Keep driving by downtown and see a lot of activity EVERYWHERE except at 900 Bisc site.
Any news on this project?

bro,900 biscayne was one of the last projects annouced,the sales center was just opened like a month ago,although it was already soldout. 900 biscayne will probaly breakground in march or feburary,when marinablue and 10mus should be around the 10thfloor.

also since i was gone for a couple of weeks i didn't get the chance to tell you guys that evergladeshotel is in preperation for demolition the building been empty for a couple of months,and will soon see a wrecking ball to knock it down.

ten museum is pretty far ahead of any of em... saw from the metromover a week or so ago and luks as if it mite begin to go vertical relatively soon... i didnt really see that marina blue was any farther ahead than 900 biscayne but i may be wrong... either way, these are three great soon to be landmark builds (well two, personally i dont care much for ten museum)

hate to hear that everglades is coming down, i still hate this project with a passion, miami is giving up one of the last significant old skol scrapers we got left and on a GREAT piece of land for a shitty ass, generic lukin, not that tall either, condo tower... ive made the offer b4 and no1 took it up, but maybe if i make it again, any1 care to lie in front of the bulldozers wit me when they try and take this one down?

hehe...ten museum is actually my favorite out of the three it has the most unique design, IMO


as long as the other two aren't too far behind, I'll be happy:)

ten museum already has a bunch of concrete support columns coming out of the ground, so it's definitely ahead of the rest on that strip. marinablue looks like it should be next to start coming out of the ground since they've been drilling for a while now. & 900 biscayne is advertising that they're already under construction (even though they're only clearing the lot) but it shouldn't be too long before it starts going vertical too.

oh, & i drove by the everglades hotel & it looks like they've already started tearing part of it down. hopefully we'll start to see activity there within the next few months.

Everyone, Ten museum has been going vertical since last week. By this I mean that there are already a few concrete columns that have been poured, reaching an estimated height right now of about 15' above the ground. Marina Blue is about 1-2 months behind ten museum right now, as they are currently working on the foundation installing piles. 900 is really behind both of these, and is showing no signs of activity at the jobsite. It looks like nothing has happened there for at least a month or two. The last portion of that ugly pink building in the SW corner of the site is still standing and hasn't been completely demolished yet. My guess is they might be having problems with their contractor who is doing the demolition, or maybe some other financial or permitting/city issues, or maybe they just want to finish setting up their sales trailer before resuming any work on the site. Hopefully, they'll be starting back up again soon.

NOTHING !!!, I mean Nothing going on the site for over a Month Now. The Demolition HAS STOPPED Completely , A Part of the OLD structure has been there UNTOUCHED for OVER 2 Months. :bash:

since you guys think 900 is dead i'll give you some info.

900 was originally set to be 45flrs.and set to grdbr in the fall of 04
but when 900 was redesign which included the roof structure and added 20fls and now is set to grdbr in late jan to feb.

"As of June, we are now taking reservations with a 10% deposit. Ground-breaking scheduled for January 2005."

Does anyone know if 900 Biscayne is incorporating a portion of the old building that was on the site as a relic of the past? I noticed that the site has been cleared except for the sw corner which has a bit of the past still standing. Maybe a relic to remind us of the past a-la Sears Tower in the PAC.

Can anyone verify?

I attended the launch party for 900 Biscayne last month during Art Basel. A projector lit up the Freedom Tower's exterior facade with poetry. Mayor Manny Diaz spoke. The party was "all out". Never, in my life, have i witnessed anything like it. All the alcohol you can drink and filet mignon you can consume--complete with the members of the media, politicians, moguls, and half-naked female dancers and acrobats. The project will go up as planned, and will be magnificent. It is slated for a 2008 completion. It is the latest Terra ADI project. The two other Terra projects; Metropolis at Dadeland is finishing up it's second tower, and Quantum is about to go vertical--slated for completion 2007. There will likely not be much activity at the 900 B site for a couple of months, at least. Also, Terra launched a celebrity party called the "Fabulous 50", in collaberation with Sean "P Diddy" Combs during the MTV VMA's. The event took place at his Star Island home, where fifty of P diddy's closest celebrity friends partied the night away at Terra's expense. The point of it all: to sell to celebrities units at 900 Biscayne. The word is that the event was a hit. LEt us be patient and allow Pedro Martin--The Hispanic Chamber of Commerce's developer of the year and Terra ADI principal--do his thing, and let there be no doubt that when he does, 900 Biscayne will be the most formidable of all the Park West towers.

go for 900 biscayne man, much more appreciation in the long run its taller, looks better, better floor plans, and units pricing reaches over 2 million for penthouses, ull be better with 900. oh i was at the sales center today pretty nice kitchens heard its to be done summer 2007 not so bad

I'd go with 900, it has a very unique set of floor plans. Direct East at 900 is going to hold value much better than a MB SE view of the Paramount tower at 700 Biscayne.

