Yeah..it is near to the Kampung Bharu muslim cemetary. So basically, anyone who happen to buy the unit facing that side will see the panoramic view of Kampung Bharu and the graveyard as well :D
So far...no information about the project next to Concorde ;)

And where are the kampung people going to go? I don't think they going to move from that land that easy.
baqthier May 12th, 2004, 10:13 AM No idea. But maybe at least gov't can subsidise them to improve their houses?
THT-United May 13th, 2004, 12:06 PM Wah lau, houses just side-by-side with the hoarding and construction site!
How are the ppl living there going to do anything in daytime, when the piling commences?

szehoong May 20th, 2004, 05:01 PM Then...it should be demolised long time ago...why the relevant authority didn't do anything about it :?
Relocating squatters ain't easy. That explains why sometimes roadworks got delayed ;)
Although they are illegal.....the govt can't just forcefully take away these 'homes'. Yea...these are dwellings with people in it and of course being the govt, they have to put the people's welfare the top priority. ;)
Sufficient time had to be given and affordable govt houses had to be built before the squatters are convinced enuf to move out. This is what happening now at Kampung Brunei which the govt is building a highway thru it :)

Kevinkhoo1986 May 21st, 2004, 07:58 AM a lot of slums behind it

szehoong May 23rd, 2004, 03:56 PM Hmm...which section of that highway that actually cut thru that Kampung :?
If I am not mistaken, the highway starts from there. That means you could drive all the way to Putrajaya (and the southern part of KL) all the way directly from Bukit Bintang without getting stuck with the horrendous traffic ( esp on Saturdays  )
....the 'central' part of this tunnel and perhaps the most famous part is the SMART tunnel ;)
ZaHiRnYa??? May 24th, 2004, 01:48 AM You mean the highway actually start from Bulatan Kampung Pandan then. If that is so, it does not cut thru that kampung la....
szehoong May 25th, 2004, 03:34 PM You mean the highway actually start from Bulatan Kampung Pandan then. If that is so, it does not cut thru that kampung la....
no....no......the highway starts from Kampung Brunei and it definitely cuts thru it but I am not too sure of its actual alignment. But I can be quite sure it cuts thru the place ;)
Kampung Pandan roundabout is the 'entrance' to the SMART tunnel and the tunnel is just part of the highway :)
ZaHiRnYa??? May 26th, 2004, 04:55 AM Why they like to make all this confusion in developing something so simple :?
tomkat May 26th, 2004, 05:06 AM no....no......the highway starts from Kampung Brunei and it definitely cuts thru it but I am not too sure of its actual alignment. But I can be quite sure it cuts thru the place ;)

Tan & Tan offering wider product range
BY ANGIE NG
TAN & Tan Developments Bhd will be making bigger waves in the local property market with a broader range of products to enhance its position as a leading lifestyle developer in the country.
The company, which was taken private in May 2002 following a merger with IGB Corp, is now the IGB group's property development subsidiary. Its listed status was taken over by Gold IS Bhd, headed by Tan Lei Cheng, who used to head the property company.
According to Tan & Tan marketing and sales director K.C. Chong, the transfer of all the group's property assets and projects under Tan & Tan has created a stronger property entity and higher growth potential for the group's property division.
“The quality of our land bank and property projects has improved tremendously, and the Tan & Tan brand also received a shot in the arm,” Chong told StarBiz in an interview.
A lifestyle developer since 1972, the company aims to build on its reputation as one of the leading players in the residential property sector through innovative lifestyle properties that are fast catching up among the more discerning customers.
Riding on stronger demand for residential properties, Tan & Tan has lined up various projects that meet the lifestyles of a broad spectrum of the population.
The current flagship projects are mainly gated and guarded lifestyle residential enclaves in the Klang Valley such as Sierramas West, Sri Bukit Persekutuan and Tanamera.
The latest launch was for the Damai 33 exclusive townhouse development on 0.6 acre along Jalan Damai, off Jalan Ampang, Kuala Lumpur. The eight three-storey houses with built-up of about 5,000 sq ft are priced from RM2.25mil each.
This is a very niche development to cater to those who like the convenience of city life, yet still want to enjoy the luxury of gated living.
Another project to look out for is a luxury condominium development in the highly sought-after KLCC vicinity. The two-acre plot on Jalan Stonor will showcase very high-end condominium units to be launched later this year. Another landmark super-class condominium development will be located near The Renaissance Kuala Lumpur.

