September 27, 2004: The Palladium and Belvedere projects herald the arrival of ETA STAR as the main property development arm of The ETA-ASCON Group, which is involved in conceiving, developing and marketing free hold residential and commercial properties.

The Palladium, set in Jumeirah Lakes Towers' luxurious surroundings, is part of Dubai's newest residential development. The 33-storey tower offers waterside and marina views, along with one, two and three bedroom apartments, penthouses, retail and office space and a lobby packed with restaurants and boutiques. Construction begins by early next year and completion by mid 2007.

Located at the south-western end of Dubai Marina, The Belvedere is a seven-storey building offering fine views of the 3.5 km long marina. Ground floor apartments will enjoy landscaped exteriors, which extend into private gardens. The property is expected to be ready for occupation in 2005.

What is with that window in the master bedroom, are you meant to crawl out into your balcony as a way of doing morning exercise?

yes, when you look at the bedroom photo first it seems like this is a door for dogs or something

but the door is very wide and the floor to ceiling height is very high, above 3m

Believe nothing anyone tells you, guys. We were told Belvedere apartments were ready to hand over on August 18, after DEWA had commissioned connections by August 7. Arrange the handover meeting & come to Dubai to sign the handover they said.
Now they've just sent a message saying DEWA won't commission until first or second week of September, so handover is delayed until after then :wtf:
What the hell's going on! :wallbash:

Yeah, they're saying *commissioning of water & electricity*. I've tried to e-mail DEWA to find out from them what's going on but the message is *undeliverable*.
Dubai brags about its great modern communication links, but I have problems with e-mail all the time.

thats red tape in dubai for you. probably the funniest thing i heard was someone sending in an (english) document to some ministry to be translated to arabic and it was 'translated' and sent back to them in english!

I was wondering that too Chad. Stuff up on the roof is usually part of the air conditioning, but there are so many of them and they look so small I can't work out what they can be. There are 47 apartments in the block, but there seem to be about three times that of the *things*. Anyone?

They could be pallet loads of roof tiles or paving slabs or something to do with finishing the roof.

BUT...they've told me that DEWA won't have the cables finished until around Sept. 15, there are no lights on in the building, the watchmen told a friend who visited that no-one has moved in.
Why do companies bother to put out publicity that their projects are on time when we can all see the truth?! A company caught out telling lies is the worst publicity they can have :down:

Propably A/C (outdoor) units for each apartment. The roof of my 8F building have the same things on top.

Just visited a friend who is living there. Very nice finishes and fitments to the apartments. Oh, and that wall is there to stay - it encloses some private gardens for the ground floor flat owners. I am told that ETA regard this very sentimentally as it is their first project, so maybe they'll be motivated to ensure a high standard of upkeep..

We've moved in now and it's a very good building and landscaped gardens. Yes, conffirming that the wall is permanent - it's the traditional style of the area to have a wall around, it keeps the desert out. When the wind blows the sand builds up and it would soon cover everything if the walls weren't there.
Those things on the roof are air-conditioning units for each apartment.
The area is still a construction site so it's dusty, but the other buildings are coming on fast. Marina Park and Marina Pearl, and Azure a bit further away, all seven storey buildings, are ready and people have moved in. Etisalat is putting cable in and we should all have phone-internet connections in about two weeks.

My computer isn't set up - no Etisalat lines for another two or three weeks. When it's connected and the scanner's set up I'll post photos - the apartnments are well finished and the landscaping is better than I thought it would be.

I'll also do a thread on the low rise buildings close to us which are being occupied, Azure, Marina Pearl, Marina Park etc.

The 2 bedroom apartments have two en-suite bathrooms, one with just shower the other with shower over bathtub. There's also a 'visitor bathroom', which is a toilet/sink and - very wierd - a shower. Here's the shower-only bathroom which is in the second beroom:

Imre, there are no studios, only 1,2 & 3 bedroom. I'm not sure what the 1 bedroom are renting for. Someone was asking AED65,000 but I don't know whether he got it. I'll find out and let you know...

Stephan - because it's a continuation of the Belvedere thread in this section.

Flo - yes, we're satisfied with it. They've delivered what they promised in terms of quality and standard of fittings. The commonhold areas are actually better than we expected.

Kano - the apartment is 1572 sq.ft. plus the garden 775sq.ft.

Imre - I was right, AED65,000 for one bedroom. Two bedroom are between AED85,000 and 105,000 depending on the view.
