel Motimahal also came under scanner as his assurance of urging the Government to appoint an IAS officer to oversee the tourism sector in the three coastal district is still unfulfilled and no follow-up action has been taken on that.

Though the scheduled time of arrival of Tourism minister Subodh Kant Sahay was at 10.30am, he made it exactly two hours late at 12.30 pm. Speaking to the members gathered, he said that the actual development of tourism in the nation is based on the quality improvement in the service of tour operators, hoteliers, and industry as well. He also added that the tourism industry in the nation will double in the coming days and this would create 25 million new eomplyment across the nation.

Pointing out that foreign tourists give importance for ‘cleanliness’ in any tourist spots and to spread awareness on this, a unique ‘Clean India Campaign’ will be initiated on December 20 at Delhi. Former president of India APJ Abdul Kalam will be heading this campaign, he revealed.

Though appeals, suggestions focusing on the coastal tourism development were high in numbers, during the short time visit of the minister, the facts relating particularly to development of tourism in coastal region went untouched. Most of the stakeholders were of opinion that though major issues concerning the subject matter were raised in all the previous meeting, no action is initiated questioning the necessity of holding such meetings.

Issues raised during the meeting
It was urged that ‘Cruise travel’ should be given importance from Mangalore port juts like in Mumbai and to make it happen the investors should be supported by the tourism ministry. As there are large number of travelers who cannot afford to go on a flight Journey and train, buses routes from Mangalore to Mumbai, Kerala to Karnataka is mostly rush this would be a convenient option, they reasoned.

It was also pointed out that ‘Health tourism’ should be given importance for which qualified doctors must be there at Ayurvedic massage centers to boost it.

Coastal Development Authority chairman B Nagaraj Shetty, deputy speaker N Yogish Bhat, MLA U T Khader, P V Mohan and CEO of Panambur Beach Tourism Development Project Yathish Baikampady among others were present at the meeting.

I had been to kochin and calicut last year.Even they have same type of scenario but their population is near 2 million.I think census department also have seperate rules for kerala like indian railways:bash:

Zindagi mein koyee cheez paane keliye to khosish karna padta hai.

Our officials were useless . Better to blame our officials than blaming someone who were street smart and got the work done..What ever is done by the rules is perfectly legal. Our officials could have done the same thing but they failed to do it and lets us people down. Our officials should look at themselves and think why they did not do what Kerala did. Now most of Kerala towns will have access to extra funds because of huge population in their UA's .I do not think they have done anything wrong or illegal . They did their homework well and need to be complimented rather than criticized for we guys also wanted the same thing to be done in Mangalore.can anyone explain the process. I know it was done by amalgamating CT's and I am told there is a limit for this and this was possible in Kerala. One thing we all have to remember is that density of population in Kerala is twice that in DK.
Same thing with our MP's as well.I do not think they worked hard enough.

Dear Suj

Thanks for the lovely photos. I noticed this defunct building next to Poona inj. There used to be a petrol pump there. Is there any land issues. This building was built long time ago!

Can someone explain properly how it was done . I know it was done amalgamating CT's .

Mangalore's realty boom continues

A. J. Vinayak

http://www.thehindubusinessline.com/multimedia/dynamic/00866/BL18_REALESTATE_MAN_866879f.jpg
Sales of residential projects in the city have been good this calendar year.

2011 was a good year for the real estate sector as many projects were launched and the forecast for 2012 is said to be favourable.

In spite of an increase in the cost of raw materials for construction, the boom in the real estate sector in Mangalore continued for a significant period in 2011.

Though the builders are putting up a brave front, stating that the boom continued throughout the year, some people in the real estate sector say that the increases in bank interest rates and inflation made an impact on the real estate sector here as well.

Mr P. M. A. Razak, President of the Mangalore branch of CREDAI (Confederation of Real Estate Developers' Associations of India), told Business Line that there was tremendous growth in the residential segment during 2011. However, growth remained stagnant in the commercial segment.
GOOD YEAR

Terming 2011 as a good year for the real estate sector in Mangalore, Mr Razak said the region didn't face the impact of the slowdown till mid-December.

Allaying apprehensions regarding over-supply in the residential segment, he said the demand and supply situation was fairly balanced in the region during the year. Sales of residential projects have been continuing.

He said that around 5,000 apartments are in various stages of planning and implementation.

The NRI segment, which is one of the major growth factors of the residential segment in the region, is contributing a major share to bookings for residential projects.

Admitting the fact that commercial space development hasn't grown in the region, he said it has remained stagnant.

Mr K. Narasimha Prabhu, former President of Kanara Chamber of Commerce and Industry, said that there was a boom in the real estate sector in Mangalore in the early half of 2011.

Taking advantage of this boom, many projects were launched during that period.
IMPACT OF RECESSION

He noted that the boom started to taper off from August onwards. He attributed this to a slowdown in the economy, increase in interest rates by banks from July onwards, and inflation. However, the cascading effect was felt on real estate only from August. Till June, it was a healthy market, Mr Prabhu said.

In spite of this, builders are putting up a brave front, he said, and added that there could be a slight correction in the days to come.

However, he was quick to add that the big builders mostly aren't affected. It's only the small builders who are feeling the pinch. On being asked the reason for this, he said big builders are able to sell their projects because of the name and locations.

It may be mentioned here that the coastal corridor of Mangalore and Udupi-Manipal witnessed many project launches in 2011. While most of the developers focussed on Mangalore city and Udupi-Manipal for launching their projects, some of the areas on the outskirts of these towns also saw foundation stones for a significant number of projects. The outskirts of Mangalore, such as Kavoor, Kuttar, Farangipet and Deralakatte, saw new project launches during the year.
PROJECT LAUNCHES

Some other towns along the coastal corridor, such as Moodbidri, Padubidri and Karkala, also witnessed some new project launches. Developers preferred to go in for residential-cum-commercial project models in such centres.

