^^ Ajay, some of highrises (as per old definition) may be missing but Maurishka Park and His Grace are already listed.

20. Maurishka Park, Kodialabail | U/C | 15 floors
47. Bearys His Grace | Completed | 12 floors

Other news is that Amrith theatre is demolished, may be a shoping complex is coming up there. As there is a plan to expand car street road most of the old theatres like Roopavani, Ramakanti, Balaji, New Chitra may also go.

Sad to see NewChitra go. THe plan is ambitious ,fourlaning from State Bank to New Chitra. The remaining road is already 4 laned I am told

^^ Ajay, I am just saying that all those theatres are in the vicinity of the road to be expanded and some of them may go. I do not have exact details on which of the buildings are going. As per The Hindu report (http://www.hindu.com/2009/02/25/stories/2009022559440300.htm) about 100 people may lose their property while widening bhavanti street and car street. As such most of the buildings in this area are quite old and need to be renovated. For example, Car street Taj Mahal is already shifted to Panch Mahal premises (http://mangalorean.com/news.php?newstype=broadcast&broadcastid=116235).

I think one of these old theatres, say Ramakanti or Balaji, may be shifted to the heritage village/museum coming up at Pilikula so that our future cineplex/mall generation can have a glimpse of our cine/theatre history.

The Road from Mannagudde to Ladyhill Circle (Mangala stadium) is already four laned some two or three years back. As per me this stretch is the best road of Mangalore with enough area for parking and good footpath.

On Raheja Waterfront no progress is there except for some structures like radio tower and stone crushing/mixing machines which had come up almost six months back.

For Ginger hotel there is some picture in the website travelmasti (http://www.travelmasti.com/Ginger_Hotel_Mangalore.asp).

I am told Central might go as they have got astronomical sums for the land!

What has happened to the citi centre mall?

Krishnamoorthy K
March 20th, 2009, 03:57 PM
^^ I don't know about Central Cinema. but, Taj Mahal Hotel adjacent to it is shifted to Pancha Mahal in Navabharat Circle.

City Center Mall works are going on. Glass finishing works are over, exterior paintings has to be done, pavement works are going on. Interiorwise, a/c works are over I think, other interior works to be done. It may take another two months to complete.

Mischief/Excel Mall also, a/c, wiring works are over I think, interior and exterior works are going on.

PIO Mall, Inland Ornate may also be ready in another two months time. Presidency Zone-1 & Time Square may take some extra time.

The other malls under construction are Mak Mall, Golden Square, Plama mall.

The SLN complex coming up at the place of Palke Krishnamachar Hall may also be called a Wedding Mall? They have to make available all marriage accessory shops as a part of this shoping complex to make it a full fledged wedding mall.

As per The Hindu news (http://www.hindu.com/2009/03/20/stories/2009032059970300.htm), only one company has participated in bid for parking complex at Hampankatte. The participant is Bearys Group. Do you know where Bearys Turning Point Mall is coming up? They have already mentioned it as an ongoing project.

Prestige mall works in Pandeshwar is not progressing.

^^ Hi Prashanth, Welcome to Skyscrapercity.

Prestige Forum Mall, Pandeshwar (in front of Corporation Bank head quarters) works are not progressing after Bangalore incident. Earlier they had dug the ground for laying foundation and now thick grass has grown all over the site. I read somewhere last month that they are going to start the construction activities. But, don't know when.

According to theie website, the completion date has been set at JUne 2010 for Mangalore and Hyderabad FORUM MALLS. That might be delayed.

^^ I am talking about Prestige Shantiniketan building collapse. Read this Bangalore forum thread http://www.skyscrapercity.com/showthread.php?p=32061322. As per the post#31 development at Prestige Shantiniketan has restarted recently.

As per my understanding they had stopped all their construction works after Shantininiketan incident and may be going to restart construction of Forum Mall at Pandeshwar shortly, though I am not sure about the reason behind stopping the works.

Deputy Commissioner V. Ponnuraj has said that the administration will initiate action against big builders in the city for violation of building bylaws.

According to the Mangalore City Corporation (MCC), 136 large commercial and residential buildings in the city have flouted parking, floor area ratio and setback norms. This list was compiled in response to an application filed by the Citizens’ Forum for Mangalore Development under the Right to Information Act in January.

Out of 7 bridges Kuntikana, Kavooruchowki and Surathkal NH-17 overbridges could be ready for traffic by this month end. For Kuloor bridge on NH-17 and BC Road bridge on NH-48 construction works are going on and piling works are almost over I think. At Bikarnakatte construction work is stuck with pilings being ready. I don't know were the 7th bridge is coming up - most probably Nanthoor? Even Airport Junction with NH-17 near Akashvani Kadri may require a flyover.

Authorities divided over developing stadiums in city - The Hindu (http://www.hindu.com/2009/05/06/stories/2009050658070300.htm)

A sports hostel at Mangala Stadium proposed by SAI is embroiled in controversy. Argument is if athletes from the proposed SAI hostel begin to use the facilities at the stadium then the local sportspersons will have no place to practice.
Proposal to lay a synthetic track is being opposed by many people. The reason is the special spiked shoes to run on the track costing between Rs. 500 and Rs. 15,000 is unaffordable for children from underprivileged families who are using the track currently.
Hockey stadium expected to come up at Karavali Utsav ground thwarted due to commercial considerations.

Well Mangalore has everything that you could find in a big metro city. With the ADB funded underground drainange almost ready it will beat all other cities by being the first city in India too have almost a 100%undergorund drainage system (sewage). The water sytem augmentation project has also been completed. The most important thing is safe drinking water, good sewage system,24/7 electricity, water and good education in the primary sector.(School) and a healthy human development Index and good roads. The other things like malls are only secondary. There is no point having a high rise without infrastructure!

25-km stretch on Shiradi Ghat section to be concreted

The Union Government has approved a proposal to concrete a 25-km stretch between Addahole and Maranahalli in Shiradi Ghat section on the Mangalore-Bangalore National Highway 48 at an estimated cost of Rs. 100 crore, according to C.M. Udasi, Minister for Public Works.

Addressing presspersons at the inspection bungalow in Shiradi, about 100 km from here, on Saturday, Mr. Udasi said that the State Government had initiated steps to prepare the estimation to this effect. After obtaining technical approval to it from the Union Government, the State Government would invite tenders for the work probably by October. It was planning to start the work by December. The Union Government was expected to approve the estimation by this June, he said.

The concreting of the 25-km stretch would provide a permanent respite to the people as it could withstand the impact of heavy rain, and the movement of heavy vehicles there, he added.

The Minister said that the ghat section had been recently repaired at a cost of Rs. 2.5 crore and all types of vehicles were plying on it.

The Government would deploy two or three teams of workers exclusively to repair the ghat section, if damaged during the impending rainy season. Using modern technology, potholes on the road could be filled even during the rainy season. The Government would ensure that people did not face any problem to travel through the ghat section during the rainy season, he said.

The Minister said that the Union Government had permitted the State Government to set up a weighbridge at Bhairapura, near Sakaleshpur, on NH 48 to keep tabs on movement of overloaded lorries. The State Government would acquire a five-acre plot there for this purpose. Once it was ready, only single-axle vehicles weighing up to 16 tonnes and double-axle vehicles weighing up to 24 tonnes would be allowed to ply on the ghat section.

Mr. Udasi said that the State Government would tar a 48-km stretch on the NH 48 between Gundya and Uppinangady at an estimated cost of Rs. 25 crore after the rainy season.

He said that the Government had plans to improve 22,000-km-long roads, mainly State highways and major district roads, in the State under public-private partnership. Bidders had shown interest to improve about 6,000 km to 8,000 km long roads in the first phase, he added.
CRF funds

The Minister said that the Union Government had released Rs. 553.06 crore to the State under Central Road Fund in 2008-09, he said.

Single bid, Tender Canceled

http://img218.imageshack.us/img218/291/kadrinh17.png

Surathkal-Kunadapura, Nanthoor-Talapady four-laning tender is canceled as out of 19 companies who had shown interest earlier only one bidder (Navayuga) submitted bid. The estimate for the project was 677 crore ruppes and another 244 crore rupees was allocated for land acquisition. NHAI is re-estimating the cost and mostly reducing the cost of project by droping a few underpasses and flyovers.

Surathkal - BC Road stretch will be ready by December 2009. Very soon Kuntikana flyover will be ready for use. Bikarnakatte flyover works, on NH-13, will restart soon.

Source: Udayavani (http://www.udayavani.com/showstory.asp?news=0&contentid=650208&lang=2)

In the picture above the bottom left corner of NH-17 is pending mostly because of delay in acquiring the land belonging to a house there. Other works pending on Surathkal-Nanthoor stretch are Surathkal (about to complete), Kuloor (piling works going on), Kottarachowki (about to complete) bridges and Baikampady railway overbridge which has not yet started. The picture seems to be taken from near A J Hospital & Kutikana flyover. Proposed SKS Enclave is coming up adjacent to green patch on the left.

^^ kudlabobs, I am also waiting for your snaps. Request to cc to pachhu below.

Citi Centre is fully booked, Fun cinemas is already paying the rent I am told even though they are officially opening only on June 9'th . That might get delayed. Few months have to be given for shops for their fitments.