Greg January 11th, 2005, 06:20 PM There is more happening in this area.
Extract from Property Times:
According to TSI’s group managing director Lim Seng Kok: “If you have the landbank and are not over-geared, property development is pretty much a safe bet.” And insofar as TSI is concerned, its ownership of well-located land in Kuala Lumpur acquired over the years makes property development an obvious business to diversify into.
The company weathered the 1997 financial crisis well and managed to remain profitable due to its wide scope of activities ranging from specialist contracting to marketing, engineering works and other businesses undertaken by its associate companies. Due to its financial strength, the group comprising 34 companies acquired land in good locations, thus laying the groundwork for diversification into property development.
Developments slated for launch include a RM160 million project comprising 690 apartments and 74 shoplots in the vicinity of its Vila Tropika in Jalan Pudu Ulu in KL. Another project is a pair of 42-storey service suite and apartment buildings opposite its office in Wisma Denmark.
“We are now waiting for approval for this project. The demand is there,” he said.

nazrey February 19th, 2005, 08:03 PM Tan & Tan sees RM270mil sales for condo project
Friday, February 18, 2005
TAN & TAN Development Bhd, a wholly-owned subsidiary of IGB Corp Bhd, expects its newly launched high-end condominium project, Cendana on Sultan Ismail in Kuala Lumpur, to generate RM270mil in gross sales.
Currently some 40% of the units have been sold, and the company expects the rest to be taken up soon, marketing and sales director K.C. Chong told a press conference in Kuala Lumpur yesterday.
Cendana on Sultan Ismail, a 45-storey condominium block located behind the Renaissance hotel, offers 144 units comprising 2,131 sq ft two-bedroom units to 7,986 sq ft five-bedroom duplex units. Prices range from RM1.2mil to RM3mil, at RM500 to RM630 per sq ft.
Services, such as cleaning, laundry, catering and concierge; are available on a on-demand basis.
''These services differentiate us from our competitors,'' Chong said.

Greg March 24th, 2005, 12:49 PM Hm, I stayed at this hotel but can't remember the carpark. Asso does not have grass on the roof.

But for a landmark design.....I think that would go to Norman Foster's The Troika which is also nearby The Binjai :)

What comes complete with bedrooms, living rooms, laundry rooms, kitchens, stylish bathrooms, recreational amenities, gym, business services, state-of-the-art telecommunications and security services, and staff ready to wait on you hand and foot? At the same time, it provides easy access to shopping districts and entertainment and have concierges that are always on duty, and offers all the amenities of home (and more).
It is Cendana on Sultan Ismail, a new fully residential luxury condominium where residents will have special privileges including exclusive access to hotel amenities such as housekeeping, laundry, 24-hour room service, dining and catering privileges, and the like.
“Planning to host a dinner for ten at home? Give the catering manager a call. Need a business suit dry cleaned urgently? Not a problem. What about that ad-hoc meeting with the business associate who has just flown in? There’s always the business centre next door,” reads the sales brochure.
5-star hotel services and amenities
Located at the junction of Jalan Ampang and Jalan Sultan Ismail, Cendana on Sultan Ismail is linked to the 5-Star Renaissance Kuala Lumpur Hotel via a sky bridge (at the sixth floor) to the hotel’s swimming pool deck level, which serves as a convenient access to the hotel’s services and amenities. In addition to the restaurant, coffee house, bar/cocktail lounge, and recreational facilities such as a swimming pool, tennis court, health centre, and discotheque, the luxury hotel further offers residents access to business-related services. These include conference/function rooms, banquet hall, business centre, car rental/limousine service, a shopping arcade, and a hairdressing/beauty salon.
Walk-in rates for the 400-room Renaissance Kuala Lumpur start from RM 595 per night for the standard rooms, while the rates for the adjacent 520-room New World Hotel (also managed by the same hotel operator) are from RM520. At such rates, guests will have to fork out at least RM 15,000 a month for a room in any one of the hotels. Both hotels enjoy high occupancies which currently average around 80 percent - reaching 100 percent during peak seasons.
Cendana will also have its own private spaces and facilities – a 24-metre lap pool and children’s wading pool, open air terraces and walkways set against a backdrop of landscaped gardens, function rooms for private entertainment, a fully-equipped gymnasium with a sauna and spa, and a children’s play yard. Residents get two parking bays each (penthouse residents will have three) at the eight-storey car park levels which are monitored round-the-clock by its security force. Or they can choose to leave their fancy cars behind and hop onto the monorail train at the Bukit Nanas Monorail Station across Jalan Sultan Ismail.
With high net-worth individuals as its target owners and residents who are ultra-discerning about what they buy, the developer Tan & Tan Developments Bhd set high standards for the design trio: a Malaysian architect, a Singaporean interior designer, and an Indonesian landscape architect. The result – a new landmark for Kuala Lumpur’s prime downtown location that will raise the bar for the city’s luxury condominium market.
Value-added components
Standing at 45-storeys, Cendana’s form assumes the shape of a wankel radial engine and is deliberately convexed on all three sides to create a 360o view of its surrounds – as an eagle would experience from its eyrie. Full-height glass windows and glass-panelled balconies in addition to careful juxtapositioning of interior partitions, are amongst the design criteria to ensure unobstructed views from the bedrooms, bathrooms, and lounge.
Specially designed sunken bath with full glass glazing in the master en-suite bathroom, a unique window opening between the bath and the master room, and sliding doors separating the family room from the lounge, are amongst some of the design features packaged in the Cendana apartment. The larger four bedroom apartments have exceptionally spacious entertainment areas at the lounge, dining, and balconies, in addition to an intimate breakfast nook adjacent to the kitchen.
The three five-bedroom duplexes and the sole penthouse at the topmost four levels of the apartment tower are conceived as “bungalows in the sky” – each with its own private pool beside the lounge, an entry foyer with courtyard reflective pond, and separate AV room for family home entertainment.
Along with such sheer luxury comes hefty price tags too (so budget purchasers need not apply). These homes are on the market for prices starting from RM1.24million – naturally, this applies to the smallest of the lot : the two-bedroom apartments (2,131sf – 2,195 sf). The three-bedroom units (2,411 sf – 2615 sf) cost as much as RM 1.68 million, while the four-bedroom ones (4,488 sf – 5,091 sf) are between RM 2.76 million and RM 3.21 million.
Not the priciest in Kuala Lumpur
Anyone scrapping together the cash should be aware that the sleek duplexes (7,771 sf – 7,986 sf) and penthouse (13,110 sf) have price tags of between RM 4.86 million and RM 7.56 million. Plus a chunky monthly service charge of at least RM 2,331 for the super-sized duplexes and almost RM4,000 for the penthouse (based on RM 0.30 psf). By New York’s standards though, this is peanuts – this United States city’s most expensive apartment of 10,997 square feet with a price tag of RM 266 million, is billed a whopping RM 182,000 service charge a month!
In Kuala Lumpur, the rise in real estate prices has been felt throughout the luxury homes market especially – but Cendana’s apartment at around RM 580 per square foot aren’t the priciest. The record price for a Kuala Lumpur apartment was set last year when KLCC Holdings Berhad announced its RM1,000 price tag for The Binjai located on the grounds of KLCC.
With the Kuala Lumpur luxury apartment industry growing intensely competitive, developers really don’t have much choice but to offer value-added components in addition to competitive pricing.
Cendana’s innovative new services – being positioned as an attractive alternative to other accommodation options while enjoying the comfort and privacy of a home with the services and facilities of a hotel – will help it stand out from the competition.

