It's like they think nothing will get taller than this? :lol:

Anyway, IMO Kochi and Trivandrum, and also Thrissur, are getting prettier buildings than these cities i.e Mangalore, Surat, Ahmedabad, Indore etc. I'm really impressed by their projects, but somehow here, except for one or two (k2 is pretty nice :D ) they look passe or even bad.

I like the Abode.

As far as Ahmedabad is concerned, it is often considered one of the centres of modern architecture of India. Some of the pics of A'bad I posted probably don't do justice to the actual buildings.

Yeah the Abode is the other nice one. Well ,i've been to Surat, and it has quite a few high-rise buildings. Some of them look nice but there are also those concrete boxes with ugly balconies and parapets etc. I mean Surat has changed so much, it's got good roads, is clean etc. but still looks dull and boring because of the buildings.

The so-called '2nd-tier' cities in the south constantly plesantly surprise me with the quality of their projects. The way they emulate local architectural traditions without compromizing modernity should be emulated in every Indian city!

K2 is being overshadowed by Mohtishams 26 storied residential complex.
mohtisham is also constructing a 800.000 sq feet mall cum multiplex in Mangalore which will be one of the biggest in south india.

Inland builders are constructing a 15 storied circular building ,the first of its kind in Karnataka.

Deserving one for Mangalore... Mangalore will bring in more skyscrapers and soon match Kochi in South. Mangalore gets lots of big ticket investments these days

This is a 19 storied building under construction .log on to presidency builders and view this marvellous structure .
Thumbay towers has 18 floors and the gallery has 17 flooors.Both are promoted by the BA group in Mangalore

Pantaloon opened its 32,000 sq feet bazaar recently at the adlabs multiplex(Bharath mall) recently.

about ~5 lakhs urban. ~9 lakhs urban+rural.
but life style in mlore-udupi is different and many people live in suburban/rural spaces and commute because connectivity and transport services/options are convenient.

Something about Mangalore

Known as the Cradle of Indian Banking Industry ,this city is located on the West coast .Mangalore used to be the headquarters of South Canara district but now it has been bifurcated into Dakshina Kannada and udupi district . Dakshina Kannada district has a a poulation of only 18 lakhs but has almost 3 lakhs vehicles . Mangalore;s population would be around 6 lakhs but it has about 2.07 lakhs vehicles in the city of which atleast about 30% are cars!
Mangalore gave birth to Canara bank,corporation,syndicate ,karnatakaand vijaya nbank at the national level. It has produced personalities like Girish Karnad,Sreenivas Mallya,Shivaram Karanth,Aishwariya Rai(was born here),George fernandes,Prakash Padukone,Ashish Ballal(Hockey) and all the shettys in bollywood!
Industries used to be limited to Tile,cahew ,and Beedi , after the Major port (New Mangalore) in the 1970's industrialisation crept slowly with MCF,KIOCL(Kudremukh). Now ongc ,MRPL ,BASF,KIOCL,GM energy have a big presence. ONGC has invested 50,000 crores in Mandgalore SEZ which is expected to go up to 100,000 crores.
Infosys,Mphasis,Global softys,lasersoft have big presence.Infosys is expanding in the separate ITSEZ set up . Wipro and First American corp is also setting shop.
Manipal ,the international education township is 60 km from mangalore.Mangalore has all type of colleges be it Medical(5),Dental(3),Hotelmanagement(8) etc etc.

NIT surathkal the premier engg. institution of excellence is in Mangalore.
Soft ware exports from Mangalore city is expectet to touch 1000 crores this year . This is peanuts when compared to Bangalore but more than the exports from various states combined including Kerala and second highest in Karnataka.It is the fourth largest city in term of population but second largest in terms of revenue,statistics and second fastest growing city in karnataka.
The construction boom started in early 80's with many 10 storied buildings coming up. The first 10 stories structure ,the PVS centenary building was constructed in 70's. Then there was the Ramabhavan complex(Twin towers),Yenepoya hospital(built in 84) and host of 7 to 8 storied structures. but the real boom came in late eighties.
By end of this year Mangalore will be the first city in India to have 100% underground drainage.The work started last year.
The first International flight is expected to start this month to Dubai.The airport expansion project unfortunately dragged on for years and years.
I believe Mc donalds is keen on setting up shop in this city.Pizza hut and dominos have a presence. Pantaloon opened its 32000sq feet big bazaar,the 6'th in south India with 3 of them in Bangalore. Vizag has one.
And what more ,it is supposedly 100% literate.

yennchina marre you forgot to mention, the enterprising udupi hotel bhattaru!!!
for me the greatest thing about the earstwhile DK(now Mlore+Udupi is the cool fact that the govt schools here rival the private schools.
dotted around the district are govt schools that routinely get 100% results in SSLC and PUC.

Ande maare,sorry.Oh ,my brain is ageing! Morover I am writing it all sitting in another continent but could never forget Udupi Krishna bhavan,Mohinivilas,Diana(udupi) and JD (Mangalore). Is mohinivilas still there or has it been replaced by a mall?

Good looking project.. :)

Btw, is this a 26 storied project? The elevation shows max 22-23 floors (Including Lower and Upper Ground Floor). Plus a Basement floor.

Their website also says nothing about the number of floors..The builder shall give more prominence to such showcase projects.

Centre declares Bajpe a customs airport

MANGALORE: The 54-year-old Bajpe Airport in Mangalore has received a boost with the Union Government declaring it a customs airport on May 3. This makes it the second customs airport in the State, after Bangalore.

Air India Express, Air India's low-cost airline, has proposed to start a Mangalore-Dubai service from the airport.

As the Airports Authority of India (AAI) has stepped up efforts to provide infrastructure for customs and immigrations counters, it will be able to allow Air India Express operate its first flight on May 21.

On Thursday, AAI gave final touches to the six counters for immigration clearance. It has set up a room for the Deputy Superintendent of Police (Immigration), a server room, and a deportee room for immigration officials. National Informatics Centre has supplied ten computers to the AAI for immigration clearance.

AAI has taken up work on fixing lights to provide night-landing facilities on the new runway, the second one at the airport. The 2,450-metre long and 46-metre wide concrete runway will be ready for commissioning soon, sources in the AAI told The Hindu .

AAI has kept a mobile tower ready for Air Traffic Control.

Air India Express' first flight from Dubai will land at Bajpe Airport at 8.20 p.m. and leave for Dubai at 9.20 p.m. on May 21...

The summit is 26 storied . sometimes you cant make it out from pictures. This was specially mentioned at the builders meet in Mangalore. In fact there is a proposal to construct a taller building on light house hill road.They are finding it difficult to get permission because of new building regulations

The buildings at the back ground are the His grace located at Hathill at the other end of MG road.Infact icidentally,Summit is alsolocated at hathill

Mangalore, Nov 20: In the fast changing real estate scenario sweeping across the country, secondary cities in most states are getting a face lift and Mangalore in the state of Karnataka is by no means an exception.

The city known for its proximity to a number of educational institutions is looking at a development model on the lines of Greater Bangalore, says D B Mehta, President, Kanara Builders' Association.

There has been a perceptible shift in trend in real estate development as is evident from the increase in the number of projects for both residential and commercial properties, says Oscar Concessao, an architect.

The rate at which the secondary cities are growing is a clear indication of the growing potential engulfing smaller cities. According to Mangalore Builders Association, 25-30 lakh sq ft residential property and 10 lakh sqft commercial property are under varying stages of development in the city.

The city has several inherent advantages for entrepreneurs and set for a quantum leap in real estate development. There is no dearth of educational institutions as five medical and 10 engineering colleges are in the vicinity and 91 degree colleges are under Mangalore University jurisdiction.

The connectivity by road, air and rail add to the potential engulfing the city. Besides all weather port operated by NMPT and presence of Konkan railway, work is under way on Bangalore railway line. There are two daily flights from Bangalore and Mangalore airport is close to Khozikode international airport.

The new runway under construction is expected to be operational by January next year and efforts are on to get Mangalore notified as an international airport.The flights to Gulf will become operational once the infrastructure is put in place.

Incidentally Indian Airlines has already initiated talks with the airports authority in this regard. As the number of emigrants from Mangalore is substantial, air connectivity will boost traffic movement through the airport, it is felt.

There are two special economic zones coming up for IT and industrial units. The government has acquired 500 acres for IT units in the city.

IT major Infosys has reportedly acquired 311 acres of land. With the controversy shrouding ONGC put at rest by the PMO the monolith is now set to implement its 25,000 crore plan to become a fully integrated energy company by setting up LNG, petrochemicals and electricity generation facilities in Mangalore.

It will implement the project through its subsidiary Mangalore Refinery and Petrochemicals. Exports by 19 companies put together touched Rs 567 crore during 2004-05 and expected to cross Rs 1000 crore in 2005-06.

Among major software companies that contributed in no small measure to the growth of exports specific mention must be made about Infosys, Mphasis, Robosoft, Zia System, First American Corporation and Lazor Soft.

Realizing the impending growth potential, of late housing sector is witnessing a number of new entrants to real estate development. Among 30 property developers involved in the real estate development at present, 10 developers dominate the market and focus on residential and commercial property development.

Land prices are up by 20 to 25% in the last two years while apartment prices moved north by 10 to 20%. A section of realtors feel that land prices nearly doubled in select areas in the last one year alone.

Strangely land prices have not immediately impacted on the apartment price but it would take some more time, feels Abdul Salam, managing director, BA group. Apartment prices range from Rs 950 to Rs 1,350 per sq ft depending on the builder, specification,amenities and location.

According to realtors, apartments in the price range of Rs 1100 - Rs 1250 are fast moving at present, say realtors. Falnir, Bejai,Gandhi Nagar and Kadri are witnessing considerable real estate development.

A section of realtors feel that the government is going rather slow in according approval to building plans for multistoried buildings as in the past six months, none of the high-rise projects have been given clearance.