Mangalore: Jet Airways to connect Mangalore - Mumbai - Riyadh from Jun 14

Daijiworld Media Network - Mangalore (SP)

Mangalore, May 21 : At a time when the efforts to directly connect the city with Saudi Arabian destinations like Riyadh, Jeddah and Dammam are still on, Jet Airways, India's premier private airline, has decided to connect Mangalore - Mumbai - Riyadh from Jun 14, 2009 on wards.

There will be a daily flight. The connecting Jet flight will take off from Mangalore at 3.15 pm and arrive at Mumbai airport at 4.20 pm. The Mumbai - Riyad flight will take off at 7.30 pm and arrive at Riyadh at 9.05 pm Saudi Time.

The return flight from Riyadh will take off at 10.05 pm every day and arrive at Mumbai at 4.30 am. The connecting flight from Mumbai to Mangalore will be at 9.20 am, which is set to reach Mangalore at 10.30am.

Speaking to Daijiworld, Jet Airways official from Mumbai said that the airline is awaiting the final nod from the Central Aviation Authority, but added that they have already recieved booking instructions. As such, no hurdles are expected in the smooth operation of the proposed flights.

Air India Express:

Due to the general election in the country, the process of Mangalore - Dammam flight was kept on hold, and every one's eyes are now on the new aviation minister at centre. Though Praful Patel, former aviation minister, has got re-elected from his constituency, there is no guarantee that he will be given the same portfolio.

Once the aviation minister takes oath, Mangalore - Saudi destinations direct flight process will gain momentum and within the next few days, a final confirmation will be received.

According to the previous plans, AI Express flight to Saudi Arabia was supposed to take off in the month of April 09, but pending the government nod, the plan was kept in abeyance.

Mangalore, May 25: The flyover at Kuntikana - Derebail, at the intersection of National Highway (NH) 17 and Bajpe Airport Road here, will be open for traffic within the next fortnight. This will make it the first flyover in the city.

The construction of this fly-over is in its final stages and once it is functional, it is expected to help ease the road blocks at Kuntikan junction would be eased considerably. Besides, it would facilitate smooth traffic on NH 17. The city buses and general traffic heading towards Derebail–Kavoor can proceed without interruption.

The work on a flyover that is coming up at Kottara junction, a few kilometres away from Kuntikan, will be quickened.

Meanwhile, work on the B C Road flyover in Bantwal taluk still has not reached the final stage. The traffic bottlenecks here on the Mangalore–Bangalore NH 48 is the order of the day.

The work on other flyovers at Suratkal and Kuloor on NH 17 are on the fast track while the execution of four lane work and subsequent construction of flyover at Nantoor–Bikarnakatte was hampered owing to delays on the land acquisition process.

Here, 13 cases were filed in this regard at the local court of which 11 were settled recently. Hence, it has empowered NH authorities to go ahead with further works along this stretch of NH.

NH authorities are confident of expediting the completion of related works once the major flyovers on NH are opened for traffic, as the conversion works of four lanes is nearing completion.

NH authorities expect to complete the four lane work from B C Road to NITK, Suratkal, by December 09.

Dubai: Jet Airways Planning Four New Routes Including Mangalore

Media Release

Dubai, May 24: India's largest private carrier Jet Airways is planning to launch four new routes from Dubai in the next three months, a senior executive has announced.

Jet Airways launched operations to the UAE last year with daily direct flights to Abu Dhabi in April, followed by Dubai in August and is now eyeing more services.

"From Dubai, we are planning to launch flights to four more Indian destinations – Hyderabad, Kochi, Thiruvananthapuram and Mangalore," said Abraham Joseph, senior general manager for Jet Airways Middle East and North Africa, in comments published by Emirates Business on Sunday.

"Talks are in process and we should be able to launch these routes in the next two to three months," he told the paper.

The Indian carrier currently operates daily non-stop flights to Delhi and Mumbai from Abu Dhabi and Dubai.

Last month it included Chennai to its route network from Dubai and added one more frequency to Mumbai again from Dubai.

Plans are also afoot to launch daily services from Mumbai each to Jeddah and Riyadh starting June 14.

Asked if the airline was planning any further cuts in airfares this year, Joseph said: "Airfares are already quite low. I do not think we would be able to reduce it any further than what we already have."

AP LOSES INDO-RAMA PTA PROJECT TO KARNATAKA
Article Abstract:

The Indo-Rama group has decided to shift its proposed project for the manufacture of polyester and pure terephthalic acid (PTA) from Visakhapatnam in Andhra Pradesh to coastal Karnataka. The Rs4100 crore project of Indo-Rama Synthetic Ltd will now be set up in the Kulai-Thokur villages near Mangalore. The project envisages production of 0.35 tonnes per annum of PTA and 0.20 tonnes per annum of polyester filament yarn. The Karnataka government has agreed to provide 400 acres for the project along with water requirement of 5 million gallons of water daily for the first phase and 10 million gallons daily for the second phase. It has also agreed to provide power requirement of 5 mw during construction and 40 mw after the plant is fully operational. The better facilities available at the New Mangalore Port and the proximity of Mangalore Refineries and Petrochemicals Ltd for sourcing naphtha and paraxylene has weighed in favour of shifting the project to Karnataka. hope the city gets rid of those dirty private buses plying :bash:.....thanx to the govt to initiate the running of ksrtc city buses .............

As far as I know Private buses in Mangalore are the most high tech in the entire South. The administration was however planning to add color codes.

The Private buses are washed every day and kept clean inside and outside. This was the case atleast till the ninetees!
Moreover Mangalore used to have one of the best transport system in the country and probably still has . The rash driving has however always been a problem but that could be sorted out if the RTO and Police were not corrupt! Replacing the Private buses with KSRTC buses would be a big gamble. My personal experience with KSRTC buses in Bangalore in the ninetees have been horrifying...unless that has changed now.

In the 60's,70's and 80's big transporters like Ballal,CPC (CANARA PUBLIC CONVEYANCE),Hanuman ,Manjunath,Shankervittal ETC (under the name THE COMBINED AGENCY) owned hundreds of buses on both service and city routes and really rendered excellent service but the growth of single owner buses and cut throat competition threw them out of the city routes and they started concentrating on long distance services. There was atime in the ninetees when there was a bus every minute to Udupi each way and many companies started giving discounted rates .5-7 Rs to travel to Udupi Maniipal ,a distance of 60-70 kms.KSRTC had absolutely no answer. So while the entire Karnataka suffered people of SK were enjoying excellent transport services.Mangalore has now more than 1500 buses plying on its roads.KSRTC should come only if it can beat that number or ply side by side along with Private buses.

New Delhi: The country’s largest software company, TCS, which had bagged the Rs 1,000 crore Passport seva project from the ministry of external affairs last year, is readying to launch the first pilot of the project at seven centres in six cities by June this year. The project aims at expediting the process of issuance of passport to three working days post police verification, a process which currently takes between 30 and 45 working days.

It will facilitate the issuance of passport under the Taktal scheme the same day, which currently takes between 7-15 days.

“The first pilot will be rolled out in three cities in the North-Ambala, Chandigarh and Ludhiana and three cities in the South-Mangalore, Hubli and Bangalore,” Tanmoy Chakrabarty, vice-president, global government business group, TCS told FE. After the pilot is rolled-out, another 90 days will be required to test its functionality. “Once that’s done, we will be able to roll-out the service in the remaining 72 centres within the next six months,” added Chakrabarty.

Though the pilot is running late by two months caused by the delay in identifying sites for the data centre, Chakrabarty said the project will be completed on time and will meet its deadline of 2010. Under the project, TCS will set up 79 Passport Seva Kendres across the country, which will provide the citizen interface. The existing passport offices will work as back-end offices.

Based on a PPP model, it will be entirely on TCS to manage the 79 kendras.

New Delhi: State-run Oil and Natural Gas Corp (ONGC) has shelved plans to build a new 15-million tonne refinery adjacent to its subsidiary Mangalore Refinery and Petrochemicals Ltd, Chairman R S Sharma said on Wednesday.

MRPL had planned to build a 15-million tonne a year grassroot refinery and a mega petrochemical complex after expanding its current unit to similar capacity by October 2011.

"These plans after review, are not being pursued. MRPL balance sheet does not have the strength to support a greenfield refinery," he told reporters here.

MRPL will, however, continue to work on expanding its current 9.69 million tonnes unit to 15 million tonnes by October 2011 at a cost of Rs 12,412 crore, he said.

Sharma said ONGC had in June last year also exit from a similar Rs 25,600-crore grassroot refinery project at Kakinada in Andhra Pradesh.

ONGC, through its subsidiary MRPL, was to hold 46 per cent stake in Kakinada Refinery and Petrochemicals Ltd (KRPL) and 26 per cent in Kakinada special economic zone. The company has walked out of both the projects.

Andhra Pradesh government has replaced ONGC with GMR Group in the project.

Work commences on strategic petroleum reserve in Mangalore

It will form part of the buffer stock to be used in times of national crisis

Two other storage reserves to come up at Padur in Udupi, Visakhapatnam in Andhra Pradesh

They will together contain a buffer stock of 5 million tonnes of crude oil

MANGALORE: A small ceremony on Wednesday marked the commencement of work on the Mangalore chapter of the Indian Strategic Petroleum Reserves Limited (ISPRL) — one of the most ambitious capacity building projects of the Oil Industry Development Board (OIDB) in recent times.