I agree that 900 has more intelligently designed floor plans. Either unit is going to be a great purchase. You can't go wrong. I purchased a unit with a SE view at Quantum, but only because there werent any East View units. You can't mess with a direct east view. I'd stick with 900. C'mon, how many people are going to be able to look down at the AAA and museum park and bayside simultaneously? Not many, to say the least. The SE view unit simply doesnt offer that. If the issue is additional SQ footage with the SE view versus less sq footage in the east view, then that makes everything different. But that issue was not brought up. It is common for developers to make the floorplans for the units facing away from prime views more spacious to make them more attractive to buyers.

Thanks Roark and others...that's what I've come to the conclusion of on Marina Blue vs. 900...better direct eastern view....the layout of marina blue only gives 1 unit a direct eastern view, and those units are at a premium...I'm sticking with 900...and I went by the sales center the other day...I'm very impressed!

Everyone, I just drove by the 900 Biscayne site this morning and to my surprise saw that the last portion of that old ugly pink building has finally been demolished. The crews were working on breaking up all of the debris from the old building. Assuming the work doesn's suddenly stop again, they might be able to start working on the foundation as early as next week.

YES ! MIAballinboi :) , I went by there Yesterday with the 4 Mexican Illegal Construction workers in the Back bed of my R.A.M. ( Running Around MIAMI ) PICKUP truck and They Threw Rocks at the UGLY Leftover :bash: Pink Building at the 900 Biscayne Condo Tower SITE :) and it just happen to FALL DOWN :bash: , lol, BYE BYE and Ready for Ground Breaking as early as APRIL, 2005. :cheers:

Yes Nimbyhater, it will be a while before 900 starts going vertical. The fundation work alone will probably take a few months (just think how long it took on 10 museum park or how long it's still taking on marina blue). I don't see 900 going vertical until March/April, and by that time 10 museum park will be close to about the 10th floor, marina blue probably be at about the 4th-5th floor. Just as I predicted a few months ago, the race to the top will be won by 10 museum park, then marina blue will be next and beat ten museum park, then it will be 900 biscayne coming in third and beating both of them. Then maybe somewhere down the road will be Marquis, but it won't catch 900 (it's taller).

900 is been around for a while i guess, i dont think they have begun the resale program though at least i havent heard anything... and no they are not completely sold out i went to the sales center about 2 weeks ago and they still had about 15 or more units left.... people just back out of contracts or cannot come up w/ the second 10% so they become developer units.. different from resales though

Out of ALL 6 Towers going up in This Area of Biscayne BLVD, This is the ONLY Condo Tower USING THE WHOLE CITY BLOCK and Going STRAIGHT UP to OVER 712 Feet :) , WOW, and TO BE Completed BY LATE, 2007 :cheers: . The DOZER Vehicle was there digging a Hole for the testing site of the Project to put a weight on 4 steel pipes to go into the ground before putting the Foundation in. :cheers:

Not 6 blocks in a row, Roark; but as far as a building boom throughout a single city, yeah. Chicago in the late eighties; late sixties-early seventies; probably Manhattan in the 30's or 20's. Whats going on in Miami seems to be unprecedented. Thats b/c there has never been a city in such a desireable location whose prime real estate was so untapped until now. Miami is truly a phenomenon.

Miami's name and reputation and location is as desireable as any city in the US and maybe even the world. Everyone knows Miami-- the Brits; the Germans; South Americans; US citizens; everyone. Its an international city. Whatever kept developers from building in force is gone now, and Miami will take its rightful place as one of this planet's great urban and cultural centers. (what drama!) :)

Any news on when 900 will actually break ground? I thought someone here posted back in January that it should be by the end of March but I still don't say any activity on that site.