The entry of IT companies and the resultant spurt in purchasing power aided by flexible home loan lending norms have enthused techies to opt for high end apartment.

It is this sudden surge in demand for luxury apartments that has nudged builders like Mohtisham to go for skyscrapers which was hitherto unheard of in a city like Mangalore. A 26-storey building comprising premium luxury apartments with a sea view has recently been launched by Mohtisham Complexes.

“Overall, the turnaround in realty sector will significantly contribute in changing the skyline of Mangalore over a period of years”, feels Dharmaraj, architect and structural consultant.

Commercial property prices range from Rs 1,300 to Rs 2500 per sq ft. for office. Besides government promoted IT parks, private IT parks are slowly coming up. BA group is set to launch IT Park on 35-acre land area in a phased manner with 3 lakh sq ft during the first phase of development.

Retail sector is picking up with mall mania gripping the city’s residents. According to realtors, 3-4 malls are under way. While Cineplex built by Bharat Builders is nearing completion, Mohtisham’s Citi Centre comprising 4.5 lakh is under construction on K.S. Rao road. Yet another mall comprising 2 lakh sq ft is under planning in Bijai near Lalbagh.

Retail chains like Shopper’s Stop and Pantaloons are keen to enter the city. Capital values vary from Rs 4,000 Rs 7,500 per sq ft.

Rental levels for office vary from Rs 10 - Rs 15 per sq ft per month where as for retailing it is quoted between Rs 35 and Rs 45 per sq ft per month depending on the location, proximity to landmark areas and additional amenities that goes with the project.

The 200 acre Export promotion park at Ganjimath near mangalore is almost ready.Satyam and Wipro have been alloted land , Now there is severe dearth of land as the IT SEZ near Konaje is also fully booked with infosys getting 311 acres of the total 500 plus acres.In fact many companies have been disappointed not getting land.ONGC is building the Petro SEZ with an investment of 45000 crores .18 other companies have shown interest in the Petro SEZ near the New Mangalore port . The investment is expected to reach 100,000 crores.
Another news is that there is a proposal to have railway connectivity to the new proposed international terminal of Airport.Mangalore,Trivandrum,Madurai airports have all been allocated plenty of funds fromthe centre for airport modernisation.(Steel and glass facade).The above mentioned airports are included in phase one part of the modernisation programme.

THE EXPANSION plans of PSUs and IT companies, as well as the rapid growth of Mangalore city, will speed up the commercial development of the Mangalore airport.

Opportunities are likely to soar for private players in the commercial development of Mangalore airport — one of the important non-metro facilities.

Such factors as the proposed investment by Oil and Natural Gas Corporation Ltd in the Mangalore SEZ (the Special Economic Zone is close to the airport) of over Rs 45,000 crore, the plans of some information technology (IT) companies to set up and/or expand their units in Mangalore, and the proposed international flight operations from Mangalore are all likely to lead to the commercial development of Mangalore airport, and open up opportunities for private players.

The airport — which is strategically positioned vis-à-vis other domestic facilities — can be an excellent hub for domestic, international and cargo traffic. It has been attracting quite a bit of domestic traffic the past few years. The passenger movement at the airport stood at 2.84 lakh people in 2005-06 against 2.68 lakh in 2004-05, registering a growth of 6 per cent.

RISING PASSENGER TRAFFIC

The Airports Authority of India (AAI) expects to handle 3.55 lakh passengers by 2009-10 and 4.31 lakh passengers by 2013-14. According to AAI, the number of aircraft movements is likely to be increased to 5,154 during 2009-10 and 6,265 in 2013-14, from 3,650 in 2005-06.

Nearly 30 per cent of the traffic from the Mangalore airport is bound for international destinations. Most passengers from Dakshina Kannada and Udupi districts of Karnataka, and from northern Kerala prefer this airport. At present, passengers bound for West Asia from these regions have to fly via Mumbai.

To meet the emerging demands of both domestic and international traffic, the AAI has initiated various measures, including the construction of a second runway. This runway, which can handle bigger aircraft is 2,450 metre long and 45 metre wide, and lies south-east to the existing runway.

NEW TERMINAL

Adjacent to the new runway an integrated passenger terminal is proposed and would its commercial development should benefit the private sector. The airport is 22 km away from Mangalore. The proposed second terminal near the new runway will bring it closer by 4 km, and the land proposed for commercial development is strategically located along the main approach road of the new runway.

Sources in AAI told Business Line that private players need to look at various activities related to the commercial development of land at the Mangalore airport. Of the 345 acres at the airport, the AAI has earmarked 20.85 acres for commercial development. Around six acres are available for the development of a business park in the airport premises.

AAI sources said that global logistics companies, trade and industry groups and pharmaceutical companies could look at occupying plots in the business park.

Another area is the development of hotel and convention centre. Now a passenger has to travel to Mangalore city, if he/she wants to stay in a good hotel. There is no convention centre near the airport for the business traveller. Considering this, the AAI has earmarked 7.38 acres for the development of a hotel and a convention centre.

At a time when IT companies are looking at Tier-II cities such as Mangalore for investments, a hotel and a convention centre near the airport will be of immense help to this section of travellers.

EXPORT OF PERISHABLES

Export of perishables such as jasmine and vegetables to West Asia is likely to get a boost once international flights start to operate from the Mangalore airport.

Floriculture is growing in Dakshina Kannada and Udupi districts, and many small farmers have taken up cultivation of jasmine. Apart from places like Mumbai, jasmine is in good demand in West Asia.

To provide an opportunity for the exporters of perishable goods, the AAI has earmarked one acre for the development of cold storages.

Apart from this, provision has also been made for the construction of a petrol pump on 1.38 acres. Sources said that tenders would be called soon for the commercial development of the airport.

The rapid development of Mangalore city is likely to give a boost to the commercial development of the airport.

The government has handed over land to IT companies at the ITSEZ near Konaje and EPIP at Ganjimatt. Infosys has got the largest share. other companies are Wipro,TCS,Lotus,RMZ,Brigade group,and some others.
Apart from this ,Nitesh estates is building another IT SEZ at Ganjimat which will be private. This SEZ will be ready by 2009 and will have 2 million sq feet of space.

Coming to the retail sector,the prestige group of Bangalore is investing 2500 crores in Mall spaces at Bangalore,Mangalore,Chennai and Hyderabad.Shoppers stop and Spencers hypermarket have already identified properties in Mangalore for their retail expansion.

There is a SEZ boom and expansion in India. The ONGC SEZ is one of the largest SEZ in India with an investment of 50,000 crores expected to go upto 100,000 crores when other companies join in.Suzlon is also setting up SEZ in Mangalore.

According to the latest India today survey ,Mangalore is the fastest growing non metro in the south followed by Kochi,Mysore and Coimbatore. First Indian corporation has set up is facility in Mangalore.
The mall mania continues to grow strong with the Bangalore based prestige group starting its construcion on the 625,000 sq feet mall named THE FORUM at Mangalore.

Air Deccan will soon fly non-stop between Mumbai and Mangalore. The low-cost carrier announced a daily Mumbai-Mangalore flight beginning March 26 in a statement released on Thursday. Bookings for the flight open at 8 a.m. on Friday. A 180-seater Airbus A-320 has been deployed to serve the route and fares begin at Re 1 plus taxes. The flight will depart Mumbai at 1:15 p.m. with the return flight leaving Mangalore at 3 p.m.

Mangalore airport is now connected with two more international destinations - Abu Dhabi and Muscat. The inaugural flight from these destinations landed in Mangalore on Thursday night.

The flight from Muscat landed at Mangalore airport at 10 p.m. and took off to Abu Dhabi at 11.05 p.m. This flight operates every Thursday and Saturday.

The first international flight service began from Mangalore on October 3, 2006 with the operation of an Air India Express flight on the Dubai-Mangalore-Dubai sector.

Four months later, Air India Express has begun service on the Abu Dhabi-Muscat-Mangalore and Mangalore-Abu Dhabi-Muscat routes.

Mr B.R. Shetty, Managing Director and CEO of the New Medical Centre (NMC) in Abu Dhabi, Mr Sudhir Shetty, General Manager of NMC, and Mr Rajesh Sequeira, Co-ordinator of the Karnataka NRI Forum, arrived by the inaugural flight. Mr M.R. Vasudeva, Airport Director, welcomed the passengers on the occasion.

Air India Express has been operating flights on Dubai-Mangalore-Dubai sector every Monday, Thursday and Saturday.

The increase in the number of international flights from Mangalore will help many NRIs from Dakshina Kannada, Udupi and Uttara Kannada districts and parts of northern Kerala, as many people from these regions are working in the Gulf.

Karnataka cabinet cleared proposals for 66 high rise buildings in Mangalore ranging from 10 floors to 23 floors which have been hanging fire for the past year due to the NBC code regulations.Construction activity had come to a virtual halt and many buildings were unfinished. pROPERTY PRICES IN mANGALORE JUMPED 100% last year.About 10 buildings had to completed after altering plans and number of floors reduced.Notable among the buildings cleared were the 23 storied building in Kadri Park area,20 storied structure in Falnir and many 17 and 15 storied buildings.The builders association in Mangalore has been requesting Mangalore to be exempted from the National building code because of different topography of the city.About 10,000 labourers are expected to be back and others indirectly affected can look forward to good days again.
The ONGC SEZ in Mangalore has attracted investments to 140,000 crores.

It would be beneficial too both India as well as Japan," said director of Japan external trade organization, Bangalore Kazumasa Kuboki.

He was addressing the gathering at an interactive meeting on "Business opportunities between Japan and India organized by Kanara Chamber of Commerce and Industry (KCCI) here on Wednesday May 23 evening.

KCCI president John Prasad Menezes, who submitted memorandum to Kazumasa, said that Japan was a market leader in ship-building, electronics, fishing and technology innovations.

John Prasad Menezes welcomed the gathering while vice-president Kumble Narasimha Prabhu introduced the chief guest to the gathering. Honorary secretary Srinvas S Kamath proposed vote of thanks.