ISPRL is a special purpose vehicle of the OIDB, which is an autonomous body formed by the Ministry of Petroleum and Natural Gas (Government of India). The Mangalore reserve is one of the three strategic reserves of crude oil being planned in the country, the others being at Visakhapatnam (Andhra Pradesh) and in Padur (Udupi district, Karnataka). Once completed, the three projects will together contain a buffer stock of 5 million tonnes of crude, capable of sustaining the fuel needs of the country for 14 days.

Plus point

All the refineries in the country can presently sustain the country’s demand for three weeks. It is hoped that these reserves will substantially improve the country’s ability to withstand economic and military sieges and provide it with much-needed bargaining power with oil supplying nations.

ISPRL officials told The Hindu that the Mangalore reserve was coming up on 82.62 acres of land acquired from the Mangalore Special Economic Zone Ltd., at a cost of Rs. 41.31 crore. The construction is expected to be completed by 2012 at a cost of Rs. 1,000 crore. Work on the Visakhapatnam reservoir started in April last year while land is still being acquired for the project in Padur.

According to present official estimates, the three projects will cost over Rs. 11,000 crore. The construction of these storage spaces is expected to cost just a fraction of the total investment. The main expense will be incurred during the filling of the reservoirs with crude oil, which is expected to cost over Rs. 8,000 crore based on average crude prices of $ 55 a barrel.

New Delhi: Mangalore Refinery and Petrochemicals Ltd (MRPL) plans to spend Rs 2,000 crore in the current financial year, with most of it proposed to be capital expenditure for expanding crude oil refining capacity.

"We will spend Rs 1,850 crore out of the total planned capital expenditure for the current fiscal towards Phase-III expansion of refining capacity," director (finance) L K Gupta told DNA.

MRPL is in the process of expanding its refining capacity at Mangalore city in Karnataka to process 15 million tonnes (mt) of crude oil per annum from the current 9.69 mt with an outlay of Rs 12,412 crore.

The company expects to complete the expansion project, called Phase-III, by October 2011 and avail a seven-year tax exemption as per a government scheme for refineries coming on stream before end of March 2012, Gupta said.

MRPL, majority-owned by state-run Oil and Natural Gas Corp, will fund most of the year's spending through internal accruals, managing director U K Basu said.

The company will need to borrow money for the Phase-III expansion only 2011 onwards, when it will need to make bulk of the payments for the equipment and services procured, Basu added.

MRPL reported that net profit for the financial year 2008-09 dropped slightly by 6% to Rs 1,193 crore from Rs 1,272 crore in 2007-08. The company provided for higher tax payment in the absence of available exemptions this year.

Profit after tax for the fourth quarter, however, rose more than 150% year-on-year to Rs 608 crore from Rs 225 crore in Q4FY08, as its refining margins rose to $7.54 per barrel of crude processed from $5.56 per barrel earlier.

New plant on hold

MRPL has stalled plans to establish a new refinery project, considering the weak global economic condition and availability of enough refining capacity.

"The world is experiencing a slowdown and hence there is no growth in demand," the company's director (finance) L K Gupta said, adding, "A lot of other refining capacity has also come up, putting a lot of pressure on the refining margins."

MRPL has, instead, found it more feasible to continue with the expansion of its current refining facility, managing director U K Basu said.

* Hegemony of private operators to end

By Team Mangalorean, Mangalore

MANGALORE/MANIPAL, May 29, 2009: Following the directions of the minister the KSRTC Mangalore division has applied for 38 city route permits and also 10 permits on Express routes between Mangalore and Manipal. The vehicles are ready for delivery from Mysore depot.

Speaking to the Mangalorean.com senior officials of the KSRTC stated that the division has applied for the permits with the Mangalore Regional Transport Authority (RTA). The city and the express routes are non nationalized circuits in Mangalore and Udupi and it needs certain changes in permit conditions, the private operators who have been in the public transport business may also bring in legal problems.

The KSRTC Mangalore division has sent a report to the transport ministry about the requirement of 39 city routes and one route (Mangalore-Manipal) and Udupi-Kundapur sector. We are in favour forming a separate Corporation for Mangalore on the lines of BMTC, said an official adding that the KSRTC will introduce high tech Vajra air-conditioned buses between Mangalore and Manipal. There are also plans to introduce Marco Polo buses that have Kneeling technology to help the senior citizens to board and exit the bus without hurting their knees, the officials told.

http://mangalorean.com/images/newstemp21/20090528ksrtc1.jpg

Following the assurances of the government the division officials have already carried out route surveys and the training of the crew was in process. According to the divisional controller of the KSRTC P.B. Karumbaiah the main issue was to bring a branded service to Mangalore as the city now has haphazard service structure. The crew have to be trained to be kind to the commuters and the drivers will have to be trained to run incident-less service, official said.

The Regional Transport Authority of Mangalore however has a caveat, It says that Mangalore Manipal route was still a non nationalized route and if KSRTC was to ply its vehicles between Mangalore and Manipal there has to be some alterations in the conditions of permit, conditions which has to be done in a public hearing.

The commuting public feel that it was time for the RTA to set aside all parameters and start the KSRTC services immediately as the private bus operators were treating the passengers like dirt. They abuse the passengers, push the youth around, the have no care for the senior citizens and treat children as if they were a burden to their vehicles. All these speaks of an uncivilized conditions of travel for both city and express routes.

Other road users are also not happy about the bus operators as they put their safety into jeopardy. Overtaking at unlikely places, using shrill horns, driving rashly and abusing other road users, there is a totally jungle law on the roads of Mangalore they complain. The most important aspect was that the private operators do not have any control over their crew.

* Hegemony of private operators to end

I SAW THE ARTICLE TODAY AND ABOUT TO PUT IT HERE. I feel both should co exist . Otherwise Private operators should be forced to add buses on non profitable routes too.

A very good thing about KSRTC is that they have promised to bring in disabled friendly low floor technology buses . I am a bit supporter of these buses .

Private Bus operators may lose the run

This was during my good old years!(70's and eighties). They were so good that the buses owned by Ballal,CPC ,Bharath (41,40 and 2) used to take a detour to drop and pick up children from Central School No. 1 ,New Mangalore at no extra cost. The school is located a mile or so from the National highway at Panambur.

Mangalore/Bangalore/Udupi, November 12, 2008: The leaders of the coastal districts of Udupi and Dakshina Kannada who are watching the situation arising out of the announcement of the government to introduce KSRTC services in both mofussil and city circuits, have now more or less reconciled with the fact that perhaps it was necessary to have KSRTC in these two districts.

The private operators who have raised a gauntlet against the KSRTC operations in these two district have also appear to be heading towards a consensus that both private and government sector operations should try to co-exist. They feel it is not the fleet owners who will suffer but only the individual bus owners who have one or two buses in operation.

It could be recalled here that when there were only fleet owners operating in the district namely Shankar Vittal, Sri Manjunath Motor Services(SMMS) Canara Public Conveyance (CPC) Hanuman Transport Company limited (HT Co.,) Sri Gajanana Motor Transport Co., (SGMT), Ballal Motors, Bharat Motor company limited, SCS Transport Company, and there was an organization called C.B Agency (combined booking agency) which used to handle the booking. The profit was shared by all the companies depending on their capital inputs namely the usage of their vehicles. It was a win win situation for the bus companies as they never used to compete with each others and used to keep out the competition by the government sector. The services used to be so good that the passenger safety was at the top of the agenda.

But sometime in 1990s the CB agency was dismantled and a mad rush began leaving the roads of Dakshina Kannada and Udupi unsafe for passengers and other road users. The induction of single bus owners into the circuit in both district has unleashed a reign of terror as they were individual operators. They do not have any scruples nor they are under the control of the bus lobby. Their drivers and conductors are not trained to drive safely and sometimes they are directed by their owners to break all rules to get the required seats per day. This condition has left the bus owners organization divided in the city and the 'Rogue bus owners' are now running all over the district killing people, causing accidents, flouting rules and bribing transport and traffic police authorities.

The people's representatives including the MP D.V.Sadananda Gowda, MLA and in charge minister Krishna Palemar, MLAs N.Yogish Bhat, Raamanatha Rai and U.T.Khader are aware of the dangerous trends that rule the roost. Chairman of the Coastal Development Authority B.Nagaraja Shetty is the only public figure that has come out in support of the KSRTC and BMTC entering the Mangalore market in a different avatar.

Speaking to the Mangalorean.com convenor of the Nagarika Hitarakshana Vedike Hanumanth Kamath who is also the convenor of the Road users forum says that " it is only the KSRTC and the BMTC that can bring some order on to the roads of Dakshina Kananda and Udupi" The individual bus owners should be roped into formation of some type of an organisation which will bind them together and shed the excessive competition that was between them".

The state Transport Minister R.Ashok who has blown the whistle on the issue of introducing government sector transport in Mangalore has however garnered enough support of the chief Minister and Mr. Palemar and he is sure that in coming days the MP and other MLAs will also fall in line.