According to the above link Opus is still alive and going before the Miami City Commission today for approval. Any other information on that such as: is it going to be 1 or 2 towers? will it be near PAC?

agreed 900 will probably have to do double work to be completed by summer 07 i say maybe fall is the better way to describe its completion. great news about opus i really like the building there!!

^^yea i just viewed that entire city commision to see what would happen and they just asked for another continuance what b.s.this just means there still trying to get a deal done with f.d.o.t and if the deal is not what they want they'll just try and get it approved. so opus just seems like a long saga,i did like what commisioner regaldo said that this was trying to break the record held by the p.a.c for the longest time to get completed.

and paramount edgewater 492ft got approval

Far be it from me, a lay person, to question Revuelta's designs but to me it really seems like 900 could use some kind of set back. The top just looks too bulky, especially with the roof ornamentation taken off. The bulk makes it look shorter than it really is. Set backs create a great illusion of height. This looks like the design of a 20-story building with 40 more stories sandwiched in.

ya... the model luks reeeeealy different from the renderings that we all fell in love with, and the model is very disapointing...

perhaps the models might not be a great representation of what the building will be like, but theyre usually more accurate than the renderings... and again, im very disapointed

You should see some foundation work for while, but they will be 10 stories up by early 2006. The project director worked on Espirito Santo, AA Arena, and comes from Boston.

It always goes painfully slow in the begining, but once they get going Pavarini really scoots! They devlievered the Jade Residences at Brickell Bay ahead of schedule.

Of course, I love the architecture....glass corners with supporting colums...but there is also a soft spot in my heart for condos that come with the standard Miele Cappuccino/Esspresso machine built in...Now..if they could only come with Super Big Gulp Machines in the wall, that would be heaven.

( Running Around Miami ) super pickup, Is the Lobby floor, which includes a huge height floor without the floor holding beams, look closely, there's a huge gap thoughout the floor, now what this means is when the tower tops out, they will continue with the parking garage from all four corners of the property and meet to this level, like a huge city block of parking up to this lobby floor section, very interesting, Right ? :righton:

I counted all the tower construction cranes driving around the whole city of Miami, now at 38 cranes, including the new yellow tower construction crane just up this week at the 54 floor " 50 Biscayne condo tower" :rock: , which is really one of three there because its a crane just for the parking garage of the tower. :cool:

For those of you who would be interested, here is a profile of 900 Biscayne from a construction perspective. Most of it talks about the actual construction of the building and of the GC/CM (Pavarini)...

By the way, this article confirms my suspicions regarding the main reason behind the long delay in breaking ground last year - redesign of the structural foundation system.

Really, it doesnt look like plastic. To me it looks like some sort of foam.. i'm talking about the stuff thats on the 1st floor and part of the second floor....if it came from the factories then why wouldn't the other glass that was put in have it? i'm really confused...

Its some type of plastic coating like Toucano stated. I know it looks different but other towers like Loft II and Ten Museum Park are the same way, some are way more aqua then others. I dont know why this is.

Damn good photos, umiami...the one framing the Heat banners by the Arena is superb. It's still so great to revel in their title.

This is "off-topic" I know, but football season is coming soon and I happen to be the kind of "old-school" Miamian who still lives and breathes Miami Dolphins football.

I miss the team---even though it's a NATIONAL team with a huge following everywhere, including here in Philadelphia---and I think their history is one of the best in all of pro sports, even if a championship hasn't happened in too many years.

But I DO think the Dolphins are VERY important to Miami---and all of South Florida---always.

Anybody else here a big fan?

I like seeing the sawteeth balconies in the center images, at ten museum park, as they reach out to a structure to hold them up. I love ten or twelve foot deep balconies. It is funny how a lot of people criticize balconies in design of buildings. I understand it does make all buildings look to much alike, but I think that outdoor living is one of the greatest advantages of Miami. (All winter long.) It is fantastic to be outside, and still in your home. Especially dining at an ample table in comfortable chairs and hanging out all evening because your balcony is more than 5 ft deep and everyone feels good and not cramped.