As far I am aware work is going on and all spaces have been sold out to well known IT companies. Work is also going on at the Infosys IT SEZ and will be partly ready next year. Two more ITSEZ's one ny Nitesh Estates at Ganjimutt and a bigger one by the BA group at Thumbay have also got IT SEZ status and would be ready by 2009.BA group have already signed with one of the leading Software group to be their anchor base.Another IT park by Dubai based NRI's is coming up at Shaktinagar.

To cope with the pressure of increasing passenger traffic at Bajpe airport here, the Airports Authority of India (AAI) has taken up the expansion of its departure hall. This has come just three months after the AAI opened its air-conditioned arrival hall for passengers.

The work on expanding the departure hall at an estimated cost of Rs. 15 lakh started on Friday. It will be completed in 50 days, M.R. Vasudeva, director of the airport, told The Hindu. He said the ground outside the departure hall, at the entrance side, would be raised by 1.5 metres and two metres, by using metal, to align it with the floor-level. The front side of the hall would be covered with glass. The ticket-counters of different operators would be pushed up further towards the entrance. The X-ray baggage machine would be moved towards the entrance to create more space inside the departure hall, Mr. Vasudeva said. At present, the hall measures 1,900 sq.ft. for which 4,000 sq.ft. will be added. With this, the airport can handle 250 passengers at a time comfortably as against 120 passengers being handled now. According to Mr. Vasudeva, approximately 1,700 passengers travel through the airport, daily. As more flights are being added, the passenger traffic is on the rise.

The arrival hall opened in June last, measuring 14,000 sq.ft., was built at a cost of Rs. 3.5 crore. It can handle over 250 passengers at a time.

Passenger movement at the airport has been increasing for the past five years. The airport handled 2.01 lakh passengers in 2002 (from January to December); 2.03 lakh in 2003; 2.63 lakh in 2004; 2.76 lakh in 2005, and 4.52 lakh in 2006. The passenger turnout during the first half of current year was over three lakh and it is likely to exceed six lakh by December. This number may touch 7.26 lakh by December, 2008. Mr. Vasudeva said the airport had handled 4,528 aircraft movements in 2006. The number, including landing and take off, is likely to touch 6,669 by December 2007 and 8,668 by the end of next year

I have stressed on the word per capita and that is not the whole number but number of cars to the total population . 30% of the total population in Mangalore own cars ,a phenomenon not seen in any of the cities in India. This is not new and has always been the case for the past 30 years or so. This is a different city . One of the few cities in India which has not seen a cycle rickshaw! Even the vegetable vendor or the Ironing man come in four wheelers and this is not recent . I remember this in late eighties as well!The only other city that can compete with Mangalore with respect to vehicle density is Chandigarh!Kochi might be catching on but still only about 19% of the population in Kochi own cars.Remember I am not talking about the total number. Obviously the Metros will have more cars but the percentage to the total population is still very low.

This one link might be of Benefit.Unfortunately I live in the UK and have no access to the RTO mangalore .Manglore has a population of about 6 lakhs and it has nearly 2.5 lakhs to three lakhs vehicles of which 30% or more are cars! Earlier Mangalore was the headquarters of the South kanara District . Now it has been bifurcated to Mangalore and Udupi districts.

According To Statistics Delhi Has 4.4 Million Vehicles More than Half Of it Are Cars Itself Followed By Hyderabad With 2.8 Million Vehicles In Total of that Around 1.8 Million are cars and More than 1 lack Cars add onto the Roads Of Hyderabad having most branded cars just After Delhi.......Even Mumbai Lags Behind Hyderabad Coz Most of Mumbaities Depend On Either Metro OR Buses

You are missing the whole point here. 1.8 million cars out of the whole population of hyderabad .That is meaning of percapita and not 1.8 million cars out of 2.8 million vehicles! Hope you have understood.

We are talking about percapita here and not anything else.

I am not sure you ae talking about the city or Hyderabad district etc. I have only mentioned mangalore city and not the entire District.

I was in Mangalore in July this year to attend the 25 year reunion of my MBBS batch at the prestigious TMA PAI International convention centre. It is one of the biggest but the one at Hyderabad is the currently the biggest in India.

The residential rates 3 to 4 KM from the city centre hovers around 5 lakhs per cent. In Urwa stores /Kodical which is 7 kms from Hampankatta it is 4 lakhs . There is no uniformity. On MG Road,KS Rao road it is undisclosed. Commercial rates are 50 lakhs to one crore per cent but there is no land and no one actually knows the rates.I had actually put the retaill,apartments rates in one of my earlier posts. It is very difficult to get land in Mangalore.

Mangalore is a small place and it is not wise to compare it to Metro's that are pampered by the respective state governments. This city known as the cradle of Indian banking Industry has come up because of its hardworking people without any pampering. One has to remember it.Twenty years ago there was nothing here except a very strong service Industry. Then came MRPL,BASF,Mallya's UB,MCF,Kudremukh,ELF,Land and the Konkan railway. This place is home to two Prestigious institutions REC ,Surathkal ,Now NITK,and KMC ,Manipal which comes under MAHE,India's largest educational township in the Private sector.

Now ONGC has attracted a whopping 100,000 crores in investment for its SEZ and it is likely to get the prestigious PCPCIR STATUS. Manmohan Singh has a special interest in this project. Infosys set up its first centre outside Bangalore here and is now constructing its second centre on 300 acres 25 Km from the city near Mangalore University. Ganjimatt which is another 25 Kms to the East will have two IT SEZ'S aprt from Infosys one. They have all been bought up by companies like Satyam,TCS,Wipro etc. The BA group is setting up another IT SEZ at Thumbay which is 4 million square feet. They have also signed up with one leading IT company to set up its anchor base.
Mphasis,First Indian corporation have already set up base here. And remember Mangalore is only a small city of 6 lakhs people .
Investments returns here could be enormous. Then there is a 100% literate population. What more do you need.

Just to remind you. Ideal icecream parlour in Mangalore with a seating of nearly 400(Biggest in India) has an annual turnover of 300 crores!

Out of curiosity I was looking at Hyderabad's population . It is a whopping 83 lakhs . So 15 lalkhs cars is not much when you look at percapita. But it is not wise to compare Metros with non metros. Characteristics are totally different.I would actually compare a metro to another metro rather than to Non metros. Discussion Khatam!:). I should not have compared Mangalore to Delhi in the first place!

RKPV its already a metro city in karnataka..its far far better than mysore in modern looks while latter hav its pretty royal looks....:) mysore is a beautifull sleepy city wid treelined roads fully loaded wid palace complexes..but mangalore is sharp contrast to mysore...instead of palaces towering skyscrapers....:lol:

I have seen so many high rises in Mangalore, when last year i passed thru the city to Mookambika. At that time i felt that it is really bigger than Kochi , but the last one year kochi changed a lot.

And i feel that the climate ,greenery and culture of Mangalore-Uduppi area is almost similar to Kerala. And we had a nice bus journey in local private buses thru local routes, that we can't expect in Tamil Nadu or other parts of Karnataka. :)

I have seen so many high rises in Mangalore, when last year i passed thru the city to Mookambika. At that time i felt that it is really bigger than Kochi , but the last one year kochi changed a lot.

And i feel that the climate ,greenery and culture of Mangalore-Uduppi area is almost similar to Kerala. And we had a nice bus journey in local private buses thru local routes, that we can't expect in Tamil Nadu or other parts of Karnataka. :)

I heard so many It companies, lead by Infosys have plans for Mangalore
Sure, The Heart South Karnataka will serve as Heart of West Cost in coming years. It will be preferable location for the peoples from North-west Karnataka and North Kerala as well. ^^

After Bangalore , Mangalore has the largest malayalee population. So that misconception is no surprise. Also after Bangalore, Mangalore is the only city which is easily accessible to people from Kerala , particularly from south kerala.

Having stayed in Karnataka for 33 years and having visited all the cities in Karnataka I can confidentally say that Mangalore is now the second fastest growing city in growth,revenues and area but not in population. As mentioned above. Hubli Dharwad has the second highest population but Mangalore had always the second highest number of vehicles,phone connectionsa and basically second highest in everything else but highest in literacy,health ,lowest infant mortality ,maternal mortality.

Earlier this year the International edition of India Today ranked various cities on order in the four Zones of India and Mangalore ranked first in the south followed by Kochi,Mysore and Coimbatore.Infact till few months ago Mangalore had the second highest soft ware exports in Karnataka of about 650 crores It was recently overtaken marginally by Mysore mainly because Mysore recorded a whopping 90% growth last year.

As far as Mall development and high rises are concered Mangalore is next to Bangalore and no other city leave alone Hubli and Mysore can come anywhere near Mangalore.Mysore due to its proximity to Bangalore has the potential but all the Money is in Mangalore.Like Sanju sometimes I feel that Mangalore looks bigger than Kochi .It extends to almost 26 kilometres in the North. Virtually from Talapady to Suratkal,you are travelling 45 Kms in Mangalore city.

The population of Mangalore is about 6 lakhs plus.But it is a metro city in all repects.It was made a corporation in 1980 after a big struggle because this city was being constantly ignored by state governments despite being the most progressive city in the most progressive undivided South Kanara District.

Anyway the govt woke up a bit late realising its potential and is rightly making it the second commercial and economic Capital powerhouse of Karnataka.



All the major papers including Hindu,Times,Decan Herald are published from Mangalore . In addition it has atleast five local English papers ,two of them online. There is no misconception. All these are facts.Minus the population Mangalore is the second city in Karnatak. Let us absolutely have no doubt about that.

Infosys have 2000 employees,Mphasis 3000. Besides there are others including First Indian corporation who operate from the 9 and 10'th floor of Manasa Towers,MG Road.Infosys is building its second campus. TCS,Wipro,Satyam,Lotus have all acquired land here. Leela group,Hilton and Intercontinental hotels have also acquired land in Mangalore.