The national highway widening from Kundapur in Udupi district to Talapady in Dakshina Kannada district, which gained momentum during the year, served as an incentive for developers to focus on this stretch for real estate development.

Mr Vijay Vishnu Mayya, Chairman of the Mangalore Centre of Association of Consulting Civil Engineers, said that though 2011 was a boom time for the real estate sector in the region, it was a difficult time for construction, as the input costs went up significantly during the year.

Stating that the rates of apartments went up by nearly 30 per cent during 2011, he attributed this to the increase in the rate of construction and to the labour shortage. The costs of cement, steel, sand and land went up, he said, adding that it was a difficult time for the construction industry due to want of skilled people.
2012 OUTLOOK

Stressing the need for the Government to look into this sector, Mr Mayya said as of now there is no proper rule governing the construction industry. In such a situation, it is essential for the Government to regulate the construction sector, he said.

He looked forward to the stabilisation of prices for inputs, especially cement and steel, in 2012.

Mr Prabhu hoped that the demand for the real estate sector would pick up after April 2012. By then, inflation is expected to come down, and a favourable budget might help boost demand for the real estate sector, he added.

MANGALORE: Tourism in coastal districts of Dakshina Kannada and Udupi is all set to receive a mega boost with Union Tourism Minister Subodh Kant Sahai giving his nod for inclusion of the districts under his ministry's mega circuit.

The ministry will act on a proposal from the state government, Sahai said, adding that this would be among the many mega circuits that his ministry has planned for South India to promote tourism in the peninsula.

Sahai, taking part in a stake holders meet on holistic development of tourism in coastal region here on Saturday said the proposed mega circuits may be developed on public-private partnership mode and will be helpful in providing last mile connectivity to places of tourism importance in the districts. "The ministry will provide Rs 50 crore each for development of tourism related infrastructure in the places chosen for the mega circuits," he said.

The ministry will also meet the consultation charges for preparation of detailed project report and it is left to respective state governments to prioritise their needs as far as tapping latent tourism potential in their areas. The ministry will also extend all help that the state needs in projecting brand Karnataka on lines with similar campaigns undertaken by states such as Kerala, he said adding branding plays an important role in promotion of tourism.

Referring to projects sanctioned for tourism in Karnataka during the 10th Five Year Plan, Anand Kumar, joint secretary of the ministry said a sum of Rs 97.80 crore has been released since 2007-08 against sanctioned amount of Rs118.69 crore. This includes Rs 3.52 crore released from development of eco-tourism resort in Khanapur forest in Belgaum, and Rs 3.35 crore for a similar project at Pilikula Nisargadhama at Vamanjoor near here in 2010-11. Likewise, the ministry is following up on various tourism projects in the state with the department of tourism, government of Karnataka. This includes internal development in and around Shimoga and Agumbe; Chikballapur; Pattadakal, Badami and Aihole; Almatti; Vani Vilas dam in Chitradurga, setting up a base station at Hampi, development of infrastructure at Gaganachukki, Magadi Fort, Apsara Konda falls, and wayside facilities at Sringeri, Bellary.

Tourist destinations of Dakshina Kannada and Udupi districts may get a boost with the Central assistance of Rs. 50 crore under a programme to develop mega destinations and circuits in the country.

Union Minister for Tourism Subodh Kant Sahay, who interacted with stakeholders here on Saturday, asked the Joint Secretary to the Department Anand Kumar to include the tourist destinations of the two districts under the project.

The Minister told presspersons that the Government would have to decide what destinations are to be developed and forward a proposal for inclusion of the circuit for development.

The details of the programme available on the website of the Ministry of Tourism, stated that the Ministry has taken a policy initiative to develop the tourist destinations / circuits of national importance in a holistic and integrated manner.

It said “The objective is to ensure that the infrastructure of these mega destinations / circuits is developed to the extent that it can cater to the future tourist inflows so that visitors get a satisfying and memorable experience. The Ministry has identified 29 mega projects for development.” The lone project listed from the State is that of the Hampi Circuit. The assistance given is 100 per cent but with ceiling being Rs. 50 crore. It is not clear whether the ceiling is fixed for the projects of a State put together or an individual circuit.

The Minister said there was a need to project Mangalore brand of tourism where local traditions are showcased for the visitors. People from other countries come to India to see India, he pointed out. Making the guest feel good was important, he added. He called for adopting a “business model” to ensure success of tourism projects.

Anguish

Earlier different stakeholders expressed their anguish over the apathy of successive Governments to tourism. Proprietor of a tour and travel agency Eulalia D'Souza said she had attended umpteen meetings in the last 23 years and regretted that several files relating to the recommendations made were gathering dust.

Pilikula Biological Park's Executive Director J.R. Lobo pointed out that road from Bangalore to Mangalore should be improved to tap tourism potential of the district. People avoided a visit here because of bad roads, he said. The Road should be such that people could come to the city from the State capital in four hours.

Coastal Development Authority Chairman Nagaraj Shetty urged the Minister to see how the State could get projects cleared as the Coastal Regulation Zone rules were coming in the way of many of them.