I like Revuelta way better (900) But I think the interior design at 900 is too much, and there is a LOT of interior design in those units, everything is finished in ebony wood, EVERYTHING, which is played out IMO, It kind of peaked in 2001, and now is 7 years past peak. In five or 7 more years you'll hate it. Interior design is like fashion, it has a lifespan, it will come back again after 20 years. But who wants to be wearing their clothes from the 90's now. The early 80's are back. Marina Blue is nice and I think that the unit you are talking about is really nice, but then Marina Blue only has 5 foot deep balconies, really disappointing. So stupid, how luxurious is your luxury condo, if you and your two friends have to be cramped dining on the balcony. They don't have to be 10 or 12 ft deep, buit IMO 6 feet deep is the absolute minimum. Currently my balcony is 4 1/2 ft deep and I eat out there all the time, wishinh wishing for comfort, outside, but still in my own unit. It's the backyard of the condo.

Doesn't something like this seem much more up to date than all that ebony wood. It is much darker at the sales center than on the website. This is beautiful, serene and at the same time joyful, more like Miami, (but it's NY)

Marquis has the best interiors, by sand studios, other greats are Ten Museum, Paramount Bay, Soleil and Vitri (LBMiami are comitted to cutting edge) but it is all opinion

900 offered 3 cabinet finishes. A oak style, the dark wood style and a white lacquer. There also was three countertop choices. A "river wine granite", "black absolute granite" and "carrara marble". Plus the developer will soon be offering custom design packages so each unit can have a very unique look if the owner so wishes,

This is what life looks like in Miami with an ample balcony. It is unlike anyplace in this country. Notice how I managed to cover up the terra cotta terror. This is the 33rd floor of Murano grande, I know that is south beach, but 900 will have an equally amazing view, especially with Museum Park across the street

At MB, it's the 08 line....and it's 599 per square foot...sq. footage under air is 1334. Higher price per square foot than 900, but it's the premium unit with walls of glass in all rooms and all views toward the east
At 900, its the C line, at 525 per square foot.... sq. footage is 1712, 2 beds plus den....master and living room face east, 2nd bed and den face west
What are your feeling about either building??

When it comes to living and reselling, does being on the 47th floor seem a bit intimidating? Anyone have any experience with living that high, and how do you feel this height would resell versus being a little lower???

Anyone have any experience with living that high, and how do you feel this height would resell versus being a little lower??? Sorry, I didn't get what you were saying wiht the per sq ft. $599 for a premium unit on a high floor makes much more sense.
How high is too high? Mostly personal preference.
I like to LIVE where I could be sitting in the back of an apartment (or open the door) and see as much water as sky. When you are really high, you open the door and see nothing but sky. It's personal preference.
I've met people that have to be higher up than everyone for their ego's sake!
The market suggests a premium for every floor up...in luxury buildings that premium can be as much as $10k per floor.
I happened to BUY on the 43rd floor because the cost was only 23k more than the 20th floor, which would have been my optimum living floor. This was a weird arb. play:)
Oh yeah...go with 900 Biscayne...Revuelta is great...

Yet another very special quality about Revuelta buildings is his commitment to floor thru units. This is one of the best the things about any unit. Oh my God, In studying the floor plan it is also GREAT to have a window in the bedroom 2 bathroom, and the third bath looks like it has floor to ceiling, wall to wall windows, but your so high you still have privacy. Being able to look out the window as you shower, and have natural light in the bath room, is fantastic. Closest thing you can get to an outdoor shower. There's nothing worse than a bathroom that feels like solitary confinement. Revuelta always pays close attention to these details. It's true luxury living. Can I come and photograph it when you move in?

Hey 900 I thought you were to be in the mid 30's, that why I posted the 33rd floor of Murano, at least you can get a height relationship. 36 is good and high, you'll see everything!

Hey, great pic. Love it!!!! I got the B2 unit, its one bedroom plus den and 10 foot balcony. I also like the 10 ft. ceilings. Wanted a larger unit but the maint. fees get crazy. My thinking was: with so many great public rooms and the resort like pools and grounds, I could get away with a smaller unit.

