^^^ one of the more underappreciated developments going up

Hardly. I think it's safe to see that all of us in the forums really like this building - it might seem to be under-appreciated because there has been no drama associated with it unlike some other projects (block 37, chicago spire, mandarin oriental). It's just been a very straightforward process with this one, from development, design, to construction.

I can assure you almost NO ONE who isn't interested in development or wandering around on sites like these has the slightest idea this thing is going up. I love how it's right on the river, and so close to the brown/purple line tracks. I think it's going to be fun when people on the train are hovering so close to this thing when it really starts to climb and shimmer right in front of you. I bet it's going to surprise a lot of people.

It's certainly unappreciated in Chicago. Then again, most everything except for Trump is in that boat. Most people have never heard of Waterview whatsoever. That's another one that's going to start stunning people vacantly staring out their train windows or walking along Chi River bridges.

It does not appear that the area around the core is being excavated anywhere near the depth of WT. Does anyone know if this a function of the height of the building, the proximity of the water table or simply a function of the developer's intended use of the space?

BTW, thanks again for the great pics!

I think the reason being that there will be a terraced, river-walk area pretty close to the river, which will be paved-over; that is why the building footprint is set back from the river's edge and why they are not drilling down as deeply as compared to Waterview Tower.

Maybe someone can clarify.. What is the purpose of those dozens and dozens of metal pipes going into the core? Same thing with the Waterview. Hard to imagine that they all are sewer lines etc. Do they keep the walls up or something?

Those are called "rakers." They serve to support the outside walls of the excavated site and are only temporary.

Why do they build so many floors of the core before they pour the usable space of the floor, whatever you call that.

The core needs to have a head start on the rest of the floorplate for a couple of different reasons: a) there needs to be room for the hydraulic formwork system to work its magic - not to mention there just needs to be room for the formwork in general (usually requires 2 to 3 stories), b) since the core typically provides most of the building's lateral stability, the core must sufficiently cure before it can be expected to provide any usable strength.

Reading this I realized that this puppy being an office building will be steel frame construction instead of concrete as we have seen with most of the buildings currently under construction i.e. Trump, OMP, and so on. This means that it will rise fast since they don't have to pour floor plates. :banana:
I suppose the same is going to be true for 353 N. Clark and 155 N. Wacker.
Will it rise faster than 108 N. State?

Now thats like comparing apples and oranges. Regardless of what materials may be used, a 60- story building will not rise as fast as a 17 story one.

It is 1:00am, and from my south-facing apartment on the 33rd floor at 1133 N dearborn, I observe two (at least) huge, very bright spotlights on at 300 North LaSalle. Does this mean that construction work is likely to be going on at this hour? If not, what would be some of the reasons for the lights, as I have never seen them before? For the record, I am very confident that I would have noticed them if they had previously been used...

Also, I am curious if anyone on the forum has an opinion on a general 'completion percentage' for a building once caissons are drilled. In other words, once caissons are drilled for a particular building, is it safe to say that it is more than 95% likely that building will be completed, or merely 80%, or even less?

Thanks a lot, and let me just say that I am very, very grateful for this website and all its participants (especially Spyguy with all the renderings). I really don't know how I got by on only Emporis for all that time.

It's fairly standard for tower cranes to have huge spotlights that stay on all night long. I have had my condo in MPTower3 lit up like noon when Sky55 was being built. As they get higher it should be out of your view. Given that there are 2 cranes on the site I would bet you that this is the source.

I would say that caisson drilling indicates about a 95-99% chance of the tower being completed. I can only think of one tower in recent memory in Chicago that stopped construction of any lengthy period of time (one of the River East Center pieces of shit). Even that was completed after an 18-24 month stoppage, however.

Our firm receives periodic updates on the building progress, since we're the anchor tenant. I have no idea where that shot was taken, but our internal communications calls it a "mock-up", so I'm guessing that's exactly what we'll be seeing in a couple months.

In all likelihood, that mockup is at the glazing manufacturer's facility. Undergoing testing for leaks, visibility, quality control, etc.

It's certainly not at the jobsite; you can see a tree behind the scaffolding, and I don't think there's a tree within a 1/2 mile of 300 N. LaSalle.

I also scrutinized the site, and I didn't see any glass.

this is what im worried about. I am 27 years old and make a decent salary fixing servers. I cant afford a big pay cut for many years.

Be prepared for horrible weather, grueling work, and dangerous conditions on a daily basis. But most of all, be prepared for kickass views and the biggest sense of accomplishment you can ever feel.sounds crazy but this is exactly why I want to do this. I spoke to the local office and a test is coming up in april. pay is actually pretty good. he also said its highly competitive to get in but I am a good candidate. I'll update you next year! :)

yea me too. I stood on the roof of that trying to get a view of the sox world series parade in 05. the 3 story concrete structure soared over the people standing on the street. the way the parking lines where drawn on the ground, truly a masterpiece. the rusting parking sign, the crumbling walls, the exposed rebar. I'm still very devastated to see it go. I really cant believe people would rather see a 60 story glass and steel structure.

I wrote several letter to the city trying to give this landmark status to no avail. Chicago you really blew it this time. :ohno:

The Waterview is to the west directly across Clark St from the Donnelly building. 300 N LaSalle is across the river and one block to the west of the Waterview.

Yes, there is a LOT of tall building work going on all along the east-west part of the river - it really is turning into one of the World's premiere urban 'canyons'.

yes, I think it will. you will be able to see it clearly from the west I believe. it will also greatly add to the river canyon effect. this will be a big one.

I've heard that the facade basically floats on rails to allow the building to flex without disturbing the exterior. Well, to use the term "float" isn't entirely accurate. The curtain wall is either clipped onto the floor slab (using a cast-in bracket system) or suspended from armatures that originate at the slab (this, of course, all depends on the particular building). The facade can be thought of as independent, in some sense, from the rest of the tower, but, the two are still closely linked. When you're only spanning a distance of 10-15' (as a typical curtain panel would span, vertically) the amount of thermal expansion and contraction is quite small and easily handled by the installation of a gasket or by the caulking used to provide the weather-tight seals between the individual panels.

Progress on the riverfront plaza. The material they're using is a drab tan color (aka Grand Plaza), and I think it looks awkward with the rest of the building in glass and steel. This building totally took me by surprise. I noticed it a while ago coming out of the ground, but had no idea it was going to be this tall. The core appeared maybe 100-200' smaller than Trump and from what I read here there are 20 more floors?

While this is a vast, vast improvement over the dilapidated parking garage that used to occupy this site, I'm a little disappointed in the end result.

Unlike the Trump, where the reality far outstripped the medicore rendering, this one looks much less impressive than what I thought looked like a very promising rendering. And the sand colored cladding they are placing on the riverside plaza looks very cheap; it's a jarring contrast with the more classical look of the rest of the riverside spaces.

I really like the height, though.

I drove past a few days ago, and I must say that this is a beautiful building. It's really fitting to have on the river, too. And hydro, where did you shoot that last picture of yours from?

Does anyone have any info on the status of LEED certification?
I know they were shooting for Gold, and had gotten the building pre-certified (presumably under CS).

Just wondering if they have gone through post-construction commissioning, or if it's still too soon for that.

WOW! All those pictures are amazing. I didn't know it was open already.

I really love this tower, but maybe more because I use the Merch Mart Brown Line every day and followed this building along every step.

Those are really great details on the outside of the building. I wish my company had a cafeteria with views like that. I can't wait for the plaza's trees to mature a bit and see what it looks like then.