Even the buses in Mangalore are a class apart even better than those in Kerala. Infact some of my cousins who came to Mangalore in the late eighties from Kerala were surprised by the posh looks of the buses in Mangalore with Sunroof,dark tinted glasses . I have taken lots of photos this time .One new thing they all had DVD coach written on the front!

On the page 4 or 5 there is the Mangalore updates. I have been trying to open up these links and post them as text and images. They are photos of Empire Mall,Bharath mall,BA tech park,details of Nitesh IT park etc.

I have also a document I scanned on my desktop from India today International edition which showed Mangalore as the topmost Tier 2 destination followed by Kochi,Mysore and Coimbatore.I tried to send it to you as a PM but no attachments were allowed.

Last year because of NBC rules hundreds of projects were held up including several big malls and highrises.Anyway now the builders have been asked to regularise their plans ,layouts .buildings before December 14'th 2007. Next year 20,000 labourers are expected to come to Mangalore from Northern Karnataka to work on these bulidings which have yet to start and many to complete.Mangalore is Dubai for these labourers.

The photograph by Vegetta 88 is the Goldfinch Boutique Hotel opp. to Woodlands. This hotel is also involved in the NBC fiasco. The united colors of Benetton pictured there opened it for a day but could not function as they could not sign land occupancy certificates as the building is illegal.Hopefull it will be legal in December. This hotel has a swimming pool as well.Now Poonja International has also probably opened up its swimming pool on the third floor.

A huge Mall and hotel will come up on the 3.5 acre site opp. to convention centre. I was looking at Statistics . This convention centre has area of almost 150000 sq feet.If one looks only at the Indoor seating this could be the second biggest after the Hyderabad one. But if you look at the indoor and outdoor one Lulu in Thrissur is the biggest after the Hyderabad one. But during the monsoon the outdoor seating becomes irrevalent as Lulu has more space outside than it has inside.

That's strange. All you have to do is go to www.imageshack.us then browse your harddrive for the photo (has to be less than a certain size). Then click upload. After that take the "direct link" and paste it between IMG tags.

The New integrated Terminal of steel and glass built at a cost of more than 200 crores and which will bring the city close by 8 Km will be ready by next yearand the Aiport will be functional by 2009. There is also a proposal to either connect this terminal to a railway station or improve the station that is close to it.(Between Mangalore Junction formerly Kankannadi and Thokur (before Surathkal).

Ajay, I'm a bit skeptic on these statistics . I have no doubt about the potential of a city like Mangalore but these numbers are a bit far fetched... Mangalore airport too could grow only if tourism picks up in the south canara and North Malabar. At present the major chunk of the passengers using Mangalore airport are Gulf bound.

The year-old operation of international flights from Mangalore is now piloting the airport’s growth. It is not a small matter for an airport like Mangalore to handle more than one lakh international passengers in one year.

Mangalore airport’s major customers for international operations are those from the area — districts in coastal Karnataka, Malnad area and northern Kerala — who are now residing in Gulf countries.

Till October 3, 2006, people from this region were dependent on the neighbouring international airports for their onward journey to the Gulf countries; and reaching these airports was both time- and money-consuming.

The Airport Authority of India’s (AAI) decision to construct a new runway at the Mangalore airport has been instrumental in scripting the airport’s growth story. The airport, which was established in 1951, was upgraded to handle Boeing 737 in 1983. Though the need for the second runway was realised in 1989, and the AAI had deposited Rs 50 lakh with the Karnataka Government, it did not make much headway. However, work on the construction of the runway began in 2004 and it was commissioned in May 2006.

After declaring the airport as a Customs aerodrome on May 3, 2006, for handling passenger bags, the airport was ready for handling international flights. The international operation of flights, which began from Mangalore on October 3, 2006, proved to be a major step for the airport’s growth story.

International passenger traffic

In one year, the airport handled nearly 1.08 lakh international passengers. Consequently, the airport recorded a maiden profit of Rs 83 lakh during 2006-07, as against a loss of Rs 2.8 crore during the previous financial year.

Though the international operation began with six flights a week in October 2006, there are 24 flights a week now. Air India Express, which began international service from Mangalore with a thrice-a-week flight to Dubai, is now operating flights to Muscat, Abu Dhabi, Bahrain and Doha. Now there are daily flights to Dubai from Mangalore.

Besides, passengers from Kuwait, Dammam and Salalah are also seeking direct flights from Mangalore. If that materialises, then Mangalore will be connected with most of the airports in the Gulf.

Handling air cargo

The airport, which has been declared as a customs aerodrome for handling passenger bags and baggage, is yet to be declared a customs airport for cargo handling. The local trade and industry bodies see good potential for cargo handling at the airport.

The Kanara Chamber of Commerce and Industry feels that the region, which can generate around three to five tonnes of air cargo a day, will be in a position to export 150 tonnes of air cargo a day by 2011-12. In such a situation, an air cargo complex at the airport will boost the export of horticulture, vegetables and agro-based products from the region. Traders feel that fruits and vegetables can contribute significantly to the air cargo from the region, as many Indian restaurants in Gulf countries import these commodities from India.

tourism promotion

As many people from the region undertake Haj pilgrimage every year, there is also scope for operating flights for this purpose. The Gulf-based Karnataka NRI Forum feels that there is a need for direct flights for Haj passengers. The forum is hopeful of having such flights for the Haj pilgrimage from next year.

Tourism promotion in the region can get a boost, if the tourism department and the Karnataka Government put in efforts to attract chartered flights to Mangalore. Chartered flight traffic is missing in Mangalore, despite the region’s immense tourism potential. While neighbouring Goa attracts nearly 600 chartered flights a year, diversion of at least 10 per cent of the international chartered flights to Mangalore could add a significant number for the region’s international traffic growth.

New terminal building

Anticipating further growth in domestic and international traffic at the airport, the AAI has decided to construct a new terminal building. The building, which will be built on 18,200 sq metres, will reduce the distance between the city and the airport by eight km.

To be built at a cost of Rs 147 crore, the building is likely to be ready by 2009. The new terminal building can handle 500 passengers at a time (250 arrivals and 250 departures). Two aerobridges and four parking bays have been planned at the new building.

Mangalore, the second international airport in Karnataka after Bangalore handling international traffic, needs more attention as far as other development works are concerned. With trade and industry expecting huge investments and growth in the region in the near future, and NRIs seeking more connectivity, a full-fledged international airport may prove as much a boon to travellers as economically wise.

As the new integrated terminal will be operational only in 2009 and because Mangalore's passenger traffic doubled last year from 2.6 lakhs to more than 5 lakhs the AAI built an emergency Departure terminal extension spending crores to accomodate 500 passengers . This was ready in April 2007. Now they are building another extension to the departure hall of 40,000 or more sq feet. The new integraed ternminal is totally different and 8KM from the present Airport nearer to Mangalore city. One should note that the whole terrain to the East of Mangalore towards the Airport is hilly.The AAI has provided all the money and that is the good news.

Lots of big national conferences are held in India either medical or business. Last whem when I visited Mangalore all the luxury hotels were booked up as they were three conferences and for one of them there were 3000 delegates. Most of them are held at the convention centre. Besides this there is BASF,ELF,LAND T,MRPL,HPCL ,KIOCL,KISCO,MCF,INFOSYS ,MPHASIS,FIRST INDIAN CORP.and the list is endless.Mangalore is getting an increasing floating population now.Infact the gulf bound passsengers have become the international passengers as they no longer use domestic flights but fly direct from Mangalore to West Asia.

Are they widening the KS Rao Road? Because its just a 2 lane road with horrendous traffic congestion especially at peak hours. With such gigantic developments coming up, the heart of the city needs some serious infrastructural upliftments pretty soon. We need a 4-6 lane roar from Hampankatta to the PVS Circle, to create a continuous 4 laned avenue to Infosys Campus. Hampankatta desperately needs a flyover, so does Jyothi. But as far as I know there are upto 7 flyovers coming up along the highway[NH 17] from Pumpwell to Suratkal, but nothing in the city as such...Is it true?

The interesting facts is at both these sites there were Hotels.Woodside which was a good hotel gave way to Citi centre and Hotel Vishwa Bhavan which was a low Budget Hotel in the otherwise Prestigious KS RAO Road was bought over by Suneil Shetty who owns the Mischief boutique and Restaurant both of which are there in Mangalore the former in Saibeen complex and the latter at Prestige Hotel.

That is true. Unfortunately the Hampankatta Flyover was put in cold storage with no support from the Govt.There is no way KS Rao Road can be made 4 lane as there is no space. The flyover at Jyothi is also a distant dream. Infact in the eighties at one point Hampankatta junction which has a very high traffic density,there was a hope but that seems to have faded away. Mangalore pays the second highest Road tax in Karnataka.

The flyovers along the highway are proceeding at a fast rate however.

I had the statistics for traffic density in Hamkankatta but that is old now.

The whole of KS RAO road was dug up and resurfaced in the 90's . It was a mess during the resurfacing.
It must also be mentioned that Mangalore is the only city in India with almost 100% underground drainage cover. I think the KUDCEMP work with World Bank assistance is almost complete. That is a big achievement.

I am told they are taking off the pavements on this road . Otherwise it would be difficult as there are buildings all along the route.There will however be a central median.

Space crunch is a problem in every city, especially our Third World ones.:ohno: But if our cities have to move forward we need to have 6-8 lanes arterial roads. You could see for yourself the transformation of MG Road after it was turned into a 4 lane...What MG Road needs now is a continuation which could connect it to the CBD. I think the best route is through Yenepoya Hospital- Hampankatta Road(KS Rao Road).