Cool 900, That unit is beautiful, so if you're interested, and i don't know how modern you want to go, but whenever I see that floor plan I want to replace the wall between the lr and bedroom with a wall of glass, that is sandblasted to six feet so the bedroom still has full privacy, and clear for the remaining four feet so that visually both the lr and bedroom feel huge. If the window treatment were the same in both rooms (ie floor to ceiling wall to wall white shears) that would unify the visual experience, and if there was say a large wide shallow mobile hanging in the bedroom it would pull the visual event from the lr into the master br. With that one gesture I have always thought you could elevate the architectural interest so high. It is what I want to do when I buy an older much cheaper 1 bdroom to make it as cool as 900 or any of the new buildings. The balcony is incredible, 25x10 is beautiful, (my whole apt in NY is 22x12). Big enough for luxurious outdoor dining AND an outdoor bed, or an outdoor living room. It's gonna be great. If you need an interior designer, let me know. :)

That is right! It's a good look and I'm doing it with a humble Flamingo 1 bdrm. To take it small step further, the glass wall is going to be four glass panels on a track that can be retracted from the exterior wall back into a pocket and disappear.
With the panels closed there is privacy, but as this apartment is for entertaining, it will make the "dancefloor" that much larger when open.

Hey 900, I live a few blocks away from 900. 900 Biscayne is one of my favorite buildings. You purchased in an amazing property!

I took this photo at about 400 feet above 900 Biscayne. So, this is abuot the 40th floor, not not much higher than your unit!

According to my calculations, it looks like 900 is on the 43rd floor. Where the large front opening starts that is the 17th floor. :banana:

There is nothing green about these buildings other than the $$$ to build them. Miami is not a very green city, with virtually no recycling, its not like the NE or California.

Driving on I-395/Macarthur Causeway, the Wall (and most notably Marquis) look much closer to the road. I guess the picture from Watson Island is the way Marquis should be marketed: it leads naive people to believe there's no 8-lane highway directly next to their building. COOL illusion!

Wasn't there a plan or a charrette to bury I-395 underground between I-95 and the causeway? That would do wonders for improving foot traffic along Biscayne and west of it. And think about all the additional leaseable acres it would bring. I mean, hasn't "The Big Dig" worked for Boston and Portland, OR?

For now, we'll just have to be satisfied with the Biscayne Blvd. realignment, along with the tunnel, some new landscaping, a new performing arts center, perhaps a new baseball stadium and some new art museums and maybe a streetcar. But when will we see some REAL action in Park West?!

I know the Port tunnel is not being built in Park West so my post was a bit confusing. My point was that Park West is going to benefit the most from that development and several other projects worth billions of dollars. Those who buy at Marquis will have to deal with the minor issue of I-395 being so close but will also benefit from all of the other improvements. Also, with the amount of money being thrown around Park West, I'm sure this project (the 395 submersion) will eventually see the light of day but I wouldn't expect it to happen any time soon. Also, I don't know if it was already posted somewhere but Bizjournal.com (http://southflorida.bizjournals.com/southflorida/stories/2007/03/05/daily5.html?surround=lfn) reported that FDOT just got proposals from contractors for the tunnel.

i believe owners got a letter and had a meeting about cielings being only 9 feet which if you consider -1 foot per floor that would knock off 65 feet off the total.....

Here are the actual specs from the sales contract book for 900. The book is over one inch thick and is the legal description of the project.
Height 650 feet from ground to top of building. This does not include the wavy decoration at the top. 63 floors plus one extra floor for mech. space. (floor numbers, not actual floors)
10 high ceilings. No 2nd, 13th or 16th floors.

what will be taller when finished 900 or Marquis?

Well if 900 is only 649 feet tall then Marquis will be as it is supposed to be 679 feet tall, but who knows how tall 900 will be. Regardless they will both tower over 10.:banana:

With the decoration on top, 900 Biscayne will be slightly taller than Marquis....but they both will be taller than 10 Museum Park and MarinaBlue.

Hey Downtowner. It is a lovely day - but 20 mph winds are too much for my little 17oz aircraft! I will be out there as soon as I can.

Its too windy out there, Its dangerous for model flying and taking pictures 600 feet up at the same time.:cheers:

p.s. JAMES, your plane could end up on the 49th floor of the 900 Biscayne Tower with no windows there as of Today !!!
Its that high now as Markes, still has 15 floors to go !!!

900 looks to have just past Marinablue in height...:banana: just a few feet away and it will catchup and pass Bank of America tower to become the third largest tower in Florida!!!!:applause: :cheers1: :tyty: :bow: :banana2:

There were diggers in the central reservations this morning, so it looks like they're working on it. I can't wait until it gets green down there, it's so dusty and concretey at the moment. They've completed that exit to Biscayne from 836 now, I think, or there may be one extra layer of tarmac to go on top.

Have you been given any updates on completion for 900?