Deputy Speaker of the Legislative Assembly N. Yogish Bhat sought assistance of Rs. 500 crore for tourism projects. Many resort owners demanded that tourism projects should be developed close to the sea waters and CRZ guidelines did not permit this. Upendra A. Hosbet of Dakshina Kannada Parisarasaktha Okkuta said the spirit behind the CRZ regulations – aimed at protecting the coast and interests of fishermen – should be understood. There was a vast scope for developing tourism facilities beyond 200m in certain categories of coast or landward side of fishery road, he said.

Partha, a sea swimming trainer, said this region had one of the few spots with warm sea waters and was ideal for water sports and sea swimming facilities.

I think the continuation of joint family living, in spite of the flat boom, is really interesting. I know some people who've moved to a flat when married, but still have a 'live-in' mother-in-law/mother 5 days a week for child minding when they're at work. Then I know others who live in traditional joint family houses who want to demolish their house and build a 5 storied building, selling the top two and continue living in the bottom 3 as a joint family.

Thus, it's hard to draw solid conclusions from the prevalence of one type of flat being built. If anyone has any links to any research I'd be really interested to see it :)

Mangalore, Dec 19: Airports Authority of India (AAI) has given its nod to the proposal to convert the old airport terminal here into a cargo terminal within six months. It has, it is learnt, asked Mangalore Airport management to execute civil works at a cost of Rs 35 lac to facilitate this change over.

The equipment owned by AAI and lying unused at Chennai airport subsequent to handing over the cargo maintenance there to a private operator will be shifted to the airport here.

The cargo terminal here will be fully mechanized one, with machines like fork lift machine, large-scaled trolleys, x-ray baggage machines etc. Once these machinery items are installed and customs clearance is obtained, the new cargo terminal will become functional.

The cargo terminal, once it begins operations, has to handle at least 150 tonnes of cargo every month, as against 150 tonnes on average per year the local airport has been able to handle till now. Kanara Chamber of Commerce and Industry has given an assurance to ensure that the revised load parameters would be met.

The new facility will add to the financial burden of AAI, in the form of salary of customs employees, salary of employees of the authority, providing basic amenities like stock rooms, refrigerators etc, totaling to Rs 60 to 70 lac per month. This cost is proposed to be set off against the fee charges for handling cargo.

Director of the airport, M R Vasudeva, said that if everything moves ahead as planned, a full-fledged cargo terminal will become operational here within the next six months.

CHAOS: The vehicles parking haphazard near Central Market in Mangalore on Monday. Photo: H.S.MANJUNATH

Minister for Urban Development, Law and Parliamentary Affairs S. Suresh Kumar at a press conference here on November 25, 2009 went on record that the builders of some commercial complexes and high-rise buildings in the city had made no provision for parking facility.

The space meant for parking, he went on, had been utilised for other purposes. As a result, vehicles were being parked on the road in front of such buildings.

Incidentally, it is the department headed by the same Minister which has now given green signal for regulations that could further aggravate the situation.

The Ministry has allowed taking up additional construction in the existing non-residential buildings (read as commercial) in the city without creating parking facility within the premises.

If owners of such buildings have not been able to provide parking facility, under the new regulations, they will have to pay prescribed fee to the Mangalore Urban Development Authority (MUDA) for constructing multi-level car parking (MLCP) facilities.

Such a provision had been incorporated in the zonal regulations of Master Plan II (the document that is expected to work as guide for the planned growth of the city). The plan is designed for Mangalore Local Planning Area revised by the MUDA for the second time. The Government notified the revised regulations on October 26, 2011. The MUDA is expected to use the fee amount for constructing multi-level car parking facility (MLCP) in the “vicinity”.

Objection

President of the Nagarika Hitarakshana Samiti G. Hanumantha Kamath has taken objection to this stating that the provisions would only prompt more constructions without parking facility. This would aggravate the parking problem in the city, he said. “Then parking on roadside will increase. Who will park their vehicles away and then walk to the building?” he questioned.

In a letter to the Secretary of the Department of Urban Development, he sought deletion of this clause.

Mr. Suresh Kumar said in 2009 that the Government had been planning to build multi-level parking lots at 10 places in the city. One such structure would come up at Hampankatta.

“Where is the much hyped MLCP proposed to be built by MUDA at Hampankatta,” Mr. Kamath asked. No effort has been made to build MLCPs at other places in the city.

A senior official in the Town Planning section at the Mangalore City Corporation said the clauses in question were not feasible. Constructing MLCPs as mentioned in the clause was not a viable solution. The MUDA's proposal of building a MLCP at Hampankatta is now in cold storage, the official said. The official said that even though the clause had been added in the zonal regulation, the corporation would think twice before approving such proposals. The council of the MCC in its special meeting on December 12 recommended to the MUDA and the Government to drop Clause 19.9 as it would only aggravate parking problem in the city.

Mr. Kamath said the samiti did not endorse clause 19.8 in the regulations which allows builders of non-residential properties to provide parking elsewhere.

Purushotham Kottari, President, Mangalore Civil Contractors' Association, who did not endorse clause 19.9, said that clause 19.8 could be accepted if parking facility was created within 100 ft distance from a building and not beyond that.

P.M.A. Razak, president, Mangalore Chapter of Confederation of Real Estate Developers Association of India (CREDAI), said that Clause 19.9 was not feasible. In the existing building, once its owner used the floor area ratio (FAR) available how can one take up additional construction, he asked.

Mr. Razak said that MLCPs were needed to de-congest the city of the traffic problem. It is the duty of the Government to build more MLCPs in the city. Vijay Vishnu Mayya, president, Association of Consulting Civil Engineers, Mangalore, said Clauses 19.8 and 19.9 were not practical. But there was need for MLCPs in the city.