Yes, we have to demolish some old buildings along the road to accompolish this, but thats what Mangalore needs now. Im from Trivandrum, and for long the arterial roads in my city were just 2 laned, leading to a severely handicapped business environment. You could browse through the Trivandrum thread here in SSC to see the change happened in just over 2-3 yrs. We now have 4-6 laned commercial avenues. Scores of shops, business establishments, even temples &7 storied structures were pulled down all over the city to make way for the roads..and the work still goes on...Business is now in a booming stage in Trivandrum now.:banana:

I think Mangalore now needs such a treatment, as it already has a strong business background, freindly people famous for their enterpreneurship and more importantly, a flourishing major harbour, Int'l Airport, booming IT Sector and strong industrial presence.(not to mention the Kerala-alike natural beauty!:):))

And I was also surprised by your info on Drainage System in M'lore. Thats another positive for the city! Also the boom in the mall-sector is just amazing! :nuts:

The City Centre Mall is built by pulling down many concrete mid-rises, isn't it? Well, we could carry the job a bit further down the KS Rao road to make it a bit broader!:):):)

I agree with your ideas ,very much true. If they have done it in TVM why not in Mangalore . You need a lot of political will. In a state where you do not have even have a proper govt that is second to impossible.

Citi center Mall is rather an interesting story.They demolished just one long building.hotel woodside (But then you see this was a private sale )and did go one step further by excavating part of light house hill which affected the foundation of structures on the other side of the Hill. This created a furure and became a huge political issue but still they were given permission . This was a 300 crore projects and I am sure all pockets were lined irrespective of political affliations.The Citizens Forum has lodged a PIL and the best lwyer in the south is fighting their case free of cost. Meanwhile the building will be fully ready for fitment next summer. Mohtisham people are too powerful.

If the Govt want to demolish structures they will not pay the market rates andthis will in turn lead to litigations.
BTW you seem to know Mangalore well!

I like the Abode.

As far as Ahmedabad is concerned, it is often considered one of the centres of modern architecture of India. Some of the pics of A'bad I posted probably don't do justice to the actual buildings.


For some reasons many of the constructions are covered in secrecy. The builders do not give the photos or advertise them widely ,fear of litigations from the ever so active citizens forums? ,violating NBC?

Mangalore: MSEZ on the way to fruition
MANGALORE- BANGALORE, Nov 20, 2007: Mangalore Special Economic Zone Limited has secured the final notification for the specific purpose of special economic zone from C.J. Mathew, Development Commissioner in-charge of Karnataka, on November 7. Confirming the receipt of the notification K.Narasimha Prabhu, president, Kanara Chamber of Commerce and Industry told Mangalorean.com that the KCCI had been trying for this notification for the last five years and the notification comes as a shot in the arm for development of Mangalore.
Mr. Prabhu told that the petro and downstream industries will need 2000 acres and the specific purpose SEZ will get converted into broad-based SEZ once the formalities of the acquisition of 2,000 acres for the general purpose multi-product zone are completed. Thanking the Prime Minister for clearing the final notification Mr. Prabhu said Karnataka Industrial Areas Development Board had also played an important role in employing equity at the behest of the government of Karnataka.

The New Mangalore Port Trust and various central agencies will be involved in the SEZ. The major activity of the SEZ will now take off, bringing development of the district. All primary activities such as agriculture, transport, and services are expected to benefit from the SEZ as the value addition would be high in export activity, in terms of volume and equality.
Services inside the SEZ would absorb the educated youth of the region and pave the way for all round growth, he added.
The modified export-import policy for 2003-04 aims at identifying the engines of growth such as hitherto underexploited services and special economic zones to build the country’s competence in the areas of agriculture and allied products exports. The Union Ministry of Commerce and Industry has given thrust to the formation of special economic zones to promote exports by creating a deemed foreign territory on the model of China. Following which the Coastal Agenda Task Force constituted by the Government of Karnataka has given special importance to the establishment of SEZ in coastal Karnataka.
The Government of India has notified the policy for special economic zones (SEZs) under a government resolution, which will apply to all SEZs in the country. This includes the SEZ in Hassan and proposed three SEZs in coastal Karnataka. As per the state policy, all SEZs in the state will be declared as 'Industrial Township' (Notified Area). The management of the SEZs will be under the designated development commissioner who will grant all the permissions as single-point clearance from his office. This office is now in place under the Chief Executive Officer at Mangalore.
The SEZ office will facilitate registration of the unit, allocation of land, permission for construction of building and approval of building plan, power connection, environmental clearance and water requirement.
The SEZ developer will be granted approval for development of water supply and distribution system to ensure the provision of adequate water supply for SEZ units. Implementation of labour laws within SEZ will be simplified. A consolidated annual report (CAR) has been designed which will be filed by industrial units once in a year. The industrial units in SEZ will be declared as Public Utility Service' under the provisions of Industrial Dispute Act.
There will be exemption on payment of stamp duty and registration fees on transaction of land as well as financial agreement, deeds etc. Sales tax and other state taxes will be exempted on transactions within SEZ. Inputs made to SEZ units from DTA units will also be exempted from sales tax. Exclusive arrangements will be made within SEZ for law and order. A committee headed by the chief secretary has been constituted to review promotion, development and function of SEZs in the state. The government of India had announced a policy for SEZs during March 2000 under the Import-Export Policy with a view to augmenting infrastructure facilities for export production.
The Karnataka state has favorably responded to the Government of India policy and has proposed to establish one SEZ at Hassan and is proposing to establish three SEZs in coastal Karnataka; one each in Tadri, (Uttara Kannada), Padubidri (Udupi ) and Baikampady (Dakshina Kannada). The SEZ in Baikampady at Mangalore will have the largest investment and according to the former Chairman of the ONGC Subir Raha the investment would cross Rs. 50,000 crores if not more.
The SEZ units are exempted from the environmental impact analysis under the provision of the Environment (Protection) Act. This is creating some uncomfortable situation in Dakshina Kannada. The greens have pointed out that the district being one of the most eco-sensitive regions in the world should have special powers with the district administration to check for violation of pollution control norms of whatever nature by the functionaries of the SEZ. Further, the development commissioner will be empowered to issue the consent and no objection letters in consultation with the officers of the state pollution control board. The units, which are classified as non-polluting industries, do not require obtaining any consent letter.

No relief in sight: A Traffic jam at Nanthoor Junction in Mangalore on Tuesday. Roads are jammed at several places in the city, quite frequently, these days.

MANGALORE: “Don’t honk. I am pedalling as fast as I can,” reads a sticker pasted on the rear window of a car in the city, probably indicating the state of vehicular traffic and condition of roads here.
People in Mangalore were not familiar with traffic jams. Now, it has emerged as a major issue to be tackled. Blame it on bottlenecks on some roads, worn out stretches, increase in the number of vehicles, poor traffic management by the police, or violation of traffic rules by vehicle users.
The railway crossings at Bajal and Mahakali Padpu near Morgan’s Gate, the stretch between Nanthoor Circle and Kulashekara, Car Street, Bhawanti Street, the junction in front of Milagres Church at Hampankatta, Bunts Hostel Circle, are a few places where traffic jams have become the order of the day.
Need for action
It appears, the corporation authorities are not serious about clearing the bottlenecks on some roads. If one drives further on the road from near the Kasturba Medical College Hospital at Attavar , a blockage appears at Nandigudda. This road has a regular bus service. In addition, it is an important road that connects the National Highway 17 (Mangalore-Kasaragod) to the Central Railway Station, Hampankatta Circle via Marnamikatta, and Morgan’s Gate. If this road is widened, the traffic pressure on Pumpwell-Kankanady-Balmatta-Hampankatta Road can be considerably brought down.
The corporation has developed Mahatma Gandhi Road from Puttu Vaikunta Shet Circle (PVS Circle). But a stretch between the circle and Canara College has remained a bottleneck for vehicle users. This stretch can be widened by acquiring land on both sides.
Udaya Kumar, an instructor at a driving school, said: “I get stuck every morning on the narrow stretch between PVS Circle and Canara College. The corporation should widen this stretch. It should ensure that while giving licence for buildings adequate provision is there for widening the roads and creating parking facility”.
“Traffic jams can be avoided if all drivers adhere to traffic rules. Poor condition of roads has also contributed to traffic woes. K.S. Rao Road is an example for this. The jams occur at Kuloor Junction and Bunts Hostel Circle frequently,” said K. Sumeeth, a college student.
Kenneth, an employee of an IT firm, said: “I get stuck every morning and evening at Kankanady Junction and between Bunts Hostel Circle and PVS Circle. Poor condition of roads leading up to Kankanady Junction has added to the problem”.
“Many a times, I get stuck at Bunts Hostel Circle. Sometimes, I have taken half an hour to get out of traffic jams,” said Rohan Pinto, a businessman.
Ashutosh Boloor, a medical practitioner, said: “I always get stuck at Bunts Hostel Circle which should get a traffic signal.” He expressed similar view about Avery Junction on Falnir Road.
Bridge at level-crossing
People at Bajal have been demanding a bridge at the level-crossing there for over five years to put an end to their long wait on the road. Executive engineer of Mangalore City Corporation Rajashekar said the corporation had written to the Railways on the need to construct bridges at the level-crossings at Bajal and Mahakali Padpu.
S. Ajith Kumar Hegde, joint commissioner of the corporation, said the House was yet to look into the aspects of widening the narrow stretches.
“We have begun filling up the potholes,” he said.
In Udupi, steps to widen a stretch between Kalsanka and Manipal have been taken. Property owners are being convinced to part with their land for a compensation. When this stretch is widened, it will considerably ease the traffic.
People in Mangalore are asking: “Why not so in our city?"