Mayor promises more water for Mangalore

Staff Correspondent

Chief Minister to commission an additional drinking water supply pipeline

Pilikula Nisargadhama to be brought under the jurisdiction of the Mangalore City Corporation

Development works worth Rs. 400 crore to be taken up in Mangalore in next four years

Development plans: Mayor Shankar Bhat speaking at an interactive meet in Mangalore on Friday.

Mangalore: Mayor M. Shankar Bhat said here on Friday that Chief Minister B.S. Yeddyurappa will commission an additional drinking water supply pipeline laid from Thumbay vented to the city within the next fortnight.

It will supply 22 MGD (million gallons a day) of water from the dam in addition to 22 MGD of water being supplied to the city now through another pipeline from the same vented dam. The new pipeline has been laid by the Karnataka Urban Infrastructure Development and Finance Corporation (KUIDFC) for Mangalore City Corporation under loan assistance from the Asian Development Bank (ADB).

Mr. Bhat said the new pipeline will supply water to an underground tank built by the KUIDFC at Padil in the city. Presently engineers were engaged in connecting the networks of pipelines in the city to the tank, Mr. Bhat added.

Mayor Shankar Bhat was speaking on the “development plans for the city” at an interactive session after the office-bearers of the Kanara Chamber of Commerce and Industry (KCCI) felicitated him at its office.

Expansion

Mr. Bhat said the Pilikula Nisargadhama on the outskirts of the city will be brought under the jurisdiction of the Mangalore City Corporation soon. In addition, Mulky and Ullal towns are likely to be brought under the jurisdiction of the corporation.

At present about 132.5 sq. km was under the corporation’s jurisdiction. The population of the city has crossed more than six lakhs, he added.

Mr. Bhat said the corporation will bring down the rates of property tax fixed by the then administrator of the corporation under self assessment scheme (SAS).

A committee that was formed by the corporation to revise the rates held its meeting a few days ago. The committee will hold its final sitting before June 10. The slabs of taxes will be revised and it will be finalised in a month’s time. Mr. Bhat said the corporation has prepared a blueprint of development activities to be taken up during the five-year term of the present elected council which was formed a year ago.

In all, it has planned to invest Rs. 600 crore for development activities during the five-year term. It has invested Rs. 200 crore for the development works in the past one year.

Town hall

Mr. Bhat said damaged seats at the town hall will be replaced and other facilities will be improved at an estimated cost of Rs. 10 lakh in a month. Of this amount, Rs. 3.50 lakh will come from a donor and the corporation will bear the balance amount. The town hall had been improved 12 years ago from the donation of Rs. 70 lakh by donors.

Felicitated

The KCCI office-bearers felicitated M. Karthik Kashyap of the city who secured 140th rank in the civil services examinations conducted by the UPSC. Mr. Kashyap is son of Mr. Bhat, Mayor.

Speaking on the occasion Mr. Kashyap called upon young graduates from the region to come forward to take up civil services examinations in large numbers. He offered to provide them his suggestions and guidance.

Will Mangalore become the second largest corporation in terms of area?

Currently I think Mangalore stands third behind Bangalore and Hubli-Dharwad(181 sq km). Mysore is a close 4'th at 123 sq km.

^^ pachhu2006, Saibeen Complex may be facing parking problems after KSRTC road expansion. But, I don't think for Reliance it is a good idea to totally reconstruct an existing building which may last for atleast another 50 years. A better thing may be to convert basement as parking area and leave the rest of building untouched. There are so many shopping complexes under construction and lot of built up area will be available and I don't understand why any existing mall should be rebuilt again?

There are two shopping complexes under construction in Navabharath circle. Mohini Vilas is getting renovated. Construction of Shankar Vittal complex is also going on. One more shopping complex is unders construction next to James footwear on Falnir road. PIO Mall & Ornate Mall may be opening very soon followed by Citi Center & Excel. Time Square and Zone-1 are slightly delayed. Mak Mall structure is almost ready. Golden Square & SLN construction are going on. One more complex is coming up in place of Amrith Theatre.

The Empire Mall Built up Area is 118320 sqft as given in the weblink http://mohtisham.com/empire.asp.

Bank of India building in front of Citi Center mall is under demolition as they have already shifted to the basement of the mall. Also note that the Citi Center is connected to the next building (where Punjab Dhaba and Jain Restaurant are there) and so built up area may be more if this is also added.

Reliance as taken the saibeen complex for 90 crores. The complex will b reconstuct and they will open Reliance Fresh. where exactly is golden harvest mall located?

As mentioned in the link http://www.bearysgroup.com/upcoming_projects.asp Bearys Golden Harvest is located in Bejai. Mostly the vacant site of paddy field in front of the junction of KSRTC-KPT road and Bejai-Karngalpay road may be booked for this.

I have seen many Reliance Fresh outlets in Bangalore. At the most these supermarkets require an area of 10,000 square feet. Current Saibeen Complex may be having an build up area of 1,50,000 square feet. So, what reliance is going to do with rest of the area? (assuming that they will just redo only interior and exteriors). In case they are reconstructing do they have plan to purchase adjacent Ganeshbaugh also? You might have seen in one of photographs of kudlabobs (post #1109 (http://www.skyscrapercity.com/showpost.php?p=36755398&postcount=1109)) Reliance Petroleum in front of TMA Pai convention center is lying idle for a long time. (adjacent to Sridevi colleges on MG Road) Curious to know on the status on this. Also about Reliance ADAG information center.

MANGALORE: Mangalore City Corporation has decided to bring Moodushedde village that includes Pilikula Nisargadhama into its fold at the general meeting held here on Tuesday. The council, which adopted a resolution to this effect, will send it to the state government for approval. The issue, which has been hanging fire since 2005, has finally seen some forward movement and the ball is now in the state government's court for final approval.

Mayor M Shankar Bhat presiding over his maiden council meeting after being elected to the post said the move to include Moodushedde village would bring in resultant benefits to the city corporation. The village borders the city corporation limits, and is a certified green belt. It would be easy for the corporation to extend basic civic amenities to the village and preliminary work has already been done in this regard, he said.

The deputy commissioner citing a letter from the under secretary, department of urban development dated August 1, 2008 had sought detailed map and revenue records of the existing MCC limits, as well the map and records as it would look after the village was brought into its fold. The letter had also sought the opinion of the general council of the corporation in this regard; an office note circulated with the meeting agenda states.

However, the corporation had not taken a final decision as it was inundated with requests from other villages, which too sought to be brought under its fold. This includes requests from MRPL, HPCL of Chelyaru gram panchayat along with Pilikula Nisargadhama vide corporation resolution number 121/2005-06 dated December 31, 2005. In the meanwhile, Madhya, Chelyaru, Bala and Neerumarga gram panchayats too moved similar requests.

An agenda seeking inclusion of these villages was placed before the administrator of MCC based on these requests. The administrator vide corporation resolution number 448/2007-08 dated January 18, 2008 moved the proposal to the government seeking inclusion of Moodushedde village for the very reasons explained by mayor at the day's meeting. The government sought a fresh opinion from the council in this regard, which it approved.

Bhat later told reporters that inclusion of Moodushedde village will boost the city's population, which in turn would enable it to get a higher quantum of development grants from both the state and the Centre. Moodushedde village thanks to Pilikula Nisargadhama with its vast natural cover will also add to the total green cover of the city, Bhat said. "The overall benefits of inclusion of the village to the corporation is greater," he said.

The Parking area next to Saibeen complex belong to Mr. Jaganath shenoy M/S Ganesh beedi works, Mysore. They have plans to shift their office & godown from here to out skirt of mangalore and convert this to Real estate property.

The site opposite to TMA PAI Convenstion center also belong to Him. Forum mall was suppose to come there. But This site along with Reliance petrolol Bunk is under litigation ( due to familly dispute from sellar).

Welcome and thanks for your comments. I would like to add a few comments,Reliance has already opened retail malls in many cities and with regard to footwear , it has already opened Reliance footprints in Mangalore at Bejai. The site opp to convention centre belongs to Mr Ramesh Kumar who is really planning a very big and expensive project there. I had spoken personally to his agent(and received an email as well) in the Gulf with regard to that. Prestige constructions had never proposed Forum Mall there at that site, . They had always wanted to construct it in Pandeshwar.Regarding the Ganesh Beedies site ,yes they had proposed some residential complex there which fell through. I think the area is more suitable for commercial purpose than residential.

MANGALORE CORPORATION TO EXPAND TO 310 SQ KM

MANGALORE: Mangalore City Corporation council in its special meeting on Tuesday decided to issue “building completion certificates” to owners of houses and small shops built with “minor deviations” from the approved plan, against payment of a fine. However, this will not apply to flats.

Madhukar K. Gadkar, commissioner, Mangalore Urban Development Authority (MUDA), said that MUDA had finalised the draft master plan for the local planning area, including the 60 wards of the corporation. It would be sent to the Government for approval, shortly. The plan had been prepared for approximately 310 sq km area, covering 61 villages coming under the 60 wards of the corporation. The plan covered the areas such as Ullal and Mulky, he said.

Corporation will invest Rs 600 crore for M’lore in 5 years: Mayor
Moodushedde, Mulky, Ullal likely to be included in MCC
Mangalore, DH News Service:
Saturday, May 30, 2009, 1:30 [IST]

Are areas such as Moodushedde, Ullal and Mulky going to come under the Mangalore City Corporation in the days to come, thus expanding it into a much spacious geographical structure? Yes, says Mayor M Shankar Bhat.