NMPT should give importance is landscaping and beautifying the areas around it..
The whole stretch from Baikampady ROB till Kullur bridge should be maintained well..
Exactly Mangalore mania,I have been observing this stretch from years after completion of four lane, there is lot of weeds and unwanted plant growth in the space on divider, they shoud go for land scapping.
Well I think highway authority should do it,the entire stretch from BC road to Surathkal(fourlane) should be landscapped, they can go for ornamental plants.
This will give a wonderful look to the highway:cheers:

International Status to Mangalore Airport: Another Promise Broken

International Status to Mangalore Airport: Another Promise Broken

Daijiworld Media Network - Mangalore

Mangalore, Dec 20: Exactly a month ago, on November 20, M Veerappa Moily had assured Mangaloreans of international status to Mangalore Airport. Come December 21, and yet another promise will go unfilfilled.

Mangalore Airport will be marking its diamond jubilee on Wednesday December 21. After Moily's promise, which had come in such clear terms that there was hardly any scope for doubt, Mangaloreans had been waiting eagerly for the formal announcement. Moily on his November 20 visit to the city had in fact stated that all was ready and only the announcement was pending, which was expected in a few days' time.

However, the 'days' have turned into a month, and still there is no sign of international status to the airport.

Speaking to Daijiworld, Moily explained that everything was indeed ready, and the proposal was to be tabled in the winter session of the Parliament. However, at the last moment the civil aviation minister was changed, and Ajit Singh took over the mantle from Vayalar Ravi, and hence the process was affected. Now, the proposal will be introduced in the next session of the Parliament, Moily said.

That means, Mangaloreans will have to wait for a few more months for the dream to come true, and there will be no 'diamond jubilee gift' that many were hoping for.

The airport was inaugurated on December 21, 1951 with a maiden flight carrying MP Srinivas Mallya and PM Jawaharlal Nehru. The length of the runway was about 3,000 feet, suitable for operation of smaller aircraft. The airport witnessed no improvement for 20 years, and then the existing runway was increased by 2,000 feet in 1971 and again to 5,330 feet during 1981–82. The process of laying a concrete second runway began in 1989 and was completed in 2006.

The airport saw its maiden international flight to Dubai in October 2006. Thereafter, it saw rapid changes and advancement, with a new terminal building being inaugurated in 2010.

Mangalore Airport is currently a domestic customs airport with permission to operate only a few international flights, to west Asia. The proposal to grant the status of international airport has been in limbo for quite a while now with organisations, NRI forums and local politicians making constant demands, but despite several promises, it remains a dream. With the 2010 Air India crash that took 158 lives, the prospect was badly hit as concerns were raised about its safety, and the then aviation minister Praful Patel announced a 're-look' into the proposal. However, Vayalar Ravi in October this year promised to grant the status 'soon', followed by Moily setting the December 21 as deadline.

The wait, however, is still on.

The Promise:

•Mangalore Airport to Get International Status Before Dec 21: Moily
•Exclusive Interview with Veerappa Moily

In a bid to promote Mangalore as a tourism hub and create awareness of tourism in Mangalore and coastal districts of Karnataka, the second edition of Mangalore Travel Mart (MTM) is being organised at Milagres Jubilee Hall, Hampankatta from January 20-22, 2012. The three day event organised by Mangalore Association of Travel Agents (MATA) is supported by Department of Tourism, Government of Karnataka (GoK). The second edition of the MTM will act as a platform for developing business relationships, promotion, marketing and creating awareness for holidays/vacations and for selling products and services to end consumers. Stalls at the Mart are priced at Rs 15,000 (six square meters).

Speaking about the initiative, Roshan Pinto, Chairman, MTM & President, MATA said, “MTM is a platform for every stake holder of the tourism industry. GoK is the host state and India Tourism will also participate. As the travel mart is one-of-its kind for the district, our aim is to showcase heritage sites, traditions, culture, festivals, cuisines, pilgrimage, religious, sports, Medical Tourism, Adventure & Ecotourism etc.”

According to Pinto, the Association is planning on inviting Devesh Chaturvedi, Additional Directorate General, MoT, GoI to inaugurate the event. Beside this other dignitaries which MATA is planning to invite are N C Muniyappa, Principal Secretary, Director, Department of Tourism, GoK & Sanjay Sreevats, Regional Director, Tourism Southern Region, GoI. “Things are yet to be confirmed,” Pinto further added.

Furthermore, the association is also planning to host a one night and two days FAM for tour operators and travel agents from cities like Mumbai, Ahmedabad and Hyderabad in the months of February and March, 2012. Elaborating about the plans Pinto said, “As Mangalore is surrounded with famous places like Coorg and Chikmanglur beside other unexplored destinations, we would like to promote such places by hosting a FAM trip for travel agents and tour operators in the coming months.”

In zterms of promoting the event in other part of the country, the Association is in finals talks with Corporation Bank to get them onboard as title sponsor for the event. The tie-up will also enable the association to promote MTA through the branches of Corporation Bank based in Mangalore. Beside this, the Association also aims to launch advertising campaign in local news channels and newspapers. MATA has also tied-up with Big FM to promote the travel mart in various cities across the country. “With all our effort we aim to double the number of visitors to the Mangalore Travel Mart. We received around 4,800 visitors in the maiden event,” stated Pinto.

The State Bhttp://www.skyscrapercity.com/newreply.php?do=newreply&noquote=1&p=86820416ank of India office (left) lends its name to the busy 'State Bank' area in Mangalore. Also seen is Hamilton Circle.

If you are new to Mangalore and boarding a city bus, you can't fail to notice buses plying with destination boards as ‘State Bank'. The destination turns out to be a large Circle from where buses start or end their travel in the city.