The city’s malls have embraced the concept of food courts and the variety you can find is really mind boggling. The food court at Empire Mall with eight express counters hums with activity all day long. It is spread over an area of 10,000 sq ft with half the dining area air-conditioned.
The other portion juts out into a large open-air seating area with a brightly lit ambience. One can get a splendid view of the city with enjoying the cool breeze.
The counters include ChicKing with its chicken specialities, Dosa 99 with its 120 varieties of dosas, Bombay Chaats with its 100-chaat combos, Wah India with vegetarian fast-food, Kebab King with tandoor, kebab and shorma specialties and Ideal Ice creams.
With the food counters, there is a multi-cuisine restaurant, a Chinese speciality restaurant, a pizzeria and a coffee-shop in the mall.
“The counters in the food-court have been decided upon by careful selection and detailed planning. We wanted to blend the local delicacies along with popular food-brands. A food-court is the biggest anchor to the mall, so our focus has been quality, reasonable price, ambience, cleanliness and privacy,” says Arshad, Director, Moti Sham.
The up-coming air-conditioned food court at Bharat Mall will have 15,000 sq ft with popular fast food joints such as Subway. Ten food-counters, a restaurant and a gaming alley will also be available.
“We want to create a vibrant space for people coming to the mall so that they need not look out for some other place to eat, relax and enjoy.
The shops, the food-counters and the gaming alley will have a common quality – variety,” says Anand Pai, Promoter of Bharat Mall.
The food-court at City Centre Mall on K.S. Rao Road will cover an area of 22,000 sqft and have 15 express-counters.
The thrust here also is on creating an ambience for everyone. While some malls will have food outlets from the big chains, others will concentrate on giving a combination of the best brands and local delicacies.

MANGALORE CITY SET TO GET SEVEN FLYOVERS

Though there seems to be no immediate solution in sight to the much-discussed bad condition of roads, there is some good news to cheer up as Mangalore city is all set to get the seven flyovers by December 2008. These flyovers form a part of the much- awaited four-lane 37.47kms of road under construction between Suratkal and B C Road. The 4-lane road with six one-way and one two-way flyover is considered to be a panacea for traffic snarls and other ills that have come to plague traffic on the NH’s 13, 17 and 48 passing through the district.
Flyovers are to come up in Suratkal, Kulur, Kottara Chowky, Kuntikan , Nanthoor, Maroli and B C Road junctions. Of the seven flyovers Kuntikan flyover is the only one that caters to a two-way traffic.
With hardly any visible work at ground-level, one wonders whether the project has taken-off at all. The four-lane work of the entire stretch involves lot of work underground and needless to say it gives a false impression that the work has come to a virtual standstill. The only work that is visible above the ground-level for the present is the piers. About 4-feet diameter piles are driven below the ground which goes up to the rock level for all flyovers. Each pier stands on a pile cap covering a group of four piles which is common to all flyovers. For instance in Maroli junction 3 piles are completed and one pile is pending.
Come rain or shine the work is progressing at a fast pace and 221 of the 688 piles (pillars) have been completed involving all the seven flyovers. According to Project director Prashant N Gawasane “rain has not hampered our progress but with the rainy season coming to a halt the work is going to pick up pace and will reach a crescendo from November this year and we plan to complete the project by the stipulated date”. On the completion of the piles comes the work on the abetment portion on both sides of the flyovers. There is also the work on the four underpasses which are going to come up near NITK College, Suratkal, Vidyadayini School, Idya, and Railway Bridge in Baikampady and near Thumbe College on the way to B C Road.
That the work is going in full swing is evident from the fact that work is in advanced stage in Surathkal, Kottara Chowky and Maroli flyovers and the work at Kuntikan and B C Road is picking up fast. But work is yet to begin in Kulur and Nanthoor due to myriad reasons, the principal being land acquisition, litigation and non-shifting of utilities. About one km of 4-lane road work also has been completed in Hosabettu near Surathkal.
The National Highway Authority of India (NHAI) which is in charge of this 196.5 crore project has been facing many stumbling blocks on its way. Though shifting of utilities such as water, electricity and cables does not come under its purview and has to be undertaken by the Mangalore City Corporation (MCC), MESCOM etc., NHAI is forced to shoulder the responsibility on its own to speed up the work process.
It is said that the delay on the part of the MCC in shifting water supply has slowed down the progress of the work. The other reason is due to the fact that the entire stretch covered under the project falls under urban area and naturally there are problems associated in acquiring land in the urban area. “At Kulur there is major water pipeline which has crossed the junction and at Nanthoor there is 33 KV cable on the highway stretch and unless these utilities are shifted we are unable to go ahead with our task”, Gawasane points out. NHAI is paying about 54 lac for MESCOM only as supervision cost for shifting its cables. It has also deposited a total of 5.78 crore with the MCC in 2005 and 2007 for shifting water pipelines.
The MCC and MESCOM are however pointing an accusing finger at NHAI saying they have always been co-operative. Executive Engineer of MCC Rajshekar denies that the project is delayed because of them. “As far as MCC is concerned we have done everything on our part and in 35 km stretch shifting of cables has been completed. In the Kulur Junction they have not been able to specify the boundaries and hence the delay”.
In the Nanthoor junction the shifting of 33kv work has to be done under the MESCOM supervision and here too the blame game continues. MESCOM contends it is ready to undertake the shifting any time. In fact the work was to begin last week but did not materialize. Executive Engineer of MESCOM says “the delay is mainly because NHAI has not been able to zero on a contractor to undertake the job”. As per the original alignment the risky cable at Nanthoor was to be shifted slightly. But the changes in the re-alignment of the flyover require laying new cables and then annex it to the existing line. Since it is important feeder half of Mangalore city will be powerless for the whole day if everything goes right.
Even as the controversy and blame game goes on NHAI has now instructed its contractors IRCON International Limited, to go ahead with the work come what may as the wait seems endless. This ambitious 4-lane project which took-off in 2005 was to be completed by December 2007 but is likely to be completed by December 2008. The original cost of the project as per 2003 was 196.5 crore. Owing to steep increase in the land acquisition cost, utility shifting cost and escalation of the cost of raw materials, there would be a quantum leap in the cost of the project which is likely to touch Rs 230 crore as per Gawasane’s estimation.
In the process of completing this work NHAI has infused some discipline in many departments. Henceforth even government departments will be careful in laying underground utilities especially in NH land. This experience would also serve as a caution for encroachers to desist from occupying highway property in future. Many people learnt a bitter and costly lesson, a trifle too late when their properties on highway land had to be demolished by NHAI authorities.
So by December 2008 the city is all set to get a Christmas and New Year bonanza, if NHAI stands by its promise.
The Progress of Flyover Works so far:

Suratkal: 43 piles out of 108 completed
Kottara Chowki: All the 96 piles completed. 18 pile caps out of 20 completed
Kuntikan: 35 piles completed out of 112
Maroli: 28 piles completed out of 32
B C Road: 19 piles out of 80 completed.
Work is yet to commence on Kulur and Nanthoor junctions and NGAI is confident of putting aside all impediments and carry on.

This traditional coastal city is changing colours and how! The change is profound and pronounced. People are conscious about their looks, their attitude and the things they do.
Part of this sea-change is the mega shopping malls that are mushrooming all over the city. It would be unfair to say the city has not seen change in the past. In fact, change is the middle name for Mangaloreans who are one of the first in the State — if not in the country — to buy the latest cars, electronic gadgets and cellphones. But the recent changes seem to have put Mangalore on the fast lane. The city seems to be well en route to becoming a bustling metropolis. A casual glance around reveals Mangaloreans munching pizzas, guzzling pitchers of beer and mocktails in swanky lounges and going to the movies at the multiplex. The old concept of fun — dance bars, pubs and live bands — no longer attract the movers and shakers and discotheques are yet to make their presence felt.
A first
Bharat Mall, which opened recently, is the first family entertainment centre (FECs) of the city. There are many more in the pipeline that are apparently held up due to violations of the National Building Code. The Mangalore chapter of the Builders Association is confident that the issues would be sorted out and the other malls would come up soon. Malls are a common feature in the western world. A typical day out would find families spending the day in a mall that has something for everyone. Starting from spacious parking lot to park even those humungous SUVs. Children have their movie theatres, games and ice-cream here while for the teens, it is the ultimate hangout. The lady of the house can shop till she drops while the man can look for his particular kind of toy — music, electronic and car accessories or books.
Mangaloreans have taken to malls like ducks to water. Another reason to spend time here is the air conditioning that offers respite from the sweltering summer heat. There are families who religiously come to the malls in the morning only to leave at night after sampling all the delights on offer — from food to films and other similar activity.
The escalators
If escalators don't make you nervous, then you can sail up and down the floors, turning a derisive lip at the good old staircase. And for those who would like to show their appreciation of the good time they've had, there is the bell at the entrance of the newly opened Pizza Hut at Bharat Mall. Satisfied customers ring the bell to tell the chef so. Sated families ensure that every member rings the bell and are rewarded with a loud thank you from the pizza people.
The operator at Adlabs is witness to new phenomenon where families come together to the counter and then split up to watch the movie of their choice. That could be called a celebration of new age togetherness separately!
Talking about movies, there are three kinds of theatre experiences — the pre-liberalisation theatre, the post-liberalisation one and the new plush air-conditioned multiplex. The possibilities are truly endless. ________________________________________

The shopping scene in Mangalore has taken a 360 degree turn. What people avoided because of lack of choice earlier has today become an experience to enjoy. Thanks to the new malls that have swept the city by storm. Everyone wants to be part of this new ‘happening’ experience. Retailers and mall owners too have left no stone unturned in wooing customers.

Mangalore, as a shopping destination, has made great progress in the last one year. The emergence of malls has changed the face of the city and gives us a glimpse of the cosmopolitan lifestyle that is slowly creeping in.
A few years ago shopping meant Hampankatta and a few other stores around the city. But today the mall seems to be the one-stop for every shopping enthusiast.

‘Brands’ being the new mantra, customers have a choice of many big names in the consumer world. Brands like Nike, Reebok, Pepe, Adidas, Levi’s, Pantaloon and Fabindia which were available only in bigger cities have now paved their way into Mangalore.
The time has gone when we requested our friends and relatives abroad to bring us trendy clothing, accessories or even chocolates. Today almost everything is available here.