Addressing an interactive session convened by Kanara Chamber of Commerce and Industry (KCCI) at the Chamber hall here on Friday, Bhat said the government has already permitted the inclusion of Moodushedde into the MCC. Only the Council’s nod is awaited, which will be discussed in the forthcoming council meeting. There are also proposals to include Ullal and Mulky into the Corporation, he explained.

“Mangalore is a fast growing city with 132.5 sq km geographical area with over six lakh population. It has about 842 km of running road. With the inclusion of more areas, the total area doubles, necessitating more infrastructure and development projects,” he said.

Rs 600 cr in 5 years

Delineating on the blue print, the ruling BJP has envisaged for the comprehensive development of Mangalore, the Mayor said the Corporation has decided to invest Rs 600 crore in various development projects before the completion of its current term.

“The Corporation has invested Rs 200 crore in various projects in the last one year including Rs 100 crore from the State government and Rs 75 crore grant from the State Finance Commission. Widening and concretisation of the city roads are going on a war-foot basis. The picture of Mangalore is going to be a different one in a few years,” Bhat explained.

No more water woes

Shankar Bhat said Mangalore would soon be relieved of its water woes since the 18 MGD-capacity new pipeline is almost ready for commissioning.

“The ADB-funded Rs 140 crore parallel pipeline project is being tested. Water has already reached Padil, and engineers from various parts of the country are busy in preparing the line for actual functioning. Chief Minister B S Yeddyurappa himself will be dedicating the project for Mangaloreans once the preparation is over,” he said adding that once the pipeline is completed, the city will get surplus water. The underground drainage (UGD) project is also being completed in the city. About 100 km stretch is yet to be finished. The entire project will be ready for functioning with one more year, he noted.

SAS to be revised

Bhat said the Corporation would implement the revised format of Self Assessment System (SAS) of taxation within one month.

“There is no thought of withdrawing it, since the decision was taken during the administrator’s rule. It has already been implemented. We can only revise it to see that it will not be a burden for the people,” he said.

The KCCI submitted a memorandum to the Mayor suggesting reduction in the SAS percentage.

‘Vested interests’

Commenting on the opposition being raised against certain multi-crore projects in the district, the Mayor said “vested interests are working behind the scene”. “People want electricity, but they opposed Nandikur project; people want petroleum but they opposed MRPL. Now, the people want employment and progress, but they are opposing MSEZ.

There are vested interests behind this,” he said.

The Mayor was felicitated on the occasion. Meanwhile, the Chamber also honoured Karthik Kashyap, the son of Shankar Bhat, for his successful entry into the civil services stream. KCCI President Srinivas S Kamath and other office bearers were present.

MANGALORE: The Comprehensive development plan (CDP) of the city is on the verge of being approved by the state government. This will revitalize the housing industry in the city, which had fallen into a rut over the past three years, as builders were awaiting the CDP in its final form, said K C Naik, president-elect of Mangalore branch of Confederation of Real Estate Developers' Association of India (CREDAI) here on Wednesday.

Naik, who assumes office for a two-year-period with his team of office- bearers on June 5, told reporters that CDP would be the Bible for the members of CREDAI based on which all construction activities in the city will be governed. Naik admitted that the various stakeholders connected to housing industry pulled in different directions at a time when Mangalore Urban Development Authority was revising the CDP in the last few years.

P M A Razak, secretary-elect of Mangalore branch of CREDAI said the association, a premier All-India level organization pertaining to the real estate sector functions by a strict code of conduct. "We have a self-monitoring and regulating system," he said and added that members have to follow the code scrupulously. The local branch will strive for the development of the city in the right direction with help from all concerned, he noted.

The founder president of CREDAI, Mangalore, Sanath Kumar Shetty said the economy of any country could flourish only when its construction industry, especially that involved with the housing sector thrives. Observing that various levies are inflating the actual cost of a house by 35 per cent, Sanath said it is time that the governments considered giving subsidies to the housing sector and also provide it with some kind of stimulus package.

Naik added that in addition to the code accepted by the body, the 30-odd members of local branch of CREDAI would also adhere to the CDP in its true letter and spirit. "The association will oppose any violations of part of members to guidelines in the CDP," he noted. The delay with regard to finalization of the CDP too has played its part in buildings coming up in the city contravention to laws of the land, Naik added.

MANGALORE: The smooth ride on the Rs 170 crore Port Connectivity Road (PCR) from Surathkal to B C Road, likely to be opened for traffic in the beginning of next year, will be offset by the charges the road users have to pay as toll. The PCR is part of NHAI's National Highway Development Project (NHDP) Phase I.

Interestingly, the toll rate may be on the lower side when the road is opened to traffic in 2010, than in 2007 (which was the original completion date), as inflation is less than one per cent (if it continues to stay so).

The toll rates are based on the NHAI Act of 1956. It states the fee for projects involving conversion into four-lanes of existing two lane of NH shall not exceed the capping rates of June 1997, escalated in accordance with the average Wholesale Price Index (WPI).

But still, the toll will not only put a dent in the pockets of four-wheeler owners and commercial vehicles, but will also affect the common man as the commercial passenger vehicles will definitely pass on this toll amount on to the passenger by hiking the ticket rates. The only category of vehicle users, who can breathe free, are those with two-wheelers, who dont have to pay any toll on this road.

Though the NHAI claims that the NHDP roads will help road users benefit in terms of fuel savings and cost of maintenance of vehicles, the final truth is that -- after paying toll, the only benefit to road users seems to be the journey time. Currently, the distance of 37.5 kms from Surathkal to B C Road takes a little more than an hour. The PRC will shorten this journey by only 15 minutes or so. The NH 17 has been designed for a speed of 80 kmph and 50 kmph on both NH 13 and NH 48.

NHAI Project Director P Gawasane agrees saying that as the road passes through urban areas, there will be merging of local traffic which will reduce the speeds. "In case the speeds were to be 80 kmph on NH 13 and NH 48, lot more acquisition would have had to be done to reduce the spiral nature of the road, he said.

MANGALORE: The National Highways Authority of India (NHAI) will allow two-way traffic on the new flyover at Kuntikana here by the month-end, according to its Mangalore Project Director, P.N. Gawasane.

Mr. Gawasane told The Hindu on Friday that the authorities of IRCON International Ltd., the agency constructing the flyover, had assured the NHAI that the flyover would be completed within 25 days. However, painting, marking of lines and erection of signboards would be done after the rainy season, he said and added that this was the first flyover coming up in Dakshina Kannada.

Service roads

Once traffic was allowed on the flyover, work on service roads could be speeded up, he said.

Mr. Gawasane said that in addition to the Kuntikana grade separator, flyovers would be constructed at Surathkal, Kuloor, Kottara Chowki, Nanthoor, Maroli (Kulashekara) and B.C. Road. Of them, the construction work at Nanthoor was yet to begin. Work was in various stages of progress in other places, he said.

Kottara Chowki

The Project Director said that the engineers had come across a problem in completing the flyover at Kottara Chowki. The soil up to a depth of nine metres on either side of the flyover was weak and the approaches to it might not withstand the load of vehicles. Hence, the consultant was working out alternative techniques for constructing the approaches.

Asked why the consultant had not studied this aspect beforehand, he said they had taken only samples of the soil while preparing the project. However, the tests conducted subsequently, before taking up the work, had brought to light the fact that the soil there was not suitable for the kind of work being contemplated. Hence, the engineers had to think of some alternative technique to fill the land before taking up the construction of the flyover, he said.

Other flyovers

Mr. Gawasane said that the work on the flyover at Surathkal had been delayed owing to a pending court case on land acquisition. Work on the Kuloor flyover could be speeded up only after the Mangalore City Corporation authorities shifted the huge water supply pipeline there. In addition, a private party had to shift a religious shrine. Works on flyovers on B.C. Road and at Maroli were under way, he said.

Source: The Hindu (http://www.hindu.com/2009/06/06/stories/2009060658740300.htm)

So, in total there will be eight flyovers plus small one at NITK. The eight flyovers are Surathkal, Kuloor, Kottara Chowki, Kuntikana, Nanthoor, Maroli (Kulashekara), B.C. Road and Baikampady. Seven of these are under Port Connectivity project and Baikampady flyover is coming up as a separate project. It is not clear where exactly is Maroli flyover and whether this is Bikarnakatte flyover itself. Nathoor flyover seems to be separate from Bikarnakatte as Bikarnakatte flyover ends up with ramps on both side at Bikarnakatte itself as could be noted from existing status of this flyover.

The Foreign Investment Promotion Board (FIPB) has cleared global hospitality major Hyatt group's proposal to set up 'Hyatt Place' hotels in the country in a joint venture with realty firm Emaar MGF, with an investment of about Rs 125-150 crore.

....

Earlier this year, Global Hyatt Corporation announced the JV with Emaar MGF for setting up six hotels by 2013 with an inventory of 950 rooms under the group's mid-market brand "Hyatt Place'. The hotels are to come up in Gurgaon, Hyderabad, Mysore, Lucknow, Indore and Mangalore.