If you take a few steps away from the place, you can buy fresh fish for the day's meal from the local fish market. Or if you decide to turn around at the circle, you can, on some days, witness a protest march as this is Mangalore's equivalent of Delhi's Jantar Mantar. A few steps from here, you will find yourself at the compound of the district administration.

Mangaloreans refer to the roughly one sq. km. area surrounding Hamilton Circle as State Bank Circle.

How did India's largest bank brand get a whole area – and that too such a happening area - named after it? It is the same place where the then Bank of Madras, one of the Presidency banks, had started its branch on October 1, 1869 (a day prior to Mahatma Gandhi's birth.)

The first branch of a modern bank was established in this place to cater to the business needs of a few British firms dealing in the export of plantation crops at a walking distance from the old port. In 1925, this branch became a part of Imperial Bank of India, which later on became State Bank of India in 1955. Soon after that, the area became a major business hub with a fledgling trading centre called Bunder on one side, the sea port on the other. As the place grew in scale, the common man in the city began referring to it as State Bank Circle. A name born out of convenience stuck ever since.

B.G. Sadashiva, Assistant General Manager of SBI, Main Branch, says the services it rendered in the past have made the location synonymous with State Bank. The bank has been involved in the beautification of Hamilton Circle.

Though State Bank Circle is not the official name, the common man identifies the location - including Hamilton Circle, Rao & Rao Circle, district administration office complex, Police Commissioner's office and the fish market area - with the bank. Numerous businesses, hotels, petty shops and street vendors ply their trade here.

For its part, SBI has been leveraging the strength of its association with the location by putting up a vegetable garden in its premises - regarded as a prime property. The customers of this branch are sometimes rewarded with the vegetables grown in that branch premises, says Sadashiva, adding, “This is the third or fourth branch of the bank in Karnataka. This is the first ever branch of any bank in Mangalore. This provides a strong identity to the location.”

“It is a way of building or continuing bonding with our customers,” he adds.

Highlighting his predecessors' role in maintaining the brand's identity through service, he says one Mr Subboji Rao, who was the AGM of the branch during 1994-97, used to personally receive the NRI customers at the airport during their visit to the hometown. “That is the strength on which this branch and brand is built here,” he adds.

This beach is fantastic. This is the NITK beach with the Shiva temple on top of a rock.Looks like this photo has been taken from the light house.

I had a few School classamtes who visited Mangalore after some 30 odd years. Their opinion of Panambur beach was very negative but Surathkal/NITK beach is unspoilt as of today.
They were surprised at Mangalore's development....possibly the most posh city in South India . They also travelled from city to Suarthkal and were surpised how quickly the suburbs came..... 23 kms ...no gaps at all .....all part of one big city...Mangalore....thanks to excellent road connection the fourlaning inside the city and highway has made this possible ...one huge urban sprawl from Mangalore to Mukka .....23 Kms.. and possibly from Thalapady to Mukka ..... a distance of 41 kms ...all a part ogf Mangalore.

Moodbidre witnessed an unprecedented growth between 14th and 16th century as a centre of religion, culture, art and architecture. Interestingly, not less than 18 temples, also known as Basadis including the famous Thousad Pillar Basadi, were constructed during this period.

Even to this day, Moodbidre has a number of interesting aspects in and around the place. Apart from the Basadis, Chowta’s Palace, Soans Farm, Konaje Kallu, Pandavara Kallu or the various activities by Alva’s educational institutions, the quiet sleepy town of Moodbidre offers you much more than you might imagine.

In addition to the existing tourist spots, the ambitious Kadala kere project, when completed, will be surely a feather in the cap of Moodbidre.

Kadala kere, as the name suggests, is a huge lake. This water body, which had dried up in recent years, was reclaimed with the persistent efforts of a citizens’ group. It was Rotary Club which started the revival of the tank three years ago which was later supported by Kadalakaere Nisargadhama Society with Deputy Commissioner as its chairman. However, the green signal given by the State government to desilt the lake at a cost of Rs 1 crore has been a ray of hope to the nature lovers as well as people of Moodbidre.

Speaking to City Herald, Moodbidre Range Forest Officer P Sridhar said that the work on desilting will begin in February 2012 when the water will be dried up further. “The renovated lake, perhaps by June 2012, would not only help boating facilities, but also attract more tourists with other development works planned,” he adds. A footbridge and toilet facilities already exists while an open air stage is almost complete.

The site which is being converted into a Nisargadhama (nature resort) with attractions like bird island (in the middle of the lake), boating, heritage village and nature walk would add more colour to the little town which is set amidst hills, woods, lakes and fertile fields in the serene countryside.

The cynosure of eyes in Kadalakere is an island situated in the middle of the lake. The island has around three acres land with different types of trees including bamboos. Birds nest in the naturally regenerated forest beside the lake. Waterfowls, egrets and cranes are sighted on the spot. The 1.2 km nature walk laid beside the lake is one of the picturesque features of Kadalakere.

The spot draws huge crowd towards the end of January when the Kadala Kere hosts the annual Koti Chennaiah Kambala (buffalo race in marshy field).

Bamboo garden

Another attraction at Kadala Kere is ‘Bamboo Garden,’ an initiative of Forest Department. The department has planted as many as 28 varieties of Bamboo saplings in the corner of Kadala Kere, with the help of Soans Farm, which has developed over the years as a centre of innovative agriculture.

The ‘Bamboo Garden’ would attract many people once the plants grow, opined an official.