Home makers no longer do their grocery shopping at local or fair price shops but at super markets like Food Bazaar and Nilgiris. There are lifestyle stores like Big Bazaar and Pantaloon that cater to both the young and the old. Exclusive stores for furniture, jewellery, books, sports wear or even music are some of the reasons many throng these places. Escalators in these malls never fail to amuse children.
Youngsters have gaming zones for entertainment. Bowling is the new craze today. The sport has made a very good comeback after the failure of Megabowl a few years ago. This time it is Amoeba at the Empire Mall and the city has welcomed it with arms wide open. The Adlabs Multiplexes too have become a bug hit among movie buffs. Old theatres are taking a back seat. No more standing in long queues because online booking is in.

Café outlets like Coffee Day in the city made a few bucks only on weekends but today with new outlets in Bharat and Empire Mall, they are packed almost throughout the week. The same goes with the other restaurants like Yo! China and food courts at malls.
Students or even the average middle class families do not mind spending a little more to get an experience of a ‘happening’ restaurant. Pizzas from Pizza Hut or Pizza Corner are no more a delicacy for children but a regular meal.
The rapid change in the spending patterns of Mangaloreans indicates the huge growth in the city’s economy. With the IT industry taking over, changes in lifestyle are just round the corner.

Malls are not only about shopping. They are more of a hangout today. In the past, Saibeen Complex was the only place one could see youngsters on weekends. Mangalore would come to a standstill on Sundays. But that’s history. Hanging out with a cup of hot corn has becoming a daily affair. Gelatos have taken the place of ice creams and even though they cost almost five times more, people do not mind trying them out. Gelatos are Italian ice creams that come in a variety of flavours and are available at Bharat Mall.
Another new experience for the people is the shopping carnivals. It is the first time that Mangalore has experienced such festivity while shopping. The Empire Mall carnival has drawn huge numbers this year. Tattoos, magic shows, art exhibitions, singing and dance competitions, war of the DJ’s, ice cream eating competition, cooking competition, exclusive events for women apart from being novel ideas at malls have been great crowd pullers.
Gone are the days when people went to other cities for shopping and entertainment. Today Mangalore has joined the race to become a metropolitan city. Mangaloreans are spending more time outdoors and indulging in various new experiences. With investments high and money flowing in, the mall culture has creped in and is here to stay, leaving shopping redefined.

Mangalore June 22: Mangala Corniche, the 31-km ring road integrating unique waterfront development from Ullal bridge to Kannur, will be taken up in five phases at a cost of Rs 500 crore.
The project is to be executed with funding from both the state and Centre and is likely to commence within three months.
The project, a joint venture of Mangalore City Corporation (MCC), Mangalore Urban Development Authority (MUDA) and the Karnataka Housing Board (KHB), will be executed by forming a Special Purpose Vehicle (SPV)
The decision to this effect was taken at a meeting of the joint venture partners at the deputy commissioner’s office here on Wednesday.
MLA Yogish Bhat, who is also the chairman of Karnataka State Industrial Investment Development Corporation (KSIIDC), said that a survey of the entire site using total station and Global Positioning System (GPS) covering an area of 12 sq km has been undertaken in the phase I of the project at a cost of Rs 12 lakh. Based on the initial survey drawings, the 100-feet four-lane ring road is aligned and superimposed on the survey drawing. While phase I is from Ullal Bridge to Kuloor Bridge, phase II involves the construction of the road from Kuloor Bridge to Maravoor Bridge.
Phase IV would then take off from Maravoor bridge to Gurupur Bridge and the last phase will end at Kannur on the Bangalore-Mangalore National Highway 48. Works of the Phase I will involve a cost of Rs 100 crore.
Bhat said that the major components of the project would include route selection, strategic opportunities for tourism development, riverside amenities and management of land.
There will be a cess on the lands to be benefited by the project to garner revenue for the 31-km ring road project, which will offset the cost and provide surplus money.

Bus owners to equip 100 vehicles with GPS

MANGALORE: The transport system in Dakshina Kannada and Udupi and parts of Uttara Kannada districts has always been under fire by the general public for the speed, over zealous drivers and conductors and highly demanding passengers. Considering the several accidents that have taken place on the National Highway 17 between Bhatkal and Mangalore, the criticism is not unfounded.

But the Canara Bus Owners Association (CBOA) has decided to equip all the 100 vehicles that ply between Mangalore and Bhatkal with Global Positioning System (GPS) by mid-August 2007 at a cost of Rs. 22 lakh.

The GPS which was mandatory for all public vehicles in some developed countries is making its first appearance in India through the CBOA, claims the president of the Association, Rajavarma Ballal. Speaking to The Hindu, Mr. Ballal s aid that the GPS had been chosen mainly to bring a sense of responsibility towards the safety of the passengers, crew and the property among the operators. The coastal route from Mangalore to Bhatkal was highly competitive and a high speed zone which warranted high degree of safety consciousness among the crew, he said.

Outlining the safety features of the GPS, Mr. Ballal said the operators had introduced the concept of time-keeping so that a reasonable distance could be maintained between two vehicles and overtaking is avoided. With the GPS, time-keeping is done through a satellite-guided clock which is linked with the clocks in the vehicles and at main diversion centres in Mangalore, Udupi, Karkala, Kundapur and Moodbidri. This system will display the time of arrival and departure of vehicles at a particular point.

The GPS warns the driver on over-speeding and cautions the passengers that the driver is over-speeding. It provides tips to conductors and drivers on how to behave with passengers and gives tips to the passengers on how to utilise the service. It announces the arrival of bus-stops about 50 metres in advance. At the end of the day, the officials of Regional Transport Office or the police can obtain a printed report on the performance of vehicles and the respective crew. This helps the officials keep track of the offences committed by drivers and conductors.

Since the GPS works on wireless and mobile technology, its servers can be installed at police head quarters in Udupi and Mangalore or the Regional Transport Offices.

Regional Transport Officer, Dakshina Kananda district, H.N. Ramesh, said the system promises safe transit of passengers on the coastal routes and could provide solution to various problems in the transport industry.

This will be a 10 storied building opposite to the 12 storied Poonja International.There will be four levels for parking.
Mangalore: Old Bus Stand area to be developed- MUDA

MANGALORE Oct 28: The Mangalore Urban Development Authority (MUDA) will construct a multi-storey car parking and commercial complex at the old Hampankatta bus stand which is a 1.52 acres land that has been lying vacant since 1992. The huge parking slot and commercial complex is expected to alleviate the problem of parking in the city central area according to the Commissioner of the MUDA M.K.Gadakar.
Addressing a press conference here today Mr. Gadakar told that the land belonged to the Mangalore City Corporation and will be handed over to the MUDA shortly. The complex when completed will hold 600 cars and the occupants of the buildings in the commercial complex will have the right to park 200 cars. This arrangement has been reached after the representations from the people who would like to invest in the building.
MUDA will send the project for approval to the state government soon and the building will come up in public-private partnership basis at a cost of R s. 29.52 crore. When asked about the two wheeler parking space Mr.Gadkar told that a small portion of the space will be dedicated for that purpose.
The Bangalore-based Infrastructure Development Corporation of Karnataka (IDEK) has been entrusted with preparation of a detailed report on the project which is expected to be ready by December Mr.Gadakar told. The complex would take two years to get ready after the work began he added.
Mr.Gadakar also unfolded the plans for developing markets in the other areas including Urva at a cost of Rs.15 crore had been sent the Government.
Other projects that are before the MUDA includes Padavu Layout at Rs. 1.10 lakh per cent.

City needs peak hour spl public transport system

MANGALORE : In the backdrop of the city and rural service buses operating in and around the city remaining overcrowded during peak hours in mornings and evenings, presently a demand is heard from some corners to introduce special bus services during peak hours.
Particularly with the Special Economic Zone on cards in the city and various multi-storied complexes and other business and commercial establishments coming up in the city, presently a need has arisen for a much more efficient public transport system.
There is no denying the fact that the existing city and rural service buses have lagged behind in providing efficient services and meeting the expectations of the people. Today, there are instances when a city bus of a capacity of just 45 passengers is loaded with as much as 125 people. The situation can very well be imagined.
For that matter, this problem is not distinct to the city of Mangalore alone. The same is the situation in various other cities of the state. The peak hours can be classified as from 8 am to 10 am and 4 pm to 6 pm and it is during this time that most of the buses are overcrowded.
While the system of special trasnprot facilities during peak hours has turned out to be successful in Bangalore, the same has not met with success in our city of mangalore. In a way it can be said no pain was taken to implement the system at all.
But there is no denying the fact that the private bus services or van services introduced by private educational institutions for thier students, has to some extent reduced the congestion in city buses. While road tax to the tune of less than Rs 1000 is collected from such omni buses, the private city buses are levied ten times more the tax.
Though a few bus operators have shown interest in running special buses during peak hours, their wish could not be materialsied due to high taxes. The Canara Bus Operators’ Association too is interested in such a new system on the Maharashtra lines. The Association has even conducted a study in this direction. The Association feels such a system was highly beneficial provided the government reduces the taxes levied on buses.
On an average 2.5 lakh people travel every day in the around 2200 private buses in Udupi and Mangalore and on an average 120 passengers travel in each bus.
The need of the hour is for the RTO to make up its mind in this direction. Even the transport commissioner and the deputy commissioner who is the RTO chairman, can give a serious thought towards this direction as such a step if initiated would surely lead to an orderly public transport system, in both the districts of Dakshina Kannada nad Udupi.