Conventional sea walls cannot withstand the energy of the waves unless there is beach sediment conrol. Wide sand beaches are good. Armour stone blocks of more than 2 tons are effective but they should be porous to absorb wave energy. Concrete tetrapods or massive walls made of cellular concrete have very good evidence.Sea erosion is a global problem and various experiments have been tried .. can we beat nature's fury is the next question on our minds?

Flyovers in the city centre like Jyothi,Hampankatta etc have been kept in cold storage. All the roads in Mangalore are being fourlaned..atleast a dozen roads.Nearly 400 crores worth of projects going on with regard to roads. The augmentation of water supply lines is almost complete and the underground draianage extension works will be over next year.New traffic lights have been installed at every important junction. These have all been sponsored.

Sanjupalayat, I don't think they have any plan to construct flyovers at Jyothi or Hampankatte now. There is a plan to decongest the State Bank busstand by shifting service busstand (or mofussil busstand) near Pumpwell. Also there are proposals for new busstops in Bejai and Kankanady (near Mangalore Junction railway station). Also a plan is there to expand (6 lane?) the Maidan-Carstreet-Ladyhill road. Also the proposed Mangala Corniche road may also takeaway load from Hampanakatte. So, instead of spending money on flyovers spending money on new roads may be a better way to decongest Hampankatte.

The reason for congestion at Hampankatte is mainly due to busstop, bunder (old port, now even regularized as market yard), vegetable & fish market, government offices and hospitals (Wenlock & Lady Goschen). If they plan to shift some of these to other places (mostly nearer to any of proposed new busstops for convenience of public transport) then Hampankatte will get decongested. And even Jyothi would be free from extra traffic coming from Maidan region.

Also as city is fast expanding to other regions, Hampankatte may loose its value as center of Mangalore very soon. Ofcourse, KS Rao road, MG Road, Balmatta road will remain important as many of new commercial buildings are coming up in these roads.

The park is spread over 370 acres of land
Regional Science Centre to be ready

MANGALORE: The Pilikula Nisargadhama Society will soon sign a memorandum of understanding (MoU) with Jungle Lodges and Resorts Ltd. (JLR) to set up cottages at the nisargadhama in an effort to promote tourism.

J.R. Lobo, executive director of the society, told The Hindu on Tuesday that JLR was a unit of the State Tourism Department and managed by the Department of Forests.

The nisargadhama was being managed by the district administration through a society, he added. According to the MoU, JLR will construct around 30 cottages on nine acres of land to be leased out to it on the nisargadhama premises for a 30-year period. Mr. Lobo said that four lakh people visited the nisargadhama between April 2008 and March 2009.

Spread across 370 acres, the nisargadhama, on the outskirts of the city, houses the Shivarama Karanth Biological Park, which has wild animals and reptiles, an arboretum (a garden of shrubs and trees), a science centre, a lake-park with boating facilities, a water amusement park, a golf course and an artisans’ village. A heritage village is coming up in the park, where a “Guttu Mane”, a traditional manor house, is being built.

Mr. Lobo said the objectives of the society were to conserve biodiversity, heritage and culture, propagate scientific knowledge and promote tourism.

Mr. Lobo said the Regional Science Centre being constructed at the nisargadhama would be ready in 12 months.

Guttu Mane

Vamana Nandavara, project officer of the heritage village, said the woodwork for the “Guttu Mane” was in progress.

The ceiling of the “chavadi” (front veranda) had been covered with traditional wood carvings.

The wood carvings found in an ancient palace at Nandalike in Udupi district had been replicated at Guttu Mane, he added.

The doors of the main entrance and for another 11 rooms inside had been fixed.

“A lot of work, however, still remains to be done,” he said.

Two years after the Pilikula Nisarga Dhama got the Regional Science Centre, it has now attained another feather in the cap. It has been approved by the Central Zoo Authority as a Conservative Captive Breeding Centre for two endangered species namely the ‘Kenchalilu’ (also known as large Indian Squirrel) and King Cobra. It is the first facility in entire South India to be recognized for these two endangered species.

The Central Zoo Authority has notified in its letter sent to the Wild life warden of Pilikula Mr. Jayaprakash Bhandary that the zoo should create facilities for breeding and dispersion of these two species in their endemic area namely the Western Ghats.

Speaking to the Mangalorean.com Mr. Bhandary said the Pililkula is already a major zoo of the country and has an active breeding programme for many animals including the Black Bucks.

State-run ONGC today said it will borrow about Rs 27,000 crore over next three to four years to fund its projects, its chairman R S Sharma said.

The company has already received a Rs 8,500 crore commitment for the petro chemical project at Dahej in Gujarat and another Rs 3,500 crore have been tied up for the power plant at Tripura, Sharma said.

The company will meet another Rs 6,000 crore for expansion of its Mangalore Refinery and additional Rs 4,000 crore for Mangalore SEZ he said.

Besides, ONGC Videsh, the company's overseas arm, will need Rs 5,000 crore by January 2010 to repay the bridge loan it had taken for the acquisition of Imperial Energy.

"We will borrow these over project implementation period which is next three to four years," Sharma said.

Sharma said the company had not yet decided on the mode of borrowing --domestic or overseas -that would be resorted for the repayment of OVL bridge loan.

Kannur , June 10 The Railways would accord priority to completing track doubling and electrification work to address staggered railway network development in Kerala, especially in the Malabar region, Minister of State for Railways E Ahmed said here today.

"It is sad that inordinate delay in completing track doubling and electrification works came in the way of all round growth of the rail network in Kerala, especially in Malabar region. The Railway Ministry will accord priority for completing the works," Ahmed said.

Track doubling works in the Shoranur- Mangalore stretch would be finished by next year after completing the ongoing work across the Netravati Bridge, he said after inaugurating the Muzhappilangad Railway over-bridge on Kannur - Kozhimode National Highway near here.

Barring doubling works across the Netravati river near Mangalore, the remaining works in the route would be completed by September this year, Ahmed said.

The Railways would also take steps to start work on the proposed 25 Rail over-bridges by the end of 2011 if the state government initiated land acquisition for approach bridges, which, he felt, posed a major hurdle in taking up the project.

TOI cited Mr A Sai Pratha union minister of state for steel as saying that steps will be taken to revive Kuduremukh Iron Ore Company Limited.

Mr Pratha said since a case on mining related ecological hazards is pending before the SC, the court will be informed of the measures mooted to protect the environment. The issue will be discussed in the cabinet before taking a final decision.

The government on Wednesday said the state-owned National Mineral Development Corporation will acquire a majority stake in the company. As per the proposal, while the NMDC, will acquire a minimum of 51% stake in the KIOCL, the latter will acquire a minority stake in the NMDC.

This acquisition will ensure continuous supply of iron ore to the KIOCL from the NMDC. Apart from this, he said the NMDC would benefit from the experience of KIOCL in operating the pellet plant and mining.

Now, the KIOCL faces problems in the operations of its pellet plant and blast furnace following the closure of mining operations since 2006.

The KIOCL, a 100% export oriented unit, has been trying to restart its mining activities by acquiring large tracts of mining areas which have proved a failure so far. Mining at Kudremukh in Chikmaglur district was stopped following the Supreme Court direction.

In addition, the recent decision of the Karnataka Government to grant permission for mining to only those companies which set up captive steel plants, has also came as a setback to the KIOCL to resume its core activities, said the secretary.

GMR Energy Ltd, the subsidiary of Bangalore-based infra major, GMR Infrastructure Ltd, has finalised a Rs400 crore investment plan to relocate and restart its barge-mounted naphtha fired power project from Mangalore on the west coast to Kakinada on the east coast in Andhra Pradesh. The new plant will utilise the huge quantity of gas available for the Krishna Godavari basin and will be operationalised by March 2010.

The decision comes in light of the culmination its power purchase agreement with the Karnataka government in June last year. GMR existing plant at Mangalore operated on a merchant basis supplies power to the state grid at approximately Rs5.50 per unit. The barge will be shifted to Kakinada via the sea route by February 2010 and is expected to commence generating power within one month.

According to company sources, GMR has already acquired approximately 50 acres of land and begun civil work at Kakinada to facilitate the relocation.

^^ Akash, you are correct. The footpath works are going on very very slowly. Some works are happening in Nehru Maidan on stretches where pedestrians density is comparatively less. The places like State Bank, Hampankatte, K S Rao Road, KSRTC busstop are becoming less and less secure for pedestrians. Even most boasted M G Road does not have footpath near Theosophical Society and in front of SDM Law College footpath is so narrow that not even a single person can properly walk on it. Anyway people are mostly walking dangerously on roads as most of namesake footpaths are used for parking vehicles.

MANGALORE: The Government has proposed to lay a new road connecting New Mangalore Port with the Mangalore Special Economic Zone project site, via Thokur village. Fearing that the Government will acquire their land for the proposed road, the residents of Thokur village have formed Thokur Grama Hitarakshana Samiti to oppose the possible land acquisition.

Assistant Commissioner of Mangalore sub-division Prabhulinga Kavalakatti told The Hindu on Monday that there was a proposal to lay a new road via Thokur village and the Government would have to acquire about 35 acres of land for it. The Government had notified the land for acquisition, he added.

Chandigarh: Moen India, a 100% subsidiary of US-based $9-billion Fortune Brand Group, is expanding its presence in India.

