Hiya gals... have a few questions which i wud love your opinion..
On Seri Maya, JELATEK

1) Which part of the view is best ? Medium Cost Apt/Mindef/facing the LRT
2) D you think this place can be maintained properly by Tan & Tan
3) Which floor is best ?(dont choose penthouse of the top30th floor, expensive dudetes)
my budget is below RM300000 le

Welcome to the forum macrossworks...

1. I take Mindef view. Only the 1st face have a view facing LRT directly but not 2nd and 3rd if I am not mistaken. If you don't want Mindef, then probably the view facing Kampung Warisan is the best one.

2. I have to passed this question. Maybe someone else with TanTan experience can answer this one...

3. I guess the surrounding area will remain as it is now. No high rises building taking place at the moment. Only some medium rise army apartment alongside Mindef area. If you happen to choose medium cost apartment, then better choose something higher than the building itself.

Well......the best way is to look at T&T's history of maintaining properties. There are plenty of examples but the most notable one is one of Malaysia's most prestigious old condo; Desa Kudalari ;) It is still impeccably maintained even though it is more than 20 years old.

Another good example would be Sierramas which is like about 10 years already. So there are many examples of properties that T&T had managed well and I dun think they would like their reputation to die away ;)

i just bought a unit on the Havana block. :laugh:

btw, jelatek is only 20 or 22 story. is the first 2 block in front which is ready by Feb 2005. The low rises are called Lanai.

i think the highrise you talking about is Havana block. is 32 story or actually 34 story including 2 penthouse floor.

My opinion on the 3 views :
Jelatek or LRT view : good if you want to see the rest of Ampang and hills in the horizon.
KLCC or lowcost block : if you buying above 22story, then you get KL skyline. But any lower, you will be looking into the low cost block. Unless you dont open your window often then is okay.
Mindef or kampung warisan : i think this is the better view, Kampung Warisan is low dense and alot of green. After mindef is all terrace house and hills in the horizon.


My opinion on Tan & Tan management :
it will be manage by Kondoservis Sdn Bhd. which has one of the best record in town. Well they manage all very high-end development like Desa kudalari, Seri Murni, and those Ampang lowdense-highend development. :wink2:
But alot also depends on the attitude of the residence, so for me im planning to join the Residence Committee to safeguard my investment.

On which floor :
depends on your budget, view preferrence. but generally anything above 18 or 20 floor is fine. As long you dont mind the height. Higher units generally command higher value.

My personal view is buy higher units if you can afford on a highrise block. if you like lower units, go for Lowrise. As lower units in a highrise block has less value.

my 2cents opinion. :)

thanks guys..

it was very hard for me to make decision as I prefered a landed property, but after calculating, landed property would require far more cash to renovate & far more expensive to get around that area...
so i guess Havana it is.. i plan to get at 26th Floor facing mindef..
with 20cents(at least) we're looking ar rm280 amonth or more... i hope i wont regret it..heheh

mine is on the 22nd floor,

you buyign alone? or with your wife/fiancee?
for stay or for investment

i had the same difficulty at first. but i prefer condo, so it was easier once i realised that condo will be cheaper in terms of renovation and cost. :)
and for young ppl like me, condo will be easier to start.
maybe later when im 30+ can buy a bigger semi-D or bungalow.

how much you bought it for? got the 10% discount?
did you buy extra carpark... <--important :bash:

aiyo...!!

apparently there are some problems with my loans..
as I have other property on loans.. banks may not want to give me the loan le.. heard they were pretty strict nowdays... i have used my 1/3 of my salary...
i wonder if HSBC wud be easier ? both me & my fiance is working in a large international firm..

if i dont sign the S&P this weekend ..it'll be gone
not sure if i should sign & hope there will be a bank to loan me..or should i just cancel ?

no i havent bought the car park..

Yeah. You can say that. My cousin bought an apartment alongside Jalan Kolam Air Lama n it does not come with a carpark.

Want a carpark...pay RM15'000. :eek:

Some of the developer tend to go like that, so usually you will see that the price of the apartment is cheap, but it does not come with a parking lot. :bash:

normal car park is side by side or on its own. with no blocking

a tandem carpark is like your terrace house. where 1 car park behind another, so u have to reverse 1st car before the 2nd car can go out.

macro, working in MNC only speed up the process, and authenticate your salary slip. Does not help alot.

you can consider joining loan with your gf/wife/family member. After all, the full loan is in 2 years time, so 2005 and 2006 you only pay interest of less then 500 a month. if you think your salary can go up another 1000 - 2000 in 2 years, then you are fine.