• The recent High Court directive to the state government against regularising illegal constructions, did not make much news. The reason being that this is the second interim order by the High Court in the past few months on the illegal multi-storied building issue.
The High Court directive to the city corporation earlier stating "Don’t permit illegal multi-storied constructions" in itself included a clear-cut order as to what has to be done in case of the already constructed illegal buildings and those buildings which are in construction stages.
The Mangalore cit corporation, by now ought to have razed to the ground the nearly two dozens of illegal constructions sans licence. But, due to its apathy, the corporation is only encouraging coming up of more unlicenced constructions.
The citizens of Mangalore came to know the fact about the unlikely government and MCC action against illegal builders the very day on which the then MCC commissioner Chandrappa was shunted solely for the reason that his acts were not favourable to the builders. In the meantime, the demand to have Chandrappa reinstated in his original position in the MCC just turned out to be a cry in the wilderness.
It may not be wrong to say that the policies pursued by the present BJP-JD(S) government in the state on clearing the hurdles put forth by the illegal constructions in the way of planned development, was no different form those pursued by the earlier Congress-JD(S) governments.
In that case, the erstwhile CM Dharam Singh itself can be considered better. Today, rumour mills are spinning that the builders have pleased the chief minister and deputy chief minister in order to see that they did not poke their nose into this issue.
The builders who are raising illegal constructions without waiting for any approval areonly making life hell for Mangaloreans. The Mangalore city corporation as well as the district administration, through their apathetic attitude are also involved in this serious crime. The Mangalore city corporation officials who ought to have initiated strict action against the illegal constructions by razing them to the ground during the initial stages of construction itself, by not doing so have only betrayed Mangaloreasns. The time is now opportune for the civic organisations to think as to what action is fit in this case of the fence itself grazing the crop and then act in a pro-active manner.
If at all the builders who are now raising constructions even on narrow roads without leaving any setback space, are allowed to have their way, then we will have to see days when the city is full of buildings with not even an inch to spare.
Presently in Mangalore, the term town planning has been restricted to mere academic circles with nothing much effort made to implement the same.
Today, citrizens are forced to ask if the Mangalore Urban Development Authority is a mere namesake authority. After all, what is the role of the MUDA in the planned development of Mangalore ?.
Already, citizens are beginning to feel the brunt of their city tunring out into a concrete jungele. Most of the commercial complexes that have come up in the city do not have ample parking or just no parking space. In case of any mishap like collapse of a portion of the building or fire mishap, there is no way the fire service vehicle could move nearby.
Presently, Mangalore is next only to Bangarlore as a city which is attracting the highest investment. Considering the rising populatuion as well as the increasing density of vehicles on the roads here, if at all the building bye-laws are violated, then there may come a day, when let alone entry of new projects, even the existing industries might think of moving out.
It is a tragedy that the future generation will have to pay the price for the gross neglect of ours. This is indeed a matter of great concern

The amount of construction activity in Mangalore is amazing as this is the city which has everything going against it as far as highrises are concerned because the soil here and the topography is not suitable for construction. Mangalore is full of ups and down and it is not a flat city unlike other cities. The construction cost is 20-30 percent higher than any other city in India.Because of its hilly terrain you cannot really appreciate the high rises unless you take asnap from Kadri Hills .even then many buildings will be obscured.If you look from light house hill road you will see only the terrace of a ten storied building below on KS RAO road.Still it has managed to compete with Kochi as I feel Kochi is the only tier 2 city in the South which can compete with Mangalore.

The serene coastline along Mangalore will soon go down in India’s golfing history for sporting the first links golf course in the country, opening up opportunities to host international golf events.

The Department of Tourism in Karnataka is planning to develop a world class, environmentally sustainable 18-hole golf course along the Tannirbhavi beach on a public-private-partnership (PPP) basis. Estimated at a cost of more than Rs 50 crore, the project will include the expertise of private agencies besides government participation. Planned on par with international standards the sea-facing golf course at Tannirbhavi will be the first of its kind in the country.

HyperCITY opening 35 stores soon

K Raheja Group’s HyperCITY will soon be opening 35 more stores across the country, with the first ones in Mumbai and Kolkata, according to Andrew Levermore, CEO HyperCITY Retail (India). The first HyperCITY store opened in the Mumbai suburb of Malad in May.

The company will soon be identifying sites for both purchase and lease in Tier II cities, such as Lucknow, Ludhiana, Coimbatore, Mangalore, Jaipur and Aurangabad. HyperCITY aims to be anchor stores in malls with over 600,000 sq ft of retail space only.

Christened "Kolkata Central", mall will have more than 400 brands.

Future Group will roll out its first “Central” mall in Kolkata within the next two years.

The mall, to be spread over 3 lakh square feet of area, will come up in the prime location of Ballygunge Circular Road called Tivoli Park, according to a company source.

Christened as the “Kolkata Central”, the mall will see more than 400 brands selling products under one roof.

Central mall will be opened in six locations, viz, Gurgaon, Goregaon, Vashi, Ahemadabad, Indore and Bangalore by June 2008. The approximate cost of building each of the malls will be about Rs 25 crore, according to the source. In the next 2-3 years, Future Group will open another 15 - 17 Central stores across India, taking its total number to 30. “The Central mall will be based on a ‘seamless concept’, whereby there will be no wall-separation between the stores. The billing in the store will be managed by a central processor,” the source said.

What is the state of the project ? Since it is meant to be operational in 2008 , I guess construction has already started. With 1000 plus parking spaces , K.S. Rao road will be a nightmare for the road users.

All the shopowners will be asked to do their fitments by july 2008 and it will be fully functional by December 2008.A few months delay might be expected. Construction will be almost over (exterior ) in the next few months.
It is surprising that Zee is already paying rent for its 5 screen FUN CINEMAS.Three malls on KS RAO Road is more than enough to cause Chaos.

Mangalore Dec 5: Aegis Logistics, a leading player in oil and gas logistics, well entrenched in the business of handling, storage and distribution of oil, chemicals and petroleum products is soon to make a foray into the city. It provides supply chain services to importers and exporters of petroleum products and chemicals. It has a strong presence in Mumbai and plans to expand its base across other ports.

Currently, it has a three-pronged strategy of expansion across both existing and new capacities. One, Aegis’ plan is to strengthen its presence in Mumbai with the acquisition of new facilities and this holds potential given the port’s location.

Two, is the expansion to other locations which is likely to help Aegis establish a pan-India presence. In this context, it is to be noted that Aegis has acquired land in Haldia and Mangalore for setting-up facilities in future and plans to extend its presence to Chennai and Kandla also.



The company’s Kochi facility which is expected to commence operations by March 2008 also holds potential. Three, its foray into service contracts with oil marketing companies like the Mangalore Refinery and Petrochemicals and Bharat Petroleum Corporation, even if, insignificant in terms of revenue contribution now, could turn significant in five-six years.

Moreover, the gas-trading segment of Aegis, involves import and distribution of liquefied petroleum gas (LPG) from Saudi Arabia. And also since it has a strong presence in auto-gas retailing, it intends to scale up the number of auto-gas dispensing stations from the current 22 to over a 100 in the next two years.

This expansion with an emphasis on Tier- II cities like Mangalore etc will be predominantly franchise-based, thus helping the company expand its presence without significant incremental investment. Further, gas storage capacity could also expand with the acquisition of Hindustan Aegis LPG unit, pending court approval (expected by March 2008).

BANGALORE, December 5, 2007: Yes, the passenger traffic between the two cities Mangalore and Bangalore is all set to begin on 8th of December which is just 3 days away. Bookings have begun, the composition of train has been announced, the fares have been fixed and the route has been determined. But will it be sustained by the Southern railways?
This is a million dollar question which nobody but the railway authorities can answer. This route which passes through some of the picturesque spots in the world could have been a highly tourist oriented route but why railways is underplaying this aspect by running a night train between Mangalore and Bangalore? Why it sought to run the first train via Mysore instead of Arasikere? And why there is only one train a day? All these questions have started rising in the minds of the people and an analysis of the answers sought by Mangalorean.com has given out few startling observations.

Firstly, the route which runs through the picturesque spots is not the concern of the railways it has more lucrative routes for promoting tourism, presently it is concentrating on dedicating this route for commercial purposes mainly for goods transportation particularly for core sector products like iron ore fines and mangenese ore, petroleum, timber, granite, coal and similar commodities, and perhaps general commodities like reefer products (refrigerated containers) vegetables, fruits and other export oriented produce from the hinterland of New Mangalore Port.

According to the details available with the Federation of Karnataka Chambers of Commerce and Industry (FKCCI) the railways were presently operating 9 goods train everyday transporting all the above mentioned goods except general cargo. The passage is smooth between the two cities. But it will not be so when Passenger traffic begins on this route. To run the passenger trains there were few restrictions that prevent goods trains from running when the passenger trains are in movement. The strong illegal mining lobbies are already contemplating to put the passenger train to a halt as early as possible.

The route has been made cumbersome for the passengers by routing it through Mysore and not via Arasikere. The distance between Bangalore and Mangalore via Mysore is 408 kilometers while via Arasikere it could have been just 356 kilometers according to sources in railway department. Another route via Hassan-Shravnabelagola is not yet ready.

Secondly why there is only one train? For the traffic between Mangalore and Bangalore even three trains could be full per day. There is an estimated traffic of 120 bus load of people travelling between Mangalore and Bangalore and during the season (summer vacation, general holidays and festivals) the number of buses go up to 150. There are instances when private operators have hired the buses from operators from Mangalore-Mumbai routes for filling up the deficit. This means that there are atleast 4000 people travelling everyday on this route and the train can carry less than 700 people per day each way.

It has already trained 1,000 graduates at its centre here since February, has plans to train up to 4,000 to 6,000 fresh graduates each year at the academy.
Addressing media persons here on Wednesday, Mr. Rao described the programme as a "mini university" Mr. Rao said there were plans to set up residential accommodation to house up to 1,000 trainees on its campus at Morgan’s Gate here.
The programme will leverage assistance from educational institutions in training the graduates, Mr. Rao said. The academy had also drawn up plans to train around 40 to 50 personnel in the middle manager category in technical and managerial skills.
On reasons for choosing Mangalore to set up Mr. Rao said Dakshina Kannada district had emerged as a leading education hub in the State and this would ensure a steady talent pool available for training at all times.
Deepak Patel, Managing Director, MphasiS, said the academy took on board engineering and MCA graduates with 0-18 months experience and put them through a nine-weeks training module. From 2008, the MphasiS would focus on training engineering graduates for Information Technology Outsourcing business and also had plans to expand services to include training for experience engineers to enhance their knowledge and skills