The home and hardware division of the group entered India in November 2008 with the launch of its exclusive faucet boutique in Delhi. Two more exclusive stores are in the pipeline—in Bangalore and in Mumbai—which will be launched in the next few months.

Moen products are available at 32 retail stores, including multi-brand outlets and standalone stores. “We aim to be present in 41 retail outlets by the end of April,” said Smarty Pal Singh, national head, sales and marketing, Moen India.

The company has spread its distribution network to over 15 cities across the country, including the national capital region, Chandigarh, Ludhiana, Jalandhar, Lucknow, Bangalore, Chennai, Hyderabad, Cochin, Mumbai, Pune and Surat. It is mapping cities like Jaipur, Patiala, Kanpur, Goa, Indore, Mangalore and Vishakhapatnam for the new stores.

Moen enjoys a 30% share in the US market and another 43% in Canada. In India, the company is looking at a 5-7% share by the end of this year.

“To cater to the Indian market we are setting up a manufacturing unit in Baddi in Himachal Pradesh. The construction work is over and the machinery is being installed,” said Singh. He added, “The components will be imported from USA and China and assembled here. The vertical integration will happen gradually and complete manufacturing is expected to start from the plant in a year.”

The company is also exploring tie ups with hotel chains. It has joined hands with the Intercontinental chain of hotels for its products. “Talks are on with other players for our product line meant for the hospitality sector. Back in the US we have tied up with the Hilton hotels. More product lines will be launched in the Indian market towards the end of this year,” said Singh.

Mangalore, Jun 18: The prolonged ADB project, which has been going on at snail’s pace is expected to reach to the people within few months.

Addressing the ADB review meeting at Mangalore City Corporation on Wednesday, KUDCEMP Superintending Engineer Syed Ilias Pasha said that within 4 months, the city will get the benefits of the ADB aided drinking water supply project.

Informing the gathering on the status of water supply project, Pasha said that at present 18 MGD of water is being supplied and with the completion of the project, another 18 MGD will be supplied. “Water has been pumped till Padil and water has been pumped independently to Ullasnagar, Shaktinagar and Bikarnakatte. Testing is going on at Tiruvail and Kudupu. At this stage, additional 4 MGD water is being received in the city. Testing and commissioning will take another 6 months and within 2 months span, water will proliferate outside old Mangalore and reach Surathkal and Panambur region,” said Pasha.

Under Ground Drainage

With regard to UGD works, the Mayor resolved to seek additional funds from the government to provide UGD system in old Mangalore region.

KUIDFC Superintendent Engineer Maninarayana said that the UGD works will be completed by March 2010 and at present, Rs 135 crore has been spent out of the total project cost of Rs 207 crore, which means over 60 per cent works have been completed.
When the members complained that UGD pipes have not been laid in certain areas, Maninarayana informed that in old Mangalore, which includes regions like Pandeshwara, Barke, Kodialbail, Bolar, Bolur, Bunder railway track to Nithyananda ashram, the old UGD lines are functioning and these lines have not been replaced. Hence these lines cannot be linked.

When the officials said that replacing these lines is the only solution to avoid problems, Mayor said that Government will be urged to release additional funds to take up pipeline replacement works

Mangalore: The fibre-glass helmets that the two-wheeler riders wear is lined with thermocol, protecting their skull from serious injury. Similarly, in Mangalore, an architect has come up with concrete houses with a thermocol lining.

German-born Capt Karl Neugebauer, who pioneered ‘eco-thermo constructions’ - building concrete houses insulated with thermocol - in his nation, has been constructing houses using this technology in the port city.

COOL DAYS & NIGHTS

According to Karl, the ‘Expanded Polystyrene Construction’, the term used for such constructions, while houses built out of laterite get heated up during the day, these ‘eco-thermal’ houses remain cool during the day as well as night, thus saving about 93 per cent energy.

He said such structures take lesser time to complete and absorb more heat. As their walls are thin (two inches less than a normal wall), the structure gets a larger carpet area - 12 per cent more than in a normal building.

QUAKE-PROOF

He said the houses can withstand an earthquake as they provide reinforcement inside. Karl said a Red Cross building in Germany that used this technology survived an earthquake of 7.4 magnitude on Richter scale.

Such houses are best suited for coastal areas which have a tropical climate as the salt cannot penetrate the concrete structure.

Since the basic element is a high-tech product, the cost is more than that of a laterite stone. However, it requires less concrete. Since the work is faster, it saves on time and labour. He said within eight days, the walls of a 1,500 sqft house at Kulai, near here, had been built. Beside, the outer walls are plastered with glass fibre mesh to prevent hairline cracks.

HIGH DEMAND

Karl began constructions in Mangalore only last year. “I wasn’t keen on doing what I have been doing for the past 29 years. Since the demand was high, I decided to take up projects,” he says.

Karl says an eco-thermo project can be completed within six months. “I’m not keen on apartments, but prefer to take up single or two-storey individual projects. This technology will allow up to 10 floors,” he says.

Karl imports the chemical for polystyrene as well as the mesh used for outer plastering from Germany.

He has built 275 houses in western Europe and four houses in and around Mangalore. The houses are built according to the Vaastu shastra.

Pilot-turned architect

After serving the German air force as a pilot and later a commercial pilot, Karl, along with his brother, got into construction business. In Germany, a law was passed against energy wastage. Insulation was made a must for any structure. Hence, thermocol or glass wool were commonly used.|

For the first time in 1981, a house was consructed in which insulation was provided first and then the concrete poured into. Such constructions don’t expose the concrete to rain, heat and UV rays. Karl has a patent for this kind of construction. In Germany, such structures are entitled to tax rebates.

^^ Ajay, no work is going on for SKS Enclave except that a few months back the site is levelled and fenced.

As I have mentioned earlier there is a Spencers supermarket in Ladyhill road. The other supermarket at Kadri market (near Time Square Mall U/C) is closed now. I don't have any idea on Spencer's Hypermarket.

I think a hotel is coming up in front of Mohtimahal where a timber depot is there now. But, don't know about the name of the hotel. Emaar MGF have about 75 acres of land in Mangalore as per the old PDF file http://www.moneycontrol.com/news_html_files/pdffiles/sep2007/emaardraft.pdf. They might had plan for Hotel, IT SEZ, etc and may have dropped now due to recession except for Hyatt Hotel.

For years and years there was this empty piece of land in front of Blue star Hotel. There was some timber businesss going on there. Is Kirthi Mahal,James and co. still there? Similarly there used to be a 'Kamath and co' on GHS road at the junction with market road . That building used to be very old and crumbling in the 80's itself.Isit still there?

^^ Kirthi Mahal and James Footwear are still there. For the time being the coconut trees' land in front of Timber depot may only be used for constructing hotel. On the opposite side of Falnir Road some commercial building is coming up next to James.

The old buildings at the junction of Market & GHS road are still intact. I am not sure on 'Kamath & Co', if it is the big shop lying next to Janatha Bazar of utensils and other home items then it is still there. Only Mohinivilas is getting rebuild. Another recent fully constructed commercial building at the end of GHS road in front of Sharavu temple is posted by kudlabobs (#1127 & #1128).

I don't know about progress of Raheja Waterfront, Mangala Corniche or New Airport Terminal. Some of the constructions like Mangala Corniche or Raheja Waterfront may be facing CRZ/environmentalists' protests. These environmentalists want to preserve Kulai-Baikampady wetlands and mangrove forests on the banks of Netravati/Gurupur rivers.

The work for Bejai-Kuntikana road (starting from KSRTC through Hathill, Kapikadu, etc upto Kuntikana flyover junction) concretization work is going on. Further along Kuntikana-Kavoor stretch of Bajpe road they have already completed Blueberry hill digging works near Kuntikana junction for expansion. A few months back I had seen concretization works going on near Kavoor towards airport and also I had seen approach roads from Bajpe road to new terminal under construction near Shree Devi Engineering College, Kenjar. But, I think the MCC may be waiting for some extra funds for constructing a new bridge across Gurupur river. Even Kulooru-Kavoor concretization works are going on. So upto Kavoor/Marakada three roads starting from NH-17 junctions namely KPT-Maryhill-Bondel-Kavoor, Kuntikana-Kavoor, Kuloor-Kavoor are getting four-laned & concretized. But, I don't know the status on 100-feet express way which was proposed earlier. As reported by express buzz it may take another two months to complete new airport terminal.

Thanks ,that is something really to cheer about. Regarding Mangala Corniche project things might become easier as the CRZ is being diluted slightly. Good or bad ,I think both. Some company filled up the wet lands in Baikampady about six months ago and that created an uproar when the Hindu reported it. Then the company was asked to restore it to the original shape ,well that never happened. With the new CRZ coming up the guilty company might get away with it. Similarly over the years wet lands along Kottara Chowki to Kuloor were all filled up and now the entire stretch is lined with car showrooms .The sad thing was that they filled up the storm drain and water channels draining to the sea and as a result flooding has become common. The entire area from AJ Shetty Hospital to Kuloor has transformed. Infact Mangalore extends to a full 40 Kms from Talapady to NIT Suratkal but the area from Derebail till Surathkal is fully built up along the highway.

The comprehensive traffic and transportation plan (CTTP) for Mangalore, an ambitious project of the Directorate of Urban Land Transport, appears to take at least three more months to be completed from the stipulated time frame.