Interestingly, the name Moodbidre too has some links with bamboos. Because of the widely grown bamboos in ancient days, this place is said to have got the name Moodbidre – Moodu means East and Bidriru means bamboo. Hence the name.

How to reach?

Moodbidre is connected by National Highway 13 and State Highway 64A. There are frequent bus services to and from Mangalore (37 kms), Karkala (18 kms), Udupi (90 kms), Dharmasthala (50 kms) and Bantwal (35 kms).

From Moodbidre, Kadala Kere is hardly 2 kms, which can be reached through autorickshaws.

Today also Moodabidra is witnessing growth.

There is no question of international status untill the expansion of runway which is mandatory:bash:
We can discuss more and more about this in airport thread.
Why the airport thread after updation cannot be seen as last posted by???
Please make it as a normal thread, its my request so we can keep on updating more about the expansion of the runway.
If there is more discussion about this by the forumers,we can get some new ideas and possibly the best solution can be forwarded to airport director through email.

There are foreign bikes in Mangalore as per news paper reports . Of the 6 Harley Davidson bilke booked in South India five are from Bangalore and one from Mangalore. A few years ago there was an article about the most expensive bicycle sold by Jyothi cycle store for more than two lakhs. There is lot of money floating around in Mangalore .I would be the happiest person if the money is used to reduce the ever increasing gap between the rich and poor.

Mangalore’s growth story

The story is not very different for other cities and small towns in the State. Rewind to the Mangalore of the 1980s, for instance. Pristine beaches, sparkling blue waters, lush green paddy fields, mangroves, coconut groves, arecanut plantations, traditional industries that centre around beedies, cashew, tiles (popularly known as Mangalore tiles) and more importantly, hospitable people…Almost every household (with Mangalore-tiled roofs) was into one or the other occupations mentioned above.

At the same time, a number of people from the coastal region were working either in West Asia or Mumbai (and later on, Bangalore) in search of green pastures. Two decades later, most of the paddy fields and plantations were replaced by apartments or commercial buildings while a majority of Gen X did not show any interest in farm activities or traditional industries.

With fat salaries offered by many companies to youngsters and with the advent of big malls and of course, the marketing strategies adopted by realtors, young Mangaloreans started to dream big, thanks to credit cards and EMI facilities. From the only apartment (Lobo Prabhu apartment on Light House Hill) in the 1980s to hundreds of apartments today (price ranging from Rs 40 lakh to Rs 1.5 crore for 2/3 bedroom flats), from not a single mall to a dozen malls, from weekly (shandy) markets to super/hyper markets, from one or two industries to dozens of major industries and hundreds (or thousands?) of ancillary units, Mangalore has changed a lot and so has the lifestyle of its people.
Boom in real estate

It may not be a very rosy picture for real estate elsewhere because of high interest rates and inflation, but Mangalore is experiencing a boom, thanks to non-residential Indians (NRIs).

They are making a beeline for investments following the appreciation of foreign currencies against the Indian rupee. According to P M A Razak, the President of the Mangalore chapter of the Confederation of Real Estate Developers’ Associations of India (CREDAI), the falling rupee value has made investment in real estate an attractive proposition for NRIs, especially for those in the West Asia.In fact, around 5,000 apartments are in various stages of planning and implementation in and around Mangalore, noted Razak.

Jewellery shops galore

Besides apartments, the other sector that has seen a boom in Mangalore is jewellery stores. In a span of less than 10 years, at least 10 big brands of jewellers have arrived at Mangalore.

Just a couple of years ago, the friendly neighbourhood goldsmith’s home (or shop, which was part of his home, in many cases), was the go-to place for any jewellery purchase. But with the arrival of the big players, people are flocking these shops, thanks to various gold schemes on offer.

If one person in every six people in the State lives in Bangalore (as per Census 2011), where are the rest living? You can find them in smaller cities, towns and villages that aspire to become metros themselves. Progress or peril? Time only will tell.
There’s hardly any other city in the State that can boast of such a rich history, heritage and royalty than Mysore. The City, in fact, finds itself on the list of the very few elite cities that have not lost their identity in the mad race over something called ‘progress’, a process that at times doesn’t integrate too well with a city’s people and their heritage. It isn’t bad news yet, but in 2011, Mysore accepted a few signs of a ‘modern’ city.

Whether one wants to interpret this change as another side of the otherwise complacent Mysorean, or as an inevitable and gradual pace at which the City gave itself into the hands of powers that be; change there is.

The traditional, religious and quiet Jayalakshmipuram, which was once known to host the premier studio, Central Institute of Indian Languages and ‘Basapppa aaspatre’ for those who came from nearby villages, today boasts of Mysore’s first shopping mall with a supermarket, DRC Cinemas, a multiplex with four screens (yes, there’s 3D too) and the quintessential KFC.

Mysoreans have welcomed it without much hassle, and DRC has integrated well into their weekends, sometimes even dominating their to-do list. That the locals own DRC is something that gives a lot of relief to the people of the City.

Brands flaunt themselves big time at the Mall of Mysore, which has given Devaraj Urs Road, which for years was known as the MG road of Mysore, a run for its money. A rather huge protuberance named the Mall of Mysore, spread across 2,62,000 sq ft area on Race Course Road, has put the aspiring Mysorean on the fast lane to shopping. Luxury hotel Radissons has also come home to heritage city, threatening to edge out the famed Lalitha Mahal from being ‘the’ elite destination.

Lessons have been learnt from rich sibling Bangalore’s quick shift from being ‘Bendakaalooru’ to ‘baeing-aloh’ and back to ‘Bengalooru’ with great difficulty. Some groups staged a silent protest in front of the Mall of Mysore for ignoring Kannada. The City still breathes amidst panic attacks, while denizens are excited about theatres giving away to malls and multiplexes.