You can also consider taking less loan, the developer is giving you 10% discount, so if you take a 90% loan you dont have to pay anything now. But if you pay another 10% (about rm30000) then you only loan 80%. Banks are more willing to loan if you pay more upfront.

Or put in a certain amount in FD (5 - 10% of the s&p) at the bank you applying loan. Get your parents or brother to borrow u. just to show the bank you have money!

but few things will prevent banks from giving you loan :

- your already have loans (house/car) exceeding 1/3 of your join salary (basic)
- you are a commission earner (low salary, high commission)
- you have defaulted on your previous loan
- you always pay your laon late (certain banks are very strick, some banks will be ok if is 1 month late as long u dont default)


NOTE : if you are geting 10% discount/ rebate from Tan&Tan. remind them not to state the 10% in the booking receipt. that will screw up your loan.

i didnt try HSBC, check out Ambank, HongLeong, RHB. and Citibank

Why don't you take the loan under joint name, definitely it will be on the plus side since you already used 1/3 of your salary for deduction of other loan.

The chances will be higher for banks to approve your loan actually.

aaargh !!
this is ridiculous, i've just been told one of my apartments is in the midst of getting the strata title, hence if i would to change the apartment name may take up to 6mths !!!!!

WHAT TH *u*k? I am going to screw the developer, are they telling me no one can transfer name in 6mths ?

ok here's the story

I have one apartment..
one low cost shophouse..
(fully used up my 1/3 of salary)

in order for me to buy Seri Maya, i need to refinance the apartment with another bank(cos i need to add my bro's name)
hence I can reborrow a new loan...

now they tell me, they are in the midst of getting strata title, & my appl. to refinance will take 6mths or more... THIS IS RIDICULOUS...
this means i cannot get a loan in 6mths for my seri maya..
have u heard of such crap ?

the 1/3 rule is not entirely enforece by all banks.
im not sure how much will Seri Maya set you back monthly

unless the Seri Maya installment is double more then you are paying now for your aprt & shop lot, then you are screwd.

but if is about 50% then you might still get a loan. my advice, go talk to afew banks, and find out how much they willing to loan you. check out the smaller banks like Alliance, Affin, Southern, Hong Leong.

but then again, there are many more units available. and Savanah will be launch soon. so no worry

is next to the Havana block. so those that buy below 22 floor on the KLCC view will be block in some way or all. :bash:

some will still get to see kl skyline, some will be totally block. which is why they are giving 10% discount.

afew Lanai units will also be block. but that is ok, cause when they buy Lanai they dont care about highrise building blocking view.

26floor will be fine man! mine is on the 22 floor.
you wont be block by anything, but you be viewing Wangsa Maju terrace houses, and afew buildings, and the hills in the horizon.
your what number is your unit? 8, 9 , 10, or 11?

my unit is 10. i bought the carpark for my wife. hehe. u sure can find carpark at the visitor lot. worst case senario park at LRT station :bash:

theres no car park directly under havana. all the carparks is under the Lanai and Jelatek block.

well you are lucky your original is nearer. my tandem parking is now 2 rows from the lobby. my original standard parking lot was i think 4 row away from lobby

i got the CC too...the senget one... facing mindef..
a bit smaller than cd... but at least it's not facing straight with mindef apts i think..

yup with the 10percent discount
the new promotion not yet... le.. havent i announce yet..
mine is Rm296,000 for 26th floor

wah.......you guys very kaya hehehe.....I can't even afford the monthly maintenance fees let alone the house price. For me a terrace house would suffice unless I got lotsa money maybe I would get an apartment within very short walking distance to KLCC or BB (like Marc or NAS Pavillion) :D

P.S. BTW my car maintenance (petrol, roadtax and insurance) is killing already :dizzy:

i got no money thats why i buy Condo le..
New house
1) Mostly need cash downpayment- i dont have
2) Fix grill & lights.kitchen - costs Rm8000

2nd Hand house
1) Needs renovation-CASH - i dont have
an old house needs at least Rm50,000 just to change wiring & piping. not to mention mention kithen & front porch

at the end of the day condo is more senang... pay for RM4000lights & kitchen & ..thats it..
More better for me lo......

Savannah will be launch in June and yeah, indeed it will be more expensive than Havanna, though the design and the type of apartment available will be the same like Havanna ;)

i dont have staff rate yet, got to wait for 2 more years when transfered to permanent staff.

will be paying bout 1500... 30years loan on daily rest.
will most likely pay about 1800, then can cut down loan tenure to about 22years.

but plan to refinance with my staff loan after 5 years.

didnt take islamic as the interest is higher.