In fact, the plan should have been ready by this month itself; but the agency that has got the assignment has not yet submitted its preliminary report.

ICRA Management Consulting Services (IMaCS) Limited, a Mumbai-based private firm had been assigned the job of preparing the CTTP for the City. The first meeting in this regard had been held on October 23 last year, which had been chaired by the then Secretary to the Transport Department Gaurav Gupta.

The agency had been asked to produce its report in a duration of eight months, that is, by June 2009. Sources said though the representatives of the IMaCS had met the Deputy Commissioner a few days ago, “they were not in a position to make a presentation to the DC”.

Speaking to Deccan Herald on Sunday, Deputy Commissioner V Ponnuraj said it would take at least three months to get the final report, since the district administration is yet to receive the primary report. “The process might have got delayed due to the elections. We will be getting the first report in another couple of weeks,” he said.

“There are a number of stakeholders connected to the issue, and the agency need to consult each of them in detail. Since most of the departments were busy in the parliamentary elections, they could not be consulted as per the schedule,” he noted.

Government’s initiative

CTTP is a State government’s initiative, being prepared under the supervision of the Directorate of Urban Land Transport coming under the Urban Development Department. As per the initiative, a comprehensive traffic and transport plan need to be prepared for all the urban centres administered by city corporations, namely, Mysore, Hubli-Dharwad, Belgaum, Gulbarga, Bellary and Mangalore.

In fact, there are different stakeholders for this CTTP, such as the Railways, the City Corporation, the Urban Development Authority, KSTRC, Public Works Department and the NGOs. The main objective of the project is “to prepare a transportation network and comprehensive mobility plan for all sections, including pedestrians and to achieve convenient and cost-effective accessibility at speed and better comfort”.

The specified agency is supposed to study the land use pattern, projected growth of the city and its population in the next 25 years. According to the government, it will help strategising the transport policy as an integrated part of the urban planning.

It is said once the CTTP is ready, it would be helpful in implementing various transport and traffic plans for Mangalore, including the proposed metro, overbridge or underpass, more number of buses, shifting of bus stand, etc.

KSRTC buses in City

The proposal to introduce KSRTC buses in Mangalore has not shown any improvement so far. Though the issue was a subject of hot discussion among the public following an announcement by the Transport Minister R Ashok, it has not got the government’s approval till date.

KSRTC Senior Divisional Controller P B Karumbaiah told Deccan Herald that they have already completed a survey on their part and even applied for 34 new permits.
“The Cabinet is yet to give its nod. It was supposed to be discussed in a recent meeting,” he said.

Volvo buses

Though the district in-charge minister had recently indicated that volvo buses would be introduced on Puttur route, the officials are of the view that the proposal is not viable. “Volvo buses are for comfort and quick journey. How fast a volvo bus can ply between Mangalore and Puttur?” asked a senior official in the KSRTC.

The KSRTC had introduced a volvo bus between Mangalore and Dharmasthala two years back bus cancelled later due to poor response. Now, the bus has been diverted on Mangalore-Moodabidre-Mumbai route.

Source: Deccan Herald (http://www.deccanherald.com/content/9479/cttp-mangalore-may-take-three.html)

I think Kavoor junction needs a flyover & a underpass to facilitate smooth flow of traffic to and from airport. If load on state bank busstop is reduced by constructing new busstops and new diversion roads then hampankatte may not need flyovers.

Probably the CTTP will include Mangala Corniche. The other ring road suggested through Mulky-Kateel-Bajpe-BC Road-Thokkottu may also be evaluated.

Centre Agrees to Release Rs 100 cr for concrete work on Shiradi Ghat Section
Form Our Special Correspondent

Daijiworld Media Network

http://www.daijiworld.com/news/news_disp.asp?n_id=61581

BANGALORE, JUN 22: THE 37-kms long stretch of Shiradi ghat section in the Western Ghats section, an important link in the widely used Bangalore-Mangalore national highway, will finally get a lasting facelift with the Centre agreeing to release Rs 100 crore bonanza for cement concrete work.

This was disclosed by Karnataka’s public works minister C M Udasi on Monday.

The union road transport and highways ministry has agreed to release the grant for taking up works, which would certainly redeem the National Highway 48.

The minister said the union ministry has given in principle clearance for the State Government’s Rs 100 crore proposal for laying concrete road in the ghat section.

The Shiradi Ghat section, which suffered heavy damages due to heavy monsoon in the Western Ghats along with the plying of thousands of trucks from different parts of Karnataka carrying iron ore, granite and petroleum tankers to the Mangalore port, had to be banned for traffic. The hundreds of buses between Bangalore and Mangalore plying on the road on a daily basis had to be diverted from the narrow Charmadi ghat section or via Madikeri in Kodagu district.

After a hue and cry by the road users in Bangalore, Hassan and Mangalore over the inconvenience due to the damages, the Shiradi ghat section was repaired during the H D Kumaraswamy-led JD(S)-BJP coalition regime with the Congress-led UPA regime at the Centre agreeing to release funds for the works. However, the repairs did not last long enough and the Shiradi ghat section suffered further damages again due to monsoon and movement of heavy vehicles.

^^ Hope that money will be released soon for four-laning of BC Road-Hassan stretch of NH-48 also.

The Department has prepared a proposal for construction of four lane road between Mysore and Bantwal in Dakshina Kannada district on the public-private partnership.

The Government has also mooted a proposal to convert Mysore-Bantwal road into four lanes for smooth flow of traffic. The road would be developed with the participation of the private sector. Several private firms, including Reliance Infrastructure, have shown keen interest in developing the road, the minister said.

Further to airport connectivity I came up with this map using google map.

I have marked roads (getting fourlaned and concretized) going towards airport from NH-17 junctions with green lines. KottaraChowki-Konchadi is a twolane concretized road joining Kuntikana-Kavoor road at Konchadi. I think to complete these roads atleast another six months are needed. There may be some land acquistion problems also.

I am suggesting for some more roads shown as pink lines like Surathkal-Kenjar along railway track through Thokur, Deralakatte+Konaje through Mangalore Junction (Kankanady railwaystation with a new mofussil busstop under proposal) continued along railway track upto Bondel, also Ganjimatt bypass road. Though I have simply connected points in plane map in reality conditions may be different depending upon topography and land availability.

I have also shown MSEZ industrial corridor road towards port as a lightgreen line.

The Konaje-Mangalore Junction road not only reduce the distance of Mangalore University and Mudipu EPIP from Mangalore but also provide alternate connectivity to Puttur & Sullia through Vitla if these roads are also innovated and widened. In between NH-17 and Panemangalore bridges this will act as an extra connection between two sides of Netravathi river.

Survey for bus stops to begin today
Staff Correspondent
City police have identified 39 spots in Mangalore for the proposed project

Corporation has spent Rs. 13.01 crore on development projects till May 31’

Land acquisition for widening of various roads is under way, says Mayor

MANGALORE: The officials of the Mangalore City Corporation (MCC) and the city police will undertake a joint survey to identify the spots and plan the development of bus stops here from Wednesday, Mayor M. Shankar Bhat told presspersons on Tuesday.

The joint exercise will involve visits to 39 spots in the city, which have been identified for development by the traffic police. The traffic police have recommended the construction of new bus stops at 25 spots, and other development works such as construction of bus bays in the rest of the spots.

New bus stops are proposed to come up at the following spots: Kottara Chowki; in between Ashoknagar and Kavitha Residency; opposite Infosys; Kodikal; near water treatment plant at Bendoor; Karavali Circle; Kuthkori Gudde; Monkey Stand; Attarvara Katte; opposite Indira Hospital at Falnir; Milagres; Rao and Rao Circle; Lady Goshen; opposite University College; four bus stops opposite the mosque on Lighthouse Hill Road; three at Jyothi Circle; opposite Gold Finch hotel on Bunts Hostel road; near hostel compound at PVS Circle; Bavutagudde Road in Bejai; and Bejai Circle.

Mayor M. Shankar Bhat circulated a list of ongoing and proposed development projects within the city corporation limits at the press conference. These development projects are being funded by the Chief Minister’s special grant of Rs. 100 crore.

The Mayor’s move comes in response to the recent allegations by vice-president of the district Congress Committee D’Souza that the wards represented by Congress councillors were being neglected by the ruling Bharatiya Janata Party.

According to the list, the corporation has spent Rs. 13.01 crore till May 31 from the Rs. 17 crore that had been released under the Chief Minister’s special grant. The list specifically mentions about the progress of each of the projects.

One of the major components of the list is the concreting of the city’s roads. Once completed, the project would have cost Rs. 64.24 crore and cover 17 main thoroughfares in the city. Eight of these roads are under construction and Rs. 2.17 crore had been spent on their construction. Work on nine roads is yet to start.

Mr. Bhat said that land acquisition for the proposed service bus stop at Pumpwell circle was under process, even as Rs. 5 crore had already been spent on that account.

The corporation would require about 25 acres of land for this purpose and the Rs. 5 crore had served to fund only a fraction of this land requirement, he said.

Displaying the list as a mark of the MCC’s transparency under his leadership, Mr. Bhat invited the Opposition councillors to scrutinise the document and compare it with the facts. He said that the Congress ruled the MCC for 30 years, before the Bharatiya Janata Party came to power, and had not shown any noteworthy development in that period.