Greg October 20th, 2005, 12:19 PM A fire in Kampung Cendana, Kuala Lumpur. About 80 houses were destroyed in this fire before it was brought under control. Fires of this type, usually started by electrical faults, occur several times a year in kampungs around the city - sometimes destroying up to 200 homes.

We are already so lacking in heritage houses in KL esp along Jalan Ampang which used to be dotted with large colonial mansions. The only ones that could still be found are The Bok House, MATIC and the Pakistani High Commission. If this is gone then we are left with only 2 :ohno:
Suggestions to demolished it and building a new building is so so WRONG! We already loses gems like Cheong Yoke Choy mansion to Berjaya Times Sq when the original mansion is kinda far from the construction site and it could have been preserved. Instead, an ugly sales office are built on its site!

Greg September 12th, 2006, 07:59 AM eh isnt this grave yard land??? i heard only foreigner who dont know have bought unit....ouch! :bash:
I didn't know it was a former graveyard. I thought it was formally Kampung Cendana.
szehoong September 12th, 2006, 09:47 AM I didn't know it was a former graveyard. I thought it was formally Kampung Cendana.
Dun worry Greg....it was formerly Kampung Cendana  The Kampung Baru Cemetery is next door and are often mistaken for Cendana's location ;)
staccato September 13th, 2006, 05:06 AM dunno about that - no one except the original builders who clear the land knows boundary of kampung cendana and the graves... still living next to grave yard or on top of graveyard still same thing - dunno man quite superstitious one la me.
i know a lot of foreigner were not told.
ZaHiRnYa??? September 13th, 2006, 06:00 AM its not part of the graveyard at all :) it might be nearby, but the perimeter of the graveyard was clearly remain as it was since they open it in the 70's. the graveyard area was never increase in size.
woofmy September 13th, 2006, 07:34 AM Dun worry Greg....it was formerly Kampung Cendana  The Kampung Baru Cemetery is next door and are often mistaken for Cendana's location ;)
where graveyard or not, that's not important... whether you like the place is more important... other words, when you first enter the unit... do you find good (good vibes)? I know some places... even not a former graveyard... you dun get the good vibes when you first enter
ZaHiRnYa??? September 13th, 2006, 08:33 AM so true...that is the most important thing to be consider too :)
Yee Haa September 13th, 2006, 08:48 AM Local definately won't buy le..foreigner mana tau!
ZaHiRnYa??? September 13th, 2006, 09:39 AM got local buy what ;)
staccato September 14th, 2006, 10:47 AM hey ya you ken feel comfort when you enter, but if you want to sell or rent out later on how? just have smaller group of people when you say next to graveyard even if they dont see they aledi cabut. of course some local buy even when they know because price quite cheap and the salesman try to hantam all other more expensive developemen not next to gravesite la. when buyer take the key and complain about location the company say agent already fired so cannot complain. but end of day all personal wat. if you comfort stay next to grave site then ok la - when time come to sell or rent different story
ZaHiRnYa??? September 15th, 2006, 06:25 AM agreed with u. i think they definitely give it a long consideration about that too :)