Apartments today come with a promise of “a breathtaking view of Mysore Palace and Chamundi hills.” Heritage still sells, at a price that can be afforded by the neo- rich and the elite alike. Locals watch ‘outsiders’ making city their home; in their stomach, the butterflies flutter.

As for visible infrastructure, Mysore’s ring road which was originally four lanes, has quickly made way to eight lanes. The city is literally on a fast lane now. Progress or peril? answers awaited.

What next?

With hardly any space left in the heart of Mangalore City and with the increasing number of better facilities for connectivity (Mangalore is the only place in Karnataka to have all four modes of transport – road, rail, air and sea), developers as well as investors are eyeing the outskirts of Mangalore. The Mangalorean way of life has gone through a major flux, thanks to homogenisation of development across the cities and towns of the State. Take the twin cities of Hubli and Dharwad.

Known for its rich cultural and literary legacy (think Sadhanakeri), the twin cities are now going the big metro way too. Retail chains and IT parks have all left their footprints here. Belgaum, another North Karnataka town, has in the last year, seen a big multiplex player entering the scenario, changing the movie-going habits of its citizens.

Other small towns are not too far behind. The recent Census of 2011 shows that three cities, Bijapur, with a population of 3,36,000, Shimoga, 3,24,000, and Tumkur with a population of 3,05,000, are now eligible to have corporations. Though a final call has not been taken on this, more small towns are certainly going the metro way, it seems.

Thus, for a whole lot of people in Sindhuvallis, it is via Nanjangud to Mysore; or for those from Airody, it is via a Kundapur or an Udupi to Mangalore. Second, these tier II or III cities are increasingly becoming a mere stop-over for a whole lot of rural first generation migrants before their final ‘journey’ eventually to a metro such as Bangalore or Mumbai. The significant feature of agriculture to industry/service sector-related migration is that whether one lives today in a tier II or I city, the lifestyle orientations are already ‘more-metro than ever before.’

Not only are they deeply embedded in the tier I or II city-economy, they are equally, if not more powerfully, culturally integrated with the metros! Almost every rural child is brought up today with a glamorous-centre-page-glossy dream of abandoning the rural base at the earliest opportunity. To a whole lot of ‘late comers’, tier II cities are more than a transit lounge while their visa aspirations have been one of a Schengen visa! So too, the tier II cities such as Dharwad-Hubli, Mangalore, Mysore, etc, have now begun to extend their relations beyond having satellite docking stations in metros like Bangalore.

No longer are people from North-Karnataka (those from Bijapur, Bellary, Dharwad-Hubli) concentrated in the Rajajinagar area of Bangalore, just as the Mysoreans, Mangaloreans etc, with their concentration in Jayanagar or Basavanagudi. They are there now across Bangalore! The tier II cities too have tended to likewise become a mixed pot of people from different directions around it, just like different mohallas or koppalus had people from specific village belts, a decade ago.

Further, Mysore, Davangere, Hubli-Dharwad, or Mangalore too have now been well on their way to becoming miniature metros for they too can now boast of having their share of ‘multi-ethnic, regional, emerging middle classes’ living in them, thanks to MNCs gaining a foothold there, or local enterprises stretching out to become emerging enterprises; body shopping mindfully or unmindfully, so long as a sleeping town is suddenly woken up!

And of course, they too like to now engage in civic governance, infrastructure, proper services, balanced growth and above all planning for area development.

Town planning

The skills and foresight required for town and city planning is much more diversified than the metro-centred planning process as it has now become a mindset for us! Maharashtra with Mumbai, UP, Haryana and the surrounding states with Delhi, West Bengal with Kolkata have had the rough road.

Tamil Nadu has done well by focusing on Class II cities by letting Madurai, Salem, Erode, Dharmapuri, and now Hosur do well for themselves, alongside Chennai. It is time that Karnataka too paid sufficient attention for planned growth of the mini-cities, than merely playing a rhetoric of development of small towns and cities. This planning has to be ‘realistic’ planning rather than ‘real estate’ planning!

Indian Overseas Bank has launched bullion trading in Mangalore for gold traders and gold manufacturers, M. Narendra, Chairman and Managing Director, Indian Overseas Bank, has said.

He was speaking at a press conference here on Monday to announce the launch of the trade. The trade is for those who resell the gold or manufacture jewellery from it for sale in the domestic market and for export, he said. Jewellery manufacturers buy gold from the bank to convert into jewellery. They must manufacture the jewellery and return the gold (as bars or in cash) to the bank within 90 to 100 days with the interest. The rate of interest depends on the scheme. It depend son the gold ‘benchmarked prime lending rate (‘BPL') plus a premium, which ranges from 1 per cent to 3 to 4 per cent, said Umesh, Chief Manager, Regional Office, Mangalore, IOB. There are two schemes, with fixed and unfixed rates. In case of fixed rate, the gold is traded at a price fixed between the bank and the trader. In case of unfixed rate, the gold is given but the rate is not fixed. The price is 10 per cent above the day's rate and the risk of an increase or decrease in the rate is borne by the trader. The gold is sold in the form of kilo bars. Till now, there was sale of gold in weights of 2gm, 4 gm, 8 gm, 20 gm, 50 gm and 100 gm, he said. Though the bank offered bullion trading in other regions for the past two to three years, it has been launched only now in Mangalore, he said. The bullion trading is available at the bank's Hampankatta branch. It is to serve gold traders and gold manufacturers from seven regions namely Dakshina Kannada, Udupi, Shimoga, Hassan, Madikeri, Karwar and Chikmagalur, Mr. Umesh said. Shyam Jewellers, Puttur, Sai Bullion Traders, Mangalore and Vijender Shet were given token quantities of gold at the event. Mr. Narendra said that the bank buys gold from temples including from Tirupati. It buys old, unused jewellery from households too. However, this scheme is not popular as people attach an emotional value to jewellery ad do not sell it, he said. The Mangalore Regional Office started in April, 2011 with 21 branches and 15 branches were added in the last nine months. Five more branches will be opened in the region. Earlier in the day, the bank had inaugurated its branch in Surathkal, he said. It is planning to open 25 AMs and 10 branches in the Mangalore region.

Cross posting from New Mangalore port thread
Mangalore, Dec 27: Cruise vessel MV Seven Seas Voyager with 665 passengers and 449 crew members called at NMPT on Tuesday December 27.

This is the 9th cruise vessel calling at the Port during the current financial year 2011-12.

he vessel came from Goa and will be sailing out to Cochin the same evening. Majority of the passengers were from the USA and the UK.

As many as 500 passengers opted for ground tour arranged by M/s Ventour International, Mumbai/Lia Travels, Mangalore. The passengers visited places like cashew processing unit at Baikampady, 1000 Pillar Jain temple, Moodbidri, monolithic statue of Gomateshwara at Karkala, Gokarnanatha temple, St Aloysius Chapel, and also went shopping at Mangalore and to a traditional Mangalorean style house at Balmatta. M/s J M Baxi and Co are the agents of the vessel.

Dr P Tamilvanan stated that the next cruise vessel is expected to call at NMPT on Saturday December 31, and two more vessels are scheduled during the first week of January 2012.

He further added that the Port has received a large parcel size fertilizer vessel carrying 50,000 tonnes of DAP imported by MCF from USA handled by M/s Aspinwal and Co for distribution among the farmers of Karnataka. MV Father Neptune berthed at the Port on Sunday December 25 and the unloading operation is in full swing.

Daijiworld

Lot of discussion is going about developing the port for containers and cruise.
What is the need of time is development of coordinating systems like, Roads, Railways, Tourism etc.
The tourist coming here visit far away places like Karkala, Moodbidri, Puttur(CampCo), etc. But has anybody seen the roads leading to these places, what impression will this create in the minds of tourism.
Compare Mysore how good is it in terms of roads and landscaping.
Tourist who once visit here should be so happy that he should return home and tell his friends about this place happily.

And about container terminal:
There was a call to build container terminal in NMPT a year ago many private player were interested after the Request for Quotation was issued they step back as the container traffic was not sufficiently big(Even if it is growing not big enough) and the govt also dint provide enough concessions to attract the investor.
Now since there is a weekly rake from Bangalore and hoping one more from Mysore. and constructing of Warehouse in Bantwal hope there is some big movement

Mangalore should connected by train to near by tourist spots.....Railway is playing major role in development of tourism......conditions of the roads are very bad in entire coastal districts. If tourist comes once in these roads they never come back again.....

Anyway, IMO Kochi and Trivandrum, and also Thrissur, are getting prettier buildings than these cities i.e Mangalore, Surat, Ahmedabad, Indore etc. I'm really impressed by their projects, but somehow here, except for one or two (k2 is pretty nice :D ) they look passe or even bad.

These areas if included in metropolitan then population of mangalore may be somewhere around 9 lakhs not more than that, this is according to rough estimation as I browsed every information about these towns.
Sadly the data is of 2001 census, wikipedia has not updated the data.
Both the population and area in sq km data is very old.
If roughly estimated the population of these areas and included in Mangalore metropolitan area it may be around 9 lakhs.
Well if all these towns included in Metropolitan area, then mangalore metropolitan area will be closer to 350 sq km:cheers:

Nice to hear that. It might be true.

I dont think so. the people who are poor continue to remain poor, but people who have become rich have become super rich.

For example people who worked in bunder and other shops in mangalore have remained as poor getting salary as low as 3,00 rupees. where as people with dubai jobs and engineering and medicine jobs are working out side and getting huge salary. I am seeing many family where brother who is taking care of business has reamined poor and another brother who is professional is becomming rich.

Also those who have land in last 4 years have become very rich and not having land reamin poor.

so over all i am seeing there is huge gap between who have and who have not.

This coupled with increase in school fees, medicine fees is making things very bad for people.

Hahahaha.. how will you increase the population.. Need a good family planning:nuts:
Well mangalore mania, the drawback of mangalore is its population:bash:
Mangalore missed Jnnurm mainly because of its population
Mangalore if it had more than 2 million population, would have got selected in the list of cities which got approval from the centre for carrying the work on metro.
Just before few days I read in newspaper that central government is ready to raise funds for the metro rail project if a city has more than 2 million population.
So Jaipur,Nagpur, pune, kochi etc got selected for this project which is solely based on the population of a city:bash:
What I am trying to say is everytime if centre decides on an Infrastructure project,it goes by the population count of the city.
So Mangalore because of its very low population has missed huge grants from the centre which would have otherwise propelled it to a Mega city:cheers:

Greater Mangalore city corporation is the need of the hour,as this could provide some extent of solution for the low population.
But the permanent solution is establishment of more industries in the region.
These industries should be knowledge based industries, food processing industries, marine based industries.
Hazardous industries should not be allowed in the region as it will hamper the rich eco system of the region.
I support more and more IT companies and hardware parks in the region, this will propel the population of Mangalore to a great extent:cheers:
